When Paul bought his first home in Toronto recently, he relished the fact he was able to get the property he wanted, at a price he could afford and in an area he liked. What he didn’t love, however – and discovered only after the fact – was how far he was from major public transit. The office where he spent some of his time was a convenient 30-minute jaunt away. But his other semi-regular commutes downtown involved a horrendous drive down the Don Valley Parkway, or an equally inconvenient – and lengthy – combination of bus and subway.

THE BUILDING, DEVELOPMENT and
professional renovation industry does more than just build homes. Members of the industry spend countless hours and many thousands of dollars every year giving back to the communities they are working to create. Among the industry’s many philanthropic initiatives is BILD’s community partnership with Habitat for Humanity GTA, the local arm of the well regarded charity that builds affordable homes for low-income families. The partnership has been in existence since 2003 and has only strengthened as the years have gone by. It’s a perfect fit – we’re both in the business of building homes. BILD members support Habitat through a series of fundraisers such as athletic tournaments, industry gatherings and more, which raise several thousands of dollars each year. Proceeds from all of these fundraising efforts help Habitat build homes for its partner families. Each year, BILD is given the privilege of presenting a family with keys to their new home. This year our partner family is the Mohammeds, a family of seven currently living in a rented poorly maintained home in an unsafe neighbourhood. Many hundreds of members took part in this year’s fundraisers, which included baseball and volleyball tournaments, two golf tournaments and a city-wide scavenger hunt. A cycling event will take place later this year.

More than 600 people attended the social gathering to network while raising money for Habitat. Fundraising was done through ticket sales and a silent auction. All of these fundraising events are made possible thanks to member volunteers who spend a significant amount of time planning activities, calling sponsors, creating promotional materials and more. Their support is a major contributor to the success of our partnership with Habitat and a testament to our members’ commitment to giving back. Another way our industry supports Habitat is by volunteering their time on job sites and contributing to the actually building of homes. Whether they are experienced tradespeople or office workers with no construction experience, our members roll up their sleeves and work on one of Habitat’s construction sites.
This year, our group spent a very hot August day framing, putting in insulation, placing vapour barriers and installing casement windows in semi-detached homes being constructed on Birchmount Road. It was an incredible experience for them knowing that in just a few months the site will be home to nine families. Many of our member companies also have their own Habitat build days, and it’s not uncommon to hear of individual volunteers returning to a site for a second or third time. Members also support Habitat by hosting their own fundraisers, donating furniture and or building materials to the ReStore and providing expertise to Habitat. Choice – how Ontario’s new home warranty is among the best in the country By Howard Bogach

WE ARE ALL FACED with the notion of
choice each and every day – some easy and some a little more difficult. When it comes to choice in new homes in Ontario, the options are astounding. Consumers today have almost innumerable choices, from housing type to finishings. Some people think this choice should be extended to the new home warranty provider as well. In Ontario, consumers have the benefit of a mandatory universal warranty program that offers equal protection. This differs greatly from other provinces; some don’t mandate warranty coverage at all, while others set the standards and leave the rest to private insurance companies. There are those who believe that provinces such as BC have a more desirable model, arguing consumers should be able to choose their warranty provider. But do such programs actually afford more choice? The short answer is no. While the warranty program in BC does allow for different warranty providers, it’s the builder that gets to decide who that provider will be, not the consumer. The private for-profit warranty providers have different fees, specialties and even services. But in the end, the homebuyer must go with the coverage and warranty the builder has chosen for them. The warranty providers market themselves and the coverage they offer to the builders, not the homeowners. Since the decision is taken out of their hands, consumers don’t actually have a choice. Instead, what they are left with
is a minimum standard in new home warranty, with a varying difference of coverage limits and levels of service. Ontario has one of the strongest new home warranty programs in the country. In fact, other provinces look to Ontario for industry leading solutions and best practices. Ontario also provides coverage that no other warranty provider elsewhere in Canada offers. For example, Ontarians are the only homebuyers eligible for delay compensation when a builder is unable to meet their outside closing date. We also offer deposit protection where some provinces again, don’t offer this type of coverage at all. Homeowners in Ontario are also covered for radon, which isn’t covered in British Columbia. We don’t provide different options that builders can pick and choose from. Instead, we have a set list of warranties and protection which by law, cover almost every new home purchaser. We frequently examine how we can improve the
warranty and invite government and all our other stakeholders to have their say. We want to ensure the warranty stays current and is keeping up with the changes in the housing industry. The most important thing is that new-home buyers receive the right protection and that those protections are there when they need it. Window of opportunity Mortgage rates remain at historical lows, so take advantage while you can – but carefully

LOW RATES continue to dominate in
the mortgage world, after the Bank of Canada dropped its influential overnight target rate – not once, but twice – last year. In its latest announcement on Sept. 7, the BoC again held the rate at 0.50 per cent – where it has been since July 2015. BoC had earlier dropped the rate from 0.75 per cent, where it had been since January 2015, when the Bank dropped it from one per cent. Clear as mud? Just a bunch of numbers, right? Perhaps, but some experts are now saying rates won’t begin to inch up from these historical lows until well into 2017. While the BoC may have held rates in September, it also took the opportunity in its Monetary Policy Report in July to repeat an earlier warning about the housing market. The Bank intimated a need for action to tackle rapid house price increases in Vancouver and Toronto, citing “elevated and rising” risks. Canada Mortgage and Housing Corp. (CMHC) followed that up in its Housing Market Assessment, reporting that evidence that problematic conditions in Canada’s housing market as a whole has increased from weak to moderate. Continuing low rates mean the extended window of opportunity for those looking to buy a home remains open. But so too does
“ Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust” the likelihood that other policy changes or adjustments to mortgage regulations are coming. The time to prepare is now. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, some markets have recently experienced cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer
to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stresstesting” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. One day, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent. OHBA elects Neil Rodgers as 50th president
THE ONTARIO HOME BUILDERS’
Association (OHBA) elected Neil Rodgers as President for 2016-17 at the organization’s Annual Meeting of Members Sept. 19 at the Blue Mountain Resort in Collingwood. Most recently, he served as the association’s 1st Vice-President and has been a member of the Executive Committee since 2012. A long-time dedicated advocate for the association and the industry, Rodgers brings a wealth of knowledge and expertise to this leadership role within OHBA. With almost 30 years of experience in land development, Rodgers’ career has spanned both the public and private sectors of the industry across southern Ontario, British Columbia and the United States. Currently executive vice-president, acquisitions at Tribute Communities, one of the largest integrated land developer/ community builders in Ontario, Rodgers is responsible for all
aspects of land acquisitions, vendor/investor and broker relationships and market research. Prior to joining Tribute, Rodgers played a pivotal leadership role in the merger of the Urban Development Industry (UDI) Ontario and the Greater Toronto Homebuilders’ Association (GTHBA), to form the Building Industry and Land Development Association (BILD) – the largest local home builders’ association in Ontario. With an Urban Planning degree from the University of Waterloo, Neil’s work with associations and their stakeholders along with his past experiences working closely with the Ministry of Municipal Affairs and Housing and other government organizations has made him a natural in the political sphere and a knowledgeable representative of the industry. A focus for Rodgers’ term as OHBA president will be on evidence-based research in order
to demonstrate what the future of the marketplace will look like with the current policy models that are in place. With several important files on the go, Rodgers plans to use this research to help educate, advocate and inform the government on issues such as the Greenbelt and Growth Plan, the OMB Review and Building Code changes around Net Zero housing as well as the Climate Change Action Plan. The OHBA is the voice of the building, land development and professional renovation industry in Ontario representing 4,000 member companies organized into 30 local associations across the province. Our members have built more than 700,000 homes in the last 10 years in more than 500 Ontario communities. The industry contributes more than $45 billion to Ontario’s economy, employing more than 300,000 people across the province.

5 things to look for – and 5 to avoid – when buying a home By Wayne Karl
MOST PEOPLE HAVE AN IDEA what
they want when buying a home – proximity to transit and schools usually ranks near the top. Buyers’ criteria may vary depending on their age and location. Single professionals looking for a downtown condo would likely key on proximity to mass transit. Young families in the suburbs, on the other hand, might rank schools and parks at the top of their list. When it comes to the value of your home, however, certain neighbourhood features have very distinct influences –positive and negative – that you should be aware of. For example, realtor.com, the official website of the National Association of Realtors in the U.S., recently produced a list of the worst neighbourhood features that drag down your home value. Its counterpart north of the border, the Canadian Real Estate Association
and its website, realtor.ca, doesn’t have an equivalent list for the market here, so we assembled one – from an informal poll of realtors and other sources. Here, then, are five things to look for – and five to avoid – when looking for a home. 5 THINGS TO LOOK FOR Mass transit: This isn’t just for convenience, though being able to walk to a subway, LRT or commuter train is the wish of many homeowners. Experts rank walkability to a subway station as the number one thing homebuyers are willing to pay for – so it has a very real positive impact on property values. Research shows that homes located 500 to 800 metres from a subway stop increase by 10 to 20 per cent in value more than average. And in a downturn, these properties will drop by 10 to 20 per cent less.
Schools: This may be more important for young families than single professionals or Millennials, but overall, properties close to good schools and school districts are at a premium. (And be sure to avoid poor school districts.) Think convenience in dropping off the kids, less worry about long commutes, syncing up with daycare or requiring them to become “bus pupils.” And when it comes to resale, you’ll find lots of people looking for just this kind of home. Walkability: Speaking of convenience, proximity to amenities such as shops, services and restaurants ranks high on most buyers’ lists. Being able to walk to them, within reasonable distance, is golden. Builders know this, and more and more of them master-plan their communities to make sure such essentials are nearby. …continued on page 22

Parks: Lifestyle is becoming increasingly important – and in some cases, a concern – these days, especially for the thousands upon thousands of Canadians choosing to live in condos because of their affordability. Think it’s not so important? Try living in a downtown condo cluster without any greenspace in sight. Generations of Canadians are now growing up as condo dwellers, so nearby parks, trails and other escapes are increasingly essential. Major highways: Besides living reasonably close to work, most homebuyers also want to be close to friends and family. But these days, with rising prices increasingly determining where you buy, easy access to major highways and thoroughfares is the next best thing. And thank goodness many Canadian governments are spending billions on infrastructure to help make it all happen. “The features that are most important to homebuyers are reflective of what they value as individuals,” says Adil Dinani of Royal LePage West Real Estate Services, Burnaby, BC. “Generally speaking, neighbourhoods that fall within excellent public school catchments, are close to rapid transit hubs and have access routes are highly sought after. “The notion of walkscore also plays an important role in desirability – residential neighbourhoods that are in proximity to urban conveniences such as cafes, grocers, restaurants and
parks are generally very attractive and can positively influence the value of homes.” 5 THINGS TO AVOID Busy street or intersection: While proximity to highways is high on the list of positive influences, there’s such a thing as being too close. The concern here is two-fold: high volume of motorist traffic; and the danger that represents to pedestrians. The same is true with being too close to a subway or train station – and studies show a definitive drag on property values. Cemeteries: Superstition or not, many people find it just too creepy to live adjacent to any kind or size of cemetery. Some may find it cool, but the greater likelihood is that far more potential future buyers will be turned off at the prospect. Industrial areas: As best, think loud, potentially constant industrial noise and heavy truck traffic. At worst, depending on the type of industry, imagine particulates and other kinds of emissions and contaminants. No thank you. Railways: We all remember LacMégantic, but if you need a reminder, there was a train derailment in downtown Toronto just last month. Rail transport and transit literally helped build this country, and it’s important to our future, but there are very real dangers in living too close to railways.
Hydro wires: Even if you, personally, aren’t put off by homes located near hydro right-of-ways, future potential buyers of your home might be. Such properties often sell at a discount – which may sound great at first, until you realize it’s because the pool of prospective buyers is smaller when you go to sell. Why take the chance? Importantly, such negatives can actually help people in their home search. “It really depends on the budget, but most of the time, a buyer will make up their mind on a home that they are ruling out, quicker than a home that they love,” Shawn Zigelstein, sales representative at Royal LePage Your Community Realty in Richmond Hill, Ont., told New tHome Guide. “Buying a home is a process of elimination rather than a process of selection, and many of these specific factors may help a buyer eliminate a home very quickly.”

Millennials uncertain about investing due to market volatility benefit of compound growth and the prospect of multiplying returns. Brush up on basics: 40 per cent of Canadian Millennials surveyed who don’t invest on their own feel they don’t have the financial background or knowledge. However, you don’t have to be a stock-picking guru to get started – you simply need to look in the right place. interest rates are low and there is greater volatility in the markets, Millennials have mixed views when it comes to which investing strategy is best. According to a recent survey commissioned by TD, 36 per cent of Millennials don’t know if it’s the right time to invest, while 22 per cent say it’s definitely not the time. Furthermore, one-third (37 per cent) say they do not invest at all. “Younger Canadians are in the best position to take advantage of the current market environment and long term horizon, and learn how to manage their money independently through self-directed investing,” says Calvin MacInnis, senior vicepresident of TD Direct Investing. “For a generation with such a strong entrepreneurial spirit, it’s surprising that Millennials are still hesitating to invest; however, we’re already seeing this group begin to embrace self-directed investing as they feel empowered by the online technology, and we expect this popularity will continue to grow.” In addition to the uncertainty around market timing, there are
other misconceptions when it comes to self-directed investing. For Millennials who do not engage in self-directed investing, the key reasons cited include lack of money (46 per cent), lack of financial knowledge (40 per cent) and confusion with navigating tools (24 per cent). To help overcome the perceived barriers associated with selfdirected investing, TD Direct Investing offers the following “ABC Tips” to help Millennials invest on their own. AS THE CREDIT SYSTEM continues
to evolve in Canada, consumers are getting increasingly confused with a greater variety of credit products from a greater variety of financial institutions. In fact, the average Canadian gets more correspondence from financial institutions than they do from family and friends combined (what have we come to?). To further complicate matters, institutions are granting credit to consumers at a pace never seen before. The combination of increasingly sophisticated marketing techniques to consumers coupled with more and more available credit truly becomes too much temptation for many people to bear. Consumer debt is a major issue in North America. The concept of keeping up with the Jones has destroyed both people’s financial health and their personal lives. What I am here to tell you is that you don’t need to fall into this trap! Here are some simple guidelines that will prevent you from becoming yet another consumer credit victim: 1. Control spending by knowing exactly where every dollar goes. Tracking your spending habits in detail periodically will enlighten you in ways that you never considered. While doing this on a monthly basis is not realistic, try to do this in detail for at least one month a year. Helpful tip: If you and your spouse spend $3 per day on coffee, this totals $1,095 per year. Depending on your tax bracket, this amount could represent over $2,000 in pre-tax income. Is the free coffee at your office that bad?

2. Watch your liquidity closely. Liquidity refers to your or your family’s ability to pay its short-term debt obligations. Watching what available funds you have to pay upcoming debt obligations is fundamental to avoiding credit problems. Helpful tip: Think carefully before using purchase programs that require no payments for a set period. If you can’t afford to pay for it now, should you buy it? 3. Develop a realistic budget and live by it always. A good budget must have specific financial goals with a clearly defined time horizon. Be sure to take into account all of your payments,
including loans, utilities and dry cleaning. If you pay for it monthly, it should be allocated in your budget. You can’t be too detailed. Most financially successful people are excellent financial planners. They have investment plans, loan repayment plans and a clear idea of how much time they need before they can purchase big-ticket consumer items. Helpful tip: Also be sure to budget for some kind of treat on a periodic basis. All work and no play often results in failure. While these rules seem fairly simple, they are a little like a diet – easy to start but tough to follow through. Despite popular opinion, material items will not bring you happiness. While it may not seem like it today, forgoing that purchase to save for your child’s education (or your retirement) may make you feel a lot better in the long run (despite what the commercials may lead you to believe). ‘Watson’s Dream’ joins Toronto commuters on Wilson Avenue A dynamic new public sculpture A BOLD, NEW PUBLIC ART SCULPTURE
by Toronto-based artist Clare ScottTaggart, looks to be striding toward Wilson Station. Located on the southwest corner of Wilson Avenue and Tippet Road in North York, ‘Watson’s Dream’ emerges from the ground with kinetic force into the very busy commuter corridor. The energetic sculpture was commissioned by Brandy Lane Homes and project partners Wise Group and Shiplake Management Company. “Often public art can be something that stands alone,” said artist Clare Scott-Taggart. “I wanted to create a piece that would literally be in step with the people around it.” Standing 21 ft. tall and composed of 21 spun stainless steel spheres, ‘Watson’s Dream’ is named after James Watson, the scientist who first described the structure of DNA. The sculpture is a highly-magnified and stylized DNA strand representing the rapidly growing Downsview area. “The spheres symbolize the many parts and contributions that combine to create a community,” added ScottTaggart. “It is about how we, the community’s DNA, come together to create a whole. The single green sphere contrasted against the other black and white spheres represents the individual within the greater community.” “We were so pleased to work with Clare on this project,” said David Hirsh, president of Brandy Lane Homes. “Her vision exemplifies this vibrant new Toronto village, while making a bold statement on the Wilson corridor. a budget is like trying to drive a car with no steering wheel. You can lurch your way along, jamming on the breaks every time a threat looms, or you can put the pedal to the metal, but the whole time you’re careening down the road you’ll be worrying about what you’re going to hit. And if you’ve got any passengers, there will be some mess to clean up when you finally reach your destination. Anyone I know who lives on a budget couldn’t get by without it. And it seems it’s only the people who refuse to make a plan who end up bellyaching about getting to the end of the money before they get to the end of the month. If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done this before. I promise I’ll put everything in the right place.” No. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget. Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow. And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop. A spending plan is made up of two parts: income and expenses. Income is the money that comes in: your salary, commission, dividends or interest income, alimony, child support,

So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter. Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.) The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — such as utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average. Add the categories together. That’s
what you’ve been spending. Post-oil-shock recovery scaled back for Canada: CIBC
AFTER ABSORBING THE WORST of what the oil shock could dish out, the Canadian economy is in better shape, but real GDP growth will fall short of two per cent in each of the next two years, finds a new report from CIBC Capital Markets. “As it seeks to replace the role previously filled by energy sector capital spending, Canada will find that there’s a longer fuse for the stimulus now in place to spark a return to full employment,” says Avery Shenfeld, chief economist, CIBC. “Anemic capital spending plans, even outside the energy sector, suggest that the draw of a cheaper dollar isn’t yet enough to offset sluggish global growth and the resulting lack of pressure to add fresh capacity.” CIBC trimmed its growth rate for 2017 to 1.8 per cent from 2.1 per cent. The forecast for 2018 holds steady at 1.9 per cent real GDP growth.
“By today’s standards, these subdued growth rates might be counted as good years, fast enough to narrow economic slack,” says Shenfeld. “Growth will be sufficient to make at least some gentle progress towards eliminating slack and restoring full employment – not enough for the Bank of Canada to hike rates before mid-2018, but with core inflation sticky, enough for the central bank to eschew a further rate cut.” He points to the headwinds of elevated inventories of autos, chemicals and machinery stateside – which are key target markets for Canadian exports – dissipating in the next few quarters. That will help to support profits and capital spending plans by 2018. But, in the coming year, the best news for capital spending will be that its pace of decline will ease off, the report says.

While the timing is still fuzzy on the federal government’s infrastructure spending, that should add just over 0.5 per cent to Canada’s real GDP growth next year, says Shenfeld. In contrast, home building has likely peaked in terms of its contribution to economic activity, the report says. Despite strong housing demand in southern Ontario, national start levels will grind lower to 182,000 next year and 178,000 in 2018. To see an eventual upturn in capital spending and an improvement in non-energy exports, Canada will need to retain the more competitive exchange rate range that has prevailed since oil prices dropped in 2014, says Shenfeld. The upward creep in oil prices next year on its own would tend to push the loonie a few cents stronger, he says. But, countering that will be higher interest rates in the U.S.

Canada-U.S. overnight spreads are expected to widen by 75 basis points, reflecting three U.S. Federal Reserve rate hikes while the Bank of Canada holds rates steady. “A longer wait for the Bank of Canada tightening has us weakening our 2017 forecast for the Canadian dollar by three cents versus our prior call, with a total decline of four cents from now to the end of 2017,” says Shenfeld. He forecasts the loonie will decline to 73 cents U.S. by the end of next year. It’s also a mixed picture for consumer spending. “Firmer gasoline prices will eat into household buying power, without being enough to spark a boom in oil industry employment,” says Shenfeld. “The longer-than-expected fuse to ignite export growth has also meant
that job performance in highpaid tradable industries has been lacklustre, even beyond the expected retrenchment in energy.” Looking ahead, energy and manufacturing payrolls should stabilize by year’s end, and abetted by hiring tied to infrastructure spending, Canada’s employment growth will accelerate to 0.7 per cent next year and 1.1 per cent in 2018, he says. Consumer spending power will also get a lift from the arrival of more generous federal child benefit payments to families with children, he adds. Corporate profits should garner support as energy prices rebound and softness in the labour market contains compensation rates. “Workers, like Canadian policymakers, will have to wait more patiently for the prize of full employment,” says Shenfeld.

Create a cosy bedroom

BEDROOMS ARE ONE OF my favourite rooms to design as I argue they have the most impact on our quality of life. So when a client hired me to consult on her son’s bedroom design, I was so excited to help her create a space that would be warm and cosy and conducive to rest and relaxation.
Here my top strategies for creating a cozy bedroom:
The key in painting a bedroom dark — and not having it feel like a cavernous dungeon — is to ensure that it is well lit. I always prefer a layered lighting plan; overhead lighting paired with wall sconces or lamps for function. The other key for using dark paint successfully is to ensure there is an element of contrast. In this client’s son’s room, we added contrast with the white bedding and textured wall art.

I am such a fan of painting walls dark in a bedroom. The impact a dark hue has on a space can be not only visually striking, but also create a cosy dark space that’s ideal for sleep.

that is so warm and inviting. Paired with matching side tables, these pieces have a strong masculine presence. For a lighter or more feminine look, consider pairing a textured wood bed like this with painted night stands. We continued the wood trend in custom stained built-in shelves above a white and wood desk, and a mid-century modern desk chair.
3 | Vary your textiles One of the simplest ways to make a bedroom cosy is through textiles. Start with the bed. Layer softer fabrics like cottons and linens with textured furs, chenilles and velvets for variety. Don’t forget the floor too — a patterned wool rug or fur scatter rug creates a comfy place for feet to touch down first thing in the morning. And don’t forget about windows — I love drapes with black-out lining for uninterrupted sleep. Consider customizing drapes and using that same fabric in throw pillows on the bed for a cohesive look.
4 | Create a reading nook If space allows, a comfy chair to curl up in is another cosy element in a bedroom. Since this room is small, we opted for a chair on legs with a compact silhouette to balance out the heavy stature of the wood bed. To keep the space serene, we kept the chair in a colour close to the wall hue, and kept the grey theme going with a dresser from Casalife. The dresser will also (hopefully) help avoid having the chair become a catch-all for laundry.
5 | Make it personal To me, a cosy space is one that also tells a story of the people that live there. We made sure the client’s son’s story was told through art on the walls and through displaying many of his childhood trophies and personal momentos on floating shelves. These personal artifacts bring life and visual interest to a room’s design and are integral to creating a space that’s warm and inviting.

WHEN YOU HIRE A DESIGNER, the space they create for you is, of course, custom. But the elements in that room — are they a carefully curated collection that will work in your space or are they custom made, just for you? New Home Guide caught up with celebrity designer Yanic Simard, principal of the award-winning boutique firm Toronto Interior Design Group (tidg.ca), to ask him about custom pieces, and he’s given us some amazing insight into creating the best custom essentials for your home.
New Home Guide: Why custom? Yanic Simard: My idea of comfort is living in a space that feels right — a personal retreat where you end up at the end of the day, and it just feels good. Going custom is the best way to achieve that.
NHG: Custom can be costly. Are there cost-effective ways to get custom looks? YS: Upholstery. Custom upholstering an entire piece of furniture, such as an armchair or a sofa, can quickly add up. But focusing on something simple, like the seats of dining chairs, can be a small investment with a big payoff. This approach also gives you the opportunity to create a lot of looks that you are unlikely to find in a store, such as matching your drapery to a chair back for a statement that says “custom,” loud and clear. This also provides an opportunity to use a small amount of high-end fabric for accents and apply a plainer and more durable material to high-impact areas, such as the seat, for the best of both worlds (and a balanced budget).
NHG: Are there areas where you more strongly recommend going the custom route?
YS: Drapery. As with upholstery, custom draperies can require investing in materials and labour. However, a custom drapery treatment is by far the best way to achieve an elegant look, especially for windows of an unusual size or walls that do not perfectly suit a pre-made panel. This is why custom drapery is generally considered worth the investment. In many cases it is possible to extend a ready-made panel instead of starting from scratch. In much less time than it takes to make a panel from scratch, a seamstress (or skilled DIYer) can cut the bottom of a packaged curtain and attach a panel of a second fabric, creating a perfect-length, colour-block statement without the full price tag.
NHG: Do you recommend customizing pieces of furniture? YS: Creating a custom piece of furniture for a client is many designers’ dream, but it can sound more like a nightmare for homeowners. The cost, time, imagination and decisions required can make choosing a custom piece seem overwhelming compared to simply dropping by a store and walking away with a new find. …continued on page 58

NHG: Are there any design issues that are more easily overcome with custom options, where you tend to prefer custom? YS: Mirrors for the bathroom. Custom inset mirrors solve a lot of issues in bathroom design. They expand a space visually, and they also replace a large area of tile, allowing a seamless, fully tiled look without requiring as much material to be purchased. When you use a mirror wall to wall or floor to ceiling — and skip the frame cost — you’ll save even more while getting a perfectly polished look. It’s a good idea especially in a compact bathroom, letting you splurge on a smaller amount of must-have stone and doubling the look of it. NHG: What are some of the current trends in customization? YS: There’s a big trend to upcycle, so if what you have is in good condition, customizing the finish is becoming a popular option. Beautiful, colourful cabinetry can be rare, especially in the exact hue of your choice. In fact, you’re more likely to find a dated or drab shade if you’re living in an older home. If the existing units are in good condition, having the fronts sprayed with a new finish can be very reasonable in price compared to a full replacement. The same can be said for salvaged vanities. Whether your look is eclectic, traditional, modern or rustic, a salvaged furniture piece used as a vanity can make for an excellent twist in any bathroom. A simple coat of paint (or just a sealant to keep worn-in character as is), a few cuts and a basic block vessel sink can transform nearly any furniture piece into a bathroom vanity. You can also try adding a solid slab to create a more traditional countertop, or take an inexpensive cabinet frame and replace just the doors to achieve a unique look while still providing plenty of closed storage.

NHG: Are there any customizations that are particularly influenced by the client? YS: Art — this is definitely one element that needs to speak to the client on another level. In a Miami condo space I recently designed, I wanted to bring a sense of South Beach artistic flair without letting it swallow the budget. I found high-resolution images created by a local artist online and had them printed directly onto acrylic. If you want to customize art for yourself, ask a local printer what materials they can print on, and try something fun, like canvas, cloth, parchment, plastic or even wood. The result will be unique art pieces with a true artistic story, but without the art-auction price. And of course, there are also many good reasons to buy a one-of-a-kind original piece of art from your local gallery. Sometimes just a little change goes a beautifully long way. 58 YPNEXTHOME.CA

THE SUPREME COURT of Canada has said that good faith is not a requirement by either side in the negotiation of a contract. They went on to say that once the contract is signed there is an obligation to perform in good faith. What does this mean to you, the homebuyer?
1. The most important thing to remember is that if it is not in writing, in the Agreement of Purchase and Sale, it is not binding on either side. 2. It does not matter what the agent says or promises (see 1 above). 3. It does not matter what is written in the brochure or advertised at the sales office (see 1 above). 4. Every Agreement should be reviewed by a lawyer who knows real estate before it is binding. 5. Only your lawyer has a legal, moral and ethical requirement to protect and put you first. 6. Every Agreement should be conditional on the lawyer’s review and the condition must be in writing — keep it that simple. Some Agreements have condition clauses that are all mumbo jumbo and do not let you really change anything. Also, make sure some time for review is allotted and sufficient.
Okay, the Agreement is signed, reviewed, amended and ready. Now what? The parties must thereafter act in good faith to complete the contract in accordance with the terms of the Agreement.

Remember, most builders and their salespeople are honest, caring individuals who want to deliver a quality product. Just be careful not to bite into the bad apple in the bunch. Happy home hunting! Why shouldn’t it be expensive to live in one of the best cities in the world? By Ben Myers

Unit recently published a ranking of the “World’s most livable cities” and Toronto ranked fourth behind Melbourne, Vienna and Vancouver. According to the Knight Frank Prime Global Cities Index, Melbourne residential house prices are up 11 per cent annually (fifth highest ranking), while Vancouver prices were the strongest globally, jumping 36 per cent year-over-year. Toronto prices were up 13 per cent over Q22015, ranking fourth on the Knight Frank list. It should be no surprise that the most livable cities are the ones experiencing the highest house price growth. In June, I took a course entitled Global Real Estate Trends at MIT in Boston, and we discussed the factors that can lead to high house prices. A few of the examples were: natural boundaries such as water or country borders; man-made boundaries such as urban containment areas, environmental protection of farmland; and tight planning regulations, which are particularly relevant to Toronto. Housing supply is restricted by Lake Ontario, the Greenbelt and some questionable planning decisions. My first job after university was tracking the housing market in Dallas. I was shocked at how low prices were. In 2001, I could have bought a brand new single-detached house for $60,000. Housing was so inexpensive because development could expand in all directions (due to no major
boundaries), which Toronto cannot. Based on my international work experience, executive education and my employment, I have taken a strong interest in housing prices in other markets. Let me tell you, there are a lot of people in Vancouver, London, Melbourne and Auckland that are angry about property values. Although many Torontonians like to complain about condominiums, they provide an affordable alternative to the million-dollar homes that are out of reach for the average household. With new discussions and announcements about new largescale public parks, new bicycle infrastructure, new subway stations, and an improved waterfront, the GTA is making a commitment to making city and condo living just as comfortable and welcoming as a single-detached home. A look around the globe will tell you that high house price appreciation may take a few years off every once in a while, but it is trending upwards across the major international cities in the long run. If you have the financial resources,
feel comfortable with your career and employment but are still on the fence, I suggest you seriously take a look at buying a home in 2016. Purchasing a pre-construction condominium can provide you with the opportunity to take advantage of house price gains without the burden of a mortgage — just be prepared to wait two to three years to take possession of your unit. The GTA and Toronto are internationally-recognized as one of the best places to live in the world. I’m not saying you have to like it, but you should accept the fact that house prices are going to be high on average. Condos and other options can be a fantastic alternative to get access to one of the world’s premier cities.

5th Annual Upcycle Challenge Storage Solutions in support of Habitat for Humanity GTA By Tina Holmes
CELEBRITY EXPERTS and emerging decor and DIY experts are taking part in the fifth annual Upcycle Challenge at the Toronto Fall Home Show at the Enercare Centre, Exhibition Place beginning Friday, Sept. 24 and running until Sunday, Sept. 25. Confirmed participants include: Evelyn Eshun, interior designer, Evelyn Eshun Interiors; Carson Arthur, international landscape designer and outdoor expert, Cityline expert and star on HGTV’s Home to Win; LeighAnn Allaire Perrault, DIY ninja and Cityline expert; Chris Palmer, founder of Hand Crafted by Chris Palmer, Clare Kumar, professional organizer; Jordan Spear, DIY, craftsman and carpenter; David White, designer, David White Design; Erica Gelman, designer, House Of Design; Janice Feda, colour and design specialist; Anne Renshaw, interior designer; Anna Rocoski (Toronto Home Shows); Cristina Barbosa (Toronto Home Shows); and Michael Penney, designer and owner, Penney and Company. “I love the concept of the Upcycle Challenge, taking something from a Habitat for Humanity ReStore and giving it new meaning,” says Carson Arthur. “I am a huge fan of redefining items so that they work for today’s lifestyle. Our lives are constantly evolving, so should our furniture, but it doesn’t mean that we have to throw out the old in favour of the new.” Revolving around this year’s Challenge theme of storage solutions, participants chose a piece from any of the 10 Habitat for Humanity GTA ReStores and were given free rein to be as creative and unique as their DIY minds would allow to design and upcycle a piece that will offer additional storage and organization options. “I used an old radio cabinet as the base and an old kitchen cupboard as the top,” said Michael Penney. “I added two pine shelves and a bit of trim moulding from Home Depot to make the cabinet a proper hutch. I added some beadboard panelling to the back and new knobs to add a funky touch. Then I painted the outside Lily Pond from the Penney & Co Collection and Prairie Sunset for the interior then loaded it up with dishes and kitchen items for a great storage unit!” Arthur created a seat for a child with storage for shoes or toys under it from an art deco set of drawers. “I went with bright colours and bold stripes to add wow into a space but also to add a little fun into a functional piece,” he says. “My inspiration came from my nephew who can never sit still to put on his shoes. sneakers are flattened because he just jams his feet in and off he goes.” On her trip to a Habitat ReStore, Eshun was inspired by a wall sconce and quickly picked it up before someone else did and added a mirror and brackets to her purchase. She had an MDF board cut to create a base for the wall sconce and added a shelf that she siliconed to a mirror. “The finished product is a dressing mirror, which can be mounted in a bedroom,” says Eshun. “The shelf is perfect for perfume and make-up, and you can hang some necklaces and scarves on it as well. The mirror is ideal for checking hair and lipstick on the way out the door.” For Spear, DIY is about saving money. As a handyman and carpenter, he can upcycle used materials to create and tailor a specific project that is totally one of a kind and budget friendly. For the Upcycle Challenge, he created a great storage cabinet constructed entirely out of two doors and a mirror. The plan was to make it look old and retain the vintage character while still being functional, well built, and good looking. “My inspiration comes from my love of antiques and unique one-off pieces, and the fact that it’s difficult sometimes to find that right piece for the home,” says Spear. “Living in a 160-year-old farmhouse presents challenges for finding the right furniture and decor, so to build my own with vintage charm and modern function satisfies that dilemma. People tend to throw away old furniture and materials, when, with a little creativity, these materials can be saved from the landfill and live a new life as something functional and unique.” All entries will be displayed and will be on sale at the Toronto Fall Home Show, with proceeds going to support Habitat for Humanity GTA. An online voting contest also ran from Sept. 15 to 23, allowing people to vote for their favourite upcycle masterpiece.

I FOUND IT! AFTER SEARCHING FOR SEVERAL WEEKS, I just
signed the lease on a corner unit with magnificent water views. Now the fun begins. For the past eleven years, I’ve been helping my clients make the transition to smaller spaces, and it’s time for me to practice what I preach. Any move is stressful, but when you’re shrinking your real estate, there are even greater challenges. Here are a few tips to ensure you love your new place.
Choosing Your Unit To set yourself up for success, you’ll want to be clear on two things: a. How you want to spend your time. Figure out what kind of space (rooms and storage) you need to support your activities. b. How you want the space to feel. Do you prefer minimalist or densely packed, neutral or colourful, traditional or modern? Articulate your vision or simply collect images that reflect what you’re aiming for.
Along with your preferences for location, light and privacy, these become your ideal space specs that will guide your future choices.
Planning the space When you’ve locked in on a unit that meets your needs, you’ll want to develop a “space plan” to help you fit in your must-haves. Try to obtain the floorplan which serves as a first pass planning tool. It may not be 100 per cent accurate, so be sure to take your own room measurements as well. Don’t forget to measure ceiling heights as they often vary even within a unit. Next, grab graph paper, a pencil and ruler, and draw out each room. If you want to do this digitally and in 3D, try roomsketcher.com. Note which way doors open, window positions and mechanisms, the location of electrical and cable outlets, light switches and any vents. Measure your existing furniture pieces. Draw them to scale and cut the pieces out so you can test placing them

in different ways. It’s much easier to move paper around than a heavy bookcase! Be sure to consider light, heat sources and power supply as you place furniture. You’ll want to maintain 30 in. for high traffic paths and allow 36 in. of space for dining or office chairs to be moved comfortably. You’ll often find that a piece that worked in one space simply doesn’t fit in your new space. Don’t be afraid to repurpose furniture in a different way, especially if you love it. If there are gaps, then it’s time to source new pieces. Keep maximum measurements for furniture and storage pieces firmly in mind. Use your choices about how you want the space to feel and any overarching theme to guide your purchases.
