With the summer solstice barely out of the gate, it’s hard to believe that the days will now be getting shorter — by approximately a minute each day, depending on where you live. You’ll likely only really notice the shorter days by October. Until then, take comfort in the dog days of summer, which this year falls between July 3 and August 11. That is when we have our warmest days, so there is plenty of time to get outside and enjoy it all — including lots of daylight to find your new home.
If you’re new to the home-hunting game, then you may have some questions about how to qualify for a mortgage. In this issue, we have two industry experts who dish up some sound advice for future homebuyers. On page 14, Alisa Aragon-Lloyd explains the impact of the Bank of Canada’s recent lowering of the overnight lending rate and the difference between a variable mortgage and an adjustable-rate mortgage. A LAID-BACK VIBE
A quiet, pretty pocket of Burnaby, this small neighbourhood is located between Lougheed Highway in the south, Hastings St. in the north, Springer Ave. in the east and Willingdon Ave. in the west. It’s a place of condos, modest homes, pleasant parks and friendly folks, and the stretch of Hastings St. offers small-business shopping at its best, from bakeries to ramen.
LIFESTYLE
It’s the best of both worlds in Brentwood: You’ve got a mellow residential area bordered on the north
by a nearly corporate-free shopping district. The houses are older—i.e. better looking—and quite compact, with cozy cul-de-sacs here and there. The southern boundary consists of Brentwood Town Centre, which is balanced by the presence of a Skytrain station in the same spot.
THE VIBE
Laid back is the best expression to sum up Brentwood: There’s very little noise north of the town centre, and the mood is sedate. It’s a nice walk to the commercial district on Hastings, where there are lots of places to
chill—and chilling is what you’ll see on a sunny day, with legions of residents enjoying coffee and biscotti outside cafes or ambling leisurely through a grocery trip.
MEET THE NEIGHBOURS
According to the City of Burnaby’s neighbourhood profiles, this is a relatively young community, with the largest age bracket being 20-44. Second in the age stats is the 45-64 bracket. The area is ethnically diverse, with nearly half the population consisting of immigrants. It’s a middle-class neighbourhood, with
families housed in neat condos and little one-level homes.
IN THE AREA
Brentwood Park is a spacious, lush area for a stroll with the dog or fun with the kids; you might happen on some Tai Chi exercising as well. Adjoining it is Brentwood Preschool, and nearby are three places of worship: The Sanctuary, Holy Cross Church and Brentwood Park Alliance Church. Other amenities in the neighbourhood include Beecher Park and Alpha Secondary School.
PLANES, TRAINS & AUTOMOBILES
Lougheed Highway at the south is a major thoroughfare, but Hastings St. up top, while a main street, is quite mellow in terms of traffic,
and Willingdon Ave. isn’t very busy either. Together, the bordering roads provide great transportation in and out of the neighbourhood. Public transportation is great, with multiple bus lines on Willingdon and Hastings and the Brentwood Town Centre Skytrain Station. Bike options are not great.
THE GOOD, THE BAD & THE REST
What’s not to like? With two commercial centres at opposite ends and nothing but peace and quiet in between, it makes for the perfect environment for families. And hey, if the suburbs are too quiet for you, the Skytrain will whisk you into Vancouver. The minus column is pretty empty, but one item in it is the relative lack of proper sidewalks.

VARIABLE AND ADJUSTABLE-RATE MORTGAGE
On June 5, the Bank of Canada finally lowered their overnight lending rate by 0.25 per cent, from 5 per cent to 4.75 per cent. This means that most lenders have dropped their prime rate by 0.25 per cent to 6.95 per cent. It
has been four years since the Bank of Canada has reduced interest rates.
CRUNCHING THE NUMBERS
For every $100,000 on your mortgage, the interest cost will decrease by about $14 per month. This will depend on the rate and amortization period that you have. For lines of credit, the decrease is about $21 per $100,000.
While it is commonly known that there are two types of mortgages —
fixed rate and variable rate — most people are not aware that there are two types of mortgages where the interest rate can change depending on the lender’s prime rate. These are known as variable and adjustablerate mortgages.
THE DIFFERENCES BETWEEN VARIABLE AND ADJUSTABLERATE MORTGAGES
• Adjustable-rate mortgage (ARM or floating rate):
ALISA ARAGON-LLOYDIn this case, your mortgage payments will automatically adjust based on your lender’s prime rate to ensure that you maintain your original amortization schedule of your mortgage (the number of years that it will take to pay off your mortgage).
When the Bank of Canada makes any changes to its overnight key lending rate, it affects your lender’s prime rate, which in turn affects the changes in your interest rate.
This means that when the prime rate increases, your mortgage payments increase, and if the prime rate decreases, your mortgage payments will decrease.
• Variable rate mortgage (VRM):
The biggest difference between a variable and an adjustable mortgage is that your payments will remain the same regardless of what happens to your lender’s prime rate during the term of your mortgage.
If the prime rate increases, your payments will not change, yet you will be paying more interest and less principal. If the prime rate decreases, you will be paying more principal and less interest.
However, it is important to be aware that your amortization period maybe longer if interest rates (prime rate) increases or shorter if prime rate decreases.
COMMONALITIES BETWEEN VARIABLE AND ADJUSTABLERATE MORTGAGES
With both types of mortgages, if you choose to pay out your mortgage early, your penalty will only be a three-month interest penalty.
You can also lock your variable or adjustable mortgage into a fixed rate at any time during the term without paying a penalty. However, you will need to lock into a longer term compared to what your current term is. For example, if you have three years and five months left of your term, you will need to lock into a four year or higher term. If you do choose to lock in, you must be aware
that you will be subject to much higher penalties.
WHAT’S AHEAD
There are four more policy decision meetings before the end of this year. The economists think that we will see at least three more quarter-point cuts this year. The next Bank of Canada announcement is on July 24. If you are not sure whether to go with a variable/adjustable rate or a fixed rate, talk to a mortgage expert and they will help you find the best option for your individual needs.

If you’re Canadian and you own and operate a business, you might be wondering if it’s possible for you to
get a mortgage. While many selfemployed people believe this is out of reach, the answer is yes. However, there are some additional details that you need to know to make this process as seamless as possible. Most traditional banks are harder on self-employed individuals because they do not understand the
unique needs of these borrowers. Many mortgage brokers collaborate with a variety of banks and lenders so they are able to serve all Canadians, regardless of their circumstances, including those who are entrepreneurs, run their own businesses, or are just selfemployed in the industry within
which they work. Despite common misconceptions, there are a set of things self-employed Canadians can do to make qualifying for a mortgage a doable, stress-free process.
1. GET YOUR DOCUMENTS IN ORDER
If you’re self-employed, being organized and prepared is crucial to proving your eligibility for a mortgage. All mortgage applicants need to provide basic documentation, such as proof of ID, a T1 General, T4, Notice of Assessment, pay stubs and a credit report. However, if you’re self-employed, some additional documents are necessary to demonstrate the legitimacy of your business and that your income
is stable. Having these documents ready can streamline the mortgage approval process and improve your overall chances of getting approved. Having these documents in order will demonstrate to lenders that you are a reliable borrower.
• Proof of self-employment: Provide your business registration and/or articles of incorporation to establish the legal status of your business.
• Additional tax documents: If applicable, provide T4A slips that show income earned and any deductions for the year.
• Business and financial statements: Prepare profit and loss statements, income statements, and balance sheets for the past two years.
• Bank statements: Submit recent personal and business bank statements to showcase cash flow and account balances.
• Client contracts and invoices: Include contracts with clients and recent invoices to demonstrate ongoing or future income.
2. VERIFY YOUR INCOME FOR A MINIMUM OF TWO YEARS
One of the biggest challenges for self-employed individuals is proving to lenders that they have a stable source of income. Typically, lenders require at least two to three years of tax and income documents outlined above and will often assess your eligibility based on the lowest income year if they notice that your income fluctuates from one year to the next. If your earnings vary from year to year, this can significantly limit borrowing potential. Look for a mortgage advisor who works with lenders who offer “stated income” programs, helping borrowers apply for a mortgage without traditional income verification methods to maximize their home affordability.

KEEP A STRONG CREDIT SCORE
When you’re self-employed, lenders often have higher expectations,
since self-employed income is often perceived as less predictable. To meet and exceed these expectations, it’s crucial for self-employed borrowers to maintain a strong credit score by keeping debt low and making any and all payments on time. It is also advisable to regularly monitor your credit report for errors and address any discrepancies promptly to improve your creditworthiness. Keeping a strong credit score can help mitigate some of the uncertainties associated with fluctuating income and enhance your eligibility in the eyes of lenders.
4. SHOP AROUND
Many self-employed Canadians get discouraged if they get turned down by their bank and don’t meet their lending criteria, which often leads them to believing they will never qualify for a mortgage. Shopping around with brokers, or a company that works with multiple lenders, is a great way to not only determine which lenders will approve you, but also what your best options are for rates and features.
If you’re self-employed, there is no reason to be discouraged from applying for a mortgage and buying your dream home. With the right preparation, documentation and team of dedicated mortgage advisors, you can be well-positioned to navigate the mortgage approval process and get the best mortgage that fits your circumstances.

TO HELP YOU your STEP OUTSIDE DECOR BOX
by LISA ROGERSMost homeowners are a little nervous to stretch their design muscles, so they tend to play it safe and predictable when decorating their homes. That ends up looking cookie-cutter boring, and it’s also not how most of us live.
To avoid that bland department store look, it’s important to inject your home with your personality, and that means layering in the things you have collected and that hold meaning for you. It requires keeping a spirit of adventure and an open mind about what goes with what, banishing the notion that things need to match and aiming for consistency instead.
Here’s some insight on what you should know before layering in an eclectic mix of styles and eras:
1| Every room needs a focal point. I like my rooms to have an 85-15 mix – 85 per cent of your preferred style whether that’s modern, transitional, art deco or traditional and 15 per cent of a different style or era. The contrast adds interest but also a focal point for each room. My own decor is contemporary, but I have a large French armoire in the kitchen, an Art Deco coffee table in the living room, and a pair of 1940s armchairs in the den. The pieces work because they are of similar scale and proportion. Small rooms can take one focal point, larger rooms possibly two, but the more focal points a room has, the less impact each piece will have.
2| Because this style requires blending strong pieces, keep the canvas – walls, floors, windows – simple. And when you’re working with such strong statement pieces, you need to create breathing space with simple, classic furnishings.
3| Make connections between pieces using scale (the size of a piece) and proportion (how chunky or delicate). So, a massive 19th century dining table will work better with equally substantial chairs, something like midcentury modern rather than tiny gilt chairs from the same era. Before bringing a piece into the room, consider how it relates to the space, whether it will be overwhelming or overwhelmed.
4| Colour, pattern and texture are good ways to make connections between disparate pieces. But rather than a single colour scheme – all red or all blue for example – choose complementary schemes, such as red and orange or blue and purple, or contrast schemes such as bright tangy colours with softer pastels. Exercise some restraint though – no more than three or four colours in one space.
5|Texture provides depth to any room, but it’s especially effective in an eclectic space. I often try layers – an oriental carpet layered over seagrass, chenille jacquard upholstery against whispery thin silk drapes, a Quebec pine cupboard with a Lucite coffee table.
6|Another way to connect items is to repeat patterns and shapes throughout a room, such as a circular motif that shows up on the curtains, night tables and carpet. For high contrast, I sometimes pair bold stripes with modern stylized florals and large I-kat patterns but balance with breathing space and a few understated classics. Once the anchor pieces are in place, I think about what aspect about them can be repeated.
7|Contrast is a good thing, as long as you create commonality between the pieces in some manner. I start with the larger anchor pieces, then experiment with the rest. It helps to take a picture of the space as it evolves and remove or add as you see fit. If some of your pieces are shiny, incorporate some in matte finish – metal contrasts with wood, silk with denim.
Finally, if you’re nervous about this blending process, and reluctant to invest in pieces that may not go together, I suggest doing a story board. For inspiration, check out eclectic rooms on in decor magazines and online and see what blends and what doesn’t. Or do it the old-fashioned way – cut and paste elements from magazines to create a picture of your room, add fabric samples and paint chips, and line drawings of furniture.
