hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want.

Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

e’re approaching February already – a period we often associate with blahs, but also a month worth celebrating, given that it’s the shortest of the year, and March and spring soon follow. And while the deadline for 2013 Registered Retirement Savings Plan contributions isn’t until March 3, and April 30 for filing your 2013 income tax return, perhaps we need to start thinking of February in a different light altogether. Indeed, coming up in our two February issues is our Tax Time Tips content; the idea was to explore this topic in advance of filing deadlines, to help

readers learn about opportunities to take advantage of while they still can. But, heeding the advice of experts, perhaps “tax time” should instead be a year-round task. From making regular RRSP contributions to comparing RRSPs and tax-free savings accounts to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

The Minister of Municipal Affairs and Housing launched public consultations in October on the Land Use Planning and Appeals system and development charges which came to a close recently. BILD and the Ontario Home Builders’ Association hosted forums and worked diligently on this project with our provincial government partners to find new ways that Ontario can become even better at building our cities and towns. This was not an easy process, in no small part because the 80 days that were allotted for public input went by quickly. For this kind of work, 80 days is a short period to provide information that is vital to shaping the future of the Greater Golden Horseshoe in accordance with the provincial Growth Plan. There are many things that we have brought up in this space along the way. Firstly, it is becoming more difficult for people to afford a new home. About 20 per cent of the cost of a new home comes from development charges (DCs) and other government fees, such as Section 37 and parkland dedication fees, according to a report by Torontobased global real estate consultants Altus Group. The study involved Toronto, Markham, Oakville, Bradford West Gwillimbury, Ajax and Brampton. Since 2004, those municipalities have increased DCs between 143 and 357 per cent. Fees need to be used consistently within each municipality. The Altus report says the City of Toronto charged Section 37 fees ranged from as low as $66 per condo unit to $11,806.

When government fees are added to new-home buyers’ mortgages, this also leads to higher interest and HST payments. In 2012, about $1 billion in DCs and other government fees was paid by the industry and new-home buyers, which contributed to Ontario municipalities’ growth-related infrastructure such as sewers, roads and transit. In addition to taxes on new housing, outdated zoning bylaws are another concern. Some date back to the 1950s, and most do not conform to the provincial Growth Plan. This can mean months or even years of delays which slow down the process of construction and leads to more costs for new-home buyers.

In 2012, about $1 billion in DCs and other government fees was paid by the industry and new-home buyers, which contributed to Ontario municipalities’ growth-related infrastructure such as sewers, roads and transit. In this market, relying on new-home buyers to contribute more means there’s a need for a conversation about fairness. Without new-home buyers, the 202,700 jobs created in 2013 and $10.8 billion in wages wouldn’t exist. The role of the Ontario Municipal Board was also discussed in the consultation. It is responsible for several success stories, including the Distillery District, “The Kings” at King and Parliament and King and Spadina, and 18 Yorkville. It’s essential that the OMB is allowed to do its important work of adjudicating on municipal development planning. The province has planned for growth in the Greater Golden Horseshoe up to 2031. We feel strongly that municipalities should conform to the Growth Plan whenever possible so we can meet the demands of the 3.7 million new residents and 1.8 million new jobs expected in that period. Nothing is certain but death and taxes, as several famous authors have waxed in various forms. Canadians, however, seem to have a curious way of preparing for the inevitable, at least on the latter subject. While the deadline for contributing to Registered Retirement Savings Plans (RRSP) for the 2013 tax year is March 3, and for filing a return April 30, many Canadians still take it right down to the wire – especially on the first point. Indeed, as many experts suggest, the best tax planning should begin during the year – not approaching such deadlines. But, like death, perhaps Canadians don’t like to think about taxes, viewing them as an equally unsavoury topic. How else would you explain that, looking at the bigger picture, we are seemingly short-sighted: personal finance and taxes are not subjects that are taught to any depth in our public education system. David Chilton lamented this fact in his 1989 best seller, The Wealthy Barber. Almost 25 years later, the challenge still exists – for Canadians of every age. Consider, for example: • A new poll from CIBC shows that Canadians’ top financial priority in 2014 is paying down debt – the fourth consecutive year it has topped the list. Retirement planning, however, is dropping: in 2011, it was ranked a priority by 13 per cent of Canadians; for 2014, just seven per cent. Perhaps there is something to all those warnings from the federal finance ministry for Canadians to watch their personal debt loads, even in these days of still historically low interest rates. Or is it that Canadians include their mortgage in “paying down debt,” and thus building equity relieves some of the pressure to max out their RRSP contributions? • Interestingly, another new poll, this one from RBC, suggests the opposite: 52 per cent of Canadians are focusing on increasing their retirement savings, and 48 per cent on debt reduction. Also notable is a significant jump in RRSP ownership among 35 to 54 year olds – to 62 per cent from 52 per cent last year. According to RBC, “Canadians are more comfortable with how they are managing their debt, and this is allowing them to focus more strongly on retirement savings this year.”

• And just to muddy the waters even further: according to the BMO Financial Group RRSP study, many Canadians are getting a head start on saving for retirement this year. More than one-third (35 per cent) of Canadians reported that they have already contributed to an RRSP before the March 3, 2014 deadline. This is up five per cent from this time last year. Three different financial institutions, three different takes on personal finance. Are we saving too little? Spending too much? Or, Goldilocks, is everything just right? Indeed, the answers depend on your own circumstances and personal situation. But here are some general tips from these and other sources: • Meet with a financial advisor to devise your strategy, including plans to buy a home, reduce debt and save for retirement. • Contribute to RRSPs regularly, even if smaller amounts throughout the year to avoid having to come up with a large lump sum at deadline time. • Manage and budget your spending, to better control where and how you spend and identify opportunities to save. • Remember that your finances are connected. Making progress on one aspect of your goals can lead to an opportunity to improve in others. Taxes are indeed certain, so planning to minimize what you pay, while maximizing your assets and developing the discipline to do both, is a sound strategy.

The pride of homeownership is a dream for most Canadians. Unfortunately, this may only be a dream for many and may never become a reality. Some individuals may have difficulty qualifying for a mortgage, even with the creativity of many financial lenders. Rule number 1: Buy what you can afford, not what you can borrow. Price increases in the Toronto real estate market easily outpace the marginal increases in salaries of the average Toronto household. Pooling the financial resources of several family members can be an excellent opportunity for first-time buyers to get into a home. Eventually, you can save sufficient equity to have your own dream home. Obviously, this does not come without making sacrifices and concessions. A dream home can quickly become a nightmare, particularly when your mother-in-law may not be your first choice in house mates. Extended family arrangements are not uncommon for many immigrant families that have three generations under one roof. For some cultures, this is the norm. However, this form of living arrangement is not for everyone. Most couples marry to start a family, not to inherit two generations of families.

Money trumps love when it comes to 2014 New Year’s resolutions: BMO More than one-third of Canadians making New Year’s resolutions for 2014 resolved to improve their personal finances, according to a new study from the BMO Wealth Institute.

Resolutions related to personal finances, at 36 per cent, ranked second only to health and fitness, at 51 per cent – and ahead of resolutions related to love life or the workplace. “It’s encouraging to see that so many Canadians making financial issues a priority,” says Chris Buttigieg, senior manager, wealth planning strategy, BMO Financial Group. “Planning is essential to achieving your goals. If your New Year’s resolution is to lose weight, you will need to follow a plan that includes an exercise schedule and a diet regimen. Similarly, developing a financial plan is only the first step, the second and most crucial step is to implement the strategies recommended in the plan, and finally review the progress of the financial plan at least on an annual basis. Following these steps will increase the chances of reaching your financial goals.” A financial plan helps people work towards their short and long-term goals, such as the purchase of a new home, saving for a child’s education or investing for retirement. It provides a roadmap that outlines the path from where they are today to where they want to be in the future. At BMO,

the process begins with a financial professional reviewing a person’s finances – including assets, liabilities, income, spending habits and investments – then building a personalized plan that takes these items and risk tolerance into account and fits with the rest of his/her life. The survey found that 59 per cent of Canadians currently have a financial plan (down from 64 per cent in 2012). Of those who have a financial plan: • Eighty-two per cent reported that their financial plan has helped them achieve their goals. • Sixty-nine per cent wished they would have created one earlier. • Ninety-three per cent review their financial plan at least once a year. When asked to identify the reason why they do not have a financial plan, the top reasons cited by Canadians included: • Do not have enough money to warrant a financial plan (37 per cent). • Never thought of doing a financial plan (29 per cent). • Do not know how to start the process (28 per cent). • Not sure what a financial plan involves (19 per cent). “Having a financial plan is not contingent on your income or how much you have in investments,” says Buttigieg. “A financial plan can benefit anyone who has goals which require funding and is seeking a roadmap to help achieve them.”

You’ve seen how easy renovating and flipping real estate properties is on TV, and you think you’d make the perfect landlord while making piles of money, right? Now give your head a shake and check out Julie Broad’s new book or switch the channel.

Broad’s book, More Than Cashflow: The Real Risks & Rewards of Profitable Real Estate Investing, puts some much-needed advice into the hands of wannabe real estate investors considering making a career out of building a profitable portfolio of properties. A Canadian investor herself, Broad took a step-by-step approach with her new book – which went to number one on Amazon.ca – by providing some basic strategies and fundamentals about the investment real estate market, and she did it without pulling any punches. “We help you get into real estate investing without the hype that comes with far too many newsletters, blogs and programs in the market today. But you will have to work for it,” says Broad. The book covers plenty of ground, including ways to increase cash-flow using rent-to-own strategies, tips on finding and keeping tenants, the low-down on property managers and ideas about where to invest. There’s even a chapter on female intuition – love that! Much of the advice comes from the real-life adventures of Broad’s own investments with (and without) her husband, Dave. Interestingly, the couple’s most successful investments were mutually agreed upon at the outset. In terms of the time commitment an income property demands, Broad says it depends on how many properties you have and whether you hire someone to oversee tasks such as finding tenants and property maintenance. “It may take an hour or two a month, or it could be a full-time job,” she says. And costs can add up. Placement management fees, for example, can take a chunk of cash out of your pocket, but the time you save on getting the right tenant may be well worth the investment, particularly if you’re looking at a property that’s difficult to rent or if you can’t spare the time yourself to show the property to potential tenants. Condo or freehold? When asked about the difference between buying a home or a condo as an investment, Broad says she prefers a condo-fee free options. “You can control the costs of a freehold investment,” but even a freehold home has its caveats. “If it’s not a solid, well-cared for property, for example, recovering the costs of a new roof can take several years.” ...continued on page 38 36 New home guide GTA | jan 25 - feb 8, 2014

The equity solution How Canadians can cash in without cashing out » by peter kinch You hear a lot of talk these days – from media and government – about debt and how the average Canadian has too much of it. Although it may well be true that many Canadians need to rein in their spending habits, there is a flip side that doesn’t get talked about enough: a record number of Canadian homeowners are sitting on an unprecedented amount of home equity. Given today’s economic environment, the mere mention of spending home equity is considered taboo – especially in light of the recent sub-prime mortgage crisis in the United States. None of that, however, changes a few fundamental facts: 1. In spite of all the talk about debt, many Canadians are sitting on an unprecedented amount of home equity. 2. A large number of those Canadians sitting on their latent equity have two pressing concerns: a. Will I have enough money when I retire? b. How will my children ever be able to afford to buy their own house?

This scenario presents an interesting dilemma. The proverbial elephant in the room is home equity. Could it be a solution to the most pressing concerns of Canadians as they near their retirement years – or is it part of the problem? The pendulum has swung quite a bit on this topic over the past five years. We’ve gone from the free-wheeling days leading up to 2008, where those investing in real estate thought they could do no wrong, to an about-face, where spending home equity was akin to an evil deed. And, like most things in life, the truth lies somewhere in the middle.

First and foremost, we need to address some of the issues that face most Canadians today: • I t is true that many Canadians are carrying too much debt and need to find a way to spend less than they make. • It is also true that many Canadians are sitting on an unprecedented amount of home equity. •Y et a record number of Canadians are also concerned about their ability to have enough money to retire. • Few working Canadians have faith in their pensions. • A record number of Canadians are now self-employed and have no pension plan. • Few working Canadians are confident in the ability for CPP and OAP to take care of them when they retire. • Canadians are living longer than ever. Add this up and it begs the question: Can home equity be part of the solution? The concept of using your home equity to invest has fallen out of vogue in the past few years, but in many respects, we have thrown the baby out with the bathwater. Sure, the idea of spending your home equity to buy investments equates to getting further in debt – but perhaps we need to define debt. Is it possible to have good debt and bad debt? Bad debt is easy to define – any debt that is used to purchase an item that adds no value to your bottom line (lifestyle expenses such as a car, boat or vacation). Good debt is any debt that is used to increase your net worth (a house, a rental property or other investment intended to make money). When you use credit to subsidize lifestyle, you are simply spending beyond your means and arguably buying items that may not fit into your family budget. The only return on this type of expenditure is immediate personal gratification. However, the potential longterm consequences of this type of expenditure could be increased debt without the ability to pay it off. This is exactly the type of debt the government is concerned about. They don’t want Canadians to look at their houses as personal ATMs – especially at a time when interest rates are at record lows. The real concern is what would happen if a great number of Canadians were to access home equity, go further in debt at a time of low interest rates, only to see those rates increase. If the only thing those individuals had to show for their debt were depreciating consumer goods and a YouTube video of their last vacation, then the government’s concerns would be completely justified. In fact, you should be very cautious of increasing home or consumer debt in today’s economic environment. Interest rates have nowhere to go but up, and any use of home equity should only be undertaken after an analysis of both the long-term benefits and consequences. However, this example should not be confused with the ability to utilize home equity to increase personal wealth, address pension concerns or assist adult children with getting started on their road to homeownership. The key is to analyze the long-term benefits versus potential consequences. It is entirely feasible to utilize home equity in such a way as to improve your personal financial situation over the long-term – even if interest rates were to rise. This process would involve increasing personal debt initially but only through the acquisition of an asset that would create a long-term financial benefit. An example of this would be to access a portion of your home equity for the down payment on the purchase of a rental property that, over time, would shift from a deficit to an asset that could provide a supplement to your pension plan. Many people reading this might still say, “There is no way I’m touching my home equity.” I completely understand that emotion, but to that I would ask: Are you 100 per cent comfortable that your current pension plan is sufficient and that you will not have any need to supplement it at the point of retirement in order to live the lifestyle you desire?

If the answer is yes, then by all means, you should not, nor do you have to, touch your home equity. Your focus would be to stay the current course. However, If the answer is no, then it begs another question: What is your plan to resolve this? A significant number of Canadians fall into the second category and fit the following description: “I know that our current pension plan is insufficient to accomplish our retirement goals and I know that we are sitting on a lot of untapped equity that could be used to purchase some investments. But I’m simply not comfortable with risking any of that equity in an investment venture. What if we ended up losing it all? Then where would we be?” You would be shocked at how common this scenario is and how often that conversation is played out at dinner tables across this country. There are three major considerations: 1. The need to address retirement goals 2. The realization that equity could be the solution 3. The fear attached to taking on more debt As you explore your own personal situation, consider these factors, and how equity might be part of the solution.

Charles Swindoll said, “I am convinced that life is 10 per cent what happens to me, and 90 per cent how I react to it... we are in charge of our attitudes”? Both of these make perfect sense to me, because I believe attitude is the number-one thing that determines how we live our lives. As we enter 2014, I’d like to see a more positive attitude among the media, general public and government about the new home market in the GTA, especially lowrise. I have seen it time and again that the people and organizations who approach home buying and home building in an enthusiastic, yet realistic way, accomplish a lot and make good choices. Community planning and home-building are complex, so the process takes understanding and patience. I also understand the ongoing political challenge that occurs because people resist change. I smile, though, when objections to growth come from people who recently purchased brand new homes. Without growth, we stagnate or go backwards. And frankly, we owe it to our children and our new Canadians to enable them to enjoy the same benefits we have in housing choices. Remember, “politics” is driven by politicians, who, in turn, are driven by their constituents. In the building industry, we need to get to know our politicians and inform them about the realities of the marketplace. We get a lot of help with that from BILD (the Building Industry and Land Development Association), which continually advocates for fair practices when it comes to government influence in the industry. The public plays a big role, too, in making their opinions known.

I have said it so many times that we make the real estate economy, not some outward force. New-home buyers put their money where their mouth is by showing faith in the future of Canada. Homeownership is a dream that Canadians and immigrants to this great country share. Buyers play a major role in keeping municipalities healthy. Builders turn vacant pieces of land into vibrant new home communities that then bring in revenue through development charges, and then for generations through property taxes. We install sewers and roads, plant trees, maybe add parks or a school, and of course, we build the homes themselves. Attitude also takes precedence in the selling and servicing of new homes. Buying a new home is the biggest financial commitment most people make in their lives, and it’s natural for them to want everything to be perfect. Builders need to understand the emotional commitment our buyers make, as well as the financial one. That’s why “customer service” is now often called “customer care,” because builders do care. We have to be sensitive to our homeowners’ needs and wishes, even though the lowrise market in the GTA is so competitive. Homebuyers deserve to be treated fairly and with respect from the moment they walk into our sales offices through to the end of the warranty period after buyers move in. A negative attitude gets people’s backs up, where pleasant inquiries and responses keep things on a more professional level. So, let’s stay positive. When builders build homes and people buy homes, we contribute to the well-being of our municipalities and provinces, to Canada’s gross domestic product, and to our enviable quality of life.

Tips to find the money to begin investing today With the RSP deadline just weeks away, Scotiabank’s Annual Investment Poll found that three in 10 (31 per cent) Canadians plan to contribute to their RSP this year, a decrease from 39 per cent in both 2012 and 2011. Three-quarters of Canadians (74 per cent) who hold

RSPs, and have thought about contributing more, cite lack of affordability as the top reason for not contributing more often (84 per cent in 2012). The study also found that among Canadians who hold an RSP, 40 per cent have withdrawn funds from their RSP, up four per cent from 2012 (36 per cent). Again this year, the top reason for taking money out of RSPs is to take advantage of the Home Buyers’ Plan to buy/build a first home (16 per cent vs. 15 per cent in 2012), followed by covering day-to-day living expenses (eight per cent vs. five per cent in 2012) and paying down debt (eight per cent vs. six per cent in 2012). “With the new year underway and the RSP contribution deadline less than two months away, we want to encourage Canadians to meet with a financial advisor,” says Mike Henry, senior vice-president of retail payments, deposits and lending at Scotiabank. “RSPs continue to be an important and tax-effective way to maximize retirement savings. If affordability is an issue, a financial advisor can help identify ways to make that all-important contribution, big or small, as well as develop a financial plan to help achieve retirement goals.”

Getting your

house in order » by jayson schwarz Whether you are a young couple or individual purchasing a new home for the first time, a resale buyer moving in the market or an empty nester purchasing a retirement condominium, the very action of this significant investment in real estate represents a major life change. There are a number of issues that you should consider at this time in order to ensure that your “house is in order.”

1. How will I hold the “title?” When your lawyer goes to the Registry Office to hand over all of your money to the builder in order to buy your home, he receives, in return, a document called a deed or transfer, which he registers by filing with the government; the document has your name is on it to show you own the home. This action gives you title to the property. If more than one person is buying the property it is necessary to decide how they will hold title together. There are two ways people can hold title together. The first is generally the way we hold title with our spouses or children, which is called “joint tenancy.” To hold title as joint tenants really means that upon the death of one of the parties, the remaining party automatically becomes the owner of the whole property without having to inherit it or have it pass through an estate. The reason is simply that all owners on title own the whole property rather than a part each. The other way title can be held is as “tenants in common.” This means that each party only owns the percentage allocated to them, although the physical part owned is not described. Upon the death of a tenant in common, his or her percentage ownership goes to their heirs in accordance with their will or law. Therefore, remember to discuss this issue when you go to see your lawyer. 2. What about a will? A power of attorney? Do you have a will? If you do, is it up to date and does it represent your current situation or state of affairs? It is important, especially if you have young children, to have your wills completed; not so much for the money, but for a clear resolution of the issue of custody if something happens to both parents. A will stops sibling disputes, takes care of who will look after children, keeps the government out of your affairs, allows for an orderly disposition of everything from your favourite cuff links or earrings to your realty, stocks and bonds, and will allow you to determine how you are to be cremated,

buried or quick frozen. A power of attorney is used when you are physically or mentally incapacitated – there are two kinds. The first is for your body, such as what care will you or will you not receive? Your representative will determine that. The other is for the management of your financial affairs. Now is the time to create a will. Speak to your lawyer and ensure that this important matter is dealt with. 3. What about insurance? You will need insurance for the house. This a great time to look at life and disability insurance. It is also a good time to determine if you should be insuring your mortgage in case something happens to the major wage earner; and to ensure that the future is taken care of. So there you have it, this is the time to take care of all of these kinds of things to get your house in order. Perhaps the most difficult part of writing these articles relates not the actual writing, but thinking of a topic to address. Canada to benefit from a strengthening U.S. economy in 2014 RBC Economics After another year of mediocre growth, Canada’s economy is expected to perk up in 2014, supported by a pick-up in exports and strengthening business investment, according to the latest Economic and Financial Market Outlook from RBC Economics. RBC is forecasting real GDP growth of 1.7 per cent for 2013, 2.6 per cent in 2014 and 2.7 per cent in 2015. “The U.S.’s slow and subpar recovery has no doubt played a part in the underperformance of Canadian exports through 2013,” says Craig Wright, senior vice-president and chief economist, RBC. “Looking ahead to 2014, we anticipate that stronger growth south of the border will translate to increased demand for Canadian exports, especially as the expansion fans out and business investment accelerates. This expected uptick in both exports and business investment is a critical component of our outlook for Canada’s economy.” The report indicates that strong exports relative to imports in 2014 will result in trade contributing more than it has in a decade to Canada’s annual growth rate. RBC anticipates that this will cause a rebound in investment activity particularly in the manufacturing and mining and oil and gas sectors. Extra support to external trade will come from a weakening Canadian dollar over the course of next year, says RBC. The softer currency reflects a leveling off in commodity prices alongside a generally firmer tone for the U.S. dollar. RBC also assumes that neither the Bank of Canada nor the Fed is likely to adjust the overnight policy rate in 2014, meaning short-term interest rate spreads will hold steady. Longer-term yields on government bonds, however, are likely to rise in line with the gradual, upward shift in U.S. treasury yields; RBC indicates that the pace of increase will be gradual enough to ensure that the economy doesn’t falter and that the Canadian housing market stabilizes.

Canada’s labour market has been resilient with 148,000 jobs created so far in 2013 and the unemployment rate falling to a cycle low of 6.9 per cent, RBC says. This increase in employment has driven up wages by close to 2.0 per cent on average so far this year while inflation has only increased at an average 0.9 per cent pace. As labour markets tighten further, wage pressures are expected to have a greater upward impact on inflation through the forecast moving it closer to the Bank of Canada’s 2.0 per cent target rate. RBC notes that real wage gains will continue to fuel consumer spending going forward. “Rising incomes and improving household balance sheets will be the key factors supporting consumer spending which we expect to grow by 2.5 per cent in 2014, up from 2.2 per cent this year,” adds Wright. On the provincial front, RBC says that an improvement in underperforming provincial economies will be reflected in Canada’s real GDP growth rising in 2014. The country will continue to see the west out-performing the east with the dividing line shifting slightly east to the OntarioQuebec border.

Choosing to move in the “off season” – sometime between November and March – can save you time and money. Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive. Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service. With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows. ›› Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move day, don’t risk it.

If you come into a large sum of money through an inheritance or bonus, consider making a prepayment, which can shave years off your mortgage. » I f you double up your payments once per year for 25 years, on a $250,000, 25-year mortgage at five per cent interest, you can save more than $30,000 and shave 3.5 years off your amortization term. » Switch to a bi-weekly mortgage payment schedule. Changing to an accelerated bi-weekly payment can be an easy adjustment that will help you save on mortgage interest. The bi-weekly accelerated payment works to help you pay down your mortgage faster as you actually end up making 26 bi-weekly payments a year versus 12 monthly payments. Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
