Get it in writing The saying “get it in writing” has never been more important in the case of the new-home purchase, since such a document outlines everything your home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms and conditions between you and your builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.
Before you sign a contract, review it carefully with the builder. Ask questions. Fully understand what it contains. Then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality. When the Ontario Divisional Court earlier this month ruled in favour of the Hamilton-Halton Home Builders’ Association, over the Region of Halton, homebuyers and owners in the GTA likely didn’t take note. But perhaps they should have. As our story on page 12 discusses, at issue was the Region’s heretofore practice of disproportionately charging new-home buyers who purchased smaller units, the same fee as larger units. The result? Additional strain on affordability. “This will force the Region and other municipalities to take fairness and reasonableness into account,” Suzanne Mammel, executive officer at HHHBA, told New Home Guide. “A municipality will not be able to negatively affect a specific group my collapsing charges into broader
categories to ease administrative issues. It takes the issue of affordability, which is entrenched into provincial planning documents, and gives it weight relative to a regional or municipal policy decision.” Translation? More and more people entering the new home market are buying smaller units, and until now in Halton, they were paying the same development charges as those buying larger, more expensive units. While this development doesn’t apply to the GTA, it sets an important precedent for similar situations facing other builder associations and municipalities. “As our region continues to grow, all levels of government must ensure that the policies that are in place do not undermine housing affordability for Ontarians,” says Mammel.

Building industry creates jobs and drives economy By Bryan Tuckey

THE BUILDING, DEVELOPMENT and professional renovation industry is one of the largest employers in the GTA, creating thousands of jobs every year. Just last year alone, our industry employed 196,603 people in new home construction, renovation and repair, according to estimates prepared for the Canadian Home Builders’ Association based on Statistics Canada and Canada Mortgage and Housing Corp. data. That’s an increase of more than 40,000 jobs since 2014. The number of jobs in the new homes industry is directly influenced by new housing starts, the number of new homes breaking ground. In 2015 there were 44,092 new housing starts across the GTA, up 47 per cent from the previous year. More new homes under construction mean more jobs for GTA residents. Building new communities is a multi-faceted process involving the hard work of hundreds of industry professionals. In fact, every construction crane represents up to 500 jobs. The development process begins long before the shovels break ground, which means there are many different professions involved. Urban planners, lawyers and architects plan and design the development. Marketers, designers and salespeople help bring the project to market. Framers, plumbers and electricians carry out the on-site construction.
Last year in the GTA alone, $11.4 billion in paid wages were earned by industry professionals, which was used to purchase groceries, clothes and cars. This supports growth in other industries and contributes to the economic prosperity of our region. Statistics Canada estimates that the industry contributed more than $30 billion to the GTA economy, resulting in billions of dollars in tax revenue collected by all levels of government. These resources will be put toward repairing existing infrastructure like roads, sewers, schools and hospitals, all things which improve GTA residents’ quality of life. The industry’s economic impact spans beyond the GTA. Earlier this year, Ontario Premier Kathleen Wynne cited housing starts as the biggest driver of GDP growth in our province in 2015. In addition to building new homes, residential renovation is a
key component of the industry’s economic contribution, responsible for half of the jobs in the industry in 2015. The renovation industry contributed nearly $15 billion in renovations to the local economy through home improvements, alterations and modifications. This helps maintain and improve the largest single wealth-builder for many GTA families. A healthy new-home construction, renovation and repair industry is a significant contributor to the GTA economy and is critical to the economic well-being of our region, province and country. Prior to this, the Region disproportionately charged newhome buyers who purchased smaller units the same fee as larger units which places additional unnecessary strain on affordability. HHHBA had originally won at the Ontario Municipal Board (OMB) on the Region’s Development Charges (DC) Bylaw, which Halton contested and brought before Divisional Court. “Everyone sees how quickly the price of all homes is increasing. More and more people entering the new home market will do so by purchasing a smaller unit, and they should not be required to pay more for their unit than is fair, while benefiting buyers of larger, more expensive units,” says Suzanne Mammel, executive officer at the Hamilton-Halton Home Builders’ Association (HHHBA). “We are advocating for the new-home buyer, who is not always aware of how policy changes like this affect housing prices.” The three judge panel found that HHHBA’s positions on affordability and fairness are important mandates of
the Region. The panel determined that the Region had failed to justify how its fee structure properly and reasonably divided the costs between large and small units (one- and two-bedroom, versus three-plus bedrooms). DCs are incorporated into the price of a new home and new neighbours pay this fee when they purchase their home. HHHBA note that new neighbours should pay their fair share but should not be additionally charged to make up costs appropriately attributed to larger units. HHHBA originally appealed the Region of Halton’s 2012 DC Bylaw on the basis of two issues: the inclusion of a DC on behalf of conservation authorities, and the bundling of unit types as was heard at Divisional Court on June 7. The OMB and Divisional Court had previously found in favor of HHHBA’s position regarding the inclusion of a charge on behalf of the Conservation Authority. This latest ruling ensures that smaller, more affordable unit types are not unfairly “taxed” by the Region.
“As our region continues to grow, all levels of government must ensure that the policies that are in place do not undermine housing affordability for Ontarians,” says Mammel. “We have to work together to make sure these policies work together and must do a better job educating the public so that people in the housing market understand the impact of government policy choices on the price of their new home.” HHHBA looks forward to continued work with the Region of Halton on the upcoming 2017 Development Charges Bylaw and will work to ensure this region remains a desirable and growing location where people can work, live and play. Treasure Hill’s Cycle Warriors raise $325,000 for this year’s Enbridge Ride to Conquer Cancer
FOR THE FOURTH consecutive year,
Nicholas Fidei, president of Treasure Hill Homes, has taken part in the Ride to Conquer Cancer. As an avid cyclist, Fidei realized that this would be the perfect way to combine his passion with a great cause. In the first three years of participation, his team, Cycle Warriors, raised more than $370,000. On June 11 and 12, Cycle Warriors participated in their fourth annual ride with 32 members on the team. For this year’s ride, they set their goals higher than ever before. They had high hopes to raise a total of $250,000 for the Princess Margaret Cancer Centre. Fidei explains, “I knew that we would be able to exceed what we have done in the past. It’s important to always set your goals higher, especially when the money goes to an amazing charity
like Princess Margaret.” Through hard work and determination, team members’ efforts contributed to help Cycle Warriors raise a total amount of approximately $325,000, surpassing their original goal by $75,000. “The results were inspiring this year. The number of people who were willing to help our cause motivated us to work harder to make a difference,” says Fidei. After this year’s ride, Fidei was ranked the second highest personal fundraiser during the event. He personally raised just more than $202,000. The remainder of the team also gathered an impressive $123,000, making them the eighth highest ranked team in the overall fundraising standings. Next year is the 10th annual Enbridge Ride to Conquer Cancer,
which means the event and goals will be higher than ever before. Cycle Warriors and Fidei could not be more excited for the next year’s ride as he expresses, “This year’s team was fantastic and put in their greatest efforts to help achieve our highest success so far. We look forward to another amazing event next year as we celebrate the 10th annual ride, and Cycle Warriors’ fifth year participating.” Thanks to the collective efforts of 4,253 participants, $17.3 million was raised for the Princess Margaret Cancer Centre. Over the past nine years, a ground-breaking $136.3 million has been raised for the charity. Through the continued efforts of all the teams and participants, next year’s 10th anniversary should be the most successful year to date.

PURCHASING A HOME will be one of the biggest investments you’ll ever make. If you’re just starting to look, there are a few steps you’ll need to take before you can buy a home.
Determine how much you can afford First, you have to determine what you can afford. Your affordability is based on your household income, your current monthly debt payments and the costs associated with owning a home (such as property taxes, heating costs, and condo fees). A lender will also look at two ratios to figure out how large your mortgage can be. The first is called the gross debt service ratio. Your monthly housing costs for (principal and interest, taxes, and heating costs) shouldn’t be more than 32 per cent of your gross income. The second is called the total debt service ratio, which includes your housing costs as well as any loan expenses (such as credit card and line of credit payments, and car loans or leases). This ratio shouldn’t be higher than 40 per cent of your gross income. You also have to come up with enough money to make a down payment. You’ll need to have a minimum of five per cent. If you’re able to come up with a down payment of 20 per cent or more, you won’t need mortgage loan insurance. And you should also have money saved for closing costs, which could be between 1.5 and four per cent of the purchase price of your property.
Dip into savings Once you’ve determined how much you’ll need, you’ll have to find a source for your down payment and closing costs, one of which can be your RRSP. Under the Home Buyers’ Plan, you can withdraw up to $25,000 from your RRSP on a tax-free basis as long as the funds have been in the plan for more than 90 days. If you’re purchasing a property with a partner who’s also a firsttime buyer, you’ll each be able with withdraw $25,000. Keep in mind that the money has to be paid back starting the second year after you make the withdrawal and you have up to 15 years to repay the amount. If you don’t make an annual payment, you’ll have to declare it as taxable income on your tax return for that year. If your RRSPs or other savings aren’t enough, your family may be able to help you. In fact, an April 2015 BMO survey found 42 per cent of first-time buyers expect their parents or relatives to help pay for their first home.
Shop for a mortgage It can pay to shop around. If you and your partner go with the first mortgage rate you find, you could end up paying a lot more. Let’s assume the following: you plan on buying a $500,000 home with a $400,000 mortgage, your amortization period will be 25 years, and you have a five-year fixed rate of 3.5 per cent. That means your total mortgage payment will be $1,997 a month. But if you do a little research, you could save some money. If you’re able to get a mortgage with a fiveyear fixed rate of 2.5 per cent, your payments will be $1,792, a difference of $205 a month or $2,460 a year. That’s why you should look for the best mortgage rates. You need to be ready financially before you’re able to purchase a property. LET’S FACE IT… When it comes to renovations and design, spending money is easy. Saving money while still achieving luxe results is decidedly more difficult. No matter how big or small a reno project may be, I instinctively tend to keep a tight grip on the budget, which often forces me to challenge my creative boundaries and truly think outside of the box. It becomes a virtual teeter-totter of strategic spending versus frugal saving that often finds me scouring clearance sections, scouting consignment stores, pursuing yard sales and even doing a little “curbside shopping” to create a unique space. I particularly love the thrill of the hunt for penny-wise furniture finds that are oozing with potential to work a little DIY magic on. Here are my five upcycling tips for transforming your own diamond in the rough.

1 | Make sure the piece has great bones As much as I love a great bargain, I will never sacrifice quality or style to save a few dollars. When I’m searching for a piece with DIY potential, I always ensure that it is well constructed and that it doesn’t have any major structural flaws. Sure, the fabric may be dingy and the colours outdated, but if you can see past the cosmetic imperfections and spot a piece with great bones, then the sky is the limit for style possibilities. 2 | Set a realistic timeline for your project As the saying goes, “Rome wasn’t built in a day.” Well neither are most DIY furniture makeovers. All too
often, I chat with homeowners who start off a project full of gusto, but with unrealistic timelines. They set aside a few hours to complete their transformation only to feel deflated when they realize that those few hours may actually turn into a few days. It’s important to think about each step of the makeover process and even budget time for things like wood filler and paint to dry, because there’s nothing worse than running out of time and leaving a project incomplete. 3 | Know your limit and DIY within it Not every DIY project can be completed simply with an inspired idea and a little elbow grease. If the thought of sanding, sawing or soldering is outside of your comfort
zone, consider whether you need to call in the pros or perhaps simply rent or invest in a few pro tools that will make your project run smoothly. 4 | Prep, prep, prep If you plan to add a splash of paint to your furniture find, the most important step in the makeover process is preparation. In fact, thorough prep will not only ensure quality results, it will also add to the longevity of your piece. It’s important to sand or de-gloss all surfaces if necessary, thoroughly clean them and then you’re ready to add a coat of primer before a layer of paint. I’m a fan of spray primers and paints from Painter’s Touch that get into small detailed areas and help avoid brush and roller marks to create a seamless, factory-finished look. 5 | Personalize to suit your taste and style Whether your furniture find is a thrifty table or an aged armoire, the likelihood of it perfectly coordinating with your existing finishes and wood tones is probably quite low. When in doubt, paint it! The easiest way to unify several different pieces of furniture is to paint them all a consistent colour, and it’s simple to achieve a quick and unique finish with Rust-Oleum’s Chalked Paint. Not only is it easy to use, but it doesn’t require prep or priming, and needs only onecoat coverage. Chalked paint can also be distressed by rubbing fine grit sandpaper to the edges and corners then clear coated for a more custom vintage look. Although the style of your furnishings may be different, a fresh coat of paint in a hue of your choice will not only help to harmonize your decor, but also instantly transform your furnishings from bland to grand.

IF YOU’RE GEARING UP for a move
down into a smaller home, then you know the downsizing process can be overwhelming — especially if you’ve lived in a large house for many years. Clearing household clutter and deciding the fate of used furniture, artwork and other items can be a challenge. You want to maximize the value of your stuff by holding a contents sale, but how do you ensure you’re getting the biggest buck for your bang? “You’ll be surprised as to what people will actually buy. One person’s trash is another person’s treasure. Others will try to sell the items on their own, while others will hire a firm to assist with the process,” says Laura Convery, manager of senior services at Transition Squad, a turnkey company specializing in helping seniors downsize their homes, from organizing, cleaning and clearing the home, to contents sales, online auctions and Transition Squad’s consignment store. If you’re considering holding a contents sale to help lighten your load, Convery offers these five steps to downsizing success. Downsizing stuff, maximizing profit: 1. Think like a buyer. Be sure to set up your downsizing sale accordingly. What is most pleasing to the eye? Success will depend on three things: marketing to attract people, selection, and attractive prices.
2. Priced to sell. Whether it’s fine furniture, appliances or clothing, remember that these items may not be worth to others what they are worth to you. A stranger won’t pay extra for sentimental value! Remember, the goal here is downsizing. 3. Be prepared to negotiate. Negotiating prices is the foundation of every contents sale. Buyers expect it, and a lack of willingness to negotiate might frustrate them and cost you a lot of unsold items. 4. Advertise. Promote your sale in the community paper and on social media forums, and tell as many friends, family members and
neighbours as possible to spread the word. Last but not least, 40 to 50 per cent of your buyers will come from road signs, so ensure they’re large, with proper messaging and strategic placement. 5. Hand out tickets. Start an hour or so prior to the sale to allow access on a first come, first served basis. Make sure to only allow enough people in at a time to follow fire department regulations.

Read and understand your contract for a successful move By Chuck Resnick
THERE’S AN OLD RULE IN BUSINESS: What is not in writing was
never said. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract to see whether or not your items are covered should damages occur. We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Again, this will cost you time and money — two things that are precious commodities on moving day. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as

the movers, but only if you read it, understand it and abide by it. A GROUP OF 18 delegates from
across Ontario embarked on the first Ontario Home Builders’ Association (OHBA) International Housing and Study Tour to Iceland recently. Sponsored by the EnerQuality Corp., the two-day, jam-packed tour took members on an exploration of the country’s geothermal energy system, where they got an up-close look at how the country is utilizing the
technology throughout its cities and infrastructure projects. The first day started off with a guided walking tour through the city of Reykjavík, where participants learned the history of the city and country and how the geothermal energy industry put them on the map as a leader in emission-free energy production. In fact, they have such an abundance of energy
that the government is able to heat the sidewalks in Reykjavík in the winter and heat parts of the Arctic Ocean in the summer so that residents can swim. Delegates later were taken to a low- and midrise housing project, as well as the first highrise in Reykjavík, to see how the geothermal energy systems work. The geothermal system that pumps hot water, from a network

of volcanoes, heats and provides energy for these housing units. The hot water travels 32 km through above-ground pipes from the plants that store and distribute the resource and maintains a temperature of 81 C, providing ample heating and energy for the units. The second day of the housing tour began at the Hellisheiði power plant, the largest geothermal plant in Iceland,
where delegates were able to see how this intricate and innovative system harnesses hot water and energy from the volcanoes. From there, participants were treated to lunch at one of Iceland’s tomato greenhouses powered by its own Geysir, providing heating and energy 356 days a year. Tour guests later toured the famous Golden Circle where they experienced the exceptional beauty that Iceland
has to offer. The tour provided invaluable insight into how renewable resources can be utilized, and delegates gained inspiration for the future of smaller, locally-based applications for renewable energy in Ontario. FOR THOSE OF YOU WHO lived as
adults through the 1980s, you may view wallpaper as a thing of the past. But, if you are buying a new home, or are faced with the challenge of decorating a new space, wallpaper may be front of mind. Wallpaper is coming back, but not in the way you may think. It has been reinvented and has become trendier than ever. As we said goodbye to balloon curtains, high hair and neon colours, we thought wallpaper was on that list as well. It turns out, wallpaper manufacturers very savvy marketers, and their efforts are reflected in today’s interior design. Wallpaper has moved past chicken boarders in the kitchen, large and bold floral patterns, or entire rooms covered in the same look. We are seeing wallpaper used in new and exciting ways. There is now textured paintable wallpaper, wallpaper for focal walls, or fun designs that can be used in small spaces. The powder room is the best place to have fun and experiment with colour, texture and new designs. It is
a place where you can shut the door and walk away, but your guests will love your efforts. One of our favourite powder rooms was done in all-black wallpaper with trendy light and bathroom fixtures. Because powder rooms are on the smaller side, going with a dramatic colour or pattern is not too overwhelming. Creating a focal wall is another area when we use wallpaper a lot. Again, we are seeing things in wallpaper we have never seen before. There are large shapes and patterns that can be applied to the wall individually. Also, the focal wall doesn’t have to be a full wall, it can be a section or maybe it is a design that carries over slightly to the adjacent wall. Anther trend in wallpaper is the introduction of metallics. Gold has been huge for the last couple of seasons and this has also been evident in wallpaper. There are endless examples from neutral wallpaper peppered with gold geometric shapes to black wallpaper with large gold fans. And, since wallpaper is no longer themed, these can be used in just about any room in the house! Faced with the task of decorating a completely new space, sometimes it pays off to take risks and think outside of the box. Using wallpaper lets you do both. Not only have there been advancements in the wallpaper

patterns, but also in the product itself. Most companies have prepasted wallpaper that lasts longer and is more durable. A nice added bonus is the grid on the back that a lot of companies as using. This allows the homeowner to ensure straight cuts when lining up to an edge or matching the pattern on the next sheet. If you are unsure of your abilities, you can always hire a professional to hang it as well. However you decide to decorate your new space, just make sure it is something that you love and that speaks to you, after all, you have to live in it.

Financing – and what happens if it falls through By Jayson Schwarz

BEFORE YOU GO new-condo shopping, visit your bank, trust company or other financial institution to see what amount of mortgage you qualify for. Take your significant other, if you have one, because everyone’s income and assets help. Once you know how much you can borrow, secure the best rate you can and lock it in for as long a period as possible. Don’t be afraid to negotiate — the banks want and need your business. Shop around for the best rates, terms and lock-in periods. You should also visit the condo sales centre armed with knowledge and check what mortgage rate and term the builder is offering. Take note that the builder may have brought the rate down to make their package more attractive or forced their bank as part of their deal with them to offer special rates. Remember, if your bank’s offered rate and terms are close, you may be able to negotiate a better deal with the builder. If you do not take the builder’s mortgage you may be able to get some leverage in your overall negotiations as the builder may save money by not having to pay his bank for the better rate. Question this and make sure you understand all of the financing details. Regardless of where you go to get financing, get your commitment in writing! When you walk into that sales centre, all ready to buy that beautiful new condo, perhaps the most important piece of the puzzle you need to have is security in your
financial arrangements. A tragedy waiting to happen occurs when you sign an unconditional offer, give your hard-earned, harder-saved deposit to the builder and later find out you do not qualify for the mortgage. In other words, don’t buy the home unless you have a mortgage commitment or a conditional deal. This leads us into the next part of the discussion — what happens if your financing falls through? An Agreement of Purchase and Sale for the purchase of land is a legal contract, and once it is signed it binds both parties to certain obligations. If either party does not hold up their end of the arrangement, they can be held liable to the other party for specific performance or damages. Firstly, if the purchaser defaults, he will likely lose his deposit. The builder will then have the option of suing to
force him to close the deal and pay all legal fees related thereto, or sue for any damages the builder might suffer before he resells the condo (items such as interest, changes and price differential) and legal fees. Sometimes, in a booming market, kindhearted builders will release purchasers who have made a mistake or encountered personal tragedies. But don’t count on it! The moral of the story is to make sure you have financing, or that the offer is conditional for a few days on both financing and review by a lawyer. neighbourhood of Sunnybrook is an old and well-developed community. There is a great mix of old and new, with many distinct amenities. Sunnybrook stretches from Hwy. 401 in the north to Eglinton Avenue East in the south. The eastern boundary is the Don Valley Parkway. The western edge of the neighbourhood runs down Leslie from the 401 to York Mills and down Bayview from York Mills to The Bridle Path. The vibe Sunnybrook is a family-oriented and largely residential neighbourhood. The area is fairly quiet with the exception of the Shops at Don Mills, a popular shopping spot with some stores and restaurants that remain open until late hours. There are lots of parks and greenspaces which are popular with joggers, cyclists and families with children.
Planes, trains & automobiles Sunnybrook is a very easy neighbourhood to drive in. The Don Valley Parkway on the eastern boundary and the 401 in the north provide fast, easy routes to other parts of the city. Multiple bus routes run through the neighbourhood, including several 24-hour routes. The Oriole GO rail station is at the northwest corner of the neighbourhood, near Leslie and the 401. In the area Sunnybrook has lots of schools and parks to serve the families that live within its boundaries. The Ontario Science Centre is on Don Mills and south of Eglinton, near the area’s southern boundary. The Shops at Don Mills is the main shopping area, although there are plenty of other stores in plazas and strip malls in other parts of the neighbourhood. Despite its large size, Sunnybrook only has one public library.

Real estate Sunnybrook is a mid-priced neighbourhood. Real estate prices range from average to above average, both for renters and buyers. Shops also tend to be average to above average priced, with some high-end and mid-range stores. The Shops at Don Mills has a higher concentration of pricier stores, while plazas and shops outside of this concentration are often less expensive.

PEOPLE HAVE GOOD HEARTS. And people often feel they should do something to help friends and family when the going gets tough. Hey, I’m all for offering help when it’s needed. But you should consider any financial help you offer as a gift, since loans often cause huge problems when it comes to repayment time. Here’s a letter I received recently:
Gail, I need some help. I don’t know what to do. My sister-in-law and brother-in-law are constantly in a mess financially. They have young kids, and both my husband and I love those children. We don’t want to see them lose their home. But I also am very afraid of how our help could hurt us. My sister-in-law has asked us to co-sign a consolidation loan to help them out of the mess they have made. She’s a rampant shopper. He can’t manage to make his business work. My husband wants to do it, but I’m afraid that if we do this it might get in the way when we go to buy a home next year. Am I just being selfish? –D

D, you are not being selfish. Wanting to stay solvent so you can make your own dreams come true is not a selfish act. It’s a sensible act. And while your heart may go out to your family, particularly the kids, who is to say that another loan is actually going to solve the problem? What have your sister-in-law and brother-in-law done to demonstrate they’re serious about their debt problems? If their solution is simply to get a consolidation loan, that’s not enough. Here are more reasons why you should think twice about co-signing for their consolidation loan: People who need a co-signer can’t qualify on their own because the lender believes they will default. I have heard of the odd positive cosigning experience like a young adult with no credit history whose parents sign on because they know their kid is a stand-up person who would sooner die than stick them with debt. But I’ve heard five times as many negative stories: parents who have been stuck

with their children’s irresponsible behaviour; family who watch as the primary signer goes bankrupt leaving them holding the loan. If a body can’t qualify for a loan on its own merits, you have to wonder if you’re actually doing that body a favour by adding more weight to their debt load. Co-signed debt is 100 per cent your debt. A lot of people don’t seem to realize this, I’m not sure why since it is clearly stated in all the loan paperwork. But here it is in black and white: If the primary borrower drops dead or defaults on the loan, you are 100 per cent responsible for repaying any loans you may have co-signed. It doesn’t matter that you didn’t get the money. It doesn’t matter that the primary borrower swore you were off the hook. The reason you’re co-signing is to guarantee repayment, and if the lender can’t get blood from
one stone, it’ll come looking for your stones. Co-signed debt is factored into calculations that determine whether you’ll get approved for any kind of borrowing, including a mortgage. That’s right. Since you’re on the hook for that $27,000 loan you co-signed for, that’s $27,000 less you can borrow for your own purposes. Again, people seem not to realize that there is a limit to how much lenders will let you take on. Perhaps it’s because lenders have been so lax with this particular rule that folks think credit is unlimited. Well, the credit bucket is not bottomless. Taking on the responsibility of co-signing could mean your ability to borrow for your own goals is thwarted. So how do you say no to family or friends who see you as financially stable and a good resource for solving their problems? Try this… Tonya, both Paul and I would love to help, but right now we’re just not in a position to do so financially. We would be happy to sit down with you and Tony to talk about ways you could clean up the financial mess you’re in. And we’d be happy to help in other ways, like taking the kids when you guys are working extra hard to get that debt paid off. But we can’t co-sign right now. What else can we do to help you? If Tonya and Tony stomp out in a huff because all they want is your signature, you can count your blessings. It would only be a matter of time before that co-signed loan came between you anyway. At least now you’re not also on the hook financially.
