uying a brand-new home offers you an opportunity to customize it to your liking. It can be a dream come true and an investment for the future – but don’t forget, it’s also legal transaction. The term “get it in writing” has never been more important in the case of the new-home purchase, since such a document outlines everything your home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms and conditions between you and your builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon. Since building a home is much more complicated than a resale transaction where the unit and/or property likely already exists, there is
no set Agreement of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, so contracts can vary from one builder/ developer to another and from province to province. Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand what it contains. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality.

e and other industry sources in New Home Guide have been writing more and more recently about Development Charges, trying to bring attention to this increasingly important topic – and what you might be able to do about it. DCs are the fees applied by various levels of government when homes are built, to pay for new roads, transit and other infrastructure. Now, we’re happy to report, home builders are getting creative, looking for ways to give buyers a break on rising new home costs. Edilcan Development Corp., a Toronto builder, found a way to freeze DCs at 2013 levels at one its projects – a master-planned community in Etobicoke
that involves townhomes and three condominium towers (see story page 54). We don’t expect that all home builders will be able to find similarly innovative solutions, but the initiative is a shining example of what can be done – while home builder associations across the country lobby government on behalf of new-home buyers. Given that these rising fees are almost always transferred right on to you, the new-home buyer – along with your associated mortgage costs – such creative efforts should be applauded. As you’re out there scouting about for your new home, ask your builder how it is handling DCs, and if there are any opportunities to save.

Builders play key role in

The next time you see a world-class piece of public art around Toronto, take a moment to think about how that installation fits into the surrounding community. Chances are that new-home buyers and a builder were behind it. Many builders make very good use of the City’s Percent for Public Art Program as part of the city’s development review. The program recommends that a minimum of one per cent of the total construction cost of a development, including condos, goes towards public art. While it’s not a mandatory program, it involves an important negotiation between the City and our members about the community’s needs. However, the agreement is made in the spirit of cooperation and collaboration to add culture, character and distinction to Toronto as our members continue to build great cities. These installations usually range from $400,000 to $1 million, with the odd piece costing up to $2 million. In 2013, there was $12 million in public art plans that were submitted to the City for approval, according to Jane Perdue, public art coordinator for city planning, City of Toronto. Many of our members have taken

part, including CanAlfa Group, Concert Properties, Monarch Corporation, Cityzen Development Group and Concord Adex Development to name a few. Gabriel Leung, vice-president of development for Concord Adex, says his company is trying to build a public art legacy around its condo communities, including Concord CityPlace in downtown Toronto and Concord Park Place in North York. He adds that public art must be planned with care as it will become a focal point in a streetscape or park, or beside buildings. “Concord always tried to do impactful art which suits the surrounding landscape and architecture design, and often these are colourful pieces as the colour adds life and vibrancy to the neighbourhood, particularly in the grey winter months,” Leung says. While he’s reluctant to choose one installation as a favourite, Leung says Canoe Landing Park is very impactful. It was created by Vancouver artist Douglas Coupland at CityPlace. Other examples include Straight Flush, by American James Turrell, at Bay and Adelaide (by builder Brookfield), and the two light bridges by the Austrian-American Erwin Redl at Vibe Condos in King West Village (Monarch). One of the important goals of public art is to start a conversation, says Karen Mills, founder of Public Art Management. Her company consults on urban-scale public art installations and memorials for governments and private developers. Each project involves an artist, engineers, fabricators, suppliers and crane operators. “We’re creating landmarks and we’re really participating in the culture of our time,” Mills says. “It adds to the persona and cultural diversity of the city to make this place a desirable place to live and work.” Karen’s son, Ben Mills, the vice-president of Public Art Management, says: “If you look at the sheer volume and the quality of artists, nationally and internationally, and what has been done since the 1980s, what we’ve been able to achieve in 30 years I think is unprecedented.” Ben also makes a great point about the funding of these works of art: your hard-earned tax dollars are not funding these installations. You can thank the new-home buyers for choosing to live in the areas that have public art. And hopefully you now have a new understanding of how builders can play a role in the culture of a new community.

Mortgage interest rates, still at historical lows and expected to remain so until later this year and maybe even into 2015, represent a window of opportunity for those looking to buy a home. The Bank of Canada, in its latest rate announcement on June 4, once again held its influential overnight target rate at one per cent – where it has been since September 2010. Indeed, the mortgage industry remains ultra-competitive, lenders often introduce new products and otherwise there are plenty of options for borrowers. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing – everything from putting down a larger down

payment to taking advantage of pre-payment options and even “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to. You’re focused on saving a down payment, getting your finances in order, searching potential neighbourhoods, choosing a home and selecting interior finishings. But just as important is to also spend as much time as necessary to find a broker or banker you trust and who knows their business. More so than in any other area of homebuying, you’re going to rely on the advice of this member of your team – now more than ever. It will prove to be time well spent.

Owning a home comes with a great deal of responsibility, and keeping track of all the tasks involved can be complicated. This is why we are always striving to make managing your home’s warranty more convenient. Tarion is constantly updating our online service, called MyHome, which is designed to help homeowners stay on track when it comes to their warranty coverage. Just about all new houses and condominiums in Ontario come with a mandatory warranty that begins when you sign a purchase agreement, and lasts seven years from the date of first possession. This means that if you are a new homeowner, you have warranty protection, guaranteed by Tarion Warranty Corp. MyHome is the simplest way to manage your warranty. As soon as you take possession of your home, you can register. The service allows homeowners to securely submit 30-Day, Year-End and Second-Year Forms. You can also view any submitted forms and official correspondence. Tarion will send you automatic email alerts so you don’t miss any important deadlines. This is crucial, because timing is essential when submitting warranty forms. Missing a deadline may delay – or even jeopardize – a claim. This is not a new service – it has been in place since 2009. However, Tarion implemented a number of enhancements to MyHome in 2013. These include the ability to upload supporting documents to an account, such as photos, receipts and agreements, and a feature allowing

homeowners to schedule a conciliation inspection online. Tarion’s Accessibility for Ontarians with Disabilities Form is now available on MyHome for homeowners to complete and submit electronically. A live-chat customer support function was also added last year to help homeowners navigate MyHome as they use the site. Over the years, we’ve seen a steady increase in homeowners using our electronic services to manage their warranty. Our most recent numbers tell us more and more homeowners are choosing MyHome, with the number of users jumping from 50,000 in 2012 to 73,731 in 2013. In total, 61 per cent of all warranty forms received in 2013 were through MyHome. MyHome isn’t the only way Tarion has been improving and updating its services. In the past few years, we have been moving from a primarily paper-based organization to a more electronic-based one to effectively serve the needs of all our stakeholders. In 2013, we launched multiple social media channels as a way to engage new-home buyers. Our Facebook page offers valuable updates, educational materials about the warranty process and industry related information that is relevant to new-home buyers. Tarion’s YouTube channel includes online videos to help new homeowners navigate the warranty process. We even offer the Homeowner Information Package electronically, which helps ensure homeowners are always accessing the most recent version of this document. So, if you’ve purchased a new home, sign up for MyHome to make managing your warranty easier. New home purchasers can register for MyHome by visiting tarion.com and following the MyHome link on the homepage. You will need to provide your home’s enrolment number and original date of possession (which is the warranty start date). This information is on the Certificate of Completion and Possession (CCP), provided by the builder. If you have purchased a new home and your builder has not informed you about the mandatory new home warranty that you are entitled to, contact Tarion as soon as possible. You may be dealing with an unregistered builder, which is illegal in Ontario. There are many investment vehicles that can give you healthy returns. You do not necessarily have to buy a home to increase your wealth. However, a home is one of the only tax-free investments still available to the middle class. Buying a home is a long-term commitment and investment. Today’s historically low interest rates make purchasing a home extremely appealing – particularly if your rent paid is greater than $1,000 per month. Why should you pay someone else’s mortgage?
CONSIDER THE FOLLOWING:
›› Determine what you can afford and stick to that price. All too often, buyers tour several homes and the only one they desire happens to be thousands of dollars over their budget. Remember, keep your head out of the clouds. Commit to a mortgage, not a stress asylum. ›› Shop and negotiate with several financial institutions for the best interest rate, terms and conditions. You may be surprised at how competitive the banks are for your mortgage business. Shopping for a mortgage can be as easy as a few clicks of your mouse. ›› S et a formal plan to help save for a first home. Sit down, plan the steps necessary to achieve your goals, and follow through! ›› Improve/maintain your credit rating by paying all your bills on time. One-day-late payments are still considered late. This could influence your negotiating power for the best mortgage. ›› Make sure current monthly mortgage payments are manageable and will continue to be so even when interest rates rise in the next several years and payments increase. ›› P ut down as much as possible to avoid taking out a high-ratio mortgage that incurs additional cost and interest. A five-per-cent down payment on a home leaves little equity. ›› Set aside an additional three per cent of the purchase price of the house for closing costs such as Land Transfer Tax, legal fees and disbursements, moving costs and other incidentals. Speak to your lawyer who will be able to give you the heads up on what to expect. ›› Take advantage of the first-time Home Buyers Plan (HBP) to use your Registered Retirement Savings Plan (RRSP) as part of the down payment. An individual and spouse, provided they qualify, may withdraw up to $25,000 each from their RRSP, tax-free, for a total of up to $50,000 toward your home and other purchase-related costs. If you have never used the HBP, contribute your savings for the home into your RRSPs and take advantage of the tax deduction. Then, use these savings for a down payment. You will have 15 years to repay the amounts to your RRSP, starting after the second year of your withdrawal. Continue to follow the real estate market trends and buy when you are ready, not when the market is ready for you.

Why mortgage rates vary from lender to lender » by ALYSSA RICHARD

Over the past several weeks, we saw mortgage rate wars continue in Canada, as different lenders all tried to get a bigger piece of the spring real estate pie. First, Investors Group offered a three-year variable of just 1.99 per cent. Then Scotiabank dropped its five-year fixed down to 2.97 per cent, which was the lowest among the big banks. Finally, on ratehub.ca, we saw five-year fixed rates vary from 2.99 per cent in Quebec to 2.84 per cent in British Columbia. It seems odd that lenders can all offer such different rates, right? I mean, if five-year fixed mortgage rates are driven by five-year government bond yields, how is it possible for mortgage rates to vary from lender-to-lender – especially from province-to-province? As it turns out, the answer is fairly simple. Individual lending institutions set their rates based on what their profit objectives are, how much competition they have and what their marketing strategy is. We’ve seen how this works on a national level, when one of the big banks launches a new low rate before the other big banks, so they can get some press and gain a little more of the market share. On a provincial level, though, we often forget how many credit unions and small lenders exist in only one province. And if a small lender in one province sets a new low rate, there’s no reason for small lenders in other provinces to follow suit because they are not direct competitors. Finally, on a city level, it can also become a classic case of supply and demand. For example, in a city such as Toronto, where there’s a greater demand for housing and thus mortgages, there’s

However, in comparison to somewhere like Yellowknife, where there are significantly fewer people, homes and real estate transactions, buyers have fewer lenders to choose from, so lenders can charge higher interest rates. On top of the role lenders play, you also need to consider what the mortgage brokers who work with each individual lender choose to do with their commission. Some brokers choose to keep the full commission, and others decide to split it with clients in the form of a lower rate. What does all this mean for you? If you’re thinking of buying a home this year, don’t just walk into your bank and accept the rate they offer you. Work with a mortgage broker who can find the best mortgage rate and product for you.

home insurance premiums Like all insurance premiums, how much you pay for home insurance depends on a number of factors related to risk. Insurers analyze these risks, and figure out how likely it is that you – or a group of people with the same set of circumstances – will make a claim, and how much that claim will cost.

» Proximity to water Insurers are concerned about fire, and will look at how far your home is from a source of water (fire hydrant, fire station). If you live in an urban area, this is generally not a problem. If you live in the country and the distance is great, however, this will influence the cost of your home insurance. The sooner a potential fire can be put out, the lower the cost of restoring your home.
» Where you live Insurers keep records about such items as the number, type and cost of claims by neighbourhood. They can tell from past experience what the circumstances are in your neighbourhood, and how likely it is that you will have to make a claim. For example, if you live in an area where most people commute to work and homes are left unoccupied during the day, the statistics may show your neighbourhood has more
» Replacement cost The factor that will make the biggest difference in the cost of your home insurance is simply the size and composition of your house – as well as your contents. The larger the home and the more contents you have, the more it will cost to replace. In addition to the square footage, insurers take into account such matters as the quality of construction used to build your house, as that can vary greatly from home to home. » Heating Not usually an issue with new homes, oil tanks have the potential for causing costly environmental hazards, so your insurance representative will ask questions about the age and condition of your tank. » Electricity There are several factors concerning electricity. Do you have breakers or fuses? What is the flow of electricity coming into your house? And what kind of wiring do you have? Insurers know from experience that breakers pose less risk than fuses, and that a minimum of 100-amp service is better than a lower level of service, as a lower amp can lead to overloading and fire. » Pipes Galvanized or lead piping usually means that the plumbing is older, and older plumbing is more likely to crack, leak or run into other problems. Insurance companies generally prefer homes where the plumbing is made of copper or plastic. » Age of roof Not usually an issue with new homes, insurers generally prefer a roof that has been updated within the last 20 years. Some policies will pay only depreciated values, as low as 25 per cent of the replacement cost, for damaged roofs that are near the end of their designated service life. » Other uses of your home Insurers will want to know if you have built or are planning to build a secondary rental suite in your home; begin operating a business there; or make any other significant alterations to the structure or the way your home is used. » Other factors Insurers will ask if you have a security alarm and a fire alarm, and whether they are monitored by an outside service. They will also want to know if you have a swimming pool and other structures on your property, such as pool houses or storage sheds, that are worth more than 10 per cent of the insured value of your home.

» Basic or full coverage Once all of the above is taken into consideration, you can choose the types of coverage you’d like – which will also influence the cost you pay. While there are government regulations dictating how much insurance drivers must have, there are no such laws when it comes to home insurance. The only requirement may be one set by your bank or mortgage holder. From there, it’s up to you to decide whether you prefer basic or more comprehensive coverage. And this is something your independent insurance representative can help you with. THE FOLLOWING FACTORS TYPICALLY DO NOT AFFECT WHAT YOU PAY FOR HOME INSURANCE:
» Gas versus electric appliances The types of appliances in your home do not affect the cost of your home insurance.

Canadians have never been more interested in owning foreign property than now. Whether it’s to plan for retirement, generate additional income or have a vacation place of your own, we are often drawn to homeownership at our favourite destination. Thanks to low interest rates and a stable economy, Canadians have the upper hand and the world knows it. However, homeownership in another jurisdiction means a slew of considerations that are complex and at times overwhelming. In the U.S., for example, there are estate tax issues that come up, and you may require a specially designed Trust to avoid Uncle Sam as a partner with you or your kids after death. There are issues of law if the country does not have a British system and if it’s run on civil or Napoleonic law; Martinique and St. Martin are examples. There may be other issues of property ownership such that foreign nationals may only be able to lease, not own. The next issues relate to the vendor. Are you purchasing from a reputable organization? If it is a condo, how are you sure the developer will be around if things go wrong? What guarantees are there on your deposits if they go broke and does not finish the project? It sounds like a lot to think about… but it was so easy to sign up during the tour. So, really, what are you buying? Are you buying a timeshare, outright ownership or a long-term lease? More and more questions. Here is a list of a few questions that need to be answered on a preliminary basis on a resort or new condo purchase before you make any offer: 1. Location – why are you choosing this location for a second home? 2. How much time will you spend in a typical year in your second home? 3. Will you typically bring friends and family? 4. What are the common fees and how are they set and controlled? 5. What are resales like for the development? 6. What is the legal structure and laws that apply in the country you are looking at purchasing? 7. Would you rent the property, and if yes, what are your expectations and needs on rental income? 8. What security is there for deposits and payments?

Here is the litmus test to go forward: A. How did the resort or sales centre answer those eight questions? B. Did they satisfy you with their knowledge and professionalism? C. Did they try to push you into signing something without the opportunity to consult with a lawyer? If those questions are answered to your satisfaction, then you know you are in the right place. If you have an intention to buy, make inquiries and find a lawyer, possibly a referral from your lawyer or friends at home. You need to understand the tax implications of a purchase, and more importantly, the tax impact if you sell for a profit or earn income. As an example, Barbados is a Canadian tax treaty partner and you may get favourable consideration on a capital gain or on rental income. Each country is unique and you need a lawyer or accountant to help you figure it all out. Buying a second home in a warm locale is a dream many Canadians share. If the deal is properly structured, the home you purchase can bring years and years of happy memories and quite possibly a great return down the road. Good luck.

Edilcan freezes Development Charges at 2013 levels HOMEBUYERS AT TRIUMPH ENJOY SUBSTANTIAL COST SAVINGS IN FACE OF NEARLY 80-PER-CENT INCREASE TO MUNICIPAL DEVELOPMENT CHARGES Edilcan Development Corp., one of Toronto’s leading residential condominium builders, has taken a
bold step to cap municipal development fees for homebuyers at its One Valhalla Development, a masterplanned Etobicoke residential community consisting of condominium townhomes and three towers – Valhalla, Thunderbird and Triumph. To shield buyers from municipal Development Charge increases set to reach nearly 80 per cent by 2016 – a radical change in rates that would have increased closing costs for units by as much as $6,000 for one-bedroom suites and nearly $8,800 for two-bedroom suites – Edilcan took the unprecedented step of securing all necessary above-grade and foundation building permits, completing architectural drawings and paying required Development Charges and park levies earlier this year, prior to the first Development Charge increase. The developer’s financial leap of faith effectively freezes rates at 2013 levels. Edilcan’s move was significant because condominium Purchase and Sale Agreements specify that any increase in fees, such as park levies or Development Charges incurred from the time of initial receipt of deposit to the final closing, are the sole responsibility of the buyer. The final cost of a condominium property is ultimately determined by development charge rates at the point when above-grade construction permits are granted to a developer. Aware of the price sensitivity of many of its homebuyers, Edilcan acted to obtain these permits in advance of rate hikes and prior to commencing sales, even though 54 NEW HOME GUIDE GTA | JUNE 14 - 28, 2014

developers typically request permits and start construction only when a project is at least 75 per cent sold. Given the often-lengthy period between initial receipt of deposit and ground-breaking on a project, shifts in Development Charges can add thousands to the final price of a condo. As this area of Etobicoke experiences a mini condo boom, Edilcan is the only builder in the GTA able to provide this level of cost savings and added value to its homebuyers, while also helping to ensure potentially stronger home-value appreciation and resale profits. “Edilcan is extremely cognizant of the fact that homebuyers can’t afford thousands of dollars in extra costs related to increasing municipal development charges,” says Edilcan vice-president GianPiero Di Rocco. “Given our experience having already built two condominiums at this site, we felt comfortable taking swift action to effectively cap city Development Charges, ensuring there will be no further increases to our current or future purchasers at Triumph,” he adds. “We felt that assuming this kind of financial risk was the right thing to do in order to provide peace of mind to our new Triumph homebuyers.” The 29-storey, 298-unit Triumph building is currently in pre-construction sales and is more than 50 per cent sold. TFSAs – take care with recontributions » by GEORGE E. DUBE For real estate investors, the tax-free savings account (TFSA) represents an opportunity to begin to assemble a war chest for future investments, while investing the funds on a tax-free basis. But be aware of recontribution rules – A costly mistake that 72,000 Canadians made in 2010. Generally speaking, your contribution room to a TFSA is set at $5,500 per year as of 2013, cumulative. So, after three years, you can contribute $16,500 to your TFSA in total, if you started in 2013. The beauty of the TFSA is you can take the funds out and recontribute the same amount without losing any contribution room. In other words, you can take $4,000

out, recontribute the same and invest on a tax-free basis within the TFSA. A catch is that the recontribution must be done in the next calendar year. Otherwise, it’s treated as an overcontribution and penalized significantly. FOR EX AMPLE:
2009 – $5,000 (contribution) 2010 – $5,000 (contribution) <$3,000> (withdrawal) 2011 – $3,000 + $5,000 (contributions) During the summer of 2010, Canada Revenue Agency recognized that a huge number of Canadians, 72,000 to be exact, misunderstood the rules which were generally thought to be poorly described to begin with. CRA provided leniency in most cases. But don’t expect this leniency in the future.

According to the 2014 BMO Housing Confidence Report, 44 per cent of homeowners intend to buy a property in the next five years. This represents a slight drop from 2013, but still signals a high level of confidence in Canada’s housing market – particularly among those under 30 years of age.

Friday Harbour SALES CENTRE NOW OPEN
Friday Harbour Resort on Lake Simcoe has officially opened a new sales centre in Vaughan. Visitors can now tour the pavilion situated on the property of Eagles Nest Golf Club at 10,000 Dufferin St. in Maple. The relationship between Eagles Nest and the 18-hole championship course (called The Nest) – both of which were designed by Doug Carrick – was a key factor for locating the new sales centre. “In addition to magnificent golf and dining, Eagles Nest has a high level of customer service – all of which helps our buyers to envision what we are creating at Friday Harbour,” says Earl Rumm, spokesperson for the resort. “We also wanted to bring the resort experience to a location that is convenient and accessible for the majority of our purchasers who reside in the GTA.” The Nest is currently being built at Friday Harbour in Innisfil, just south of Barrie. At the sales centre, the expanse of the 600-acre community is easily understood, with the aid of a 12-by-eightft. topographic scale model. The model itself took more than 1,000 person-hours to complete, and is a true representation of the entire resort. Using key lighting within the model, visitors will see the positioning of all the amenities and their relationship to each other. In a separate room, a second scale model displays the first phase of the Boardwalk Condos and Harbour Flats and their connection with the shops, galleries, restaurants and cafes that will line the harbour. Materials that will adorn Friday Harbour’s buildings are used to face the exterior. Inside, fully detailed room settings are composed of a rustic, seaside theme blended with stylish, contemporary elements. A deep blue/gray was specifically chosen as the signature colour to anchor all the major components of Friday Harbour. The room vignettes combine soft greys, whites and textures. The galley kitchen is stylish with flat-fronted modern cabinetry, stainless steel appliances and a bar-height counter – the perfect space to cook and entertain. Furniture on display, also designed by Taylor Eustace, will be offered as a simple upgrade package to purchasers who are seeking a turnkey option. In conjunction with the opening of the sales centre, the first release of the spectacular Marina Towns and Island Towns will be made available. Four things Canadians would rather do than think about insurance When it comes to thinking about insurance, new research has found that there are a lot of unpleasant tasks Canadians would rather do in place of researching coverage options. A recent survey commissioned by TD Insurance found that 62 per cent of respondents would prefer to shovel snow, spend a Saturday doing laundry, go to the dentist or even wait in an airport security line rather than think or talk about insurance coverage. The national survey also explored Canadians’ ability to estimate risks and the likelihood of certain events. The findings indicate that as a group, Canadians generally underestimate risks. For example, the survey found that 81 per cent of participants underestimated the likelihood of a home break-in, which is about 1 in 200 according to Statistics Canada. Furthermore, two-thirds (67 per cent) of those surveyed reported seeing themselves as more safety conscious than the rest of the population, even though statistically this can’t be the case. “When the probability of risks are not well-known it can be difficult to seek out insurance coverage that offers

the right protection,” says Craig Richardson, vice-president at TD Insurance. “We encourage customers to talk to their insurance providers to better understand their coverage. We strive to help customers weigh options against risks and factor in the necessary considerations to choose coverage that best reflects their needs.” The survey found that respondents were as likely to overestimate potential risks as they were to underestimate them. Asked to predict the chances of being injured, even slightly, in an auto accident in a typical year, 36 per cent underestimated the likelihood but 30 per cent overestimated. According to Transport Canada statistics the odds are approximately 1 in 130. “Studies have shown that many people prefer to avoid thinking about negative situations, even if they believe those situations are likely to happen,” says Dr. Edwin Weinstein, a psychologist and president of the Brondesbury Group who advised TD on its research for this initiative. “Shopping for insurance is one of those times in life where you’re forced to think about situations you would rather avoid. It’s not surprising that people would choose to shovel snow than consider the possibility that unpleasant things can happen.” The results also showed risk assessments differ across gender and age groups. For example, men were more likely than women to identify themselves as above average in safety consciousness and health. Almost three quarters of men (72 per cent) said they were more safety conscious than others, whereas only 62 per cent of women made the same claim. And, at 53 per cent, men were also more likely than women to believe they were healthier than others their age – only 44 per cent of women identified themselves as having above average health. Interestingly seniors over 65 years of age were the group most likely to rate themselves healthier than others their age, with 65 per cent choosing this option. “It’s great to have a positive outlook in life, but it’s also important to be prepared,” says Richardson. “Our advice is to expect the best, but plan for bumps in the road. For example creditor protection insurance – on a mortgage, car loan or even a credit card – can help ensure one doesn’t default on a loan in the case of a life event that makes it difficult to make payments.”

mortgage loan insurance? Buying a new home and not sure if you need mortgage loan insurance? Well, if you’re making a down payment of less than 20 per cent of the purchase price (what’s known as a high-ratio mortgage), your lender will almost certainly require you to have mortgage loan insurance. What many consumers don’t realize, however, is that this insurance doesn’t protect you, the homeowner – it protects your lender against mortgage default. But since the mortgage is insured – essentially guaranteed by Canada Mortgage and Housing Corp. – this program also enables consumers to purchase homes with a minimum down payment of five per cent.

Mortgage loan insurance is not to be confused with mortgage life insurance, which guarantees that your remaining mortgage at the time of your death will not be a burden to your estate. The CMHC Mortgage Loan Insurance premium is calculated as a percentage of the loan and is based on the size of your down payment. The higher the percentage of the total house price/value that you borrow, the higher percentage you will pay in insurance premiums. If you’re putting down five per cent as a down payment and mortgaging the balance, your loan-to-value (LTV) ratio is then 95 per cent. Generally speaking, the higher the LTV, the greater the premium for mortgage loan insurance. For example, for an LTV of 95 per cent, the standard premium is 2.75 per cent of the purchase price; for an LTV of 90 per cent, it’s two per cent; for an LTV of 85 per cent, the premium is 1.75 per cent, and so on. The premium can be paid in a single lump sum or it can be added to your mortgage and included in your monthly payments. Without mortgage insurance, you may avoid the insurance premium, but you could also pay higher interest rates for the mortgage, as well as additional administrative fees. At the end of the day, for the vast majority of borrowers, the cost of CMHC Mortgage Loan Insurance is more than fully offset by the savings achieved. Under the CMHC Green Home program, buyers may qualify for a 10-per-cent premium refund and extended amortization period without surcharge, for mortgages used to finance an energy-efficient home. If you’re shopping for a home in Toronto, or in any of Canada’s larger markets, you’re likely experiencing some frustration. And that feeling is growing as housing affordability continues to drop. Long before you “officially” started your home hunt, you began compiling your list of must-haves. I know I did. My ideal included a four-bedroom detached house on a large lot, in Toronto, within walking distance of the Bloor subway line, with a park, shopping and nightlife nearby. (Schools weren’t on my radar yet, but that, too, would come.) So when the time came to shop for our first home, my husband and I were disappointed to learn what our measly budget could buy. And it wasn’t even all that measly! The modern homebuying reality for most Canadian buyers – especially first-timers – is a question of either/or. It seems you just can’t have it all. RBC Economics’ latest Housing Trends and Affordability Report indicates that the cost of homeownership is on the rise. The housing affordability index captures the proportion of pre-tax household income required to own and operate a home at current market value. The greater the measure, the worse the

affordability. For example, a measure of 50 per cent means owning a home – including mortgage payments, utilities and property taxes – will eat up 50 per cent of a typical household’s pre-tax income. In the first quarter of 2014, Toronto’s affordability measures stood at 24-year highs for bungalows at 44.9 per cent, and two-storey homes at 51 per cent, while condos came in at 29.4 per cent – not much below its multi-decade peak. To put these numbers in perspective, when you’re applying for a mortgage, lenders add up your housing costs and calculate what percentage they are of your gross monthly income, known as your Gross Debt Service ratio (GDS). According to Canada Mortgage and Housing Corp., to be considered for a mortgage, your GDS should be 32 per cent or less of your pre-tax household monthly income. What does this mean for homebuyers? Quite simply, they’ll need to increase their income, or decrease their housing budget – and expectations. If you’re dreaming of a single-detached, two-storey life in Toronto, be prepared to shell out 51 per cent of your pre-tax income, providing you earn at least an “average” income. After taxes and living expenses, that doesn’t leave much for your rainy-day fund, never mind your retirement in 35 years! Today, more than ever, creating a realistic budget is key. This will be your starting point – before you even begin thinking about your list of must-haves and nice-to-haves. Your budget will define what area you can afford to live in, the type of home, and the lifestyle you will lead long after the paperwork has been signed and the boxes unpacked. Determine what you can comfortably afford. And I don’t mean the mortgage amount you’ve been preapproved for. Calculate your monthly mortgage payments, property taxes and utilities. Now, do you have student loans? Do you drive a car? Do you expect to eat on a daily basis? Do you have, or are you planning to have, kids? Will they be eating, too? Don’t forget about those retirement savings! If it costs money, factor it in. Only now can you think about the home itself. Really think about it. Who says the key to happiness is a 2,500-sq.ft. detached house? Maybe your lifestyle would be better suited to an urban condo, where you don’t have to worry about things such as mowing the lawn and shoveling the snow. Weigh the pros and cons, then decide. The perfect home is out there, with something suited to every budget. Maybe you’ll just have to explore some different definitions of “home” to find the right one.

Place the rod just below the ceiling and run the fabric to just above the ground, for a clean, contemporary effect. SING THE BLUES
» Blue and green (which is half blue) are both natural hues that we are used to seeing in the world in a tone-on-tone effect, so they make great near-neutrals and work especially well when combined in multiple shades. This makes it especially easy to slowly add an accessory collection over time (as you happen across different stores) without wondering about whether pieces will “match.” If you stick to the blues, you won’t have a worry in the world. BLUR THE LINES
» I love pieces that can work indoors and out, such as the classic Bertoia dining chair (pictured above). The open metal frame makes a mid-century statement inside, but is totally practical outdoors, so it can be moved to wherever you want extra seating. If you are planning to move at the end of June and haven’t booked a mover, you could be out of luck. Traditionally, June 30 is the most popular day of the year for Canadians to move. The most recent Census (2011) reports that 4.3 million Canadians move annually, which amounts to 1.6 million families – 13 per cent of whom choose the month of June. About a third of those pick June 30 as their moving date, so in Toronto alone, that amounts to 30,000 people doing the box-truck shuffle in that 24-hour period. Why the big exodus on this one specific day? In our experience, weather tops the list of reasons. It’s more pleasant to move after the cold and snow of winter are behind us, and before the major heat of summer kicks in. Of course, no one can predict what Mother Nature will hand us on any given day, but usually there is less chance of rain at the end of June as well. Keep in mind that moving just before the long weekend in July means families have an extra day to begin unpacking and get settled before they have to go back to work. By waiting until late June, parents avoid disrupting their children’s school year. The end of June marks the mid-year renewal deadline for property taxes and rental leases, so for many people, the timing is optimal. If June 30 is your moving day, here are some tips to make moving a less stressful and more pleasant experience: ›› BOOK YOUR MOVER NOW! You may find that many

VARIOUS LOCATIONS IN TORONTO
This week of beer celebrates local breweries and the special brands of beer that can only be found in Ontario. Hosted by Ontario Craft Brewers, this festival is entering its fourth year and promises more than 150 events in more than 50 different communities with more than 30 different breweries represented. Many events are hosted at breweries, pubs, restaurants and other venues and events include music, food, tastings and pub crawls. ocbweek.ca

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
