hen only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: » Shop the mortgage market to see what you can afford before you start your hunt; » Obtain a lawyer who is willing to review your offer and close the deal; » Don’t be persuaded by high pressure sales tactics while you’re out shopping;

» Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; » To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the homebuying process. hat a difference a few months makes. In April, Toronto’s housing market received a “moderate risk” assessment from Canada Mortgage and Housing Corp. Now, Canada’s largest market has joined Winnipeg and Regina as those that warrant a “high risk” rating. Why? A combination of price acceleration and overvaluation, caused by the fact that price growth is exceeding gains in personal disposable income. This gives rise to modest risk of overvaluation, CMHC says. No doubt, for some Torontonians, the words “high risk” will send them into a panic. Indeed, within minutes of CMHC’s report in mid-August, some realtors were tweeting that “some owners should sell. Don’t get caught.” Such irresponsible opportunism aside, CMHC’s message does not mean the Toronto housing market is about to collapse. As Canada’s national housing

agency, part of its mandate is to identify problematic conditions, so as to give all parties – homeowners, buyers, sellers, mortgage lenders and even those who stand to gain from such transactions – the information they need to make well-informed decisions. “The Toronto housing market is really a dichotomy of housing markets,” CMHC says. “While there is rapid price acceleration in the lowrise market, new home inventories have remained low since 2010. The reverse is true for the highrise segment, where price growth has slowed while inventory levels have increased since 2010.” Translation? New lowrise homes in Toronto are, and likely will remain, very highly desired because of supply and demand. There are still plenty of wise homebuying choices, provided you do your research, buy within your budget and live within your means.

This fall, 185 families will be moving into one of the most environmentally sustainable communities in the GTA. Located in the Town of Newmarket, the water-conscious and energy-saving community is called The Vales of Glenway and it is raising the bar for innovation and overall environmental performance and sustainability for new homes. BILD members Bazil Developments Inc. and Mosaik Homes are transforming what was a 30-acre farm into a community featuring innovative technology and building techniques that have received nods from local, regional and conservation authority officials. Bazil principal Paul Bailey says they didn’t set out to be an example, but rose to the challenge presented by

town officials as part of a pilot project aimed at speeding up approvals for low impact development. The project team included staff from the Town, York Region, Lake Simcoe and Toronto Region Conservation Authorities and everyone worked together to come up with innovative solutions to conserve energy and water inside and outside the homes and throughout the overall development. It wasn’t always easy, Bailey says, but they overcame a number of obstacles and learned a lot. The project has since been recognized by the Lake Simcoe Conservation Authority as a model of environmental sustainability. For indoor water and energy conservation every Vales of Glenway home is designed to exceed Ontario Building Code requirements by at least 25 per cent. The homes will be outfitted with newly-designed low-flow toilets, Energy Star appliances, water-saving whole-home furnace-mount humidifiers, programmable thermostats, additional insulation and more. The team also undertook a seed and sod study on the site to determine the best way to use soil and plants to help conserve water and participated in Enbridge’s Savings by Design program, a green building initiative that helps builders design and construct homes that will help homeowners save on energy costs. The team is also working to reduce the phosphorus that is going into Lake Simcoe by more than required by provincial regulation. Two fascinating strategies used to accomplish this are bioswales and rain gardens, which will look like nice landscaping but functionally will be doing amazing things to capture roof rain runoff and eliminate the need for storm sewers. When the community at the corner of Bathurst Street and Davis Drive is complete, it will be the first of its kind within the Lake Simcoe watershed to use these water and energy conservation measures, according to the Conservation Authority. For the innovation and incorporation of green infrastructure, the Conservation Authority presented Paul with a Conservation Award of Merit in 2013 for his leadership. Across the GTA BILD members and community builders like Bazil, Mozaik and many others take the environment into account every day when making planning, design and construction decisions. The industry is meeting strict regulations, like the Building Code and others, and many exceed them. For those who are pushing to have their teams to do things differently than they have in the past, they know that new homebuyers will reap the benefits and as a greater region, we all will too.

The recent collapse of the Chinese stock market and subsequent economic woes may seem like a world away, but the effects are being felt globally – including here in Canada. What might it all mean for the Canadian housing market? It’s early days yet, and the assumption is that ongoing woes in China will hurt us. True, a troubled Chinese economy hurts Canadian shipments to that increasingly important export market, particularly from BC and Alberta. But when it comes to Canadian housing, there may actually be a benefit. It’s well known that Canada is a popular destination for Chinese real estate investors, and Canada Mortgage and Housing Corp. (CMHC) has said the number of foreign investors in Canada may be higher than documented – meaning there is continued strong interest in the Canadian housing market. “We know it is common for foreign nationals to invest in Canadian real estate,” Alyssa Richard, founder and CEO of ratehub.ca told New Home Guide. “Because Canada’s market is more stable than China’s, it has become common in large cities, especially Vancouver, for Chinese nationals to invest.” The economic downturn in China could affect Canadian real estate in a few ways, Richard says. “Because investment in China is uncertain at best, sometimes yielding only losses, Chinese investment in Canadian real estate could increase. “If these Chinese investments in Canada are short-term, however, that could cause significant corrections if there is a collective divestment in the future when the Chinese economy turns around.” It is also possible, Richard says, that Chinese investment in the Canadian housing market will not see much change. “Chinese investors will not likely withdraw investments here right away, as there’s no real alternative back home to supplant their assets. Many investors will also be hurting back in China, not allowing them to further invest overseas. With no funds

for new investments, the Canadian market could stay relatively level.” CMHC Deputy Chief Economist Jeff rey Harris told New Home Guide that it is “difficult to determine the effect foreign buyers may be having on the price of housing, as the available information on foreign buyers is largely anecdotal. Immigrant demand for housing should not be confused with sales to foreign residents.” CMHC’s October 2014 Rental Market Survey included questions on foreign ownership of Canadian condominiums. Specifically, property managers were asked to provide information on the total condominium apartment units owned by people whose permanent residence is outside of Canada. “Foreign condominium investors represent just 1.7 per cent of owners across the eleven centres surveyed,” Harris says. “The CMAs with the highest percentage of foreign investment in condominiums are Toronto at 2.4 per cent, Vancouver at 2.3 per cent and Montreal at 1.5 per cent.” The CMAs with the smallest percentage of foreign investment in condominiums are Edmonton, Regina and Winnipeg, all at 0.1 per cent, followed by Calgary at 0.2 per cent and Saskatoon at 0.3 per cent. In theory, this could mean these markets are less exposed to risks associated with any divestment by foreign owners.

Canadian home sales edge lower but still strong in July Canadian home sales activity edged slightly lower on a month-over-month basis in July 2015, according to new statistics from The Canadian Real Estate Association (CREA). The number of home sales processed through the MLS systems of Canadian real estate boards and associations declined by 0.4 per cent in July 2015, compared to June. While this marks the second consecutive monthly decline, sales activity in May, June and July reached their highest monthly levels in more than five years. July sales were down from the previous month in about half of all local markets, led by declines in HamiltonBurlington and in the Durham Region of the Greater Toronto Area. The monthly decline in sales for these two markets represents a pullback from record levels in June and likely reflects an insufficient supply of listings. By contrast, sales in Newfoundland and Labrador were up most on a month-over-month basis, marking a rebound from a quiet month of June for the province. “National sales activity remains solid, fuelled by strength in British Columbia and the Greater Toronto Area, where listings are in short supply or trending that way,” says CREA President Pauline Aunger. “That said, markets elsewhere across Canada are largely well balanced and in some cases have an ample supply of listings.” “It’s fair to say that the strength of national sales is still a story about two cities, but it’s equally about how trends there are spreading out in their respective provinces,” says Gregory Klump, CREA’s chief economist. “Trends in British Columbia and Ontario have a big influence on the national figures, since they account for about 60 per cent of national housing activity. As a result, the national picture reflects how demand is running high for the short supply of single-family homes in and around the GTA while the balance between supply and demand is tightening in BC’s Lower Mainland. These remain

the only places in Canada where home prices are growing strongly.” Calgary continued to post the largest year-over-year declines in sales compared to last year’s record levels, though activity there is still running roughly in line with five- and 10-year averages for sales during the month of July. Year-over-year price growth picked up in July for all benchmark home types tracked by the MLS Home Price Index. Two-storey single-family homes continued to post the biggest year-overyear price gains (8.2 per cent), with comparatively more modest increases for one-storey single family homes (4.9 per cent), townhouse/row units (4.5 per cent) and condo units (2.9 per cent). Greater Vancouver (11.2 per cent) and the GTA (9.4 per cent) continue to post the largest year-over-year price increases. Price gains in Calgary continued to slow, with a year-over-year increase of just 0.14 per cent in July – the smallest gain in nearly four years. Home prices were up from July 2014 levels by just under two per cent in Greater Montreal and by just under one per cent in Ottawa. Prices fell by about 3.5 per cent in Regina and by about 1.5 per cent in Greater Moncton. The national average home price continues to be upwardly distorted by sales activity in Vancouver and Toronto, which are among Canada’s most active and expensive housing markets. If these two markets are excluded from calculations, the average is a more modest $341,438 and the year-over-year gain is reduced to 4.1 per cent.

This year, my wife and I would like to get into our first home. We have saved almost $80,000 for a down payment. This was three years of eating at home, once per week dine out and no vacations. Movies and pub nights were out, with the odd exception. Although the real estate market has changed, homes are pricier than three years ago. Is this the right time to buy? Or should we wait it out?

The Canadian real estate landscape, though it has experienced challenges in some areas and housing types, is proving resilient. Experts do not foresee a U.S. style crash, but a decline in sales with moderate price increases is likely for some areas. Quick flips and fast returns may be a thing of the past. First-time homebuyers should not try to time the market, but buy when you are ready and able. Leave market timing to the experts, if such a thing is possible. A home used as your primary residence is a great investment. From a financial and tax perspective, there are at least three good reasons. In Canada, the sale of a family home is tax-free. A home that is a principal residence that is subsequently sold at a higher price than initially purchased, will be exempt from income taxes. That’s right, Stephen Harper will not share in your good fortune. Secondly, pay yourself first, not a landlord. For many, mortgage payments are a way of “forced savings.” It makes more economic sense to fatten your pocket than a landlord. Thirdly, you can decorate and enjoy the home as you please. No money saved, but gratifying to the soul.

However, before venturing out into the land of homeownership, it would be prudent to do some homework. There were recent changes introduced by the federal finance ministry that affect mortgages and the housing industry: ›› Buy what you can afford Many times, the heart is bigger than the pocketbook. Know what price range is comfortable and try not to deviate. ›› Get the best interest rate and terms Shop around for the best rate and terms. Financial institutions want your business more than you need them. A half point rate differential can cost you thousands. So can a mortgage that is closed or not portable ›› Big down payment Put down as much as possible to avoid a high-ratio mortgage. Be aware of some recent changes to mortgage rules, such as: • Purchasers requires mortgage insurance (CMHC) for less than 20 per cent down payment • Amortization period – reduced from 30 to 25 years. Could add several hundred dollars to monthly payments • Gross Debt Service Ratio (GDS) 39 per cent. Banks use this to determine what you can afford based on gross income to housing costs. Check if you are on-side. ›› First-time homebuyers Should make sure monthly mortgage payments are manageable and will continue to be so even if interest rates rise as early as next year and payments increase ›› Closing costs Set aside an additional two to three per cent of purchase price of the house for closing such as, Land Transfer Tax, legal costs and unwelcome surprises. You do not want get caught short several thousand dollars on closing day in order to complete the deal. Speak to a real estate lawyer and he or she will give you some ideas ›› HST, Land Transfer Tax Under certain circumstances, first-time homebuyers can qualify for Toronto Land Transfer Tax and HST rebates. Remember, you pay 13 per cent HST on new homes, not resales. If you’re buying a new home, check if HST is included in price quoted. What happens to the HST rebate? Who gets it? ›› Home Buyers Plan (HBP) Use your Registered Retirement Savings Plan (RRSP) as part of the down payment. An individual and their spouse, provided they qualify, may withdraw up to $25,000 each, tax-free, from their RRSPs. You then have 15 years to repay the amounts to your RRSP, starting after the second year of your withdrawal.

10 tips for creating a guest room in your new space » by JANE LOCKHART

Hosting overnight guests is always better when you can accommodate them comfortably. Be they friends from out of town or close family over for a special occasion, creating a “home away from home” will allow them to stay in comfort – and provide you peace of mind. Here are some tips to consider when creating a guest room in your new space. 1) Begin by selecting a bedroom that is large – but more importantly, away from your privates spaces. A room that is off on its own or even in another section of the house can assist with the different schedules you and your guests may have. In addition, you may wish to “assign” another bathroom in the house to them if their room doesn’t have an ensuite. This keeps the family bathroom free for your family to use and not impact your guests. 2) Add hooks to the bedroom wall or on the back of the doors in the guest room. This provides a good space to hang wet towels, robes or even handbags and knapsacks 3) Add a chest of drawers somewhere in the room, even if it’s in the closet. This is important for guests who are staying over for more than one night as they may not want to live out of their suitcase, and this gives them a space to unload. If you don’t have the room, add a night side table with drawers, rather than doors, so this can be used for clothing storage instead. 4) If you know your guests will be staying for an extended visit, you may want to provide them with a laundry basket to keep in their room. This can be a bin or basket that folds up so you can store it when not in use. 5) Provide hangers in the closet. Don’t assume that the extra closet in the guest room has hangers! It’s sometimes the smallest things we forget and this can be hard for a guest to manage without. 6) Provide a stack of fresh towels and a bar of soap on a small stool or ottoman. This can be dressed in a decorative way that makes a guest feel welcome. Adding a small card with a “welcome” note is an unforgettable touch.

7) A water pitcher and glass set is an important element to add to the bedside table, so guests can have water at their leisure. Adding a map or photos of the local area beside it can also be a way to help long term guests know where they are and the sites they can go see, both with you and on their own. Even a few gift cards for local restaurants as a welcome gift can be well received by those who will be staying for a longer visit. They, too, may want a break from the house. 8) A TV with cable is a must for a guest who will be staying longer than a few days. This doesn’t have to be in the

Adding a map or photos of the local area beside it can also be a way to help long term guests know where they are and the sites they can go see, both with you and on their own.

This is a nice touch that reminds your guests that you are happy to have them stay with you. Its never easy having guests stay as everyone’s routine is interrupted for the duration of their stay, but it can be an easier experience for everyone if you are able to provide your house guest with as many amenities within their designated space as possible. This allows them to create a mini routine without depending on you as much. And that will then leave you both the time to socialize more and enjoy each other’s company! Title insurance provides comprehensive insurance coverage for title-related risks associated with home buying, like zoning issues, claims of mental incapacity, lack of up-to-date survey, and the legal services provided by your lawyer like title certification. It insures against defects in title, which may occur from conflicting ownership claims, liens, undischarged mortgages and consents. It will cover compliance and access issues like work orders, permit violations, fences, boundaries, tenancies and rights of way. It is in force so long as the purchaser or his heirs own the property, and will outlive the lawyers’ certification, whose insurance stops if they die or cease practicing law. So what happens when there’s a problem with the purchase? The insurer will pay out in accordance with the policy or, if possible, repair the defect. Title insurance protects from vendors that won’t re-adjust or misrepresent things like real estate taxes paid, and again, remains in effect as long as you own the property. In addition, lawyers’ insurance is time-of-incident related, which in plain English means if your lawyer dies, retires or stops practice and you subsequently make a claim, you’re not covered. We have all read and heard about mortgage and title fraud, where unscrupulous people put fake mortgages on properties or sell houses they do not own. Title insurance indemnifies you against these occurrences. Another benefit of title insurance is it saves you money. Disbursements – money paid to third parties for items like building compliance letters, subdivision compliance letters and deed registration – are lower. We estimate $200 to $300 on a deal after the cost of the policy.

Almost all of Ontario is now on an electronic registry system. Title insurance has become the norm and many of the transactions are done by computer communications. Make sure the lawyer you select has taken title insurance courses, is familiar with Terranet, and can properly advise you. The Law Society passed a rule that every lawyer on a residential real estate deal must advise the client of title insurance, the different companies offering it, and how it works. Two-thirds of Canadians fear an interest rate hike With the Bank of Canada’s recent move to lower its benchmark interest rate, higher lending rates and ballooning debt may be the furthest thing from many Canadians’ minds. But as they say, what goes down must come up. Indeed, when rates do rise, the majority of Canadians fear they’ll feel the strain. According to BMO’s Annual Debt Report released recently, almost two-thirds of Canadians carrying debt (64 per cent) would be stressed if interest rates rose two percentage points. One-quarter (25 per cent) would be “very stressed.” Despite the distress, Canadians remain optimistic about the pace at which they can pay off their debt, and almost half plan to increase their debt in the coming year. What first-time homebuyers need to know before getting a mortgage » by ALYSSA RICHARD

Continuing low interest rates present a window of opportunity for first-time homebuyers, but before you begin touring homes and hiring a real estate lawyer, you need to get pre-approved for a mortgage. Once you’ve been pre-approved, remember that this is the absolute maximum amount a bank or mortgage broker would be willing to give you – and the mortgage payment at that top price is often outside of people’s comfort zones, when it comes to their personal budgets. To ensure you’re not strapped for cash and become house poor, try to buy something at a lower price point. Your budget will especially thank you when – not if, when – interest rates go up. Finance officials and economists have said for years that an interest rate hike was on the horizon. Since our economy follows the U.S.’s, the Bank of Canada will watch what the Federal Reserve does then go from there. It’s predicted that our prime

rate could go up by as much as 1.25 to 1.50 per cent, though, which would affect anyone who had a loan attached to prime (variable mortgage, bank loan or line of credit). First-time homebuyers thinking of taking advantage of a low variable mortgage rate this year, should first run the numbers to see if you could afford this potential increase. Using a home price of $413,000, if we plug that number into a mortgage calculator, put down 20 per cent and choose a five-year variable rate (2.09 per cent, for example), your monthly mortgage payment would be $1,413. Now, if prime went up by 1.50 per cent, so would your mortgage rate. If yours went up from 2.09 per cent to 3.59 per cent, your monthly mortgage payment would go up to $1,665 – that’s $252 per month or $3,024 per year extra that you’d need to find in your budget. Imagine how difficult that would be to come up with, if you’d already purchased something at the top of your max budget. In addition, fixed-rate mortgage holders won’t be immune to the interest rate increase, either – those will likely go up, too, but you’d be protected from that until your mortgage came up for renewal. Still, I wouldn’t be surprised if we saw more people choose a fixed-rate mortgage, in light of this potential interest rate increase. Even if an increase isn’t on the horizon, it’s wise to stress-test a mortgage before you buy. A good rule of thumb: if you can’t afford a two-per-cent interest rate hike, you may want to look at a home within a more appropriate price range.

Did you see that? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment. While money is a key consideration, it shouldn’t be the only consideration. If you’re going to make the move from renting to buying, look at the dollars and cents. First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one. Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you avoid by renting. First and last months’ rent is also a ways smaller than the typical down payment on a home.

Of course, when you own, no matter how small the principal portion of your mortgage is (and it’s miniscule in the early years), as long as the market is stable, and you’re not looking to make a quick sale, homeowners are building equity and increasing their net worth with every mortgage payment. And when you sell your principal residence one day, the money earned is tax-free. IT’S A WONDERFUL LIFE

When I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then, renting was the perfect solution: one of limited responsibilities and commitment. Renting is virtually a worry-free existence – assuming you have a decent landlord. Home ownership is a responsibility that also brings a ton of warm, fuzzy feelings. It means you can put down roots. You have complete control of your environment so, yes, you can paint your living room red. LOCATION, LOCATION

Buying a home in a neighbourhood you don’t know well is one a common mistake. If you’re new in town, consider renting for six months or a year to get a feel for the area. If you like living there, you’ll feel more comfortable buying a home. STEADY AS SHE GOES

Your employment prospects should be stable before you consider buying a home. Home ownership requires a number of regular payments – mortgage, property taxes, utilities, maintenance and insurance. Missing any of these payments can trigger dire consequences. There are a number of financial factors to consider when it comes to the buying versus renting. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an home owner, and overall I like ownership more.
