Lighting on dimmers is a great way to control lighting. If you have a centre chandelier over the table, keep the light low and add candles on
the table. An easy decor trick is to put battery-powered LED candles into a large glass vase or add in seasonal items or greenery for an extra special touch.
Enjoy entertaining Especially during these unprecedented times, you want your guests to feel extra special and pampered. But, don’t get caught up in the formalities of being a host. Prepare as much as you can beforehand. Set your table the night before and premake any apps and desserts. That way, you ensure you truly enjoy what entertaining is all about – being together.

If you’re a young single, a fresh-at-work professional, or a recently married couple and you’re wondering what to do about housing, there are many good reasons why you should choose to rent instead of buying your first residence. At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite people who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: Renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner, you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance in a house). Many apartments include utilities or hydro in the rent, and when owning, you would also have to pay an additional amount for these 28 Renters Guide | June 4–18, 2021
services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. Some people will also try to convince you that with renting, you’re not building equity. But when you factor in all the hidden costs of buying and selling real estate, from commissions, to legal fees to land transfer taxes, etc., the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two- or three-year term investment with a good return. When you run the numbers, you will be much further ahead three
years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condo-quality amenities at a price that won’t leave you cashstrapped. With renting, you’ll be able to save a little every month for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment! With the kids heading back to school soon, now is the time to de-clutter and get your home organized. WHAT’S IN YOUR FREEZER?
An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetable in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. STORE YOUR SEASONAL CLOTHING

body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from drycleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxed as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry and well-ventilated area. MAXIMIZE BATHROOM STORAGE SPACE
Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area. Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or twice a month in the back of the cupboard or in labelled boxes.
For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. HOW DO YOU FILE YOUR PAPERWORK?
Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to fine the systems that work best for you. PREPARE FOR THE UNEXPECTED CHUCK RESNICK Moving your worldly possessions involves a lot of organization, so it’s smart to expect the unexpected. Some DIY moves go well; others end up stressful because those doing the work don’t anticipate potential glitches. For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-maneuver corners without marking walls? What if someone gets hurt? Do
you know how to pack delicate items? What if the truck breaks down or gets into an accident halfway to your new home? Training is a great preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you can do to be prepared as possible when the packing/moving begins. Of course, there are specialty items that require an unusual level of care – pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you may save by not hiring a professional mover may end up being spent on repairs if these
large and valuable pieces are not handled correctly. Irreplaceable items may be lost forever. If you decide to move yourself, give some thought to what might happen along the way and make contingency plans. Be realistic – hiring a professional mover can offer tremendous peace of mind and is money well spent.

Style versus comfort Style is certainly top-of-mind when decorating your home, but ignoring function and comfort is a big mistake. Think about how you intend to use the space, and go from there. For example, having a coffee table and side tables within reach of the seating highlights the space’s functionality and convenience, and it makes the room look complete. Slightly off-centre By no fault of homeowners, I often see the dining area light fixture off-centre to where the table should be. Rather than trying to centre the table to the fixture, place the table where it makes sense. Then, simply swag the chain of the fixture, so it’s centred to the table. Wrong starting point When arranging your bedroom furniture, start with the bed placement first. A bed that comfortably sits in the room with side tables and a headboard is all you need. Of course, accent chairs and a dresser are excellent additions, space permitting! Now, back up... Nothing is worse than walking into a room and being met by the back of a big, bulky sofa. When arranging your furniture, view your pieces from every angle. Reconsider your arrangement and alternate angles to create a more pleasing and inviting furniture layout.

Following sockets and outlets Just because your cable outlet is located on a certain wall does not mean your TV should be there. Think about what makes sense to how you plan to use the room, and its natural focal point. Remember, unsightly cables can be re-routed or covered. Maintain good balance Ensure your furnishings are equally distributed to maintain balance. This doesn’t mean you have to go completely symmetrical; it’s more about the visual weight of your furnishings and how it’s distributed. Focus! A focal point is the initial point of interest when you enter a room. Your main seating area should always have a focal point, whether it’s a window, a fireplace or an archway/opening into another room. If you don’t have one, you can create one using a piece of art or furniture, such as a beautiful console table. Forgetting flow and function When arranging furniture, consider how you will enter, exit and navigate the room. For living rooms, make sure that you can easily get in and out of seating areas without having to awkwardly dodge furnishings.

what to look for in a rental Whether it’s your first apartment or your 10th, you’re going to want to find the home that best suits your needs. While looking for a new apartment, use this handy checklist to make sure you’ve covered all your bases. THE RENTAL UNIT

• Is the lease for a fixed amount of time or month-to-month? • When and where will the rent be paid? What happens if it is late? Ask for receipts for any payments. • Who do you contact if there is a problem? • Have you arranged for tenants’ insurance? • Are sublets okay? What about a roommate?
• Are pets allowed? Is a deposit required? • Is smoking allowed? • How long can guests stay? • Are you able to decorate your unit? What is the policy about push pins and hammering nails in the walls? • When and where are notices delivered when it’s time to move out? • When will the inspection report be done. It’s always a good idea to keep copies of documents related to your rental unit, including the tenancy agreement, inspection report and receipts. Asking the right questions and considering the answers before you sign on the dotted line will help you find a rental unit that best suits your needs and lifestyle.

Here are five good reasons why renting is preferable to owning. 1. PROPERTY MAINTENANCE.
Shovelling snow, raking autumn leaves, mowing the lawn – outdoor tasks are your landlord, superintendent or management company’s responsibility, unless your lease dictates otherwise. 2. FIXTURE REPAIR. If your
