LUXURY, URBAN LIVING AT 300 ASSINIBOINE The breathtaking views from this grand gathering place will astonish and welcome you. The highrise building at 300 Assiniboine is a flagship for modern urban living, moored right along the Assiniboine River near the Forks, bordered by the river trail and Bonnycastle Park. Reside in the heart of Winnipeg, still surrounded by greenspace and within walking distance to major shopping centres, transportation and attractions like museums, fine dining and nightlife. The Forks Market, the internationally known Canadian Museum for Human Rights and the historic Exchange District are all within reach, and 300 Assiniboine is a short distance to most downtown venues. The Assiniboine Riverwalk weaves with the waves right at the foot of the building. Travel back in time with the Oodena Celebration Circle, visit the urban garden, or take a water bus; the best of Winnipeg is right outside the door. Anyone seeking to experience open-concept, luxury living will be impressed by all the building 18  Renters Guide  | Dec. 3–17, 2021

amenities, such as a fitness room for workouts around your schedule, a community room for group activities and festive occasions, furnished guest suites to accommodate visitors and premium underground parking. Three centrally located elevators will efficiently move you to your destination, and extra storage lockers are available for out-ofseason belongings. For added security, the entrance next to the atrium in the main floor lobby has a security guard, and there is a 24hour interactive security system in place. For any other emergencies, a resident manager also resides on site. Suites in this 25-storey building are available in one- and twobedroom designs, with or without a den. There are also townhouse layouts on the main level with separate access off Assiniboine Avenue. Each unit features its own in-suite laundry, plenty of storage, forced-air heating and cooling, and a spacious kitchen equipped with stainless steel appliances. The

modern sleek designs are airy and light, with floor-to-ceiling windows to take advantage of sweeping river and city views. Tower unit sizes range between 932 and 2,088 sq. ft., offering many layout options to suit your family size. The townhouses are extremely comfortable, some encompassing two levels, with between 1,625 and 1,644 sq. ft. of space. Along with high-speed internet service and interactive security, suites also offer either a balcony or private terrace to take in the surrounding landscape and ambiance of the city. Imagine the refuge offered in the middle of a busy city, yet still accessible to all the necessities for work and play. This bright beacon of light towers above the treeline like an emerald elm among prairie grass. And like the luxury it represents, 300 Assiniboine is a home where community and career can come together, where paths and points of light converge; a place to be present at the top of the trees and observe all that is. 300 Assiniboine, a place for living.

NEIGHBOURHOOD PROFILE

ST. VITAL BETWEEN TWO RIVERS

DAWN PETER

St. Vital is a sprawling suburban area in Winnipeg wading far and wide between two rivers. The Red River marks the west boundary and the Seine River marks the east. Carriere Avenue is the northern boundary and the rural municipality of Ritchot is the southern boundary. Newer, amenity-oriented neighbourhoods dominate the landscape in clusters in smiling St. Vital. The suburban style of family living close to the country gets richer in the south, but all homes and residents seem fairly prosperous and settled. Old St. Vital has some francophone history, yet it’s largely overshadowed by modern cosmopolitan consumers who want to shop and live in luxury by the river. As the middle child in a French family of three sisters, St. Vital starts out as gregariously urban with long rows of strip malls braided alongside a huge shopping mall and cosy middle-class lots near the river. Furthest south, the landscape suddenly becomes rural, running past shops into pastures of prairie grass and corn mazes. Professional residents know how to maneouvre around roadblocks from busy Bishop Grandin Boulevard to the farmers’ markets. Starting out traditionally Francophone, St. Vital has grown and significantly changed over the years. Decades ago, she became 24  Renters Guide  | Dec. 3–17, 2021

overwhelmingly Anglophone, but now there is a lot of variation between neighbourhoods and more ethnic diversity among new residents. More seniors typically reside along the northwest and residents with higher incomes and education are located further south. St. Vital offers a lot for middleincome families. A smaller budget might find North St. Vital more central and affordable. Big budgets build in the south. The growing trend toward diversity and demand for new housing has made St. Vital homeownership-competitive. With Baby Boomers retiring, there is also a growing need for multi-family homes and services. Apartments, condos and townhouses situated close to the malls and main bus

routes have much to offer with balconies, granite counters, large suites with lofts and some with a highrise view. Traffic is constant east to west and on main cross streets, covering large expanses of land by high-speed roads. Buses are frequent, especially at the northern intersections. Pedestrians and cyclists congregate closer to the south by the mall or on residential streets. A trip to the airport could be half an hour. Major parks and centres include St. Vital Park near the Red River, Maple Grove at the southern tip, plus Jonathan Toews Community Centre and St. Vital Centennial Arena. St. Vital is loved by residents and visitors. The shopping is stupendous, but a car is a must.

ADVICE | RENTAL PRO

10 REASONS RENTING IS BETTER

RENTING VS OWNING ANNE MARSHALL

While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home. Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home. 1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one. 2. PROPERTY MAINTENANCE.

Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility. 4. INTEREST RATE INVULNERABILITY. Unlike

homeowners, your rent is fixed and can only increase by small increments dictated by law. Not so the financial market, which could see you renegotiating 28  Renters Guide  | Dec. 3–17, 2021

your mortgage every couple of years as interest rates and property values change. 5. ACCESS TO AMENITIES. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life. 6. NO DOWN PAYMENT. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day. 7. SAFETY. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up. 8. CHEAPER INSURANCE.

Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters’ insurance, expect to be paying

When your shower stops running properly, your landlord is the one who has to call and pay for the plumber.

approximately half of what you would if you owned your home. Canadian renters’ insurance averages $20 to $30 a month in most parts of the country. 9. NO PROPERTY TAXES. While you can assume that at least some of the rent you pay goes towards covering that cost for your landlord, it isn’t your financial responsibility. Your rent remains stable and increases in a predictable fashion. 10. LOWER UTILITY COSTS.

Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of homeownership. Rental units have more compact floorplans, and in the winter, you may even benefit from ambient heat from the building or apartments around you, depending on its layout. Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up.

ADVICE | MAKE YOUR MOVE

PREPARE FOR THE UNEXPECTED CHUCK RESNICK Moving your worldly possessions involves a lot of organization, so it’s smart to expect the unexpected. Some DIY moves go well; others end up stressful because those doing the work don’t anticipate potential glitches. For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-maneuver corners without marking walls? What if someone gets hurt? Do

you know how to pack delicate items? What if the truck breaks down or gets into an accident halfway to your new home? Training is a great preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you can do to be prepared as possible when the packing/moving begins. Of course, there are specialty items that require an unusual level of care – pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you may save by not hiring a professional mover may end up being spent on repairs if these

large and valuable pieces are not handled correctly. Irreplaceable items may be lost forever. If you decide to move yourself, give some thought to what might happen along the way and make contingency plans. Be realistic – hiring a professional mover can offer tremendous peace of mind and is money well spent.

ADVICE | RENTAL TIpS

what to look for in a rental Whether it’s your first apartment or your 10th, you’re going to want to find the home that best suits your needs. While looking for a new apartment, use this handy checklist to make sure you’ve covered all your bases. THE RENTAL UNIT

• Is there a storage place for extra belongings such as bikes, luggage, etc.? Who has access to this place? • Where is the closest bus stop? • Is the apartment near services that are used regularly? (groceries, bank, fitness) • Is the rental unit clean? Who shovels the snow and cuts the grass? Who supplies the equipment (shovels, lawn mower)? • Where can vehicles be parked? Is there good lighting outside and in the parking lot? • How quiet or noisy is the rental unit during the evening for studying or sleeping? • Are there laundry facilities? Is there a schedule for use? Is there a cost? Where is the closest laundromat? • Does the building have Internet service, or can it be installed? FINANCES

• How much is the rent? • Is a security deposit required? What is the amount? • Does the rent include utilities: Heat, water, electricity, cable or Internet? • Will a utility hook-up charge be extra? • Will parking cost extra? What is the amount? 32  Renters Guide  | Dec. 3–17, 2021

• Who has to pay for repairs — big ones and small ones? AVOID ROOMMATE MISUNDERSTANDINGS

• Who will sign the residential tenancy agreement (lease)? It’s best that all parties be named on it. • What will happen if one person needs to move out before the end of the lease? • How will costs be shared and bills paid? • How will problems be resolved? QUESTIONS AND CONSIDERATIONS

• Is the lease for a fixed amount of time or month-to-month? • When and where will the rent be paid? What happens if it is late? Ask for receipts for any payments. • Who do you contact if there is a problem? • Have you arranged for tenants’ insurance? • Are sublets okay? What about a roommate?

• Are pets allowed? Is a deposit required? • Is smoking allowed? • How long can guests stay? • Are you able to decorate your unit? What is the policy about push pins and hammering nails in the walls? • When and where are notices delivered when it’s time to move out? • When will the inspection report be done. It’s always a good idea to keep copies of documents related to your rental unit, including the tenancy agreement, inspection report and receipts. Asking the right questions and considering the answers before you sign on the dotted line will help you find a rental unit that best suits your needs and lifestyle.

ChIldproofIng challenges by Kim carlton Having a baby is an exciting, but a nerve-wracking experience. Here are some strategies to help you keep your home safe and sound. • Make sure your electrical outlets are covered. There are many kinds of outlet covers – choose the one that is right for you. • Confirm that you have reliable smoke and carbon monoxide detectors. Make sure that the batteries are working. • Use doorknob covers on doors to non-childproofed areas (like the bathrooms and laundry room). Baby gates are also an effective solution for keeping kids in or out of a room.

• Don’t use toys or pillows in the crib, especially with young babies — your baby could suffocate. Never use an electric blanket for a child (could cause a fire). • Never leave a child unattended in the bathtub. Drowning can occur in seconds, and mere inches of water pose a risk. • Make sure your bathtub has a non-skid mat or pads to avoid slips. You can use a baby tub inside the bathtub — one with baby slings are especially helpful with infants. • Lock up all medications, alcoholic beverages, chemicals and cleaning products. Make sure matches and lighters are out

of reach. Use cabinet locks to secure these items. • Make sure cords for blinds are not tied together at the bottom (this is a strangulation hazard). • Make sure knives and sharp items are in an area where kids can’t access them. • Check toys for broken parts/ bits that are a choking hazard or sharp. Keep small toys for older children (like figurines, game board pieces and small building blocks) away from your baby.

Winter is upon us and With that comes

time management Hellen Buttigieg

Back-to-school and back-towork season is upon us, and even though this year is different for most of us and we may be at home, it likely means more time in the kitchen preparing lunches, snacks and dinners, and less time for you to put your feet up or get other errands done. 38  Renters Guide  | Dec. 3–17, 2021

Here are some helpful tips to handle the stress of autumn.

Double the amount you make and freeze it for quick meals on the busiest nights.

What’s for dinner?

Avoid the stress and expense of last-minute dinner decisions with a little advanced planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever is available or comes home first can start preparing it.

Make school lunches easy.

Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space because they stack well, and the food will keep longer. Pack lunches the night before and refrigerate. Assign an area in the fridge for school lunches and drinks.

several short ones based on the category of the task, i.e. errands, home, calls, computer, etc. Keep your lists together in a small notebook that’s portable and always easily accessible. noW, Where Was i?

If you get interrupted while working on something important, use a notebook or a sticky note to jot down where you left off. When you return to the task, you won’t waste as much time figuring out where to resume. Multi-tasking reduces productiVity.

Contrary to popular belief, multitasking may actually lower productivity. Switching back and forth from one task to another costs time and leads to frustration and feelings of being overwhelmed. As a result, stress increases and there is a greater chance of errors. Although simple tasks can be done at the same time, like watching TV and folding laundry, important, complex activities require our undivided attention. tWo-tiMing tasks.

With smaller children, encourage independence by storing their foods low enough for the little ones to reach. inVolVe the kids.

You don’t have to do everything yourself. Teach your kids how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills. After you show them how to do each task, post a step-bystep checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills.

clean as you go.

Handle small messes as they happen to save time and effort in the long run. Rinse dirty dishes and put them in the dishwasher immediately after use, before the food hardens and sticks. If something spills in the fridge, clean it as soon as you notice. If you stain an article of clothing, pre-treat it right away. Keep wipes handy for quick bathroom and kitchen spot-cleaning. hoW’s your “to do” list Working out for you?

If you find your “to do” list overwhelming and ineffective, consider approaching it differently. Rather than one long list, create

Double up your simple activities and you’ll be able to do more in less time. Rather than chatting with a friend at the coffee shop, meet at the gym and work out together instead. Read the morning paper while running on the treadmill.

ls eep tips 1. Make sure that the pillows you choose for your bed are conducive to your sleep style. For example, a flatter pillow if you sleep on your stomach, or a more supportive one for your neck if you sleep on your side.

Eclectic and tranquil 4

1

2. Unplugging 30-60 minutes before bed helps your brain set the stage for sleep, thereby enhancing your ability to fall asleep. If you can, make use of your phone’s “do not disturb” function for the night, which will allow for only VIP people in your life to call in case of an emergency. 3. Keep in mind that a cool bedroom is best, ideally in the mid-17s C up to 22 C maximum. It takes a bit of practice to figure out what temperature works best for you and anyone else in your house – a room that’s too warm at night makes it harder for your body to fall and stay asleep. drshelbyharris.com

ADVICE | RENTERS’ HELP

GET SETTLED INTO YOUR NEW COMMUNITY BY DOING THIS

KIMBERLY LEUNG

When you move, you’ll probably be happy to let go of a few things, like old clothes, worn furniture and broken gadgets. Those you won’t miss. But the things you will? Close friends, favourite hangouts – familiar things that made you feel at home. While some things aren’t easily replaced, the following tips can help you get settled into a new neighbourhood after relocating. Find some great new favourites and it will make adjusting just a little bit easier.

unfamiliar place. Or just keep your eyes open in the morning during your commute. You’ll learn to recognize landmarks, familiarize yourself with street names, and perhaps spot a place or two to get off and explore. All this while someone else does the driving. LOOK ONLINE

Online reviews host a wealth of information about local businesses around you, but don’t stop there. Bookmark some local blogs they’re known for publishing ‘bestof’ lists and frequently updated listings to community events. And while you might not be a tourist, travel websites can be a great place to find the must-trys and can’t-misses in your new city.

TAKE PUBLIC TRANSIT

Economical and eco-friendly, taking public transit is one of the best ways to get a feel for a new city. No plans? Grab a day pass and pick a route along a major road. This will help you get your bearings and get settled in an 50  Renters Guide  | Dec. 3–17, 2021

ASK AROUND

Independent exploration and online research can only take you so far. Don’t be shy - take the initiative and ask someone in your project group to suggest some lunch options. Take up your

coworkers on those after-work drinks. Use opportunities to get to know others better, and ask questions! People love to share their experiences - good, bad, and ugly, and it’ll give you some much needed insight when you’re a recent transplant to a new place. If you’re introverted and this all sounds easier said than done, try connecting with just one or two people you feel comfortable with. Asking for recommendations is a casual way to break the ice and get a conversation started. You’ll get settled much quicker if you develop your social network. ADVICE | ApArtmEntAlIty

CheCk rEfErEnCEs on a prospeCtive roomIE

kathryn kusyszyn Employers check references, landlords check references, and if you’re considering someone as a roommate, you should check their references, too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations. Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores and other mutual responsibilities. Ask

why they left their last place and how long they lived there. The application should ask for references from a current employer, a previous landlord and at least one previous roommate. By providing contact info, the prospective roommate is giving you permission to contact them. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check. Ask previous landlords how long the person lived there, whether they paid their rent on time and why they left. Past roommates can be revealing. Ask how long they have known the person and how long they lived together. Ask what they liked and disliked about living with them and

why they went separate ways. If someone cannot provide any references or if none of their references are forthcoming, beware. You will be living with this person in close quarters and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them. Be selective, and with some searching, you will find the right match. Kathryn Kusyszyn is a health and lifestyle consultant in Victoria BC. and is a long-time freelance writer. yogakat.ca

HOW TO PICK WINE LIKE A PRO with Super Wine Girl, Angela Aiello

1

2 3 4

NEW WORLD IS ALL ABOUT GRAPES AND EUROPE IS ALL ABOUT THE PLACE IT’S FROM The first thing to understand is that in places such as Canada, the U.S., Australia, New Zealand, South Africa, Chile and Argentina, wines are labelled by the grapes inside the bottle. You’ll see grape names such as Riesling, Chardonnay, Cabernet, Shiraz and Grenache, etc. In many places in Europe, wines are labelled by the place they are from. You’ll see names of places such as, Burgundy, Bordeaux, Champagne, Chianti, Barolo, Cahors, Priorat, Rioja and Sherry. There are many varieties of grapes in the world and many regions that grow them. Each grape varietal and each region has a unique flavour profile – so there is always something to discover. Getting to know your favourite grapes and varietals is crucial in better understanding which wines you’ll prefer. UNDERSTAND WINE STYLES AND HAVE AN IDEA OF WHICH STYLE YOU’RE CRAVING Do you drink according to your mood, the weather or what food you’re pairing with the wine? Your wine preferences may change based on your mood, the occasion, the time of year or what you’re preparing for the next meal. Give your style words and feelings so that you can pinpoint exactly what wine you want to try. DON’T JUDGE A WINE BY THE LABEL OR PRICE Flashy art or a higher price tag can lead you to believe you are purchasing quality wine. Be mindful this is not always the case. Read the labels (both front and back). You can even research the producer for added information as you can learn more about the product and the producer’s work. A nice wine label or bottle on sale will get you once but it might not get you again. There are great wines at great prices and also great wines with great labels, but judging just on looks or price is not the way to buy wine. BE OPEN TO TAKING A WINE ADVENTURE Did you know the Canary Islands makes wine? Did you know Washington State makes killer Cabernet and that Argentina grows vineyards at high elevation, creating exceptional mountain wines? There is so much cool stuff to learn about wine that you can literally have an adventure in every single bottle you open! You can learn about the world in every sip, and that’s really exciting, especially now when it’s hard to travel. You can taste the world from the comfort of your home with a glass of wine in your hand and Google by your side. To learn more and subscribe to Angela’s Super Taster Collective visit superwinegirl.com or follow her on Instagram and/or TikTok @SuperWineGirl

Cool and concealed

Cellarettes or bar cabinets, as they are called today, have been around for centuries. They appeared in Europe as early as the 15th century, designed to carry, transport and store a small number of bottled alcoholic beverages. Today, bar cabinets are multi-functional, housing your bar accessories, bottles and also acting as a great small furniture piece.

Prosecco Rosé is finally available at the LCBO, and we are tickled pink about it. In order for it to be labelled Prosecco Rosé, the grapes used must come from a specific geographic area that has passed the Italian government’s quality requirements, and be fermented for at least 60 days in stainless steel tanks.
