Smaller household, smaller home Canadian households are definitely shrinking, according to Stats Canada. Seven decades ago the average household consisted of 4.3 people. By 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house. While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condo living, in urban areas in particular, has become
increasingly popular. The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger dwellings are still a need, the next time you see another crane in the air keep this new demographic dynamic in mind. While Canada continues to grow, new housing needs will continue to reshape the cities and homes that we live in.

A story we ran in New Home Guide in April discussed the homebuying ambitions of Canadian Millennials – specifically, how their desires for homeownership didn’t quite align with reality, when it came to average prices. Indeed, the story began with, “Millennials, please adjust your homebuying aspirations.” These young Canadians, aged 18 to 34, indicated in a Bank of Montreal report at the time, that their national average target price for a home was $350,000. The problem was that that budget was well below the actual average home price of $512,621. Now comes a new survey from TD that highlights that Millennials are
still applying a “you only live once” philosophy when it comes to buying their first home. Meaning, these prospective homebuyers are still not exactly being realistic. Awareness of current prices, compromise and sacrifice don’t seem to be getting due attention as Millennials map out their homeownership plans. Most notable is their desire to buy a home close to where they work. And since many Millennials work in downtown city locations, that may mean condo as a housing type – not the white picket fence dream home they seem to have in mind. Yes, you only live once, but you also have to be realistic.

MANY COMMUNITIES across
the GTA are changing. They are developing by growing up and not out as mandated by provincial policy. However, many of the people in those existing communities don’t want change because they like their neighbourhoods the way they are. As a result, there is more opposition than ever to development projects. Not-in-my-backyard sentiments or NIMBYism is not new, but today it’s stronger because Toronto and the rest of the GTA are intensifying. The growing chants of NIMBY affect more than just developers. They are problematic for all of us, especially new home buyers, as they add to the GTA’s housing supply shortage, creating delays and additional costs which are ultimately passed on to the people buying new homes. Developers don’t just build what they want and where they want it. There are numerous government policies and plans at all levels that dictate where and how development happens. When the Ontario government introduced the Greenbelt and Growth Plan 10 years ago, it changed how development happens in the GTA. The plan mandated that 40 per cent of all new homes be built within existing communities to house our rising population, which grows by
about 100,000 people each year. In accordance with this policy, our industry now builds as many highrise condos as single-family homes. However, there is little public understanding and even less support for intensification. When these policies were first introduced, our industry encouraged the government to educate residents about how and why their neighbourhoods will change, but to no effect. “Not in My Backyard” can be heard on everything from condos near subway stations to townhomes projects in Scarborough to semis in Burlington. Developers are now increasing their efforts in working with community stakeholders by engaging residents earlier and working together to create projects that benefit everyone. By communicating with residents in the early stages of the development process, community stakeholders can properly respond to the proposed changes. It’s important to help them understand the goals and benefits of intensification and specific projects. New development and neighbourhood renewal can help our communities thrive, which is something we all want. Bringing
more homes and housing choices can bring new life to established neighbourhoods. With more people come more amenities like shops and restaurants. All this leads to higher property values and means local governments collect more property taxes, which they can invest in things like parks and transit. The GTA continues to grow, it attracts people and businesses. We need to build new housing to accommodate this growth, and work together to create thriving complete communities. It’s time to turn NIMBY to YIMBY and say “yes-in-mybackyard.” BILD recently create a couple of animated videos on NIMBYism to raise public awareness of this important issue. Protect your warranty by preparing for fall and winter By Howard Bogach

EVERYONE RECOGNIZES the value of spring clean-up in and around your home. After a long winter, it’s good to take stock of how well your home stood up to wintry blasts of cold, ice and snow and to fix or adjust anything that was affected by the weather. But it’s just as important to prepare your home for winter before inclement weather arrives. In fact, it’s important to make maintenance a year-round habit – even if you own a brand new home. All new homes in Ontario come with a warranty provided by the builder and guaranteed by Tarion Warranty Corp. This warranty lasts up to seven years from the date of first possession and covers a lot of things inside and out, from defects in workmanship to major structural defects. But did you know that lack of maintenance can affect your warranty? If issues arise in your home in those first seven years that can be traced back to a lack of proper maintenance, they won’t be covered. That’s why you should maintain your home year-round. The time to prepare for winter is in the fall, and there are all kinds of things you can do to keep your new home healthy and to ensure that your warranty rights are protected. The first place to start is outside your home. Take a wander around outside and check out all of your windows and doors for any cracks or separations around the frames. If you see any damage, get out the caulking gun and apply caulking to those areas. This will prevent water
penetration or heat loss. Second story windows can be a challenge. Not comfortable on a ladder? Try taking digital photos of the windows and then zooming in for greater detail to see if they need attention. Weather stripping on exterior doors is another must-check item. Look for damage or wear, and replace if necessary. Warm air will seep from your home – and your heating bills will rise – if the weather stripping isn’t in good shape. Eaves troughs and downspouts should be inspected, too. Leaves and debris can collect and create messy, smelly blockages that could build up over winter. So, clear all of this away so that water can drain freely. If you see cracks or seam separations in your eaves troughs, fix with caulking. Next up is your exterior water supply. The last thing you want is a flash freeze to damage your water lines and cause a pipe to burst. So now that watering the law and garden is done for the season, shut off your home’s exterior water supply and drain all exterior water lines and hoses. You should leave the taps open a bit – this will prevent any remaining water in the lines from freezing and damaging the water supply line. If you have an irrigation system to water your lawn or garden, or if you have water features like a pool, pond or fountain, you should make sure all water is drained from those as well. If you don’t, you will be sure to find damage in the spring. And finally, have a professional roofing company inspect the roof to ensure that shingles, flashing and chimney caps are all in place and properly sealed. Once you’re done outside your home, there are a few things you should look after inside. Clean and test all of your exhaust fans, including dryer vents, stove vents and furnace vents. Look at your
furnace filter to see if it needs to be cleaned or replaced, and consider having your furnace serviced to prepare it for winter. Inspect your gas or wood-burning fireplace and chimney dampers and have them serviced or cleaned, if necessary. Then test all smoke alarms and carbon monoxide detectors to make sure they are in good working order. And finally, if your home has a sump pump, you don’t want to risk a flood in the winter. Check the sump-pump float and discharge line and then test the whole operation. 6 homebuying tips for first-timers By Wayne Karl

and not sure where to begin? Here are six homebuying tips to help you prepare. 1. Get with the programs There are various government programs available to help you buy a home. Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. More information on these programs is available at cra.gc.ca 2. Explore your options First-time buyers can buy a home with as little as five per cent of the purchase price as a down payment – as long as the property is less than $500,000. Anything higher than that, and the minimum down payment for the portion of the price higher than $500,000 is 10 per cent. So, assuming your price range is at that threshold, you’ll need to come up with at least $25,000. At that purchase price, depending on the market you’re in, this could mean you’d then be looking at a townhome, semi-detached or even a condo, instead of a detached home.
3. Check with the bank of mom and dad If your parents are baby boomers who have had the good fortune of building equity over the years as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. Many buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did. 4. Become tech savvy Mortgage consumers are becoming very tech savvy. In Canada Mortgage and Housing Corp.’s 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn more, 17 per cent used a mobile device, and of those, 22 per cent used a mortgage related app. And all of these figures are growing. 5. Befriend a broker or banker Like many things in life, it’s all about relationships. And whether you use broker or a banker to secure a
mortgage, you’ll likely come to value the relationship. In the same CMHC survey, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers who offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers. 6. Research, research, research These days, with prices rising as they are and uncertainty in some markets, thorough research is an absolute must. Everything from your target area, desired housing type, builder or realtor, finances, how much you can afford, who you borrow from and the structure of your mortgage – take your time. Take months. Average detached homes in the GTA surpass $1M

HOME HUNTERS who are looking outside the city limits to save a few bucks are going to have to look beyond the 905, according to the latest data released last week by the Toronto Real Estate Board (TREB). According to September data, the average price of detached homes in the GTA has now surpassed the $1-million mark for the first time. While Torontonians have become accustomed to the seven-figure price tags since first making headlines in February of last year, this is a new record for the GTA region as a whole. Detached homes in the GTA – which includes Toronto and the 905 – averaged an unprecedented $1,013,788 in September, up 23.6 per cent over
September 2015. In fact, all housing types saw price gains with semis up 18.8 per cent to $699,968, townhomes up 21.8 per cent to $569,343, and condos up 9.3 per cent to $422,002. September sales keep pace with price tags GTA realtors reported 9,902 sales in September throughout the 416 and 905 regions – up 21.5 per cent yearover-year. Almost all housing types across the GTA saw an increase in sales with the exception of Toronto’s semidetached segment, which dipped 3.5 per cent year-over-year, attributed by the Board to a dip in new listings. “We continued to see strong demand for ownership housing up
against a short supply of listings in the Greater Toronto Area in September,” says TREB president Larry Cerqua. “The sustained lack of inventory in many neighbourhoods across the GTA continued to underpin high rates of price growth for all home types.” The average price of a home in the GTA was $755,755 in September. The average price for a detached home in Toronto was up 23 per cent, to $1.29 million. Meanwhile, the average price of a detached home in the 905 rose 26.6 per cent to $928,414. Condos in Toronto rose by just 6.5 per cent to $446,729. Hot on their heels, condos in the 905 area reached $367,260, up 19.4 per cent year-over-year.

This will be Habitat Canada’s biggest build project ever and will take place in every province and territory across the country with President and Mrs. Carter focusing their efforts in Edmonton and Winnipeg. “It is an honour to host President and Mrs. Carter. has been the question concerning mortgage rates for a number of years now, we have to face reality – rates will rise, sooner or later. Today’s unprecedented lending rates are leaving many wondering what will happen when – not if – interest rates rise. Among them is Finance Minister Bill Morneau, who recently announced some changes to Canadian mortgage lending rules. As of Oct. 17, all new insured mortgages (those with less than a 20-per-cent down payment) will need to qualify for the amount at a rate of 4.64 per cent – which is the big banks’ posted mortgage rate. This applies even if the rate offered by your mortgage lender is less. This, in an effort to shield highly indebted Canadians from spending more than they can afford in a realistic rate environment. While this new benchmark for lending qualification targets insured mortgages, it’s a good idea for all borrowers to plan ahead for the inevitable. Remember, what goes down must come up, or something to that effect. Interest rates will rise, and when they do, you’d be wise to ensure you can afford your higher mortgage payments. So, what can you do to insulate yourself from rising rates? » Stress-test your mortgage against a higher rate before you commit
to the purchase of a home, or any big-ticket item for that matter. » Don’t spend the maximum you can afford. At press time, according to mortgage rate comparison site ratehub.ca, the best five-year fixed rate is a jaw-dropping 2.29 per cent. At this rate, your dream home may be a reality. Ask yourself, will you still be able to afford your mortgage payments at a rate of 4.64 per cent, or more? » Consider all your expenses. Do you have student loans? Do you drive a car? Do you enjoy dinners out and wintertime travels to the sunny south? Do you have kids, or are you
planning to in the future? And don’t forget about your rainy-day fund and your retirement savings! In the meantime, rather than piling on the debt, take the current low rate environment as your opportunity to pay down your existing debt faster, so when rates do rise, you’ll have a smaller mountain to climb. NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:
1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get preapproved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of
between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage
won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to from anywhere between 1.5 and four per cent of the property’s purchase price. Going global Foreign buyers really, really love luxury real estate in the GTA. Here’s why By Wayne Karl THE LUXURY HOME MARKET in the GTA is not just
booming, it’s quickly becoming one of the hottest in the world. And a key driver of this growth? Foreign buyers. You can thank Canada’s stable real estate, financial and political systems, as well as openness to immigration and cultural diversity for much of the luxe love shown by wealthy international purchasers. “Canada is a trading nation, and our prosperity has always been linked to our ability to connect with the rest of the world through commerce,” Phil Soper, president and chief executive officer, Royal LePage, told New Home Guide. “Canadians in large numbers buy real property in places like California, Arizona and Florida without a second thought. And the world views Canada as a safe and fair place to invest their capital today.” And unlike offshore investors, who are front page news these days due to their appetite for parking their cash in Vancouver and Toronto investment properties, the wave of foreign luxury buyers is here to stay. A recent Royal LePage survey, in fact, estimated that at least 25 per cent of luxury
property purchases in Canada are by foreign buyers – with 84 per cent of these used as primary residences.
Cachet vs Cash In the luxury market, then, it’s less about cash, and more about cachet – buyers want these homes more for the lifestyle they represent than the investment aspect. Christie’s International Real Estate and Canadian affiliate, Chestnut Park Real Estate of Toronto, report that Toronto’s luxury housing category is the second hottest in the world. Auckland, NZ had the largest luxury sales growth last year, with a 63-per-cent increase year-over-year, while Toronto grew by 48 per cent. Another Canadian city, Victoria, posted the third-largest increase out of 100 markets surveyed worldwide. And Toronto luxury is not slowing down. On a national scale, the city is expected to further demonstrate its place as the top destination through the balance of the year. …continued on page 34

Luxury leadership The GTA is positioned to lead Canada in $1-millionplus residential real estate sales this fall, with sales of luxury properties of more than $4 million expected to significantly outpace gains in other cities, according to Sotheby’s International Realty Canada. In Vancouver, luxury sales were beginning to taper off even before the 15-per-cent foreign buyers’ tax came into effect on Aug. 2, 2016. “We are going to see a clear divergence between (the Toronto and Vancouver) performance this fall,” says Brad Henderson, president and CEO of Sotheby’s International Realty Canada. “Vancouver’s record-setting sprint will return to a more moderate pace, but Toronto’s market cadence is set to accelerate.”
Rise in fall Coming off a soaring first half of 2016 and a more active summer market than anticipated, the Durham, Halton, Peel and York regions, as well as Toronto, are expected to show the strongest sales gains and price increases in Canada this fall. And again, escalating interest from foreign buyers is a key contributor, Sotheby’s says. Luxury single-family homes, naturally, are the most sought after luxury product, but condominiums priced at more than $1 million are also expected to continue to surge, the company says. And while some of the foreign interest in GTA luxury may come because buyers in Vancouver are turned off by
the new tax there, Soper, for one, cautions against Toronto imposing a similar levy. “While market conditions and economic outlooks matter, we have found that luxury property ownership is predominantly driven by the desire to create a happy family home,” he says. “Ninety-seven per cent of our advisors characterize foreign buyer purchasers as couples looking for a safe place to raise a family. Frankly, that’s no different than what the typical Canadian family is looking for in a home and a neighborhood.”

ABOUT FIVE YEARS AGO, I came
up with the bright idea to pick up something for my walls every time I traveled. Great idea, right? Art would cover my walls with travel memories and it would make for interesting decor. What I didn’t think about was how hard it would be to bring artwork home on a plane or while roadtripping. Needless to say, my idea was shut down pretty quickly. But, I remained confident that I would one day start doing this. So, when I went to Chicago a couple years ago, I picked up a beautiful print that I hoped to hang above my fireplace. It’s an unconventional size but I opted against buying the frame with the print since we were driving back… what a mistake that was. Custom framing for this piece was priced at more than double the cost of the actual print and its unique size made it difficult to find anything else. Luckily, I discovered some great framing alternatives that don’t break the bank and that are also useful if you’re just looking for a new way to hang things on your wall. Use an easel Granted this look isn’t for everyone because the easel will take up some space, but it adds personality to any room it’s in, and can help bring together the overall look and feel of a room, too. Different easels work for different rooms, but generally speaking there is something for everyone. Use clips This can definitely feel reminiscent of a dorm room if you don’t choose the appropriate clip or suspending

material, but there are ways to make this classy, easy and unique. This works for prints, photos and even children’s artwork. You can hang clips simply with wire on a nice background or you can make a sort of frame-clipboard out of wood and take advantage of being able to change the photos you hang. You can also use an iron rod, string or even branches as the base for your clips and customize the look you want.

Rogers Real Estate Development invests $1.5 billion in downtown Mississauga
ROGERS REAL ESTATE DEVELOPMENT LIMITED, a private holding company owned by the Rogers family, is redefining the western edge of downtown Mississauga with a $1.5-billion announcement made by Edward Rogers and City of Mississauga Mayor Bonnie Crombie. M City – a 10-tower, 15-acre, 4.3 million-sq.-ft. masterplanned community – includes more than two-acres of public parkland in the downtown core. Inspired by Mississauga’s own Downtown21 Master Plan, M City will be the first major residential condominium development by the Rogers family. The meticulously planned project has been in development since 2007, when Rogers Real Estate Development enlisted leading Canadian developer Urban Capital Property Group to manage the process of turning a long-held family asset into a legacy community. “Rogers has an enduring history with the City of Mississauga. We believe in the city and in the vision that was set forward in Downtown21,” according to Rogers. “With the help of Urban Capital and our development team, we aim to contribute to the evolution of Mississauga’s downtown. New York-based urban design firm Cooper Robertson was brought on board to design the framework for M City. CORE Architects is an award-winning firm that has designed more than 200 million sq. ft. of residential development across North America and internationally. “CORE’s design is a stunning addition to Mississauga’s skyline. Not only does it dialogue with celebrated architecture on the eastern end of downtown, but just as important is the way it interacts with the immediate streetscape. A lot of attention has been placed on the podium and how M City connects with its surroundings,” adds Reeve. Cecconi Simone has been retained to handle interiors. The award-winning firm is known for its sophisticated palate and will be designing suites, common areas and amenities that complement the unique architecture. “It is our hope that M City acts as a catalyst for the continued evolution of Mississauga’s downtown. It’s why we have taken on the challenge of developing this property. Being able to introduce over two acres of parkland is a part of the legacy we hope to leave behind,” says Rogers.

Millennials set on finding their perfect ‘YOLOcation,’ despite steep city home prices
MILLENNIALS ARE APPLYING the “you only live once” philosophy to their homebuying approach with nearly half of surveyed Millennials who commute (48 per cent) saying they are likely to spend more money on a home in order to live closer to work, compared to only 34 per cent of Canadians as a whole, according to a new survey from TD. Most Millennials are “sorrynotsorry” about compromising their housing hopes when it comes to purchasing a new home. For example, an overwhelming majority of those surveyed, 80 per cent, said that commute time is paramount when buying a home. With location
driving their decision in increasingly expensive urban housing markets, Millennials, many of whom are first time homebuyers, may need to yield, proceed with caution and ensure they understand their complete financial picture. “While living close to work has many benefits, purchasing a home in expensive urban cities can come at a price,” says Pat Giles, associate vicepresident, real estate secured lending at TD. “Finding your dream location means striking a balance among affordability, your non-negotiables and your financial future.” A city’s magnet of social activities and entertainment make it a mecca
for life-loving Millennials and they are stretching their dollars to shorten commute times. If you can accept a longer commute time, you may actually be able to afford more ‘you only live once’ moments, like vacations, over time.” In today’s competitive housing market, TD offers the following tips to help Millennials make the right financial decisions when finding their YOLOcation without mortgaging their financial future: Goal setting: When you decide to buy a home, it is important to make a pros and cons list and weigh them based on their importance. If your goal is to own a home close to work, consider the sacrifices that
may need to be made on other desirables such as your targeted neighborhood, or owning a car. Be sure to seek out professional financial advice as well. Talking to a mortgage specialist to get a preapproval can help you understand where you stand financially, and help you shop with confidence. Affordability map: You no longer have to live in the urban core to enjoy the amenities of urban life. Grocery stores, entertainment, and recreational facilities are available in the suburbs, and in good quantity. While commuting a long distance to work each day may be less desirable to Millennials, sometimes going out of the city by 45 minutes to one hour – an average commute time for many Canadians, according to the TD survey – could mean long term savings on a home, and a stronger financial future.
Firm foundation: Take the time to build up a significant down payment. With a down payment of at least 20 per cent, buyers can also save on mortgage insurance premiums upfront. Consider setting up a savings account to regularly put aside money, which will not only help you save for your ideal home, but will also help you prepare for other costs such as lawyer’s fees and moving costs. First-time buyers should also consider contributing to an RSP and benefit from withdrawing up to $25,000 tax-free through the Canadian government’s Home Buyers’ Plan. “Location drives real estate prices, but so do emotions,” says Giles. “Finding the right home on the right street in the right postal code is possible, especially when you get great advice to steer you in the right direction.”

The math behind Land Transfer Tax

WHENEVER YOU PURCHASE land
in Ontario, you have to pay Land Transfer Tax (LTT). In the City of Toronto, you also get hit with a municipal LTT. The good news is that all first-time homebuyers are entitled to the first time buyers’ exemption or rebate. For the Ontario tax, the exemption or rebate will apply to the first $2,000 of LTT payable. This means that you will pay only a portion of the LTT on homes costing more than $227,500. To qualify, you must: 1. be at least 18 years old; 2. never have owned an eligible home as defined in the Ontario Home
Ownership Savings Plan (OHOSP) Act, which includes condos, detached and semis, anywhere in the world; 3. not have a spouse or same-sex partner who has owned an eligible home as defined in the OHOSP Act while he or she was a spouse or partner of the home purchaser; 4. occupy the purchased property as a principal residence within nine months of purchase. Doing the math: » Up to a purchase price of $55,000, LTT = 1/2 of 1% of the purchase price net of HST » Up to a purchase price of $250,000, LTT = 1% of the purchase price minus $275 net of HST » Up to a purchase price of $400,000, LTT = 1.5% of the purchase price minus $1,525 net of HST » Over $400,000, LTT = 2% of the purchase price minus $3,525 net of HST You may also qualify for the City of Toronto exemption or rebate. As an
example, purchases with a price over $400,000 on resale homes must pay and then get the money back from the City. In addition the City rebate maximum is $3,725. The other difference is the method of calculation: » Up to a purchase price of $55,000, LTT = 1/2 of 1% of the purchase price net of HST » Up to a purchase price of 400,000, LTT = 1% of the purchase price net of HST » $400,000 to $40,000,000, LTT = 1.5% of the purchase price net of HST » Over $40,000,000, LTT = 1% of the purchase price net of HST If you don’t qualify, you will have to pay the LTT on closing.

Restaurant dining for two can be comfortably rounded off within $40, while other ethnic and halal options could be even cheaper. On account of its proximity to public transport and the expressways, rents for one-bedroom apartments go for $1,150, while threebedroom townhouses are available to rent for $1,500. Ownership condos and townhouses along Fairview Mall Drive and Parkway Forest Drive start at $200,000.

Marble is naturally heat resistant, which makes working with it in the kitchen incredibly convenient; no need to worry about where to put that sizzling saucepan in the middle of meal prep. It’s a popular material for bathrooms and around fireplaces for the same reason. The porous nature of marble, however, makes it vulnerable to staining. Liquids such as wine, oil, juice or soda are readily absorbed by marble, and can be almost impossible to remove. Fortunately, sealing the countertop offers protection, but this must be done at installation – and every few years thereafter – if you want to avoid unsightly stains. Especially klutzy cooks might want to choose work with a darker colour of marble in the kitchen. Marble’s permeability also means that it can be easily scratched by knives, or chipped by heavy crockery. However, this gorgeous material offers unbeatable visual impact, and longevity when properly maintained. …continued on page 60

Elegance and durability: Granite In terms of popularity, granite is the across-the-board favourite with homeowners and builders, for its beauty and endurance. Available in a multitude of shades spanning the colour spectrum, there’s definitely a granite to match your kitchen’s mood. This versatile stone has become increasingly popular in bathrooms and outdoor patio areas as well. A natural product like marble, each slab of granite is entirely unique. Granite’s natural resistance to bacteria, mould and mildew have made it a popular building material since antiquity – it’s seen in many historical and archaeological sites – including the Great Pyramid. This incredibly hard stone cannot be scratched without tremendous effort; if anything, your kitchen knives are likely to suffer, so “wear and tear” is not an issue. Granite is also highly heat resistant, and can handle the placement of cookware right off of the stove or out of the oven. While not as porous as marble, granite does have some vulnerability to staining, and like its softer counterpart, must be sealed upon installation. Depending on how it’s been treated, this process may need to be repeated annually, or up to every 10 years. It’s not common for granite to crack or chip, but a very heavy object dropped on it could do some damage. At the price you’ll pay – granite is by far the most extravagant stone to work with – you’ll want to take good care of these counters.
Low maintenance beauty: Quartz Also known as engineered stone, quartz countertops are comprised of 93 per cent natural stone with seven per cent polymers, resulting in a high-grade, maintenance-free surface. With a wide variety of rich colours and patterns available from numerous suppliers, a quartz countertop will be uniquely beautiful, and enhance any kitchen (or bathroom) setting. Colours and patterns can even be customized. Quartz countertops are non-porous, which means that worries about spills and stains are confined to finding the nearest paper towel. This impermeability also provides total defense against bacteria and viruses, which means that once it’s clean, it’s clean, whether in the kitchen or the bathroom. Quartz doesn’t feel quite as hard or unyielding as granite, and is much more forgiving of impacts, so it won’t chip or crack as easily as other materials. Due to its partial polymer makeup, quartz countertops are not as heat resistant as granite or marble, and you’ll want to let cooking implements cool before resting them on these surfaces (or use a trivet). But the fact that quartz doesn’t require sealing goes a long way to offset that detractor, and justifies its comparably high cost. With the beautiful finish stone countertops provide in a home, they’re an obvious choice for an upgrade. Knowing the pros and cons of each material and understanding your needs in the kitchen will go a long way in helping you to choose the stone that’s perfect for your home.

Stars of a myriad of design and lifestyle shows since the 1990s, this dynamite duo is currently everywhere on your television, presenting both

Veterans of both reality (I’m a Celebrity… Get Me Out of Here!), and home improvement (How Not to Decorate), they have now combined the two in their current shows, as well as having their own product line, writing books and a syndicated design column, and making many personal appearances along the way; these are two busy people. enough to catch up with them and see how their design flair and savvy know-how for hosting might help out people with grand guesting gestures. New Home Guide: Creating an inviting space, you do it well in cabin country, what about in a city space? Colin & Justin: Believe it or not, condos and cabins are actually very similar! After all, isn’t every living space about sharing good times with

good people in good spaces? Create a living/dining/kitchen/outside space if you can, treat it as one life arena and zone it accordingly to delineate function. Use colour or style to link each area. For example – a timber floor throughout the interior with a similar colour of timber outdoors will read like one continuous space. NHG: People who live here inevitably get a lot of guests. What can you do to make guests feel comfortable sharing your space? If you’re in the market and expect a lot of guests, what are some attributes you should be looking for in a city home or a condo? C&J: The golden rule with guest rooms is to spend the night in there
yourself – this will help you know exactly what the experience is like. Not everyone has the space for a dedicated guest room, but you could transform your TV den or home office by installing a proper sofa bed to give the room two functions. In terms of condo shopping, you ideally want guests to have their own bathroom and be on another floor in a townhome or at a discrete distance in a condo – this gives both parties the privacy they need. NHG: When you’re on a design budget, you have to make choices. What are the things you should really splurge on and what you can “cheap out” on? What kinds of small touches make the most impact?
C&J: Spend on comfort, as you must feel rewarded and relaxed at home. Don’t scrimp on your bed or sofa, buy the best you can and save money elsewhere. It’s worth creating a nest first, so why not start with the bedroom? Simple to do (paint, new bedding, etc.) and essential as a reward for your hard work as you renovate the rest of the home. Quality timber floors are a must – but you can cheap out on wall tile – get the look with ceramic rather than real stone and you’ll create the feel you want for less. Edit your life by paring back on clothes you no longer wear, items you have duplicates of, broken items and things you just don’t like anymore. Remember – you live in a condo not a cupboard – life space is just as important as storage space. Creating systems costs next to nothing but can dramatically improve your home life. If your bathroom and bedroom get overloaded with laundry, then invest in a basket and timetable a laundry day to deal with the backlog. Properly store home paperwork in dated files and avoid piling up your favourite magazines – weed out the things you like and lose the rest! NHG: How do you make the most of a view without overwhelming it? C&J: How do you make the most of a face without overwhelming it? With great glasses, that’s how! Yes, great frames work for all great views – imagine your window view is a painting and frame it accordingly. We painted out our condo frames in black to create a border for our downtown view. Choose blinds over drapes (to keep windows simple) and avoid overhanging from above if you can by positioning blinds above the glass rather than in front of it – a simple pelmet can disguise the mechanism. Don’t cramp your view with obstructions like a huge television in front of your mountain vista, and arrange furniture to make the most of the natural beauty. Imagine the view as the focal point of your décor and embrace it!
This winter, take the party outside and gather around a bonfire (if you can) or around a smart outdoor gas fire like the Hemi Firebowl from Solus. We’ve specified their fire bowls for use during two series of Cabin Pressure and they’re awesome. And don’t stop there – add candles or solar lanterns for even more sparkle. Make the flickering fire your inviting centrepiece and dress it with chairs or benches (as well as blankets and cushions) to keep chills at bay. Serve ‘warm up’ foods like home made soups kept hot in retro style flasks, and make sure you have extra gloves and scarves to protect guests from the chills. Baby it’s cold, outside!
3. SERVE HOT COCKTAILS From a boozy hot chocolate loaded with whisky, Guinness or Baileys to salty maple buttered cider warmed with rum, maple syrup and vanilla bean, there’s no better time to warm up your guests and introduce them to the new and increasing range of hot cocktails. Serve in clear tea glasses and don’t forget to garnish just as you would a cold cocktail!
4. SEASONALLY ADJUST YOUR DECOR Dimmer Switches – a designer’s best friend! They’re low cost, easy to fit and make a huge difference to overall atmosphere. At the flick of a switch you can brighten up to read or dim the lights to cuddle up and watch a movie. Add a few table lamps for low level, cozy pools of illumination and your room will look warmer and much more inviting. Replacing curtains and cushions can make a huge difference without the need to completely redecorate. Seasonal adjustments suggest you’re ‘in the know’ and on top of changing trends. Switch up soft furnishings as you change your wardrobe…from season to season. Swap lighter summery fabrics for heavier knits and weaves and embellish your sofas with furry cushions and knitted throws to keep chills at bay.
5. WINTERING AT HOME Forget formal dinner parties that are all cocktail skirts and men’s suits – entertaining at home this season should be all about fluffy sweaters and hot milk and cookies as you and your guests gather by the fire. Think Wham’s ‘Last Christmas’ and you’ve got the vibe! Informal is in! Dining rooms will be rather empty this season as the kitchen table takes centre stage. Forgo the silver and haul out the crock pot and soup ladle as you serve up simmering stews and fresh soups, guaranteed to warm the heart of the coldest penguin! You’ll find the addition of some warm mulled wine will get everyone into helpful spirit!

When moving, everyone wins playing by the rules By Chuck Resnick

WHEN HIRING A professional mover,
you expect to have your possessions packed and/or transported safely. It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck. Federal and provincial regulations prohibit movers from transporting hazardous materials such as, but not limited to, propane canisters, flammables and gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a “hazardous material.” It is important for consumers to understand what can and cannot be moved beforehand. Movers also establish their own guidelines. At Two Men And A Truck – Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewelry, stocks, bonds and cash, as examples. Common sense dictates that these are items you would want to take yourself. If you have items of extraordinary value such as paintings, sculptures and antiques, let your mover know ahead of time. The issue here is insurance, and the basic package your mover offers may not cover these exceptional goods. Although we don’t offer additional insurance to cover these at our company, we can arrange for it. You can also check with your own insurance company about covering these special items; your homeowner’s policy may have a rider

It is still critical to know and understand how much insurance your moving company carries. Ontario’s Conditions of Carriage, part of the Highway Act, requires movers to insure at least $0.60 per pound at a bare minimum. At Two Men And A Truck – Canada, we insure items up to $250,000, which is far higher than the minimum. We also offer replacement cost with a $250 deductible. Extremely large items and toughto-move items such as pianos, pool tables and massive wall units are a challenge. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy-duty dollies and a truck with a lift gate.
Another “rule” to be aware of if you live in a condo highrise is arranging with your property manager to reserve the elevator for the day and time of your move. Right up front, you should determine how this process works. Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator. The more your mover knows ahead of time, the more accurate their estimate will be. No one likes moving day surprises – including your mover. Communication is key. Once we all know where we stand, we can work together for a successful move.

SMALL SPACE By Yanic Simard SO YOU’VE CHOSEN to call a small space “home,” but that doesn’t mean you can’t live large in it. When space is at a premium, your design choices can help maximize the space and the value of your property. Decorating small spaces has its challenges, but they are not insurmountable. It is particularly satisfying, when we achieve more than we thought possible, in design and indeed in life. When designing a small space, there are three key considerations. Read on to learn more.

Decorating small spaces has its challenges, but they are not insurmountable. You might have a small square footage, but look up. Your walls offer a lot of space that you can use with some planning and imagination.
1. Use of colour Use monochromatic, light-coloured paint and furniture. My favorite and signature paint colour is Benjamin Moore’s OC 23 Classic Grey. The use of light colours for wall and floor coverings as well as furniture will create the illusion of a larger space. Lighter and brighter colours are used to reflect and diffuse light, while darker colours in the background will maximize the whites/ neutrals. Always paint the ceiling white, or at least a lighter shade than the walls. Using white paint will create a high degree of light reflection, thereby giving your entire room a lighter and brighter feel.
2. Use vertical space in a smart way You might have a small square footage, but look up. Your walls offer a lot of space that you can use with some planning and imagination. Get your calculators out. A 12-by-12-ft. room gives you 144 sq. ft. of floor space. If you have an eight-ft. ceiling and four walls, you end up with approximately 384 sq. ft. of vertical space. If you used 10 ft. of vertical space on two walls, you would lose 20 sq. ft. of floor but gain 192 sq. ft. of wall storage!
TIP: You know the rule on not wearing clothing with horizontal stripes that draw the eye across? The same principle applies in small spaces – create the illusion of height with vertical lines to lead the eye upward.

TIP: Another tip is to position a mirror directly on the wall opposite to the source of natural light, like a window. This will bounce the light back and forth while increasing the visual depth of your room at the same time.
3. Introduce see-through furniture and reflective elements The use of chrome finishes will add some sparkle to your space. In furniture, always consider using glass or the like – its transparent nature will allow light to travel though it, making it almost invisible to those viewing the room. Polycarbonate, glass and plastic are the materials to consider looking at for your small space.
