advice | Home fiLe

spring ClEanIng haCks by sara Duck Hack #1 - ceiling fans

Hack #3 - area rugs

Use a damp cloth or wet pillowcase (reuse old pillowcases!) to wipe ceiling fans that have accumulated cobwebs and dust during the winter. If you’re unable to reach the blades this way, try using a microfibre duster with a large extension pole for hard-to- reach places.

Bring area rugs outside on a dry day and beat them with a broom to remove dirt, lint and debris. Spray the rugs outside with a natural carpet deodorizer to refresh them and let them air dry. After bringing them back inside, vacuum rugs thoroughly. Hack #4 - Linens and curtains

Hack #2 - chandelier and ceiling fan lights

Take the glass light bulb covers off ceiling fans and chandeliers and stick them in the dishwasher. They come out sparkling clean, and it’s less work for your tired hands.

It’s a good idea to freshen up pillows, blankets, comforters and even curtains as they have likely accumulated dust and odours. For a quick refresh, gather and hang linens and curtains outside on a clothesline. For a deeper clean, you may want to throw them into

the washing machine if the tag indicates it’s safe to do so, then hang them outside. This is both eco-friendly and economical. Hack #5 - Walls

Fill your sink with a natural, general purpose cleaner such as water and vinegar. Dip your very clean mop into the sink, remove all excess solution, and then mop your walls. This will remove most stains with ease! No rinsing is required, if you keep the mop dry enough.

PATTERN PLAY MIXING PATTERNS LIKE A PRO by LINdA MAzuR

Spring is here, and with it traditionally comes a new array of wonderfully stylish inspiring fabrics bursting with colours, textures and some of the most incredible patterns. As a designer, I look forward to the start of a new project. I enjoy pouring over fabric books gathering ideas and direction, and have been known to design an entire space from the inspiration of just one fabric. Fabric is tactile, and as such, the feel of lush 18

Renters Guide | April 8–22, 2022

velvets, the beauty of some richly woven silks and the simplicity and texture of coarsely woven linen accompanied by rich, saturated colours is enough to inspire anyone to decorate. However, the question is: With all these fabrics and patterns to select from, how do you know what works together to achieve that “designer look” in your home? To successfully mix patterns in your space, remember to vary the scale of the patterns from small

to large, as well as to maintain the same depth or magnitude of colour. By that, I mean if you’re working with primary colours, try not to incorporate fabrics that are pastels, as you will inevitably create an imbalance. Generally, if you start with blending a minimum of three fabric patterns, you shouldn’t have any problems. The first pattern selection should be your most impactful one, so choose carefully and select a pattern that is larger scaled. The second pattern should be completely different, about half the scale of the first one and have some of the same colours incorporated throughout. For the third selection, it can be smaller scale and similar in pattern to either of the first two, with at least two to three of the same colours. For example, if you have selected a large scale floral as your first pattern, the second could be a bold stripe or a geometric fretwork pattern, and then blend in another small scale floral for the third, or an alternative smaller geometric. Consider adding another pattern or two, or three, if you wish; maybe a small check, a dot is always favourable, or something in a solid small scale texture. If you’re more adventurous, consider throwing an animal print into the mix for a bit of fun.

When combining and layering patterns, it’s important to balance them throughout your space. The last thing you want is to create a situation where the heavier weight of patterns are all at one end of the room. They should be well proportioned with solids and any other visible patterns in your room, such as area rugs, wall coverings and fireplace surrounds, to provide equilibrium and an aesthetically pleasing look. Also, when pairing up your choices, it’s important to consider the “feel” of the fabrics you are selecting. Are they formal or more casual? Dabbling in pattern blending can be fun, and fabrics can make a bold statement in your home. Mixing fabrics like a pro is all about balance, layering and blending. When it’s done well, contrasting patterns and textures can elevate your space beyond the typical to a fresh, innovative and welcoming home. Toiles, stripes, florals, ikats and jacquards… there are so many

different patterns, scales and colours that can be beautifully blended to complement your room and add that “designer touch.” Just remember to keep a common element throughout and watch your home come alive.

Make way for spring SeaSonal Switch-up

hellen Buttigieg At first, you were afraid to put away winter gear because it was impossible to believe that unrelenting, snow-filled season was really over. But spring has slowly slid into place, and now you’re finding spring jackets and raincoats being layered on hangers atop winter jackets. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies. It’s time for the seasonal switch. Make some space for your spring and summer things, and don’t give Jack Frost another thought. Quick tips on organizing your home

Make room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-of-season items. Here are some ideas to consider: Add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives, you won’t have to rely on your memory to find what you need. 26 Renters Guide | April 8–22, 2022

How long have you been putting off that rummage sale? Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time. Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a giveaway box. Toss or recycle any papers and garbage that are left over. Designate this room as a “noclutter zone” so you will always have a sanctuary to escape to, regardless of what the rest of the house looks like. Have you stored your winter coats yet? If you’ve been putting off the task of storing your winter coats because you don’t have an extra closet, there’s a solution. A

sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer. Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yetvisible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or underbed storage bins. Create a workable home offiCe, even if you think you don’t have the spaCe

W

hether you’re new to working from home or have done it since the beginning of the pandemic, a home office has become a necessity for people just like you. Your office could currently be in your spare bedroom or in a small corner of your apartment; it doesn’t matter if you have a designated area or you are working on the kitchen table, now is an ideal time to update your space. At this year’s National Home Show: The Big One, you will find inspiration for your home office and other renovation and spacesaving needs. “With the new normal of parents working from home, and online school for students, the home office needs an upgrade,” says Denise Hayward, show director for the National Home Show: The Big One. “You may think you don’t have the space for a home office – but think again!” To help you get inspired, here are some tips to help you create a workable home office, even in the tightest of spaces.

The right location The ideal home office is one that is in a space where you won’t be distracted. Privacy is vital if you find yourself at home all day with your family. The right location is key, as is making sure your office has a door. Shutting out distractions and shutting in work 30 Renters Guide | April 8–22, 2022

by Brody roBinson

allows you the needed disconnect between work and life. Each can be enjoyed, but make sure to keep them separate.

The right lighting When it comes to a home office, the right light is crucial. Natural light is the best – many famous authors try to situate themselves near a window to use natural light, encouraging creativity and increasing productivity. With the pandemic keeping so many of us indoors, try to let in some natural light and take in the outdoors while you work.

Ergonomic-friendly furniture Whether it’s the kind of chair you buy, the height of your desk, or your computer setup, your home office should have ergonomic components. If a home office is becoming your new normal, don’t be afraid to splurge. Your back will thank you for it!

Crafty and convertible Make the most of a tight situation by using convertible furniture and decor. Your space can be esthetically pleasing and great for extra storage. Create an area that’s transformable enough to use for both work and everyday life, making it fit your needs. Get creative with desks that fold into walls, modular shelving or seats that function as storage boxes for a multi-purpose and multifunctional space.

Make it your own Your home office is still your office and should represent you. Choose a colour scheme that matches your overall esthetic and you will look forward to sitting at your desk every day. Add those plants that bring some nature in or an animal print to spice up your space. This is your home office – make it your own with whatever makes you happy!

ADVICE | REntAl tIps

Six tipS for rEntIng wIth pEts by marlene eiSner

1. Don’t wait until the last minute. Begin looking for a pet-friendly rental property at least six to eight weeks before you need to move. 2. Be flexible. Look at a lot of different locations/ neighbourhoods and property types (apartment blocks, condo units, homes). This will improve your chances of finding a suitable place for you and your pet. 3. Introduce your pet to your new landlord. Invite your new landlord to your current home to show the animal has caused no problems there or ask if

you can bring your pet to the landlord’s home. You want to show that your dog is calm and well-behaved. 4. Don’t sneak your pet in without permission. This will only lead to future problems and the landlord can give you notice to move out. 5. Get written permission from the landlord. Ask them to add a clause to your tenancy agreement that says your pet is allowed to live there and any conditions set by the landlord. As well, make sure that any “no pets” clauses are removed from the agreement. If you already have one pet and would like to

get another, talk to your landlord to make sure it’s okay. 6. Be prepared to pay a pet damage deposit. Your landlord can ask you to pay a pet damage deposit that can be up to one month’s rent. This is in addition to your security deposit and tenant services deposit (if applicable).

Renters Guide | April 8–22, 2022

insider AdViCe

Just starting out? RENtiNg is youR best choice

JANE HERMAN

If you’re a young single, a fresh-at-work professional, or a recently married couple and you’re wondering what to do about housing, there are many good reasons why you should choose to rent instead of buying your first residence. At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite people who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: Renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner, you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance in a house). Many apartments include utilities or hydro in the rent, and when owning, you would also have to pay an additional amount for these

services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. Some people will also try to convince you that with renting, you’re not building equity. But when you factor in all the hidden costs of buying and selling real estate, from commissions, to legal fees to land transfer taxes, etc., the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two- or three-year term investment with a good return. When you run the numbers, you will be much further ahead three

years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condo-quality amenities at a price that won’t leave you cashstrapped. With renting, you’ll be able to save a little every month for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment! Jane Herman is a communications consultant who has worked in the rental property industry.

ADVICE | MOVING

WHEN MOVING, EVERYONE WINS PLAYING BY THE RULES

CHUCK RESNICK

When hiring a professional mover, one expects to have your possessions packed and/or transported safely. It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck. Federal and provincial regulations prohibit movers from transporting hazardous materials such as – but not limited to – propane canisters, flammables or gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a hazardous material. It is important for consumers to understand what can and cannot be moved before the day arrives. MOVERS ALSO ESTABLISH THEIR OWN GUIDELINES

At Two Men and a Truck - Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewellery, stocks, bonds and cash – as examples. Common sense dictates that these are items you would want to take yourself. If you have items of extraordinary value such as paintings, sculptures and antiques, let your mover know ahead of time. The issue here is insurance. The basic package your mover 44 Renters Guide | April 8–22, 2022

offers may not cover these pricey goods. You may need to arrange for additional insurance. Your renter’s insurance policy may even have a rider for goods in transit. It’s best to check with your insurance company. It is critical to know and understand how much insurance your moving company carries. Most provinces have a “Condition of Carriage” and most movers have their own set insurance amount. For example, at Two Men and a Truck - Canada, you are insured up to $250,000, and we offer replacement cost with a $250 deductible. Extremely large items and tough-to-move items such as pianos, pool tables and massive wall units are a challenge. These types of large items should be discussed before moving day. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy duty dollies and a truck with a lift gate.

Another “rule” to be aware of if you live in an apartment building or condominium is arranging with your super or property manager to reserve the elevator for the time of your move. Right up front, you should determine how this process works. Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator. The more your mover knows, the more accurate their estimate will be. No one likes moving day surprises, including your mover. Communication is key. So, once we all know where we stand, we can work together for a successful move. Chuck Resnick is vice-president Marketing and Operations for Two Men And a Truck - Canada, a division of Heron Capital Corporation. Visit twomen.ca

ADVICE | RENTAL PRO

10 REASONS RENTING IS BETTER

RENTING VS OWNING ANNE MARSHALL

While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home. Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home. 1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one. 2. PROPERTY MAINTENANCE.

Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility. 4. INTEREST RATE INVULNERABILITY. Unlike

homeowners, your rent is fixed and can only increase by small increments dictated by law. Not so the financial market, which could see you renegotiating 50

Renters Guide | April 8–22, 2022

your mortgage every couple of years as interest rates and property values change. 5. ACCESS TO AMENITIES. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life. 6. NO DOWN PAYMENT. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day. 7. SAFETY. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up. 8. CHEAPER INSURANCE.

Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters’ insurance, expect to be paying

When your shower stops running properly, your landlord is the one who has to call and pay for the plumber.

approximately half of what you would if you owned your home. Canadian renters’ insurance averages $20 to $30 a month in most parts of the country. 9. NO PROPERTY TAXES. While you can assume that at least some of the rent you pay goes towards covering that cost for your landlord, it isn’t your financial responsibility. Your rent remains stable and increases in a predictable fashion. 10. LOWER UTILITY COSTS.

Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of homeownership. Rental units have more compact floorplans, and in the winter, you may even benefit from ambient heat from the building or apartments around you, depending on its layout. Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up.

D

id you know that the one thing in every home that never gets misplaced is your toothbrush? Why is that? Well, it’s simple – your toothbrush has a home, so you always know where to put it back after use. Even if you walk around the house and brush your teeth, you won’t just leave your toothbrush randomly on the couch or on top of the fridge. No matter how busy you are, you will always make the time to go and put it back. So why don’t we do this with everything else in the house?

Why do we leave our shoes in the middle of the hallway, or our hairbrush on the couch? This is something I never understood about human nature. Don’t get me wrong, I’m guilty of this too, but I just don’t understand it. I will say this though, the more I implement systems and create a “home” for all of my items, the easier my life has become. Even during the most hectic times (we

The good news is there are many little tips and tricks to make this fool-proof. Here are my top five:

1

De-clutter: Keep only the bare minimum of what you need. Less is more. This alone will solve half of your organizational issues.

2 all have them), it takes only 15 minutes to put everything back where it belongs and return order in my home. My advice for going from “I leave my stuff wherever it falls” to “everything has a home” is to start small. Don’t try to do it all in one swoop. You’ll get overwhelmed. Start with something like footwear. Then, after a few days of getting into that habit, add something new to the list. It takes an average of 66 days to create a habit. So, for the next 66 days, I challenge you to use this time to create the habit of organization. Two months, and you’ll have a whole new space to call home! Using these tips will get you well on your way to keeping your small space organized. However, the biggest and best solution is starting with No. 1. The less you own, the less you’ll have to keep organized. It’s as simple as it sounds, and once you get the hang of living life consuming less, you’ll feel so much better!

Utilize vertical storage: What does this mean? It means to use your walls and doors to hang things on, instead of trying to shove everything into a cupboard or leaving things on counters.

3

Make sure to use up cupboard dead space. Sometimes we open a cupboard and put things on the main shelf, leaving four ft. of space above it. In these cases, there are actually two options. You can buy stackable bins/drawers, or install more shelves in the dead space in between. Oddly enough, I think buying more shelves is actually cheaper than buying bins (depending on the space, of course).

4

Label the spaces where things should go. This will make you accountable to put your items exactly where they belong, and better yet, will help you know where to find them later.

5

Buy multi-purpose furniture that can double as storage. So much of it exists these days, it’s a matter of simply tracking down what works best for you. There’s nothing like a couch that can store your comfy blankets inside of it, am I right?
