Springtime’s longer days and warmer weather mean home shoppers will be out in full force. Visiting sales offices and model suites is not only inspirational, it gives you a sense of what the market has to offer and an opportunity to get the facts straight. It’s important to be clear about what you want and expect in a new condo and in your builder before you start shopping. Remember, prices in the new-home market generally reflect differences in location, features and home styles. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. It could mean better-quality materials, finishings, features and service. It is also important you understand what is included with the condo you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included and what your upgrade options are. Evaluate any promises that have been made and find out if the builder is prepared to put them in writing. Check the facts, check the figures and say “yes” when you are sure about the builder and the condo. You should feel confident and comfortable about the choices you have made. Eliminate surprises and disappointments. Sit down with your sales rep, ask questions and discuss your Agreement of Purchase and Sale in detail with a lawyer before it’s finalized. You can make a wise buying decision that offers you peace of mind.

GROWING COMMUNITY

STEPHANIE MACDONALD

EDITOR

Wall2Wall Media Stephanie.MacDonald@wall2wallmedia.com

Blossoming trees and daffodils, occasional sunny breaks from the rain — all signal springtime on the West Coast. But though all the areas that comprise Metro Vancouver are connected by a sense of geography, each has a separate identity. Urban or rural, near the beach or on a mountain, by a river or by rolling green pasture, bustling or peaceful, or any combination of these things, every one of these communities has something to offer — they even have different weather! That’s why it is so important to do your homework when deciding where to buy. Are you a sun-worshipper? North Van is not going to be for you, so look into Surrey or Delta. Desire an amazing view of the ocean? North or West Van or the West End is your place. Want to be in the middle of the action? Require peace and quiet? There’s an increasing number of places around that cater to the young-and-looking-for-fun, and the need-my-personal-space among us. That’s why we’re so fortunate to live here: we have choices. One thing that makes any place a nicer place to live is a sense of community, and in this issue we explore how community gardens are bringing people together to play in the dirt. After you plant your summer salad crop, we’ve also got tips on how to keep your home “spring-cleaned” all year long. So get outside and find your perfect place!

COVER STORY

THE BEST OF URBAN LIVING WITHIN A TRANQUIL FORESTED PARK HEYWOOD ON THE PARK OFFERS EVERYTHING THE OUTDOOR ENTHUSIASTS WANT WITH THE BEST FINISHING A DISCERNING HOMEBUYER EXPECTS IN A HOME // BY MICHELLE HOPKINS Heywood also satisfied Janine’s need for more room. Although Rick says their new home is a little smaller than their current home, “the penthouse is so well designed and laid out that there is no wasted space, so we actually have more living area.” LOCATION, LOCATION, LOCATION

RICK ANSELMO AND JANINE GILLMAN LOVE LIVING IN THE LOWER LONSDALE NEIGHBOURHOOD, but they were starting to feel that their 40-year-old condominium was lacking space and the contemporary finishing that Janine yearned for. “We looked at several projects in North Vancouver and nothing was really exactly what we were looking for,” says Rick. “We had three things on our wish list and they were price, location and a spacious, open-floor layout.” In addition, with a new grandson in the family, the active couple was also looking for a home that was close to the great outdoors. They found everything they wanted at Heywood on the Park. Rick and Janine purchased a 925 square foot penthouse with sweeping views, looking west to the Lion’s Gate Bridge and Stanley Park and north to MacKay Creek. “Heywood on the Park was everything we were looking for and more … and we couldn’t believe the price,” adds Rick. Set amidst one of North Vancouver’s most spectacular 39.5 acre forested park, Heywood on the Park is a stunning five-storey contemporary residential building. It features a collection of 67 residences, comprising of one-, two- and three-bedroom condos, some with dens. “It’s perfect, it’s idyllic… my grandchildren will have a huge playground right beside our home,” says the self-employed Rick. “I can walk to work and I can just walk out my door and hit the trails for a bike ride or a hike. “We are also close by to Capilano Mall and great restaurants.”

Nestled at the foot of Mother Nature’s playground, this exciting pedestrian-friendly community is unlike any North Vancouver has yet experienced. Located on the corner of Hamilton Avenue and Marine Drive, right beside Heywood Park, there hasn’t been a project that has created so much buzz and excitement as Heywood on the Park has in this area. “There is a great mix of young professionals, firsttime buyers and downsizers who have purchased a home here,” says Wendy Pirie, Heywood on the Park’s Sales Manager. “Many developments can boast of being on forested trails but Heywood Park is literally on your doorstep.” This urban sanctuary was donated to the city in 1911 by the Heywood-Lonsdale Estate. The park offers something for any outdoor enthusiast, including hiking and biking trails, or trails for meandering or running along MacKay Creek, as well as a new picnic pavilion, with event stage and ethno-botanical garden. With sweeping unparalleled views of the North Shore Mountains, Heywood on the Park is in the heart of this vibrant North Shore community neighbourhood, and is only steps away from a variety of fabulous fantastic restaurants, boutique shops and entertainment options. No need for a car either - both the SeaBus at the Lonsdale Quay and the Lion’s Gate Bridge are minutes away by transit and give you access to all of downtown Vancouver. If that isn’t enough, Heywood on the Park residents will have private access to their own amenity lounge complete with outdoor patio for gatherings with friends and family.

“ Heywood on the Park was everything we were looking for and more … and we couldn’t believe the price” RICK ANSELMO DISTINCTIVE EXTERIORS

The building itself has been designed to seamlessly assimilate within the community, rather than define it. The building is distinctive for its classic modern architecture designed by the award-winning firm, NSDA Architects. With its HardiePanel siding, brick cladding and balcony and roof soffits, it captures the best of the West Coast landscape while offering well-designed living spaces. ELEGANT INTERIORS INSPIRED BY OUR WEST COAST LIFESTYLE

Besides its idyllic location, Heywood’s interior finishes offer uncompromising attention to detail. The modern West Coast homes are distinguished by open interiors, beautifully appointed with high-quality laminate flooring throughout the main floor in a choice of either Tranquil Sand or Havana Oak Natural; bright, spacious kitchens with a Fisher and Paykel fridge and premium stainless steel appliances, full-height pantry, built-in microwave and a generously sized master bedroom with room for a king size bed. The spa-inspired bathrooms feature Classic Collection deep soaker tubs, full-height tile surround for tubs and showers and solid quartz countertops. “It’s a level and quality of features and finishes that is Marcon’s signature,” adds Pirie.

MARCON PC URBAN HOMES - A TRUSTED BUILDER FOR NEARLY THREE DECADES

Since 1985, locally owned Marcon has stayed true to its mandate of consistently exceeding expectations, both before and after homeowners receive the keys. Marcon’s trademark attention to detail is unmistakable in Heywood; one need only to take in the details of the cabinetry, oversized patios, decks and terraces or large fenced yards, parking and full size storage/bicycle lockers, doggie wash area, superior soundproofing and rain screen technology to know that this is a unique offering. Not only has Marcon built a stellar reputation for constructing over 8,500 quality homes across the province, but more importantly, the company is recognized for standing behind what they deliver with their superior post-purchase Customer Care program. “I don’t think anyone in the Lower Mainland can touch Marcon’s customer service department,” says Pirie, adding, it’s that commitment to excellence that sets Marcon apart. “Its comprehensive customer care package doesn’t stop once you move in… we are there throughout the process and beyond.” Act fast, as more than 50 per cent of the residences are sold. At Heywood on the Park, everything has been well thought out. Don’t miss this exclusive opportunity to buy in arguably one of the most desirable districts in the Lower Mainland, minutes away from abundant social activity and services.

Heywood on the Park’s Presentation Centre is open daily from noon to 5 p.m., except Fridays, at 1621 Hamilton Avenue, North Vancouver. Starting from $262,900, the homes range in size from 549 square feet to 1,184 square feet. For more information or to register, call 604.985.0003, email sales@heywoodliving.ca or visit www.heywoodliving.ca. Completion date is set for summer 2015. ORGANICALLY GROWN COMMUNITY

Cultural, Practical Knowledge from Your Local Community Garden. // BY STEPHANIE MACDONALD

Ridge at Bose Farms

EQUALLY PERFECT FOR DOWNSIZERS who miss their garden as well as hipsters into the urban homesteading movement, community gardens can be used to grow almost anything. Becoming part of a community garden is a great way for people who don’t have access to their own land to grow their own food, but the positive effects of community gardening go so far beyond that. Right on the lawn of the Vancouver City Hall you can find a community garden, not to mention that there are over 75 more community gardens you can join in Vancouver. Burnaby has five, Surrey has four, and Richmond has eight community gardens, and in every instance, there is a waiting list to be able to access a plot, which says something about our desire to get our hands dirty even if we don’t have our own backyards. Though gardening can conjure up images of Grandma’s prized rose bush or rural homesteaders digging potatoes, even in the most urban areas of Canada you can find an abundance of people, of all ages and from all walks of life, tending to patches of fruit and vegetables, herbs, medicinal plants and yes, even flowers. One key benefit to gardening within a community is the exchange of information between gardeners from different cultures, generations, and levels of experience. Most gardeners love talking, teaching what they know, and commiserating on the tough aspects of trial and error in a garden.

Even if growing vegetables isn’t your thing, there are many other foodproducing cooperative projects all over the Lower Mainland that you can become involved in. There is The Copely Community Orchard and Berry Patch near Trout Lake, there is a garden of indigenous edible plants near Joyce SkyTrain and a permaculture food forest growing in North Vancouver, to name just a few. More of these original growing places are popping up all the time, so keep an eye on any empty lots near you. Not to be left out of the urban lifestyle loop, many Lower Mainland developers are building this concept into their projects. Some of the newer developments featuring community gardens include Onni’s Canvas project, located on Great Northern Way in Vancouver, where they are building a communal courtyard complete with community gardening spaces, a harvest table and a firepit for everyone to enjoy.

Outside the city, more people are downsizing from homes with gardens to a more maintenance-limited lifestyle in a townhome.

Canvas by Onni Community Courtyard in Vancouver

The Wall Centre Central Park will have ample space for residents to pick a plot and start growing on their rooftop community garden, Amacon’s The Modern (completed), and Tempo in Richmond also include urban gardening spaces to get their homeowners outside and growing (if they’re into that kind of thing). PortLiving’s Midtown on East Broadway in Vancouver also has plans to include gardening opportunities for residents. Going back up, vertically, Westbank’s plans for the ambitious new Oakridge and Kensington Gardens developments both include community garden spaces to grow on, as well as podium-level urban orchards, where residents can harvest the bounty of BC’s beautiful fruit-growing climate. The Fairmont Waterfront had one of the first rooftop gardens in the city and now can even boast an urban apiary to complete their growing space, helping pollinate the city with their bees, while providing oneof-a-kind honey for their restaurant and café. Outside the city, more people are downsizing from homes with gardens to a more maintenance-limited lifestyle in a townhome. Though they may be sick of mowing a big lawn, moving into a townhome means less space for a garden too. A couple of developments that are offering residents the chance to garden their own plot include The Ridge at Bose Farms, which has a communal potting shed with shared tools and herb garden as well as beds that people can plant in. Dawson + Sawyer On the Course is another townhome community with a large garden area that also allows residents to connect with the earth. Another way developers are encouraging community growing in the Lower Mainland is by letting community gardens take over lots that are currently vacant, but owned by the development company. The company takes tax breaks and intrepid gardeners can build growing boxes, toolsheds, even chicken coops on the land until building begins. This can sometimes mean years of use for the public good before the garden must move on to the next available empty lot. If you live outside the city, or even if you have a back yard of your own, becoming active in a community garden can enhance the happiness and well-being of your whole family, while making your community stronger and a more friendly, healthy place to live. If there isn’t a community garden near you, be a hero and start one! Your kids and future generations will thank you.

CMHC INCREASES MORTGAGE INSURANCE PREMIUMS.

omebuyers requiring a mortgage in Canada are legally required to purchase mortgage insurance if they don’t have a minimum of a 20 per cent down payment at time of home purchase. On May 1st, Canada’s national housing agency will increase the cost of insuring these “high ratio” mortgages for homebuyers.

What you need to know.

CMHC mortgage insurance premiums will increase by approximately 15%, on average, for all loan-to-value ranges. The increase applies to mortgage loan insurance premiums for owner occupied, self-employed and one-to-four unit rental properties, including low-ratio refinance premiums. This does not apply to mortgages currently insured by CMHC, which will be unaffected. The changes are unlikely to have any major impact on the housing market, but in real dollar terms, the decision does increase the cost of homeownership. For those homebuyers electing high ratio financing with only 5% down (and therefore borrowing 95% of the home’s value), the impact would be the greatest. For example, under the old system, a borrower would pay an insurance premium of $6,875 to get a $250,000 mortgage. Under the new system, the premium would jump by $1,000 or a monthly increase of $5. To put this into context, CMHC has not raised its fee for insurance policies since the late 1990’s. The move to adjust premiums by CMHC is an effort to support the long-term safety and stability of the Canadian housing market.

The changes are unlikely to have any major impact on the housing market, but in real dollar terms, the decision does increase the cost of homeownership. 26 METRO VANCOUVER NEW CONDO GUIDE APR 4 - 18, 2014

IN THE NEWS

BANK OF CANADA maintains overnight rate target at one per cent THE BANK OF CANADA HAS ANNOUNCED THAT IT IS

maintaining its target for the overnight rate at one per cent. The bank rate is correspondingly 1 1/4 per cent and the deposit rate is 3/4 per cent. Both total CPI and core inflation in Canada are still expected to follow roughly the path outlined in the January Monetary Policy Report, although recent readings were slightly higher than expected. Excess supply in the economy and competition in the retail sector will likely keep inflation well below the two-per-cent target this year. The global economy is evolving largely as anticipated, with growth expected to strengthen in 2014 and 2015. The United States is still expected to lead the acceleration in advanced economies, although recent data have been softer, largely owing to weather effects. Volatility in global financial markets has increased somewhat, reflecting buoyant market conditions in most advanced economies and increased risk differentiation among emerging markets. More recently, tensions in Ukraine have added to geopolitical uncertainty. In Canada, economic growth in the fourth quarter of 2013 was slightly stronger than the Bank anticipated, and upward revisions earlier in the year further raised the level of GDP. The Bank still expects underlying growth of around 2 1/2 per cent in 2014, with the current quarter likely to be softer. Exports have been a little stronger than previously thought but continue to under-perform, and overall business investment has yet to pick up. Meanwhile, recent data support the Bank’s expectation of a soft landing in the housing market and stabilizing debt-to-income ratios for households. On the whole, the fundamental drivers of growth and inflation in Canada continue to strengthen gradually, as anticipated. With inflation expected to be well below target for some time, the downside risks to inflation remain important. At the same time, the risks associated with elevated household imbalances have not materially

The global economy is evolving largely as anticipated, with growth expected to strengthen in 2014 and 2015 changed. The Bank judges that the balance of risks remains within the zone for which the current stance of monetary policy is appropriate and therefore has decided to maintain the target for the overnight rate at one per cent. The timing and direction of the next change to the policy rate will depend on how new information influences this balance of risks. The next scheduled date for announcing the overnight rate target is April 16.

CONDO PRO

Condos are a

// BY BARBARA LAWLOR

FAVOURITE CHOICE FOR WOMEN

Barbara Lawlor is president of Baker Real Estate Inc., and an in-demand columnist and speaker. A member of the Baker team since 1993, Barbara oversees the marketing and sale of condominium developments in Canada and overseas.

T

he condominium landscape across Metro Vancouver gets more beautiful and exciting all the time. And condos continue to be the popular choice for new homebuyers from all walks of life, including more and more women. This started a few years ago, when the condominium lifestyle began receiving attention from more than just the empty-nester segment of the market. The feeling of community, nurtured by gorgeous amenity areas, combined with the privacy of having one’s own suite, offers the best of both worlds. Residents can mix and mingle with neighbours and also enjoy the solitude of their personal surroundings, all under one roof. Add to this the enhanced security that comes along with condo living, and it’s even more attractive for

women. With the concierge providing screening of visitors and “eyes on the street,” suite owners have a secure feeling when entering their buildings. Today’s condo dwellers also enjoy peace of mind from features like monitored cameras in the parking garage, enter-phone, in-suite security systems and the like. In a condominium, there are plenty of neighbours close by should you need help with anything. Trading favours like watering plants or caring for pets while someone is away is a common occurrence, and seeing the same people day after day in the hallways and elevators and getting to know them over time is comforting. Another wonderful thing about buying a new condo is the “new” part. You can’t beat the feeling of starting with a fresh palette. There is nothing like the smell of a new suite that is completely clean and waiting for you to place your personal stamp on the surroundings. What a joy it is to be able to select your own colours and materials for flooring, countertops and fi xtures. And starting out with brand new appliances is a real luxury. Even when couples are involved in a condominium purchase, it is usually the woman who makes the primary decisions when it comes to selecting features and finishes, and even sometimes which building they choose. The standards and upgrades offered are important, because of the value they provide, and the opportunity to create surroundings that reflect the buyers’ personalities. In addition to paying particular attention to the details, women tend to see the overall picture. Take the lobby, for example. This area is like the living room for the entire building, and I think that women, in particular, prefer it to have an upscale, sophisticated feel that reflects the sensibility of the condo’s architecture. Day-to-day lifestyle is critically important in the list of reasons why so many women opt for condos as their first choice. A fantastic sense of freedom comes from being able to travel and just lock the door behind without worrying about lawn maintenance, snow removal, heavy repairs and the like. Plus, today’s condos have positively gorgeous amenities that nurture a sense of belonging and make these buildings feel like “home” in the true sense of the word. And let’s not forget price as a motivating factor in condominium selection. Across the Lower Mainland, condo suites are usually less expensive than lowrise homes, which accounts for their popularity with first-time buyers – women and men alike. The benefits of condominium living are many. Buying instead of renting is a wonderful investment in your financial and lifestyle future, and you can enjoy the fruits of this investment every day.

LEGAL ANGLE

// BY NEIL MANGAN, JD

CAN YOU BUY OR SELL YOUR PARKING STALL? Before you attempt to buy or sell a parking stall, you need to determine whether your parking stall is transferrable. To do this, you need to do your homework and dig into the strata corporation’s strata plan, original disclosure statement and r egistry filings. LIMITED COMMON PROPERTY PARKING

Neil Mangan, JD, was born and raised in Vancouver, BC, where he leads the strata property practice group at Bell Alliance, Lawyers & Notaries Public (www.bellalliance. ca). Neil publishes the free online Strata Law Guide (www.stratalaw.ca) and is editor of The Condominium Manual: A Comprehensive Guide to Strata Law in British Columbia (www.condomanual.ca).

D

id you know that in some strata corporations it is possible for owners to purchase and sell parking stalls? In fact, in some developments, owners purchase multiple parking stalls to generate additional rental revenue and to speculate on the rapidly increasing value of exclusive parking rights.

If a parking stall is designated on a strata plan or resolution registered in the Land Title Office as limited common property or “LCP” for the exclusive use of a specific strata lot, it will be very difficult to purchase or sell the parking stall. This is because a formal transfer of the parking stall will likely require unanimous or approval of 75 per cent of the other owners, depending on how the original parking stall designations were created. STRATA CORPORATION MANAGED PARKING

When a strata corporation has the authority to manage, assign and rent parking stalls, owners have very limited rights to the stalls and there may be few if any legal rights to sell or assign your parking stall to another owner. These parking stalls are marked as common property or “CP” on the registered strata plan. The tricky part about this kind of parking stall is that is looks the same on many of the strata documents as parking stalls assigned by the original developer, which are usually the easiest to sell. DEVELOPER ASSIGNED LEASEHOLD PARKING

Under the Strata Property Act, once a strata corporation is created, developers are bound by a number of rules that limit how they can assign and sell parking stalls. With the help of clever lawyers, many developers get around these limitations by leasing out common property parking areas prior to creating the strata corporation. They then sell subleases or lease assignments granting the exclusive use of parking stalls to strata lot purchasers. The strata corporation owns the common property parking areas, and they show up on the strata plan as common property, but in reality the strata corporation is the landlord and the individual owners are the tenants. These leases often extend for 99 years or more. Leasehold parking stalls are the easiest kind of parking stall to buy or sell. Instead of making changes to your strata plan, you simply need to transfer the lease. While relatively simple from a legal standpoint, you will need to hire a lawyer to obtain and review the original lease to ensure transfers are permitted, prepare a purchase and sale contract and help facilitate the exchange of money and documents. For more information on strata corporation parking, visit the free online Strata Law Guide at www.stratalaw.ca

MAKE YOUR MOVE

Essential tips for

MOVING AND EDITING // BY GAIL SHIELDS & KAREN SHINN

Apart from uprooting your life as you know it, deciding what to take and what to leave behind, and packing and unpacking all your worldly possessions, it can be a stressful time. But there is good news, and good things come in threes! Here are three areas of organization designed to make your move a breeze.

MOVING IS NO EASY TASK.

THREE ESSENTIAL ORGANIZING AND EDITING TIPS 1. When it comes to sorting, do it now, before the move,

not at your new place.

2. I f you’re buying new furniture, select pieces with

storage and/or display options.

3. F ind charities and re-sellers in your community to

determine the downsizing resources available to you.

THREE ESSENTIAL PACKING TIPS 1. Use new boxes – they are stronger, cleaner and bug-free! 2. U se packing paper. It leaves no residue on the hands

(which can damage items) and keeps fragile pieces whole. 3. P ut detailed information on box labels. Include the contents of the box and which room they are to be unpacked in. That way during the move, each box can go directly to its destination. THREE ESSENTIAL MOVING-DAY TIPS 1. Charge your cell phone. There’s nothing worse than

a dead battery in times of need! 2. Know who to call if something goes wrong. 3. Unpack essential items and make the beds first!

Gail Shields and Karen Shinn of Downsizing Diva are experts in downsizing and moving. For more information visit the Web site at downsizingdiva.com.

QUICK TIPS

// BY HELLEN BUTTIGIEG

Spring cleaning

ALL YEAR LONG Think about what you are making room for. If your goal is to unload some “financial burdens” the logical place to start is the home office where the financial papers are piled. If your goal is to have more romance in your life, it would make sense to start the organizing process in the bedroom.

Hellen Buttigieg is a certified professional organizer, life coach, TV host and owner of We Organize U. Visit her website, WeOrganizeU. com, for a free e-Book on how to find more time, energy and inner peace. Contact Hellen at 905.829.2219 or info@WeOrganizeU.com

T

is the season for spring cleaning! But just because they call it “spring cleaning” doesn’t mean you have to do it all in one weekend, or in one season for that matter. It can take a long time to build up clutter and just as long to clear it out. Make a plan and find the right place to start. Work on one thing at a time and you’ll find, drawer by drawer, closet by closet and room by room, it will eventually all get done. WHERE TO START? One of the most common questions I get asked when it comes to getting organized is, “Where do I start?” Picking a place to begin can often be the biggest obstacle to de-cluttering, immobilizing us from taking action.

PLAN BEFORE DE-CLUTTERING Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one is it and where is it located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task. BEGIN WITH THE “NO BRAINERS” Toss old newspapers, things that are broken or have missing parts and clothing items that are permanently stained or damaged. If you can devote 10 minutes a day to this process (even the busiest person has 10 minutes a day), you’ll be amazed at how much progress you can make in just one week. The important thing is to block out time every single day to do it. JUMP-START YOUR SPRING CLEANING WITH BABY STEPS Start the clearing process

with a “best before” box. If you can’t quite bring yourself to let go of certain items, even though you aren’t using them, consider packing them in a box and writing a “best before” date on it six months away. Put this date on your calendar as a reminder. If you don’t go into that box again before the expiry date, donate it to charity without opening it again. This provides you with a cooling-off period, making it easier to detach. EMPTY SPACES RESULT IN SMILING FACES When reorganizing a closet, a dresser or a cupboard, empty it out first. It’s motivating to see the space empty and this will give you immediate gratification. You are also likely to sort through the contents more thoroughly. However, when organizing a large area, empty only a section at a time, sort it and then move on to the next section. OVERCOME PROCRASTINATION If you’ve got an unfinished project hanging over your head but can’t seem to motivate yourself to work on it, take a moment to think about what the payoff of completion would be. Write down three benefits you’ll receive by completing that particular project and keep this where you’ll see it throughout the day.

Canadians had to pay over $1 billion in additional taxes in fiscal 2012 alone, primarily because what they reported on their tax returns didn’t match the dollar amounts provided by employers, financial institutions and other sources, according to the most recent data from the Canada Revenue Agency (CRA). As well, CRA rejected almost one in every five tax credit and deduction claims the previous fiscal year. “Each year, the CRA identifies costly, common errors in personal tax returns that can easily be avoided if you take the time to do it right and seek advice if your situation is complicated,” says Mr. Golombek. “If you under-report income or if deductions are disallowed, taxpayers may find that they unexpectedly owe more money to the CRA.”

In addition to collecting additional taxes from you, the CRA will charge interest, currently at a rate of 5 per cent, on any overdue tax amounts, he points out. And, if you fail to file your return by the deadline or under-report income repeatedly, penalties may also apply, he adds. “To avoid potential interest and penalties, it’s important to take note of key deadlines, ensure that you report all of your income accurately and verify that you are eligible for tax credits or deductions before you claim them,” says Mr. Golombek. In his latest report, Doing It Right the First Time! Avoiding the Most Common Tax Return Errors, Mr. Golombek provides a number of tips to help Canadians avoid costly errors on this year’s return:

› Double-check that you’ve included all income from all sources; › Compare information on tax slips to investment statements or other supporting documents to ensure accuracy; › If you’re missing information, do your best to get it; estimate amounts when information doesn’t arrive in time to file; › Report all RRSP contributions, even if you’re going to claim the deduction in a later year; › Determine if you are eligible for a deduction or credit before you claim it; › Make sure your current address is on file with employers, financial institutions and the CRA so that you receive all tax slips and correspondence; › Be punctual - file your return by the deadline, which is April 30, 2014 for most taxpayers, and respond to any direct CRA correspondence within the required timeframe. To learn more about reporting information from tax slips, RRSP and other deductions, foreign tax credits and CRA correspondence and timelines, read Mr. Golombek’s 2014 tax report, Doing It Right the First Time! Avoiding the Most Common Tax Return Errors.

CADENCE

Healthy living every day // BY SUSAN M BOYCE

And even though there’s so much to keep you entertained and fit right at home, Cadence’s location means that when you’re ready to explore, your toughest decision may be where to start. How about a bike ride along the dikes to Steveston? Maybe work up a sweat at the brand new, 18,500-square-foot Steve Nash Fitness Centre that will be located directly below these residences. Or perhaps your idea of heaven is simply kicking back on your balcony and watching the sun set over the Fraser River.

YOU KNOW WHAT YOU WANT. A SOPHISTICATED HOME IN A DYNAMIC, FORWARD-THINKING NEIGHBOURHOOD. A home designed with stylish, environmentally-savvy features and a friendly, outgoing ambiance. Now say hello to Cadence. Located in the heart of Richmond’s dynamic Oval Village neighbourhood, Cadence is brought to you by Cressey and is poised to become the city’s “healthiest homes.”

CELEBRATE LIFE

When complete, Cadence will be comprised of two glass and concrete towers connected by a private, podiumlevel amenity building. Here’s where you’ll find pathways meandering through gardens lined with mature trees — perfect for an evening stroll or picnic. Here’s where you’ll also find an indoor/outdoor lounge and entertainment kitchen housed in a glass pavilion that seems to float like an island in the middle of a shimmering pool of blue water. Add in the multi-purpose sport courts, his’n’hers steam rooms, and an exclusive concierge service and its easy to see why Cadence will be one dazzling place to call home.

CRESSEY QUALITY

Inside, Cadence epitomizes the best of the Cressey style. Hardwood flooring throughout, marble ensuites with in-floor radiant heating, an air filter that removes 98 per cent of allergy causing particles and integrated water filtration system are just the beginning of the many features that make these homes a showcase of healthy living. Naturally, Cadence also features the famous CresseyKitchen™ that continues to win accolades from culinary enthusiasts whether seasoned pro or eager amateur. “When people walk into the presentation centre, this is always the biggest eye-opener,” says Hani, Cressey’s vice president of development and acquisitions. “In fact, many visitors have ranked this as the very best CresseyKitchen to date.” State-of-the-art appliances, abundant counter surface plus great storage are just the beginning. This Cressey signature is an elegant, fully integrated social hub. Above-and-beyond features include the

innovative Chef’s Wall that houses your appliances at eye level, marble backsplash, super powered chimney-style hood fan and a walk-through layout that encourages conversation before, during and after meal preparation. After all, why not make everyday meals a celebration of living. “We hear it all the time — people who tell us they only want to buy a Cressey home,” Hani says. “They see the level of luxury and quality in previous Cressey developments, and they’re not willing to settle for less.”

VILLAGE LIFESTYLE

“The Oval Village is Richmond’s only true master planned community,” Hani says. “It already feels like this neighbourhood has history, like it’s been here for a long time. But there’s also a sense of cohesiveness you only get with a neighbourhood that’s planned right from the beginning — everything you need will be right outside your door. Over the next two years, we expect this will become one of Richmond’s most sought after communities.” DON’T MISS OUT

Cadence is located at 5640 Hollybridge Way in Richmond’s Oval Village. Less than a 10-minute walk to the SkyTrain, three minutes to Olympic Oval Recreation Centre, and soon just an elevator ride to exceptional shopping at new retail including T&T Market, a drugstore, boutique grocer, national bank, and local coffee shop. Prices for homes in the first of two towers are anticipated to start in the $290,000s for floorplans ranging from one- to threebedroom. The presentation centre and three-bedroom display home are now open by appointment only. For more information and to book your private viewing, visit cadencebycressey.com or call 604.276.8683. FUNDAMENTALLY SPEAKING

enduring LOCATION, The adage for INFORMATION AND TIMING real estate

LOCATION

espite what you often hear, buying a home isn’t only about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, it’s 2014 and there’s a new rule of thumb for buying real estate.

First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood. But that’s not possible. What to do, then? For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Information. Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content in this magazine to the resources available to you at Canada Mortgage and Housing Corp. (CMHC),

You know that real estate is not national or even regional – it’s immensely specific.

to the local market expertise of your Realtor, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining or selling your home. TIMING

Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and when you sell, is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. There’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s immensely specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.

IN THE NEWS

TD BANK Buying a property solo or with friends or family? TODAY’S HOMEBUYERS DON’T ALWAYS LOOK LIKE THE TRADITIONAL

nuclear family of the past. As a recent TD survey discovered, a quarter of Canadians who bought a home in the last 24 months or are planning to in the near future - did so on their own. Furthermore, four in ten Canadians think buying property whether a primary residence or vacation home - with friends or family members is a great way to get started. With this shift towards non-traditional ways of purchasing property, planning carefully can help avoid potential bumps on the road. “Whether buying a home on your own or together in partnership with family members or friends, many of the guiding principles remain the same,” said Michelle Snow, Associate Vice President, Retail Products at TD. “Start by setting a realistic budget, talking to a mortgage specialist for advice and taking the time to make an informed decision. The real estate market may move fast, but that doesn’t mean you have to rush your decision.” Whether buying alone or with someone else, the first step is to decide how much you are comfortable spending, and what the down payment will be. Homebuyers pooling their resources may be able to make a larger down payment on their purchase, and there are benefits to this. For example, homebuyers who put down 20 per cent or more may avoid paying for mortgage default insurance. The premiums for mortgage default insurance are

calculated as a percentage of the mortgage and paid up front or by adding it to the principal portion of the mortgage. Eliminating or decreasing this premium can result in significant savings over the lifetime of the mortgage. “Once homebuyers set their budget and down payment, they can take their prospective monthly mortgage payment for a test-drive and ‘pay’ into a TFSA or savings account,” said Snow. “This twofold solution allows the homebuyer to see how comfortable the monthly mortgage payment is before locking in, and save for a larger down payment at the same time. For co-purchasers, it opens the line of communication to talk about how these monthly payments will work after the purchase.” While agreeing on a budget and down payment are essential, the conversation shouldn’t stop there, Snow advises. Co-purchasers also need to agree on the key characteristics they want in a property, and what they are and are not willing to compromise on. For example, will the primary residence be a house or condominium? If it’s a second home to be used as a vacation destination, will it be a cabin in the woods or a cottage by the water? Once these decisions are made, consider how the associated costs, like taxes, insurance, utilities, repairs and maintenance fees will fit into the overall budget. “The last thing new homeowners want is an unwelcome surprise when they’re about to sign on the dotted line,” Snow said. “Whether purchasing alone, or with a co-purchaser, a mortgage specialist can help navigate home financing questions well before they’ve entered the house hunt, so they can make informed decisions that can save money and stress in the long run.” For more information, tools and resources on home ownership, visit www.tdcanadatrust.com/firsthome ABOUT THE TD CANADA TRUST BUYING A HOUSE POLL

TD Canada Trust commissioned Environics Research Group to conduct an online custom survey of 6,015 Canadians aged 18 years and older. Responses were collected between February 11 and 25, 2014. 72

BUYER PROFILE

YOUNG AND KAY AT UPTOWN

New view on the world // BY SUSAN M BOYCE

Brentwood while they searched for a condominium to purchase. Nothing caught their eye until one afternoon, when Young was returning home from a hike at Buntzen Lake, he noticed a sign for Uptown and decided to investigate. “The sales staff were so professional and careful to explain everything in a way that was easy to understand,” he says. The scale model that clearly showed Uptown’s orientation and spatial relationship to the surrounding neighbourhood sealed the deal. “I like the idea of being close to the Evergreen Line and having a brand new grocery store right in the building,” Young says. “Plus, my wife loves to cook, so knowing there are two large Korean supermarkets just down the road at Lougheed and North Road will be wonderful for her… that and having a gas range at home again.”

The sales staff were so professional and careful to explain everything. Then there’s the sweeping view from their private balcony. “We bought a sub-penthouse on the 10th floor that’s actually two suites combined,” Young explains. “So our home will be a two-bedroom and den with over 1,300 square feet of space and a southeast facing view. Being at the top of the hill, it’s going to be amazing.”

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
