uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you
can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. he past year certainly presented some interesting times – simultaneous talk of slowdowns and soft landings in some markets, increases, upticks and value gains in others. Indeed, now more than ever, housing and economic conditions serve as reminders of how local real estate is. What’s going on in one part of the country or province or in a specific property type, may be completely different from another. On the positive side as we head into 2015 are interest rates that are still at or near historic lows, with the next Bank of Canada rate announcement to come Jan. 21. Many experts don’t expect
rates to begin rising until mid-year at least, while cautioning that Canadians should not confuse cheap money – if they qualify – with free money. The BoC continually keeps a close eye on household debt and other signposts for any warnings that we’re taking on more debt than we should. Fixed versus variable rate? Long versus short? Open versus closed? These are among the questions you may be pondering as you prepare for your next steps as a homebuyer. Your best strategy? Meet with your broker or banker to see how you can take advantage of these opportunities, without getting in over your head.

Throughout the year, we gather as an industry to raise funds and awareness for our community partner, Habitat for Humanity GTA. Our 11-year partnership with Habitat is a great source of pride for the Building Industry and Land Development Association because we’re both in the business of building homes people can afford and we are both strong advocates of affordable homeownership. Recently, more than 400 industry professionals attended our association’s sixth annual Party for Humanity, helping to raise much-needed funds for our community partner that works hard to end the cycle of poverty by building affordable homes for low-income families. The memorable event was organized by a volunteer committee of BILD members as a celebration of the leadership of BILD Chair Steve Upton and his dedication to promoting and supporting BILD’s partnership with Habitat during his two-year tenure. It also gave members the opportunity to thank Upton for all of his hard work, as he will soon be passing the gavel to his First ViceChair Steve Deveaux. Upton has been the voice of the industry on a number of issues over the past two years, providing leadership

and valuable knowledge to critical issues that affect new-home owners across the GTA. Most recently, he helped BILD become the sole owner of the National Home Show, the Toronto Fall Home Show and the GTA Home Show. It was a strategic acquisition and a bold step for the future vitality of our 93-year-old Association. If you’ve ever attended one of our home shows, you know that it’s already a destination come the fall or springtime and it’s only going to get better from here. Upton also worked hard to reinforce our working relationship with all levels of government, bringing information about how municipal and provincial policies affect homebuyers and communities across the region. He was involved in numerous reviews, consultations and education seminars in the lead up to both the provincial and municipal elections. A few weeks ago, Upton was named to Mayor John Tory’s Transition Advisory Council and will act as the voice of the industry and new-home buyers living in the City of Toronto. His appointment is a testament to his professional accomplishments and outstanding contributions of leadership at BILD. Upton was also instrumental in our recent advocacy efforts to amend the building code to allow the construction of wood-frame buildings up to six storeys. The change took effect Jan. 1, 2015 and will introduce midrise homes to Ontario. This new housing type will bring additional choice to new-home buyers looking to buy a safe, quality home in the GTA. We have been advocates of this progressive building option and we know it will lead to the construction of new vibrant communities for new-home buyers and employers alike. Our association has had many successes and accomplishments to celebrate over the past two years. I look forward to celebrating the success of our incoming Chair, Steve Deveaux, over the next two years.

Last year marked a significant milestone in the mortgage world: It’s now been more than four years since the Bank of Canada last adjusted its influential overnight target rate. Yes, four full years. In its latest announcement on Dec. 3, the BoC again held firm at one per cent – where the rate has been since September 2010. And with rates expected to remain at these historical lows until mid-2015 at least, the window of opportunity for those looking for a home remains wide open. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Indeed, a recent study from CIBC shows the number of Canadians taking advantage of low rates to pay down their mortgages sooner declined last year, compared to

2013. Some homeowners, it seems, are being lulled into a false sense of security. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.
Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust and who knows their business, and explore the options that are best for you. One day, perhaps next year, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent.

Anyone who suggests you should go with either a fixed or variable rate mortgage without knowing your long term goals, the longer term picture of your cash flow and your own individual risk tolerance, is a financial professional you should be very wary of. I have more than seven years of post-secondary education, I have worked directly in the global treasury operations of one of Canada’s big five banks, and I can assure you – anyone who pretends to know what is going to happen with long term interest rates is either delusional or has a grossly exaggerated opinion of themselves. At any given time, Canada’s capital markets represent about three per cent or less of global capital markets and our economy is heavily reliant on exports to our key trading partners. For Canadian mortgage consumers, no matter how closely we watch our own economy, we will always be subject to changes in our capital markets (debt and equity markets) as a result of shocks to the global system and particularly shocks to our key trading partner – the United States of America. What this means to the fixed versus variable decision is this: at any given time, there is a set spread between the difference in the discounted five-year fixed rate (the most popular long-term mortgage product) and the discounted variable rate product. This spread can increase or decrease in response to movements in the overnight lending rate set by the Bank of Canada and the Government of Canada bond market. This difference in rate represents the premium that mortgage consumers have to pay for the peace of mind that a longer term fixed mortgage offers. Conversely, the difference in savings for going variable represents the reward for taking on the extra risk of not locking in your rate and protecting yourself against future potential rate movements. In reality, the only thing a longer term fixed mortgage gives you is a guarantee against your rate and subsequently your payment moving for a longer period. In fact, it is essentially an insurance premium against interest rate risk, and like all insurance premiums, they change and are more or less valuable to different market participants.

The difference between this longer term fixed rate and the variable rates, rise and fall in different market conditions. Traditionally, the difference between short and long-term rates is highest when inflation is high – at some of these points in time, the difference was more than two per cent. When inflation is extraordinarily low, the difference in these two rates has been as low as less than 0.5 per cent. Regardless of the difference in the two rates, the relative cost-benefit analysis really comes down to your own tolerance for risk and how much you ultimately pay (cost) for that piece of mind, or stand to gain (save) from taking the extra risk. Only you can ultimately gauge that decision, but if you want to do the math, it is fairly simple – just multiply the mortgage balance you have or were considering taking between the difference in the fixed versus variable. For example – if you have a $100,000 mortgage and the difference between a competitive fixed rate mortgage and a variable rate mortgage is one per cent, then the additional premium per year for that peace of mind is $1,000 or $100,0000 x (the difference in interest rates). If this cost seems reasonable, you are likely psychologically suited for a longer term fixed mortgage. If it seems expensive, you are more likely a candidate for a variable rate mortgage. One final caveat: there is no amount of financial gain that ever warrants putting yourself under financial duress. When it comes to mortgage or financial decisions, the wise consumer does not take on more risk than they can financially handle. The implication – if you can’t afford an upswing in rates then going variable is not a sound decision in any economy.

My New Year’s Resolution is to get rich; get in shape; help the less privileged; buy low and sell high; quit smoking; travel more; win the lottery! How many times have we heard these words uttered? As you sit at the dining-room table with pen to paper, sipping coffee with the fi replace crackling in the background, pause for a moment before making that New Year’s resolution list and glance at the crumpled, faded list from last year. How many of your resolutions were actually accomplished? If you are like lots of other Canadians, then not many. The new year is the time for us to put 2014 behind us and reboot for another year. It’s a great starting point to forget the old and embrace the new. It’s a time to pause and look at what has been accomplished and what still needs to be done.

Although, my accounting and tax background do not give me the expertise to help you lose weight or quit smoking, the approach to financial resolutions may not be much different. » Set realistic resolutions. “I want to look like I did as a teenager” is unlikely. » Don’t just say, do. Resolutions can’t be accomplished without action and following through. Stop talking about joining a health club, and do it. Regardless of what some so-called experts say, you can’t lose weight by sitting in front of your computer (although the eyes and fingers may get a good workout). » Having a plan and its execution, is as important as the resolution itself. Without a plan, there will be no success. “Th is year, I would like to save for a home.” Th is is a great resolution, however how will you achieve this? How much will you need? Where will the savings come from? How and where will you obtain financing? Step one is to create a cash-flow budget. Identify how you can increase income and where you can cut expenses. » Set long-term goals, but make them achievable objectives that can be measured periodically. For example: a: If you would like to lose 20 pounds this year, set a weightloss goal of three pounds per month. b: If you would like to start an RRSP, contribute $X by the end of the year. Th is will be achieved by setting up an automatic payment plan with your financial institution. Pre-authorize monthly RRSP contributions. Goals cannot be reached, unless you reach for them!

CREA upwardly revises resale housing forecast With mortgage rates down, the resale housing market has been buzzing and has yet to show clear signs of slowing down, according to the Canadian Real Estate Association (CREA). As a result, CREA has upwardly revised its forecast for annual sales in 2014 and 2015. Almost all of the upward revision to national activity in both years stems from the current strength and momentum of sales across most of British Columbia and much of Ontario, particularly in the Greater Golden Horseshoe region. In Ontario, strong demand has been met with a rise in listings, which in recent years had been in shorter supply. The recent momentum for sales has endured for longer than expected and has shown few signs of diminishing. Ontario and BC together account for more than half of national activity and are responsible for much of the upward revision to projected and forecast national sales. Sales for 2014 were projected to reach 481,300 – an annual increase of 5.1 per cent, marking the strongest annual sales since the 2007 record. It also places activity in 2014 slightly above, but still broadly in line with its 10-year average. Annual activity in Ontario for 2014 is expected to come in 3.6 per cent above 2013 levels. In 2015, Canadian exports, job growth and incomes are expected to improve with mortgage interest rates edging only slightly higher. These opposing factors should benefit sales

activity in housing markets where demand has been softer and prices have remained more affordable. Sales in relatively less affordable housing markets are expected to be more sensitive to higher mortgage interest rates. National activity is now forecast to reach 485,200 units in 2015, representing a year-over-year increase of 0.8 per cent. While sales nationally are still expected to peak this year and trend lower throughout 2015, they are not expected to return to weakened levels recorded in Q1. Sales activity is forecast to grow fastest in Nova Scotia (2.6 per cent), followed by New Brunswick (2.9 per cent). Meanwhile, Quebec (1.2 per cent), Ontario (1.1 per cent), BC (0.5 per cent), and Alberta (0.1 per cent) are forecast to see little change on an annual basis, reflecting a rising trend in 2014 mirrored by a softening trend in 2015. There are a number of upside and downside risks to the forecast. In BC and Ontario, activity is still expected to be held in check by eroding affordability for single-family homes. However, with sales in BC now only at average levels, they may climb further before rising interest rates begins to materially reduce affordability. Sales in Ontario may also remain stronger than expected should new listings continue to come onto the market at higher levels in places and in market segments where a lack of supply in recent years has led to pent-up demand. The national average price has evolved largely as expected since the spring, resulting in little change to CREA’s previous two forecasts. The national average home price is now projected to rise by six per cent to $405,500 in 2014, with similar percentage price gains in BC, Alberta, and Ontario. Saskatchewan and Manitoba are expected to post increases of close to three per cent. Newfoundland and Labrador and Prince Edward Island are forecast to see average home prices rise by a little over one per cent this year, while Quebec is forecast to see an increase of slightly below one per cent. Prices are forecast to recede by about half a per cent in New Brunswick and Nova Scotia. The national average price is forecast to edge higher by 0.9 per cent in 2015 to $409,300. Ontario is expected to post average price gains of 1.3 per cent in 2015.

Whenever you purchase land in the Province of Ontario, you have to pay a tax referred to as Land Transfer Tax. In Toronto you have to pay a second Land Transfer Tax (LTT) to the City, which is a form of double taxation. The good news is that all first-time buyers of both newly constructed homes and resale homes on agreements signed after Dec. 13, 2007 are entitled to the first-time buyers’ exemption or rebate. For the Ontario tax, should you qualify pursuant to the Land Transfer Tax Rebate program, the exemption will apply to the first $2,000 of LTT payable. This that means you will pay some LTT on all homes costing more than $227,500. In order to qualify for the exemption you must meet the following criteria:

Not have a same-sex partner, who has owned an eligible home as defined in OHOSP Act, which he or she was a same-sex partner of each other as defined by s. 29 of the Family Law Act. 5. Occupy as principal residence within nine months; If these criteria are met you may apply for the exemption. LTT is calculated for the Ontario Tax as follows: » Up to a purchase price of $55,000 LTT = 1/2 of 1% of the purchase price net of HST » Up to a purchase price of $250,000 LTT = 1% of the purchase price minus $275 net of HST » Up to a purchase price of $400,000 LTT = 1.5% of the purchase price minus $1,525 net of HST » Over $400,000 LTT = 2% of the purchase price minus $3,525 net of HST If you meet the same criteria, you may qualify for the City of Toronto rebate or exemption. As an example, purchases with a purchase price of more than $400,000 on resale homes must pay and then get the money back from the City. In addition, the City rebate maximum is $3,725. The other difference is the method of calculation: » Up to a purchase price of $55,000 LTT = 1/2 of 1% of the purchase price net of HST » Up to a purchase price of $400,000 LTT = 1% of the purchase price net of HST » $400,000 to $40,000,000 LTT = 1.5% of the purchase price net of HST » Over $40,000,000 LTT =1% of the purchase price net of HST Please remember that all other non-qualifying people have to pay the Land Transfer Tax at the time of registrations of the title documents, which means you need to have the money available to pay it on closing.

Kylemore celebrates A YEAR IN THE SPOTLIGHT Kylemore Communities, headquartered in Markham, enjoys a year in the spotlight in 2014. In February, Patrick O’Hanlon, president of Angus Glen Development/Kylemore Communities was among the distinguished graduates of Ryerson University, honoured for their achievements and community work. O’Hanlon, Urban and Regional Planning ’83, was one of four to receive an Alumni Award of Distinction 2014. The awards were first presented in 1998, when Ryerson celebrated the 50th anniversary of its founding, to recognize Ryerson graduates who have not only excelled in their careers, but have also made a tremendous contribution to their profession and to their community. In August, the Kylemore Kares Annual Charity Golf Tournament supported solely by the company’s loyal trades, consultants and partners, brought the seven-year total funds raised to almost $1 million. Funds are donated to a variety of charities and non-profit organizations, throughout the year. Recipients include Unionville Home Society/Unionvilla, Flato Markham Theatre, ALS Society of Canada, Angus Glen Running Series in support of Markham-Stouffville Hospital, Children’s Wish and United Way of York Region. In early November, the University of Toronto welcomed more than 200 guests to a special donor celebration at the new Goldring Centre for High Performance Sport. O’Hanlon is Co-Chair of the Goldring Centre Campaign Advisory Board, working hand-in-hand with the University of Toronto’s faculty of kinesiology and physical education to raise more than $53

Today, this comprises the East and West Villages of more than 1,000 homes surrounding the prestigious courses of Angus Glen Golf Club; the Angus Glen Community Centre and The Shoppes of Angus Glen. Construction is well underway on the first condominium offered in Angus Glen – The 6th – a luxury boutique resort-style residence overlooking the golf course. O’Hanlon, a longtime resident of Markham is the 2014 recipient of the Anthony Roman Award. feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices and you’ll be looking for ways to trim back. Enter Make Do Month. Th is is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money! When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure, there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do! January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt.

But what if you have family or friends whose birthday falls in January. You’ll have to buy something. No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money. After the buzz of the holidays, you’ll no doubt be happy to stay home for the fi rst couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. Time to hit that great new restaurant that just opened up, or head out to the clubs. Wait a minute. Th is is Make Do Month. Call up a couple of friend and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once-a-month games or poker nights and rotate from one friend’s home to another. No one says you can’t have fun in Make Do Month. You just can’t spend gobs of money. Make Do Month is a conscious decision to stretch every dollar as far as it will go. Try it and see if just becoming conscious save you money. I’ll bet you’re pleasantly surprised.

a new attitude » by HELLEN BUTTIGIEG Everyone has a list of things they’d like to accomplish, and a new year is the perfect time for a fresh start. Getting organized is a major resolution, and not an easy one to keep. It’s even difficult to figure out where to start on the road to becoming organized. Keep your New Year’s resolutions. If you’ve resolved to get organized in 2015 but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. The key is to do only what you can, but do it consistently. Just 15 minutes a day spent organizing will add up to seven hours a month and 84 hours a year! Commit to 15 minutes every day and make organizing part of your daily life. Tackle quick tasks now. Adopt a “do it now” policy for anything that can be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date. This ensures that it won’t be forgotten or misplaced and frees up the mental energy unfinished business consumes. Time-saving ways to shop. Pressed for time? Rather than wasting time running back and forth to the store, consider shopping online. The time and gas savings usually offset the cost of shipping. Some sites offer free delivery when you spend a minimum amount. To save costs, keep an ongoing wish list and buy only when you have several items on the list. But make sure the site is secure before entering credit card information (look for the padlock in the browser window).

Keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere items” when you leave the room, and placing them on their way to where they do belong. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort. Tidy doesn’t mean perfect. Organizing is not necessarily about how it looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet. Purging for “fraidy-cats.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case” lessens the anxiety of letting them go. Store your sheets in sets in the linen closet. For each set, fold the flat sheet, the fitted sheet and one pillowcase. Place the set inside the remaining pillowcase. These tidy packages stack nicely on the shelves and make changing the sheets quick and easy. Fabric softener sheets tucked into the linen closet will keep bedding smelling fresh. Encourage filing, discourage piling. Keep extra file folders in the back of your filing drawer, and have a label-maker handy. Having these supplies ready to go will encourage you to quickly create new files as you need them rather than pile papers on top of your filing cabinet “just for now.” Accomplish more in your day by knowing your style. Understand your high/low energy periods and schedule your daily tasks accordingly – tough tasks during your high-energy periods and less-demanding tasks during the low ones. Also consider your work style when planning your day. You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your activities from day to day.

It is commonly known that kitchens are one of the places your dollar can go the furthest when building your new home. It is important to consider this when choosing materials or considering which items to get upgraded. Here are five tips to help you choose the best materials and upgrades when planning the kitchen in your new home or condo: 1. Consider your material choices
Tremendous advancements have been made in materials technology in terms of appearance and durability. Think of porcelain tiles rather than ceramic, as they are more durable and you can have smaller grout lines. Choose quartz counter tops for a durable and repairable counter top. Granite is also durable but can’t be repaired. 72 NEW HOME GUIDE GTA | JANUARY 10 - 24, 2015
Another option is soapstone. Soapstone is new to the solid surface lineup, although it’s been around a long time. It is naturally heat-resistant and easy to maintain. You can have integrated sinks, with soapstone, included within the counter top. 2. Add more lighting, not less
You can never have too much lighting, because you can just turn it off or add a dimmer! Add cool pendant lights over islands for extra lighting as well as a decorative element. These are like jewelry for the kitchen. They also give you the opportunity to add an additional punch of colour that you can carry throughout your design. 3. Take advantage of better cabinet storage
Developments in cabinet shape and technology have led to much better interior storage options. There are things such as magic corners which make blind corners much more usable. There are also cool pantry units, which pack in a lot of food items on the market now. And be sure to invest in cutlery dividers where possible so your drawers stay organized. Beverage stations are also becoming a big trend and look lovely when they are built into your design. 4. Make your backsplash a focal point
Pick amazing tiles or patterns to add to this area. After all, it is at eye level so it is quite visible. Do add tile inserts and even consider painting on your backsplash tile. To make your backsplash look perfect, hide electrical outlets within the upper light valance. This way the entire backsplash is completely clear of plugs and switches! 5. Think beyond white for cabinets
Although white cabinets still sell the best, there are other good neutrals which do well in Canada. Think about painted grey cabinets, pale blue, espresso brown or even natural cherry, as these all are classics here and give you a special look. With finishing technology, all colours are available and will wear well. When considering your cupboards, it is also a great time to think about integrated appliances. This is when your appliances are flush with the cabinets, and are paneled in the same material as the cupboards. Buying a new home can be very costly and stressful. Bank of Canada holds rate at one per cent The Bank of Canada has announced that it is maintaining its target for the overnight rate at one per cent. The Bank Rate is correspondingly 1.25 per cent and the deposit rate is .75 per cent. Inflation has risen by more than expected. The increase in inflation over the past year is largely due to the temporary effects of a lower Canadian dollar and some sector-specific factors, notably telecommunications and meat prices. Underlying inflation has edged up but remains below two per cent. The U.S. economy has clearly strengthened, particularly business investment, which has benefitted Canada’s exports. Growth in the rest of the world, in contrast, continues to disappoint, leading authorities in some regions to deploy further policy stimulus. Oil prices have continued to fall, due to both supply and demand developments. In this context, global financial conditions have eased further. Canada’s economy is showing signs of a broadening recovery. Stronger exports are beginning to be reflected in increased business investment and employment. This suggests that the hoped-for sequence of rebuilding that will lead to balanced and self-sustaining growth may finally have begun. However, the lower profile for oil and certain other commodity prices will weigh on the Canadian economy. The net effect of these recent developments, together with upward revisions to historical data, is that the

Canada’s economy is showing signs of a broadening recovery. Stronger exports are beginning to be reflected in increased business investment and employment. output gap appears to be smaller than the Bank had projected in the October Monetary Policy Report (MPR). However, the labour market continues to indicate significant slack in the economy. While inflation is at a higher starting point relative to the October MPR, weaker oil prices pose an important downside risk to the inflation profile. This is tempered by a stronger U.S. economy, Canadian dollar depreciation, and recent federal fiscal measures. Household imbalances, meanwhile, present a significant risk to financial stability. Overall, the balance of risks remains within the zone for which the current stance of monetary policy is appropriate and therefore the target for the overnight rate remains at one per cent. The next rate announcement is scheduled for Jan. 21.

Mattamy Homes to buy Monarch Corporation » by WAYNE KARL
In one fell swoop, Mattamy Homes – already Canada’s largest new home builder, though primarily in lowrise homes – has also become a major player in the highrise business. Mattamy Homes Ltd. has announced that it has entered into an agreement to purchase Monarch Corporation, the Canadian division of U.S. homebuilder Taylor Morrison Home Corp. The net cash purchase price was to be determined based on the Dec. 31, 2014 Monarch balance sheet and certain agreed-upon adjustments. The deal is expected to formally close in the first quarter of 2015 and is subject to customary closing conditions, including approval by the Canadian Competition Bureau. “Monarch is a leading builder in Ontario, with an exceptional reputation and portfolio of assets,” says Peter Gilgan, founder and CEO of Mattamy. “The addition of the business to Mattamy Homes aligns well with our growth strategy, and we look forward to working with the talented Monarch team as we enhance our already significant footprint in Ontario and enter into the highrise market.” So, what might this mean for these brands, both iconic

names in their respective home building markets? “In the short-term, it really is business as usual for the two companies – Mattamy operates as Mattamy and Monarch as Monarch,” Brent Carey, vice-president at Mattamy, told New Home Guide. “Once the deal closes, we will be taking a strategic and thoughtful approach to evaluating how integration will happen, including of the brands. It’s fair to say that we’ll be looking at a number of options as we decide what’s the best future course of action for the organization and the brand.” Following closing of the transaction, Mattamy and Monarch will spend the following months evaluating how and to what extent the two organizations will be integrated. The intent is to have made the necessary operational decisions by the beginning of Mattamy’s 2016 fiscal year (June 1, 2015). Besides gaining a significant entry into the highrise market with this one deal, part of the appeal for Mattamy is land. In Ontario, land availability is increasingly becoming an issue for builders, as are rapidly rising acquisition costs. A run-up in land prices in the province in the last few years is reportedly one of the reasons Monarch
parent firm, U.S. home builder Taylor Morrison Home Corp., decided to sell its Canadian division. Margins on Monarch’s new lands have been less impressive than those reported for older lands, Mattamy says, and Taylor Morrison was not prepared to make the necessary investments to sustain what traditionally has been a vibrant business. By acquiring Monarch, Mattamy quickly gains Monarch’s existing land tracts in the GTA, Kitchener and Ottawa, most of which have been approved for development. “This is an exciting time for Mattamy, as well as Brad Carr, our Canadian president, and me,” says Brian Johnston, chief operating officer of Mattamy Homes. “We both spent our formative years at Monarch and expect the deal to provide valuable synergies to Mattamy. I would highlight that this acquisition, in one stroke, puts us in the highrise business in a significant way. Highrise represents more than 50 per cent of new home sales in the Greater Toronto Area and so is a major positive to this transaction.” For homebuyers, there’s not likely to be any immediate impact of the deal. “There is no immediate change for Mattamy or Monarch homebuyers as a result of this announcement,” says Carey. “For now it’s business as usual. We will have more answers as we carry out the work of evaluating how and to what extent the two organizations will be integrated.” Mattamy Homes is one of the largest privately owned builders in North America and is Canada’s largest new home builder, with operations across Canada and the United States. Mattamy has built more than 70,000 homes in hundreds of communities. In Canada, those communities stretch across the Greater Toronto Area, as well as in Ottawa, Calgary and Edmonton. In the U.S., the company is represented in seven metropolitan areas: Minneapolis-St. Paul, Charlotte, Phoenix, Tucson, Jacksonville, Orlando and Tampa-Sarasota. QUESTIONS: Q: What goes into successfully marketing a new home or condominium project?
MEET THE EXPERT: Bryan Levman Founder of Guidelines Advertising Inc. Over the course of the past 30 years, Guidelines Advertising has helped to market hundreds of successful new home and condominium communities, resulting in the sale of many thousands of homes. Along with his partner Vince Casali, Guidelines founder Bryan Levman has been the driving force behind the company’s many great marketing successes. Bryan's experience in creating winning advertising and marketing materials for some of the biggest players in the GTA's real estate market gives him a unique perspective that can be just as helpful to homebuyers as it has been for homebuilders.
Well, an outstanding product and an exceptional location certainly help, but it is also crucial to connect with the consumer on an emotional level. A lot of people think that we’re selling homes, but what we’re really selling is the potential to fulfill your deepest needs and desires. This is the place where people dream of raising their families, growing together, potentially even retiring. To effectively market a new home or condominium project, we need to convey the many aspects of a given community that make it the ideal place to live a happy and deeply satisfying life. Q: How do you create advertising that truly captures the attention of today's home and condo buyers? Once again, the most important thing is to capture the homebuyer's imagination and connect with him or her on an emotional level. We do this by effectively conveying the essence of what a given community offers. Sometimes it’s about quiet countryside living, while at other times it’s about luxury and exclusivity, or the excitement of a downtown urban address. When we create a marketing piece that manages to reflect these core aspects of a given community’s identity, then we know we've done our job. Q: Are there things that homebuilders can do that make it easier to create a strong marketing campaign for their project? It is always helpful when the homebuilder has done their homework and creates a product that most closely reflects the preferences of the local market. For example, it would be unwise to market million dollar townhomes in an area generally populated by young families. At Guidelines, we've always been very lucky to work with clients that
have a keen understanding of the marketplace, and generally put forth a product that we can market quite effectively. Q: What are some of the things homebuyers should look for when deciding which communities to visit based on their advertisements? I personally believe that a homebuilder's reputation and experience are the best indicators to ensure that you're going to get a high quality, well-priced home. The new home and condominium business is highly competitive, and you can’t last for 10 or 20 years unless you have well-built homes and condominiums and exceptional customer service. So that means caring about your customers and responding to their legitimate concerns. When you do, they reciprocate by recommending you to their friends, which is the highest and most compelling endorsement a builder can receive. Q: What is the most important factor in creating a successful advertisement? It's a noisy world out there, so the most important factor is getting people's attention. That means compelling, impactful headlines and graphics and/ or photos that make people look. You need a photo that evokes a response from the consumer, either
emotional or intellectual. It has to move the reader to act, so it has to be persuasive and should offer him or her the kind of beneďŹ t that they are looking for __ a sense of community or unity, a great investment opportunity, or just the feeling that they are coming home to a place that reminds them of their roots. The coming year will also be the time to shine, with shiny and reflective surfaces placed thoughtfully throughout home designs to make a big impact - from coloured metals in black, gold and pink to the occasional use of glossy finished paints. For textiles, you can expect to see lots of patterned and multicoloured fabrics and wall coverings, and heavily tufted furniture. N: High-rise living has never appealed to me, so for starters I really liked the fact that 90 Niagara is a smaller, more intimate building. I also liked that I had the opportunity to purchase a two oor suite, which is going to be beautifully ďŹ nished and features large windows. It really feels more like a home to me. Plus, the smaller scale of just 45 units means the building doesn’t come with all those unnecessary amenities you see in the mega towers, so I get to enjoy lower maintenance fees, which was also a major selling point. I also really love the King West neighbourhood, so everything just kind of clicked for me with 90 Niagara.
Would you recommend buying at 90 Niagara to your friends? N: Absolutely. This condo has a lot going for it. With a good builder, a number of unique units, the lower maintenance fees and a great neighbourhood, you really can't go wrong.
Is 90 Niagara different from other condos you looked at? If yes, how so? N: Many of the differences are the same things that attracted me to own here. There aren't too many downtown condominiums offering 2-storey suites. These units also have larger terraces and nicer features and ďŹ nishes than most of the other buildings I looked at in the area. Basically there are just a lot of amazing aspects to 90 Niagara that really help it stand apart from the competition. What do you like about 90 Niagara’s neighbourhood? N: I like that it's a really quiet street, even though there are so many great shops and restaurants just down on King Street. It's also really close to the Gardiner Expressway, which is good for me. There's also this really nice historic building right across from 90 Niagara, which is going to give me a really nice view.
