ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction. Downsizing is usually the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find is to find a home that suits your needs and lifestyle. Development charges take another hit Government imposed fees and taxes account for one-fifth – and growing – of your new-home price

A

t the recent Economic & Housing Outlook 2014 conference of the Building Industry and Land Development Association (BILD), the usual important topics were on the agenda – the economy, interest rates, household debt, new home sales and affordability. This year, more than in previous meetings, an increasingly pressing item generated a lot of discussion – development charges. Indeed, on this last point, attendees were reminded that about one-fifth of the price of a new home is government imposed fees and taxes. Unfortunately, this situation is about to get worse. Despite the best education and lobbying efforts from BILD and other industry voices, Toronto City Council recently voted to pass a proposal to raise development charges. Under the new bylaw, rates will be increased over two years, beginning Feb. 1, 2014, by about 75 per cent, to about $30,000 for a semi or single-detached home. Meanwhile, the latest statistics from RealNet Canada Inc. show new lowrise home prices increased six per cent to September 2013 from September 2012, to $658,869. Together, these issues are testing affordability of new lowrise housing in the GTA. If you’re in the market and you’re well-prepared and well-financed, delaying your purchase will only cost you more.

BILD plays an important role in educating new and

existing homeowners on issues related to the home building, land development and professional renovation industry, and the Home Show has proved to be a great place to have these kinds of conversations. So we teamed up with The Real Estate Talk Show to bring a panel of experts together for a consumer-focused seminar on buying, selling and investing in real estate in the GTA and more than 300 people attended. Our seminar was hosted by Real Estate Talk Show co-host Erin McCoy, and she called me up first to give an overview of the provincial and local public policies guiding the growth of the GTA today. I also spoke to the housing shift that we’re experiencing in the GTA as provincial policies have encouraged intensification and constrained land supply in the outskirts. We’ve shifted from selling and building mostly ground-related homes such as detached, semi-detached and townhomes to highrise homes. It was also important for me to broach the subject of home affordability. In the new home market, the main factors are increasing land prices, construction, material and labour costs and government-imposed fees and charges. Up next was Mary Stergiadis, principal of business development at CMHC, who told the crowd about the various resources provided by the crown agency on its website, and options for homeowners who want to use mortgage loan insurance or access financing for energy efficient home improvements. Scotiabank’s Barry Ray, director of Toronto region, explained what to consider when seeking out a mortgage loan professional and offered some tips on how to be mortgage-free faster, such as changing your payment frequency or pre-setting a lump sum payment. In2ition Realty’s President, Debbie Cosic, spoke about the importance of assembling a team of experts and knowing your numbers when buying a new home. She also gave the audience some tips on doing their homework. Last but not least, Real Estate Talk Show co-host Simon Giannini, who is also Royal LePage’s top realtor in Canada, gave the audience some real estate investment advice and supplied a few case studies of return-oninvestment for single-family homes, multi-unit properties and condos. It’s time for Tarion’s annual customer satisfaction survey. If you bought a new home in the past year, now’s your chance to tell Tarion all about your home buying experience. Every fall, Tarion sends customer satisfaction surveys to approximately 40,000 homeowners. We’re looking for feedback on your builder’s customer service and your experience with Tarion. You’ll be asked questions about most stages of the homeowner-builder relationship beginning with the signing of the agreement of purchase and sale, through to construction, the pre-delivery inspection, and finally your builder’s after-sales service. You’ll also be asked about your interactions with Tarion. Your feedback is important to us and helps shape the way we do business. For example, last year’s survey showed us that homeowners who used our online warranty service, MyHome, had a significantly higher level of satisfaction with Tarion than those who didn’t manage their warranty through MyHome. This kind of information tells us we’re on the right track with our enhanced MyHome initiatives and lets us know that the changes we’re making are providing a better homeownership experience. Your feedback also helps us educate builders, letting them know what they are doing right, or where improvements can be made. Once the survey results are tabulated, Tarion sends qualified builders a copy of their individual results (without identifying the participants, of course). We also provide builders with the average results of their category. (Builders are grouped into small, medium, large and highrise categories.) what their buyers think of their service, they also get to see how they measure up against their peers. The new home marketplace is highly competitive and I can assure you that most builders give a lot of weight to their survey results and use them to evaluate and improve on their customer service practices. Survey results are also used to determine finalists and recipients of the Tarion Awards of Excellence. The Awards of Excellence are the only awards in the province that recognize builders solely on the basis of their customer service. And they are judged by the people whose opinions matter most – yours. For Ontario home builders, good customer service means going above and beyond to make sure buyers have the best new homeownership experience possible, and that’s why we want to hear from you. By taking 10 minutes out of your day to complete a survey, you can tell us about your homebuying experience and influence whether your builder should be recognized for their customer service. Happy, satisfied homeowners are the best indicator of good customer service. As the regulator, I was heartened to hear some of the 2012 award recipients’ approaches to customer service. One of them told us that their buyers are not just customers, but also their neighbours. Providing open communication and top notch customer service is always a priority. Another recipient told us that their key to success is their availability to buyers on site, after hours and on weekends to answer questions, not only at the time of purchase, but long after homeowners move in. We know that good customer service can mean the difference between a positive homebuying experience, and one filled with headaches. We also know that building a home is not a perfect science. New homes can be constructed in a harsh climate and are susceptible to human error, so it isn’t uncommon for a new home to need repairs after its owners move in. Most homeowners have realistic expectations and know that repairs are often a part of the new-home ownership process. We usually see about 50 per cent of new-home owners submitting 30-Day Tarion Warranty forms. But our actual claim numbers are much, much lower, because builders who take customer service seriously will fix any warranted items in a timely manner, which results in happy homeowners. That’s not only good customer service, it’s good business sense. Builders who respond to their homeowners’ concerns understand how important their reputation is and often find themselves with repeat buyers and positive referrals. So, if you have taken possession of a new home in the past year, look for the Tarion survey arriving in your mailbox or inbox this month. Your opinion counts and we’re ready and waiting for your feedback!

In the last couple of years, there has been

a lot of coverage in the financial press about ­mortgage brokers. Despite all of the positive exposure in business and news publications, there still seems to be a lot of confusion from consumers about how this service works. Mortgage brokering or mortgage consulting is not a new industry, but is one that has been experiencing explosive growth over the last five to 10 years. As it stands currently, more than 21 per cent of all mortgage business in Canada is originated through mortgage brokers. While this figure, representing billions of dollars in mortgages, seems impressive, it is next to nothing when you consider that in the U.S., more than 65 per cent of ­mortgages are negotiated by mortgage brokers. In the past, mortgage brokers were used by individuals who may not have been able to get credit through other channels. They would arrange hard-to-qualify mortgages for a fee. Today this is not the case. The number of mortgage brokers who work on hard-to-place mortgages is now only a small portion of the market. In addition to searching out the lowest rate, mortgage brokers now focus on a consulting role, showing consumers how to become mortgage free quicker, how to decide between terms, conditions and how to crunch the numbers on the many mortgage gimmicks in the marketplace. How did this come to be, you ask? This is not the mortgage market of 10 or even five years ago. What most people don’t know is there are more than 100 lenders in Canada that would all like to have your mortgage business. you may deal with at your financial institution versus a mortgage broker is the broker works for you, not one financial institution. Henry Ford, founder of Ford Motor Company, famously proclaimed people could have any colour of Model T they liked – as long as it was black. This may be a good way to view a mortgage representative that works for one financial institution. The people who work for these institutions simply cannot offer the level of variety a ­consultant or broker can. While the manager at a financial institution bases bonuses and salaries on the profitability of the products and services of the branch, mortgage brokers or consultants build their businesses on knowing where to get competitive rates and by providing value-added service. Some of the bigger mortgage consultants in Toronto single-handedly arrange more mortgages than many entire branches. How do they get these rates? One of the advantages the mortgage broker has, is access to volume discounts the consumer typically doesn’t get. When a mortgage broker sends a significant amount of business to various lenders every month, those lenders are going to make sure they work to keep the relationship strong. The financial institutions do not have to gather the paperwork, pay a salaried employee, or maintain an expensive branch infrastructure. By using mortgage brokers to generate mortgage business, they have to pay only the individuals who are producing deals. Really, it is a win-win situation for all involved. As the Canadian economy increasingly echoes the strengths of successful products and services from the U.S., I truly believe the growth in this industry is only just beginning. Still, I would like to bring up an important point – as with any ­industry, the cream rises to the top. Make sure you select the right financial professional to help you make your mortgage decisions. The new-home buying experience doesn’t end at the initial purchase of your home. It continues as you make your decor choices. homebuyer and it doesn’t matter whether you buy a house, apartment, townhouse, new or resale, is the Agreement of Purchase and Sale or Offer. Over the last few months, I’ve had a number of people bring me their Offer long past the time when they can have a lawyer comment on it, and they were stuck with the terms and extra expense. Let’s review a couple of things. Condominiums The Condominium Act provides that you

have 10 days from the date you receive the disclosure statement and the date you receive an Agreement of Purchase, executed by the builder, to rescind the deal. This gives you an opportunity to see your lawyer, get suggestions, changes and explanations, and then within the 10 days, return to the sales office and negotiate for those important items that are usually left open. New freehold homes, resale homes and resale condos

No time is allowed after you sign, unless you have ensured that there is a schedule or clause making the transaction conditional for a given period of time on your lawyers review and approval, or other conditions. Here are a number of items, primarily for new homes, to look out for so you have an idea, but recognize this is not a comprehensive list, just a sampling: 01. Hydro and water installation and subdivision charges – get written maximums put in; 02. D evelopment charges and levies – get deleted or written maximums; 03. T he vendors lawyers’ Law Society Levy – get it deleted – you pay yours, they can pay theirs; 58 New home guide GTA | oct 26 - nov 9, 2013

04. Driveways – they say it is paved, does that mean base and finish coat or only a base coat?; 05. Damage deposits – get a maximum and make sure there is a process for obtaining a refund; 06. Mortgage clauses – are you stuck with the builder’s mortgage and terms? – is there a clause requiring you to accept the builder’s lawyers undertaking to discharge the mortgage without a discharge statement or direction to pay funds to the lender? – is the builder trying to make you pay to obtain partial discharges of a blanket mortgage; 07. Condos – do you own your parking and storage locker or is it only exclusive use?; 08. Ensure you get a chance to review the status certificate and any reserve fund issues; 09. Survey – who pays? When do you get it? 10. Extensions – how long? Have you selected your option under Tarion for new homes? 11. Title – is there a clause that says you have to accept the builder’s undertaking to give you a deed if one is not available on closing; 12. W hat about home inspection and inspections prior to closing?; 13. Ensure you are getting the appliances and fixtures you think you are. There are many more issues that arise in an Agreement of Purchase and Sale or Offer. This document is the most important in the whole process because it sets the rules for you and the vendor. This becomes critically important when you realize that you need independent legal advice that will properly help you deal with this document. Only a lawyer can do this. Perhaps the most difficult part of writing these articles relates not to the actual writing, but thinking of a topic to address. homebuyers neglect this step. Don’t worry about disturbing people; they have agreed to let the builder give out their names and will not mind you contacting them. Before you call, make a list of questions you would like to ask, such as: » In general, what was the builder like to buy from? Was it a good experience? » W hat particularly did they appreciate about the company? What did they not like about it? » Did they run into any problems, and if so, were the problems solved to their satisfaction? » Was the home completed on time and on budget? If not, what were the circumstances? » Were there missing or incomplete items at the time of possession, or items that had to be fixed? » Were all of their colour selections, upgrades and extras done as requested? » How was the company’s after-sales service? » A re they happy with their home? If not, why? » Would they buy from the company again? » Would they recommend the company? You may also want to do a random check of past customers. Visit communities on a Saturday morning and talk to people who may be outside doing chores, “I’m considering buying a home from such and such builder. Can I ask you a few questions about your home and the community?” Most people are happy to talk about their experiences and offer their opinion and advice.

Who is who in home building? The type of builder you will be looking for depends on the area you live in, and the home you want. Here is a general overview of different types of home building companies. Developers are responsible for getting large tracts of land ready for building. This can involve infrastructure and services (utilities, roads, sewers), community layout and design, including recreational spaces – whatever it takes to turn the land into a neighbourhood. Developers may also construct the homes, or the lots may be sold to individual home building companies. Large building companies specialize in building homes in bigger developments. These companies generally offer a selection of homes designed specifically for the development. Minor customization by homebuyers is usually permitted, but there are usually limits to the amount of change possible. Most will also have a set process for all aspects of the purchase, from the contract signing to the pre-delivery inspection. Medium-sized companies range from 10 to 50 homes a year, depending on your region. Medium-sized companies can be quite diverse – building in developments as well as on individual lots; constructing single-family dwellings as well as townhouses and other low-rise buildings. Small-sized companies build less than 10, and often less than five homes a year. Custom builders build one-of-a-kind homes, each one usually designed and built for a particular customer who may or may not already own the lot. The custom building process allows for complete flexibility, within the limits of municipal regulations and what’s possible technically. Construction contractor is another term for builder. Most commonly, it is used for companies who are contracted by purchasers to build a home on land they already own. Manufactured housing builders construct homes in a factory and bring them to the building site as panels, modules or fully completed units. The amount of work required on-site to complete the home depends on the type and size of the building, the type of foundation and the customization required.

Mission Hill breaks ground on

Richmond Hill Luxury On Wednesday, Oct. 2, St. Regis Homes was proud to kick off construction of Mission Hill on Bayview with its Official Ground Breaking Event. The weather was perfect, with the sun shining over St. Regis’s many partners, consultants and purchasers who attended the event to show their support. St. Regis Homes was especially honoured to have attending, Richmond Hill Mayor Dave Barrow, Deputy Mayor Vito Spatafora, and Councillors Castro Liu, Greg Beros, Nick Papa, Lynn Foster and Carmine Perrelli. At the ribbon cutting ceremony, Mayor Barrow congratulated St. Regis Homes on developing such a beautiful project, while Deputy Mayor Spatafora thanked St. Regis Homes for incorporating such a wide variety of natural elements into the community design. Once the mayor had finished cutting the ceremonial ribbon, the St. Regis team and members of council each grabbed a custom golden shovel to commence the ground breaking. To close off the ceremonies, Jay Vanmali of St. Regis Homes, christened the huge excavator, which had been brought on site that morning to start digging, with a bottle of champagne. The day concluded with an afternoon of food and drinks for the guests and an evening of clean-up for the site workers before the real work was to begin the next morning. Canadian home sales edge higher in September

National home sales posted a small

month-over-month increase in September 2013, according to the latest statistics from the Canadian Real Estate Association (CREA). The number of home sales processed through the MLS Systems of Canadian real estate Boards and Associations and other co-operative listing systems edged up a modest eight-tenths of one per cent on a month-over-month basis in September 2013. Sales improved on a month-over-month basis in just over half of all local markets, with gains in Greater Vancouver and Greater Toronto offsetting declines in Calgary and Montreal. Actual (not seasonally adjusted) activity remained roughly on par with the 10-year average in September. The 18.2-per-cent increase compared to year-ago levels reflects weakened activity at that time. Sales were up on a year-over-year basis in about 75 per cent of local markets, led by gains in Greater Vancouver, Calgary, Edmonton and Greater Toronto.

“Year-over-year increases in the sales over the past couple of months highlights how activity softened across much of the country following the introduction of tighter mortgage rules last summer,” says Gregory Klump, CREA’s chief economist. “While the momentum for sales activity began improving a few months ago, it may be losing steam after having only just climbed back in line with an average of the past 10 years,” Klump adds. “Even so, one can see large year-on-year changes when comparing activity to a month like September 2012, when sales dropped to the lowest level for that month in more than a decade.” The national average price for homes sold in September 2013 was $385,906, an increase of 8.8 per cent from the same month last year. Year-over-year average price gains in recent months reflect the decline in sales activity recorded last year in some of Canada’s larger and more expensive markets which caused the national average price to drop. If Greater Toronto, Greater Vancouver, and Calgary are removed from the national average price calculation, the year-over-year increase is 4.3 per cent. A better gauge of what’s going on with prices is the MLS Home Price Index (MLS HPI), which is not affected by changes in the mix of sales the way that “average” price is. Year-over-year price growth picked up among all property types tracked by the index with the exception of two-storey single-family homes. That said, this property type continues to see the strongest growth, with the benchmark two-storey single-family home price up 3.6 per cent year-over-year in September. This was followed by one-storey single-family homes (up 3.44 per cent), townhouse/row units (up 3 per cent) and apartment units (up 1.79 per cent).

Corporate Canada poised to take advantage of strong U.S. economic recovery in 2014: CIBC Corporate Canada has never been in a better position

to capitalize on a U.S. economic recovery, CIBC World Markets Inc. reports in the latest Composite Indicator of Corporate Canada’s Strength. “While it is widely expected that stronger growth in the U.S. next year will have an upside benefit for Canada, what might surprise many is how quickly and significantly corporate Canada will ramp up spending to capitalize on the long awaited rebound in global demand,” says Benjamin Tal, deputy chief economist at CIBC. Using the bank’s Composite Indicator of Corporate Canada’s Strength, he finds that, while softening somewhat recently, the index is still hovering around an all-time high and is almost a full point above its long-term average. “That’s important since the higher the level of our index, the more responsive corporate Canada has been to a shift in U.S. demand.” Tal notes that, on average, a one-per-cent change in U.S. growth has led to a full three-percentage-point change in capital expenditures by Canadian corporations. However, during periods of high-index readings like we have currently, the same increase in U.S. demand has translated into a fourpercentage-point acceleration in capital spending by Canadian companies. “The response by corporate Canada is directly linked not only to the speed of the recovery south of the border, but also to its financial position at the eve of that acceleration,” he says. “Given the highly elevated level of our index, the ability of Canadian corporations to respond to improving U.S. demand has never been better. “What’s more, this is not a tale of one or two major industries that biased the aggregate results. The index performance is widely based. In fact, improvement in key measures such as cash position and profit margin in recent years actually appears more impressive when the mighty energy sector is excluded.” CIBC Economics is calling for the U.S. economy to expand by 3.2 per cent in 2014, more than double the projected pace in 2013, with the global economy growing by four per cent next year. 108 New home guide GTA | oct 26 - nov 9, 2013

Back-to-school and backto-work season are in full swing, and that means more time in the kitchen preparing lunches and dinners, and less time for you to put your feet up or get other errands done. Here are some helpful tips to handle the stress of autumn.

›› What’s for dinner? Avoid the stress and expense of last-minute dinner decisions with a little advance planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever comes home first can start preparing it. Double the amount you make and freeze it for quick meals on the busiest nights.

Although simple tasks can be done at the same time, like watching TV and folding laundry, important, complex activities require our undivided attention.

›› School lunches made easy. Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space ›› Exercise decision making. Glitz, Glamour & Gatsby by Lisa Boyer Fads come and go in the design world, mirroring the current style, but sometimes the best looks are time-tested and true. With the strong resurgence of Art Deco style in the past year, the 1920s just keep roaring. The glamour of Gatsby and party’s extravagant swagger is influencing runways, textiles, furniture and new product designs. Throwing back to the late 1920s, Art Deco was a movement born in the post-war boom. Yearning for the glitz and glamour of young Hollywood, the movement embraced a clean aesthetic known for its symmetry, opulence and bold lines. It gave birth to some of the world’s most famous architectural statements, including New York’s Chrysler Tower and the Empire State Building. The Royal Connaught was Hamilton’s answer to the Edwardian obsession. The hotel in the city’s core was once a playground for the rich and famous. After sitting empty for the past decade, the Connaught will be revived as the highly-anticipated Residences of the Royal Connaught. The hotel’s indelible three-storey art deco lobby will be refurbished, highlighting the original glass staircase, mezzanine and architectural columns. With 700 new condominium suites, the lobby will be restored to a bustling hub featuring a sleek coffee bar and a baby grand piano. I’ve been busy working on the final embellishments for the lobby launch. In the meantime, I’m eager to share of my design inspiration. Looking to take a note from this dramatic redesign for your home? Here are my Top 5 Deco Design tips: 1 Introduce geometric patterns This can easily be done by using bold wallpaper on a feature wall in your home or laying a statement rug down under a symmetrical seating arrangement. Hunt for chevrons, zigzags, exaggerated herringbone and linking geometric patterns to execute this desire for all things bold! 2 Reflective surfaces The Art Deco period was all about the glam so all that sparkles is gold! Introduce lacquer, glass, mirror and steel into your interior. Consider a mirrored chest of drawers on either side of the bed to bring glitz into the bedroom. In the foyer, try mounting an over-scaled sunburst mirror above a statement black lacquer console.

3 High-contrast colour scheme Dramatic monochromatic colour can make a bold statement in any room. Get daring with your paint brush and wrap your walls into a soft cream backdrop. Then add interest by painting all of your interior doors a dark moody and black. I like Benjamin Moore’s Black Jack 2133-20. 4 Exotic woods An exotic wood piece is a must-have to contrast all the polished items that prevail in an art deco interior. Introduce one over-scaled statement piece like a buffet in the dining room made from warm wood such as, Madagascar ebony or walnut. Keep the lines clean and avoid any fussy detailing. 5 Glamorous and romantic lighting Use dimmers and layers of lighting to place accent on prized items like a gallery-style art gathering. Oversized wall sconces that radiate light upwards and downwards create a moody sultry glow.
