Highlands at Sullivan Ridge HAVE SPACE. LOVE LIFE. » by SUSAN M BOYCE Go ahead, admit it. When it comes to where you live, you’re ‘particular.’ You want a single-family home built with exceptional quality in a great location. Luxurious, contemporary finishing details, easy access to parks and schools and great price are all on your must have list. In short, you want it all. Well say hello to Highlands at Sullivan Ridge. Located in the heart of Surrey’s Sullivan Heights neighbourhood, this collection of five- and six-bedroom homes continues to wow savvy buyers on the quest for an exceptional home at an exceptional price. “Highlands at Sullivan Ridge offers the best single-family value anywhere in Metro Vancouver,” says sales manager, Chris Stylianou. “Previews are now underway for our final 15 homes, and with prices starting at $689,900 including net GST, this is a rare opportunity.” To sweeten the deal even more, he adds that for a limited time Highlands is offering some extra-special incentives, but no amount of cajoling will get him to reveal what they are. “You’re just going to have to come into the model home to find out the details.” 16 METRO VANCOUVER NEW HOME GUIDE | APRIL 3 - 17, 2015

CELEBR ATE FAMILY

“Highlands is the only brand new, single-family community in this neighbourhood,” Chris says. “Families love the space and flexibility — especially the finished lower level that can be upgraded to a fully self-contained suite perfect for a nanny or a mortgage helper.” He also sees a definite trend of multigenerational living: mom and dad are downsizing from the home where they raised their own family, helping their kids with the down payment on a home at Highlands, then savouring the freedom to travel or golf while staying close to the grandkids. “There are so many reasons why it makes sense — shared costs, knowing there’s someone in the house if we go on vacation, and getting together for special events like Mother’s Day — or just because we feel like having a family barbeque in the backyard,” says one proud pair of grandparents who are delighted with their new digs at Highlands. “It really is the best of all worlds. We have our privacy in a beautiful, sunny suite, and we’re still just steps from our family.” More good news: Chris says Marathon Homes has added even

Families love the space and flexibility — especially the finished lower level that can be upgraded to a fully self-contained suite. — Chris Stylianou more upscale features for this final phase. “Full-height kitchen cabinets and gas fireplace with custom stone surround are now standard. And you can upgrade to a gas stove plus outdoor barbeque hookup.” NEIGHBOURHOOD DIVERSITY

Ready to talk diversity? Sullivan Heights has plenty to contribute to the conversation. Seven elementary schools and two secondary schools are within walking distance. The Bell Centre for the Performing Arts is quite literally just down the road. Coffee shops, pub, grocery stores, service and transit are close by, and when you feel like a fashion mall crawl you’re virtually equidistant from Guildford Town Centre, Willowbrook Mall, Surrey Central or the boutiques of Cloverdale — after all, choice is good, right? Outdoor enthusiasts may find their toughest choice is where to start. Urban parks, cycling trails, golf, even canoeing along the Serpentine River — this neighbourhood is wonderland of options. Of course, you could always just kick back and relax in your private fully fenced and landscaped backyard. After all, barbeque season is just around the corner and your friends have been hinting… Highlands’ newest phase offers just 15 single-family homes priced from $689,900. Model home open noon to 5 p.m. daily except Fridays at 6070 – 145th Street in Surrey. Be sure to visit for a sneak preview before the public grand opening on April 18th. //MONEY MATTERS

The dreaded B-word

IF THE MERE MENTION OF THE WORD ‘BUDGET’ MAKES YOU GROAN, MAYBE YOU HAVEN’T GIVEN THIS OLD IDEA A FAIR SHAKE. GAIL VAZ-OXLADE

is the host of Til Debt Do Us Part, author of Debt Free Forever and blogs daily at gailvazoxlade.com. Follow Gail on Twitter at twitter.com/ GailVazOxlade

22 METRO VANCOUVER NEW HOME GUIDE | APRIL 3 - 17, 2015

By GAIL VAZ-OXLADE Trying to get through life without a budget is like trying to drive a car with no steering wheel. You can lurch your way along, jamming on the breaks every time a threat looms, or you can put the pedal to the metal, but the whole time you’re careening down the road you’ll be worrying about what you’re going to hit. And if you’ve got any passengers, there will be some mess to clean up when you finally reach your destination.

If you’ve decided to take control of your financial future, congratulations. Create a budget that balances and you’ve taken the first step to making your money work for you.

Anyone I know who lives on a budget couldn’t get by without it. And it seems it’s only the people who refuse to make a plan who end up bellying aching about getting to the end of the money before they get to the end of the month. If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done this before. I promise I’ll put everything in the right place.” No. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget. Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow. And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop.

A spending plan is made up of two parts: income and expenses. Income is the money that comes in: your salary, commission, dividends or interest income, alimony, child support, pension, or disability income. It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter. Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.) The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — i.e., utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average. Add the categories together. That’s what you’ve been spending. Now, for all you toads out there who can’t gather together two months’ worth of paperwork, never mind a year’s worth, here’s the other way to make a budget: You can use the nifty Gail’s Guide to Building a Budget along with the even niftier Gail’s Interactive Budget Worksheet (gailvazoxlade.com). If you think you can keep flying by the seat of your pants forever, good luck with that. If you’ve decided to take control of your financial future, congratulations. Create a budget that balances and you’ve taken the first step to making your money work for you. APRIL 3 - 17, 2015 | METRO VANCOUVER NEW HOME GUIDE 23

//MAKE YOUR MOVE

5 tips to make moving cleaner and Greener » by CHUCK RESNICK

CHUCK RESNICK is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

Protecting the environment is an important concern for consumers and businesses alike, but many don’t realize that moving can have a positive impact on the environment. Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home or office. Both sources can be extremely taxing on the environment if not properly managed. So, here are some suggestions on how to make your move a cleaner, greener process.

#3 – ORGANIZE: Prepare recyclables

#1 – PLAN AHEAD: Waiting until the last minute to prepare

garage and basement in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city.

for a move often makes environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items in the garage, kitchen and basement for delivery to recycling depots prior to moving day. Typically your garage, basement and attic contain the highest concentration of recyclable waste so start the sorting process there first. Consider holding a garage sale or donating gently used tools or small appliances to a charity rather than have them end up in a land fill site.

#2 – RESEARCH: Survey local recycling options to find the

most convenient solution for recyclables. Many cities offer curb-side pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials.

26 METRO VANCOUVER NEW HOME GUIDE | APRIL 3 - 17, 2015

by organizing into categories: plastic, glass, aluminum, paper, cardboard, etc. Look up the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand.

#4 – CARE FOR HAZARDOUS MATERIAL: As you clean out your

#5 – REUSE: Do not throw away used boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

Keep an eye on your consumer debt:

IT CAN AFFECT YOUR MORTGAGE QUALIFICATION » by KRIS GRASTY

KRIS GRASTY

is a mortgage broker with Dominion Lending Centre’s Canadian Mortgage Experts and an active member of the MBABC. Kris maintains a strong focus on educating clients on all options. For more information visit his website at www.krisgrasty.ca or reach him at kris@cmexp.com.

It’s hard to ignore the many news reports about the alarming rise in consumer debt lately. The staggering figure of the average family carrying 163 per cent debt in comparison to income is frightening, but one has to remember that a large portion of this figure is typically a mortgage. The debt on a home is considered good debt, as it is typically at lower interest and is secured by an appreciating asset. Only 0.01 per cent of insured mortgages go into foreclosure, as most Canadians are equity rich and prioritize paying for the home. The larger issue here is the Consumer Debt on higher interest accounts like credit cards, car loans and lines of credit. These debts build due to purchases of depreciating assets that are of

little to no value when the debt can still exist. Surprisingly, there have been no restrictions on this profitable side of the lending business. With the new lending rules, mortgage underwriting has become further regulated and it’s now not as easy for people to qualify for their mortgage (and even for their renewal on a home they already live in and easily pay for). One of the largest issues is unsecured consumer debt. Three per cent of all unsecured debt payments must be used as your calculated minimum monthly payment! On a $10,000 line of credit that has a real world monthly payment of around $150, we now have to use three per cent of the balance or $300 as the minimum payment. This takes away income that could be used to pay for or qualify for a mortgage and effectively reduces your potential purchase price. Let’s look at a few examples to illustrate the affect that the three per cent payment rule may have on you.

As you can see by the numbers above, there is a steep drop in housing affordability and mortgage qualification as we add or increase consumer debt. As a result, we are seeing more often than ever a requirement to reduce or pay off debts prior to mortgage approval. Start planning sooner. Call your mortgage broker and assess your financial situation earlier to identify ways to reduce the unsecured debts and set up your personal financial outlook. With the prime interest rate reductions, refinancing some of this debt into your mortgage at lower rates is another option to consider. If you are thinking of buying a new car or thinking of getting a line of credit – wait! You can always qualify for these extras after your purchase or renewal. I have seen a new car payment be just enough to get in the way of a client and their dream condo. 29

Great Community: Growing Family

LINDSAY AND ROB DISCOVER THE GROVE » by SUSAN M BOYCE It was a Father’s Day like no other. Last summer, after what Lindsay now laughingly describes as a “not so successful” Saturday afternoon spent viewing open houses with her husband and young daughter, a listing for The Grove suddenly popped up on her real estate phone app. “We were just around the corner and it wasn’t quite five yet, so we figured why not check it out.” There’s a distinctly mischievous twinkle in her eye as she admits she actually felt a bit like a tire-kicker. “Until that point, Rob and I thought an older resale was the only thing that would fit our budget. But I really wanted something shiny, new and bright because I don’t want to live in a renovation construction zone for months on end.” NATURE AND STYLE

“We loved the feel of this community right away,” Lindsay says. “It’s so aesthetically pleasing, and the forested area Townline is building in the middle of the property is beautiful. I was raised on 10 acres in the country, so having a connection with trees and nature is important to me.” The floor plans, too, were an immediate hit. In no time, Rob and Lindsay were discussing a two-bedroom and den overlooking

We loved the feel of this community right away. — Lindsay

the grove that had captured Lindsay’s heart. It seemed like more home than they needed, but the conversation continued over dinner. NUMBERS THAT WORKED

Although Rob was a first time buyer, Lindsay had not only owned a condominium, she’d worked in the mortgage industry. “I’m definitely a number cruncher,” she says. “When I started looking at the nitty-gritty — cost per square foot, amenities, comparables in the area — The Grove made good sense.” The couple wrote a deposit cheque the next day, Father’s Day 2014. That afternoon, they also got the good news Lindsay was pregnant with their second daughter. Some months later, they discovered yet another coincidence — Duke, the German shepherd soon to become a four-footed family member — had been born the same day. QUALITY AND REPUTATION

Lindsay laughs as she admits Rob is “incredibly fussy” about construction quality and builder reputation — hardly surprising since he’s a senior supervisor in the industry. “But Townline was excellent in every detail, Elise and the whole sales staff were absolutely top notch, and having the pool and clubhouse will be fantastic. We’ve already had one birthday party there, Rob works out in the gym all the time, and I’m going to make very good use of the pool this summer.” For more information about The Grove, visit thegroveatclayton.com.

Lower lending rates could spell trouble for overextended Canadians » by LYDIA MCNUTT

LYDIA MCNUTT

The mortgage rate war is back on with Bank of Montreal’s recent announcement that it is dropping the rate on its five-year, fi xed-rate mortgage to 2.79 per cent, and TD Bank following suit. Th is, just in time for the busy spring real estate market, which is already highly competitive among buyers, sellers and lenders alike. Th is rate drop will make it easier for some homebuyers to get into the market – particularly in cities such as Vancouver and Toronto, which have seen steady increases in real estate prices with no end in sight. But how long can these low rates last, and what will happen to overextended Canadians when rates eventually rise? Th is most recent rate cut was preceded by one in January, when the big banks dropped their lending rates after the Bank of Canada lowered its key rate by 1/4 per cent to 0.75 per cent in an effort to shield highly indebted Canadians from the drop in oil prices and its economic impact, said Alyssa Richard, founder and CEO of RateHub.ca. Then just last week during its latest rate announcement, the Bank held its rate at 0.75 per cent for fears of Canadians taking on more debt than they can handle. Echoing that sentiment, the International Monetary Fund has warned of Canada’s overheated housing market in the face of lower oil prices and increasing levels of household debt. Indeed, a recent report by Statistics Canada shows household debt increased by 1.1 per cent in the fourth quarter of 2014. “For the third consecutive quarter, disposable income increased at a slower rate than household credit market debt. As a result, leverage, as measured by household credit market debt to disposable income, reached a new high of 163.3 per cent in the fourth quarter.” In other words, households held roughly $1.63 of debt for every dollar of disposable income. The fear is that with even lower lending rates, Canadians see this as their chance to take on more debt. Any bumps in the economy – as we’ve seen with our oil prices – can have a farreaching ripple effect and for those on an already overextended budget, big waves.

36 METRO VANCOUVER NEW HOME GUIDE | APRIL 3 - 17, 2015

“The banks are right to be concerned... that’s what happens in low interest rate environments,” Richard says. “Take this rate cut for what it’s really worth: a chance to pay down your current debt sooner.” “The banks are right to be concerned... that’s what happens in low interest rate environments,” Richard says. “Take this rate cut for what it’s really worth: a chance to pay down your current debt sooner.” “Given long-term interest rates are close to all-time lows and the recent market uncertainty, there are some benefits to locking in to a fi xed-rate mortgage,” Doug Porter, chief economist, BMO Financial Group, said in a press release. “Combined with a shorter, 25-year amortization period, such a step would significantly dampen widespread concerns about the vulnerability of household fi nances.”

//PROJECT PROFILE

The Estates at Morgan Heights FABULOUS IN SOUTH SURREY » by SUSAN M BOYCE Okay, I’ll admit it: getting a sneak preview of a brand new showhome from Foxridge Homes is an opportunity I always look forward to. What I know is that I’ll be wowed by the latest in fi xtures, finishings, and creative design. What I don’t know is how the Foxridge team can possibly outdo their last display home. But when I meet up with sales and marketing manager Diane Zarola at the just finished Estates at Morgan Heights, it’s immediately clear why this collection of just 38 homes has been attracting such close attention from savvy buyers — even before official signage went up. YOU HAVE ARRIVED

A dramatic, eight-foot front door almost manages to distract me from the showhome’s front porch — a two-tiered beauty easily able to accommodate a comfortable outdoor sofa, coffee table, and 40 METRO VANCOUVER NEW HOME GUIDE | APRIL 3 - 17, 2015

matching armchairs. The decking is like nothing I’ve seen before — the texture and colour of marble, it’s actually an ecofriendly, durable, and virtually maintenance free material from Duradek. In a word, this is one awesome outdoor space. I can’t wait to see inside. LUXURY REDEFINED

As we step into the foyer, I hear myself give a sigh of sheer appreciation. To my left, a formal dining room with optional coffered ceiling sets the tone for traditional entertaining right down to the double French doors opening back onto that gorgeous front porch — elegant, sophisticated, welcoming and oh so rare. Spanning the back half of this home is a massive great room that’s a definite 10 on my OWS – that would be “Oh Wow” Scale. A stone fireplace with recessed TV niche soars 18 feet along the west wall. Sunlight

streams through full-height windows with meticulously crafted, custom casings and flooring is a rich, engineered oak. The kitchen, too, is a beauty, featuring dual wall ovens, textured glass tile backsplash and under-cabinet puck lighting that’s totally concealed thanks to Foxridge’s double-depth lower shelf. The sink is at least three feet wide and I have to get right up close to confi rm it’s not actually quartz or stone but Silgranit — a virtually indestructible, man-made alternative that’s able to effortlessly repel the inevitable spills and stains of family life. In a moment of synchronicity, I spot a French door beside the informal dining area just as Diane says “you’re going to love how much fun we had with the back patio for this showhome.” Turns out, that’s an understatement. No matter whether you call it an outdoor man cave, outdoor theatre room or natural living room, once

We’re always sourcing the latest in new materials and finishings because our buyers love knowing they can customize their home so it’s different from anyone else’s. — Diane Zarola again, Foxridge has created something truly unique and new. Completely covered for four-season enjoyment and boasting puck lighting for practicality plus a downright funky chandelier for ambiance, the highlight is a second floor-to-ceiling fireplace with built-in TV screen. Now honestly, have you heard of an outdoor TV? Nope, me neither, but at The Estates it’s an idea you can embrace as your own. Upstairs, I check out a Jack’n’Jill bathroom connecting the two children’s bedrooms. When we enter the vaulted master suite, though, Diane tells me she’s just going to let me see the ensuite for myself. Her only hint is that it’s “dazzling” — which is yet another understatement. Frameless glass shower, double sink vanity, crystal chandelier plus an extra-wide, freestanding soaker tub that would have no trouble commanding centre stage in the most romantic movie scene. No question, this is luxury at its finest. MAKE IT YOUR OWN

Since no visit to a Foxridge home would be complete without a look at the current Design Centre, before I leave Diane takes me on a tour of the showhome’s sunny

lower floor. “We’re always sourcing the latest in new materials and finishings because our buyers love knowing they can customize their home so it’s different from anyone else’s,” she says. “Last week, for example, we added nine new flooring tiles and three more carpet patterns.” Personally, though, it’s the designer wine room I’m most intrigued with. “We wanted to show what you can do with a simple storage room,” Diane explains laughing at my rather obvious amazement. Sure I’m a fan of both wine and whiskey, but the creative use of space here blends charm with function in a way I’d love to incorporate into my own home. Note to

self: next time bring, tape measure, sketching pad, and camera. EXPERIENCE FOR YOURSELF

The Estates at Morgan Heights offers 38 estate homes priced from just over $1 million. Presentation centre and display home open noon to 5 p.m. daily except Fridays at 15768 Mountain View Drive (access via 160th Street and 28th Avenue) in Surrey. First phase will be ready for move-in this June, meaning if you act now, you could be settled into your new home in time to enjoy the early summer barbeque season. // NEIGHBOURHOOD SPOTLIGHT

Port Coquitlam RAILS MEET RIVERS » by DIANE DUFLOT

46 METRO VANCOUVER NEW HOME GUIDE | APRIL 3 - 17, 2015

Known commonly as “PoCo” around Metro Vancouver, the suburb of Port Coquitlam is located 27 kilometers east of Vancouver where the Fraser and Pitt Rivers converge. It is perhaps no surprise that the place that Terry Fox once called home is still the city in the Lower Mainland that has the most parkland per capita; trails abound to such a degree here that runners need never be bored. HISTORY

It was in 1859 that the first European settlers began farming alongside Pitt River, but the area that is now know as Port Coquitlam received a real surge in population when the Canadian Pacific Railway moved its freight terminal from Vancouver to New Westminster in 1911. This, combined with its convenient geographical location where the Pitt and Fraser Rivers meet, was one of the main factors leading to Port Coquitlam’s incorporation in 1913. Once largely farmland, the population of Port Coquitlam had grown slowly but steadily since the first European settlers arrived here in the 1860s and its incorporation as a city. By the end of World War II, there were about 1500 people living in the area, and this number had doubled to 3000 by 1952. By 1960, the population was counted at roughly 8400, and today, Port Coquitlam is a bustling suburb that is home to around 57,000 people.

See & Do

GETTING AROUND

1) RIVERS AND TRAILS FESTIVAL

As Port Coquitlam’s population has grown, it has gradually seen upgrades in its transportation infrastructure. The Pitt River Bridge, a seven-lane cable-stayed bridge, replaced the pre-existing connection to Pitt Meadows in 2009. In 2010, the Coast Meridian Overpass, a four-lane cable stayed bridge, became another means of travelling north to south over the Canadian Pacific Railway Oxford Street rail yard. These updates, however, are small potatoes compared to what’s to come. When the Evergreen line opens in neighbouring Coquitlam in 2016, commutes from Port Coquitlam will become faster, too. What’s more, the design plans for the Evergreen Line include a short spur at Coquitlam Central Station, in order to allow an extension to Port Coquitlam in the future.

2) MARTHA’S BAKERY AND CAFÉ

Savvy homeseekers and developers are taking note of this. Charmaine Betcher of Quest Marketing notes that people are choosing to move out here, because “they get more bang

Port Coquitlam holds the yearly Rivers and Trails Festival on the last Sunday of September to celebrate its surrounding systems of rivers and trails. Family fun at thie festival includes entertainment, art activities, a salmon release, a river clean up, and children’s stations with opportunities to win prizes. A 10 km guided bike ride from Peace Park to Lions Park along the Traboulay Trail is another festival highlight. Original owners Martha and Bala added a Malaysian twist to the good home cooking of a traditional diner. Their daughter, Melissa, now runs the business with her husband, and this generation is keeping up the tradition of cooking everything from scratch.

POCO NOW

3) UNDER THE MOON GIFTS

A creative catch-all for those looking for inspired, whimsical gifts. There’s bound to be something here for anyone and everyone. My picks? Hand-tooled leather journals from India and beautiful blownglass pieces. Many items are manufactured locally. 4) THE BOMBAY RESTAURANT

Authentic Indian cuisine with a good little lunch buffet that keeps locals coming back. If you’re ordering à la carte the pakoras and butter chicken are sure crowd pleasures, but the more adventurous will brave the lamb vindaloo. 5) ASAHI JAPANESE RESTAURAN T

Wonderfully fresh sushi and great prices make for an unbeatable combination at Asahi. Specialty rolls are a little more expensive, but your belly with thank you for the investment.

6) SETTLERS PARK

This sweet park features stunning views of Mount Baker to the South and a lovely pond that a few ducks call home There’s a covered area with picnic tables that can be rented for private functions. Perfect for a child’s birthday or a silver wedding anniversary.

for their buck here. They’re moving for the lower price point and the accessibility to public transit.” Spring, a boutique collection of 46 units, will be a mere five-minute drive to the West Coast Express, which gets its passengers downtown in only 36 minutes. Dave Webster, marketing manager at Maclean Homes, tells a similar story, calling the Evergreen Line, “an absolute game-changer in terms of access.” He remarks that Translink’s impending improvements will allow those who work downtown to commute, and that this will make it more convenient for them to buy into Metro Vancouver’s expensive housing market. Maclean Homes’s Salisbury Lanes in Port Coquitlam, a collection of two- and threebedroom townhomes, start at $399,900, a drop in the bucket compared to what buyers could expect to pay for similar offerings downtown. Geoff Duyker, senior VP of marketing at MOSAIC Homes, also notes that Port Coquitlam offers incredible value to home seekers: “It’s a place where first time buyers, young families, can still afford to have their housing needs met. It is increasingly becoming a more popular place to live, based on what it offers and the value. For the price of a studio downtown, a young family can live in a three level townhome in the city of Port Coquitlam. Not only is PoCo affordable, though, Geoff points out, but it also offers a high quality of life: “The city of Port Coquitlam is actually one of the fastest growing cities in the region and was recently ranked the third most livable city in the province of B.C…. ranking ahead of Vancouver.” And projects like MOSAIC’s FREMONT Riverfront District, a masterplanned community that consists of 650 rowhome and apartment residences and is being tagged as “a complete community where people can live, work and play” are bringing density to the area that will likely further bolster the community. All of these new developments also offer something else that appeals to the savvy modern buyer: a degree of walkability. Future residents at these projects will find that they all have the basic necessities—parks, grocery stores, schools, coffee shops—within reasonable walking distance. For those who are making the move from renting downtown, this type of convenience is a deal maker.

//MIND OVER MORTGAGE

Looking at buying a home? HERE ARE A FEW THINGS YOU NEED TO KNOW BEFORE YOU START SHOPPING. » by JORGE & ALISA ARAGON There are many people that get a sense of pride and freedom when they become homeowners which can’t be matched by renting. When you own your own home, you are not restricted by your landlord’s rules, and your mortgage payments are going towards building equity. Buying a home is a big step. Here are some things to consider in advance.

JORGE & ALISA ARAGON

are Mortgage Experts with Dominion Lending Centres Mountain View. They are active members of the Greater Vancouver Home Builders Association. Jorge & Alisa focus on the overall needs and plans of their clients and then find the best mortgage to suit their needs. » How long you will be live there. The transaction costs of buying a house that you have to take into consideration that include legal fees, appraisals (if required), inspection fees, moving expenses, etc. If you don’t plan to live in your new home for at least 3-5 years, you may not gain enough equity to make selling worthwhile. In that case, you are probably better off not buying in the first place. » How much house you need. Buying a cheaper, smaller house can end up costing you extra if you have to sell right away due to a growing family. On the other hand, buying more house than you need incurs extra maintenance, energy and tax costs. » Enhance your credit rating. The higher your credit score, the lower your mortgage rate will be. If needed, spend some time working on improving your credit. Check your credit report and correct any errors, don’t apply for any new credit, stay well below credit limits and pay your bills on time. » Remember closing costs. While you are saving your down payment, save for closing costs too. The lender will require you to have at least 1.5% of the purchase price for closing costs. » Test out what you can afford. Talk to a Mortgage Expert to analyze your situation in advance. We will give you an idea on how much house and monthly payments you can afford. To test how comfortable those payments will be, start saving that amount every month (less what you are paying now in rent). Not only will that simulate ownership, it also helps you save for a down payment! » Get pre-approved. This is really the first step in the home buying process. Talk to a Mortgage Expert to get you pre-approve for a mortgage. We have access to multiple lenders, options and will only use one credit report. The pre-approval tells you exactly how much you can spend before you start looking for your new home. » Use a Real Estate Agent. Using a Real Estate Agent can help focus your search, find the right home, save time and protect your interests. There’s no cost to the buyer to use their services. Myron’s Muse

A NATURAL PLACE TO CALL HOME » by JANINE MACKIE A short drive from Maple Ridge’s town centre is a pristine neighbourhood locals know as Silver Valley. Its proximity to Golden Ears Park makes it a popular recreation area. Fly fishermen visit its rivers and creeks abundant with salmon, fitness enthusiasts run and bike its forest and hillside trails, and deer and horses are apt to cross your path. With over 10,000 new residents anticipated to settle here over the next few years, much planning has taken place to ensure that the elements that make it so desirable will be preserved, protected and even celebrated. GR AND OPENING SATURDAY APRIL 11TH, 1-6 PM

Myron’s Muse — an enclave of 69 two- and three-bedroom townhomes just past 236th St. on 132nd Ave. is among the fi rst new developments to break ground recently in Silver Valley. Grand Opening festivities are set for Saturday April 11th, when the new showhome opens. The 1,766 square foot “H” plan features a double side-by-side garage, basement games room, a traditional main floor with family room off the kitchen and a formal living and dining room, plus three-bedrooms upstairs including the master suite with walk-in closet and spa-inspired bath. “We have a waiting list of people who are excited to see the finished showhome,” says sales manager Dan Skalnik with Coldwell Banker. Homes now available in Phase One range from 1,387 to 2,101 square 60 METRO VANCOUVER NEW HOME GUIDE | APRIL 3 - 17, 2015

feet. “You definitely get more home for your dollar here, and homebuyers love the area’s natural beauty.” CHILDREN’S PLAYGROUND AND COMMUNITY GARDENS

Designed by local architect Wayne Stephen Bissky, the homes have a welcoming heritage appearance with shingled siding, stone accents and large windows. The developer favoured liveability over density, making for more spacious floor plans with larger rooms, more kitchen cupboards and counter space, wider stairways, laundry on bedroom level and powder room on main floor. Residents even have their own playground and raised garden beds for herbs, veggies and flowers. Inside there’s wide plank flooring and a gourmet kitchen featuring stainless steel appliances, glass tile backsplashes and elegant quartz breakfast bar. Living comes naturally at Myron’s Muse. Learn more at myronsmuse.com or call 604-380-1801. Grand Opening April 11 with showhome open Thursday through Sunday 1 to 6 p.m. at 23651 - 132nd Ave. in Maple Ridge.

//PROJECT PROFILE

These homes are smart, forward thinking design that works for today’s active lifestyles. — Ryan Connolly

Montgomery Acres CREEKSIDE HERITAGE LIVING » by SUSAN M BOYCE Quick: think fresh air, forested outlooks and singlefamily homes with elegant finishings, plus space for living life well. Now say hello to Montgomery Acres in Maple Ridge’s historic Kanaka neighbourhood. “Early buyers tell us they love the quiet, rural setting,” says Ryan Connolly, Epic Homes’ general manager. “And our second phase will introduce a whole new selection of homes backing onto protected greenbelt — meaning they’ll be even more peaceful and private.” Many will also be larger — more than 3,700 square feet over three floors in the newly released Homestead J plan. “This is our most spacious home to date and is designed specifically for the larger lots available only in this phase,” Ryan says, adding that the first J plan is already well under construction. Also new for phase two is the Hampstead I plan, a spacious master-on-the-main home that’s already turning heads. “This home is a direct response to consumer demand,” Ryan says. “It’s smart, forward thinking design that works for today’s active lifestyles.” Inside, all Montgomery Acres homes are filled with a meticulous attention to detail that make the difference: 10-foot ceilings on the main level, gourmet kitchens that remind me of a French country manor house, and 62 METRO VANCOUVER NEW HOME GUIDE | APRIL 3 - 17, 2015

ensuites that boast a style of soaker tub I’ve never seen before — a contemporary interpretation of the traditional freestanding claw-foot, but wider and without the claw. And yes, that’s a tease —meaning you really have to see this for yourself. ENVIRONMENTAL SAV V Y

Surround by trees on two sides, including ALR agricultural land to the north, Montgomery Acres also takes a stand on environmental stewardship. “To protect the creek that runs along the south edge of the property we’re building an eco-pond that will naturally filter storm water runoff before it goes back into the stream,” Ryan explains. “Once we’re finished construction, we’ll build a landscaped rain garden over top, so not only will it protect the salmon, it will become a beautiful community amenity.” EVOLVING NEIGHBOURHOOD

Before I leave, Ryan has one final piece of news. “Construction is now underway on a new village retail area just down the road at 240th Street and 112th Avenue. We’re hoping for a grocery store, and probably a neighbourhood coffee shop will soon be just a short stroll away.” A latté on the way to work or fresh cut flowers on the way home — bonus. Montgomery Acres offers three- and four-bedroom homes priced from $534,980. Presentation centre and showhomes are open noon to 5 p.m. daily except Fridays at 24405 – 112 Avenue in Maple Ridge.
