• If you are booking a residential move, try and select 9 or 10 a.m. for your truck to arrive since people who work 9-to-5 are not home. You are less likely to cause them any inconvenience. • Book elevators in advance in the building you are leaving and the one you will be moving into so you have the benefit of arranging your time comfortably. Check to see if movers are restricted to using specific doors. • Have your pets cared for elsewhere. Moving means doors will be open for long periods, and animals wandering about can be dangerous for them and for the movers. • Most people wonder whether to tip movers. It is not compulsory, so it is totally up to you.
• Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it. • As items are moved out of rooms, sweep, mop and clean what you can. Some people hire cleaners before giving the key to the landlord or new owners. 6 INTERIOR DESIGN
MISTAKES YOU SHOULD AVOID by LiSa ROgeRS When it comes to interior design, there aren’t any rules, per se, but there are a few suggestions that homeowners can take into account when designing or redesigning their homes. Interestingly, when we’re online, we’re bombarded with many trends and “must-have” decor that we’re being told to try in our spaces. Yet, we’re rarely given as much intel on what design, decor and decorations to avoid in return. Design errors can be expensive, so I’ve broken down some of the most common design mistakes I’ve seen (or heard of) in my career, and how you can avoid them in your interior designs. 34 Renters Guide | June 3–17, 2022
ALWAYS MEASURE A ROOM
This is a cardinal rule, because it forces us not to make design decisions too spontaneously (such as buying furniture that is either too big or small for a room). Before making a purchase, I implore you to gather the dimensions of each piece first. Never rely on your eye to measure a space (it seldom works). Measure every nook and cranny in a room, and map out your area (patiently) before committing to anything. TOO MUCH FURNITURE
Just having the space does not mean you need to fill it
up with furniture. It makes a room feel cluttered, but it can be impractical, too. Filling a room with an overabundance of furniture, as well as accessories, can make the space feel much smaller and less functional. Easy tip: Take stock of a room you use most often in your home – such as a living room – and question which pieces you use and those that don’t serve a purpose beyond aesthetic appeal. Sell or donate any pieces that seem redundant. You want the space to be comfortable and spacious, and that requires, well, space. Too much furniture has the opposite effect.
CHOOSING THE WRONG RUG SIZE
I love the transformational nature of rugs. They can create interest and beauty, and there are so many price points available that you can find the right price for you. It can be tricky knowing the right size of rug for your space. There are some general fail-safe rules I’ve followed for years, and it’s this: Living rooms almost always need a carpet that’s either eight by 10 ft. or nine by 12. Anything smaller looks awkward and out of place. A rug should be big enough to fit (at least) two chairs or couch legs on it. Alternatively, you can go smaller in functional spaces, such as a kitchen, providing it serves the right purpose. A small rug under bar stools creates a more inviting space to sit. NEVER FORGET LIGHTING
It’s surprising how little homeowners invest in thinking about lighting, and it’s one of the essential functions in a space, providing ambiance and overall comfort. My advice? Don’t opt for a singular light in one room and think you’re done – it’s jarring when light is washed over you from overhead.
It’s unflattering and can give the feel of an interrogation room at times. Instead, try to layer your lighting. This means you decide on your central lighting – for your kitchen worktops, mirrors in your bathrooms, or light above your dining table. Then the idea is that you build around that with smaller lighting options, which sets the right vibe and creates ambiance. The possibilities are endless – table lamps, string lights, small pendants, anything that will highlight the areas in the room that may require some warmth. And never forget candles. They’re the most affordable and romantic way to set the mood. TAKE TRENDS LESS SERIOUSLY
We’re bombarded online and via social platforms with season after season of design and decor trends such as palm prints and wicker furniture. It’s easy to get caught up in the fray, and incorporate some of those fun and unique looks into our own homes. Remember – trends are fleeting, and you don’t want to drain your budget with items that won’t stand the test of time. Never make a design decision flippantly. I always tell people
that they need to live in their space before making big purchasing decisions, whether it’s a couch, bed or dining room table. You need to exist in your space to get a sense of how you live in it, and then you can decide what pieces fit your lifestyle and design aesthetic the best. If you still feel the pull of a trend like the most recent rattan craze, try it out in home furnishings. I love a rattan lighting fixture mixed in with a more modern, minimalist design. INVEST IN QUALITY FURNITURE
One important rule to remember – quality outweighs quantity. While it’s a challenge to live with less furniture, investing in highquality pieces means they could potentially last a lifetime and, more significantly, they won’t go out of style. Take your time and shop with a critical eye. Buy the highest quality you can afford, and if you can’t at that exact moment, create a budget plan that means you can for the future. It may take six months to get that beautiful, oversized velvet couch you’ve been eyeing, but it’s surely worth the wait once you have it.

PATTERN PLAY MIXING PATTERNS LIKE A PRO by LINdA MAzuR
Spring is here, and with it traditionally comes a new array of wonderfully stylish inspiring fabrics bursting with colours, textures and some of the most incredible patterns. As a designer, I look forward to the start of a new project. I enjoy pouring over fabric books gathering ideas and direction, and have been known to design an entire space from the inspiration of just one fabric. Fabric is tactile, and as such, the feel of lush 42 Renters Guide | June 3–17, 2022
velvets, the beauty of some richly woven silks and the simplicity and texture of coarsely woven linen accompanied by rich, saturated colours is enough to inspire anyone to decorate. However, the question is: With all these fabrics and patterns to select from, how do you know what works together to achieve that “designer look” in your home? To successfully mix patterns in your space, remember to vary the scale of the patterns from small
to large, as well as to maintain the same depth or magnitude of colour. By that, I mean if you’re working with primary colours, try not to incorporate fabrics that are pastels, as you will inevitably create an imbalance. Generally, if you start with blending a minimum of three fabric patterns, you shouldn’t have any problems. The first pattern selection should be your most impactful one, so choose carefully and select a pattern that is larger scaled. The second pattern should be completely different, about half the scale of the first one and have some of the same colours incorporated throughout. For the third selection, it can be smaller scale and similar in pattern to either of the first two, with at least two to three of the same colours. For example, if you have selected a large scale floral as your first pattern, the second could be a bold stripe or a geometric fretwork pattern, and then blend in another small scale floral for the third, or an alternative smaller geometric. Consider adding another pattern or two, or three, if you wish; maybe a small check, a dot is always favourable, or something in a solid small scale texture. If you’re more adventurous, consider throwing an animal print into the mix for a bit of fun.
When combining and layering patterns, it’s important to balance them throughout your space. The last thing you want is to create a situation where the heavier weight of patterns are all at one end of the room. They should be well proportioned with solids and any other visible patterns in your room, such as area rugs, wall coverings and fireplace surrounds, to provide equilibrium and an aesthetically pleasing look. Also, when pairing up your choices, it’s important to consider the “feel” of the fabrics you are selecting. Are they formal or more casual? Dabbling in pattern blending can be fun, and fabrics can make a bold statement in your home. Mixing fabrics like a pro is all about balance, layering and blending. When it’s done well, contrasting patterns and textures can elevate your space beyond the typical to a fresh, innovative and welcoming home. Toiles, stripes, florals, ikats and jacquards… there are so many
different patterns, scales and colours that can be beautifully blended to complement your room and add that “designer touch.” Just remember to keep a common element throughout and watch your home come alive.

how me a room, and I’ll show you a table put to good use. This indispensable, versatile piece of furniture doesn’t get the credit or consideration it deserves. Tables play a central role in eating areas, such as the dining room and kitchen, but without the omnipresent table, no room would ever feel complete. But with all the different table types, qualities and styles on the furniture market, how do you know what to choose? Here are three things to consider before you hit the showrooms.
Function Yes, it’s a table – coffee, dining, console, bedside. But despite its name, the indispensable table serves more functions than just the one it’s named after. With the rise of remote working, learning and entertaining, we’re really giving the table a run for its money. But before you go shopping, establish your use of the table and determine the criteria. Will you be seated at the table? At chairs, a sofa or kneeling on the floor? Is it functional, decorative or both? Does it need to accommodate any objects or tools, or storage otherwise?
Style Consider material and shape in the context of how the table will be used, and the broader scheme of the space. The kitchen table will double as a craft and homework area, ensure it’s durable and easy to clean – or better yet, cover up! Dimensions This consideration is multi-faceted, so let’s not waste any time. Consider the size and specs of the space, which should help inform the dimensions of your table. In addition, it should be appropriately scaled to balance the other furnishings in the space. Coffee tables can be the trickiest to “size up,” so to speak. The wrong scale or height can make a living room appear awkward and uninviting. To ensure your physical comfort and a well-scaled look, opt for a coffee table that’s the same height as the cushions on your sofa, or one to two inches lower. Similar to height, your coffee table has to hit the right length in relation to the width of your sofa. Specifically, it should measure approximately twothirds the length of your sofa. So, a 96-inch sofa would accommodate a 64-inch coffee table. One final rule of measurement is in your coffee table’s positioning. The ideal placement is 12 to 18 inches away from your sofa, making it easy to reach but well out of the way. Measure the room, placement of walls, paths of traffic, doorways and windows. Don’t forget to measure doorways and elevators. Now sketch it out, mark the measurements and bring this with you when you hit the showrooms – online or in-person!
Time to Shop! If you’re shopping in person, be mindful of the showroom, which is usually a large, bright space with soaring ceilings and lots of “breathing room.” This can be deceiving. Never assume that because “it looks like it will fit your space,” that it actually will. This is especially the case with a larger-scale item, such as a table.
