Even if you’re not taking up residence in your new home that day, you can bet the best and most competitive moving companies will be booked solid around this time. If you haven’t contracted your mover already, you’d better get on it. Unfortunately, this scenario also conspires to produce the perfect opportunity for unscrupulous movers to take advantage of unsuspecting consumers. Overcharges bordering on extortion, damaged or stolen possessions and other sordid practices are all too common. Indeed, moving scams are one

of the top 10 complaints monitored by the Better Business Bureau. The Canadian Association of Movers doesn’t want you to learn this lesson the hard way, so it offers the following tips to help you plan your move – whenever it is. » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums Make sure you take the proper steps – and the time – to protect yourself and avoid your own moving horror story.

We all want to be part of – and live, work and play in – our communities. And we want those communities to be complete, not only with physical buildings but parks, shops, greenspaces and places to enjoy. BILD represents the industry that plans, engineers, designs and builds these communities, and we have developed a new series of columns called Building Communities. These will explore building communities where people want to live, and will look at communities where people work and play. BILD members, new-home owners, business owners and our government partners share their stories in these pieces, and you’ll likely recognize some of the people and places. They speak to what it takes to build communities by master-planning, integrating into existing neighbourhoods, thinking about what businesses are needed, and how to bring parks and recreation centres to new and established areas. Today, there is a challenge in the GTA of find lowrise housing, such as a single-family, semi-detached or townhomes, due to the low supply of shovel-ready communities that are serviced with pipes and roads. This is a growing problem because the province forecasts that up to 100,000 additional people will move to GTA every year for the next few decades. Provincial policies encourage intensification – building up not out – and therefore anything lowrise that is for sale, goes fast. It is also becoming more difficult for some families to afford new ground-related homes since the cost to

Buyers may be flocking to Ontario cottage country, as a recent report by Royal LePage suggests, but those looking for the next Muskoka may have to expand their search. Indeed, Muskoka is among Ontario’s most sought-after cottage destinations, with hundreds of lakes and only a two-hour drive from Toronto attracting Hollywood and sports celebrities the likes of Steven Spielberg, Tom Hanks, Mike Weir, Cindy Crawford, Goldie Hawn and Kurt Russell. Unfortunately for many looking to buy rec property in the area, it also has the price tags to match. “Ontario recreational property bears the burden of Muskoka,” Phil Soper, president and chief executive of Royal LePage, told New Home Guide. “The world famous lake region is home to Canada’s most stunning and lavishly expensive lakefront property.

The world famous lake region is home to Canada’s most stunning, and lavishly expensive lakefront property. “But, Ontario cottage country is much more than the ‘big three’ lakes – Muskoka, Rosseau and Joseph. Even in the District of Muskoka itself, there are some 1,600 lakes, with price points and features ranging from entry level quaint to princely palace.” As a rule of thumb, Soper says, cottage prices are highest on water within a two-hour drive of the largest population centres, and of course, that describes Muskoka perfectly. So where might prospective buyers look to find the “next” Muskoka, an area that offers similar attributes (minus, perhaps, the star-studded neighbours), where prices are still affordable? “Waterfront cottages near Sudbury and Sault Ste. Marie can be acquired starting at about $150,000 – half the average in southern Ontario,” says Soper. “Finally, eastern Ontario and southwestern Ontario offer some beautiful lakes at excellent values. And the former tends to be somewhat more affordable than the latter, principally because of the additional demand along Lake Erie from American buyers.”

Nicholas Fidei Foundation raises $150,000 for Enbridge Ride to Conquer Cancer

Dr. Janet Hsu teaches the group about the Radiation Centre. Th ree years ago, Nicholas Fidei, president of Treasure Hill Homes, participated in his fi rst Ride to Conquer Cancer. An avid cyclist for many years, Fidei decided that he didn’t simply want to write a cheque and leave it at that. “I love cycling and have a passion for this cause because everyone is touched by cancer.” He decided to take part and form his own team, Cycle Warriors. Over the fi rst two years, Cycle Warriors raised an impressive $120,000. Fidei was happy with the results, but decided to take things to the next gear, so to speak. He was determined to acquire less sponsors, but at a higher dollar amount – $5,000 per sponsorship. “Instead of chasing hundreds of people around for a little, I wanted to maximize my efforts. I knew that getting this kind of sponsorship wouldn’t be easy, so I needed to add a perk of some sort,” Fidei says. Through his own organization, The Nicholas Fidei Foundation, Fidei approached the owner of Active Green + Ross and Peel Chrysler, who donated a Fiat 500 for this cause. “I was able to offer ‘the chance to win a Fiat 500’ to an exclusive number of people, and it worked extremely well.” As a result of this initiative, Fidei’s Foundation raised $150,000 well before the event. The rest of his team of 24 cyclists is expected to raise more than $70,000, which will bring the Cycle Warriors’ 2015 total funds raised to an impressive $220,000 plus. To show their appreciation for Fidei’s efforts, The Princess Margaret Cancer Foundation invited the entire Cycle Warriors Team down to the hospital to offer them an exclusive tour, which they refer to as their “inside track.” 22 NEW HOME GUIDE GTA | JUNE 13 - 27, 2015

We have 67 surgeons performing Cancer surgeries every day. 200 patients receive chemotherapy every day,” Alofs stated in his welcome, emphasizing the importance of philanthropic efforts like this. Julie Wenz, director of program planning, radiation medicine program at the Princess Margaret Cancer Centre, along with Dr. Janet Hsu, led the group on a tour, showing some of the machinery used to scan and diagnose patients with virtually no touching or intrusion. “Our radiation centre is the largest radiation centre under one roof in the entire world,” Merker says. Dr. Jonathan Irish, head of surgical oncology at Princess Margaret Cancer Centre, gave an informational presentation that showcased some of the newest innovations and technologies that show why this is one of the top five cancer research centres in the world. Ramona Oss, director of the Ride to Conquer Cancer, summarized the incredible results the ride has produced since its inception. “This is our eighth year, and to date, the ride has raised over $119 million. Last year was a record-breaking year, raising $20 million.” “This year, our goal was only $100,000,” says Fidei. “We far exceeded that. There’s no limit to where we can go from here.” Spoken like a true warrior.

Are collateral mortgages good? YES, IN THEORY… » by ALYSSA RICHARD

When you sit down with a mortgage broker or bank to talk about your mortgage financing options, one of the products they may offer you is a collateral mortgage. Collateral mortgages are a readvanceable mortgage product, meaning it comes with the option to borrow more money as your property value increases, without having to refinance your mortgage. In theory, this should be a fantastic product for mortgage holders. Normally, if you wanted to borrow equity from your home partway through your mortgage term, you’d have to refinance your mortgage – and pay a hefty penalty to do so. As well, whenever you refinance, you have to pay a real estate lawyer to oversee the transaction. Hello, legal fees – and more costs that need to come out of your pocket. Unfortunately, the grass isn’t always greener on the other side, and a collateral mortgage might not always be as great as it sounds. Why? Well, for starters, on paper, having a collateral mortgage can make it look like you have more debt than you actually do. Collateral mortgages are registered with a collateral charge, meaning lenders register the home as being worth slightly more than it is (up to 125 per cent more, in fact). They do this so that when the value of your home does go up you’re able to borrow up to 80 per cent of the increased value – not the original amount it was valued at when you first bought it. The downside to this is the collateral charge could make it look like you have more debt than you really do. If, sometime throughout your mortgage, you wanted to secure secondary financing for other things, a lender would have to review your credit history and would see this larger amount

registered under your name. Depending on your financial situation at the time, this may be reason enough for them to decline your application for more financing. The second and final reason collateral mortgages aren’t always as great as they sound is that you can’t transfer them to another lender – not even when your mortgage term is up. See, collateral loan agreements aren’t registered with your land title or registry office. Instead, they’re registered under the Personal Property Security Act (PPSA) of Canada. For that reason, it may contain terms that other lenders don’t agree with. So, if you ever decided you wanted to switch lenders, you would need to hire a real estate lawyer (and pay those legal fees) to get you out of your agreement. Now, I’m still not saying you should just steer clear of these products. If you think you’ll need to borrow equity in the future, and plan to keep your mortgage with the same lender, a collateral mortgage would be a great product for you! But for those who favour flexibility: do all your research, before simply signing on the dotted line.

Ontario economy picking up after a slow start to 2015 After a slow start to the year, the Ontario economy will pick up steam in the coming quarters, according to The Conference Board of Canada’s Provincial Outlook: Spring 2015. Overall, real gross domestic product (GDP) is forecast to expand by 2.6 per cent in 2015 and 2.3 per cent in 2016. “Ontario has not performed up to expectations, but the outlook over the short term remains positive, as strength in the United States economy will help bolster the province,” says Marie-Christine Bernard, associate director, provincial forecast. “Along with exports, consumer spending will continue to increase at a good pace in Ontario, fuelled by improving consumer confidence.” HIGHLIGHTS OF THE REPORT

» Ontario’s economy started the year on a soft note, but a strong U.S. economy is expected to spur better gains over the rest of 2015 and in 2016. » The province’s real GDP is expected to increase by 2.6 per cent in 2015, with growth easing to 2.3 per cent next year. » Overall, economic growth will be strongest in central Canada, B.C., and Manitoba over the near term, as Alberta and Saskatchewan continue to struggle with the impact of lower oil prices. Production at the plant will be hurt as assembly of the next-generation Camaro is moved to Michigan. West of Ontario, the economic forecast is influenced by weaker oil prices. Following a modest contraction this year, Alberta’s economy will see modest growth in 2016, and a similar story is unfolding in neighbouring Saskatchewan. British Columbia and Manitoba, however, are expected to be growth leaders over the next two years. British Columbia will hold the top spot this year, with growth of 3.1 per cent. Manitoba is expected to post real GDP growth of 2.8 per cent in 2015 and again in 2016, when it will lead all provinces.

I recently purchased a new home from a builder in north Toronto. Occupancy is in November and I expect to complete transaction in March of next year. My sale price was $40,000 more than the initial purchase price. I have never lived in the property. Thus far, it has all been handled by my lawyer. Will I have to pay capital gains tax on this? How much and can I claim the lifetime exemption? Brian, Scarborough

A

Capital gains tax is charged on the profit realized from the sale of non-inventory assets. Most common assets are stocks, bonds and real estate. Currently, the income inclusion rate is 50 per cent. The taxable inclusion rate has bounced from inception 50 to 75 per cent, to 66 per cent, to its current rate. Therefore, an individual with capital gains must include in his/her personal tax return, 50 per cent of the capital gain. Yes, this can add up to be a large chunk of change and reduces your actual after tax rate of return on your investment. Where did this tax come from? You say, many countries do not have this! Canadians were first introduced to capital gain tax in 1972. The Canadian government claims this was necessary to finance our social security programs and create a more equitable taxation system. Almost 40 years since and it is still around. Don’t you feel more secure about your social security and equality in our tax system? Some countries such as Belize, Barbados, Cayman Islands, Egypt, and Hong Kong have no capital gains tax. On the other hand, there are many countries with similar taxation to

Canada’s such as Bulgaria, Denmark, France, Finland and Iceland. Regardless, if you actually move in or not, you will be subject to capital gains tax on your sale in the year the transaction is completed. Using a marginal tax rate of 40 per cent in the example; ›› Capital gains $40,000 ›› Taxable capital gains (50%) $20,000 ›› Tax rate: 40% ›› Taxes payable: $20,000 x 40% = $8,000 Under certain circumstances the lifetime capital gains exemption can be claimed to reduce or eliminate capital gains. An individual that disposes of qualified farm or fishing property and small business corporation shares may claim an exemption up to $750,000. Your particular transaction does not qualify for this exemption. What’s the difference between new lowrise and highrise homes in the GTA? A mind-boggling $326,659, according to new figures from the Building Industry and Land Development Association (BILD). The price gap has grown into a gulf, hitting a new high in April and tripling in the last 10 years. In the last year alone, the price of a new, lowrise detached home swelled 16 per cent to $775,419, while the average cost of a new highrise condo came in at $448,760, up three per cent year over year, according to RealNet’s New Home Price Index. Ten years ago, the difference was just $101, 936, with a new lowrise home demanding $378,281 and highrise condos going for $276,345. So, what’s the deal behind the price hikes? $775,419

According to BILD president and CEO Bryan Tuckey, “A significant factor in the rising cost of new homes has been increased demand that is far outpacing supply, particularly in ground-related housing.” Indeed, the record-high price gap in April was accompanied by record low inventory of lowrise homes up for sale, numbering just 5,171 in the GTA. “As the price gap continues to grow, new-home purchasers are faced with decreasing choice in housing type,” Tuckey adds, adding that those most affected are first-time buyers and new Canadians. “Buying a ground-related home in the GTA has become increasingly challenging for most purchasers, many of whom have been taken out of the lowrise market entirely.” Meanwhile, those in the market for a brand new highrise condo home have their pick of the crop, with 19,580 apartment condos up for grabs in the GTA in April.

In June, we start to see more moving trucks on the road than any other time of the year. It’s only logical that people move during the summer. Kids are out of school, the weather is warm and families can get settled before the fall. Whichever time of year you move, the more organized you are, the better. Whether you hire a professional mover to pack your belongings or do it yourself, my first piece of advice for a smooth move is to de-clutter and get rid of things you really don’t need. This is a great time to practice the “reduce, reuse and recycle” practice for environmental responsibility. You probably have clothing that no longer fits your body or tastes, as well as toys and clothes the children have outgrown. Knickknacks, lamps, furniture, dishes,

electronics… each time you put your hand on something, think “Do I really want or need this at my new place?” If the answer is “no” and the thing is still usable, you have a lot of options. You can try to sell it online or even give it away via freecycle.org. This amazing website enables you to key in the town and province you live in and donate items you are willing to offer someone for free, as long as they come and pick it up. It’s also a great way to pick up used items you may need at your destination. Of course, you might have family members or friends who can use your stuff. Think about places such as Habitat for Humanity, Value Village and Hospital Auxiliary second-hand shops that can sell your items to help a good cause. If you have bought a new home or condominium suite, you have the advantage of a floorplan that can really help you decide what to keep and what to get rid of. Measure your large items and make sure they will fit comfortably in the spaces you have to work with. This can save you headaches on moving day, and again, eliminates transporting items for no reason. Spend some time with the floorplan and envision how you would like each room to look. As for the move itself, go online and Google “moving checklist” to find out what you should do when leading up to the big day. If you plan to move this summer and need to book a moving company, do it sooner rather than later. As I mentioned, we are getting to prime moving season, so you want to be sure you have that taken care of. Even if you plan to move yourself, you will want to book your van/truck early to avoid disappointment. If you are packing yourself, consider stopping by a professional moving company and purchasing packing supplies. Using strong, uniformly sized boxes and large, clean paper can make a big difference in loading the truck and making sure everything gets to the other end in one piece. Use common sense. Pack heavy items like books in smaller boxes so whoever ends up carrying them won’t buckle under the weight. Place a lot of packing material around fragile items and mark them so the person moving the box knows to be especially careful. Whether your residential destination is a new home or a resale residence, you will feel better in a place that is uncluttered. Bring the items that will make you feel “at home” right away, and enjoy the process of arranging each room for comfort and looks. An organized move is a happy experience, and only you can figure out what to sort, pitch, give away and sell.

At the closing of a new residential real estate transaction, there are usually three groups who get paid: the builder, the government and the lawyer. Each group involves the payment on fairly specific items, and the builder and your lawyer will collect from you for the government remittance. Generally speaking, your lawyer collects all of the necessary money from your mortgage company and from you. You will need certified cheques, bank drafts or cash, because of your lawyer’s trust account requirements. Here’s how the builder gets paid, and where all the money your lawyer wants, needs to go. The builder will get paid the purchase price of the property less the deposit, plus certain other things. You may even get a credit for items called “adjustments.” The adjustments will be reflected on a document called the Statement of Adjustments which contains a multitude of details, all related to your original agreement. The Statement of Adjustments will include the HST payable (the rebate will be broken out), the original purchase price on the property, real estate taxes, hydro expenses, common expenses and maintenance fees (as applicable), connection costs, levies and charges, to name but a few. This document is incredibly important. Review it carefully and get everything explained to you, so you understand all the charges that you are required to pay. It is at this point that you find out the final number you are paying to the builder for your new home.

The Ontario government and the City of Toronto will get paid a Land Transfer Tax, unless you are entitled to the rebate or exemption, and sales tax on goods (if applicable). There are many other items, but they usually show up on your lawyer’s disbursement account or trust reconciliation, as do many of the municipal compliance request charges. Okay, now what about that lawyer? First of all, you are going to pay the legal fee, whatever the amount the two of you agreed to. You did of course have a pre-agreed fee, didn’t you? Then there is a list of disbursements. Disbursements are those monies expended by your lawyer on your behalf necessary to properly search and close the transaction. Be careful – it is here that someone may try to take advantage of you by charging large fax, mail and photocopy fees. Have your lawyer justify all expenditures that don’t make sense. Disbursements include registration charges, title insurance, couriers, searches of all kinds, and many other items necessary to close your transaction. Remember, a large part of your closing costs is based on what you negotiate at the beginning of your purchase, and are outlined in your Agreement of Purchase and Sale. Please remember, only a lawyer can provide legal service – that is the law!

The Children’s Discovery Centre – the GTA’s only Children’s Museum designed specifically for kids – opened its doors at 45 Strachan Ave. with an official ribbon-cutting celebration. Joining CEO and founder Jeanhy Shim were Adam Vaughan, Member of Parliament, Spadina-Fort York; Mike Layton, City Councillor, Ward 19; Jennifer Keesmaat, Chief Planner, City of Toronto; Geraldine Mabin, educator and advisory board member; and representing Toronto’s young citizens, Maya Jordan, Levi Aaron and James Tito. In her remarks, Shim commented, “This passion project started only 18 months ago as a grassroots initiative and today with the support of other parents, friends, family and sponsors, we’ve brought this pilot project to life.” The Children’s Discovery Centre encompasses 20,000 sq. ft. of indoor space that will be open daily until Sept. 30 in its temporary location, donated by Diamondcorp and Build Toronto in the Garrison Point neighbourhood. Shim describes the Discovery Centre “like the ultimate mash-up of the ROM, Ontario Science Centre and AGO for children six and under to play, explore, learn, create, get messy, dress up and use their imaginations.” There are 10 themed Discovery Zones, each thoughtfully designed by a team of early childhood development professionals and curators to stir the imagination and inspire our youngest children to learn through creative play. 58 NEW HOME GUIDE GTA | JUNE 13 - 27, 2015

A residential construction boom is contributing to the growth and transformation of Toronto, and record numbers of young people are raising children in condos located in the core. Shim knows first-hand the challenges of child rearing in an urban environment, having a young daughter of her own. “This is not only a place for our youngest children to explore and play, but it will facilitate connections between parents, grandparents, nannies, day care workers, teachers and visitors to our city,” Shim says. According to Statistics Canada figures, the number of children ages four and under, living in Toronto’s Downtown West area increased 55 per cent between 2006 and 2011. In the next five to 10 years, a further 6,000 babies could potentially be born to condo residents living in this same area – 49 per cent of whom were 25 to 39 years in 2011. “We project that this will effectively triple the number of families with young children residing in the downtown core, resulting in heightened demand for family-focused products, services, amenities and lifestyle experiences,” Shim adds. Shim first had the idea for the Children’s Discovery Centre when visiting the Bay Area Discovery Museum in San Francisco with her nieces almost 11 years ago. In the intervening years, she continued to hone her research and marketing skills in the GTA’s housing industry while also becoming a mother and raising her daughter in a downtown condo. Finding a dearth of quality experiences and fun things to do with her own child rekindled the idea for creating Toronto’s first children’s museum for young kids. To help her achieve her goal, Shim has assembled an advisory board of highly respected early childhood development professionals. “Our goal is to be the ultimate family-friendly destination in downtown Toronto, with an admission price well below other attractions catering to children,” says Shim. The pilot project will run until Sept. 30, 2015, by which time Shim and her team hope to have located a permanent home in the City. The Children’s Discovery Centre is located at 45 Strachan Ave., at Ordnance, and is open daily 9:30 a.m. to 4:30 p.m., including holidays. Individual play-all-day pass is $13 each plus tax. When purchasing a new home or condo, size doesn’t have to matter. With condos, townhomes and semi-detached homes becoming more prevalent in many major centres – the average new condo size in Toronto is now 797 sq. ft. – designers and manufactures alike are coming up with space-saving ideas and products to make living in a smaller space practical and beautiful. The first thing that needs to be established is flow. This can be done even before moving in. As a new-home owner, take the floorplan and decide how the space is to flow to get the best use of each area. This can be done the old fashioned way, by putting pencil to paper or by uploading your floorplan onto an iPad or tablet app that allows you to place furniture on the screen and configure the best set-up. It is important to consider how the space will be used and then plan separate areas for each major activity. Try to design these spaces so they feel separate by creating vignettes with different carpeting, furniture and accessories. Storage always seems to be a problem in small spaces, but this problem can be almost eliminated with build-in cabinets. Adding built-in shelving in several spaces does not take up any existing square footage and can go to the ceiling, almost immediately creating a plethora of storage. Built-ins are not only limited to extra storage; this idea can be used to create a desk or home office underneath a staircase, in a child’s bedroom, the kitchen or in a hidden space tucked away. Also, consider using a built-in to house the television and electronics to keep this visual clutter out of sight. Choose furniture that can do double-duty. With the sizes of living spaces in urban centres steadily on the decline, furniture manufacturers have stepped up their game. Think

about using an ottoman or cube for a coffee table, so when extra company comes, this can turn into extra seating. Consider an ottoman that opens up to allow for storage of throw pillows and blankets inside. Moving away from the family room, there are a lot of great storage and furniture ideas for the kitchen. Many kitchen tables can easily be folded up and tucked away after a meal. This idea is also been seen in desk design. Many desk designs include versions that can be folded up and stored when not in use. If a home office is not needed, this idea also works great with home beverage centres or bars. Creating separation in a small space can make the space appear larger. This can be done by hanging a drape from the ceiling to act as a wall between distinct areas like the eating area and the family room. This allows the area to feel separate, but not boxed in because the walls are not permanent. This can also be done with shelving, but, make sure to use open shelving as not to make the small space feel too closed off. And finally, adding mirrors or mirrored furniture to a small space can reflect extra light to make a small space feel brighter. In addition, adding artwork with perspective or depth in them, hung strategically on visual walls can create a sense of openness or direction. Whether moving into a house or condo, size doesn’t always have to matter. There are several design tactics and products on the market to make your space feel as big as you need it to.

Oil slump both good and a potential risk for Ontario » by WAYNE KARL Sure, we’re all loving the lower gas prices at the pumps in Ontario, but a prolonged oil slump could begin to affect the economy and housing here as well as in the oilproducing provinces. “Sustained low oil prices do provide an upside risk to Ontario growth, as Ontario consumers and manufacturers benefit from lower prices both due to more disposable income available for consumption and lower input costs for exporters respectively,” Ted Tsiakopoulos, regional economist for Canada Mortgage and Housing Corp., told YPNextHome, after the federal housing agency released its second quarter 2015 Housing Market Outlook. “Low commodity prices also keep the Canadian dollar lower, thus helping improve competitiveness.

“One cautionary note for Ontario is that one third of total exports (interprovincial and international exports) are geared for domestic markets, so less exploration and investment in the Prairies means less demand for financial and legal and accounting services whose head offices are located primarily in Ontario.” Indeed, oil is producing all kinds of economic challenges Canada-wide. “Lower oil prices are contributing to disparities between provincial housing markets,” says Bob Dugan, chief economist, CMHC. “A slowdown in housing starts and resale transactions in oil-producing provinces such as Alberta will be partly offset by increased housing market activity in other provinces, such as Ontario and British Columbia, which benefit from the positive impacts of declining energy prices, a lower Canadian dollar and continued low mortgage rates.” “Moreover, since the inventory of completed and unabsorbed units remains above the historical average, we expect the pace of new home construction to moderate over the next couple of years as builders focus on managing the existing inventory,” he adds. In Ontario, harsh weather dampened housing starts early this year, but are expected to pick up through 2015 with sunny days ahead, before slowing again in 2016. Starts will range between 56,800 to 64,200 units in 2015, and 54,500 to 63,600 units in 2016. “Apartment (condo) units under construction remain near historical highs, and builders must manage inventories so that under construction counts do not result in unsold inventories,” says Tsiakopoulos.

Canadians have been sitting, very comfortably, in an ultra-low mortgage interest rate environment for years now. Just when we thought rates couldn’t go any lower, they did, as the Bank of Canada dropped its key lending rate to 0.75 per cent in January, and the big banks followed suit. At the BoC’s latest rate announcement on May 27, that rate stayed put. Twenty years ago, the lending rate for a five-year, fixed-rate mortgage was 10.75 per cent. Back in 1981, it was 20.25 per cent, according to ratehub.ca. Today’s numbers in the two-per-cent range are hard to believe, and they’re changing how Canadians handle their debt load. Canadians are doing everything they can to make the most of these low lending rates, according to the 2015 Mortgage Consumer Survey by conducted Canada Mortgage and Housing Corp. (CMHC). SURVEY SAYS…

According to CMHC, 60 per cent of mortgage renewers did so before their mortgage term expired, and 55 per cent of them did it to avoid a rise in rates in the future. Furthermore, mortgage renewers reported taking action to pay off their mortgage sooner. Forty-nine per cent set their mortgage payment higher than the minimum required, while 32 per cent made either lump-sum payments, increased their regular payment, or both. GOING BROKER:

CMHC also investigated the share of mortgage consumers who used the services of a mortgage broker. The survey found that broker market share is on the rise, having increased from 32 per cent in 2012 to 42 per cent in 2015. Almost twice as many homebuyers (both first-time and repeat) used a broker (49 per cent), versus existing homeowners who were refinancing their mortgage (24 per cent). LENDER LOYALTY:

When it comes to loyalty, first-time homebuyers were flightier than their repeat-buyer counterparts. Renewers were more likely to stay with their current lender (86 per cent) whereas only 47 per cent of first-timers 68 NEW HOME GUIDE GTA | JUNE 13 - 27, 2015

stuck with the financial institution they deal with regularly. Interest rates were the main reason for consumers to jump ship to another lender, at 63 per cent.

Will the housing outlook improve as quickly as it fell? » by WAYNE KARL

What a difference six months makes. At its kick-off Annual Housing Outlook Conference in Toronto in November, Canada Mortgage and Housing Corp. didn’t see it coming. The forecast back then was, short of an “unforeseen economic shock,” the housing outlook for Canada overall was pretty much full steam ahead. “The housing market does have a fairly bright outlook,” Bob Dugan, chief economist for Canada Mortgage and Housing Corp., told New Home Guide at the time. “There are a few risks we have our eye on. One of them relates to the high level of (highrise) units that are under construction.” These are trending slightly above the historic average. Then oil went into a slide, wreaking all kinds of havoc on the economy and housing outlook. Indeed, the impact of lower oil prices on housing markets has been marked and swift, particularly in Alberta. “Lower oil prices are contributing to disparities between provincial housing

As a result, the potential impacts of lower oil prices were reflected in our forecast ranges, which allowed for lower oil prices and their impacts on housing starts, MLS sales and MLS average house prices.

We have seen a rapid response to these lower oil prices in the housing markets in oil producing regions, particularly in Alberta. “Since then, oil prices have declined further, but now appear to have stabilized in the U.S.$50 to $60 per barrel range. As a designer, it’s my job to see beyond the basics, and look to pieces that don’t just serve an obvious function, but solve specific design dilemmas while adding true beauty, and a sense of surprise. 1. MULTI-TASK MASTERS

» A staple I’ve returned to time and time again, simple stools can function as side tables, extra seats or cocktail tables (especially when clustered together), and tuck away or move easily to suit so many uses. » Hard stools are great if you prioritize the table space (pulled up to seats to hold a drink), and soft stools make for plusher seating (but can still hold a serving tray). Either way, use this as a chance to add a new texture, like faux fur, cowhide, rich wood, or natural stone. Get the look: Visit Toronto designer mainstay L’Atelier – shop their showroom, or ask to order one of the many cool and playful options from Made Goods. 2. LIGHTEN UP

» Adding layers of light to a room is key to beautiful design: harsh shadows from one lonely lamp drag down any decor, so you should always include as many types of lighting as possible (sconces, floor lamps, table lights, pendants). However, the lighting source doesn’t have to be strictly functional. Consider choosing a piece that makes its own statement – after all, it’ll be in the spotlight! » Simple white shades are timeless (the modern trend being non-tapered cylinders and squares), but even more trendy is the bare Edison-style bulb. This touch of industrial style plays well against traditional or modern furnishings because of the raw, elemental nature of the exposed filament. Get the look: Universal lamp carries a wide selection of styles in-store and even more by order – I especially love 88 NEW HOME GUIDE GTA | JUNE 13 - 27, 2015

the dramatic Medusa lamp with its array of bulbs adding a rich glow while making an un-missable statement. 3. GET SEATED

» While most homes will have a standby sofa or sectional for everyday lounging, don’t underestimate the value of a full-sized, single seat chair. You’ll want something that will cocoon you when you just need some alone time. A pair of matching sofas can be a great look, but don’t be afraid of asymmetry and different periods – the best groupings include some variety to suit all different seating situations. » Upholstered furniture does not have to use the same material on the front and back, which gives you another great chance to embrace a high impact look in a smaller dose. A bold fabric or finish on just one side gives a touch of drama without sacrificing any practicality. Then use accent pillows in a relating fabric to connect

it back to your sofa for harmony. Get the look: When I visited In The Know (affectionately known as ITK), they had not one but two cool classic egg chairs – one in bold red and one with an industrial metal “shell” and brown leather seat. Of course, at ITK every item on the floor drops in price every week until they’re quickly snapped up, so you’ll have to visit to see what great new treasures are waiting there to inspire you. 4. LOOKING BACK

» A mirror is often thought of as a fashion accessory – one full length in the bedroom for getting dressed, and one in the foyer for a quick headingout-the-door check. However, mirrors are bigger than ever as a decor accessory that, besides doubling the visual space, can bring a beauty all their own. Antique mirrors, with natural (or applied) patina, bring a

very on-trend touch of old-world glam to a space. » I recently designed a custom aged glass mirror for a client, but you can simulate this look with a fun DIY project by picking up a stripping or antiquing kit, some gold spray paint, and a budget mirror. Make sure to read the directions carefully (and wear protective gear), and once the antiquing is finished a few tiny spurts of the spray paint will give it an extra level of dimension. Get the look: Get a simple mirror from Ikea and look to hardware or art supply stores for etching kits, or visit Zilli Home for wall-hung and oversized floor options in a range of styles. 5. HIT THE BENCH

» Often associated with pianos or parks, the humble bench is a powerful piece of seating. I like to use one in long or awkward floor plans for its ability to connect spaces. In a room too big for one seating group, break the space into multiple areas with a bench in the middle to serve both seating groups. It creates a visual line, while serving double duty. » A bench also makes a stylish seat for your dining table (just stick to a two-seater so nobody is trapped in the

middle), or an extra cocktail table option for Standing Room Only occasions. Get the look: Visit Elte’s large multifloor showroom to find, well, just about everything. Now that you’ve got some great new ideas for next-level must-haves, you should be ready to take your decor from simply practical to its full potential. If you’re worried about mixing the pieces together, you’ve got a good start to that, too – all of these ideas can work together to start your cool condo look. Now keep your eyes open, and look beyond the basics!
