Southeast False Creek Comes Into Its Own

i
f you were to envision a Disney version of Vancouver, it probably wouldn’t be much different than Southeast False Creek. Although for a while it seemed like it would never be populated, today Southeast False Creek is bustling with activity: it’s the quintessential Vancouver neighbourhood where all the clichés of our city exist in reality. Where yoga moms in Lululemon chat over skinny lattes while
dragon boaters and kayakers glide by and active seniors power walk along a shoreline dotted with little kids turning over rocks to find crabs. In the background, tourists and residents alike ride by on bikes, stopping to enjoy local beer and wine on the many restaurant and pub patios, admiring the towering mountains and dramatic downtown skyline. Sophisticated, multicultural and multigenerational, when
developers and real estate marketers talk about selling you not just a home, but a “lifestyle”, they’re not exaggerating. At the beginning of Vancouver’s history as a city, Southeast False Creek was a rail yard, a port, and home to many of the city’s sawmills. As the population of Vancouver climbed and sawmills closed, a plan to redevelop the area as a mixed-use retail and residential community was created, but it MAY 16 - 30, 2014 | METRO VANCOUVER NEW HOME GUIDE 17
wasn’t until the 2010 Olympics were announced that this plan was really put into action. When all the new buildings are inhabited, this neighbourhood is expected to be home to 11,000 to 13,000 lucky people who will enjoy this beautiful, walkable and and sustainable community so close to the city but so seemingly far away. Southeast False Creek is quite unique in the city, as it has benefited from a true modern master plan. And it’s not close to being finished yet – at the moment there are at least five buildings going up, with a limited amount of new buildings beginning in the near future. All buildings in this area must meet stringent environmental standards, and the neighbourhood is only the second in the world to be designated a LEED Platinum community. With the Olympic Village at its core, and an open square anchored by Myfanwy McLeod’s distinctive artwork, “The Birds”, two pedestrian and bike bridges, along with a nature-inspired children’s play area and 18 METRO VANCOUVER NEW HOME GUIDE | MAY 16 - 30, 2014
a “Habitat Island,” this place has a lot going on. It’s also designed to be a place where people run through on the seawall, gather to picnic or sip coffee, and meet friends for a bite or a beer. The draw of living on the water is obvious, but there are a lot of other reasons people are flocking to live here. One of the biggest is the availability of new homes so close to the heart of the city, within walking distance of downtown. Who wouldn’t love to commute to work via a five-minute Aquabus ride? Another big reason is that the community plan ensures that everything you need for your daily life is readily accessible by foot. There’s Urban Fare for your groceries, London Drugs, The Legacy Liquor Store (one of the city’s best private liquor stores), Terra Breads bakery and cafe, JJ Bean coffee shop, a drycleaner, and the beautiful Creekside Recreation Centre (with yoga classes, of course!), all built right into the heart of the neighbourhood. All
that Granville Island has to offer is just a 15-minute walk or a five-minute bike ride along the seawall away. Skytrain accessibility is also a great benefit to this area. No matter where you may work on the lower mainland, the Canada Line can put you well on your way there, and if you’re a university student, the SFU, UBC, BCIT and Emily Carr campuses on Great Northern Way are just on the other side of Main Street. The dining and social opportunities right in the Olympic Village include Craft Beer Market, the Tap & Barrel and The Sin Bin Sports Grill. There’s a Flying Pig location opening soon, and just over on Main Street are some of Vancouver’s best casual eateries: Campagnolo, Pizzaria Farina, Nuba and The Foundation. Diversity is also a very compelling aspect of this area. Like much of Vancouver, people of many different cultures thrive here, and it’s not just yuppies who are

buying up the real estate. “We’ve been surprised by the number of families with school-aged children deciding to stay and live in the downtown core. They used to start in the city and move to the suburbs, but that’s not always the case any more,” says Allan Wong, a VSB trustee and chair of the board’s planning and facilities committee. There is already an elementary school beside Granville Island, with another one planned to go in close to the Cambie Street Bridge, which will help keep the diversity and family appeal of this neighbourhood well into the future. Says Nic Jensen, Vice President of sales at Onni, who has built Canvas and Central, both selling now in the neighbourhood, “Standing on the corner of Great Northern Way and Thornton, you’re looking at the
city, the snowcapped mountains, and B.C. Place Stadium.” It’s got the best of all worlds, and Edwin Liang, Director of Kenstone Properties, certainly agrees, having just built a collection of modern townhomes at Sixth and Willow, called appropriately, Sixth + Willow. Nicely summing up the appeal of this area, he explains, “Fairview Slopes is a great long-term investment location for young couples and families. The look is elegant yet welcoming with one of my favourite features, a fully covered front porch — perfect for relaxing and watching the world go by. Sales and Marketing Manager Diane Zarola has already told me this release includes fresh, new design details including stone accents at the front entry, metal railings, and dark coloured soffits,
but it’s not till I see the finished result that I realize just how much richer and even more sophisticated the new look is. I’m also smitten by the front door with its contemporary interpretation of raised panel styling, an upper window insert, and a curved chrome handle that seems to blend the artistry of Art Deco with a pure 21st Century outlook. Very cool, in other words. I can’t wait to see what’s on the other side.
Raise YOuR expectatiOns My first impression is one of space — lots and lots of space. Ceilings soar a full 10 feet. To the left, a den with lineal fireplace perfectly offset by a white ledgestone surround makes me want to grab my laptop and settle in. Sherry Whitter, Sales Representative, who’s just joined me, has other plans however. “Now this, this is my dream kitchen,” she says gently directing me toward a sun-drenched great room that spans the entire back half of the house. Instantly my mind fills with thoughts of holiday entertaining, family celebrations, and finally test-driving my somewhat out-of-control cookbook collection. The centre island is definitely entertainment-size with double sinks and eye-catching white-on-white colour
palette. There’s a ‘get serious’ gas cooktop with curved stainless steel chimney hood fan above, a walk-in pantry, and a full set of the KitchenAid Architect Series appliances I long to see in my own kitchen. celebRate OutdOOR living Remembering my passion for everything al fresco, Sherry opens the French doors to the backyard with a flourish, then grins at my gasp of delight. Clearly my toughest decision here would be whether to pull up a chair for dinner on the massive covered deck — more an outdoor room than a mere patio — soak up some rays in a chaise lounge on the lawn or hunker down with a glass of Chablis and a good book in the charming ‘secret sunken garden’ I can just see at the end of a stepping stone path. “And wait till you see the view from the master bedroom,” Sherry says noticing me staring at the spectacular valley vistas to the southwest. Thinking it couldn’t possibly get any better, I follow her upstairs and soon discover it does, indeed, get better. The master suite is an airy, vaulted space with ample room for the king-sized, four-poster bed and two large night tables. There’s a walk-in closet we both agree is probably larger than the bedroom in the first apartment either of us ever lived in, and the pièce de résistance, a truly spa-inspired ensuite with freestanding, oval soaker tub. Hint: think five-star hotel to get an idea of just how elegant this retreat is. And, as promised, there’s a big, bright, private balcony. At a guess, I’d say it’s at least three times the size of most apartment balconies and is invitingly decked out with a lineal gas fireplace and frameless glass railing. “Can’t you just imagine sitting out here with your morning coffee and looking at that?” Sherry says. Her gesture takes in the blue skies, forest, and view across to the Gulf Islands shimmering on the horizon. Yes, I could get used to this… although it might take me all of five minutes. We get the two preternaturally perky adversaries talking: about loving, listing and Vancouver real estate New Home Guide: Where do you stand in terms of who has “won” most shows? Jillian: Poor Todd. Todd: Where do I ‘stand’? In

NHG: What would you change about your LIoLI partner? What do you admire? Jillian: Actually, Todd laughs at most
of my jokes and makes fun of me at all the right times. Not much that I would change. Of course unless I could turn him into Channing Tatum, in that case I would change everything. I truly admire Todd as a father. I think he has the most beautiful family! Todd: Change about Jill? Where do I start? How much time do we have? How long is this interview? Do we have unlimited space? Let’s do a separate segment just on this. I’ll have my people call your people... One of the many things I admire about Jill is her spirit. She makes having fun a priority and I think that is an invaluable quality. She schedules vacation time and actually goes on vacation! Th is is something I need to work on and I could take a page out of her book in this regard for sure.
NHG: What does your partner do that you think is underhanded or sneaky in order to get the win? Jillian: Did you just call Todd my
partner? Umm how about the fact that he uses MY hard work and renovation to convince people to sell. GRRRRR…. Todd: Plays on the heart strings and the “emotional” attachment of their connection to the house. Especially when she frames kid’s art or black and
white photos of the family — well played Jill, well played.
NHG: Do you think the Vancouver real estate market gives either of you an advantage? Are people here more likely to stay or move than people in Toronto? Jillian: I think if people have been
fortunate enough to be able to buy, it’s really scary to think about it again. The market is so insane that it’s not as easy to buy and sell and fl ip as it is in say, Alberta or Ontario. Todd: The economics of moving gives people the advantage to staying in their home, no question. It squarely puts me as the underdog, but being a Vancouver native that’s a position I’m comfortable with...right Canucks fans?
NHG: What do you think is the clincher for most people when deciding whether they Love It or are going to List It? Jillian: It really should be money. But
I think people get emotionally attached to a home and that is the clincher. Todd and I are both on the same page on this one. If you can make a decent buck and one of you still wants to go — make a change. Todd: Generally the idea of change is daunting for people and staying is the default reaction. As Jill said, neither of us get emotionally attached to houses. Renovating and moving for me is not only fun but mostly a financial choice. The investment returns after buying smart and renovating smarter is one of the greatest things about real estate. Crunch the numbers and look for the next opportunity, but be careful, it’s addictive.
NHG: Would you personally trade a longer commute for a bigger house? Jillian: I live in Kelowna. I commute
four hours, sometimes twice a week. End of story. Todd: Not that I live in Kelowna but we did trade a longer commute for location. I live in Lions Bay which is a little ‘gem’ or ‘secret’ not many folks know about. It is 30 minutes from downtown on the Sea to Sky Highway and gives us the lifestyle we want while still being close to the city. Buying a property is about lifestyle, not square footage, counter tops or fancy lighting.
NHG: What is the most common complaint for the people that come on your show? Jillian: They want champagne, but they only have moula for beer.
Todd: “Do I really have to go and talk
to Jill? She only has bad news...can’t we keep looking at houses with you? It’s way more fun!”
NHG: What do you like best about working on this show in Metro Vancouver? Jillian: I mean, look around. Cherry
blossoms, mountains, fresh sea air. I am close to Kelowna where my family is, good shopping and good food. What’s not to love! Todd: I am a self-professed real estate junkie. I’d look at houses, renovate, and design for free and now I get paid to do it with makeup on! How sweet is that? (Please don’t tell the producers I would work for free.)

We all have spots in our homes that are magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Keep your pantry De-cluttered Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry date will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and
frustration. Before going grocery shopping, take inventory of everything you have and plan the meals for the upcoming week with an eye toward incorporating these items. Once you’ve used up the excess, get in the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what’s for dinner. There are people who frown on even the mention of this product, but there is a place for CHIP in the Canadian lending landscape and there are many who do benefit from it. While the zones of the home that are used for sleep, eating and play get more of the glory, it’s important to have a place where you can get down to business. Whether that is a home business, or homework, correspondence, crafts, paying bills or occasional work from home, the space must fit the purpose. But what if there are various people who need to use the home office for different reasons? Or if you just need to entertain your kids so that you can keep an eye on them while you work? Do you have a spare bedroom, den or a basement that can be used for this purpose? “You need quiet, especially if you telecommute. A high-traffic area doesn’t really work,” says Adam Shearer, president of California Closets. In smaller homes and condos, some families must be creative. A spare bedroom can have options for a home office, says Enrico Terisigni, general manager of Organized Interiors. The company even offers a wall bed home office system. It has a double- or a queen-sized bed that pulls down from wall when needed – with space for pillows and clothing. “When the bed is not needed, it goes back up against the wall, and there’s room for a home office, as well as files and secret documents,” he says. Organized Interiors has even created offices in laundry rooms and has an “office in a closet” solution that is very popular.

Safety is paramount. If kids are going to be using the space, is it childproofed for them? Where should the wee ones sit? A kid’s-sized desk or table is great for little ones to colour or do their homework while you work. Having art supplies and toys at their level also promotes creativity and keeps them occupied. sharing a Workspace

Once you’ve decided where your office will go, think about what will be needed in it. Shearer says that most offices include lower or base cabinetry that could house file drawers, a work surface or countertop, and upper storage. Seating is also very important. Having enough legroom is key. “We recommend a minimum of 30 in. under that countertop for someone to sit and work.” Don’t forget about the little details about the unique people who are going to use the office. Are the people who use it right or left handed? Is the chair at the right height and ergonomic? Is there adequate light at each workspace? Some people may want to combine the home office with a home craft center if someone in the family is artistic or wraps a lot of gifts. Remember technological concerns such as power. Are there enough electrical outlets and are they where they need to be so that everyone can plug in their computers? If you need help planning your home office, companies such as California Closets and

Sharing some things can make life a lot easier, such as office supplies, and a printer/ scanner/copier, says Buttigieg. Shearer suggests a cabinet or file drawer for each family member. Each parent has a drawer for their bills, each child has a drawer for their artwork. Alternatively colour-coded files for each family member can work. Functionality aside, there is the human element of sharing and getting along that makes working together a challenge. How can you make working together pleasant? “Boundaries and respect,” says Buttigieg. “Everyone should have their own space carved out, even if it’s a small section of the room. Family members need to respect and not infringe on someone else’s space. Capital gains versus income – intention matters  by GeorGe e. Dube Question: If you hold a property for 23 years and then sell it, is the income treated as a capital gain or as income? Answer: Many people wrongly believe that holding a property for a given period of time will ensure the profits on sale are treated as capital, and thus are only 50 per cent taxable, versus treating the gain as income, which would be 100 per cent taxable. Tax case law illustrates this. In Bordine vs. The Queen (2010 DTC 1293 (TCC)) the owner acquired land in 1977, sold it in 2000 yet the amount was still considered income. Intention matters! While the length of ownership is an indicator, the ownership period is not conclusive. Do not let others tell you that simply by owning the property for two or five years, for example, you are guaranteed a taxable gain. Nothing can be further from the truth. Knowing, and being able to prove, what you were planning to do with a property at the time of purchase is a key factor in determining whether the CRA will treat the property as a capital gain vs. income. Having a discussion, and documenting your intentions, with your accountant can save you considerable taxes down the road.

The Baby Boomer generation may have to put condo living on hold for several years. Many boomers have the financial responsibility of not just university kids but aging parents too. Our generation (myself included) is blessed with having the people most close to us at home – children and parents. Unfortunately, neither Ottawa nor Ontario provide a deduction for your financial assistance. However, they do provide a “caregiver” tax credit. You may qualify to claim a $4,223 federal tax credit and a similar provincial amount. This will reduce your federal and provincial income taxes by $633 and $210 respectively. You should note, parents must be at least 65 years old and mentally or physically dependant on adult children. My kids attend pre-school and elementary private institutions. The cost is astronomical but my wife and I believe it is best for our kids. How much of the tuition may I deduct and how?

Generally, private school tuition is not tax deductible. An attempt was made several years past to deduct private school tuition; however it was politically unpopular and was reversed the following year. Fees to education institutions may be deductible as childcare and claimed by the lower income spouse. A receipt must be provided by the school for the portion of the fees that are considered “childcare.” Additionally, depending if there is some religious affiliation, part of the fees may be allocated as a charitable donation. Again, the institution must provide receipts and qualify for charitable status.

Generally, real estate that is sold for more than its cost may result in a capital gain for the individual. Fifty per cent of the gain must be included in your income tax return in the year of sale. Using your figures and assuming you have other income, such as from employment, we can use a 40-per-cent tax rate. Therefore, the $80,000 capital gain is reported. Forty thousand (50 per cent of the gain) must be included in income. This is taxed at 40 per cent. Your tax obligation on the gain is $16,000 (40,000 x 40 per cent) to Canada Revenue Agency. the psychology of mortgage pre-approval BMO Bank of Montreal has released a report on the psychology of first-time home buyers getting pre-approved for a mortgage. The report shows that for first-time home buyers that were pre-approved for a mortgage, an overwhelming number of respondents (94 per cent) say they found themselves to be in a much better position to start looking for a home, and had a good sense of what they could afford. The poll also revealed that the majority of Canadians (92 per cent) currently looking to buy their first home plan to get pre-approved. “Seven out of ten first-time home buyers say when they walk into a home, they know right away if it’s the right house for them,” said Laura Parsons, Mortgage Expert, BMO Bank of Montreal. “Being pre-approved for a mortgage and knowing you have a mortgage with a guaranteed interest rate for a certain period of time while you are looking could mean the difference between landing your dream home, and settling for second best.” The psychology reporT also showed The following for

When people relocate, the possessions they take with them are a critical part of turning a new house or condo into a “home.” There is plenty of emotion attached to “stuff,” and with that in mind, moving companies take on an awesome responsibility when they transport your furnishings and accessories from one place to another. And you should be able to trust that your belongings, both big and small, are being treated with the care and respect they deserve. The Canadian Association of Movers recommends that when you shop for a mover, it is wise to conduct some research to increase your chances of finding a reputable company that will treat you with respect as well. At Two Men and a Truck, we agree! At the very least, you should be able to expect honesty and integrity when it comes to your moving experience. This includes a thorough and reasonable estimate for your move, and then delivery on whatever promises are made. In your search for a mover, learn as much as possible about what services are offered. If the company representative is reluctant to answer your questions, move on. Every mover should be ready to educate customers on their services and on what they can do to help make the move go as smoothly as possible. For example, on our website, twomenandatruck.ca, we provide moving tips, a checklist and even special things you’ll need to consider for large items, such as pianos. You should always receive your moving quote in writing, and unless you change the parameters of the move substantially, you should pay what you expect to at the other end. Natural materials are wonderful to work with in a project. Earthy, organic, with saturated colors, everything you find in a walk in nature can be expressed in your living space. When we get the opportunity to bring that into our homes, we can feel we’re just a little bit more connected to nature, and in turn, ourselves. Inspiration drives design, but where do we look to for this inspiration? It’s actually so simple, it’s everywhere around us. With that said, what inspires one person is vastly different than what inspires another. So look to what makes your lifestyle unique to you. In this case, I was privy to the lifestyle of my client and knew they had unwavering dedication to enjoying life outdoors, which meant summers spent on the beaches of the west coast and winters skiing in the mountains. Simply put, they love the outdoors and they’re down-to-earth, casual
people. Natural finishes that reflected the elements of nature and clean, simple lines which evoke a casual interior spoke to me as a perfect fit. As a homeowner not working with a designer, it can be overwhelming to choose from the myriad of selection available on the market, so you need a beacon of light to keep you on track. will drive every decision you make during your project. It’s easy to fall in love with a basket load of products that all give off a different vibe, so to make your project come together as a whole is a skill that requires more than creativity, but discipline and careful editing. Keep photos and magazine images in a binder and you’ll start to see a consistent theme that attracts your attention. Name your concept, such as the “natural elements” concept I used in this home. Check in with your concept at every touch point where a decision is to be made and ask yourself, “does this fit within my concept?” If it doesn’t, you must edit and move on. To avoid coming off too themed, choose to draw on the colour palette or relate your concept to the textures of your finishes. In these bathrooms, one was a beach theme with sand tones of beige and cream, green and natural cherry wood, which were found in the arbutus trees near the beach. The guest bathroom, inspired by the mountains, was an opportunity for a more dramatic design. A walnut vanity with a centred travertine vessel provides the perfect foundation for two symmetrical mirror panels, and a feature inset of two-inch by two-inch deep blue tile, creating a dramatic focal point and giving off the impression of a waterfall. Natural slate in blue and rust tones were combined with a pebble tile floor, which brought the colour palette together as a whole and were in line in terms of colour and texture with elements found in nature. Spring buyers and sellers emerge the Greater VancouVer housinG market bounces into sprinG Home buyers and sellers became more active in the Greater Vancouver housing market in April. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 3,050 on the Multiple Listing Service® (MLS®) in April 2014. This represents a 16.1 per cent increase compared to the 2,627 sales recorded in April 2013, and a 15.5 per cent increase compared to the 2,641 sales in March 2014. Last month’s sales were 5.2 per cent below the 10-year sales average for April of 3,217. The sales-to-active-listings ratio currently sits at 19.7 per cent in Greater Vancouver, which is the highest this measure has been since June 2011. “We saw steady increases in home seller and buyer activity in April, which is typically the case in the spring months,” Ray Harris, REBGV president said. “People

often look to buy or sell their home this time of year as the school year draws to a close and the summer holiday season is still a few months away,” Harris said. New listings for detached, attached and apartment properties in Greater Vancouver totalled 5,950 in April. This represents a 1.3 per cent increase compared to the 5,876 new listings in April 2013 and a 12.7 per cent increase from the 5,281 new listings in March. Last month’s new listing count was 1.2 per cent higher than the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the MLS® system in Greater Vancouver is 15,515, a 7.3 per cent decline compared to April 2013 and a 7.2 per cent increase compared to March 2014. “Home prices in the region continue to show steady, yet modest, increases when compared to last year,” Harris said. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $619,000. This represents a 3.6 per cent increase compared to April 2013. Sales of detached properties in April 2014 reached 1,336, an increase of 25.6 per cent from the 1,064 detached sales recorded in April 2013, and an 18.7 per cent increase from the 1,126 units sold in April 2012. The benchmark price for detached properties increased 4.7 per cent from April 2013 to $956,700 Sales of apartment properties reached 1,172 in April 2014, an increase of 11.4 per cent compared to the 1,052 sales in April 2013, and a 1.5 per cent decline compared to the 1,190 sales in April 2012. The benchmark price of an apartment property increased 2.6 per cent from April 2013 to $375,500. Attached property sales in April 2014 totalled 542, a 6.1 per cent increase compared to the 511 sales in April 2013, and a 12.2 per cent increase over the 483 attached properties sold in April 2012.
