RENOVATE or RELOCATE? RJR CONSTRUCTION EXPANDS A ‘BASIC BUNGALOW’ INTO BEAUTIFUL ‘CHARACTER CRAFTSMAN’ by JANINE MACKIE

THEY RAISED THEIR FAMILY IN THIS HOME. THEY LOVE THEIR COMMUNITY AND NEIGHBOURS. But Sue and Jim have never been entirely happy with the small bungalow in North Vancouver where they have lived for almost 25 years. “Our 2,350 square foot house did not fit our needs and we could not deny it anymore,” said homeowner Jim Caruth. “We dreamed of having a larger master bedroom with an ensuite, and could not figure a way to rearrange the main floor to make it work. We had priced that work several years ago and the costs associated with adding a couple hundred square feet on the main did not make it worthwhile.” Finally in a position to explore all their options – a decision they knew was worth thousands of dollars, Jim and Sue faced the dilemma, to renovate or relocate? TIP #1: CONSIDER YOUR NEIGHBOURHOOD – DO YOU LIKE THE LOCATION OF YOUR HOME?

With a favourable lot, location and neighbours — they couldn’t imagine leaving, so decided to first explore the economics of expansion, and contacted RJR Construction. “I’d seen their signs on other major renovation projects so knew they were experienced,” said Jim. “I spoke to one neighbor who told me ‘they were not the cheapest guys, but they definitely did a great job. I would highly recommend them.’” TIP #2: GET A COST ESTIMATE. FIGURE HOW MUCH A RENOVATION WOULD ADD TO YOUR HOME'S VALUE AND COMPARE THIS WITH COMPARABLE HOME PRICES IN YOUR NEIGHBOURHOOD

A few days later, Shawn Stewart, owner of RJR Construction was sitting at the couple’s kitchen table providing them with ballpark figures to completely rebuild the main floor, as well as add a new second floor expansion. Doing their due diligence, the couple received written quotes from two other reputable builders that were in line with RJR’s estimate. Based on this, and the good working relationship they had developed, they concurred to stay put and rebuild with RJR. Moving would have been the same cost or more. A preliminary design was developed, followed by several revisions based on their input, what was possible with current zoning and their budget.

TIP #3: SET A GOAL TO STAY WITHIN BUDGET WITH SOME FLEXIBILITY FOR UPGRADES

“Shawn was very honest with us during the negotiations, acknowledging that as the work progressed we may spend more than the original contract with upgrades we’d want to do,” said Jim. “We felt confident in the agreement we were entering into.” With a shake of the hand the transformation began … First the roof was taken off the house — a feat less experienced builders may not have tackled successfully in the month of September, but project manager Ian Knight developed a successful strategy and managed the water control of inevitable rain. Throughout the process, neighbours commented on how well the project was coming along and how the site was well-organized and surprisingly neat for a massive rebuild of a house.

“We found the subtrades and crew to be friendly and approachable, as well as professional and productive,” said Jim. “Ian helped keep us on track in terms of choosing fixtures and finishes for the home as well as helping out with design ideas.” A complete main floor renovation with new mechanicals, new electrical, and hot water on-demand, along with a 750 square foot second-floor addition for the master suite has made the home essentially brand new. By adding a floor they gained an extra bathroom and bedroom which doubles as a home office, and the kitchen is now a showstopper with stunning cherry cabinets stained a beautiful shade of dark chocolate, contrasting with the natural oak flooring. Jim is especially proud of the kitchen island — a fabulous floating design he helped create by sourcing

out steel bars that were glued under the natural quartzite counter to allow the 15” overhang to appear unsupported. “It’s a very clean look to a large overhang and to my knowledge, has never been done before in BC,” said Jim. Luxurious yet designed for real life, the couple now also has the bedroom and ensuite they’ve always dreamed of. There’s an ample walk-in closet, marble countertops and large-format tile heated floor in the bathroom with a fabulous pebble stream flowing through the wall and into the floor of the shower . Our weather and climate, along with the vast variation in terrain and building sites, from rocky vertical slopes in West Vancouver to sandy delta in Richmond — all of this keeps our builders at the top of their game. Builders not only have to keep up with current trends in design and technology, but they have to navigate evolving building codes that keep our region at the top of the “Greenest Cities” list. So just how do they manage to stay on top of all this while creating the beautiful and functional homes that can be seen all over the city? We asked Vicky from Kenorah a few questions to find out. What do you see as the most conspicuous new trends in residential home design? What trends would you like to see happen in the near future? There has been a noticeable shift in emphasis from the size of spaces to more consideration of functionality and flow. Homeowners are recognizing the value and lifestyle impact of better design. They are passionate about creating more intentional, thoughtfully designed spaces. We have also experienced a dramatic increase in demand for space planning related to current or anticipated multi-generational living. With many multi-generational families sharing one home, there are exciting opportunities to design spaces that support both shared and private living areas and support the unique living requirements of various family members. We have also noticed an increased homeowner awareness of and interest in the performance characteristics of custom home and renovation projects. Homeowners have clearly been doing their homework and are asking the tough questions about everything from durability, noise abatement, energy efficiency to air quality. What do you find to be the most challenging aspect of home building? How do you mitigate this? Interactions with municipal planning, engineering and inspection services is certainly the most substantial challenge that we confront day to day in home building. While we respect and embrace the measures taken to protect homeowners and establish acceptable norms, there is rampant inconsistency and subjectivity in the application of code and bylaws. Increasingly, it appears that each individual planner and inspector in each municipality is free to impose their own interpretation with no recourse afforded to the builder. Permit processing times have, in many cases, quadrupled. To mitigate this, we continue to invest in early bylaw analysis and advance consultation with municipal representatives to ensure that design efforts are productively invested in design scenarios that will not encounter obstacles to engineering and permit approval. How would you describe your design/ working philosophy, and how does this philosophy have an impact upon your process with clients? We offer homeowners a guided journey with clear accountability. Risks are assessed before construction starts, including a comprehensive site inspection before design even commences. Early disclosure of these risks and the resulting design or cost implications allows homeowners to make more informed decisions about project viability. While the creative aspects of design should be embraced,not encumbered, clear definition of risk, budget, bylaws and schedule are essential boundaries within which successful design should take place. It also allows us to make unconditional project schedule and budget commitments during construction; no excuses, no contingencies. How do you define quality building? What is the first thing you notice about a home that signals quality building practices? What indicates poor quality? We see two highly interdependent facets of quality. Quality, in the more conventional sense, means products, materials and building practices that are durable, perform well and last.

Achieving these quality outcomes relies on effective design, careful product selection and skilled craftsmanship. An extended view of quality includes the degree to which the home supports and enables the desired lifestyle of the homeowner. A quality home will last for generations. We aspire to design and build quality homes that also provide a healthy, thriving and adaptive environment for the people who live in them. Sustainability is such a common buzzword, it’s kind of lost it’s meaning. How important do you think sustainability is in residential construction, and do you think it’s just a fad, or is it the way of the future? Fortunately, sustainability is here to stay. Our earth cannot continue to sustain the rate at which humanity is consuming materials and resources, and more thoughtful design and construction practices are desperately needed. Sadly, sustainability has been repeatedly co-opted by product companies that “greenwash” in the name of environmental sensitivity. We believe that sustainability starts with thoughtful design and extends through building practices and material selections. In other words, the entire design/build journey presents an opportunity to embrace sustainability and deliver a home that will perform better, last longer and leave a much smaller footprint on our environment. Kitchen prep TIMING IS EVERYTHING WHEN RENOVATING YOUR KITCHEN by MARK COOPER THE FACT IS, YOU WANT TO KNOW WHAT TO EXPECT FROM YOUR

renovation, and when. Since the kitchen is considered the heart of the home it’s important to get everything done efficiently and on budget so you can get back to everyday life, so here are some of the main things you should take into consideration when contemplating a kitchen overhaul. The first step is all yours: figuring out what you want to accomplish and why. Then, unless changes are minor, it’s worth five to ten per cent of your total budget for a professional designer. You’ll need a week or two to schedule a meeting. Ensure you’ll be happy with the room layout, rather than trying to work around existing doors and windows. In the big picture, they’re not very hard or expensive to move. Much of your cost will be quality cabinets and countertops. Choose cabinetry made locally: the wood has already acclimatized, and you’ll avoid expansion and shrinkage common with imports from dryer climates. transportation). Plan ahead. Today’s kitchens utilize deep, full-extension drawers, especially for lower cabinets — you don’t want to be on your hands and knees searching for pots and pans. Lighting is key. Under-cabinet, pendant and pot-lights will ensure your work surfaces are well-lit and your design is highlighted. Along with those big decisions, count on a couple of weeks determining special features and design details – styles, colours, locations of cabinets, and types of drawers. Sometimes a minor point will affect something major, and you have to know where the pipes and wires are going to be before you start construction. This is when you confirm your order for appliances. Don’t delay. You’ll be building around their specs, and it’s costly to rework your design if your expected models aren’t available. 16 HOME DECOR AND RENOVATIONS JUL - AUG 2014

Then expect a week or two for demolition and clean-out. Walls and floors will probably have to be gutted, even if you’re not making exterior changes. After that, assuming no structural surprises, you can begin roughing in ductwork for fans, electrical connections and plumbing. It’s also time to put in audio-visual wiring. Even if you don’t want music or TV now, it won’t be expensive or disruptive when you do. Cabinets can take six to eight weeks to arrive, giving you time to install insulation, vapour barriers and drywall, as well as getting a coat of primer on and maybe some of the paint. Once the cabinets are installed, you can complete the flooring and get your countertops cut and placed. Then some finishing work, and you can stop eating take-out. The biggest delays can be finding and scheduling trades. That’s one of several key reasons to get a good general contractor with a reputation for having expert tradespeople available when they’re needed for your schedule. As you can see overall, it could take 8 to 12 weeks or longer, depending on your scope. So, if you want to cook Christmas dinner in your new kitchen, you’ll have to talk turkey before the end of summer.

SHOULD WE STAY or SHOULD WE GO? RENOVATING MAY MAKE MORE SENSE THAN BUYING by JORGE & ALISA ARAGON

Now is a great time to think about making renovations to your existing home to create your dream home. With mortgage rates still sitting at historic lows, it makes sense to use some of your home equity to put towards renovations that could help you remain in the house you love, in the neighbourhood you desire that’s close to work, school and amenities to which you’ve grown accustomed. Other possibilities include a home equity line of credit (HELOC) – where you can access money as required for each stage of your renovation – or it may be a construction mortgage may be your best bet. The key is to talk to an independent Mortgage Expert who has access to multiple financial institutions and products to ensure you get the most bang for your buck. It’s important to weigh the renovation costs with the potential for your home to increase in value as well. Moving can also be quite expensive. Possible costs to consider when moving include: » real estate fees (upon selling your existing home) » legal fees » property transfer tax » moving expenses » decorating the new home » mortgage penalty OTHER CONSIDERATIONS

IF YOU’RE FINDING YOUR FAMILY HAS GROWN out of your

current home or your house could use a makeover to better fit your changing needs, renovating is a great option to examine. Instead of putting your home on the selling block and heading out shopping for a new home right away, it may be worth considering using some of your home equity to renovate so you can remain at your current address. The first consideration is whether your home can be adjusted to meet your needs. Is your lot big enough for an addition? Will your foundation handle the weight of an extra floor? Does the tired look of your home require a major overhaul? Will the renovations add value to the home? Plan out the changes you’d like to make and speak to professional renovators to seek several quotes before making your decision. Next, depending on the complexity of the project, you have to decide if it’s worthwhile for you and your family to live in a construction zone for several weeks or even months while improvements are being made to your home. The decision between renovating and upgrading to a new house is not solely financial. You should also consider your time, energy and peace of mind. Each choice has advantages and disadvantages. Contractors and Contracts Read the fine print to avoid hassles down the road by SHELL BUSEY

WELL, RIGHT NOW ON NEWS BROADCASTS and in printed media there have

been many of negative reports on “Service Trades” taking advantage of customers (home owners). I am sure that at some point you have read or heard how important it is to have a signed contract with any and all details of any home improvement project you are planning to do. But just having the contract isn’t enough. Did you read all of the fine print? This is a grey area where you the customer will find that the responsibility lies on your shoulders. You may be planning various types of renovations around your home such as a kitchen, bathroom, new windows or doors, or perhaps a new roof, just to name a few of the common upgrades. No matter what the project, big or small, you need to be aware of certain items on the contract. ›› Who is responsible for the job supervision? Are all sub trades licensed, insured, and WCB protected? Who is the person you call in the event of a problem or question? It is very important to know who your contract is with, who is the general contractor, and who is making sure all the requirements are met. This is usually the same person who will be collecting advance payments. ›› Deposits can range from 10% to 40% on average and any special orders such as cabinets or plumbing accessories will most likely be added to the deposit amount. Work-in-progress payments must be agreed upon so that you, the home owner, are aware at all times what to expect. Most important — when is the project to begin and when is it expected to be finished? ›› Weather may play a role in the timing of your project so it is important to ask if any time restraints are expected. ›› There are different types of contracts available, the most popular are a fixed price contract or a cost plus contract. You must read each one very carefully and ask questions on any areas that need clarification. Note: Any subsequent additions, deletions or change orders must be recorded and signed by both parties.

›› If you are using a referral service trade, do not call them directly for future services until you check with the original referral source to be sure they are still in good standing. ›› Most of all, remember fine print is there to be read, don’t be rushed into signing a contract until you have checked everything.

WALKING THROUGH THE PARADE RENOVATED OF HOMES RECENTLY, I couldn’t get over the great feeling one gets in a newly renovated, well designed home. You know – the “wow factor” created with clutter free kitchens, open living spaces - minimalistic living. Everything feels so organized, clutter-free and calm. Life must be easier living like this! Or is it? It is one thing to create a minimalistic environment, however maintaining a clutter-free home on a day to day basis is another story. Busy lives, active families, hobbies and pets — how do people keep it all so clean and organized? A good designer will want to work with you to create a home that not only reflects your personal style but also functions to support your lifestyle. Knowing your household inventory and how you live are two important steps in planning any home renovation. FIRST: embracing a minimalism approach comes with the responsibility of de-cluttering. Yes, it will be your responsibility. You will need to take stock and clear your home of things no longer in use or deemed necessary. Not an easy step but an important one. Trust me. Walk through your house with family members before meeting with your designer and identify the must-haves. You might be surprised to find out your partner is not willing to get rid of a 24 person set of never-used dishes you deem unnecessary. Remember how you promised the kids a new puppy after the completed renovation? These are all things to consider and negotiate ahead of time! A well-designed home will have a place for everything to effortlessly maintain minimalistic living. SECOND: In addition to knowing your household inventory and storage requirements, ensuring functionality to support your lifestyle is essential. A busy family with large dogs may benefit from a full walk-in laundry/ mudroom with wash tub, whereas an adult-only couple may appreciate using similar space to accommodate a small built-in washer/dryer with a larger storeroom for excess entertaining furniture and supplies. When speaking with your designer/ renovator, remember to include these “hard-working” rooms – the storage room, mudroom, laundry room, pantry, even the garage. These rooms, often overlooked in the planning stage for budgetary reasons, are essential in maintaining a minimalistic home. These rooms are where the “behind the scenes” action happens, the function in the minimalistic equation. Including the “hard-working” rooms at the initial planning stage will ensure design continuity and allow for built-in storage requirements to be considered – two added bonuses! Clean lines of brick pavers compose the hardscape elements, contrasting the soft movement of indigenous grasses planted in clean repetition. Saturated rich tones of abundant greenery pop against the translucent waterfront backdrop. All of these elements can be brought to your own backyard or patio to create a space that will have you feeling like you just checked into your own retreat.

INSPIRATION A recent walk along the urban oasis of Vancouver’s Creekside Village seawall to Granville Island had my design senses inspired. The collection of newly designed street level restaurants, cafes, markets and boutique hotels are all designed with the intention of luxury living, hospitality and recreation. BASICS Start with the basics and build up from there — the key to any luxury retreat is comfortable outdoor furniture, simple and unified in style. Assess your outdoor flooring, (or lack of) and determine if you need to define your lounging space. Stone pavers or wood slat parquet are durable options, whichever you choose, keep it consistent. Consider the colour and fabric you might want for

GRANDEUR Inject elements that will give a feeling of grandeur, such as tall trees or tropical foliage, at least six to eight feet in height, in large planters. The over-scaled height will make the space feel larger than smaller planters. Low-maintenance tamarack larch trees work well and are the perfect combination of height without being overly dense and weighted. Add a small spotlight at the base of the tree for evening drama. Position your planters in empty corners of patios or flank each one of either side of your patio doors for a more formal feeling.

LIGHTING Outdoor lighting is the secret to creating a magical mood at night. Mini lights add depth woven into trees or strung loosely along awnings or patio railings. Create a whimsical path of lighting in your garden with lanterns - or instill some drama by grazing the exterior walls with directional lights positioned upward and close to the wall surface to highlight the texture.

FRILLS Depending on the space you have to work with, install a water feature — this could be as small as a plug in water feature mounted on an exterior wall or built into the design of your landscaping. Water features are also a great way to mask traffic noise if you’re in the city. Every retreat whether at home or farther afield capitalizes on elements of fun to be had throughout the day. Install a wall chalkboard outside and post highlights for the day — a feature menu or fun evening activity. A well placed hammock in the shade provides a place for quite and refuge from the sun — and when the sun goes down but the spirits stay up, keep warm with an outdoor fire bowl or heat lamp, some cozy knit throws and let the relaxation begin!
