hether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

New Lending Guidelines for the Self-Employed

Lending guidelines have changed recently, and a large group of people affected are those who are self-employed or fall into the category of Business for Self (BFS). If you are currently BFS and are already mid-term in a mortgage, when you come up for renewal and want to switch lenders or buy that bigger home, you may be in for a surprise. Most lenders are now requesting a good deal more documentation than you may be accustomed to. Whether you think you can income qualify or not, you will have to provide a pile of documentation from business financials, two or three years T1 generals, bank statements, and more. Some BFS clients claim enough taxable income to qualify, or have significant equity in their property that the required income is less of an issue, but some self-employed people make an honest living, enjoy the deductions and write offs permitted by a business owner, and come qualification time do not have enough to show for taxable income. These individuals often have a high credit rating and no difficulty making their payments but are caught in the vortex of these new rule changes. Again, it’s not all about rate here! These BFS clients have the option to deduct fewer expenses from their taxable income to get that coveted lower rate OR they can maintain their tax advantage and understand the reality that comes with today’s lending parameters. It is important here to note that sometimes brokers have to place BFS clients with alternate or “B” lenders, and that this does not mean that they are sub-prime clients. Though mortgage rates may be higher for the self-employed and BFS clients, this is often more than offset by the tax advantages they have.

Some lenders will accept creative solutions such as adding back business interest expenses, business use of home, capital cost allowance (CCA or depreciation), and even motor vehicle expenses. Different lenders accept different combinations of add-backs. A broker will know this best, so enlist your broker’s help! You will be happy that you did.

Spring is a time for rejuvenation, change and new beginnings. It’s also the busiest time of year in the real estate market, including for first time buyers. For those newbies who buy a freshly minted home, the options and variables to consider can seem bewildering. Not to worry, we have you covered. Following are the ‘big questions’ I recommend you ask the seller before entering into a legal agreement with a builder on a new home:

Is home building your profession? Steer clear of any homebuilder who builds on a “part-time” basis. Remember, home building is a skilled and serious business that requires a significant commitment to keeping on top of the latest and greatest materials, methods and designs, and that’s definitely a full-time gig.

What is your experience and how long have you been in business? Professional builders, who are confident in their work and have a positive track record with previous clients, will have no problem sharing their experience, strengths, and what sets them apart from others. The Property Transfer Tax, commonly referred to as PTT, is a tax payable whenever you purchase real estate in British Columbia. Subject to limited exemptions, purchasers must pay a 1% tax on the first $200,000 and 2% on the remainder of the fair market value of the property being purchased. When the PTT was first introduced in 1987, it was a tax designed to be more onerous on the wealthy. Initially, only 5% of properties had to pay the higher 2% tax. Today, that number has risen to over 96%. The tax rates haven’t changed, but property prices sure have! As housing affordability becomes a bigger concern, the government has come under fire for contributing to the cost of housing through the PTT. For example, using the benchmark 2013 housing price for Greater Vancouver, the government collected an average of $16,000 in tax every time a detached home sold, over $7,000 in tax every time a town home sold and over $5,000 in tax for every time a condominium sold. For a detached home on Vancouver’s west side, the average PTT payable on a purchase climbs to over $30,000. It is estimated that property buyers now contribute between $800 million and $1 billion to the provincial government’s budget through PTT every year. Given these numbers, it isn’t surprising that a recent Ipsos Reid survey found that 58% of British Columbian’s agreed that the PTT places an unfair burden on homebuyers. The good news is that the provincial government has started to take steps to reduce the burden of PTT on first time homebuyers. In the 2014 provincial budget, the government announced an immediate increase in the maximum exemption from PTT for first time homebuyers. If you are a first time homebuyer, you can claim a full or partial exemption from paying the PTT as long as you meet certain qualifying criteria. Full exemptions are now available for properties with values up to $475,000 and partial exemptions are available for homes with values between $475,001 and $500,000.

Group promotes national approach

to elevating consumer understanding of mortgage risks The Mortgage Broker Regulators’ Council of Canada (MBRCC) is helping consumers across the country gain a better understanding of the risks and responsibilities related to obtaining a residential mortgage. The organization has developed a pamphlet, as well as educational content for its website, to ensure that Canadians in all provinces have access to practical information and important considerations about mortgages.

Know Your Mortgage Risks & Responsibilities, the materials developed by the MBRCC, are part of the organization’s efforts to improve mortgage consumer education. “It is important that borrowers understand the key considerations and implications when agreeing to a mortgage,” says MBRCC Chair Kirk Bacon. “Educating consumers helps them make more informed decisions. This is true regardless of the province they live in.”

The information was developed for use in all MBRCC member provinces. The educational materials and the types of information borrowers received on mortgage risks and responsibilities vary from province to province. “Given the differences, we felt it was an area in need of further collaboration from the provincial mortgage broker regulators,” Bacon adds. The MBRCC developed the pamphlet as a disclosure tool for mortgage brokers to provide to their clients during their initial discussions. It is designed to ensure that borrowers are knowledgeable from the outset, as well as to help stimulate discussions with the broker. “Brokers play a critical role in educating borrowers. Their clients look to them for information and advice. We appreciate their help in getting this information to the public,” says Bacon. The pamphlet introduces readers to mortgage risks and responsibilities and points them to the MBRCC website for further information. The pamphlet is also available on their website for brokers to download and print at their convenience.

Canada Mortgage and Housing Corporation (CMHC) expects the number of housing starts to stabilize in 2014 and 2015

According to CMHC’s first quarter 2014 Housing Market Outlook, Canada Edition,, support from improved economic and demographic fundamentals will be tempered by a combination of a modest and gradual increase in mortgage rates and a slowdown in demand from first-time buyers. “With a relatively

high number of units currently under construction, we expect builders will gradually adjust their activity in order to reduce their level of inventory,” said Mathieu Laberge, Deputy Chief Economist for CMHC. “Housing demand for resale market homes will continue to be sustained despite expected modest and gradual increases in mortgage rates toward the end of the forecast horizon,” he added. On an annual basis, housing starts are expected to range between 176,600 and 199,800 units in 2014, with a point forecast of 187,300 units, relatively unchanged from 187,923 units in 2013. In 2015, housing starts are expected to range from 163,200 to 206,600 units, with a point forecast of 184,900 units. Multiple Listing Service® sales are expected to range between 436,000 and 497,000 units in 2014, with a point forecast of 466,500 units, up from 457,485 in 2013. In 2015, sales are expected to range from 443,400 to 506,000 units, with an increase in the point forecast to 474,700 units. The average MLS® price is forecast to be between $380,100 and $400,700 in 2014 and between $384,300 and $409,900 in 2015. CMHC’s point forecast for the average MLS® price calls for a 2.1 per cent gain to $390,400 in 2014 and a further 1.7 per cent gain to $397,100 in 2015. World Housing:

Transforming slums one house at a time Vancouver entrepreneurs’ initiative to empower families living in the most notorious garbage dump sites with a one-on-one real estate gifting model » by michelle hopkins Living in beautiful, prosperous Canada we can easily be unaware of the harsh reality of people’s lives in other parts of the world. Places where young children crouch, digging through a wasteland of garbage, for goods that might net a family a dollar or two a day at best. The sad truth is, millions of this planet’s destitute families survive and live in garbage dump shanties. Peter Dupuis and Sid Landolt, Vancouver luxury real estate marketers, observed the horrific squalor that the world’s poverty56 metro vancouver new home guide | march 7 - 21, 2014

stricken people were living in or around these landfill shanty communities and decided they had to do something. “In 2009, I was doing my Masters thesis. While on a flight between Los Angeles to Vancouver, Sid and I met Blake Mycoskie, the hip young founder of TOMS shoes,” says Dupuis, partner in S&P Destination Properties Ltd. “He told us that for every pair of TOMS shoes they sell, his company provides a new pair of shoes to a child in need.” Inspired, the 30-plus year business partners discussed the possibility of a one-for-one gifting of homes model. Over the next three years, Dupuis traveled the globe studying slum housing in garbage dump shanties in Mexico, Cambodia and the Philippines, as well as others in Africa, South America and India. In addition, he gathered as much information as he could about social entrepreneurship, philanthropy and the plight of those living in some of the world’s worst and most notorious garbage dump communities. The social capitalist also interviewed developers, buyers, social entrepreneurs and dump dwellers. When Dupuis returned, he and Landolt identified three garbage slum communities that they wanted to provide homes for: in Phnom Penh, Cambodia’s Steung Meanchey Landfill; Puerto Vallarta, Mexico’s Xtapa Landfill and Manila, Philippines’ Smokey Mountain Landfill. To test their model, last November two families living in the Steung Meanchey Landfill were given homes. “We saw how it gave these families dignity and a sense of hope for the future,” says Dupuis. In January 2013 World Housing was launched in beta form. According to Dupuis and Landolt, this is the first of its kind gifting model; no other organization exists to pair real estate home sales with deserving developing world recipients.


THIS IS HOW THE WORLD HOUSING MODEL WORKS:

For each condominium sold at a certified luxury condo development around the world, World Housing will gift a deserving family a home in one of its three garbage dump communities. Potential developer partners must meet strict criteria, be committed to social change and pay a $25,000 fee to join. In addition, they commit to a minimum of 100 condominium units, or 50 per cent of the total project, to its gifting model. “Then, for each condo sold, the developer pays World Housing a set fee of $3,000 of which $2,500 goes towards building the home and $500 to keep the organization running,” says Dupuis, adding everyone in the organization is a volunteer, no salaries are paid. The fi rst partner project in Vancouver will be Westbank Corporation’s 52-storey condo tower at Granville Bridge. In addition, World Housing has signed up with other developers in Toronto, as well as globally, including Millborne Real Estate Corporation, Oahu, Hawaii and another in Taipei, China. The impoverished families that receive the homes are also closely vetted by World Housing NGO partners.

In the Dharavi landfill community in Mumbai, India, a typical 44 square-foot shack is home to an average of six people. Translated to Canada, 170 people would share a 1,250 square-foot, two-bedroom condominium. “We have partnered with NGOS that specialize in providing educational, medical and nutritional support. We are the last piece of the puzzle,” says Dupuis, adding one of its NGOS is Cambodian Children’s Fund, founded in 2003 by former President of 20th Century Fox International Scott Neeson. Families must adhere to strict rules of conduct to be considered as recipients of the homes: children are required to attend school rather than work as dumpster divers, the parents cannot be involved in either the sex or drug trades and the families must be seen by their communities as good role models. THE HOMES:

Built on stilts to protect them from flooding and rodents, each home is clad with metal and features 130 square feet of interior living space with another 130 square feet of covered exterior space as well. For each five homes, there is a shared bathhouse with toilets and running water. World Housing’s NGO partners identify the families, then build community housing by creating sustainable job skills through on-site construction and job skills training with local youth who actually live in these shanty communities. To date, 53 homes have been gifted to families at the Steung Meanchey dump, 16 are in assembly at one of its two factories, with the goal of building 40 homes per month. “By 2020, we hope to put roofs over the heads of 30,000 deserving people,” says Landolt, adding that translates to the construction of up to 5,000 new homes. Although the venture is a charitable one, it is not a non-profit organization. Rather, it is designed as a CCC (Community Contribution Company) that focuses on using profits to drive social change. “We are a for-benefit social change enterprise that generates revenue by connecting the buyers of developers’ projects to families in developing countries,” adds Landolt. The next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, the beauty of a table set with care (candles, flowers and cloth napkins). You’ll feel less frazzled and more peaceful. ›› Let go of the “shoulds.” The next time you catch yourself thinking guilt-inducing thoughts like “I should go to the gym,” or “I have to wash the windows,” shift your perspective. Find a way to make the task more enjoyable so you can replace the “should” and “have to” with “like to,” “want to” or “could.” Reframing your thoughts in this manner puts you in control because you are deciding to do the task out of desire, not criticism. Do it now and have faith in the power of taking that first step. ›› Tie up loose ends. Regularly schedule one hour a week to devote to tying up loose ends. These little “to-dos” take less time to complete than you think and yet, left undone, eat away at you, draining your energy and clouding your mind. If you finish in less than an hour, use the extra time to reward yourself with a special indulgence.

Witch hazel and pussy willows are abundant at this time of year and blossoms are not far behind. Use an unexpected vessel instead of a traditional vase. Granny’s antique teapot, a champagne flute or teacup can be repurposed for this occasion. Placing flowers under a bell cloche is another interesting way to display them but they don’t tend to last very long that way. Food used as décor A pile of saucy red apples or perky lemons can also brighten your countertops. Place them on a fresh white cake platter or a silver tea tray and you will have an edible centerpiece. Pretty up your plates I have a stack of plain everyday white china as well as my weddinggift gold-rimmed set. I love these standbys and wouldn’t get rid of them for the world but sometimes my table just needs a little “perk up”. To this end I use colourful accent plates, napkins, napkin rings or glassware. You can splurge on some colourful crystal glasses you’ve been eyeing or purchase inexpensive napkins. Adding a variety of colour may be a little much, unless you are going for the gypsy bohemian look, so try to pick one or two colours and run with those. Add colour The go-to designer suggestion of refreshing with paint is a go-to for a reason. It works. Spruce up your space with a coat of paint in your most well used room. Another way to add life without the fuss and mess of painting is to change your throw pillows and blankets. Try to pick one or two colours that coordinate with your existing

furniture and use those as your accents. To

avoid the space becoming too busy, mix patterns in the same shade or colour and give the eyes a break by incorporating a neutral.

Change your wall decor This doesn’t necessarily scream “SPRING!” but it will certainly perk up your interior. There are plenty of ideas online for the DIY’ers ranging from the simple to the more challenging. Trending on many interior design blogs is the use of classical ceiling medallions or rosettes as wall hangings. These can be painted to match your walls to give a more subtle, textural effect or sprayed a crisp colour to stand out. A mix of framed art, photos and ephemera covering a wall is another option or hanging one large oversized statement piece is another. Etsy and local art colleges are great sources for reasonably priced original artwork or you or your children can create your own masterpieces.

Property Transfer Tax Update:

Good news for first time homebuyers. In the new budget, BC announced the Property Transfer Tax (PTT) exemption for first-time buyers has been raised from $425,000 to $475,000 — meaning a savings of up to $7,500. Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)
