Though New West only has one public high school (New Westminster Secondary School, which has close to 2,000 students in Grades 9-12), it has nine elementary schools, and two middle schools. New West is a very livable area, and while housing prices have risen, they are still within reach compared to other places. An average detached home sits at $1.4 million, townhomes run for $738,000, and condos go for $540k.
PLANES, TRAINS & AUTOMOBILES
A fairly small suburb, New West is highly walkable, and it’s easy to find what you need in each of its neighbourhouds. This city is also accessible by public transit. Adjacent to Surrey, Burnaby, and Coquitlam, commutes to these cities are fairly swift. A bridge-free commute downtown makes it predictable, if not super fast.
THE GOOD, THE BAD & THE REST
Buildings here reflect the rich history of the former capital, and areas are becoming increasingly gentrified, although some believe that it’s only a matter of time before New West is entirely revitalized. It’s best to do some research before moving here to determine whether or not you’ll be living in a ‘hood on an upward trajectory.

One of the biggest hurdles in buying a home these days is the down payment — the money you put up front when you purchase a property. In Canada, the down payment requirement can range from five per cent to 20 per cent, depending on the purchase price and what the property is being used for – as the
homeowner’s prime residence, or as an investment.
With a purchase price of less than $500,000, the minimum down payment is five per cent of the total purchase price. If the agreed upon price is between $500,000 and $999,999, the minimum down payment is five percent of the first $500,000, and 10 per cent of any amount over that. If the purchase price is $1 million or more, the minimum down payment is 20 per cent. If the property is being purchased as an investment, the minimum down payment is 20 per cent.

These percentages are subject to a purchaser’s credit history and are at the discretion of the lender.
Traditional down payment options that can be used include savings, a registered retirement savings plan (RRSP), gifted funds, and the proceeds of the sale of another property. Read on to learn the details of each of these options.
• SAVINGS AND FIRST HOME SAVINGS ACCOUNT (FHSA)
Your savings are the most traditional form of down payment. Most often a lender will require a 90-day history from your bank to show the accumulation of these funds.
The newly introduced First Home Savings Account (FHSA) is a great way to save for a down payment and was designed to help Canadians save money to purchase a home. If you meet this type of account requirements, you can save up to $8,000 a year to a maximum of $40,000 on a tax-differed basis. This account is a registered plan that allows first-time homebuyers to build up savings while also providing the benefit of reducing taxable income in the year the money is contributed, and if not used within 15 years, can be transferred to an RRSP, tax free.
• RRSP
RRSP withdrawals under the Home Buyer’s Plan allows each first-time
homebuyer to borrow up to $60,000 from their RRSPs for a down payment.
This is a tax- and interest-free loan that must be repaid over 15 years and your first year of repayment is between two and five years after the funds were withdrawn. Annual payments can be made each year, or it can be counted as income on your tax return.
To qualify for this plan, you must meet the following criteria:
• You must be a first-time homebuyer
• You can be considered a first-time homebuyer if, in the previous fouryear period, you did not occupy a home that you owned, or one that your current spouse or commonlaw partner owned.
• If you have recently divorced or separated, you can qualify as a firsttime buyer assuming that you have been living separately and apart from your spouse or common-law partner for at least 90 days and are not living in a home owned by a new partner or spouse at the time of withdrawing the funds.
•
GIFTED FUNDS
There is also the option of being gifted the money, which is not a loan. There are stringent guidelines. Down payment gifts can come from an immediate family member only – parents, grandparents or siblings.
Letters to this affect are signed and there is a paper document trail to show where the money came from.
• PROCEEDS FROM THE SALE OF A PROPERTY
If you already own a property and sell it, any money that remains after the costs associated with the sale can be used as a down payment for the purchase of a future property.

The down payment is the first big hurdle for you to be able to move forward in buying your dream home. It’s best to check with a mortgage expert to find out more about the qualifying criteria and availability to ensure your source of down payment is eligible.

Also, home prices have been declining across the country, making homebuying more palatable for many. Despite the economic conditions, the truth remains that in many cases, buying a home and investing in real estate continues to be a smart, long-
term investment for Canadians, both personally and financially.
1. GROW YOUR WEALTH THROUGH EQUITY
As a homebuyer, you gain one of the most significant advantages to grow your future wealth – the ability to build equity over time. When you rent, your monthly payments go to a landlord, but with a mortgage, these payments help you contribute to owning a valuable asset. As you continue to pay down your mortgage, the difference between your home’s value and what you owe on it – your equity – increases. Over time, the equity you build can serve as a financial safety net that enables you to borrow against it for major expenses or to fund future investments.
The type of mortgage you get is very important, as it can affect how quickly you build equity and the overall cost of your home. Many mortgage advisors spend a great deal of time with homebuyers to understand their short-term and long-term financial goals to ensure they get the right mortgage that suits their vision for their financial future.

While the real estate market experiences ups and downs, Canadian property values have a long history of trending upwards. In Canada, owning a home offers several notable tax benefits. For instance, when selling your primary residence, you may qualify for the principal residence exemption, allowing you to avoid capital gains tax. Additionally, various home improvements and energy-effciency upgrades might be eligible for tax credits or rebates, helping to further reduce your overall tax burden. Furthermore, property taxes and mortgage interest can often be deducted from your tax bill, providing additional financial relief.
If it’s your first home, you also have access to the Home Buyer’s Plan, allowing first-timers to withdraw up to $60,000 from their Registered Retirement Savings Plan to use towards their downpayment. This is all without paying taxes on the withdrawal, provided the funds are paid back within 15 years.
4. MORE STABILITY AND PERSONAL FREEDOM
Owning a home provides significantly more stability compared to renting. As a homeowner, you’re not affected by sudden rent hikes or the possibility of your landlord deciding to sell the property. What you’ll see is the pre-sale project as a whole, individual sample
show homes, and the sales team that is representing the project.
WHO TO GO WITH AND WHAT TO BRING
Bring a trusted friend or family member with you on your visit to share in the experience and help in the decision-making process. In addition, bring a realtor with you as chances are, he or she can assist you in making the best choices for your specific list of wants and needs.
Don’t forget a pen and paper. Ask questions, take notes and discuss it all with your companions to make sure you’re maximizing your best options.

Knowing what to ask is key to establishing better peace of mind as a potential homebuyer. Here are some questions to help you get the information you need.
1. WHAT’S INCLUDED IN THE STARTING PRICE?
You probably have a budget in mind before stepping into the presentation centre, so don’t be afraid to ask about pricing right off the bat. When it comes to starting prices, you also need to know which features and finishes your new home will come with. There’s a good chance the sales centre will have a model suite or suite vignettes, or it may actually be located in a model home. If you have the opportunity to tour a model,
ask whether the finishes seen are upgrades or standard.
2. WHAT FLOORPLANS ARE AVAILABLE?
If you’re at a relatively new presentation centre opening, the answer will likely be “all of them.” However, it’s still a good idea to inquire, especially if you have a certain plan in mind or are a novice homebuyer. This information will help you determine whether or not you need to stick around at the site. If what you’re looking for is available, then jump on it. If not, continue your home hunt.
3. WHAT COLOUR SCHEMES ARE AVAILABLE?
Nine times out of 10, you have a colour scheme in mind before you even step foot inside a presentation centre, so again, go ahead and ask what’s available. Although it may seem like a relatively easy change,
homebuyers can be particularly sensitive to colour scheme selections. Purchasing a pre-sale home has many benefits, including colour scheme options, customizations, the possibility to spread out deposits and much more. Pre-sale also provides you the opportunity to plan ahead, allowing you the time to budget.
4. WHAT DOES THE DEPOSIT SCHEDULE LOOK LIKE?
Generally speaking, you need a deposit to secure your unit. The good news is your deposit structure is paid out over time, so you won’t need to have it all available up front. Before you sign an agreement to purchase, ask if you’re able to rescind your offer with no fear of penalties. If a timeline is given, most people take this time to have their lawyer review the contract and to get pre-approval from a mortgage lender, which is usually a requirement from the builder.
5. WHAT ARE THE STRATA FEES?
Your monthly strata fee is an amount that the strata corporation uses to pay the common expenses of the development. Your individual fee is assessed by taking the total cost of the strata’s expenses and dividing that by the unit entitlement of your strata lot. Be sure to inquire, so you’re able to budget effectively for your new home.
