Understanding the agreement Buying a new home offers an opportunity to get exactly what you want. It can be a dream come true and an investment for the future – but it’s also a legal transaction. The term “get it in writing” has never been more important. Your contract outlines everything your new home will have in it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.
Since building a home is much more complicated than a resale transaction where the home already exists, there is no set Agreement of Purchase and Sale or standard contract. Builders often prepare their own agreements so contracts can vary. Before you sign a contract, review it carefully and ask questions to make sure you fully understand it. Take it to a real estate lawyer. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

When the Ontario government earlier this month announced proposed changes to four provincial plans that would shape how land is used in the Greater Golden Horseshoe — Canada’s fastest-growing urban region and the province’s economic engine – there seemed to be two distinct reactions. The home building industry was quick to jump all over it. The Ontario Home Builders’ Association and its various regional member groups – issued a joint release warning of the consequences.
Consumers, meanwhile, didn’t seem to bat an eye. Perhaps, for some, the subject of long-range urban planning is barely worth a yawn. But as a column from the president of the Building Industry and Land Development Association explains on page 10, the implications of the changes could be far-reaching and long-term. Restrictive land use policies impact housing prices By Bryan Tuckey

EARLIER THIS MONTH, the provincial
government proposed policy changes that will significantly increase intensification across the GTA and mean more high-rise condos, more congestion, less housing choice and higher housing prices. Among the proposed changes to its regional Growth Plan, the government will increase the amount of development that must be accommodated within areas that are already established, from 40 to 60 per cent. For cities like Toronto and Mississauga where all new development already occurs within their built boundaries, change will occur in patterns that look similar to today. But for most municipalities in the GTA that is a substantial increase in intensification that will have a dramatic impact on built form. For new development areas or what is known as greenfields, densities will be required to increase from 50 persons and jobs per hectare to 80 people and jobs per hectare. These proposed changes will have a major impact on the ground. Since the Growth Plan’s inception in 2006, the home building and land development industry has been meeting the province’s intensification requirements. Today we are building at least as many high-rise homes as low-rise homes. However, the demand for low-rise family homes has not diminished and unfortunately the price has skyrocketed because of low supply.
Supply of low-rise housing in the GTA, especially for detached singlefamily homes, has reached shockingly low record levels. Monthly research conducted by Altus Group, found that on March 31, across the entire GTA there were only 3,036 lowrise homes available for sale in builders’ remaining inventory. Ten years ago, on March 31, 2006 just before the Growth Plan came into effect, there were 16,757 lowrise homes available for sale in remaining inventory. Not surprisingly, the disparity between supply and price has led to a dramatic increase in prices. The average price of new ground related housing in the GTA has more than doubled since the Growth Plan was introduced. One example is the average price of a new single family home in the GTA which eclipsed $1 million in March. Ten years ago the average piece was $439,294. With its proposed changes to the Growth Plan and Greenbelt Plans, it’s clear the government of Ontario is not concerned about the price of housing in the GTA. There is a growing body of research and data showing a strong correlation between restrictive land use policy and increasing home prices.
A number of American studies, one of them in the Iowa Law Review, have found that regulatory barriers are strangling housing supply and that when cities cut back available land for development, land and housing prices rise. There have also been local reports that have flagged the link between our growing problems with housing affordable in the GTA and provincial land use policies. We believe the province should take a more measured approach before significantly increasing intensification requirements that will further limit housing choice and increase home prices in the GTA. in Ontario could begin to rise significantly if new provincial government proposals go through. Already testing affordability limits in markets such as Toronto, higher new home prices could well be among the unintended consequences of the province’s recent proposed changes to four provincial plans that shape how land is used in the Greater Golden Horseshoe – Canada’s fastest-growing urban region, the
province’s economic engine and the home of the Greenbelt. Ontario is responding to input from the public and addressing the recommendations of the report, Planning for Health, Prosperity and Growth in the Greater Golden Horsehoe: 2015-2041, from the Coordinated Land Use Planning Review advisory panel. In the province’s words, the proposed changes to the Growth Plan for the Greater Golden Horseshoe,
the Greenbelt Plan, the Oak Ridges Moraine Conservation Plan and the Niagara Escarpment Plan would: • Protect clean water by adding the lands within 21 major urban river valleys to the Greenbelt, along with seven coastal wetlands, and establish a process for further expanding the Greenbelt to protect key water features • Require zoning along transit corridors to provide adequate density to support transit

“With 100,000 people joining the GTAH every year, the Growth Plan is where Ontario will house the majority of the additional 4.5 million new residents and attract nearly two million new jobs by 2041.” • Establish Greenbelt-level protections for natural heritage systems – such as wetlands, woodlands and rivers – beyond the Greenbelt, with the provincial government taking a lead in mapping those areas • Support agricultural viability and preserve farmland by setting strict requirements for the expansion of urban areas and allowing more flexibility for agricultural use in the Greenbelt • Require municipalities in the Greater Golden Horseshoe to integrate climate change policies into municipal official plans and to conduct climate change vulnerability risk assessments when they are planning or replacing infrastructure. The problem, according to the Ontario Home Builders’ Association (OHBA) and several regional builder groups, is that such a focus on densification will mean more condos, less choice and higher new home prices for consumers. OHBA says the amendments will continue to make homeownership more difficult for Ontarians. “This announcement means that you’re going to see more intensification, more condos, less choice and higher prices,” says Bryan Tuckey, President and CEO of the Building Industry and Land Development Association (BILD), representing the largest of OHBA’s locals affected by this announcement. “The industry would have liked to see a more measured and cautious

approach before significantly increasing intensification targets,” he adds. “The industry has been meeting the intensification targets in the 10 years since the provincial Greenbelt and Growth Plans were introduced, building at least as many highrise homes as lowrise homes, and yet the demand for single-family homes has not diminished. “(We) also would have liked to hear a provincial commitment to explain to the public and new-home buyers what increased intensification means on the ground,” he adds. The amendments would see intensification within existing communities in the Greater Golden Horseshoe (GGH) increase from 40 to 60 per cent, which means more density and condos within already highly-concentrated areas. In new communities not captured in the existing areas, densities for newly built neighbourhoods will increase from 50 persons and jobs per hectare to 80. At this time, these new communities do not have the necessary infrastructure in place to support these density targets, OHBA says. Traffic congestion is already a serious problem in the Greater Toronto and Hamilton Area (GTAH), and more intensification will make
it worse unless there are massive public investments in infrastructure. The current financing system disproportionately places the brunt of paying for these infrastructure projects on new-home buyers, builders say. “Hamilton will benefit from Ontario’s investment in a LRT line, but that is nearly a decade away,” says Suzanne Mammel, executive officer of the Hamilton-Halton Home Builders’ Association (HHHBA). With 100,000 people joining the GTAH every year, the Growth Plan is where Ontario will house the majority of the additional 4.5 million new residents and attract nearly two million new jobs by 2041. “Creating a smart Greenbelt by adding river valleys and other significant environmental features will improve our quality of life by connecting the dots between the Greenbelt and Growth Plan,” says OHBA CEO Joe Vaccaro. “We need to build new communities where residents have housing choice with access to greenspace, good public transit and jobs.” Despite such concerns, it may not be too late. Stakeholders and the public can comment on the proposed changes at mah.gov.on.ca

THERE’S AN OLD JOKE that Toronto
has only two seasons — winter and construction. But as anyone traveling along the Gardiner Expressway lately (over the last two years or so), or along the QEW to or from Hamilton, or any number of other local congestion points, can attest, traffic in the GTA is anything but a laughing matter. Unfortunately, such is life in the Big Smoke — now and for the foreseeable future. Once upon a time, construction season may have been only during the warmer weather months. But those days are over. You can now count on it almost being a 24/7, year-round endeavor. Indeed, with continuing immigration, general growth and construction expansion — all happening at a quicker pace than infrastructure improvements — our highways and transit systems are being strained like never before. Population in the GTA continues to increase by about 100,000 people per year. Research suggests that by 2031, there could be three million more people living in the area — bringing with them an additional 1.5 million vehicles. A MEMORIAL HONOURING more than 1,000 Italian workers who died in workplace accidents in Ontario over the past 100 years, the first of its kind in Canada, was recently unveiled at the Villa Charities campus at the Columbus Centre at 901 Lawrence Ave. W. in Toronto. The lost workers’ names were all inscribed on the monument. The unveiling ceremony coincided with the International Day of Mourning for workers killed, injured or disabled on the job. The memorial is the culmination of a six-year effort to formally recognize Italian workers’ enormous sacrifices in the building and industrial development of Ontario. The project was inspired by Marino Toppan, former president
of the Labourers’ International Union of North America (LIUNA). Dominus Construction Group and Cityzen Development Group were responsible for the coordination and management of the construction of the project, which included site supervision, securing of all donated materials as well as all the labour to build the memorial. Unveiling memorial Marino Toppan, CEO of Villa Charities, Eligio Gaudio, and Dominus President, Joe Cordiano, oversaw the construction of the project. He lost his own father in a construction accident when he was a young boy of two and his brother just a few months old. Cordiano’s father was 28.
“I didn’t get to know my father,” says Cordiano. “I didn’t get to experience all of those things fathers and sons do. And neither did my brother. And of course my mother lost a husband, a friend and partner.” Once unveiled, family members of those lost searched for the name of their loved one on the monument. It was a day of remembering, a day of honouring those who lost their lives helping to build Ontario. “Let us all agree that we will work together to make certain that no more names will need to be added to this monument because of a workplace accident,” adds Cordiano. Canadian home sales set record in April NATIONAL HOME SALES in April 2016 rose to their highest level ever, according to the Canadian Real Estate Association (CREA).
Highlights from CREA’s latest stats include: » National home sales rose by 3.1 per cent from March to April. » Actual (not seasonally adjusted) activity was up 10.3 per cent compared to April 2015. » The number of newly listed homes was little changed (-0.2 per cent) from March to April. » The MLS Home Price Index (HPI) rose 10.3 per cent year-over-year in April. » The national average sale price climbed 13.1 per cent in April from one year ago; net of the Greater Toronto Area and Greater Vancouver, it was up by 8.7 per cent year-over-year. Sales were up in April compared to the previous month in about 70 per cent of all local markets, led by the National Capital Region and Edmonton. Following small declines the previous month, activity held steady in the Greater Toronto Area (GTA) and edged lower in Greater Vancouver. “National home sales set new monthly records over the past two months, even as activity in Greater Vancouver and the GTA appears to have topped out,” says CREA President Cliff Iverson. “With almost three-quarters of all local markets posting sales gains in April, there are plenty of other places where sales are climbing as we head into the busiest time of the year for homebuyers. As always, your local realtor remains your best source for information about sales and listings where you live or might like to in the future.” “Supply shortages and tight housing market conditions have become selfreinforcing in the GTA,” says Gregory Klump, CREA’s chief economist. “The Greater Vancouver Area appears to be heading in that direction too. While

significant home price gains may entice some homeowners in these markets to list their home for sale, the issue for many is that the decision to move means they would also be looking to buy while competition for scarce listings is fierce. As a result, many homeowners are deciding to stay put and continue accumulating capital gains. That’s keeping listings off the markets at a time when they are already in short supply.” Actual (not seasonally adjusted) sales activity rose 10.3 per cent from one year ago to shatter all previous records for the month of April. It also marked the second highest level for transactions for any single month and stood 16.5 per cent above the 10-year average for the month of April. Activity was up from year-ago levels in about 70 per cent of all local markets, led by a number of markets in British Columbia as well as the GTA. The Aggregate Composite MLS HPI rose by 10.3 per cent on a year-over year basis in April 2016, the biggest gain since May 2010. For the third consecutive month, year-over-year price growth accelerated for all Benchmark property types tracked by the index. Two-storey single family home prices posted the biggest year-over-
year gain (12.3 per cent), followed by townhouse/row units (9.8 per cent), one-storey single-family homes (9.4 per cent) and apartment units (7.9 per cent). While nine of the 11 markets tracked by the MLS HPI posted yearover-year price gains in April, price growth among housing markets continues to vary widely. Greater Vancouver (25.3 per cent) and the Fraser Valley (25.6 per cent) posted the largest gains, followed by Greater Toronto (12.6 per cent), Victoria (12.0 per cent) and Vancouver Island (8.2 per cent). By contrast, home prices fell by 3.5 per cent and 2.4 per cent in Calgary and Saskatoon, respectively. The actual (not seasonally adjusted) national average price for homes sold in April 2016 was $508,097, up 13.1 per cent on a year-over-year basis. The national average price continues to be pulled upward by sales activity in Greater Vancouver and Greater Toronto, which are among Canada’s tightest, most active and expensive housing markets. If these two housing markets are excluded from calculations, the average is a more modest $369,222 and the year-over-year gain is reduced to 8.7 per cent

in Canada now costing more than $500,000, many young people need all the help they can get when it comes to coming up with the down payment for their first home. If you’ve just started saving and are looking for ways to give your down payment fund a boost, the five tips below will help you save more money faster to afford the home of your dreams and leave you with a smaller mortgage. 1. Make a tax-free withdrawal from your RRSP If you’re a first-time homebuyer, you can make a tax-free withdrawal of up to $25,000 tax free from your RRSP under the Home Buyers’ Plan (HBP). This means a couple purchasing their first house together can each withdraw up to $25,000 from their RRSPs, for a total of $50,000 towards a down-payment on their first home. The money must be paid back over a period of 15 years beginning in the second year after you made a withdrawal. 2. Use your tax refund If things such as unused tuition credits, moving expenses or RRSP contributions will net you an income tax refund when you file your taxes, resist the temptation to spend it! Instead, save it as part of your down payment fund. Your income tax refund is one of the easiest ways to quickly boost the balance of your down payment without putting any strain on your everyday budget.

Cutting your daily coffee from your budget will probably only save you a few hundred dollars per year, which won’t go far if you’re planning to buy a home anytime soon. You don’t have to give up everything to become a homeownership but you should prioritize the goal over non-necessities you won’t really miss.
Your parents raised you, took care of you when you were sick, and prepared you for life. While you may feel bad about asking for a handout, many young Canadians expect financial support when buying a home. In fact, a 2015 BMO survey finds that 42 per cent of first-time buyers actually expect their parents or relatives to help pay for their first home. And 40 per cent of first-time buyers say they wouldn’t be able to afford a home without financial help from family. For many young people, the down payment for their first home will be the largest sum of money they’ve had to save up so far, so it’s no surprise they find the task daunting. However, with commitment and a plan, you’ll be able to save up the down payment you need in order to afford the home you want. 4. Find a side hustle to fund your goals One of the easiest ways to really ramp up your savings for a down payment is to dedicate an income stream to achieving the goal. You might be reluctant to put a few more hours in at a second job if you’re already working full-time, but if working evenings and weekends will make your home ownership dreams come true, it’s a worthy sacrifice.

THERE ARE MANY QUESTIONS that will run through your head in the weeks leading up to closing on your new home. Did I choose the right location? Did I pay too much? Should I have waited out this hot market? We’ve all heard of buyer’s remorse. Maybe it’s that canary yellow convertible that caught your eye at the dealership when you were there only to get an oil change. Maybe it’s that Florida timeshare that tempted you in the dead of winter. Maybe it’s, dare I say it, the home you just purchased. When it comes to buying a home, feeling a little anxious and questioning whether you’ve made the right decision is normal. Having just bought a new house, I remember that feeling well. My husband and I were swept up in a whirlwind of excitement, anxiety and stress bordering on distress. First of all, our new home was more expensive. Second, it was further away. Third, it was in a new community. (Well, not new new, but new to us.) While we were well aware of these factors when we bought the house — and we still consider it worth the trade-off — we couldn’t help those pangs of fear. So, how can you cure that case of “I wish I never...” and “What if...”? Here are three ways to stop buyer’s remorse dead in its tracks:
» Stop looking. You’ve had your eyes glued to the real estate listings for months. Now that you’ve purchased a home, it’s tough to go cold turkey. Trust me — if you keep looking, you’ll
find something in a more convenient location, or at a cheaper price, or better in some way. Why are you torturing yourself? If you were happy with your decision to buy when you made it, then stop shopping for the bigger, better deal. » Stop listening. You’ve made your buying decision based on your needs and wants. You were confident with your purchase... until Uncle Joe tsk-tsked and dug up that newspaper article he’s been saving for you about a drop in house prices in the coming months. Does anyone really know for certain what will happen in the future? By sitting on the fence and waiting for “perfect market conditions,” you could miss out on some really great opportunities. Don’t be overcome by analysis paralysis. If the timing is right for you, go for it. » Stop worrying. You’ve done your homework, haven’t you? You’ve
scoped out a variety of locations with a close look at the amenities, home types and their prices. You’ve set a budget. You’ve been pre-approved at a great mortgage interest rate and terms. You’ve saved a down payment and closing costs are covered. You’ve got your team of professionals. What more could you have done? Buying a new home — especially for the first time — is certainly stressful, but ask yourself if your fears are founded on facts, or just a common case of cold feet? If you’ve done your research, then it’s most likely the latter and you’ll get over it. Nothing will ruin your home-buying happiness like having it engulfed in a wave of irrational fear. with packing comes decisions. Some people want to pack their own items, while others prefer to leave the task to a pro. There are, of course, advantages to each approach, so it is important to weigh the pros and cons. The Professional Packer Most who choose to pack themselves do so because it saves money. This is true only if your items make it from Point A to B in one piece. Moving companies will not be responsible for items damaged due to your poor packing skills. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes during transit. Consumers often underestimate just how much jostling their items will endure on the road. Accessories like lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers make it their business to know what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide tips on how to mark your boxes for ease of unpacking, and advise on the items to pack last and therefore, unpack first. A 1.5-cu.-ft. box is often referred to as a book or record box. It’s fairly
small and is designed to hold small, heavy items like food jars or cans, flatware, CDs and the like. The next size up is a lamp or lamp shade box, which is three cu. ft. in size. The sizes go up from there, to 4.5 and six cu. ft. for lighter objects like pillows. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing topnotch service. The reality is that most people upgrade because they want to feel fabulous every time they look around their condo, and they’re equally committed to impressing family and friends. Even functionality tends to be a secondary consideration. Unfortunately, the upgrades’ impact on resale value is rarely top of mind, even though it’s something every condo buyer should think about if money matters to them. “It’s all about the aesthetics and impressing everyone — functionality doesn’t come into it at all,” says Tim Huxley, lead sales consultant at Streetside Homes, Calgary. “You’re most likely to get the best return on kitchen and bathroom upgrades,
where appliances, countertops and backsplashes offer plenty of visual impact for your dollar.” Virtually every buyer has a budget. When it’s time to sell, if your upgrades force you to price your condo above comparable units in your building, your unit might not pop up in realtors’ searches, let alone be considered for a viewing. However, provided your pricing is competitive, your upgrades could give your unit the edge over those equipped with just the standard finishes. “Quality finishes will catch the eye of the more discerning consumer, but most buyers get caught up in the furniture,” Lamb says. “You’ll spend less and reap greater rewards if you save that money to paint your walls
something other than white and have the unit professionally staged for resale.” The range and cost of finish upgrades varies widely from developer to developer, with some, such as Lamb, installing what would typically be considered upgrades as standard in every unit, including a high-end glass backsplash, gas lines for barbecues on balconies and gas stoves in kitchens. Others offer just a handful of relatively standard upgrades, such as stainless steel appliances, hardwood floors and granite countertops. ovens, front-loading washer/ dryer, bathtubs with jets, a TV/iPad/ surround-sound package, stone sinks, extra thick granite counters, faucets with spray nozzles that accommodate mega-sized soup pots, and even second parking spaces. “It’s your dream home and you’ll be living there, but you don’t want your equity vanishing,” Lamb says. “Upgrade just enough to make your new home look and feel good.” Ask yourself how the average person will react to that countertop or soaker tub as you remember that many buyers will go for the unit on the higher floor before the upgrades. How practical, functional and relevant is it really? How many homebuyers will actually see it as a must-have versus a nice-to-have feature? Although it’s widely accepted that it’s virtually impossible to keep stainless steel appliances fingerprint free, homebuyers don’t
care because they look so good. While many like the feel of carpet in bedrooms, many buyers today actually prefer hardwood due to environmental sensitivities. “Carpet is bad for allergies and collects dust and bacteria,” says Karen Reimann, a Toronto-area realtor with Re/Max Hallmark. While many will love that sleek, sexy oversized shower stall, that upgrade makes resale sense only if there is a tub in another bathroom. Meanwhile, seemingly dull upgrades, like additional wall sockets and extra pot lighting, are affordable and can be a big selling point. Condo builders and developers typically charge two to five times what homebuyers would pay to buy and install everything from hardwood floors to undermount sinks and valance lights to rain shower heads. While some industry insiders suggest that’s unfair, others point out that consumers are willing to pay for the
convenience and accompanying warranties as well as the single point of contact in the form of the condo manager. “Buyers appreciate that we’ve done the research, narrowed the selection down to the most appropriate options, and deal with the various trades to coordinate and oversee the installations,” says Stephanie Butler, director of marketing and sales at Amacon. “Investors who plan to rent out the units tend to spend less on upgrades than buyers who plan to live in their units.” Because consumers often commit to their new condos and upgrades 12 to 36 months before taking possession, Lamb strongly suggests homeowners specify the products, brands and manufacturers or the equivalent in the contract. “Memories fade and perceptions change over time, so use the contract to get what you paid for,” Lamb says.

Landmark mixed-use development proposed for Toronto Waterfront MENKES DEVELOPMENTS LTD., on
behalf of a partnership comprised of Menkes, Greystone Managed Investments Inc. and Triovest Realty Advisors Inc., is planning to develop a landmark mixed-use community in the waterfront district of downtown Toronto. The new community will incorporate employment, retail and residential uses anchored by a twoacre public park. The development site is an 11.5-acre property, located at the northeast corner of Queens Quay East and Freeland Street, one block east of Yonge Street. Currently the Liquor Control Board of Ontario (LCBO) occupies several buildings on the site, including a retail store, office building and warehouse. The Menkes partnership signed an agreement to purchase the property from the Province of Ontario. The company was selected as the winner following an open and competitive sale and selection process. The proposed development will include a 24-storey, 600,000-sq.ft. office tower, 300,000 sq. ft. of commercial retail space, a new residential community and a twoacre park located on the north side of Queens Quay East, between Freeland and Cooper Streets. The park’s northern boundary will incorporate complementary retail spaces along the future extension of Harbour Street, which presently ends at Yonge Street. The park’s final design will be subject to a design competition. LCBO will be a major tenant of the proposed Class AAA office tower located at 100 Queens Quay E., occupying approximately 200,000 sq. ft. of the building. The building’s ground floor will feature a 25,000-sq.-ft. flagship LCBO retail store, replacing the current Queens Quay store. The existing LCBO warehouse will be moved off-site.

B+H Architects designed the proposed new office tower with the objective of achieving the highest standards in environmental sustainability by striving for LEED Platinum certification. Leadership in Energy and Environmental Design (LEED) is an internationally-accepted rating system that recognizes excellence in the design, construction and operation of Green buildings. “There is strong and growing demand for new, high quality office space in downtown Toronto,” says Peter Menkes, president of the commercial/industrial division of Menkes. “Corporations and their employees have a desire to be in the core, close to Union Station and the revitalized waterfront, and in a leading-edge facility that is built and operated in the most environmentally sustainable manner.” Construction on the office tower is projected to start in the fall of 2017, with completion slated for the first quarter of 2021. ONE OF THE BIG QUESTIONS new moms and dads grapple with is whether they should go back to work or not. Many parents find that they really want to stay home and raise their kids. Just as it makes no sense to go into pregnancy with your eyes closed, clueless as to how you’ll cope financially, the same holds true for making the decision to stay home with the kids or to go back to work. It shouldn’t be a guess. It should be based on the black and red of your situation.
Here are some things you’ll need to add into the equation:
Taxes A lot of the income you will make will be eaten up by taxes. If you’re returning to an existing job, you need only look at an old pay stub or last year’s tax return. If you’re looking for a new job, you’ll need to figure out how much tax you’ll pay. Child care The next biggie is paying someone to do at least part of the job you’d be doing if you stayed home. You can hire a nanny, pay for outof-home childcare or, if you’re really lucky, rope your parents into being all things to your kids while you’re off in the mines. There’s a cost to it all, and you’ve got to figure out what that cost will be for your family.
Transportation You’ll have to be able to get to and from work. If you live further than walking distance to where you work, it could be as inexpensive as public transportation, 46 YPNEXTHOME.CA

or as expensive as a plane ride. If you’re driving, you’ll have to not only figure out the cost of gas, but the additional wear and tear on the car, resulting in higher maintenance costs. Don’t forget the additional trips to and from your childcare provider.
Clothes If you have to maintain a professional appearance at work, what’s it going to cost to keep you shod? If you’re carrying a lot of baby weight, are you going to need a whole new work wardrobe? WHEN YOU AGREE TO purchase a
new condominium, there is a 10-day cooling-off period that allows you to back out of the deal — a get-out-ofjail-free card, if you will — should you change your mind. Lately, I have had a large number of new-home buyers come to me after the 10-day coolingoff period for condominiums, or the conditional periods in a freehold new home offer, had expired. When I ask them why they waited, I get one of three standard responses: 1. I didn’t think I needed a lawyer until it was time to close. 2. The sales agent told me I didn’t need a lawyer until it was time to close. 3. The builder said he wouldn’t change anything. A lawyer must advise you at the time you make your offer to help you avoid all of those tricky clauses where builders look for extra money that could end up costing you thousands of extra dollars on closing. It is critical that you see a lawyer before your deal is firm. It is important that your lawyer explains all the potential costs you will face and the potential changes and delays you may encounter. Insist on this, and if you don’t get what you want or need, see another lawyer. Once you understand these issues, you can then return to the builder and negotiate your purchase from a position of knowledge. Lawyers are service providers, and as the customer, you need to make sure

A home is one of the most important purchases you will ever make, so do your research. You can only get this service from a real-life, breathing, lawyer who will point out the good and the bad in your Agreement of Purchase and Sale, and who is required by the Law Society rules to explain title insurance and by law, has the responsibility to
take care of you. If a builder says he won’t change anything in the offer, it will have to be the fairest offer ever written. Do your due diligence and become an educated consumer. Five tips for small-space decorating by Lisa Canning
SMALL SPACES ARE MORE and more common with the increase in condo living, and making these spaces work can be a challenge. With careful space planning and ingenious multifunctional products, you can have function and style in any square footage.
TIP 1 | Start with a condo-sized sofa The sofa is often a great place to start when planning a small space, as it usually takes up the most mass, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condoappropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space. TIP 2 | Use clear furniture What’s great about furniture made out of glass, or acrylic, is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In condos that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view. TIP 3 | Wall-mounted lighting A layered lighting plan is something I always recommend to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass, weight and that takes up floor area, sconces give you ambient

lighting while saving space. I love the architectural detail sconces provide and often use them on either end of a gallery wall or sofa. TIP 4 | Work with pieces that are multifunctional In a space that might be too small for a home office, or a formal dining room, I have some great, innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a deskheight table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. Another incredible product on the market is the Lacuna table by VNO Designs. This innovative product begins as a piece of customizable art on the wall. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique, space-saving solution.

Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small, stackable, acrylic storage compartments to divide my drawers. The 2016 award-winning projects illustrate how architecture can adapt to the evolving needs of communities over time. “This year’s Design Excellence Award honourees stand not only as beautiful buildings, but also as examples of architecture’s ability to creatively problem solve,” says OAA President Toon Dreessen. “From multi-generational housing

Samantha Pynn is a favourite when it comes to design. A television host, columnist, decorator and stylist, she’s also got a great new housewares line at the department store Simons. Her gorgeous aesthetic and fresh take on design can turn any space into a sumptuous home. New Home Guide caught up with Samantha Pynn to talk about her take on bringing luxury into the home.

Summer Home on HGTV, and you’ll want to check out her new show, HGTV’s Open House Overhaul. You may also need to plan a little shopping trip to Simons because her housewares line is hard to resist. She’s created collections of bedding, bath and kitchenware that simply please the senses. Great colours, great quality and super stylish, they’re the pieces that can take any space and make it pop. On trend but with a classic feel, Pynn’s first collection was met with rave reviews and a second collection is currently in the works. We adore Pynn’s collection and it is definitely an extension of her views on luxury for the home. Luxury, she explains, isn’t just the grand opulence of having the best that money can buy — that’s not where it’s at for her. Luxury for the home, she explains, is that feeling of fresh, that sense of treating yourself and, by extension, your guests, well. It’s the little things. “I secretly think crystal makes whatever you’re drinking taste better. I like weighty flatware. And use the china, it’s built to last. “I always use the good dishes. I like bone china,” she explains. It retains heat, feels substantial and has craftsmanship to it. And this is both for entertaining, and just indulging herself at home. Life’s too short to save the good china for special occasions, treat yourself to it daily. “I like to bring in a new set of napkins for when guests come over,” she explains, and for the powder room, “fresh guest towels or a stack of face towels, and fresh soap.” Pynn loves freshening up her space quite regularly by bringing in pieces that will simply add that fresh feel. It’s a great reflection of the pieces that she’s

designed for Simons, that can be used in this very same way, quite easily. Fresh is an element that you can easily include in any area of your home. It doesn’t have to be a big investment piece — though it can be. It can be small notes — though it can also be a feature element. The thing is, creating the feeling of fresh style doesn’t mean a whole overhaul. It doesn’t mean redecorating. It doesn’t mean starting from scratch. Many of the foundation pieces can be given a completely new life with the introduction of punches of colour or a crisp feel with the introduction of new products. The bedroom is an ideal example. “I love the feel of fresh, new sheets,” she explains. Whether it’s a treat for houseguests who stay in the guest bedroom or an indulgence for herself, Pynn advises that changing up the bedding will have a noticeable effect. It can be on a whim when you find something you love, or you can aim for doing it seasonally. One doesn’t need too many sets of sheets, and good quality sheets will last and endure, and feel good for a lot longer. That quality is important when freshening up. “Cheap and cheerful” she explains, has its place, but money spent on great quality is money well spent. There are the one-off pieces that can be enjoyed, but Pynn isn’t one to embrace the idea of disposable design and stays away from those things that make their way too quickly into landfill. “I love a stack of fresh tea towels in the kitchen,” she explains — and great tea towels are hard for most of us to resist. But when those tea towels need to be replaced, the old, stained or damaged ones are still useful and become cleaning rags until they’ve got no life left to them. Scent is also an important component to having that fresh home. While Pynn avoids chemical cleaners in favour of all natural and organic products, she also enjoys the aroma of a great candle and is currently enjoying the scent of ‘frolic,’ which is lavender based. With gorgeous inspiration to indulge yourself in your home, Pynn makes it easy to bring that fresh element into your decor. Get out the good china, stop saving that crystal for special occasions and enjoy the feeling of simple pleasures!

CHOOSING BEAUTIFUL NEW WOOD flooring can dramatically change the mood of your home’s interior — brightening, deepening, modernizing or warming up your decor and more! However, after you’ve decided between material compositions and tantalizing tones, there is another huge decision to make — one that can make or break the impact of your important investment: the layout. Here’s my guide to choosing the right installation pattern to suit your space, so that regardless of the material you choose, you make the most of it!

Straight The most common layout for flooring planks, a straight pattern is typically the easiest to do — especially in standard rectangular or nearly rectangular spaces. In this format, installation usually begins aligned to the longest straight wall, with the planks (or tiles) laid in parallel rows running from one end of the room to the other. In a straight lay, long lines are created that can help a room appear longer. The linear format of the boards acts like stripes, visually lengthening that axis of the space. This layout also typically involves the fewest cuts (since many boards will be installed with no cuts at all), resulting in low material waste and fewer hours of work — perfect for DIYers or those sticking to a strict budget. Because a straight scheme is so classic, it will never go out of style. However, some other options can create a lot more drama, or extend the illusion of a vast space even further. Try this: If a space is actually too long or narrow, such as a tight hallway or kitchen, laying the boards or tiles perpendicular to the long axis will help widen the look instead of lengthening it even further, bringing proportion to the space.
Diagonal A variation on a straight layout, a diagonal layout either follows one angled wall (if your unit has a less typical shape) or simply runs from corner to corner of the largest room, refusing to be tied down to any wall at all! A diagonal layout takes the lengthening power of a straight lay
and maximizes it, creating the longest line possible to highlight the full size of an open plan. Diagonal lines also naturally create a dynamic energy, helping the eye move about the space for a livelier atmosphere. Because a diagonal layout meets all or most walls at an angle, more cuts will need to be made, and the room for error will be higher, lengthening the construction time (and making work tricky for DIY installers). This look works well in more complex floor plans with no one “best” wall to start from, and elegantly connects adjacent spaces. Try this: Rather than running the diagonal line directly from corner to corner, use a simple 45-degree angle to keep all the cuts consistent.
Herringbone A herringbone pattern is both a traditional staple and a returned trend, making it a popular choice for creating that high-end look. It’s important though to understand the differences between true herringbone and its cousin, the “chevron” pattern. The primary difference between the two variations comes down to cutting: a herringbone layout places boards at right angles to each other, creating repeated zig-zag patterns that recall the weave of a classic suiting material. Chevron layouts create the same zig-zag, but with the boards cut to meet at a 45-degree angle, for a more clean and contemporary effect. Both of these patterns create a bold statement and a powerful feeling of motion. The preference for chevron’s crisp perfection or herringbone’s more subtle charm comes down to personal taste. This installation naturally
requires more time and patience to achieve than the previous two options. However, the extra cost can be balanced by choosing a less expensive material and letting the layout deliver the drama. Try this: Consider a herringbone treatment for just a key area, such as an entry vestibule or bathroom tile, to create a moment of interest without committing to the look everywhere.
Complex While it’s often considered safe to stick to the popular standbys, unique designs can have their place in your contemporary condo if you keep an open mind. Here are a few more ideas to get your creative flooring juices flowing: » In a square room, try a square layout: let the wood start from the edges and work into the centre in concentric layers (meeting at a 45-degree angle in the corners.) Just make sure the installer plans ahead to achieve a perfect centrepoint! This look is ideal for a dining area with a central table. » An inset tile treatment can make a perfect visual break in an entryway or kitchen, and will stand up to mucky winter boots or the occasional dropped pot. » Patterns will read as more intentional when applied at a larger scale, so if you’re planning a playful parquet, consider using a larger plank to keep the look less busy and more confident. » If your unit is L-shaped (especially if the bend is a more unusual angle), you can change the flooring direction at the intersection — just don’t change it more than once if you can help it, so the look stays mostly consistent.
