Best builder in the bunch You’ve agreed that a new home is the way to go, but you still have another big decision to make — choosing a builder. It pays to check the reputation of the builder/developer before you sign. Start by finding out how long the company has been in business. Ask a sales representative or visit the company’s website. Next, find out if previous purchasers are happy. Drive around an existing community built by the company and talk to anyone you run into during your tour.

Visit several sales offices and model suites, and get a feel for each company and the staff. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision, or where they are not happy to provide you with the information. When you do find the right home and the right home builder, making that big decision will be a whole lot easier and more enjoyable.

As national organizations, agencies such as the Canadian Real Estate Association and Canada Mortgage and Housing Corp. are mandated to monitor and collect data on the housing market country-wide. Media outlets (including New Home Guide), naturally, report the information CREA, CMHC and the like discuss in their news releases. So when CREA reports that “Canadian home sales post third consecutive decline in July” – an eye-catching if not alarming summary – it no doubt gets widespread coverage. But as our story on page 46

illustrates, there is no need to accept such negative news as gospel. There really is no such thing as the “Canadian” real estate market. Sure, sales or prices might be down in one area, but they could be very healthy in another. What you really need to pay attention to is what’s going on in your area – to look beyond the headlines to assess what is happening where you live. It is essential, especially in times when we’re seeing such wide discrepancies in market conditions, to understand that real estate is local.

Industry innovation gives a boost to affordability By Bryan Tuckey

AS AN INDUSTRY, we continue to

innovate and develop ways of building homes that provide consumers with affordable new housing choices. These advances range from creating leading-edge suites and lowrise designs to launching first-time homebuyer assistance programs. SmartStudios, a micro condo project in Oshawa by Building Capital, is a model example of creative design and the winner of this year’s BILD Award for the Best Innovative Suite. The eight-storey midrise condominium raises the bar by reducing the suite size while maximizing living space with its innovative delivery of features. The majority of units in the building are just 274 sq. ft. in size. While micro condos are a common concept in New York and Hong Kong, the design is the first of its kind in the GTA and it is aimed at entry-level home buyers. The units reinvent smart living and offer residents everything they need in a stylish contemporary space. This is accomplished by incorporating dual-function features, such as fold down beds that transform into dining tables, and electronic standing desks that can be lowered for additional counter space. Kitchenettes and bathrooms are smart-sized and come with compact fittings that offer organization while saving space. The 308 SmartStudios units priced from $150,000 to $170,000 sold out in just weeks.

Innovation by ground level developers are also offering consumers affordable options. Mason Homes won this year’s BILD Award for the Best Innovative Home Design for the Oakwood – Courtyard Collection in Peterborough. The Courtyard homes were designed to maximize space and so that individual models could be built in townhouse, semi-detached or detached home formats, which further increases pricing flexibility. These homes are built with rear lane garages allowing for a wider layout with lots of natural light and an open concept living design. The Courtyard Collection is ideal for firsttime buyers, people downsizing and families of all sizes. Units start in the high $200,000s for a 1,205-sq.-ft. townhome and the low $300,000s for a 1,090-sq.-ft. detached model. The Collection has been very well received and more than 70 per cent of the first two phases are sold. Homebuyer assistance programs are another innovative approach to making homeownership a reality for many. Earlier this year, BILD member Concord Adex launched Home

Ownership Made Easy (HOME) – a program providing local first-time buyers an advantage when buying their first home. The developer stopped all sales for its Toronto LakeFront and LakeShore condo developments and moved 30 local first-time buyers to the front of the line to purchase a unit. Those who qualified for the HOME program were required to pay only half of the deposit and upon closing would receive a mortgage helper gift equal to half of their mortgage payments for the first year. Buyers had to prove that they’ve lived in Ontario for at least the past two years and that they were Canadian citizens or permanent residents. These are just a few of the many ways the building and developing industry continues to innovate and help provide affordable housing choices for consumers.

Raising the standard for new home builders FOR 40 YEARS, TARION has been building confidence in Ontario’s building industry by ensuring that one of life’s biggest investments is protected. In addition to administering the new home warranty, Tarion also regulates new home builders. Anyone planning to build and sell a new home in the province must demonstrate that they have the financial and technical competency to do so. As of Sept. 1, 2016, Tarion requires all new builders to have seven core educational competencies as a pre-requisite to their registration in Ontario. According to Howard Bogach, Tarion’s president and CEO, “The new home industry continues to evolve. New building techniques are constantly advancing, and the technical and financial requirements of building a new home have become more complex. In this ever changing industry we need to make sure those who are responsible for building the homes that house our loved ones are held to a level of capability that goes above and beyond the standard.” New builders intending to build under Ontario Building Code (OBC) Part 9 (residential freehold and lowrise condominium construction), will be required to complete seven educational competencies in addition to Tarion’s existing registration requirements. The new educational requirements are based on the Canadian Home Builder’s Association National Education Benchmarks for residential construction. The courses will be offered by third party education providers. The core competencies must be held by at least one of, or shared among, the Principals, Officers or Directors (PDO) of the company.

Construction Technology 7. Customer Service and Tarion Requirements “These new requirements hold home builders to a higher standard, and provide more protection to newhome buyers. We will continue to raise the level of professionalism in the industry and strengthen builder

registration requirements so that new-home buyers across Ontario can keep buying new homes with confidence,” Bogach adds. These new requirements do not apply to existing registrants. They also do not apply to new applicants looking to build according to OBC Part 3 (residential highrise condominium construction), as those applicants are subject to separate registration criteria. WHAT’S IN YOUR new-home warranty? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it filing a complaint or, worse, proceeding to a claim settlement. But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens. Indeed, according to Tarion Warranty Corp., nearly every new home built has some form of defect. Such is life when you’re building outside, dealing with the elements and working with natural materials. In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns. Still, there are unscrupulous – or worse, illegal – builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.” But when there’s a problem or issue that needs to be resolved, good luck. That’s why it’s important to ensure your new home builder is registered with Tarion – to provide the peace of mind that Tarion is backing the warranty, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures are.

Because stuff does, indeed, happen. Typical examples include the following, a Top 10 list of first-year claims: » Paint: inadequate application or coverage

Typical GTA new lowrise home now exceeds $900,000 THE AVERAGE PRICE of a new lowrise home in the GTA in July surpassed $900,000 for the first time, according to the Building Industry and Land Development Association (BILD). The average price of new detached and semi-detached houses and townhomes was $906,508, a 12-percent increase from July 2015. Prices have grown more than $100,000 in just 12 months, according to Altus Group, BILD’s official source for new home market intelligence. Semi-detached homes showed the strongest price increase, growing by $196,546 in just one year to a new record high of $771,530. For townhomes, the average price was $758,434, an increase of $122,491 since July 2015. The price of single-family detached homes in July was $1.09 million. They first surpassed the $1-million mark in March.

The average price per square foot climbed to $594, another record. Suite sizes for mid- and highrise condo units increased to an average of 801 sq. ft. “In previous years, many builders were focusing on offering smaller and more affordable units to help first-time buyers enter the market,” says BILD President and CEO Bryan Tuckey. “Recent months have seen the introduction of larger suites to meet the demands of the growing range of buyers who have been priced out of the lowrise market. “New lowrise home prices have grown exponentially due to limited supply,” he adds. “Provincial intensification policies, delays in the approvals process and a lack of serviced developable land in the GTA has reduced the amount of new homes coming to the market.” Record-low supply fuels surging prices

New highrise homes grow in size and price The price of highrise homes in the GTA also reached new heights in July. The $475,764 average is a seven-percent increase from last year and the result of increases in price per square foot and larger suite sizes.

The supply of new homes in builders’ inventory fell to a 10-year low, with just 17,213 new homes available for sale in all of the GTA as of July 31. This is a 41-per-cent decrease from a decade ago. Only 1,568 of those homes were

ground-related, another record low. This is less than half the homes available in July 2015, when there were 4,550, and dramatically fewer than the 16,424 available for purchase in July 2006. Highrise supply also declined in July, falling to 15,645 units. The most significant decrease was in the preconstruction stage units, which were down 25 per cent from last year to 8,499. New-home sales peak in 2016 Sales of new homes and condos in the first seven months of 2016 were the highest in 10 years. So far this year there were 28,208 homes sold. Of those sales, 15,852 were highrise homes, a new record. That is 36 per cent more than the 10-year average. Lowrise sales have also been stronger than average so far at 12,356, but down seven per cent from last year. New-home sales in July were up 12 per cent from 2015 and nine per cent above the 10-year average with 3,131 transactions. The majority of the sales came from the highrise market with 2,226 homes sold, a 52 per cent increase since last July. Meanwhile lowrise sales fell to 905 homes in July, down 32 per cent from last year.

New couples – don’t avoid having the ‘money talk’: CIBC Poll A RECENT POLL FROM CIBC finds that only a third of Canadian couples about to get hitched or enter a common-law relationship actually had a serious talk about money. Yet, nearly everyone (99 per cent) admits it’s important to discuss how to plan and manage their finances together as a couple. “While couples will spend several months planning, in great detail, their ‘big day,’ our poll reveals that very few people actually broach the topic of how to plan and handle their finances once they begin their lives together,” says Jamie Golombek, managing director, tax and estate planning, Wealth Strategies Group, CIBC. “When you’re caught up in the bliss of getting married, talking about money isn’t particularly romantic, but, it shouldn’t be a taboo topic. Before saying ‘I do,’ it’s important to make sure you are on the same financial page, otherwise you’re setting yourself up for problems down the road.” In his new report, For richer or poorer: Financial Planning Tips for Newlyweds, Golombek offers advice to couples whether they’re about to tie the knot or simply considering moving in together on when and how to have that money talk and how best to “marry” your money personalities.

Be open and honest The poll findings also show that nearly two-thirds (63 per cent) do not plan to sit down with a financial advisor after their honeymoon or enter into a common-law relationship. Yet, almost a third (31 per cent) say it hadn’t even occurred to them and admit it’s probably a good idea. “There’s a reason why it’s called a marriage ‘contract,’ but unlike typical contractual arrangements, marriage comes with emotion,” says Golombek. “As couples get caught up in the whirlwind of excitement before their wedding, talking about money can be a delicate, very emotional topic, so it does really help to talk to someone who can be impartial, like a financial advisor, to help with difficult questions and concerns.” It’s important to have an open and sincere discussion about finances before you take the big step and have it early in your relationship so your relationship has a solid financial footing, he says. “Perhaps the springboard for

having the ‘big talk’ about money is identifying your and your partner’s philosophies on handling finances,” says Golombek. “If you’re an impulse buyer, and your partner-to-be is a super-saver, he or she may feel your shared goals of saving for the future – for kids, a house, or a car – will be undermined. “You and your partner don’t need to have the same personality for your relationship to be successful, but discussing your personality differences in advance may prevent tension and stress down the road.” TIPS TO REDUCE FINANCIAL STRESS IN YOUR RELATIONSHIP

Don’t avoid the money talk: Once you decide to marry and where you will live together, it is important to talk about how you’re going to manage your household expenses. Share everything: Most useful if you and your partner do in fact share everything. This includes having one joint account and having all of your money deposited into that account. Share expenses: Create a common plan as a couple for all household expenses and fund a shared joint account so that shared expenses are paid from this account.

Taxes, not basic necessities, make up largest Canadian household expense

THE AVERAGE CANADIAN family

spends more on taxes than on housing, food and clothing combined, finds a new study released today by the Fraser Institute. “Most people don’t realize it, but the average Canadian household now pays more in taxes than they spend on the basic necessities of life combined,” says Charles Lammam, director of fiscal studies at the Fraser Institute and co-author of the Canadian Consumer Tax Index, which tracks the total tax bill of the average Canadian family from 1961 to 2015. In 2015, the average Canadian family (including single Canadians) earned $80,593 and paid $34,154 in total taxes compared to $30,293 on housing (rent and own), food and clothing combined. In other words, 42.4 per cent of income went to taxes while 37.6 per cent went to basic necessities. This represents a marked shift since 1961, when the average family spent

33.5 per cent on taxes and 56.5 per cent on housing, food and clothing. The total tax bill reflects both visible and hidden taxes that families pay to the federal, provincial and local governments, including income, payroll, sales, property, health, fuel and alcohol taxes, and more. Since 1961, the average Canadian family’s total tax bill has increased by 1,939 per cent, dwarfing increases in annual food costs (645 per cent), clothing (746 per cent) and housing

(1,425 per cent). Even accounting for inflation over the last 54 years, the tax bill has still increased 152.9 per cent. “Taxes help fund important government services, but the issue is the amount of taxes governments take compared to what Canadians get in return. With more than 42 per cent of their income going to taxes, Canadians might ask whether they’re getting good value for their tax dollars,” Lammam says.

Marketing Alliance (SOMA) has announced that the government of Canada has awarded the association $24,000 to allow SOMA to attract additional foreign investment into the region. On behalf of Chrystia Freeland, Minister of International Trade, David Lametti, Parliamentary Secretary to the Minister, announced 2016 funding of $3.8 million to 87 municipalities across Canada. This funding comes from the Invest Canada-Community Initiatives (ICCI) program which helps attract, retain and expand foreign direct investment. “The government of Canada encourages communities large and small, from coast to coast, to get their messages out about why the world should invest here. Canada has strong economic fundamentals and a skilled, innovative workforce, which makes it an excellent destination for new investments,” Lametti says. ICCI funding helps Canadian communities reach out to global companies looking to expand abroad. The program gives organizations such as SOMA an opportunity to promote the region and the Canadian brand abroad. SOMA is a partnership of Southwestern Ontario communities, grown out of natural economic ties. This region, known as Canada’s Industrial Heartland, stretches across Elgin, Oxford and Perth counties.

Len Magyar, chair of the SOMA board, says the ICCI funding will help the organization successfully promote Southwestern Ontario’s strategic location, skilled workforce and competitive business costs. “This funding provides vital support to SOMA and its member municipalities with respect to our ongoing foreign direct initiatives,” he says. “Attracting foreign direct investment can be an expensive proposition that many smaller communities simply cannot afford however these funds will help significantly with our collective international efforts.” The purpose of the ICCI is to create jobs for Canadians, support innovation and increase exports. The answer is yes but not every upgrade is worth the money you’ll pay for it. However, some upgrades from the standard features will make a huge impact, look- and quality-wise, not to mention on your resale value. Choosing your finishes should not be an overwhelming experience. Do your research before heading out to choose your final selections and you will be in good shape.

1 | Choosing in the right order People often start by choosing a paint colour and then trying to match everything else to it. To me, that’s going backwards. It’s much easier to choose your paint colour last, having it complement your other, more permanent selections, such as cabinetry. Finishes that are the least difficult to change should be chosen last. Start with the flooring and cabinetry. In smaller spaces such as townhomes or condos, keeping the flooring consistent throughout the home will create a nicer visual flow and feeling of openness. Next, choose the backsplash, countertop and cabinetry hardware. I wouldn’t suggest going with a bold and colourful pattern for the backsplash — keep it simple and neutral. You can add colour to your home with accessories and soft furnishings, like pillows and throws. I don’t advise experimenting with colour on finishes that are permanent. Your countertop and backsplash will be expensive to change if you don’t like the end result. The countertop and backsplash should coordinate with each other, and pick up colour tones from one another. As for the hardware, I like combining knobs and pulls. Knobs for the doors and pulls for drawers, and you can never go wrong with a brushednickel finish. Lastly, choose your paint colour — something that matches nicely with the already chosen finishes. Bring a wide selection of paint chips with you.

It’s all about knowing where to spend your money and how to match your various selections.

Certain features sell better than others, which is very important to keep in mind when choosing upgrades. Stainless steel, granite countertops and hardwood flooring are all elements that buyers look for and are attracted to, and smart upgrades to invest in. Though you probably won’t be thinking “resale” at the time of purchase, it’s crucial to always keep it in the back

Forget the ‘Canadian’ housing market – it doesn’t exist By Wayne Karl

A FEW MONTHS AGO, WE WROTE

about why 2016 was a good year to buy a home in the Canadian market. In fact, we listed five reasons: » Low interest rates » Lower prices in some markets meant opportunity » The hot markets were getting hotter » History, as in price growth, was in your favour, and » The busy spring market was about to begin Now, here we are in September… is that still the case? The latest data from the Canadian Real Estate Association (CREA) may lead you to believe otherwise. The headline of CREA’s recent release read Canadian home sales post third consecutive decline in July. Not exactly the most positive news. The headline of our own article here, Forget the ‘Canadian’ housing market – it doesn’t exist, is not meant to suggest you actually not buy in Canada. It means – and we can’t stress this enough – real estate is local. Forget the “Canadian” market. There actually is no such thing, though national agencies such as CREA and Canada Mortgage and Housing Corp. (CMHC) try to summarize market characteristics and common denominators for housing across the country. But when you a home, you don’t buy a national market, or even a provincial, regional or municipal one. You buy one property in a local market. What’s happening in your area could be completely different from that in another province, or

certainly at the other end of the country. One of our favourite comments to put this in perspective comes from mortgage expert Calum Ross: “Canada represents one of single largest countries in the world and going from coast to coast, Canada is home to a very diverse group of people with local economics that are vastly different. Saying there is a Canadian housing market is no less ridiculous than saying there is ‘Canadian temperature.’” Or that traffic at one end of the country is the same at the other. So, let’s revisit why 2016 is still a good year to buy a home – with a few caveats. Beginning with: Real estate is local Next time you see a headline or report that summarizes the Canadian housing market as one thing or another, look deeper to see what’s happening in your market. When CREA says, for example, that “national home sales declined for a third consecutive month in July 2016,” look beyond the headline to see what’s going on where you live, where you either own a home or are planning to buy one. Even CREA, more and more, stresses this important distinction. “National sales and price trends continue to be heavily influenced by a handful of places in Ontario and British Columbia and mask significant variations in local housing market trends and conditions across Canada,” President Cliff Iverson says. Sure, average prices in Greater Vancouver surged 32.6 per cent yearover-year in July (ouch, affordability),

but they were down -1.5 per cent in Calgary (hello, opportunity). The upside of down prices Economies and housing sectors in markets such as Calgary, Edmonton and Saskatoon are still feeling the pinch of the extended slowdown in oil and gas. If you own a home there, that’s not the greatest news. For prospective homebuyers, on the other hand, the pause could mean an opportunity, as it actually improves affordability. Adjacent markets can benefit The Toronto and Vancouver markets have been hot for months, if not years. But there can be a downside to that – overheating. CMHC recently reported that Vancouver is now showing sufficient evidence to raise its overall assessment of problematic conditions in the housing market there to “high.” And it’s not in just single-family

homes; the worrisome characteristics are now surfacing in townhomes and condos, too. Canada’s other ultra-hot market, Toronto, is causing a spillover into adjacent areas. Hamilton is attracting buyers who have been priced out of the Toronto market, in search of more affordable homes. And to the east, Durham Region is benefiting from a similar trend. “Oshawa is the hottest market right now… attracting first-time buyers and others, since the price point is about 50 per cent lower than average prices in Toronto,” says Dana Senagama, principal market analyst for Toronto.

Housing types and marketing strategies Government land-use regulations are playing a role in eroding affordability. In Ontario, for example, policies such as the Places to Grow Act have limited the availability of serviced land for ground-oriented houses, which is contributing to fast-rising prices. While builders lobby government to wake politicians up to the unintended consequences of such policy, they are also trying to make homes more affordable by expanding the housing types they bring to market. Some companies, trying to do their part to address affordability, are even

getting creative in how they market their properties, through innovative programs and down payment options. Low interest rates Yes, interest rates are still in your favour. In its most recent announcement on July 13, the Bank of Canada again held the maintained its target for the overnight rate at 0.50 per cent – where it has been since July 2015. Experts are now saying rates won’t begin to inch up from these historical lows until well into 2017. The BoC’s latest interest rate announcement was Sept. 7. takes patience and years of diligent saving. While it starts with a down payment, there can be unexpected costs that come up as a surprise. Prospective homeowners need to set aside money in addition to the down payment. Here are some unexpected costs to plan for: Inspection and appraisal fees Home inspections should be conducted to check for major issues prior to buying a new property. Inspections, which cost up to $700, assess conditions including the foundation, heating, roofing and electrical. Mortgage lenders may require an appraisal to corroborate the value of the property against the amount being borrowed. Expect to pay around $200 for the property valuation. A property survey may also be necessary to verify boundaries and measurements of the land being sold, which can cost $1,000. Legal fees Legal representation is needed to ensure that all required documentation is processed in a timely manner. A lawyer will handle mortgage details, conduct a title search to ensure that the seller of the property is the owner, register a new title, and hand over the keys. Expect to pay up to $2,500. Mortgage insurance Mortgages issued with down

payments less than 20 per cent incur a one-time insurance premium against payment default. Canada Mortgage and Housing Corp. mortgage insurance covers the lender and can cost between 1.8 to 3.6 per cent of the mortgage principal. In lieu of a single payment, lenders allow the premium to be added to the mortgage, subject to the same interest rate of the agreement. The premium can cost you thousands of dollars. If a down payment under 20 per cent is unavoidable, try to get the best mortgage rates to maximize savings on interest. Home insurance Home insurance protects the property and its contents in case of damage or theft. It also provides liability protection in case of injury. Home insurance isn’t regulated in Canada so it’s important to know what a policy covers. Depending on the provider, premiums can be paid monthly or via a lump sum for the year. Land transfer tax A land transfer tax (LTT) is charged whenever a property changes hands. While the amount varies across each province, the LTT is calculated as a percentage of the purchase price of the home. Some municipalities, like Toronto, also charge a municipal land transfer tax and will increase the final purchase price. In British Columbia and Ontario, rebates are available to lessen the impact of the tax for firsttime homebuyers.

Property taxes Property taxes can amount to a few thousand dollars. Divide the amount by 12 to gauge the impact of the additional monthly payment. Also consider a probable increase. Recurring monthly costs, maintenance, and renovations Monthly charges should be budgeted and can include utilities, condo fees and connections to services such as cable and Internet. A larger new home could cost more to heat and cool. The costs to renovate a kitchen or to repair faulty plumbing can add up quickly. While maintenance may not be necessary in a given year, repairs are inevitable. It’s a good idea to set aside three to five per cent of the home’s purchase price for ongoing maintenance and upgrades. The bottom line From an assortment of fees, taxes and insurance to regular maintenance, hidden home ownership costs can come as a surprise. Set aside extra funds to cover these expenses. The last thing you want is to come up short on unexpected charges and have a deal on a dream home fall through. JENNIFER MARDINI RECENTLY welcomed her first baby –

son Carter – into her life and into her home. Here’s her experience. New Home Guide: This is your first child and your first home. What changes did you make to your home to welcome Carter? Mardini: My husband Jairo and I bought our first home in March 2014. It has three bedrooms, so we knew eventually one of the rooms would become the baby’s once we were ready. Other than a bedroom for our new bundle of joy, we made some space in one of our living rooms to fit his playpen, which also serves as a bassinet and change table. NHG: Did you know you were having a boy, and how did you plan, design and decorate the baby room accordingly? Mardini: Yes, we knew we were having a boy – I couldn’t not know the sex of my first child. I’m a planner; I need to be organized. Carter’s room was our extra “closet” before he was born, so we had to move everything out once we started working on his room. When we first moved in, we painted the entire house – all the bedrooms were painted grey. So I knew I wanted to use grey as the starting point, with lots of white. I also wanted to add an accent chevron wall and then add blue and green accents. NHG: What is the theme of Carter’s room — neutral or more boyish with sports, cars and trucks? Mardini: It’s very modern and contemporary – lots of grey and white, accented with navy and some light blues and greens here and there. Lots of patterns, too – I’m not the colourful, safari jungle type. …continued on page 56

NHG: Describe the little guy’s room — space, layout and furnishings. Mardini: Carter’s room is about 100 sq. ft. and is furnished with a white bedroom set, including a crib that converts into a double bed, a sixdrawer dresser and a change table. It also has a full closet, a navy and white area rug, grey chevron curtains and a grey and white glider chair for me. NHG: Now that Carter’s with you, anything you wish you had done differently in preparing his room? Mardini: Carter’s only a month and a half old, so outside of eating, sleeping and pooping, there’s not a whole lot that he needs other than our attention. We don’t use his room too much right now because he sleeps in the master with mommy. NHG: What other adjustments did you make in your home for Carter’s comfort and safety? Mardini: Nothing really. We did receive a baby video monitor as a shower gift – we use it when he’s napping. Once he starts crawling around, we’ll definitely have to reorganize and remove some things. NHG: What advice would you have for other first-time parents when it

comes to preparing their home for baby? Mardini: De-clutter! From the garage to the basement, bathrooms and bedrooms. We de-cluttered the entire house of things we didn’t need or use anymore. It’s amazing how quickly junk adds up. And start early – even if it’s a slow start. There’s always something to do, so for me, the earlier the better. Start with the basics and go from there. Try to do something every day so it doesn’t feel like you’re cramming everything in at once. NHG: How is he settling in?

Mardini: Quite nicely – I think it’s mom and dad who have had to do the settling in. NHG: How is mom doing? Mardini: I’m doing great! Tired, but we all knew that. Adjusting, of course, and getting used to a whole new routine. I love being Carter’s mom! NHG: Can you tell – is he a Jays fan? Mardini: Jays fan all the way! My husband and I were at Game 5 of the American League Division Series last season. What a story to tell him one day! NHG: Leafs of Canadiens? Mardini: Definitely Leafs!

Communities’ consultants, trades and suppliers was in evidence once again when the company held its Ninth Annual Kylemore Kares Charity Golf Tournament at Angus Glen Golf Club in Markham on Friday, Aug. 12. The event hosted 212 golfers for a day of golf, dining and fun. An award-winning developer and home builder, Kylemore has hosted this event for nine consecutive years and welcomes owners and employees of Kylemore’s loyal trades and consultants. To date, more than $1.2 million has been raised for charity. “What’s foremost in our minds is to lend a hand to charities and nonprofit groups each year, and there’s no doubt that the need is great,” says Kylemore’s President Patrick O’Hanlon. What is a mortgage cap?

TODAY I THOUGHT I would start by

answering a question posed by one of our readers. The question relates to the issue of mortgages, and how long a “capped” rate remains in place. Let me begin by explaining about “capped“ rates. As a new-home purchaser, it is critical that you receive a bank pre-approval of your mortgage, in the form of a written commitment, for the money that you will need to buy the property. The mortgage commitment should provide, among other things, details regarding the amount of money, the length of the loan, the interest rate, and any special terms. The commitment

should also provide for a very important item — how long the lender will guarantee the rate that has been committed to you. Okay, let me explain. Let us assume that on Jan. 1, 2016 you bought a property with a closing date of Dec. 31, 2016 and your rate commitment or “cap,” as shown on your commitment, is for a period of 14 months at 2.25 per cent. What this means is that, as long as the deal closes on or before the date that is 14 months from the date of the commitment, the bank will honour the rate they have agreed to. Sometimes deals get delayed past the time that the “cap” guarantees. What happens? Simply put, the lender no longer is legally bound to honour the original rate that was originally offered. In our example, if the rates increased to 3.5 per cent and the closing was delayed until June 30, 2017, the lender would have the option of telling you that the new rate was now 3.5 per cent.

There are more issues relating to this scenario, as you will have to decide if you still want the mortgage, and the lender will have to decide if it would still be prepared to give it to you. That is correct! Remember, if rates rise, the money needed to carry the same amount of mortgage also rises, so if you were tight on your financing before the rate increase, you may no longer qualify for the mortgage as originally agreed. The moral of the story is to ensure that you negotiate a “cap” for as long a period as possible. Quite often, the mortgages offered by the builders on-site have built-in extension protection.
