Our teamwork has got you covered We are always looking for stories and news about real estate for our magazines and website. While the team here at New Home Guide and YPNextHome.ca attends events across the country, we also have a team of talented freelance writers and celebrity talent who help us cover all the bases. The team’s focus over the last 12 months has been profiling and collecting data, photos, videos and text for some of Canada’s top neighbourhoods so our readers and users can get an in-depth view at the local level. You’ll find data for almost 3,000 different neighbourhoods across the country that includes information
about the type of housing available and the people who live there. Check out one of our team member’s personal journey through a key neighbourhood in this issue. There’s plenty more to see online at YPNextHome.ca Check out our search tool online and discover new properties and neighbourhood details. It’s been an amazing experience to develop this content, and we’re thrilled with the results. New neighbourhoods are being added every week. Please let us know what you think – and if you have a favourite neighbourhood you’d like us to profile, drop us a line. We love hearing from you.

We’ve all heard – especially over the last few years – how much home prices have grown in Toronto and the wider GTA. But, wow, when you look at it on a historical basis, the point is really driven home. As our story on page 38 illustrates, the GTA is not just one of the top performing housing markets in Canada, it’s a global leader. Indeed, that’s what 20 consecutive years of price appreciation will do for you.
This scenario doesn’t come without its challenges, however; namely, is it sustainable, and what does it mean for first-time homebuyers? The short-term answer to the first question is a cautionary yes – 2016 is expected to be another year of growth, though tempered somewhat over last year. How it all affects first-time buyers is another matter. It means compromise – on home type, size and location – in order to get into the market.

Advice | BILD REPORT
Building a new retail experience By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice WITH THE YEAR’S busiest shopping season behind us it’s a good time to reflect on the retail experience and how retail space is evolving. How and where we shop is changing. This is partly because our region is changing. Communities are becoming more compact, land prices are rising and many municipalities are focusing on their urban growth centres. As we grow up and not out, the industry is incorporating retail shops and amenities into new buildings as part of creating complete communities. While more people are shopping online, retailers understand that consumers still want the tactile experience in bricks-and-mortar stores. According to recent research by the National Retail Federation consumers spend more when they shop there. With that in mind, many retailers are now adapting their stores to fit into an urban context, sometimes on the second or even third floor of buildings and often at the base of residential condominiums. More and more, retail developers are working with residential developers to respond to the changing marketplace and mandated intensification across the GTA. They combine their expertise and construct functional mixed-use projects that feature amenities and services on the main and second floors of midand high-rise buildings. The added amenities benefit those in the building and people living and working in the surrounding neighbourhood. The mixed-use building at the corner of Queen Street West and Portland Street in Toronto is an
“While more people are shopping online, retailers understand that consumers still want the tactile experience in bricksand-mortar stores.” example of this. BILD member and retail developer RioCan partnered with fellow member Tribute Communities to incorporate three levels of retail space into the podium of a residential building including a 45,000-sq.-ft. grocery store on the second floor and two major retail outlets at the base. Another example is The Madison Condos on Eglinton Avenue east of Yonge Street currently under construction by BILD member Madison Homes. The building will feature two levels of retail stores and a second-floor grocery store. The increase in mixed-use development and intensification in
the GTA has some retail developers like RioCan looking at their existing properties such as shopping centres for opportunities to intensify them by adding residential buildings. RioCan owns more than 300 properties in Canada and has already initiated plans to intensify 46 of its centres across the country. In response to the rise of online shopping and in an effort to maximize their existing sites, another BILD member and shopping centre developer SmartREIT has created a new service called Penguin Pick-up. Partnering with its retail tenants and other businesses that ship to Canada, the company is building pickup points in their shopping centres across the GTA. The 24-hour free pickup is available in Toronto, Vaughan, Oakville and Richmond Hill. Bryan Tuckey is president and CEO of the Building Industry and Land Development Association and a land-use planner who has worked for municipal, regional and provincial governments. Advice | MORTGAGE ADVICE
Are mortgage rates on the rise? By Alyssa Richard
EARLIER THIS MONTH, a couple of
Canada’s major banks announced they would raise mortgage rates. Is this a sign of things to come? In early January, Royal Bank of Canada announced it was raising rates on several mortgages. Its special offer five-year fixed closed rate increased by 10 basis points to 3.04 per cent. The bank also increased its two-, three-, and four-year fixed closed rates by 10 basis points. And its five-year variable closed increased by 15 basis points to prime minus 0.10 per cent. CIBC soon followed suit and raised its special offer rates as well. Many of the Big Six banks – TD, Scotiabank and National Bank – raised rates in the months before RBC did and no one seemed to notice. But because RBC is the largest bank in the country, people tend to take note. The big banks are raising rates because they expect interest rates to go up in the long term. Also, January isn’t a very competitive time of the year. Fewer people tend to buy homes because they don’t want to move in the winter. And banks aren’t as aggressive with rates because they don’t have to be. It’s not uncommon for rates to rise during a slower buying and selling season. But in the spring and summer, banks tend to be more aggressive and rates will likely go down again. But not all lenders have been raising rates. Recently, some smaller lenders have actually lowered their five-year fixed rates. It’s also an interesting time in the mortgage market because fixed-rate mortgages are heavily influenced by Canadian government bond yields. When bond yields decline, fixed-rate mortgages usually follow. On Jan. 13, five-year government bond yields dropped to a record low as the price

On Jan. 20, the Bank of Canada (BoC) made its key interest rate announcement and there was speculation among many economists that there could be another cut. TD
MORE ADVICE ONLINE ypnexthome.ca/news/advice
Economics says a “case exists for a rate cut” and CIBC Economics believes the odds are tilting ever so slightly on the side of a reduction. But not everyone expected a cut to be imminent. Economists at Scotiabank predicted the BoC would pass on the opportunity to reduce the overnight rate, but further reductions are possible in the future. A cut will likely mean lenders would reduce their prime rates, which should lead to lower interest rates for variable-rate mortgages. Last year, the BoC cut the overnight rate twice. It’s remained at 0.50 per cent since July. Alyssa Richard is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

Advice | FUNDAMENTALLY SPEAKING
Infrastructure’s big boost By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice THERE’S AN OLD JOKE that Toronto has only two seasons – winter and construction. But as anyone travelling the Gardiner Expressway lately (over the last two years or so), or along the QEW to or from Hamilton, or any number of other local congestion points, can attest, traffic in the GTA is anything but a laughing matter. Unfortunately, such is life in the Big Smoke – now and for the foreseeable future. Once upon a time, construction season may have been only during the warmer weather months. But those days are over. You can now count on it almost being a 24-7, year-round endeavor. Indeed, with continuing immigration, general growth and construction expansion – all happening at a quicker pace than infrastructure improvements – our highways and transit systems are being strained like never before. Population in the GTA continues to increase by about 100,000 people per year. Research suggests that by 2031, there could be three million more people living in the area – bringing with them an additional 1.5 million vehicles. If you think traffic and transit are challenging now, just wait. This is why the provincial government last year committed to a comprehensive 10-year economic plan that includes more than $130 billion in infrastructure investments. Two dedicated funds are being created to support infrastructure projects essential to Ontario’s economic growth and job creation in:
» Greater Toronto and Hamilton Area (GTHA) — Improvements to GO Transit rail service and public transit investments to address congestion, support economic development and improve mobility throughout the region, and » Outside the GTHA — Investments in roads, bridges, transit and other essential infrastructure across the province, identified in partnership with Ontario regions and communities Why, you may be wondering, should you care about all this stuff, as a prospective homebuyer? As you’ve likely experienced firsthand, proximity to infrastructure is becoming more important than ever. Access to a variety of amenities and essentials – from transit to health care to schools to shopping to recreation – is a critical determining
factor for builders and buyers alike. It matters for lifestyle and comfort while you live there, as well as for resale potential down the road. So, stop waiting for construction season to end. While you’re out shopping for your new home, look around to see how far you are from the nearest highway or rapid transit system – existing or under construction – that affords you a reasonable commute; and how close you are to health care, schools, shopping and recreation. These communities will be at a premium, now and in future. Wayne Karl is an award-winning writer and editor with experience in real estate and business. cultural heritage – the village is famously home to The McMichael Canadian Art Collection, an exclusive showcase for Canadian art. For nature lovers, the Kortright Centre for Conservation – renown for its hiking, bird watching and outdoor education programs – is just minutes away, along with Bindertwine Park’s breathtaking walking trails, and Copper Creek, one of the GTA’s premier golf clubs. The impressive selection of nearby amenities extends well beyond Kleinburg’s quaint village setting. Vaughan’s many other charming neighbourhoods also offer convenient shopping destinations – such as Vaughan Mills – boasting a host of major retailers and top name brands. Commuting is made easy with Hwys. 27, 400, 427 and 407 all just minutes away. cover story
There’s something about an Aspen Ridge Home Innovative design, superb craftsmanship and top-quality finishes are hallmarks of this award-winning builder FOR MANY NEW HOME BUILDERS, the word “innovative”
is a marketing ploy; for Aspen Ridge, it’s a way of life. Continually at the forefront of home design, the professionals at Aspen Ridge work with an interior designer and architects to create new designs for each community, with spaces that go beyond ordinary to extraordinary. The result is a legacy of one-of-a-kind successes, such as the recently completed Kettle Lakes Club on Bayview in Richmond Hill – the first large-scale all modern townhome community in the GTA. Aspen Ridge’s MOTO Modern Towns, which look and feel like detached homes,
raised the bar for creative thinking. So did the completed 77 Charles Yorkville condominium, with dynamic architecture by renowned Yann Weymouth of I.M. PEI’s Grand Louvre Museum in Paris fame. Design innovation goes hand in hand with location, and Aspen Ridge has a knack for selecting outstanding, amenity-rich addresses for both highrise and lowrise communities. For example, Union condominiums in Markham and Chelsea Maple Station MOTO-designed townhomes in Maple are steps to GO Stations, and only minutes from Hwys. 400 and 404.

Preparing for the new down payment requirement By Wayne Karl
FEB. 15, 2016 LOOMS large on the
mortgage landscape – that’s when the new down payment requirement kicks in for properties between $500,000 and $1 million. Federal Finance Minister Bill Morneau in December announced changes to the rules for governmentbacked mortgage insurance, intended to contain risks in the housing market, reduce taxpayer exposure and support long-term stability. Effective Feb. 15, the minimum down payment for new insured mortgages will increase from five to 10 per cent for the portion of the house price above $500,000. The five-per-cent minimum down payment for properties up to $500,000 remains unchanged. What does this mean for first-time homebuyers? Buying a house for less than $500,000? » The new down payment requirement will not affect you Buying for between $500,000 and $1 million? You have four choices: » Buy before Feb. 15 to avoid the new requirement, to still be able to put down five per cent » Delay your purchase until you’ve saved the additional funds for the new, higher down payment » Somehow come up with the additional funds now, say, with help of the Bank of Mom and Dad, or » Buy a home that is priced at less than $500,000. Depending on the market you’re in, that could mean you’d then be looking at condo, instead of a lowrise home For example, if you’re buying a property for $800,000, you would need to make a down payment of five per cent on the first $500,000
($25,000) and 10 per cent on the remaining $300,000 ($30,000). This would be equal to a total down payment of $55,000, or 6.9 per cent of the total purchase price, or an increase of $15,000. Buying for more than $1 million? » The changes will not affect you. You’ll need a down payment of 20 per cent, before or after the change in regulations on Feb. 15 Regional markets to be impacted While the new down payment requirement was intended primarily to slow the housing markets in Toronto and Vancouver – where average home prices are $630,876 and $947,334, respectively – the impact could be felt most elsewhere. CIBC Deputy Chief Economist Benjamin
Tal says Calgary will be hit hardest, due to the large share of high-ratio mortgages. In this city, the new measures are estimated to impact about 10 per cent of new sales, while in Toronto the figure is five per cent; in Vancouver, just 2.5 per cent. Spike in homebuying activity Toronto-based Mortgage broker and wealth planner Calum Ross expects the new rules to cause a spike in activity before the deadline. “Unexpected changes to the market that make access to capital more difficult historically have had a significant short-term impact, followed by an adjustment,” he told New Home Guide. Expect market activity to go up substantially on homes priced between $500,000 and $1 million through until the deadline.

GTA housing market a global leader: ReMax By Wayne Karl THE GTA HOUSING MARKET isn’t just hot, it’s a global leader when you look at its performance over the last 20 years. Low interest rates, coupled with population growth and solid economic fundamentals, contributed to a 214-per-cent increase in average residential housing values in the Greater Toronto Area (GTA) since 1996, according to ReMax Hallmark Ltd. The GTA housing market is entering its 20th year of consecutive price appreciation, on the heels of a record-breaking 2015. The market has reported a steady increase in values since 1996, when the cost of an average home in the GTA hovered at $198,150. Average price broke through the $600,000 benchmark in 2015, settling at $622,217 – an increase of 6.21 per cent when compounded annually over the 19year period. “The overall strength and stability of Toronto’s housing market is a global anomaly,” says Ken McLachlan, broker-owner, ReMax Hallmark. “Very few large residential housing markets can compete with the GTA’s performance over the past two decades. “The GTA is the largest Canadian market to experience 19 consecutive years of price appreciation,” McLachlan told New Home Guide. Several smaller markets such as Hamilton-Burlington, Ottawa and Halifax-Dartmouth have also reported steady upward pressure. In terms of return on investment, the GTA outperforms Canada’s other hot market Vancouver, and almost every other major market in Canada with two exceptions – Edmonton with a 6.64 per cent return on investment,

cent over the 1996 Census figure of 4,263,757. The low interest rate environment has also influenced home buying activity in the GTA. While the average residential mortgagelending rate for a five-year term hovered at approximately eight per cent in 1996, you can obtain the same product for less than three per cent today. Homeownership rates have also steadily increased in the GTA, in spite of rising values. Between 1996 and 2006, the level of ownership jumped approximately 10 per cent in the GTA (58.4 to 67.6 per cent). The most recent available rates for the
province of Ontario sat at 71.4 per cent in 2011. Given the turbulence the GTA market has withstood – recessions, 9/11 and SARS, just to name a few – the performance is “nothing short of remarkable,” says McLachlan. “Moving forward, there is no reason to expect the upward trend to end,” says McLachlan. “In light of recent volatility in the stock market and overall economic uncertainty, we anticipate an upswing in home buying activity as investors look to tangible assets like bricks and mortar to ride out the storm. The strength of the US dollar will also contribute, serving as an impetus for greater investment in the Greater Toronto Area throughout 2016.”
GTA’s performance is no doubt music to the ears of homeowners, but something of a sour note for prospective buyers. Such price growth makes entry into the market difficult, especially for first-timers. “There is no question they factor heavily into the homeownership equation,” McLachlan says. “Given a continuation of rising housing values, it’s likely they will continue to adapt, sacrificing size or location to realize their dream at their price point. Condominiums will continue to be the first step to homeownership for many, followed by detached, semi-detached, townhomes and properties outside the 416 where the average price is lower.”

Advice | LEGALLY SPEAKING
The law of good faith (or the lack thereof) By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice THE SUPREME COURT of Canada has said that good faith is not a requirement by either side in the negotiation of a contract. They went on to say that once the contract is signed there is an obligation to perform in good faith. What does this mean to you, the homebuyer?
1. The most important thing to remember is that if it is not in writing, in the Agreement of Purchase and Sale, it is not binding on either side. 2. It does not matter what the agent says or promises (see 1 above). 3. It does not matter what is written in the brochure or advertised at the sales office (see 1 above). 4. Every Agreement should be reviewed by a lawyer who knows real estate before it is binding. 5. Only your lawyer has a legal, moral and ethical requirement to protect and put you first. 6. Every Agreement should be conditional on the lawyer’s review and the condition must be in writing, and keep it that simple. Some Agreements have condition clauses that are all mumbo-jumbo and do not let you really change anything. Also, make sure some time for review is allotted and sufficient.
Okay, the Agreement is signed, reviewed, amended and ready. Now what? The parties must thereafter act in good faith to complete the contract in accordance with the terms of the Agreement.
“The most important thing to remember is that if it is not in writing, in the Agreement of Purchase and Sale, it is not binding on either side.”
Remember, most builders and their sales people are honest, caring individuals who want to deliver a quality product. Just be careful not to bite into the bad apple in the bunch. Happy home hunting! 5 hottest places to buy for less than $500K By Wayne Karl STARTING FEB. 15, 2016, there will be extra down payment requirements for properties costing between $500,000 and $1 million. The current five per cent minimum down payment for the first $500,000 will stay the same, but there’ll be a 10 per cent minimum down payment for the portion of the home price above $500,000. For example, someone buying an
$800,000 property would need to make a down payment of five per cent on the first $500,000 ($25,000) and 10 per cent on the remaining $300,000 ($30,000). That would be equal to a total down payment of $55,000, or 6.9 per cent of the total purchase price or an increase of $15,000. The five per cent minimum down payment for properties up
to $500,000 and the 20 per cent minimum down payment for properties above $1 million both remain unchanged. And Canadians who currently have a mortgage will not be affected While the average home price is $454,976 in Canada, it’s $630,876 in Toronto and $947,334 in Vancouver, according to the Canadian Real Estate Association.
Here’s our list of the five hottest markets in Canada, based on price growth, where you can still buy a home for less than $500,000:

How to do-it-yourself and save money in your new home! By Jane Lockhart HAVING JUST PURCHASED a new home or condo, money may not be plentiful or at the very least, it may be tied up in your property. Having a new space to decorate on a budget may seem frightening, but knowing where to invest and when to fake it will help you get the maximum reach for your dollar.

The best way to create a custom rug at an economical price is to have it made from broadloom or a typical roll of carpet. If you select an end of roll or something that has been discontinued, you will see an even greater return on investment. Just measure the size you need and then go and see what matches at a local carpet retailer. Once you have selected a style, the store will bind the edges to create an area rug!
Window treatments When our clients purchase a new home from a previous homeowner, we sometimes suggest including the window treatments in the deal, leaving them one less thing to worry about until they get settled. Unfortunately, this is not something that can be done with a newly built home. There are a couple of options here to get immediate privacy without spending a fortune and waiting weeks, if not months, for custom window treatments to be ordered and installed.
JOHN HEINEMAN PHOTOGRAPHY (JOHNHEINEMANPHOTOGRAPHY.COM) COURTESY OF SORBARA GROUP OF COMPANIES (SORBARA.COM)
Temporary shades For immediate privacy in your new home, you can get temporary shades from stores like Lowes or Home Depot. These come in 27-in. widths and have adhesive along the top. They are accordion in style and are simply affixed to the top inside of the window frame. The bottom is literally trimmed with scissors to the ideal length. You can use several of them in a row for a long window, and as they are made of paper, they can be cut to size width-wise as well. Once installed properly, they look like fabric to the untrained eye and give great privacy until you are prepared for a more permanent option. These come in an assortment of colours and the price range is approximately $7 to $45 per shade, depending on the style and colour.
Panels and tab drapery
Flooring It is always nice to have an area rug or carpet to add warmth to a room. This is particularly true over hardwood and tile. Large carpets can be very expensive, especially if ordered in large or custom sizes. Area rugs can be purchased in pre-made sizes such as five-by-seven-ft., six-by-nine-ft., eight-by-10-ft. and nine-by-11-ft. These sizes are fairly universal, but over the years, as homes have become more unique in size and shape, area carpets have needed wider size ranges to them.
Panel drapery is nice to have hung on either side of the window, and is a great option to pull across for added darkness. Again, if custom, these can be costly and take time. For a less custom look, but to provide some softness around the windows, purchase pre-made panels from Ikea, Urban Barn and Pottery Barn. These will suffice until you are ready to tackle custom-made drapes. One word of advice when hanging drapes: attach the rod to the wall above on the outside of the frame on either side. By attaching drapery hardware above the window, it makes the ceiling feel higher and creates a strong vertical feel. In the long run, we all want the best for our homes. Sometimes, that can take time when you are starting out, but smart decorating tricks can go a long way with a small budget.

THE TRENDS OF 2016 AND HOW TO BRING THEM HOME By Jo Alcorn AFTER RINGING in a new year, I always find it a great time to update your decor and add in some new trends, colours, textures and accessories to update your look for the coming year. Here are my top six trends for 2016.
1. Mixed metals – Platinum, gold, copper, steel… as long as they’ve got a metallic sheen, they go together. It’s bling like you’ve never seen before in 2016. One simple and stand out way to make a statement in your
kitchen or bathroom is by changing your faucet. I love the diversity that Delta provides; their Vero collection will make a huge impact in your decor this year. Artemano also has great choices when it comes to mixed metals that will truly make a statement in your home; add some of their one-of-a-kind pieces to really make an impact.
2. Pastel colours – Adding hints of pastel will infuse a room
with energy. Whether it’s from your accessories or the walls themselves, there are so many ways to bring a new colour into your home. If you are nervous about pastels, incorporate the trend methodically with some accent pieces to get you started. Decorium has some great pastels in their line up — try an area rug or pillow to see if you like the colour and you can add more as you desire. I also love trying out a new colour in …continued on page 53

my artwork. I love using Poster Jack, which is an online service where you pick the art you want to use (or you can use your own photos or choose from their photography), pick the frames and colour, and they ship it all to your door. Changing your art to match the trends can be a very cost effective approach, while changing up your look completely.
3. White delight – Clean, crisp, fresh white walls, white accessories, white furniture, you name it. White is going to make a name for itself this year. You can’t go wrong with Benjamin Moore’s Simply White to freshen up your space or dated pieces of furniture. Another great way to add white to your home is to use a white bathroom vanity. Cutler Kitchen and Bath (a great Canadian company) is introducing a high gloss white floating vanity in 2016 available through big box stores as part of its boutique collection. Gloss white is easy to keep clean, too!
4. Shop locally – Local and Canadian made products will
be buzzwords for 2016, and shoppers will love to brag about supporting the trend, too. My Jo Alcorn Collection of pillows and sofas are all designed and made in Canada. Low carbon footprint is an important trend to support. Available at shop.ca

5. Greens – They’re not just found in the kitchen this year! In 2016, greens will be scattered throughout the house; available in large, medium and small options, you can choose whatever fits your home decor. If you are like me and can’t keep a plant alive to save your life, try some faux options; Bouclair has so many to choose from, and they add a nice hint of green to your decor.
Simply White OC-117
6. Go vertical – A great way to make a statement with your walls in 2016 is with wall decals. They are easy to install and make a huge impact. A great online resource for ideas is uwdecals.com, they have patterns to suit all styles and are super easy to install. Wishing everyone a stylish and prosperous 2016!

condofriendly plants We can’t all have a green thumb, and we don’t all have the outdoor space needed for a garden, but these condo-friendly plants will satisfy your urge to plant.
1. The money tree This plant comes in all shapes and sizes; they do not require too much direct sunlight and live well indoors. They only need water about once a week and if you’re lucky, they will bring you good fortune!
3. The snake plant This plant is also known as “motherin-law’s tongue” and requires minimal light, a little water and will help purify the air in your condo.
2. Moth orchids Although they can be hard to bring back to life, orchids are beautiful flowers that usually last about five or six months with minimal care. They need only a bit of water about once a week, so be careful not to overwater.
See Jackie Marchildon’s full list of condo-friendly plants online. Read the full story… ypnexthome.ca/condo-friendly-plants

Property Profile | ANDRIN HOMES & HEATHWOOD HOMES
A new year, a new community. A new Whitby! WHEN IT COMES TO EXCITEMENT, look no farther than
the incredible new community of Country Lane in the new Whitby. It is here that two of the GTA’s most popular builders – Andrin Homes and Heathwood Homes have brought about a new age in community building. Country Lane represents a new style of the masterplanned community with welcoming entrance gates, unique streetscapes, traffic calming roundabouts
and meticulously designed up-country homes on 36- and 45-ft. lots. This is a community like no other! Designed with wonderful walking trails through the woods, bike lanes, a park with soccer pitches, splash pads, a playground and a school, all within the community. Couple this with its location within the very heart of Whitby and you have perhaps the GTA’s most compelling new homestead.

Ranked in the top 10 Best Places to Live in Canada by MoneySense Magazine, Whitby offers a fabulous quality of life. From the finest sports and recreation facilities, trails, a beautiful waterfront, golf courses and community centres, Whitby is perfect for families. Here, you’ll discover
outstanding shopping, terrific schools and easy transportation. Country Lane will soon open for sales and the upcountry home designs coupled with the appeal of what the new Whitby offers is attracting thousands of prospective purchasers to the Country Lane
website to register. We think we know why! Country Lane is located right next to an extensive forested area – and an established community – both just moments away from first class shopping, restaurants and recreation. It’s also a commuter’s dream that is already just minutes from the GO train and Hwy. 401, but coming this spring, it will be just two minutes from the new Hwy. 412 that will link the 407 and the 401. Talk about convenient! There are 68 km of recreational trails, a 14-km waterfront trail, 127 playgrounds and more than 385 hectares of parks. Whitby also offers a long list of arts and cultural venues including a 54,000 sq. ft. public library, Station Art Gallery, Whitby Courthouse Theatre and a Historical Museum. The historically charming stretch of shops in downtown Whitby with its diverse collection of stores and restaurants, is more than just a place to go – it’s a destination! But, in addition there’s a new, more contemporary, side to Whitby as well – with great shopping including the brand name big box stores conveniently located close to Country Lane. Here you can get the variety and styles that your family seeks – from fashion, to home furnishings, everything you need is right here in Whitby! Don’t miss out. Register now for first-in-line access when Country Lane opens. Visit countylanewhitby.com JAN 23 - FEB 6, 2016 | NEW HOME GUIDE 67
