Important considerations What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a location close to masstransit may be a better option for
you. If you’re a walker, proximity to major amenities should be a definite consideration. Running errands such as grocery shopping and banking on foot affords many health benefits and provides you with a chance to meet your neighbours and discover new places, too. Make a list of your priorities first, then take the time to assess each location for its merits and weigh your options. Let us know what those priorities are. We’d love to hear from you!

For many Canadian families, financial literacy begins with a piggy bank, maybe a childhood allowance and perhaps a first bank account. Some may continue the education with somewhat more serious lessons – such as reviewing monthly bank statements and explaining how interest works. Moving into the teen years, many families likely entrust the more important matters of personal finance to our education system. But there, we venture to say, they might well be disappointed. David Chilton lamented that fact more than 25 years ago in his bestseller, The Wealthy Barber. How
much has changed and how well have things improved? Based on a number of considerations, not so much. And as our story on page 48 discusses, when it comes to real estate in 2016, the lessons are more important than ever. Indeed, our real estate has been a top performer for years, but the resulting costs of living for millennials and other young Canadians are skyrocketing, in some cases, prohibitively high. More and more organizations – from governments to banks and even to investment firms – see the need and are offering programs for finanicial literacy for youth.

EVERYONE IS ON BOARD with building more transit in the GTA, but it must be planned and delivered so that we maximize the return on our public investment for decades to come. The question is: How do we do that? Transit has to be built with a longterm view. It has to be the right kind of transit in the right place and it has to have a sustainable funding source beyond its construction phase. Everyone who benefits has a responsibility to help pay for it and the most sustainable model encourages development and intensification along the transit corridor so that the maximum amount of people and businesses benefit and use it. Recently BILD participated in a roundtable discussion with representatives from the development, commercial, university, community and transportation sectors to examine barriers to development along major corridors where transit projects are being planned. Everyone agreed that transit needs development to be viable. The biggest obstacle to the promotion of development occurring along a transit corridor is the lack of zoning to support the type of intensification needed to bring enough people and jobs to the area. To make it even more challenging, there are often development disincentives such as high fees and taxes and long timelines. Community pushback can also derail development projects. Right now, new homebuyers
are paying their fair share for new infrastructure projects, like transit, through development charges and other government fees paid as part of a home purchase. On average across the GTA, these fees and charges amount to one-fifth the cost of a new home and the largest contributor is development charges. Sometimes, there are development charges specifically for transit. It is important that new homebuyers don’t pay a disproportionate amount, especially because the surrounding neighbours stand to benefit from new transit infrastructure. For any new transit projects going forward, the provincial government has put a mechanism in place so that municipalities have to analyze the need and justify the cost to build and operate new transit and transportation infrastructure now and in the future. Called asset management plans, they will bring accountability and
transparency to how public funds will be spent and more certainty that comes with a viable transit plan and better decision making around building, operating, maintaining, renewing and replacing infrastructure. Some other municipal sectors already use these types of plans, such as the water sector and the social housing sector. It’s now time for the transit planning sector to do so as well because as part of creating these plans, municipalities are required to examine a variety of funding options. It’s not a time for small plans and every funding mechanism available should be considered to ensure that these large transit investments are maximized to the fullest. How to avoid your own moving horror story By Wayne Karl

WHEN BUYING A HOME, you will
likely consult with a team of trusted professionals — a mortgage broker, a lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform — taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage — it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example, which admittedly doesn’t involve a new-condo move, but the experience is all too common. So is the lesson learned — unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms — including large, well-known companies and smaller, independent ones — I selected a moving company in Whitby, where the pick-up was to take place. Drop-off would be in Waterloo. We agreed on price ($350) and time
(9 a.m.) — after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate — $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” » “Sure,” I said, “right after I call the police.” With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the
victims of one of the top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution — satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after the fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. WAY TO GO TORONTO — for the first time in the history of CAA’s Worst Roads campaign, your roads are not among the top five. The dubious distinction of the top spot in 2016 belongs to County Road 49 in Prince Edward County, bumping last year’s winner Algonquin Boulevard West in Timmins to second place. But don’t get too excited, GTA and Hamilton — three of the top 10 roads are from the Greater Toronto and Hamilton Area. Dufferin Street in Toronto, which held the number one position on the provincial list for several years, has continued its descent on the top 10 list, falling to number nine this year. “The results of CAA’s Worst Roads campaign show that more dedicated funds are needed from existing sources to address our growing infrastructure challenges,” says Raymond Chan, government relations specialist, CAA South Central Ontario (CAA SCO). “With a record number of roads from across Ontario nominated this year, the results highlight the growing need for infrastructure investment and prioritization in communities across the province.”
“This year’s Worst Roads campaign once again solidified that although much work has been done across the province to maintain and repair Ontario’s roads, greater investments are needed to tackle the staggering municipal infrastructure deficit in Ontario,” adds Geoff Wilkinson, executive director of the Ontario Road Builders’ Association. “An efficient transportation system is essential for a vibrant economy and good quality of life — connecting our communities and enabling businesses to get their goods to market.”

Save automatically Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a tax-refund or bonus before setting aside some money for the future. Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think.

Label the first folder “1-15” and the other “16-31.” When a bill comes in, look at the due date and file the bill in the appropriate folder. Recycle all the marketing materials in the envelope. WHEN LOOKING for a new home, coming up with a list of wants and needs is usually the best starting point. Location, size, amenities and price are often towards the top of the list for the buyer. Another important consideration is the company that will be building the home. Purchasing a home is one of life’s biggest financial decisions and you should feel confident that your new home will be built with care and expertise. There are many builders in the Greater Toronto Area, each with different backgrounds and specialties. Qualities such as experience, reputation, customer service and sustainability should all factor into your decision when choosing a builder. There is a builder for everyone and doing a bit of research will help you find them.
Find builders The first step to researching builders is to find out which builders are working within your ideal search parameters. Flipping through the latest issues of New Home Guide will show you up-and-coming projects across the GTA and their starting price points, and give you an idea of what builders are working in particular neighbourhoods. You can also visit YPNextHome.ca and use their handy search tool to filter communities by number of bedrooms, bathrooms, price and property type. Get online Check out builder websites to see
what developments builders are currently working on and their portfolio of past projects. Perhaps there is a lowrise or highrise building or community you’re already familiar with. You can also find information on builders’ experience, customer care, decor process, awards and sustainability to get an overall idea of what the purchasing process will be like. You can even look up online reviews for past communities and builders, or find recent updates on communities through builders’ social media pages. Word of mouth In the booming GTA, you are bound to know someone who has gone through the process of buying a new home. As you narrow your list of builders, ask around to see if you know someone who has bought from them and find out about their experience. Someone who has gone through the whole process of buying pre-construction, taking occupancy, closing and then living in their new home can provide an honest and thoughtful firsthand account of their journey with a builder.
Look up the builder on Tarion’s website Tarion Warranty Corp. provides warranty protection to new Ontario homes. Using the Ontario Building Directory, you can search for a builder and find out if they have a license in Ontario, the number of homes they’ve built and find out whether Tarion has had to resolve warranty claims on their behalf. Builders who have been recognized as finalists or winners of Tarion Awards of Excellence demonstrate superior customer service to homeowners and quality design. Visit sales centres If you’ve narrowed your search down to two or three builders, go visit their sales centres. Oftentimes, they will have a model home or suite that will give you a physical idea of what your new home will look and feel like. THE BUSIEST MOVING DAY of the year is June 30. According to Two Men and a Truck – Canada, that day is particularly popular for several reasons. Thousands of people will make their moves during the Canada Day weekend, which means movers will be going all out to provide the necessary services. It also means that each year, those who wait until the last minute to book moving trucks and/or movers for June 30 are disappointed when they find nothing available. The school year is over by the end of June, and families with children usually want to wait to move rather than disrupt the kids’ routine. Of course, June 30 ushers in the Canada Day long weekend, which means an extra day to unpack and organize before going back to work. Above all, even considering its unpredictability, weather makes June 30 an attractive moving date. Let’s face it: cold and snow add challenges to any move. By the end of June, the full heat of summer hasn’t kicked in yet, and the chance of rain is slim. Practically speaking in the financial sense, this date represents the midyear renewal deadline for property taxes and rental leases, which also plays a role in people’s timing. MASCULINE DECOR IDEAS By Jackie Marchildon
A male friend of mine recently moved into a new place and my cousin Brittany (who is also his girlfriend) has been trying to convince him to decorate. He complains that most home decor is geared too much towards women. So, to help him (and presumably many others) out, I enlisted the help of Toronto designer Yanic Simard to explain ways to decorate a space in a “masculine” way.
Q: What suggestions can you offer for men looking for home decor ideas? I often suggest starting with one item, such as a mid-century piece like a striking and refined black leather Corbusier bench (very masculine), and building from there… adding layers of different materials, textures and colour tones. Ideas for how to pull together a room completely can also be found on popular home design sites such as houzz.com. I write professional design idea books for them every week filled with easy-to-follow, take-home tips that everyone can apply. Also my very own design firm, Toronto Interior Design Group, has an excellent website including a portfolio filled with great photos that you can look to for ideas. Having
said that, just because you want your space to feel like a man lives there doesn’t mean it can’t have some feminine touches. My team and I are currently working on a condo space for a polished gentleman, and we’ve incorporated items such as sheer drapery (that has a grey geometric pattern), a cobalt blue velvet sofa, and hints of gold and crystal, which are definitely more womanly on their own. He loves it. The space needs to be balanced and can’t fall too much on the masculine side of the scale or it will feel heavy and overbearing.
Q: When you’re designing a room for a man, what are some key elements you tend to include? Mid-century pieces are a must in manly spaces. I mentioned an example above, and I always use them in the spaces I design as I strongly feel every home needs at least one to anchor the look — masculine driven or not. However, there are many styles in this era that tend to fall toward the more masculine side, made of sleek and cool materials (often characteristics utilized in a more manly space) like the glass and metal Platner coffee table. …continued on page 38

FIVE INTERIOR DESIGN SECRETS FOR YOUR NEW HOME By Jane Lockhart
MOVING INTO A NEW HOME or condo can sometimes be a daunting task, especially when deciding how to put each room together. In a new space, there is no previous floorplan to draw upon and although some may love the blank canvas, that is not always the case. Clients often ask, “How do you know what to do to make a room work?” I wish I could say it’s all natural talent, intuition and great taste but it’s a little more than that. I’ve practiced design for more than 20 years and in that time I’ve learned a thing or two and I’m always happy to share what I know. Here are my top five secrets for creating well-designed rooms
1. Scale

The size of your furnishings matter Purchase sofas and chairs that not only properly fit you and your family’s needs but also fit the room. If your space has two-storey high ceilings it doesn’t mean that furniture should be taller than usual, large or overpowering. The actual floor space remains the same regardless of the ceiling height. Choose pieces that are comfortable and work proportionally with the floor area you have. Oversized or over-stuffed furniture won’t look right in a small room, even if it is the main living space.
Play up the positives Although you may have a small room, highlight the strongest feature in it. For instance, if your dining room isn’t too large but it has ceiling detail, highlight it by adding a color contrast and a dramatic chandelier. The eye will be pulled to these features rather than the size of the room. For another example, if the strongest feature in your new home is high ceilings, emphasize this with drapery featuring dramatic vertical detail to really play up the wonderful height element.

3. Contrast Add energy to a room Even if you love neutral colours, it doesn’t mean that a room has to be bland. Often when homeowners use too many neutrals that are the same contrast or brightness, a room can feel flat. By including a range of neutral tones from light to dark within one space, a room will feel more energized. The more contrast you add the more dramatic a space will feel.
4. Focal point Create harmony and balance New homeowners often struggle with what a focal point should be and why they need one at all. Basically a focal point directs a viewer to where they should look first, which helps create harmony and balance within a

space. Traditionally, focal points were thought to be fireplaces or significant pieces of architecture but really anything can be a focal point if it is worthy of looking at.
5. Variety Textures, patterns and shine create interest People in general are the most comfortable when everything matches, but that can leave a space looking a bit underwhelming. To make a room feel personal and interesting, look for a range of pattern, texture and shine spread throughout. For instance, shiny surfaces attract attention and can make a room feel more dramatic or formal, while matte surfaces feel more modern or understated.
Texture makes a room feel warmer, while pattern adds personality. If you have trouble mixing these all together skillfully, then just add texture to the carpet and keep pattern for the pillows. Accessories like vases, candles and books can be a combination of shiny and matte so that you have a little bit of everything in your room.

NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:
1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get preapproved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of
between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage
won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to from anywhere between 1.5 and four per cent of the property’s purchase price. Reasons to teach your kids about real estate sooner than later By Wayne Karl
IT’S JUNE AND SCHOOL will soon be out for the summer. What better time to teach your kids about real estate? Why? There’s actually more than 500,000 reasons to do so. The number is really 508,097 – as in dollars, the average price of a home in Canada as of April 2016, according to the Canadian Real Estate Association (CREA). This represents a 13.1-per-cent year-over-year price gain. Need another reason? How about 45 – as in the percentage of millennials, in a survey conducted by New Home Guide, who don’t believe they will be able to buy a home in Canada within the next five years. Just 25 per cent per cent believe they will be able to buy a home in the next five years, while 25 per cent say “with a lot of help, maybe.” Not exactly the most encouraging stats. Need more, still? A new poll by CIBC reveals 63 per cent of millennial respondents plan to buy a home in the next five years – but almost half of them have not even begun to save. Faced with a myriad of financial challenges, 54 per cent of future millennial buyers say coming up with the required down payment is the biggest obstacle to homeownership, the CIBC poll says. About half are concerned that job security (53 per cent) and rising real estate prices (46 per cent) will impact their ability to buy. Given such realities, teaching young Canadians financial literacy at an earlier age is increasingly important. Sound familiar? It might, if you’ve ever read The Wealthy Barber, David Chilton’s 1989 best seller in which

“Millennials want to own, and many plan to do so in the next few years, but they’re facing many obstacles and competing financial priorities,” says Barry Gollom, vice-president, mortgages and lending, CIBC. “It’s important that they sit down with an advisor and map out a realistic time frame for making their dreams of homeownership a reality – it’s not easy, but it’s attainable.” Another CIBC poll finds Canadians are sympathetic to millennials’ struggles for homebuying. The majority (56 per cent) say something should be done to help the younger generation enter the housing market. Three-quarters (77 per cent) believe buying a home is more difficult for young Canadians today than it was for previous generations. “It’s not just young Canadians that feel that buying and maintaining a home is a challenge for their generation,” adds Gollom. “Canadians across the board regardless of age agree and a majority are calling out that something should be done to help.” Because… those five years that millennials believe they need to save up for a down payment? If things continue as they are, prices could be further out of reach. In 2012, the average Canadian price was $363,606 – representing 39.7-per-cent gain to the current $508,0907. At that rate, in five years, the average would be about $709,811. Mind you, the national average price is skewed by activity in Toronto and Vancouver. Take these two markets out of the equation, the average is a more modest $369,222 and year-over-year price growth 8.7 per cent, CREA says. There are markets in Canada that are more friendly to millennials. Need another reason to teach your kids about real estate sooner than later? YOU’RE GETTING READY to buy a
home and to make what may be your single largest purchase ever. When confronted by daily doses of economic doom, you may ask yourself, “What do I do?” Don’t be afraid — take your time, do the necessary research to identify the area you like, the services available to you and to ensure there are no hidden matters that could affect your decisions. What do I mean? You don’t want old dumps or train tracks close by, commercial malls to be built next door or unknown amenities for the home you’re considering. Go to the local municipal offices and check with the planning and zoning department to ensure you know exactly what your neighbours and neighbourhood will be. Next, take an honest look at your job, speak with your supervisor, research how the company is doing and make sure you (and, if appropriate, your significant other) feel secure about your employment. Then speak to the mortgage specialists at your bank and consult a reputable mortgage broker. Companies such as The Mortgage Centre in Mississauga and The Mortgage Providers in Toronto have the experience and integrity to get you the best deal. Find out how much money you’re able to borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes you can actually afford. Get a pre-approval in writing so you have something to rely on. It is critical
you don’t get caught up in the rush of buying a house beyond your budget. Nothing is worse than living for the house, not living in your home. Once you identify how much you can spend, determine if you want a condo or house. Condo living provides a carefree lifestyle — someone else cuts the grass — but you pay common expenses and sometimes others determine how the amenities, if not your unit itself, can be used. Freehold provides the freedom to do what you want but maintenance and upkeep fall on your shoulders. The choices are boundless. Lawyers are next. Begin your search by reviewing various media outlets, such as New Condo Guide. Go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice, whether they provide pricing up front and whether they make you feel comfortable. Call the Law Society
of Upper Canada Lawyer Referral Service, which maintains lists of lawyers and refers members of the public to lawyers who practice in the area requested. However, this just helps you locate someone in your area; you need to really check them out further. Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted. Once you’ve found the right area, type of home and lawyer, it’s time to find the right builder. Be careful — you want someone who will work within your budget and area, with local expertise. Lessons from Fort McMurray: make sure you have proper home insurance By Wayne Karl
WHEN AN ACT OF GOD STRIKES A
cruel and crushing blow such as that delivered in Fort McMurray, Alta. recently, one immediate concern – after personal safety – is home insurance. The people of Fort McMurray know this all too well, as the fires rage on in and around this town of about 62,000, causing the evacuation of almost 90,000 residents, destroying more than 1,600 homes and buildings and burning more than 10,000 hectares of forests. Quite literally, when residents are allowed to return, they have no idea what they’re going home to. Will my home still be there? Does my home insurance cover fire damage? Does it cover smoke damage? Are our living expenses covered now that we’ve been evacuated? Landlords have similar questions. Is loss of rental income covered since we were ordered to leave, even if my property isn’t damaged? Who do we call? How much paperwork will I have to do? And though Prime Minister Justin Trudeau promises “total support” to the residents of Fort McMurray – and Canadian Red Cross raising $60 million and the Alberta government pledging $125 million in aid – countless questions remain for all parties. Insurance providers, and the national Insurance Bureau of Canada (IBC), are among those providing the answers. “Insurance companies don’t use the phrase ‘Act of God’ anymore,” IBC spokesperson Ariella Kimmel told New Home Guide. “Most home and
business insurance policies cover fire damage. If residents have to evacuate because of orders issued by civil authorities, home and tenant’s insurance policies will provide coverage for reasonable additional living expenses for a specified period of time.” As for how long how long a period of time – which in the case of Fort McMurray residents could be months – best to contact your insurance representative. In cases of homes left standing but damaged by smoke or water related
to the fire, such damage is covered by the typical home insurance policy, she says. Most home insurance policies also cover up to two weeks of additional living expenses for mass evacuation. Keep receipts for accommodations, meals and other expenses incurred while evacuated. Indeed, Fort McMurray is yet another reminder – like the floods in southern Alberta in 2013 and the ice storms in Ontario in 2013 – to make sure you have proper home insurance.

A Broad policy usually covers damages or loss caused by acts such as: fire and lightning, windstorm, hail, explosion, vehicle damage to the property, smoke, vandalism, and the weight of ice and snow. FOR RENTERS… Renter’s insurance (also known as tenant’s insurance or contents insurance) is designed to help replace the contents of your rental unit due to loss, theft or damage. Renter’s insurance also offers important extras such as: personal liability coverage, should someone hurt themselves while visiting your home; and living expenses should loss or damage force you to live elsewhere temporarily.
TYPES OF HOMEOWNERS’ POLICIES Most homeowners buy the “comprehensive” policy because it represents the best coverage and greatest value. Only about 10 per cent “broad” coverage. Comprehensive: Sometimes referred to as an “all risks” policy, Comprehensive provides coverage on the building, other structures and contents by promising to pay for all losses to your property except when the loss is caused by a peril that is specifically excluded by the policy.
Comprehensive usually insures a building against all perils, except: flood, earthquake, neglect, war and nuclear accident, and damage from freezing of unoccupied property. Broad: This policy provides “named perils” coverage for contents or personal belongings – against perils that are actually named in the policy. If your property is damaged due to a peril not listed in the policy, your insurance company will not pay for the damage. The “named perils” policy covers only limited causes
AND FOR LANDLORDS… » If you own a rental property and have proper coverage, your policy will typically include lost rental income – usually for 12 to 24 months. » For landlords who rely on rental income to pay the mortgage on the property, insurance companies may be able to expedite repayment to cover this. » You may also approach your lender to enquire about options for skipping a payment under such circumstances. » If a tenant doesn’t have insurance, landlords usually don’t have an obligation to cover tenants’ losses. » Always be clear with your insurance provider that your property is being rented out to tenants. Failure to do so could result in loss of coverage, or worse, legal proceedings. » If your property was vacant and available for rent at the time of an accident, you may not be reimbursed for lost rental income, though such situations are usually assessed on a case by case basis. 5 sweet sleep retreat
POINTS TO HELP YOU CREATE A
THE BEDROOM IS SUCH an easy place to overlook — and in my experience,
it’s often the last place busy parents will invest time and money. To ensure you get the best sleep possible, here are some essential steps to creating the best sleep retreat.
1. Get the best mattress you can afford We spend a third of our day sleeping — so your mattress is a product that is absolutely worth investing in! While it might be scary to look at a high ticket price on a premium mattress, remember that a good mattress can last anywhere from five to 10 years or longer. So a $2,500 mattress amortized over this length of time ends up costing around the same price as your daily cup of coffee. And do ensure you try before you buy — don’t be shy to lie down and toss and turn in the store to make sure it’s a perfect fit.
2. Keep it dark Keeping a room dark plays a huge impact on quality of sleep for both adults and children. Before going to bed, put lights on a dimmer (an easy change an electrician can do if you don’t have them currently) to mentally prepare your body for rest. Then ensure you have black out window coverings for the best light fastness. In children’s rooms especially, I love using side channels that a company like Budget Blinds can install to keep light out from the small gaps that typically occur on the sides of roller shades.
3. Keep it dramatic I love creating cozy bedrooms. In my space I used a deep indigo blue called Krimson Lake by CIL Paints. It is absolutely a myth that dark colours are inappropriate for small spaces — in a small space dark paint can make a room feel cozy, dramatic and inviting. I took the drama one step further by installing applied moulding from Metrie’s Very Square collection. Applied moulding painted out the same colour as the walls is a modern take on a more traditional architectural application.
4. Keep it clean Commit to keeping the bedroom the cleanest room in the house. At the end of a chaotic day, who wants to return to chaos? Commit to using laundry hampers, to putting clean laundry away immediately, and to making the bed daily. Making the bed, if you don’t do so already, is a really simple task that will yield huge wins and build momentum for keeping the rest of the room tidy as well.
5. Make it smell good I use an essential oil diffuser in the bedroom in the morning to get me energized and in the evening to get my body ready for sleep. A few drops of lavender essential oil diffused in the room makes everything smell good and can do wonders to calm the nerves and aid in relaxation. For further help getting the best sleep, try an herbal supplement like Pascoflair’s passionflower to destress and aid in restlessness. THE LUXE LOOK By Yanic Simard
WE KNOW THE LOOK of luxury when we see it, but how do you create it? The art of luxe design is not simply a matter of spending money. It’s about spending the time to create spaces with depth, sophistication, and a certain considered air. Here’s my professional opinion on how to add a sense of luxury to your home’s interior, to bring that designer appeal out of your personal investment — whether starting a full overhaul or perfecting an already beautiful home.
Powerful palettes » One of the most subtle yet powerful ways to communicate a sense of luxury is through the use of an
expertly assembled neutral colour palette. When done wrong, the look can read drab, but when created correctly the scheme reveals new depths upon every viewing. The key is to combine multiple shades, textures and tones to achieve a calm but complex look — subtle contrasts accent each other’s finest qualities. » Review your space and consider what subtle tones are the strongest. For example, if you have a warmhued floor, add some touches of cool metals or icy-grey leather to play against it. Look for places to add white, cream, beige, taupe, grey, “greige” (grey-beige), tan, brown,
gold, bronze and tiny touches of black, while mixing soft and hard textures for full variety. By sticking to neutrals you’ll be sure to coordinate, as long as you reapply warm and cool tones throughout the room. Luxe look: Sheep-fur pillows always add a rich textural statement, or try a small splash of an animalinspired pattern.

However, this doesn’t mean you should avoid carpeting altogether, but actually the opposite: layering a large area rug over your hardwood creates the most sophisticated statement. » Size a rug to leave about one to two ft. of floor exposed at each side, making sure the carpet tucks under your seating. Enough wood will show around the borders of the room to reveal its presence, while giving you a soft surface to nestle into and an opportunity to add a new colourful or elegantly textural statement. Luxe look: Cream carpeting layered over deep espresso walnut.
Light up the dark » Embracing wood or stone finishes on vertical surfaces adds visual texture and a sense of intimacy to a space, but can absorb a great deal of light and leave an area feeling heavy. Layering light is always important, but be sure to add extra sources around
your dark cabinetry, wardrobes or other weighty elements. Ensure as many lights as possible are controlled by a dimmer to allow you to adjust the atmosphere to suit your mood. » A dropped ceiling panel over an island provides space for a plenitude of new pot lights, while subtly defining a zone within an open plan. Diversity of light sources avoids harsh shadows for a rich glow, so consider adding soft new lights to every room.

In search of true craft HANDMADE FURNITURE IS FINE LIKE WINE
I’M SITTING AT THE BAR of a boutique wine shop. Wine tasting night. A group of us is semi-circled around our host. He scurries about, finishing the last of his prep. I’m not the only first timer in the room. There’s some chitchat with the veterans. They vaguely give us rookies the rundown on how this all works, hiding that they are cringing with fear that we’re going to be the type to sip too heavily and get rowdy. We aren’t. But I’m not really sure what to expect. I know I’ll sample some wines. Maybe learn a thing or two about the different ingredients. Maybe what kinds of food they might taste nice alongside. I expect to get the basics. What I’m not expecting is the overt and unbridled passion of our host. Over the next couple of hours, we will be whisked away on a journey across the world, through small towns, complete with stories of small family
winemakers, ancient vines and fermenting methods, philosophy, women, intrigue, laughter and a life bigger, deeper and richer than I’ve ever imagined. On the way home, I’m looking at my life. At this point, I am already on a quest for quality, health and meaning. Our natural home design store is rolling along. But it’s now apparent that something is missing. I try to explain. “Is it bad that I feel jealous? I mean, he’s really got things figured out. How can we make our lives more like that?” “You aren’t about to go become a wine connoisseur…” I get a bit of an eye roll. I have enough projects on the go. It wasn’t that, although admittedly, spending large chunks of the year touring through European villages sampling food and wine has a tangible appeal. “It’s more about the enthusiasm. The energy.” I say.

“Sure, natural furniture and non-toxic paint might not be as sexy as food and wine, but the stories are there. The people that make these things care just as much. It’s too easy to get caught up talking about what something isn’t made of; that it doesn’t have this or that in it. It’s easy to lose track of the bigger picture. That everything we do can be just as rich with beauty, passion, history, detail. I think it’s more about being a connoisseur of everything…” In the design world, it’s easy to get sucked in, making decisions based first and foremost around looks, trends and style. You can spend hours looking at sexy pictures in magazines, on Pinterest or your current design vice. But when you buy a car, you probably ask: ‘What’s under the hood?’ Hopefully, you’re asking some version of this question when you buy a home. And more and more people are starting to ask better questions when they’re at the grocery store. But is this a question you ask when you’re buying something for your home? If so, you’re still in the minority. When most people buy furniture, a new couch, a mattress, are they really asking what it’s made out of? Or how it’s put together? Or by whom?
In the search for true craft, we come across some amazing people who are really committed to doing things right. And there are good answers to all these questions. A recent visit to the Cisco Home facility took me through a tour of the inside business of handcrafting furniture. The company is a smallish firm that specializes in natural, handmade furniture and lighting. It does everything in its shop in Los Angeles — upholstery, woodworking, metal work and glass blowing. It’s an impressive collection of artisans. I was led through vignettes of couches, chairs, tables, beds, all done with a casual sophistication and distinctive appreciation for materials. “Look at the tailoring on this,” she says to me. “The way the line traces the curve so perfectly.” She’s talking about a couch, not a dress designed to be photographed on the red carpet. Here, the craft is taken just as seriously. “Yes, I’m serious. If this isn’t done right, you can tell,” she continues. “Not necessarily in the way that it’s totally obvious. But subtly. It resonates. Somewhere in your unconscious. As humans, we can tell when something is well made. layers inside the way they do, why they use only natural materials — no synthetic foams or polyester fabrics — and why they will keep you comfortable when you sink in and take a load off at the end of a long day. There’s no shortage of passion and enthusiasm in this shop. It radiates outward. In a world of mass production, corner cutting and cost shaving, this passion for craft, design and quality aren’t always a part of our everyday experience. It’s too easy to get away with making a piece that, while it may look pretty at a glance, certainly doesn’t fit within our definition of true quality. And isn’t going to give us the profound experience we crave from our surroundings. Here’s the exciting part. When searching for the best furnishings and finishes for our home — much like the search for a great wine — the search for the purest, most natural thing, the best quality thing, the most comfortable thing, the most beautiful thing, are actually all parts of the same quest. When you check off all these categories, you
find the nicest, most luxurious things. Elements that can be cherished for years and generations; that become part of our history. And, like a fine wine, it isn’t actually about perfection. It’s about how it feels when you sit down, or when you run your hand across the fabric seam. It’s about the connection between our experience and the experience of the person who made it. In wine, they call it terroir. It’s what makes a grape grown on one hill totally different from grape grown on a hill five miles down the road. It’s no different in our homes. The path from raw materials to processing to design to the hands of the craftsman reflects in the experience you create in your home. The tailored qualities that make something distinct are the reason you just don’t get the same experience from something mass produced. Sure, the factory stuff can be nice, but the subtleties are lost, along with our stories. And looking back through our lives, it’s the stories that matter most.
