hen a renovation project is finished there is a tremendous sense of accomplishment and satisfaction. These feelings tend to last for many years. Every time you walk into your renovated space you are reminded of how your home was transformed. Prior to this point of completion, there are a number of important matters that must be attended to. This includes determining the budget, arranging the financing, developing a wish list and hiring the right professionals. When it comes to hiring your renovator, make sure to review the article on page 54, which highlights the reasons why it is so important to hire a pro. These hard-working renovators will ensure that you have a positive experience. It is important to hire a renovator that you trust and feel comfortable with. The lowest bid should not be the determining factor when deciding who gets the job. On page 62, the Canadian Home Builders’ Association has provided an excellent guide to help you with the hiring process. This issue also focuses a great deal on the wish list, in other words, the really

fun part of the process! The number of products available to homeowners appears infinitely vast. This can be overwhelming but fear not. Simply immerse yourself in the market and before you know it, you will start to get a real sense of what’s out there and what appeals to you. Make an idea book of colours, materials, styles, appliances, furniture and decor that you love and connect with. Your designer and renovator will need this information, so the more you research ahead of time, the better. Yes, there is much to review, but don’t view it as a chore. Enjoy this part of the process, knowing that the end result will be incredible. More than that, it will be a reflection of your unique personality and style.

by LANNY MCINNES ngoing professional development is a key piece of what differentiates a Manitoba Home Builders’ Association member from other residential construction companies in Manitoba. MHBA builder and renovator members keep up to date with the newest information and trends, the latest best practices, and newest building technologies that help ensure their work is of the highest quality. Every November, the MHBA hosts its annual Housing Forum and Building Trade Show which provides MHBA builder and renovator members with a full day of education and training sessions on the latest best practices and newest information regarding residential construction techniques and materials. Prime contractor safety responsibilities, improving homeowner education on operating and maintaining a new home, properly installing HRV/ERV ventilation systems, and vaccination policies in the work place are just some of the sessions being made available to MHBA members through this year’s Housing Forum. Over the coming weeks, MHBA members can also attend a host of virtual session on the state of Winnipeg’s housing market, Manitoba’s economic forecast, and upcoming building code changes through MHBA
virtual sessions that will supplement the professional development provided at the Housing Forum. Throughout the year, the MHBA provides ongoing education sessions and continually shares the latest in industry best practices and information with our membership. The Housing Forum and our educational sessions are a key component of our Master Builder and Master Renovator certification programs. The MHBA Master Builder and Master Renovator certification programs allow builders and renovators to demonstrate compliance with high standards established by a credible third party. The program ensures an ongoing commitment to continuing education by requiring all certified builders and renovators to enroll in suitable courses related to building and business practice, so you can have peace of mind that your new home or renovations are in the best hands. A minimum number of hours of professional development must be completed every year to keep the designation current. Credit for professional development can be earned either through attending seminars offered in the MHBA’s continuing education calendar and attending other approved business sessions. MHBA builders and renovators are committed to professional development and being up to date

ntertaining season is upon us again after a long moratorium on gatherings. Curated affairs are the trending ticket this party season. With every detail carefully thought out and nothing overlooked, your guests will enjoy a “tended to” vibe, while accommodating any conscious or sub-conscious social-distancing comfort zones that still linger. Let’s break down this trend.

Our home is your home A party where you’re not at ease is one that you’ll be leaving shortly. Your guests should feel comfortable, with plenty of room to sit, stand and manoeuvre. How many guests do you anticipate showing up? What
activities will they be engaging in, and where? Then, design “stations” to accommodate your plan. Typical party stations include food, bar and lounging, but your list may also include something specific, such as a games zone, or wine tasting area. It’s also a nice touch to have a “welcome zone” by the entrance/exit, with a coat rack, a place for shoes and, of course, hand sanitizer. Movable furniture is my go-to when designing any living space. From a practicality perspective, these pieces are worth their weight in gold. And the great news is, modern furniture designers are creating pieces that maximize multi-function, space efficiency and aesthetics. Think coffee tables that rise into dining tables, storage benches and ottomans that double as seating, and bar carts on wheels that have a million and one different uses at this time of year. When prepping your space for an intimate party, style matters. Though your party stations are temporary, ensure each of them adds aesthetic
value to your space. Will it look pleasing? Attract guests? Aside from seating and surfaces, or anything else essential to that activity, ensure each station has a focal point, such as a piece of art or centrepiece, and dedicated lighting. In the dining area, opt for versatility and ease, with themed, self-serve food stations. This set-up accommodates more people (bonus if you have a small space) while allowing guests to choose what they eat, when and where. Just ensure you have plenty of extra seating throughout your entertaining areas. Consider individualizing single portions in disposable dinnerware, ideally recyclable or compostable. It’s more sanitary, and this grab-and-go tactic leaves time for the hosts to mingle with guests.
The bar is the focal point of many parties, so this space should be stocked, and styled. Supply the bar with the standard selection of beverages and glassware, being mindful of your guests’ preferences. Prepare what you can ahead of time, such as mixes and garnishes. Of course, always have a selection of alcohol-free options for the nondrinkers and designated drivers. Finish the bar with some themed or seasonal decor and lighting. Party season this year is all about being a gracious host, and creating a curated affair, from the food and drinks to the music wafting through the speakers. What’s the vibe you’re aiming to achieve, and how will you evoke that mood? I think you’ll find that a little forethought will go a long way.

Modern elements and cosy details turn this cabin into a special retreat

T
his cosy yet contemporary chalet in Blue Mountain, Collingwood, serves as a recreational retreat for its owners, a haven to enjoy the great outdoors and host family and friends. To match the homeowners’ chic, laid-back lifestyle, I chose a modern farmhouse aesthetic that embraces the mountain vibe, the home’s architectural attributes and its structural limitations. Despite its many transformative elements (new floors, a fireplace, mudroom, updated entrance,

new panelling, staircase, interior doors, and a lot of paint), the home maintains a distinctive cabin feel highlighted by a central fireplace. On approaching this project, my original inclination was to move the fireplace. However, on discovering the home’s structural limitations, I opted to keep it in its original position, streamlining and modernizing the existing traditional wood-burning stove with a sleek, four-sided gas unit. What started as a design challenge became a new focal point to be enjoyed from every angle in the vast space,
which was now perfectly divided, yet connected. The dining area proved to be a fun collaboration with my clients, who chose to feature a Twiggy painting that adds a pop of colour and contemporary flair to the other side of the fireplace. To bring drama and dimension to this open-concept area, I painted the east and west gable ends in a dark, warm grey colour. I repeated this same contrasting hue on all interior doors to perfectly match the smoky, stained hardwood floors and complement the pickled pine ceilings.

A mudroom finishes off the main level and adds a practical addition to the space – complete with a boot dryer closet for winter recreation and organized cubbies for stylish storage. The upper landing area houses a small office and sitting area, with a hallway leading to the principal sleeping area. The main bedroom features a wood slab headboard from CB2 – an instant

focal point of the space. On the main floor, the guest bedrooms were designed to maximize sleeping. Twinover-queen bunk beds were placed against the wall and a few windows, featuring light and airy metal frames that don’t feel visually heavy in the space. The other bedroom boasts a wall-to-wall headboard that allows the twin beds to be pushed together
to create a king-sized bed, if and when desired. In the end, the variations of warm greys and contrasting colours throughout the chalet, plus the addition of cosy furniture pieces, work well to create a warm and welcoming space everywhere you go. And the perfect place to entertain friends and family.

he year 2021 was certainly an interesting one in interior design. I saw a focus on balance and functionality, as we spent more time in our homes. In 2022, things are going to change. Off the heels of Milan Design Week, exhibitions showcased refined spaces that were skillfully combined with bold colours and geometric forms. In effect, we anticipate 2022 trends to dial into personality and expect to see inspiring spaces that honor the fullness of living, telling a story of sustainability and nostalgia, mixed with an artful blend of colour choices and positivity about the future. Here are my top four trends for the new year.

MATERIAL MANIA Natural materials, organic textures, and a blend of rich wood, marble, glass and metal combinations are taking centre stage in furniture and decor collections. Rattan and wicker trends continue to thrive, giving a more relaxed and airy feel in our interiors.
POST MODERN DESIGN Reminiscent of the 1970s-90s post-modern design, is a revival of the original style. The bold shapes, colours and pop art that were favoured then have now become muted and softer. But no matter what your initial reasons are, when we, or any of our peers for that matter, come to that initial visit, there is pretty much a standard range of questions we ask
to determine your scope of work, how you live in your house and what you hope to achieve with your renovation/ addition. The answers vary and are often budget driven which sometimes also dictates the priority list. However, there is another consideration you need to keep in mind in your decision making which often doesn’t come up until later. Are you doing this for you and your lifestyle or are you thinking about resale value? This is a very important question and consideration when you start to think about adding/eliminating bedrooms, bathrooms, windows, entrances, etc. How you want to live and function in your space may not align with others. If you are not planning on being in the home for a longer period of time, you could be devaluing your home in spite of all the money you’re about to invest in it.
So then, how do you evaluate this? Here is my rule of thumb for you. If you’re not staying in the home or intend to flip it for financial gain within five years, perhaps limit some of your more unique personal desires that may or may not appeal to potential purchasers. Potential purchasers are already anticipating that they will have to do renovations of their own and whatever you did for you, will likely be taken out anyway. Stick more to the line of thought that fresh kitchens and bathrooms sell houses. However, if you are doing this for you, that this is your long term raise your family in or retire in style home, then do whatever you want that makes your life all the more functional and enjoyable. SOLUTION | The small galley kitchen was expanded into a cooking and entertaining haven in the 15’ addition to the back of the home.

Transitioning for
fall

s the warm summer season transitions to the cool, crisp days of fall, it’s the perfect time to cosy up your interiors. Transitioning interior spaces for fall doesn’t require an entire house remodel. Just as you might update a few pieces or add some trendy accessories to your wardrobe for the season, transitioning your home is about making smart additions and working with what you’ve got. I like to design for my favourite time of the year in the same manner that I approach dressing for it – more layers, heavier fabrics, soft and varying textures, and all things cosy. Fall colours such as reds, oranges and 56

yellows, are an easy way to add warmth but it’s not always possible. Instead, focus on creating the feeling that fall inspires – warmth and comfort. Here are a few tips to help you do so.
Bring in the warmth! When transitioning into the colder months, it’s important to bring in as much warmth as we can! First place? The fireplace! If you have one, making it a focal point in your space will automatically bring warmth to the space. This can be achieved by rearranging your furniture to be conversational around the fireplace or orienting the furniture toward it. If you don’t have a fireplace, there are electric fireplaces that can be

If the addition of one exceeds your budget, the easiest and quickest way to bring warmth into your space is through colour! The quickest way to give your space a facelift is with a few coats of paint. Embracing terracotta or rust tones into your home brings in a warm earthiness that is the next best thing. Burnt oranges pair great with sand beiges and warm greys to create a serene environment.
quick tip Vintage/eclectic furniture and décor give more character and make a space feel more personal. We often find comfort in the things we know and are familiar with. Dusting off old picture frames or pulling out a set of grandma’s coloured glassware can bring a sense of comfort and security, which is needed on those chilly days.
quick tip Don’t feel like getting your painting smock on? Traditional or contemporary style, cabinetry paired with gold hardware and light fixtures are a great way to refresh your kitchen or bathrooms and create a warm vibe.
Bring in the comfort! Due to the pandemic, rooms that were previously for entertaining purposes only have been transformed into at-home workstations. The need for privacy is quickly in high demand, especially now that everyone will be hibernating inside to get away from the cold. More and more, we are seeing a need for separation within open concept floor plans while still keeping sight lines to the adjacent rooms. Room dividers or decorative partition screens are a fantastic way to create intimate spaces where we can seek comfort in a more private manner. Creating a special nook somewhere in your home can also bring you the joy and comfort you never thought of. For
example, creating a nook in front of a window with a chaise or built-in bench layered in pillows and a knit throw blanket can give you the perfect place to escape to curl up with a good book and set the tone for fall! Providing your space with layers of textures is an excellent strategy to make it feel more comfortable and relaxed without the need of introducing colour. Introducing texture on the walls helps to bring more character and make your space feel soft and calm. Millwork wall details are a terrific way to add visual interest and texture to your walls without the need to hang up artwork or pictures. Another great way of adding texture to the walls is to use textured Roman clay or a limewash, which offer depth and a feeling of warmth you thought only happened in a Parisian loft! Wallpaper is hot right now and an instant pick up that can add colour and/or texture. With the change in seasons and the idea of living more inside; a renovation is usually a first instinct. Sometimes, that is the right answer. We can help you with that renovation. It is also important to remember that transitioning your home for the colder months does not need to entail

Bouclé, faux furs, heavy linens and chunky knits are all the rage at the moment. Consider adding accent pieces like woven poufs or wool throw blankets on your couch to snuggle up to on those cooler days. Layering rugs is also a great way to add texture and make your space feel cosier.

Deciding who to
hire
Renovators should be allowed adequate time to prepare a BID for your project, and you must ensure that each renovator is working with the SAME plans and specifications. For all but the simplest projects, you should expect the renovator to present their bid in PERSON, so that they can discuss each aspect with you an answer any QUESTION you may have.
Once you have interviewed renovators, checked their references and received written price quotes from those you are interested in hiring, it’s time to decide who will be doing your job.
COMPARE every aspect of their bids – the DESCRIPTION of the work, SPECIFICATIONS (materials and products), PRICE and ALLOWANCES, DEPOSIT and payment milestones, project schedule and any additional RECOMMENDATIONS or IDEAS for your project.
Once you have MET with the renovators who are bidding on your job, you should REVIEW each set of bid documents carefully before deciding who to hire.
REVIEW the information you collected during and after your initial IMPRESSIONS of each renovator, and what their PREVIOUS CUSTOMERS had to say about them.
If you have a particularly strong sense of CONFIDENCE in one of the renovators, they are probably your BEST CHOICE, even if their price is not the lowest. In the end, you should choose the renovator based on your sense of the overall VALUE they can provide to you.
Decide the IMPORTANCE of each aspect of your evaluation. While overall price is important, it is only ONE FACTOR. Many homeowners who have successfully completed major home renovations speak about the importance of “PEACE OF MIND” – working with a renovator they trusted and felt CONFIDENT in.
