Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. There has been considerable discussion on the state of the GTA condo market. BILD has always been of the view that the market fundamentals remain strong, and new figures show the strength of recent condo sales. RealNet Canada Inc., BILD’s official source for new home market intelligence, is reporting that there were 4,127 new home sales in March. That figure is up 87 per cent on March 2013, and up 20 per cent from the 10-year average. Highrise sales saw a spike of 105 per cent from March 2013, and were up 42 per cent from the 10-year average. In the first three months this year, highrise sales have risen 68 per cent from 2013. Factors that have boosted sales include low interest rates, improved consumer confidence and a recent flourish of new highrise project launches. As a matter of fact, the GTA saw a record number of new units come on to the market in January and February. In the first two months of 2014, there were 2,721 new units in eight projects launched around the GTA. That’s up from the 1,873 units that went to market in the first two months of 2013, and exceeds the previous record of 2,394 units in the same period for 2011. It seems buyers share the confidence of the industry that builds homes. According to polling numbers from a new RBC homeownership study conducted by Ipsos Reid, recent attitudes about purchasing a home are improving.

The poll said that more young Canadians believe owning a home is a very good investment. (We couldn’t agree more.) A whopping 86 per cent of those polled between the ages of 25 and 34 believe in homeownership. That figure has risen from 78 per cent in 2013. Buying intentions are up as well, with interest from the 25 to 34 age group rising to 41 per cent this year from just 25 per cent in 2013. The success of highrise in the GTA can be attributed in part to provincial public policy. The introduction of Ontario’s growth plan, Places to Grow, has placed an emphasis on intensification in existing communities. As a result, our region is now the high-rise capital of North America with approximately 250 projects under construction. And that’s good news for the more than 100,000 people and 50,000 jobs that come to the region every year. To accommodate this growth, the building and development industry must build approximately 35,000 new homes per year. In the last five years, about 60 per cent of the new homes sold have been in highrise condominiums. With limited land available for the construction of ground-related housing coupled with the intensification targets of the province, our members have implemented provincial policy and built highrise developments. These quality, complete communities remain an affordable option for first-time buyers and new Canadians. It’s a great time to buy a new home and invest in your future.

When you’re buying your first home, you are sure to be filled with many important questions. How much can you afford? How much will it all cost? Where do you really want to live, and can you afford the area? And, finally, what type of home do you want? The answers are very individual: it really depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances. For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your first home may not be your dream home, and your needs and desires are sure to change throughout the various stages of homeownership. So, while the answers to the above questions are specific to circumstances, there are also some common guidelines you can follow.

How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stress-test” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates.

How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

Where do you want to live? This
question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town.

Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome, duplex or condo?

My wife and I recently welcomed her elderly parents into our home. They lived in north Simcoe and we are in Richmond Hill. They loved their home; unfortunately they can no longer maintain it on their own. We can financially and physically help them in their senior years. Can we deduct the money we give them for living expenses? Where and how on our tax return?

The Baby Boomer generation may have to put condo living on hold for several years. Many boomers have the financial responsibility of not just university kids but aging parents too. Our generation (myself included) is blessed with having the people most close to us at home – children and parents. Unfortunately, neither Ottawa nor Ontario provide a deduction for your financial assistance. However, they do provide a “caregiver” tax credit. You may qualify to claim a $4,223 federal tax credit and a similar provincial amount. This will reduce your federal and provincial income taxes by $633 and $210 respectively. You should note, parents must be at least 65 years old and mentally or physically dependant on adult children.

Generally, private school tuition is not tax deductible. An attempt was made several years past to deduct private school tuition; however it was politically unpopular and was reversed the following year. Fees to education institutions may be deductible as childcare and claimed by the lower income spouse. A receipt must be provided by the school for the portion of the fees that are considered “childcare.” Additionally, depending if there is some religious affiliation, part of the fees may be allocated as a charitable donation. Again, the institution must provide receipts and qualify for charitable status.

Generally, real estate that is sold for more than its cost may result in a capital gain for the individual. Fifty per cent of the gain must be included in your income tax return in the year of sale. Using your figures and assuming you have other income, such as from employment, we can use a 40-per-cent tax rate. Therefore, the $80,000 capital gain is reported. Forty thousand (50 per cent of the gain) must be included in income. This is taxed at 40 per cent. Your tax obligation on the gain is $16,000 (40,000 x 40 per cent) to Canada Revenue Agency. More than 6,400 survey responses were received, representing 14 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima. Survey questions covered every stage of the homeowner-builder relationship beginning with the signing of the agreement of purchase and sale, through construction, pre-delivery inspection and after-sales service. “It’s an amazing feeling. It just brings great satisfaction to a team that’s worked so hard for the past year in servicing our customers,” Melinda Smith, director of client services for Fusion Homes, told New Home Guide. “We really put ourselves in our clients’ shoes. In all the mortgages that I arrange, I find it surprising how few people actually ask me how I get paid. A recent study in the U.S. indicated that less than 10 per cent of people could properly identify how different types of mortgage providers get paid during the transaction. Don’t you want to know whether that person who is so eager to sign you up has a financial advantage to selling a particular product? You definitely should care – and here is why. Almost every single provider in the mortgage marketplace has a potential financial gain by selling a particular mortgage product and rate. To make matters worse, that financial gain or pat-on-the-back is often gained at the expense of the consumer. Let’s take a look at your main mortgage providers to see what to watch for: Bank branch manager This friendly and trusted advisor has a sales quota to hit just like everyone else (you did notice that Canadian banks do fairly well financially, right?). Their salary increase, bonus and promotion depends on results. Typically, bank managers have sales quotas for particular products as well as growth targets on the loan/investment portfolios. Their targets are often based on the size of their mortgage portfolio as well as the average term of the portfolio. The longer the term and larger the size of the mortgage, the better the Christmas bonus.
Furthermore, these managers are increasingly being graded on the profitability of these portfolios. When you go to your old bank branch and it has moved to a new location, where do you think one of the bank managers went? Which one do you think they kept with the bank? The one with the great discounted loans and mortgage rates, or the one that is making the bank the most money? Bank mortgage representatives These are typically contract employees of the bank who are usually paid on a straight commission basis. Most only sell one bank’s mortgages, while some sell several. The ones that sell other bank’s products are often only permitted to do so once they have met a quota of their own bank’s products. These individuals are usually paid based on three criteria: the size of the mortgage, the term of the mortgage and the discount given. That means that these representatives can make more money by putting you in a longer term at a higher rate. Mortgage consultants/mortgage brokers These people are independent mortgage providers that theoretically work for you and not for one particular bank. They are paid a finder’s fee (or commission) from the institution that the mortgage is funded with. The problem is that not all banks are paying the same amount for each of the mortgage products. The lenders pay brokers based on the size of the loan and the term selected. The longer the term selected, the bigger the commission to the broker. On top of the different payoffs for the terms, some lenders also pay more for the same product. A broker could make more money funding a five-year term through one lender over another. Typically, there is no advantage to the broker if the consumer gets a higher rate, but there are exceptions to that rule. So now that you know how it works, who do you trust? When you go mortgage shopping, don’t believe that everyone is out to get you. While the incentive systems are there, many mortgage providers will look out for your best interest. A satisfied past client that refers family, friends and colleagues is worth a lot more than one big commission payout. Do your research, ask for testimonials, or ask your friends. A mortgage is a huge financial decision. Make sure it is a decision being based on your financial situation, and not your mortgage provider’s bank account.

Buying a new home is exciting, especially for first-time buyers signing their Agreement of Purchase and Sale. For developers, however, the journey started years before, when they purchased the land and had it zoned residential. Negotiations with the municipality and province for subdivision agreements spell out where roads and amenities will be, the lot sizes, which types of housing are appropriate, and where they will be placed. The process can take years. Here’s a snapshot of how your beautiful new home will take shape. Once we start selling and a buyer chooses a design and lot, the engineer and surveyor plot the home on the land to make sure it complies with the subdivision agreement and advise the excavator where and how deep to dig the foundation hole. Then the surveyor places pins for the exact location of the house. The carpenter puts in the columns, concrete is poured on the footings, and the forming contractor sets up foundation walls. When the foundation is poured, the forming is removed, a waterproofing and drainage layer is installed on top, and storm water sewers are added. Steel is then delivered to carry the load-bearing walls, and stone is placed into the basement to establish the base for the floor. The carpenters continue with the installation of walls and window frames. The house is ready for the roof trusses, and the shingles can be placed and windows installed. Heating and plumbing contractors can come in to rough in fixtures and install piping and duct work. After this is complete, the electricians can prepare the wiring so the electrical meter can be installed. This requires a mandatory electrical inspection, and the framing and plumbing have to be approved by a building inspector. The builder now concentrates on the exterior of the home. Once the home is prepped, bricks and/or siding is installed, and details such as soffit, fascia, eaves troughs and downspouts can go in, porches can be prepared and poured, and railings put in. We can now go back inside to begin finishing the interior. Insulation involves two types – foam in the garage, and fibreglass inside. Once these materials are installed, the vapour barrier is added. This clear plastic sheet nailed to the studs surrounding the insulation is a critical component of the home, and is applied in all the rooms. Both the insulation and vapour barrier have to be approved by the building inspector before we begin to apply drywall. Drywall taping takes studs, insulation and plastic sheeting to a beautiful, seamless expanse of walls. While this is going on, the furnace can be installed, the hot water tank

and all the plumbing connections can be completed, and the electrician can work on the panel to make sure everything is safe. Then the garage can be finished. Inside, workers are sanding the subfloors, and the electrician finishes off the home’s electrical system. The temporary barriers for safety on the stairs can be removed, and the railing, interior trim and doors, flooring, kitchens and vanities installed. Once finished, the builder arranges for the ducts and house to be cleaned and for the mandatory inspections, all in preparation for the PDI walkthrough and the Certificate of Completion and Possession. We’re excited to hand over the home, but this can happen only after the lawyer has completed the paperwork at the Land Registry Office. Once we get the official go-ahead, we notify the sales office to release the keys. Realize that when you choose a new home for your first home, you benefit from years of planning, the latest in technology and construction techniques, and a system of checks and balances that ensure top quality. Purchasing your first home will likely be the largest investment you ever make. Think about that... Why, you ask? The answer is that in my 35 years of practicing law, I have seen young couples spend more time researching a new telephone than a new home! The most important advice I can give, and if you take anything from this article, it is this: research everything ahead of time, such as prospective builders, areas, amenities, property taxes, lawyers, your financial ability, zoning, bylaws and neighbours. And don’t allow yourself to be pressured by anyone. What can you afford? Review your available cash for deposit and annual income to pay a mortgage and expenses. Once you have done that, speak to the mortgage specialists at the bank you deal with and speak to a reputable mortgage broker. Companies such as the Mortgage Centre in Mississauga and Mortgage Providers in Toronto have the experience and integrity to get you the best deal. Find out how much money you can borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes you can afford. Get a pre-approval in writing so you have something to rely on, because especially today, it is critical that you do not get caught up in the rush of buying a house that is beyond your budget. Do you want a condo or a freehold? Condo living provides a carefree lifestyle – someone else cuts the grass and shovels the snow – but you pay additional monthly common expenses and sometimes others determine how the amenities, if not your unit itself, can

be used. Freehold provides the freedom to do what you want, but maintenance and upkeep fall on your shoulders. The choices are boundless. Once you determine what kind of home you want, you need to decide new or resale. If new, the offers are long and filled with clauses that could cost you money or result in long delays. Be sure to see an experienced real estate lawyer familiar with these kinds of agreements before it is final and no longer conditional. Research the builder and go to other sites the company has done and ask people about quality and after-sales service. Find the right lawyer A lawyer must advise you at the time you make your offer, to guide you in understanding the offer (Agreement of Purchase and Sale). The right lawyer will explain how real estate agents work, what documents you will sign and what is to be included in the offer. It is important that your lawyer explains all the potential costs you will face and what you may encounter. Ensure that you arrange a pre-agreed fee with the solicitor. Get the fees locked in. The fee to close a standard resale home or condominium priced less than $500,000 should be somewhere between $800 and $900, plus HST and disbursements. This may vary in special circumstances. Also, make sure you get a free offer review. Then have your lawyer provide you a list of disbursements – those monies expended on your behalf necessary to properly search and close the transaction. This is where some lawyers may try to charge large fax, mail and photocopy fees. Make your lawyer justify all expenditures that don’t make sense. Miscellaneous Do you have a will? If you do, is it up to date and does it represent your current situation and state of affairs? A will prevents sibling disputes, clarifies who will look after children, keeps the government out of your affairs, allows for an orderly disposition of everything from possessions to your realty, stocks and bonds, and will help guide your funeral arrangements. You will also need insurance for the home. This is the right time to look at life and disability insurance, to determine if you should be insuring your mortgage in case something happens to the major wage-earner. As you can see, there is a lot to consider when buying your first home. Being prepared will help you enjoy the experience and find that dream home.

The Mikey Network makes unprecedented $500,000 commitment TO PLACE DEFIBRILLATORS IN ALL PEEL BOARD SCHOOLS
Network calls for life-saving devices to be installed in all schools across Ontario The Mikey Network is on a mission to make life-saving automated external defibrillators readily accessible in every school across Ontario. As part of The Mikey Young At Heart program, designed to place automated external defibrillators – called Mikeys – across Ontario schools, Hugh Heron, chairman of The Mikey Network and president of Toronto-based Heathwood Homes, announced an unprecedented commitment to place Mikeys in the Peel District School Board’s 250 schools and buildings. Bob Finnigan, COO Heathwood Homes, which founded The Mikey Network, presented a cheque for $160,000 to fund the first year of operations for the Mikey Young At Heart program across the Peel board. Heathwood’s donation kick-starts the wider campaign to raise funds for the special initiative, which will cost $500,000. The financial commitment is the largest single gift of its kind in North America. Heron also used the event to issue a bold challenge to school boards across Ontario to provide funding to install a Mikey device in every school in the province. “We believe that it should be mandatory to install a defibrillator in schools, just as it is to have fire extinguishers available,” says Heron. While ambitious, Heron feels the goal is achievable and will save lives by putting devices within reach during an emergency. The announcement – at Mississauga’s Applewood Heights Secondary School, which recently welcomed its first Mikey defibrillator – marks another accomplishment for The Mikey Young At Heart program. The initiative will provide coverage to approximately 170,000 students and school employees, and hundreds of thousands of people attending after-school programs across Peel. To date, the Mikey Young At Heart program has placed more than 200 Mikeys in elementary and secondary schools across the Greater Toronto Area – 31 in Peel board schools – all while creating public awareness and providing education about heart-healthy lifestyles. “We’re thrilled to be working with the Peel District School Board to install Mikeys across the region’s public schools, all while providing greater peace of mind to parents, teachers, administrators and students,” Heron says. “After seeing a close friend pass away from sudden cardiac arrest, we made a pledge to provide the Canadian public with the necessary tools to save lives. This announcement moves us one step closer to achieving that goal.” The Mikey Network was founded in 2003, following the sudden passing of Heathwood Homes partner Michael Salem. that time, Salem might have been saved. In Canada, up to 85 per cent of cardiac arrests occur at home or in public places. Since inception, The Mikey Network has raised more than $3 million, placed more than 1,500 life-saving Mikeys in public places across Canada, trained more than 12,000 people in CPR/AED and saved 19 lives, including three students saved by Mikeys in Toronto high schools. “Over the past decade, The Mikey Network has done incredible work to boost awareness of cardiac issues and healthy living,” says Mississauga Mayor Hazel McCallion. “I believe the Network’s remarkable donation to the Peel District School Board will only further that work, making our schools some of the safest in North America.” Installation of Mikey defibrillators across Peel board schools commenced in February, with the rollout slated for completion in 2017. To date, Heathwood has built more than 2,500 homes in Peel Region and later in 2014, will introduce MeadowGreen, a new residential community of 80 homes in Brampton. Buy what you love when you need it: Choose a home that reflects your needs and pick the most home you can comfortably afford. Don’t buy into boom or bust soothsayers; buy when you’re ready, not when you think the market’s ready for you.

Builder reputation: Ensure your builder has a portfolio of quality-built homes. And there’s nothing like a getting a referral. If someone you trust recommends a builder based on their personal experience – even better!

Location: Consider travel time to and from work, your proximity to the neighbourhood amenities you want, including access to public transit.

Design: Do you need an office/den or more bedrooms? Do you prefer open concept living or structured rooms? How you use your space will dictate the perfect layout for you. You’ll likely live with these decisions for a long time.

Amenities: In the case of condos – consider the building’s amenities. For both a condo and house, you’ll want to consider what’s nearby. Sources such as walkscore.com can provide a good idea of local hot spots.

Finishes: Everything from lighting to bathroom fixtures, kitchen and bathroom cabinets and flooring will affect the way you’ll feel in your space. Quality features and finishes reflect who you are, how you live and should withstand normal wear and tear.

Upgrades: Consider additions that will make your home more efficient and/or will increase its value when it comes time to sell. Plus, have upgrades you want completed prior to occupancy, as work done by the builder will be warranted. Most importantly, understand what’s included as standard when you decide to buy.

Condo vs. freehold: Consider whether you love projects around the house or would prefer that someone else take care of things. All homes require regular maintenance and repairs. Condo maintenance fees cover upkeep on common areas, parking and amenities. A percentage of these fees is also automatically “saved” in a reserve fund for replacement of major items. Freehold maintenance costs are more ad hoc, so save some money monthly for that rainy day when the roof may leak.

Outdoor space: Do you like to barbecue and dine al fresco? Does your dog need somewhere to run? Planning a treehouse for the kids? Do you need a balcony or a backyard? All these things affect how much outdoor space you need.

Resale vs. new: Buying new often means waiting to move in. However, new homes in Ontario are covered by one of the most comprehensive mandatory warranty plans in North America. When buying resale, determine what additional expenses you’ll incur should you require renovations or updates that might be avoided by buying new.

Capital gains versus income â&#x20AC;&#x201C; intention matters Âť by George E. Dube Question: If you hold a property for 23 years and then sell it, is the income treated as a capital gain or as income? Answer: Many people wrongly believe that holding a property for a given period of time will ensure the profits on sale are treated as capital, and thus are only 50 per cent taxable, versus treating the gain as income, which would be 100 per cent taxable. Tax case law illustrates this. In Bordine vs. The Queen (2010 DTC 1293 (TCC)) the owner acquired land in 1977, sold it in 2000 yet the amount was still considered income. Intention matters! While the length of ownership is an indicator, the ownership period is not conclusive. Do not let others tell you that simply by owning the property for two or five years, for example, you are guaranteed a taxable gain. Nothing can be further from the truth. Knowing, and being able to prove, what you were planning to do with a property at the time of purchase is a key factor in determining whether the CRA will treat the property as a capital gain vs. income. Having a discussion, and documenting your intentions, with your accountant can save you considerable taxes down the road.

Two Men and a Truck celebrates corporate store grand opening in Mississauga Two Men and a Truck – Canada, the “Movers Who Care,” has officially opened its newest corporate store at 5425 Maingate Dr., in Mississauga. General Manager Dan Hopkins celebrated the occasion with a demonstration of how a Mikey defibrillator installed in all his moving trucks saves lives through a program called Mikey on Board. Dignitaries participating included the “original two men” of Two Men and a Truck – International, CEO Brig Sorber and Executive Vice-President Jon Sorber. Also attending were Amrit Mangat, MPP, Mississauga-Brampton; Mississauga Mayor Hazel McCallion; and Ward 5 Councillor Bonnie Crombie.

Says Chuck Resnick, vicepresident, marketing and operations, Two Men and a Truck – Canada, “We hope we never have to use these Mikeys, but when you consider the physical nature of moving, it makes sense to have defibrillators on our trucks, in case our movers or families involved in a move have a problem. And, there is always the possibility of someone going into sudden cardiac arrest walking down the street, or perhaps being in a car accident. So with our trucks on the road, we are now in a position to be able to respond should someone need help.” Hugh Heron, Two Men and a Truck and Mikey Network chairman and president of Heathwood Homes, adds, “These moving trucks with their EMS-trained personnel circulate throughout their communities every day and by carrying a Mikey, they carry a second chance at life for people who might be affected by sudden cardiac arrest. This program is a tremendous venture and for Two Men and a Truck in Canada, it’s a moving industry first. “We challenge other companies with vehicles on the road to follow suit and install Mikeys and have their staffs trained in CPR/AED,” adds Heron

At university, Dixie was a little slow paying her cell phone bill. While her service was never discontinued, she did carry a balance from month to month that she cleared at the end of each school year. Last year, when Dixie applied for a car loan, she was turned down because of her less-thanperfect repayment history. She’s worried about the future and how her past borrowing mistakes will haunt her when it comes time to buy a home. Sound familiar? If you see yourself reflected in Dixie’s story, no doubt by now you know you’re not the only person in this particular leaky boat. Unfortunately, many people have no experience managing credit and make mistake after mistake: ›› they make their payments late ›› they go over their credit limits ›› they have a b’zillion credit cards in their wallets ›› they miss making their payments, or worse ›› t hey stop making payments completely when they feel there’s no end to their misery. If you’ve fallen behind and your credit record has become tarnished, where should you go from here? First, you’ve got to get yourself some credit again so that you can demonstrate what a good job you can do managing it. The only way to establish

a credit history is to use and repay credit. There are a number of ways to go about rebuilding your credit history. Start by taking out a loan to make an investment (another good reason to start a retirement savings plan). Make your monthly payments on time and build a shiny new credit history. Since the institution that’s giving you the loan will also be holding the retirement savings, the credit procedure is far less stringent than it normally would be. You can also ask a co-signer or guarantor to help you get a small loan of, say, $1,000, which you would then pay off over three months. It would cost you in interest, but you would be back on track credit-wise. Don’t want to incur the interest costs? Apply for a “secured” credit card. With a secured credit card, you put up cash to cover your balance. Lenders often want twice the credit card limit, so if you want a $500 credit limit, you’ll have to ante up $1,000. Once you’ve established your ability to manage the card – which will take from six months to a year – you can ask for the security requirement to be dropped and your deposit returned. Thinking of hiring a credit-repair company? Don’t bother. Credit repair companies can’t do anything you can’t do yourself. A credit bureau will not remove accurate negative information from your credit report before the legal time period has expired, so don’t get suckered by anyone who claims they can mop up your credit disasters faster. There are no “loopholes.” The only way to fix a poor credit rating is to be smart about how you use credit. Learn from your mistakes and move on.

First-time buyers’ increase budgets, while rising prices cause delays: BMO Home Buying Report
First-time home buyers have increased their budget to an average of $316,100 – up from $300,000 in 2013 – according to the BMO 2014 FirstTime Home Buyers Report. However, the average down payment percentage
has remained unchanged from last year at 16 per cent ($50,576). The report, conducted by Pollara, also revealed the average expected spend by major city:

» The majority (61 per cent) have made cutbacks to their lifestyle in order to save for their first home. » Six in ten (60 per cent) say their home-buying timeline has been delayed, with 39 per cent citing rising real estate prices as the main reason for delay. “Among the many considerations for those trying to get a foot in the door of the real estate market for the first time, the most important of all is building a substantial down payment,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Buying a home is one of the most important financial decisions one can make, and typically represents the largest form of savings for Canadian households. It’s crucial that those planning to buy are well prepared and have considered all options available to them.” Parsons added that it isn’t surprising to see real estate prices causing delays in this demographic’s buying timeline. “In a real estate market such as Canada’s, where prices have been consistently rising, those who put off their purchase need to ensure that the rate at which they are saving outpaces price gains. Otherwise, they may find themselves further behind in the long run.” According to BMO Economics, rising prices in urban markets are causing many first-time buyers to adjust their buying plans. “High prices in a few major cities, and the fact that prices are outrunning incomes in Toronto, are turning off some first-time buyers, while forcing others to go deeper into debt, tap their parents for hefty down payments, and opt for a condo rather than a detached house,” says Sal Guatieri, senior economist, BMO Capital Markets. The report also reveals that 60 per cent of first-time buyers plan to set a fixed budget with a maximum amount, and will not deviate from their plan. However, one third of respondents are willing to break their set budget for the right home. Parsons notes that first timers would be wise to establish price boundaries before setting out on the home buying journey. “To help ensure first-time buyers don’t spend beyond their means, they need to be fully prepared to purchase the right house, at the right price. Getting preapproved gives buyers the opportunity to consider multiple options, during a time-sensitive decision period,” Parsons says.

wins three DRHBA Awards of Excellence

The DRHBA has been representing builders, developers, contractors, service professionals and suppliers in the Durham region for more than 60 years. Awarded Best New Home Design – Production Built (under 1,600 sq. ft.), Best Sales Centre and the much-coveted 2014 Community of the Year, the reaction to Kingmeadow has been unprecedented. “There’s something truly exciting going on in North Oshawa,” says Amanda Wilson Watkins, vice-president of marketing and sales at Minto. “Kingmeadow is connected to the revitalized city but has the appeal of a village with pastoral countryside landscapes – a really special combination. Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.
