Damned if we do, damned if we don’t THIS COULD BE A HISTORIC TIME. At time of writing,

WAYNE KARL Senior Editor Yellow Pages NextHome Email: Wayne.Karl@ypnexthome.ca Twitter: @WayneKarl

Toronto mayor John Tory was preparing to host an unprecedented meeting with federal Minister of Finance Bill Morneau and Ontario Minister of Finance Charles Sousa. On the agenda? One topic: Toronto’s red hot realestate market, and what, if anything, to do about it. In more than just a photo opp, the three leaders have their work cut out for them. At issue is how to wrestle control of Toronto’s runaway price growth and miniscule supply. Indeed, Royal LePage’s latest House Price Survey shows prices in the GTA shot up 20 per cent year-overyear, in the first quarter, to $759,241. Meanwhile, the Canadian Real Estate Association says any new federal or provincial policy measures aimed at cooling demand in Toronto risk destabilizing housing markets elsewhere. But the Bank of Canada recently warned that a correction in Toronto – a risk that could increase if no action is taken – could reverberate in other parts of the country. This situation could be a case of damned if we do, and damned if we don’t.

Advice | BILD REPORT

The housing market and unintended consequences By Bryan Tuckey

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE JUST RELEASED new housing

market data for February are both encouraging and discouraging. The data, provided by our official source of new home market intelligence Altus Group, shows record sales for the condominium market, especially in the 905 Region, and it shows an unprecedented scarcity of new housing inventory, particularly for low-rise homes. It also shows that while government is setting the laws for the housing industry to follow, it’s the laws of unintended consequences that are following our market. Provincial land use policies, such as the Growth Plan meant to limit sprawl and encourage urban intensification are well intentioned, but they are helping create our current housing crisis situation. Today, we are seeing frustration, angst and fear among consumers, inflated pricing and undiminished demand for ground related homes. Altus’ data showed that at the end of last month there were only 324 new detached homes available for purchase in builders’ inventories across the entire GTA. A decade ago, there were more than 10,000 homes waiting for buyers. For those who took a high school economics class, you probably remember the unit on supply and demand. New housing scarcity is at an all-time high, and has resulted in higher home prices. Record high prices. Available new, single-detached homes in the GTA averaged $1.47 million last month, and if you factor in additional

lowrise product such as townhomes and semi-detached homes, the average price was $1.08 million. The industry is following provincial intensification policies and we are selling and building fewer ground related homes and more high and midrise ones. Last month more than twice the number of condo apartments were sold than lowrise homes, and majority of them were sold in the 905 area. Altus’ data found that 1,661 of the condo suites were sold in Toronto, while Durham, Peel, Halton and York collective accounted for 1,881 sales. Demand for available condo suites in the GTA continues to be strong and inventory levels dropped again in February, reaching a new low of just 10,342 units.

The significant decline in all types of inventory and record high prices show that the government’s land use policies are having a real impact on people in the GTA. Whether you live (or want to live) in a house, townhouse or a condo apartment; whether you want to live in 905 or 416, there’s no escaping the reality that the market is experiencing a crisis and new policies are desperately needed. Before it’s too late.

Advice | FUNDAMENTALLY SPEAKING

What’s in a new-home warranty? By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHAT’S IN YOUR new-home warranty? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it filing a complaint or, worse, proceeding to a claim settlement. But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens. Indeed, according to Tarion Warranty Corp., nearly every new home built has some form of defect. Such is life when you’re building outside, dealing with the elements and working with natural materials. In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns. Still, there are unscrupulous – or worse, illegal – builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.” But when there’s a problem or issue that needs to be resolved, good luck. That’s why it’s important to ensure your new home builder is registered with Tarion – to provide the peace of mind that Tarion is backing the warranty, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures are.

Because stuff does, indeed, happen. Typical examples include the following, a Top 10 list of first-year claims: » Paint: inadequate application or coverage 10 YPNEXTHOME.CA

» Doors: improperly installed or finished » Floors: Damaged, cracked or installed with gaps » Drywall: Blemishes on walls, ceilings or corners » Stairs/steps: Inadequately built » Water/moisture: Moisture inside the home » Concrete: Cracking » Baseboards: Improperly installed » Trims: Improperly installed or finished » Cabinets/vanities: Improperly installed or finished You can understand how prevalent such “defects” would be in new homes, and how action is required in many cases. Nine times out of 10, for homes backed by Tarion, they’re resolved without issue. More drastic is another example involving 23 homes by one builder in one development in Ontario, also, thankfully, backed by Tarion: » After the homes were built, the water table shifted, causing differential soil settlements » The problems arose three to five years after construction » 23 homes were monitored and repaired over a period of five years » 10 homes required major repairs – causing the homeowners to be relocated to hotels for an average of 38 days

The cost to Tarion to rectify the matter? More than $5 million. The cost to homeowners? Zero. The benefit of having the peace of mind of a Tarion backed warranty? Priceless. Think that would happen if your home was built by an unregistered or illegal developer? More and more builders, Tarion says, are improving their customer service. And it’s not just the large companies. “The advantage of using a small builder might be that you often get to know the principal,” says Tarion president Howard Bogach. “But large builders are closing the gap. “The large builders that do well are the ones that behave like small builders.” And with real estate and new home prices rising, homebuyers, understandably, expect more. So, what’s in a new-home warranty? In short, your builder is not just building your home, it’s building a relationship.

Advice | MORTGAGE ADVICE

Mortgage broker or bank... Which is best for you?

Here are a few things you should know if you’re unsure whether to go with a bank or a mortgage broker to fund your purchase.

By Alyssa Furtado

MORE ADVICE ONLINE

Banks

Mortgage brokers

Pros Most Canadians already have an ongoing relationship with a bank, so going to that institution for a mortgage seems like an obvious choice. Banks often provide special deals to existing customers. So, if your chequing account, credit card, investments and mortgage are all with the same bank, you may receive a discount on some or all of your fees. Banks generally provide face time with their specialists, which many borrowers find comforting.

Pros Brokers have established relationships with lenders and are knowledgeable about the market and what special discounts are available. They will shop around for you and ensure you get the lowest possible rate you can qualify for. Whereas banks typically require you to arrange a meeting with a loan officer, mortgage brokers tend to be available through a variety of means, including phone and email. They are easy to communicate with and often provide faster response times. Brokers negotiate with the lenders on your behalf, saving you valuable time and stress.

ypnexthome.ca/news/advice

FOR MANY CANADIANS, their first stop while shopping for a mortgage is their local bank branch. More than half of Canadian homeowners – 56 per cent to be precise – who currently have a mortgage went to a bank, according to the fall 2016 report from Mortgage Professionals Canada. However, consumers should be aware that they have other options. Mortgage brokers – who captured a 33 per cent share of the mortgage market – can prove to be a helpful resource when it comes to comparison shopping for the best mortgage rates. (The remainder of the mortgage market was made up of credit unions at seven per cent, life insurance companies at two per cent, and other sources at two per cent, according to the report.) Alyssa Furtado is founder and CEO of RateHub.ca, a website that compares mortgage rates, credit cards, highinterest savings accounts, chequing accounts, and insurance with the goal to empower Canadians to search smarter and save money.

Cons You can choose only from the bank’s portfolio of products, meaning your options are limited and your chances of getting the lowest rate are diminished. There’s less flexibility offered in terms of qualifying for the loan. If your credit rating is subpar, you may not qualify for a mortgage from one of the big banks. Individuals who are self-employed may also have a hard time qualifying.

VS

Cons Face-to-face availability differs from one broker to the next. So, if this is something that you require, you’ll want to ask if they can meet in person. Because many first-time buyers are unlikely to have an existing relationship with a broker, it may take some time to find one who’s right for you.

The bottom line

When it comes to getting a mortgage, going with a broker – rather than directly to a bank – is the best choice, as it will allow you to get the best possible rate on the market and save you money over the long run.

Demand in the GTA continues to outpace supply Average selling price up 33.2 per cent: TREB

HOME PRICES in the GTA continued

to climb last month, with the average selling price up 33.2 per cent yearover-year, according to the March figures from the Toronto Real Estate Board (TREB). TREB reports 12,077 residential sales through the MLS System in March, up 17.7 per cent compared to the 10,260 sales reported in March 2016. Annual sales growth was strongest for condominium apartments and detached houses. The number of new listings also increased on a year-over-year basis, at 17,051 – a 15.2-per-cent increase compared to March 2016. The strongest growth in new listings was experienced in the detached market segment. While new listings were up strongly compared to last year, the growth rate of new listings was still lower than the rate of sales, putting more pressure on prices. 22 YPNEXTHOME.CA

MORE TRENDING ONLINE ypnexthome.ca/news

“It has been encouraging to see that policymakers have not implemented any knee-jerk policies regarding the GTA housing market,” says TREB president Larry Cerqua. “Different levels of government are holding consultations with market stakeholders and TREB has participated and will continue to participate in these discussions. Policy makers must remember that it is the interplay between the demand for and supply of listings that influences price growth.” Strong competition between buyers continued to cause high levels of price growth in all major market segments. The MLS Home Price Index (HPI) Composite Benchmark Price was up by 28.6 per cent year-over-year. For the TREB market area as a whole, the average selling price was up by 33.2 per cent, with similar annual rates of growth in the lowrise and condominium apartment segments. “Annual rates of price growth continued to accelerate in March as growth in sales outstripped growth in listings. A substantial period of months in which listings growth is greater than sales growth will be required to bring the GTA housing market back into balance. As policy makers seek to achieve this balance, it is important that an evidence-based approach is followed,” says Jason Mercer, TREB’s director of market analysis.

THIS IS LIFE... ON THE GLEN

TORONTO IS KNOWN as a city of neighbourhoods, each with its own unique charm, flavour and history. Among the most idyllic is Glen Agar, a hidden gem tucked away in a scenic natural location in Etobicoke. Steeped in history and surrounded by ravines and parks, this is the setting for Minto’s exclusive new community, Glen Agar – a spectacular enclave development featuring just 53 stunningly designed 30-ft. singlefamily homes. Located near the intersection of Kipling Avenue and Rathburn Road in an established, mature neighbourhood, these contemporary homes are embellished with luxurious, meticulously detailed features. A charming blend of traditional and modern, the homes are influenced by Tudor and 24 YPNEXTHOME.CA

Georgian styles with varied rooflines to create a dramatic streetscape. A second elevation option offers modern architecture for a fresh and clean facade. Brick and naturallooking stone, metal panels and wide expanses of glass add to the contemporary look. Inside, the three-storey singledetached homes are distinguished by flowing, open concept layouts, high ceilings, large gourmet kitchens with island counters, walkin pantries, great rooms designed for living and entertaining, cozy family rooms, luxurious bedrooms and spa-inspired ensuites. Ranging from 3,500 to 4,200 sq. ft. these three-, four- and fivebedroom homes are designed for comfortable family living.

The community of Glen Agar has a rich and diverse history going back almost 150 years. The original Bigham Agar Farm can still be seen, high up on a hill on the north side of Rathburn Road, east of Martin Grove Road. The cottage was once the home of Irish pioneer, Andrew Bigham and his wife, Mary Cleveland. The home remained in the Bigham/Agar family for more than 140 years. The land was then developed into the Glen Agar neighbourhood, yet the house still stands today, hidden away at the top of the hill. Living at Glen Agar, you are just moments from all the things you love. Ideally located in the heart of Etobicoke, close to Hwy. 427 and 401, Glen Agar is just a short drive from Toronto Pearson Airport, many downtown destinations and designer

shopping at Sherway Gardens Mall and Bloor West. TTC buses stop outside your door, providing quick connections in every direction. Walk to nearby schools, community centres, parks and nature trails. Libraries, arenas, shopping, dining and services are just a few of the great amenities you will find right in your own neighbourhood. Glen Agar is a rare oasis tucked away in a spectacular scenic setting. The winding Mimico Creek ravine cuts through the community, a beautiful swathe of green connecting many neighbourhood parks, including Glen Agar Park, Ravenscrest Park, Hampshire Heights Park and Echo Valley Creek. The biggest of these, West Deane Park is a 54-hectare community park that features two baseball diamonds, four tennis courts, three children’s playgrounds, several walking and biking trails and a family picnic area. Glen Agar is another signature community from Minto, one of the GTA’s leading, award-winning home builders. Bringing together the skills, energy and talents of over fourteen hundred employees, Minto has been instrumental in the design and construction of more than 70,000 residential and commercial properties in Toronto, Ottawa and South Florida. Minto Glen Agar is an exclusive limited collection of only 53 singledetached residences in an established central Etobicoke neighbourhood, from $1.4 million. EVER WONDER WHAT distinguishes

a good home builder from a great home builder? Ontario’s new-home owners know. For more than a decade, they’ve told us that great home builders not only build high-quality homes, they also listen to their customers. Every year, they also choose a select few who are recognized for the exceptional customer service they provide, long after the Agreement of Purchase and Sale is signed. Yes, it’s that time of year again when Tarion presents the Homeowners’ Choice Awards – the only awards that give Ontario’s new home owners the power to have their builder recognized for outstanding performance. We gave more than 52,500 newhome buyers the opportunity to rate their builder, asking them about their builder’s performance before, during and after they moved into their new home. More than 8,500 homeowners weighed in with their opinions and chose recipients for outstanding customer service in four categories: Small, Medium, Large Volume and Highrise. This year, we decided to go one step further in recognizing builder excellence. We’ve introduced a new award – the Ernest Assaly Award – that goes to the builder who demonstrates a commitment to building quality and innovation, customer service and community involvement. This new award is similar to a lifetime achievement award. It recognizes the highest level of 26 YPNEXTHOME.CA

Medium Volume Category (21-100 possessions per year): Talos Custom Homes Ltd., Richmond

excellence in Ontario home building while honouring the legacy of Ernest Assaly, a highly respected leader in the residential building industry who was Tarion’s first Chair. Only a few select builders met the rigorous criteria required to even receive an invitation to participate. While the Homeowners’ Choice Awards are determined by new home owners, the recipient of the new Ernest Assaly Award is determined by our Board of Directors. Both awards celebrate excellence in the industry and raise the bar for all builders. They showcase industry leaders who pour their heart and soul into the customer experience and the communities in which they

build and live. Ontario’s new home builders lay the foundation where generations of families live, work and enjoy their lives. Great home builders will make sure this journey begins on a positive note, and can be counted on for years after the keys have been turned over. Tarion congratulates the 2017 recipients for instilling confidence in the new-home buying experience across Ontario. Howard Bogach is President and CEO of Tarion Warranty Corp. His column appears monthly in New Home Guide. For more information about how Tarion helps new-home buyers, visit tarion.com or find us on Facebook at facebook.com/TarionWarrantyCorp.

HOMES BY DESANTIS is gearing up for the May launch of the lakeside community’s final release. This release offers the most popular floorplans from the preceding release and several new, two-bedroom layouts with panoramic lake views, the result of feedback from first-phase buyers. AquaZul boasts waterfront vistas and an impressive array of amenities not unlike those common at luxury beachside resorts. Beyond the thirdfloor club room, theatre, gym and billiards room there’s a sprawling balcony perched atop a dramatic two-storey loggia. This elevated

outdoor space provides views of the pool, cabanas and outdoor grill areas, the courtyard and, of course, Lake Ontario. President Gabriel DeSantis had this to say about the project: “We’ve become very good at staying ahead of the curve. People want to live at the lake, they want luxury and easy access to major centres all at an affordable price. AquaZul is going to be an icon on the Grimsby waterfront, both from an architectural perspective and amenity perspective.” This sentiment was confirmed by recent accolades at the provincial

level when Ontario Home Builders Association named AquaZul’s sister building the Most Outstanding Midrise Building. Prices for the final phase start from the low $200,000s, with units ranging from 479 to more than 1,600 sq. ft. Many suites in this 10-storey condo building provide striking lakefront views, and all of them come with one locker and an underground parking space. With its Grimsby address, AquaZul is located in a town that is rapidly transforming. The municipality is pouring $5 million into a waterfront revitalization project that will see a new lakeside trail network constructed with promenades and links to newly constructed beaches and outdoor pavilions. “A lot of attention has been paid

“AquaZul boasts waterfront vistas and an impressive array of amenities not unlike those common at luxury beachside resorts.” to what’s going on in the GTA, but Grimsby is going through a tremendous renaissance. Grimsby may not get the same level of attention as the GTA, but with the waterfront investment and long-term demographics opportunities here are equally strong,” says DeSantis. “We are very dedicated to this area. We believe there’s tremendous value in this location. We continue strive for the highest level of dedication and

obsession for perfection in all aspects of our industry.” It’ll be easy for AquaZul residents to take advantage of these new public amenities, as the condo community is adjacent to a site where the trail system will pass through. AquaZul is also conveniently positioned near the QEW and the new planned Grimsby GO station. If previous sales at AquaZul are any indication, available units won’t remain on the market for long. Buyers snapped up more than 90 per cent of the first phase AquaZul units in just weeks this past October. The last phase at AquaZul is slated to launch in May of 2017, and those interested can register at aquazulcondo.ca to book a VIP appointment. APR 29 - MAY 13, 2017  |  NEW HOME GUIDE  29

Sierra

O MEET OUR HER

“From interacting with the volunteers to the uppermost staff at SickKids, our experience has been positive. That has been a tremendous help as a parent.” – Nicola Put a camera in front of eight-year-old Sierra and she will turn on the charm. This charismatic little girl is as playful and active as any other child her age. You’d be surprised to know she’s a current patient at The Hospital for Sick Children (SickKids). Sierra’s illness was detected early at only two days old when she was brought to SickKids to investigate an irregular connection in the bowel. She was sent home, one month later her parents returned to SickKids Emergency with their infant jaundiced and not digesting food properly. Although she was being fed a lot, Sierra had lost weight since being born. It didn’t take long for doctors to determine the cause of Sierra’s deterioration and she was diagnosed with Cystic Fibrosis (CF). CF is a genetic disease that mainly affects the lungs and digestive system. Fortunately for Sierra, it has predominantly affected the digestive system, which is easier

30 YPNEXTHOME.CA

to manage than the lungs. Since her diagnosis, she has taken enzymes at mealtimes to help with digestion and undergoes daily physiotherapy to prevent her lungs from building up with mucus. Since Sierra is very active, her parents have become creative with her physio by incorporating it into her daily activities. For example, 10 minutes bouncing on the trampoline might be followed by five minutes of breathing exercises. This doesn’t hold Sierra back from being active. She does gymnastics, swimming, soccer, art classes and made it to ‘divisionals’ for cross country. Her mom says she can’t sit still. Sierra’s condition has also encouraged her parents and family members to become involved in fundraising activities to support CF research and SickKids. As she grows older, Sierra is becoming more actively involved in her own treatment. Her parents feel lucky to have SickKids in their lives to guide them through their ups and downs.

Why SickKids?

1

SickKids is on the frontlines in the battle against Cystic Fibrosis. Since our researchers discovered the gene responsible in 1989, life expectancy for CF patients has doubled. We may have dealt a serious blow, but we won’t stop fighting until CF lives on only in history books.

2

SickKids pioneers new possibilities for treatments and cures. 2,000 research staff make advances every day that bring new hope to children and theirfamilies.

3

SickKids is Canada’s leading centre dedicated to improving children’s health and home to Canada’s largest, hospital-based child health research institute.

Builders Helping to Heal

Yellow Pages NextHome, the publisher of New Home Guide, New Home & Condo Guide and New Condo Guide, is teaming up with builders and their suppliers to help raise money for SickKids. The following companies have contributed generously to help give children the world-class care they deserve. These pages honour these special people, and we thank them for their generous support. Builders Helping to Heal and Friends of the Industry are Yellow Pages NextHome initiatives stemming from SickKids

Leaders, a program at SickKids which draws on the support of more than 150 volunteers over 30 industry sectors. Again, we thank our generous sponsors and appreciate their ongoing commitment. These companies not only build housing, but they support the families in the communities in which they build. Readers looking to support SickKids can go to www.sickkidsleaders.com

Advice | LEGALLY SPEAKING

5 ways... to invest in real estate in Canada By Jayson Schwarz

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IF YOU ARE contemplating in buying real estate anywhere in Canada, there are a number of considerations to be entertained as to how you will own that real estate. Will you own it personally, in a partnership or a corporation?

What are some of the different methods of holding property?

1.

Personally. In this scenario, title is placed in your name. This means that any financing is your direct liability, as well as any other things that could possibly go wrong. The positive is that all profits accrue to you personally and you have the advantage of all of the appropriate tax offsets (depreciation, expenses, interest). This is most often used in the purchase of a single residential property for investment purposes.

2.

Partnership: If there is more than one person making a real estate investment, the liability and tax considerations are virtually the same as investing personally. The various partners will hold title in their names. The consideration here is whether the title is held as tenants in common or joint tenants. The easiest explanation 32 YPNEXTHOME.CA

B is this: joint tenants each own 100 per cent of the property and if one dies the other owns the whole thing without tax impact; tenants in common own their proportionate share and on death the portion owned devolves to the deceased’s estate. Usually, families or spouses own as joint tenants. If this is an arm’s length business transaction, ensure you have a partnership agreement signed before closing to avoid issues later. This could be utilized by three or four friends buying a condominium investment.

3.

Limited Partnership (LP): This is an entity created by statute in certain provinces, kind of like a corporation and a partnership combined. In an LP,

the limited partners are liable only to the extent of the amount of money that the limited partner has invested, and a LP must have at least one general partner and at least one limited partner. The general partner is usually a corporation that assumes unlimited liability for the venture. In an LP, the LP agreement can deal with profit and tax benefit distribution in a quite effective manner. LPs are primarily used for commercial ventures.

4.

Joint Venture (JV): A JV is essentially a business arrangement wherein the parties each contribute money, property, skill, efforts, knowledge or other assets to a common undertaking. Usually the JV …continued on page 34

agreement specifically sets forth the relationship, obligations and rewards and is quite often seen in large residential developments between owners, developers and contractors.

5.

Corporation: Probably the most common method of holding real estate, both residential and commercial, is to establish a corporation to hold the property. In this case, the shareholders are afforded 100-per-cent exemption from liability unless they guarantee personally on behalf of the corporation (which defeats the purpose of using a corporation). The corporation can enter into any of the foregoing entities. One thing to remember is that passive corporate income is taxed at a virtual flat 50 per cent. Corporations are the most used method of ownership for any kind of real estate nationwide. There is flexibility with the corporation through the use of shareholders agreements to establish relationships between numerous individuals and other entities with the corporation itself.

THESE ARE A few of the means of holding real estate in Canada and apply through almost all provinces regardless. There are regional differences; for example, Nova Scotia has some different corporate forms versus other provinces. At the same time, we examine the different vehicles used to hold real estate. We need to consider the tax implications and where you and the property reside. In other words, are you resident where the real estate sits, and what does that mean? S116 of the Income Tax Act of Canada states that where a nonresident person disposes of property

D in Canada, the seller must obtain a certificate from the minister, and if there is no certificate and the deal closes and the buyer does not remit the holdback or receive a certificate, the buyer becomes responsible for the tax. This means there is no impediment to buying property in Canada (except some local variations such as PEI) to a non-resident. However, there are significant tax implications on selling, and you should speak to a tax professional to ensure that you are protecting yourself the best you can.

I recommend you speak to a real estate lawyer or chartered accountant with real estate experience to ensure you follow the best method for your purchase. As types of real estate vary, so do the people who purchase, and each should ensure their venture is tailored for them.

WALLPAPER From Han to eternity! By Jane Lockhart

IT’S QUITE POSSIBLE that our love-

hate relationship with wall paper began when paper was invented. In 105 AD, a Han dynasty Chinese court official named, Ts’ai Lun dried a mix of macerated tree bark, hemp, old rags and fishnet to make paper. Until then all printing was on cloth made of pure silk. So, we’re talking a few or more centuries of divisive opinion. Meant to mimic the expensive tapestries hanging on the walls in homes of the very rich during the Renaissance, wallpaper was hung loose or pasted on to add colour and style to a room. The highest quality, hand-painted papers of the time came from China, but there was no end of designs coming from Europe. As patterns come and go and come back again, like those from the 18th and 19th century Europe, history shows us that a good motif can stand the test of time. When it comes to installation, I can’t help but wonder how many divorces over the centuries started as arguments while couples hung wallpaper –never mind trying to take it all down. At least as it comes in and out of fashion, the quality continues to improve. Today’s vinyl-coated wallpaper is easier to hang. We’ve gone backwards in time, applying paste to the wall and …continued on page 38 36 YPNEXTHOME.CA

attaching paper, rather than soaking it to activate the paste. No more trough-kicking spills! Wallpaper is also more easily strippable than its predecessors. The days of scratching away at walls with a putty knife are done. Simply start in one corner and strip it off in long sheets. Very gratifying. But why wallpaper and not paint? If you have old plaster walls they may have unsightly dents, cracks or uneven surfaces that paint can’t hide. Coat it with wallpaper and most of the imperfections can be hidden. Even if your walls are in good shape, think about the advantages. Wallpaper is a great way to give your room colour, texture and style. While in the past, colour schemes and patterns were very limited, today there is a much wider selection. With photo-technology you can add lots of texture (or faux texture) to your walls. Full sized wall murals can resemble everything from aged barn board to marble tile or even industrial concrete. There are many whimsical choices available like library shelves filled with books, full lush draperies and industrial file cabinets that can cover whole walls. A little whimsy can go a long way and these murals make a great statement as a focal wall. Wallpaper can be a cost-effective option. It’s a durable product and when applied properly it can last for years. Try it on one wall to save money and add a punch of style. When it comes to stamping your personality on a room or living space, don’t be afraid to do what some may view as “unconventional.” Making your walls original and memorable is a great way to explore your creative side when making your home your own!

Lakeside living in Mimico By Wayne Karl

MORE PHOTOS ONLINE nexthome.yp.ca/mimico

Average household income

$74,144 FROM KIPLING AVENUE on the west, to the Gardiner Expressway on the north, Lakeshore to the south and to where Lakeshore and Gardiner intersect on the east, this historic community has long been “blue collar.” From the Goodyear factory (1917-87) to Campbell Soup (1930-present), Mimico wears this heritage on its sleeve. It’s been an “area in transition” for decades, but is now showing real progress.

The vibe Mimico shows its age in spots, particularly along Lakeshore, where you will find lowrise rentals mixed with small retailers. But residential development – condos and townhomes on the former Goodyear site and several new highrises on the east, is breathing new life into the area. Though still in transition, Mimico, given its proximity to downtown and higher priced areas, is a comparative bargain. Real estate The majority of residents are working age (25 to 64), with a sizeable seniors population. Condos and townhomes are the most prevalent housing type, 40 YPNEXTHOME.CA

including the new highrises around Lakeshore and Park Lawn Road, as well as lowrise apartments built in the 1950s and ’60s. Head north off Lakeshore into streets around Royal York, and you’ll find character homes, 1940s-era bungalows and some larger all-brick homes. Dollars and sense This is where Mimico proves its mettle. With average prices about $433,000, Mimico is a bargain. Don’t expect huge lots and ultramodern features in existing homes, but you’ll be surprised by the variety and affordability. Combined with new condo and townhome options, buyers can get in the market under the average price. And there’s plenty of affordable options for renters. Planes, trains and automobiles TTC streetcar service along Lakeshore is among the oldest and most established in the city, and GO Transit’s Mimico stop on the Lakeshore West line is at Royal York. For those who drive, QEW/Gardiner is right there, affording quick access into the city or to the burbs. Noted traffic issues permitting, of course.
