A place of your own A few years ago, my daughter needed an apartment in London while she attended Western University. At the time, we lived in Montreal, so finding a place for her to live was exciting but daunting as well. Making sure she chose the right place in a good neighbourhood was important. We didn’t have a student renters guide to help us, but I wish we had. It certainly would have made the process easier. As my daughter learned over time, there are certain responsibilities that come with being a renter. Thankfully, these rules and regulations are laid out in the Residential Tenancies Act, which differ slightly from province to

province. Each province has a Landlord and Tenant Board that enforces the Residential Tenancies Act. When in doubt, give them a call and they can help with specifics. From signing a lease and giving proper legal notice, to the legality of deposits, key money and the demand for post-dated cheques, making maintenance requests and lodging complaints, there are guidelines for everything, and there are answers to all of your questions. Keeping it clean By Jennifer Braun SCHOOL-LIFE balance may seem to be a mythical concept, but having a balanced daily routine is actually possible – and an important notion to embrace. I know I don’t have a Saturday to spend hunched over the kitchen sink! Instead, I’ve embraced a few practical tricks that help me get my dishes done, my laundry washed and my workstation dusted without feeling like my weekend completely sucked. Here are five tips to help you get a school-housecleaning balance:

The right cleaning supplies

The right products are simply the ones that work best for your life. I like a broom for keeping the kitchen floor clean on a daily basis and I’m much more likely to pull out a disinfecting wipe than a bottle of disinfecting spray to wipe down the counter. Discover what works for you. Clean a little every day

It might feel like you don’t have any time to clean, but the secret may be a five-to15-minute power clean every day. Focus on cleaning just one room or doing one cleaning task – either dusting or running the vacuum cleaner. Having less to clean on your mind will contribute to balance. Don’t let it accumulate

By cleaning a little everyday, you’re not letting your weekend cleaning list accumulate. Why do three loads of laundry on the weekend? Instead, do one 14

every morning. Come Saturday, there won’t be any left to do. The same goes for dirty dishes. Wash them or put them in the dishwasher right after each meal. Multi-task away

You’re in the bathroom every morning anyway, so put your multi-tasking skills to good use and pass a sponge around the sink or wipe down the mirror. If you’re watching TV, pick up items that are lying around the living room during commercial breaks. Small steps can leave your home ‘clean enough’ in a jiffy. Choose your battles

Finally, living in a clean space is important and gives me peace of mind, but having the shiniest toilet bowl is far from the most important thing in my life. Choose your battles. A dirty sink can be cleaned tomorrow and a load of laundry can easily be hidden until the end of the day. A clean home doesn’t mean a perfect home. Do what you can and you’ll soon see a tidy school-life balance is possible.

EMPLOYERS CHECK references, landlords

check references, and so should you if you’re considering a roommate. Don’t just trust first impressions – a person can seem charming initially, then later on turn into a nightmare. Using a rental application will cover all the bases. Discuss expectations about overnight visitors, smoking, pets, sharing household chores, etc. Ask why they left their last place and how long they lived there. Ask for references, if possible. It may be difficult if they are a student and renting for the first time, but see if you can find someone to verify their previous housing history. If they give an employer as a reference, state that you are verifying the potential roommate’s employment status and character, not doing an employment check for another job. When calling a previous landlord, find out how long the person lived there, whether they paid their rent on time or 16

if there were any other pertinent issues, and why they left. Previous roommates can be revealing. Ask how long they have known the person and how long they lived together. Ask why they are no longer living together. People move on for many reasons, but if there were bad terms or major issues, this is your opportunity to find out. While checking references is a must, you should also hit the Internet. Search their name. Look them up on Facebook, Twitter and LinkedIn. You can find a lot of personal info about most people in just a few clicks. You will be living with this person, sharing a space and relying on them to fulfill their responsibilities. You need to have a reasonable comfort level with them – they will have access to all of your personal possessions and be privy to much of your private life. Your health, safety and peace of mind are at stake. Be selective. Communicate clearly and you will find the right match.

How to avoid your own moving horror story By Wayne Karl

NEXT TIME you move, you will likely

need a mover. Given the critical role movers perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example is all too common. So is the 22

lesson learned – unfortunately, the hard way. I contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. confirmed the place of pick-up, and drop-off. We agreed on a price ($350) and time (9 a.m.) – and I had been very clear the move would involve an out-of-town destination. All the details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: • The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. • My original contact, who was easily available on cell phone repeatedly the night before, was suddenly nowhere to be found. • Once the truck was loaded, the fee increased to $450. • Upon arrival at our destination, the movers said the fee was now $500. “It’s taking longer than we thought, and the furniture is heavier,” they said. • “Sure,” I replied, “right after I call the police.” With that, the sordid tale ended. The job was not completed and left for us to move the furniture indoors, now the victims of one of the top 10 scams 28

monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. “Consumers have recourse with their provincial government’s consumer affairs department and with the BBB,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after-the-fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps – and the time – to protect yourself.

Finding a great rental

Canada Mortgage and Housing Corp. (CMHC) offers some tips to help you find the right place to call “home.”

1. Identify your rental needs.

What is your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? Make a list of your needs and preferences to help narrow down the choices.

Rental agreements generally include the names of the landlord and tenant, the address of the property, the amount of the rent and its payment date, what is included in that cost, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep.

2. Ask questions.

Have a list of questions ready to ask the landlord, such as who pays for utilities. Ask about the lease and terms. Be clear on any policies surrounding pets, smoking, playing music, etc. 3. Take notes.

If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. 34
