The big decision

A little extra research pays off with peace of mind

Y

ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour. Naturally, you should spend some time visiting several different sales offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

he moment you decide to buy your first home is an important one – from getting your finances in order, to learning about mortgages, to researching builders and to getting out there to look at potential communities. Indeed, the excitement grows at every step. Buying your first home can also be an emotional experience. There will be houses you fall in love with, communities you really want to live in and neighbours you can envision befriending. As exciting as all of this is, it’s also important to not let your emotions get carried away – to buy more with your heart than your head. This is why you should take your time, do your research and conduct due diligence on every development, builder and home you consider. This issue of New Home Guide, like all editions we put together, contains a variety of content to guide you through this process. Our goal is to help identify subjects, neighbourhoods, communities, housing types and builders for you to consider – in short, to help you prepare. home prices are still making 2013 look like a good year to buy a new home. There are a number of factors to consider – beginning with making certain your decision is one you can really afford. Buying a new home is one of the biggest life decisions you will ever make and you want to ensure you are both financially and emotionally prepared, according to Kavita Joshi, director of client strategies at RBC. “Your first step should be to determine how much you can afford while still maintaining your chosen lifestyle.” Joshi provides the following tips to get started: Know how much you can afford before beginning your home hunt in earnest, take time to review down payment options, household income, current debt, estimated monthly housing-related costs and closing costs. Work with a budget and set a maximum amount on how much you are willing to spend to ensure you can buy your home and still live within your means. Online budgeting tools such as myFinanceTracker (rbcroyalbank.com/myfinancetracker) can help determine exactly where your money is going and how much you have to spend within the parameters you’ve set for yourself. Do your research Friends, family members and websites can offer you helpful tips and advice. Also, consider reaching out to an RBC mortgage specialist (mortgage.rbc.com) who can give you insight into your finances. Affordability tips for first-time homebuyers... Owning your first home is a milestone as well as an exciting experience. However, many first-time buyers can be nervous about the process, as they don’t know what to expect or how to make the best decisions. RBC Royal Bank research shows that homebuyers between the ages of 18 and 34 worry that buying their first home will mean living outside their means. “With the proper advice and budgeting tools you can still live within your means and purchase your first home – you can do both,” Joshi says. “An RBC mortgage specialist can help you understand all the financial aspects of owning your

You’ll be glad to know that there are options available depending on how much of a down payment you can afford. Factor in your closing costs It helps to know up-front what your closing costs will be. When calculating closing costs, it’s fairly safe to assume you’ll need at least an additional 1.5 per cent of the purchase price. Get pre-approved for your mortgage If you are unsure you qualify for a mortgage or how much you qualify for, speak with a mortgage specialist who can see if you can pre-qualify, so you’ll know what your mortgage options will be. Understand your payment options Many homebuyers give more thought to interest rates than the mortgage solution itself. While rates certainly have to be considered, the different types of mortgages, various payment structures, terms and flexibility may have a much greater bearing on your overall costs of home ownership.

Consider unforeseen expenses ahead of time When you’re buying a home, especially for the first time, there are a number of related costs that you may not be familiar with, including: professional home inspection, lawyer fees, land transfer tax, property tax and property insurance. You also should take into account “one-time” costs, such as moving expenses, and ongoing costs like heating, electricity and water. Many of the homes have mountain views. The project includes 82 townhouses units ranging from 1,380 to 1,761 sq. ft., an outdoor amenity park in the centre and Sam’s Club House arranged around clusters of large trees. The 16-unit per acre density makes it much more open than the usual developments. While there are three two-bedroom units available, the rest are three bedrooms in two configurations. The linear tandem garage design and the side by side double garage with flex room. “One of the things I really like is the privacy of the balconies. You aren’t facing each other, so you don’t have to barbecue with your neighbors, unlike the many projects in the area,” says Johal, adding each home has an enclosed yard as well. First-time buyers expect to spend

$300,000, with average down payment of $48,000: BMO Home Buying Report According to the BMO First-Time Home

Buyer’s Report, the average amount Canadians planning to buy their first home in the next five years plan to spend is approximately $300,000, with an average down payment amount of $48,000 (16 per cent). The report also revealed: ›O n average, first-time homebuyers expect to be mortgage free in 20 years, with 20 per cent estimating it will take between 10 and 19 years › T hose planning to enter the real estate market for the first time are twice as likely to choose a fixed rate over a variable rate mortgage (46 per cent versus 20 per cent) › F urthermore, first-timers who expect interest rates to stay the same or decrease over the next five years, still prefer fixed rate over variable rate mortgages (39 per cent versus 23 per cent)

“Buying a home is one of the most important financial decisions one can make,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “It’s crucial that those planning to enter the market are well prepared – not only to manage their costs, but also to pay off their mortgage as soon as possible. Determining what your mortgage payments and overall costs of home ownership will look like, and then living in that financial reality for a year before entering the market, can be an effective strategy.” Parsons adds that it is encouraging to see that buyers say they are in a position to pay down their

mortgage in 20 years or fewer. “Homebuyers can shorten that timeline further by choosing a shorter amortization and taking advantage of accelerated payment options.” According to the report, two-thirds of first-time buyers (66 per cent) say the latest changes to mortgage regulations – which included reducing the maximum amortization for government-insured mortgages to 25 years from 30 years – have not affected their buying timeline, while one-in-five (19 per cent) say they will have to wait longer before buying as a result. “A shorter amortization is the most responsible approach to home financing; it’s something BMO has been encouraging their customers to consider for years, as it means becoming debt-free sooner,” says Parsons. Additional findings include: › Six-in-10 (63 per cent) first-time buyers have made cutbacks to their lifestyle to save for their first home, with just onein-four (27 per cent) expecting their parents or other family members to help them pay for their first home › The majority (59 per cent) of first-time buyers have had to hold off buying their first home because of increasing housing prices › The same number (59 per cent) wish they had bought their first home five years ago.

of you. You relax there, you entertain there and you do your living there, from stressful moments to sweet serenity. But sometimes life can get busy, and the last thing on your mind is whipping your home into shape. However, you can live with disorganization for only so long. It ends up making the day more difficult when you’re always on the hunt for some misplaced item that needs urgent response, and it eats up too much time when you always have to clear up a space before you can actually take care of something that needs your immediate attention. It doesn’t take much to take control and reclaim your home. ›› Quick tips on organizing your home: Re-purpose your rooms. Rooms without a specific purpose tend to become museums or dumping grounds. If there are rooms in your home you seldom use, like a formal living room or dining room, consider converting the space into a home office, playroom, or craft and hobby room, depending on your current needs and lifestyle. Have a “to-do” zone. Most of us keep an on-going “to-do” list but what about the materials that are required for many of those tasks, like the gift you still have to wrap or the library book you have to return? the physical items you need to take action on are located in one place. Consider designating a bookcase, shelving unit or an extra closet as your “to-do” zone to act as a temporary holding tank for work still in progress. Create a homework centre. Create a study space conducive to doing homework. Find a location away from the TV. Some children like to do their homework in a central location like the kitchen, where Mom and Dad can help. Designate a cupboard or basket for homework supplies and stock it with scissors, glue, pencils, pens, paper and any other items your child will require on a daily basis. For those who prefer to do homework away from any interruptions, make sure there is a comfortable desk surface, adequate lighting, and comfortable seating in addition to homework supplies.

Tidy doesn’t mean perfect. Organizing is not necessarily about how it looks; it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance; if you never seem to get around to hanging your clothes on hangers, place some open bins in your closet. Keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere items” when you leave the room and placing them on their way to where they do belong. For example, if something belongs upstairs, place it at the bottom of the staircase and take it to the proper room the next time you go up. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort. ›› Quick tips on organizing your home office: Being comfortable means being productive. Anything that causes you discomfort at your desk will drain your energy and lower your productivity. Adding a glare screen/radiation filter on your computer monitor may prevent headaches and eyestrain. Placing something inspiring and uplifting on the wall facing you can spark your creativity. Wendy and Kim weren’t really

thinking about a new home. Certainly not a new home in Maple Ridge. But while they steadily upgraded their New Westminster house, they kept an eye on trends and new home communities. “We’d been to hundreds of places – often just to get ideas – but Kim was always dead set against moving to Maple Ridge,” Wendy admits. “Then Hampstead’s ad caught our attention. We liked the online virtual video, so we thought why not check it out? When we walked into the Hampstead showhome, we looked at each other, and just said ‘uh-huh.’ That big, grand entryway, the skybridge, the open living space – it was like Portrait Homes had taken our vision and built it.” The perfect location The couple knew they wanted the Garibaldi plan, but they also fell in love with a lot backing onto the greenbelt. Undeterred by the fact this particular lot was one that hadn’t actually been released yet, Wendy began methodically following up every day. “It got to the point the sales staff would say ‘Hi Wendy’ when they picked up the phone,” she says laughing at the memory. Her persistence paid off though, and the day Lot 26 came on the market, Wendy and Kim signed a sales contract. 72 metro vancouver new home guide | may 3 - 17, 2013

Making it unique “Rob and his staff were awesome about allowing us to make changes that would make our home exactly what we wanted,” Wendy says. “He’s one of those genuinely kind men and so passionate about building homes. And he was always so patient when we had questions.” Even when the couple decided they really did want to add an outdoor living space, the Portrait team made it work. “Because it was quite late in the building process, we thought our move-in day might be pushed back a month,” Kim says. “But Rob called and said if we didn’t mind workers in the backyard, we could still move the same day we were supposed to.” In January, the couple and their two dogs took possession of their new home, and they’re unanimous that moving to Maple Ridge was the perfect choice. “We have zero regrets,” Wendy says with a bubbly and irresistible enthusiasm. “We’re both avid hikers and cyclists, so having all that right outside is fantastic. At night, it’s so quiet you can hear the frogs croaking and we often see deer.
