If the jobs aren’t there, neither will be the people who move to the city to fill them, eventually looking to rent or buy a home, thereby creating incremental demand. Toronto, on the other hand, has lots of all of that. Forget that there may be a short-term reaction to the recent Fair Housing Plan, long-term, the city and its real estate market will be just fine. Take, for example, the latest Metropolitan Outlook: Spring 2017, from the Conference Board of Canada, which confirms that Toronto will lead Canada in economic growth this year. With GDP expected to expand by 2.7 per cent, the city will continue to generate new jobs; employment growth will reach 1.9 per cent, well above the national average of one per cent. All of this provides Toronto with a solid – indeed, enviable – economic foundation.

Zoning by-laws need to conform with intensification requirements By Bryan Tuckey

THE PROVINCE RECENTLY INCREASED

intensification requirements in the GTA and announced plans to replace the Ontario Municipal Board with a Local Planning Appeal Tribunal, so it is now more critical than ever for municipalities to update their zoning by-laws. Zoning by-laws are a critical part of the planning process. While official plans set out a municipality’s general policies for future land use, zoning by-laws put those plans into effect locally. They determine what types of buildings can be built, and control the size, height and location of new developments. These by-laws are administered by municipalities, and unfortunately too many GTA municipalities are operating with zoning by-laws that are outof-date and don’t support provincial intensification policy. Outdated zoning makes what is already a long approvals process even longer and contributes significantly to delays in bringing projects to market, and adds to the costs of new homes. Our industry tries its best to comply with provincial smart growth policy by going through re-zoning applications which are costly and inefficient. Updated zoning by-laws would help alleviate these issues and would enable the industry to build needed housing in the form required by provincial policy. After amalgamation in 1998, Toronto had more than 40 zoning by-laws – some of them more than 50 years old – that were inherited from 10 YPNEXTHOME.CA

the six municipalities amalgamated. Not surprising planning practices have changed dramatically over the years especially since the introduction of the Growth Plan in 2006. While some areas of the City were updated with new zoning prior to the Growth Plan, the changes only slightly increased raised density permissions. In 2013, a new harmonized zoning by-law was passed by the City which merged the existing by-laws into one. However, that harmonization focused on developing common terminology, structure and set of defined zoning terms that would apply across Toronto. The merged by-law did little to update height and density permissions to align with provincial intensification requirements. Ontario’s growth policies mandate intensification across the GTA and require higher levels of development to happen in existing urban growth areas and near transit stations and corridors. Yet the zoning for many such areas have yet to be updated to enable higher density development

and most still only allow single- or semi-detached homes. Without the proper zoning in place it’s hard to meet policy. There is also a huge disconnect between the public policy and public perception. Community opposition to intensification is a growing challenge in the GTA, and outdated zoning bylaws contribute to this disconnection. Antiquated zoning creates unrealistic public expectations of land use, particularly when it comes to height and density. If we are going to build to policy and deliver the development that is needed to house people in this region, we need up-to-date density enabling municipal zoning by-laws.

How to avoid your own moving horror story By Wayne Karl

WHEN BUYING A HOME, you will

likely consult with a team of trusted professionals — a mortgage broker, a lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform — taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage — it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned — unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms — including large, well-known companies and smaller, independent ones — I selected a local moving company, explaining that drop-off would be about 100 kilometres away. We agreed on price ($350) and time 14 YPNEXTHOME.CA

(9 a.m.) — after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate — $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival at the destination, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” » “Sure,” I said, “right after I call the police.” With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the

victims of one of the top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution — satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after the fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Demand for new homes continues to outpace supply and drive prices in the GTA IN APRIL, DEMAND FOR NEW HOMES

in the GTA continued to outpace supply, and prices for all types of available new homes were up significantly, the Building Industry and Land Development Association (BILD) announced today. There were 4,680 new homes sold in the GTA last month, an increase of seven per cent from a year ago, according to Altus Group, BILD’s official source for new-home market intelligence. Year-to-date sales of new homes in the GTA have been exceptionally strong. In the first four months of this year, 17,977 new homes were sold, 24 per cent more than during the same period in 2016 and 48 per cent above the 10-year average. Meanwhile, the supply of new homes, the number of homes available to buyers in builders’ inventories at the end of the month, continued its unabated decline. At the end of April, there were only 9,387 new homes available to buyers across the entire GTA. This is the first time that overall inventory has dropped below 10,000 units since BILD and Altus Group began tracking such data more than a decade ago. A year ago, there were 21,056 new homes available for purchase in builders’ inventories. “Builders are not able to keep up

with the demand for new housing,” says BILD President and CEO Bryan Tuckey. “The product that builders are able to bring to the market is quickly purchased and prices for all types of new homes keep increasing as a result.” In April, the average price of available new lowrise single-family homes, which includes detached, semi- detached and townhomes, was $1.21 million. That is 40 per cent more than the average price of such homes in April 2016. Last month, the average asking price for available new detached homes in the GTA reached $1.81 million, while the average for available semi-detached was $856,036 and for townhomes was $946,496. Prices of available new multi-family homes, condo apartments in highrise and midrise buildings and stacked townhomes, were up nearly 24 per cent from a year ago. The average price of available units hit $570,226 in April, with the average price per sq. ft. at $685, and the average unit size 832 sq. ft. Prices of available condo apartments were up due to both an increase in average unit size and a substantial increase in average price per sq. ft. Average price per sq. ft. was

up 17.5 per cent from a year ago. “The declining number of new homes available to purchase is not a question of less product being brought to market,” says Patricia Arsenault, Altus Group’s executive vice-president of research consulting services. “There were more than 11,000 units in projects opened in the first four months of this year – that’s about one-third higher than the average for the previous two years. But new product is selling well. For example, for projects opened in the first quarter of this year, only one in five units were still available to purchase at the end of April; for the same period in 2015, that proportion was about double (two in five).” Approximately 70 per cent of the new homes that were purchased in the GTA in April (3,265 units) were multi-family condo apartments in highrise, midrise or stacked townhomes, while 30 per cent (1,415) were new single-family lowrise homes including detached, semidetached and townhomes. Single-family lowrise sales were down 39 per cent from a year ago while sales of multi-family condo apartments were up 61 per cent from April 2016.

homeowner, it can be easy to get caught up in the shopping experience. But you’re not just looking for a home in a charming neighbourhood. You’re also shopping for a great mortgage rate and your first step should be seeking a mortgage pre-approval. Do apply before house hunting: The homebuying process shouldn’t start with contacting a realtor. First, apply for a mortgage pre-approval. You don’t want to find your dream home and then get tripped up, so being preapproved will ensure you’re ready to make a move. Do shop around: The best mortgage rate may not be waiting for you at your local bank branch. Compare mortgage rates or use a mortgage broker who will negotiate for you. A small fraction in your rate can make a huge difference to your payments and interest. Do ask questions: For how long is your pre-approved rate guaranteed? Can it be extended? What happens if you find a home that costs a little more than the amount you’re preapproved for? Ask your broker or lender all of this. Do check your credit: Any lender will check your credit before approving your mortgage so don’t be caught off guard. A poor credit score could put you at a multitude of disadvantages, from higher rates to being denied a mortgage loan. 18 YPNEXTHOME.CA

Do assemble your documentation in advance: You might be surprised by how much paperwork is required for a mortgage approval. Ask your mortgage broker for a list of what you’ll need and keep it all in one place.

Here’s a preliminary list documents are required: » Identification » Bank and investment statements to prove you have adequate funds » Proof of steady income (pay stubs or a letter from your employer indicating how long you’ve been with the company) or a notice of assessment from the Canada Revenue Agency if you’re selfemployed » Documentation indicating other assets (real estate, cars, investments) » Disclosures of other debt like student loans, lines of credit or expenses you regularly owe, such as child support

Don’t buy a big ticket item: Once you’ve gone through the trouble of laying out your financial situation to your loan officer, don’t go changing it. It’s not the time to apply for a new credit card or agree to co-sign on a lease. You could end up jeopardizing your chances for pre-approval.

Do read the fine print: Yes, all of it. Once pre-approved, you’ll receive documents outlining your interest rate, mortgage amounts and the terms of the loan. This could be the biggest loan you ever need, so don’t leave anything unread. Don’t ignore your budget: Calculate whether you can afford property by

Apprehension grows over steep price gains in the GTA

growing in the GTA this spring. Home prices in the region showed doubledigit growth, according to the latest Royal LePage House Price Survey. In the first quarter of 2017, the aggregate price of a home in the region rose by an astounding 20 per cent year-overyear to $759,241. When broken down by housing type, in the first quarter of 2017, the median price of a two-storey home and bungalow in the GTA climbed 21.9 per cent and 19.3 per cent yearover-year to $894,919 and $752,114, respectively. Condominiums within the region also witnessed significant price appreciation, increasing by 11 per cent to $408,909 over the same period. 20 YPNEXTHOME.CA

During the quarter, the strongest growth came from the suburban areas outside of the downtown core, as buyers continued to push outwards in order to find affordability, placing significant strain on supply within many regions across the GTA. As a result, each city found in the regional composite appreciated by at least 17 per cent on an annual basis, with Richmond Hill and Oshawa significantly outpacing the rest, surging by 31.5 per cent and 28.2 per cent when compared to the same period last year, respectively. “With prices coming back to earth in the Lower Mainland of British Columbia, the Greater Toronto Area has claimed the title of Canada’s hottest housing market this quarter,”

says Dianne Usher, senior vicepresident, Johnston and Daniel, a division of Royal LePage. “A serious lack of inventory due in part to rezoning processes that don’t permit intensification in many populous areas within the region, coupled with incredible demand fueled by a strong economy, immigration, high household formation and continued low interest rates, has driven the market into a frenzy, causing ultrahot home price appreciation.” Recently, in an effort to shield themselves from the GTA’s highly competitive market, many homebuyers have begun to venture well outside of the municipality’s borders in search of property, causing all regions studied within a two-hour


drive radius of the province’s capital to experience double-digit price growth in the first quarter of 2017. “As affordability across the GTA continues to erode, many homebuyers have increasingly begun to search for property elsewhere in southern Ontario where market factors are more favourable,” Usher continues. “However, the fact remains that many of these regions are not built to support large volumes of demand, causing market conditions in these areas to quickly intensify.” REGIONAL HIGHLIGHTS: Toronto continued to witness double-digit growth in house prices in the first quarter of 2017, with the region’s aggregate price rising 17 per cent year-over-year to $763,875. A prolonged period of low interest rates and increased interest in this world-class, urbanized environment continued to attract prospective homebuyers to the region, creating a severe shortage in inventory and

leading many to divert their attention to the condominium market for its relative affordability. Scarborough remained one of the most affordable areas outside of the downtown core, with its aggregate price climbing 17.3 per cent yearover-year to $625,487 in the first quarter. Increased demand driven by the region’s affordability and close proximity to the GTA has created a situation where many homes for sale are bombarded by multiple offers. York Region continued to see significant growth in the first quarter, with Richmond Hill experiencing the largest gains in appreciation in the country. During the first quarter, the aggregate price of a home in the area rose 31.5 per cent year-overyear to $1,209,741, as immigration and foreign investment continued to influence the market, resulting in a severe inventory shortage and steep price appreciation. Homes in Vaughan also appreciated significantly, experiencing the third highest appreciation nationally, with the aggregate price of a home increasing 25.8 per cent to $985,534. International interest continued to drive prices higher in Markham, much like certain other regions of the GTA, with many choosing the area to take advantage of its top high schools and close proximity to the downtown core. Despite sellers beginning to decide to cash in on current rates of appreciation in the region, an extreme pre-existing lack of inventory has helped home values jump higher, with the aggregate house price rising 23.2 per cent year-over-year to $970,216. Brampton continued to witness significant appreciation in the first quarter of 2017, with the aggregate price of a home climbing 19.7 per cent year-over-year to $633,580. Increased migration into the region from higher-priced areas in the GTA, including Richmond Hill, Vaughan, Mississauga and the City of Toronto has put an upward pressure on home

prices within the market. A remarkably low supply of listings in Mississauga contributed to rising home prices in the region in the first quarter. The aggregate price of a home within the region climbed 18.6 per cent year-over-year to $665,827, as migration from other parts of the GTA, as well as a lull in new home builds and continued interest from investors placed upward pressure on the market. The aggregate price of a home in Milton climbed 18 per cent year-overyear to $680,237 in the first quarter. The region’s small town atmosphere continued to attract buyers spilling over from other higher-priced markets in the GTA, including Millennials and investors looking to take advantage of inventory in and around the new Wilfrid Laurier University campus. Historically low inventory levels across Oakville continued to drive prices higher in the first quarter of 2017, resulting in a significant yearover-year aggregate price increase of 23.1 per cent to $987,001. A higher representation of foreign buyers, paired with an influx of demand from other areas of the GTA have virtually cut inventory levels in half, giving way to the prominence of bidding wars within the region. The Durham Region continued to attract prospective homeowners in the first quarter of 2017, largely because of its relative affordability. Oshawa saw one of the strongest rates of appreciation in the GTA, with the aggregate house price increasing by 28.2 per cent year-over-year to $500,105. Whitby also experienced strong gains in the first quarter, with the aggregate home price rising by 19 per cent year-over-year to $623,784. During the same period, Pickering and Ajax experienced noteworthy increases in aggregate house prices, increasing by 17 per cent and 22.7 per cent year-over-year to $655,797 and $640,041, respectively. down into a smaller home, then you know the downsizing process can be overwhelming — especially if you’ve lived in a large house for many years. Clearing household clutter and deciding the fate of used furniture, artwork and other items can be a challenge. You want to maximize the value of your stuff by holding a contents sale, but how do you ensure you’re getting the biggest buck for your bang? “You’ll be surprised as to what people will actually buy. One person’s trash is another person’s treasure. Others will try to sell the items on their own, while others will hire a firm to assist with the process,” says Laura Convery, manager of senior services at Transition Squad, a turnkey company specializing in helping people downsize their homes. If you’re considering holding a contents sale to help lighten your load, Convery offers these five steps to downsizing success. Downsizing stuff, maximizing profit: 1. Think like a buyer. Be sure to set up your downsizing sale accordingly. What is most pleasing to the eye? Success will depend on three things: marketing to attract people, selection, and attractive prices. 22 YPNEXTHOME.CA

2. Priced to sell. Whether it’s fine furniture, appliances or clothing, remember that these items may not be worth to others what they are worth to you. A stranger won’t pay extra for sentimental value! Remember, the goal here is downsizing. 3. Be prepared to negotiate. Negotiating prices is the foundation of every contents sale. Buyers expect it, and a lack of willingness to negotiate might frustrate them and cost you a lot of unsold items. 4. Advertise. Promote your sale in the community paper and on social media forums, and tell as many friends, family members and neighbours as possible to

spread the word. Last but not least, 40 to 50 per cent of your buyers will come from road signs, so ensure they’re large, with proper messaging and strategic placement. 5. Hand out tickets. Start an hour or so prior to the sale to allow access on a first come, first served basis. Make sure to only allow enough people in at a time to follow fire department regulations.

The garage overhaul Get organized and have a garage you can use instead of a dumping ground By Carson Arthur

I HAVE A LITTLE CONFESSION to

make… I have a lot of stuff that I plan to get to, but never really do. Unfortunately, all of these half-started projects end up in my garage. Luckily for me, I am not alone in this dirty little secret. More than 70 per cent of Canadians admit that they can’t park their car in the garage because it has become the default spot to store all of their awkward items like ladders, wheelbarrows and garden hoses. What make this even worse, according to new online research, 74 per cent of new homebuyers are looking for a garage too. Is this a potential epidemic? While not likely, this is the perfect time to get motivated and do something about it. Here is some valuable information that you need to know before starting your own garage clean-out or reno project. Set aside more time in your calendar than you expect you’ll need. I’ve painted and furnished whole homes in the same amount of time it took me to do the garage. Moving everything out and boxing it all up to withstand the elements while it sat in the backyard was a full day. Who knew I had so much stuff in one space? Go with one system. Garage organization systems are very different than the default recycled kitchen cupboards. Everything is stronger, tougher and 28 YPNEXTHOME.CA

After interconnected. You need to plan out the space before you start throwing things up on the wall. In my case, I went with Gladiator GarageWorks. I had a couple of pieces from a previous renovation and liked that the cabinets lock and have big wheels making them easy to move. On my wish list was a charging station for batteries because I have a lot of them. This system even has a cabinet that does just that. Don’t forget the floor. While it took the longest, several days of prepping, curing and drying, the floor of my garage is a showstopper. I did a moisture barrier first which prevents water from coming up through the floor from the ground below. I followed that with a product call RockSolid by Rust-Oleum. This floor protector prevents oil leaks,

paint spills and even road salt from soaking into the floor. I added floor tiles overtop of the sealed floor because I liked the way they looked, not because I really needed them. (Call it my garage ego). Finally, the most important thing to remember before you start is that this is a garage. It is not the kitchen, a bedroom or a family room. You have to change your mindset about how it is going to look at the end of the day. I know that designers have been showing TVs and comfortable chairs in this space and calling it a “man cave” but this is the spot where most of us store things that shouldn’t be in the house; paint, yard tools, ladders, bicycles. Keep reminding yourself as you put your space together because this room is unique. Trust me… I know!

TITLE INSURANCE: What is it and why do you need it? By Jayson Schwarz

TITLE INSURANCE IS SUPPOSED to

provide comprehensive insurance coverage for certain title-related risks associated with home buying, such as zoning issues, claims of mental incapacity, lack of up-to-date survey, and the legal services provided by your lawyer (such as title certification). It insures the homebuyer against such defects in title, which may occur from conflicting ownership claims, liens, undischarged mortgages, consents and the like. It will cover compliance and access issues such as work orders, permit violations, fences, boundaries, tenancies and rights of way. It is supposed to be in force so long as the purchaser or his heirs own the property. Title insurance will outlive the certification of your lawyer, whose insurance stops if he or she dies or ceases to practice law. Okay, what if something is wrong and a prospective purchaser will not accept a new title insurance policy at no cost? The insurer will pay out in accordance with the policy, or will, if possible, repair the defect. Title insurance protects from vendors that won’t re-adjust or misrepresent things such as the real estate taxes paid. In addition, lawyers’ insurance is time of incident related, which means in simple English that if your lawyer is dead, retired or stops practice and you make a claim after that, you are not covered. Title insurance saves you money. Disbursements – money paid to third parties for items such as building 32 YPNEXTHOME.CA

compliance letters, subdivision compliance letters and deed registration – are lower. We estimate $200 to $300 on a deal after the cost of the policy. Almost all of Ontario is now on an electronic registry system. Title insurance has become the norm and many of the transactions are done by computer communications. Make sure the lawyer you select has taken the title insurance courses, has gone to the seminars on Terranet, the electronic registry system, and can properly advise you. The Law Society passed a rule that every lawyer on a residential real estate deal must advise the client of title insurance, the different companies offering it, and how it works. Remember, a lawyer survives by repeat business and referrals, and a lawyer’s mandate from the Law Society is that the client’s best interests must come first. We have all read and heard about mortgage and title fraud, where unscrupulous people put fake mortgages on properties or

sell houses they do not own. Title insurance indemnifies you against these occurrences. To summarize, title insurance does four things better than lawyers’ insurance through Law Pro (the Law Society’s insurance arm): » gives better coverage as to the quality of your ownership than a lawyer’s insurance; » lasts forever when lawyers don’t; » saves $300 to $400 in disbursements; » protects from mortgage and title fraud. Every lawyer has an obligation to make you aware of your title insurance options, so you can choose which way you want to go. Think through your options carefully and choose wisely. But with some strategy and great planning, you can create an outdoor oasis your family will love. It’s never too early to get started. Here are my tips to help you plan your outdoor renovation like a pro. 1. Determine your entertaining zones Very similar to how I would design any interior space, think about the “zones” or activities you want in your backyard. For example, do you want a place for lounging, eating, kids to do crafts, kids to play sports, space to prep meals, a pool...? Figure out your priorities and then divide your space accordingly. Consider using pavers to create these unique zones. We created contrast strips of light and dark grey to create 34 YPNEXTHOME.CA

a special spot for our Weber Gas Grill, which we positioned very close to both seating areas, making meal prep and entertaining a breeze. 2. Determine your budget Set an actual budget, because unlike interior design, I would say there is less variety in cost of materials in outdoor goods. Meaning, with a chair for example, you can search long and hard and find something you like that

also might fit your desired budget. For outdoor materials, I would say you are simply more limited. So one must be even more strategic in spending their budget wisely. One strategic way I maximized my budget in my backyard was by using affordably priced furnishings and decorative items from Walmart. With coordinated collections you can add fun pops of colour and high style without breaking the bank.

3. Determine how high maintenance you want the space to be Whether you love to garden or don’t know your weeds from your flowers, pick materials that will serve your family best. I purposefully limited areas for grass and only planted flowers and plants that would be hearty and stand up to my rough-and-tumble children. For seriously low maintenance lawn mowing, check out the Husqvarna Automower where you can literally put your feet up while your grass gets cut. 4. Create a colour scheme The same way I always allow a pillow, drapery fabric or piece of art work inform my colour palette in my interior work, do the same for the exterior. In my case, I wanted the space to read very minimal- so we kept all the materials very neutral and cooler in tone. And then with my accessories we stayed with a palette of navy, teal and lime green, in keeping with some of the textiles and fun dish ware. The pop of colour against an otherwise neutral background is fun and youthful. Ensure you repeat a colour multiple times for the most cohesive look. 5. Consider integrating technology The final thing to consider to really look like a pro is technology. There are so many options for integrating sound into your backyard, but don’t let sound be the only thing you consider. Consider bringing in WiFi to make the space your outdoor office, a projector to turn any evening into a movie night, and – where space allows – a television integrated into a built in covered unit for real “wow” factor. And regardless, make sure you run power back there so you can plug in an outdoor air cooler like this one by Honeywell – because how awesome is that for your guests!

often feel they should do something to help friends and family when the going gets tough. Hey, I’m all for offering help when it’s needed. But you should consider any financial help you offer as a gift, since loans often cause huge problems when it comes repayment time. Here’s a letter I received recently:

Gail, I need some help. I don’t know what to do. My sister-in-law and brother-in-law are constantly in a mess financially. They have young kids, and both my husband and I love those children. We don’t want to see them lose their home. But I also am very afraid of how our help could hurt us. My sister-in-law has asked us to co-sign a consolidation loan to help them out of the mess they have made. She’s a rampant shopper. He can’t manage to make his business work. My husband wants to do it, but I’m afraid that if we do this it might get in the way when we go to buy a home next year. Am I just being selfish? Signed D …continued on page 38

D, you are not being selfish. Wanting to stay solvent so you can make your own dreams come true is not a selfish act. It’s a sensible act. And while your heart may go out to your family, particularly the kids, whose to say that another loan is actually going to solve the problem.? What have your sister-in-law and brother-in-law done to demonstrate they’re serious about their debt problems? If their solution is simply to get a consolidation loan, that’s not enough. Here are more reasons why you should think twice about co-signing for their consolidation loan: People who need a cosigner can’t qualify on their own because the lender believes they will default. I have heard of the odd positive cosigning experience like a young adult with no credit history whose parents sign on because they know their kid is a stand-up person who would sooner die than stick them with debt. But I’ve heard five times as many negative stories: parents who have been stuck with their children’s irresponsible behaviour; family who watch as the primary signer goes bankrupt leaving them holding the loan. If a body can’t qualify for a loan on its own merits, you have to wonder if you’re actually doing that body a favour by adding more weight to their debt load. Co-signed debt is 100 per cent your debt. A lot of people don’t seem to realize this, I’m not sure why since it is clearly stated in all the loan paperwork. But here it is in black and white: If the primary borrower drops dead or defaults on the loan, you are 100 per cent responsible for repaying any loans you may have co-signed. It doesn’t matter that you didn’t get the money. It doesn’t matter that the primary borrower swore you were off the hook. The reason you’re

co-signing is to guarantee repayment, and if the lender can’t get blood from one stone, it’ll come looking for your stones. Co-signed debt is factored into calculations that determine whether you’ll get approved for any kind of borrowing, including a mortgage. That’s right. Since you’re on the hook for that $27,000 loan you co-signed for, that’s $27,000 less you can borrow for your own purposes. Again, people seem not to realize that there is a limit to how much lenders will let you take on. Perhaps it’s because lenders have been so lax with this particular rule that folks think credit is unlimited. Well, the credit bucket is not bottomless. Taking on the responsibility of co-signing could

mean your ability to borrow for your own goals is thwarted. So how do you say no to family or friends who see you as financially stable and a good resource for solving their problems? Try this… Tonya, both Paul and I would love to help, but right now we’re just not in a position to do so financially. We would be happy to sit down with you and Tony to talk about ways you could clean up the financial mess you’re in. And we’d be happy to help in other ways, like taking the kids when you guys are working extra hard to get that debt paid off. But we can’t co-sign right now. What else can we do to help you? If Tonya and Tony stomp out in a huff because all they want is your signature, you can count your blessings. It would only be a matter of time before that co-signed loan came between you anyway. At least now you’re not also on the hook financially.
