hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nittygritty. Before you venture out, here are some pointers:

First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that
the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

aking compromises is one of the realities of life that you learn in kindergarten, and knowing how to prioritize is a skill that makes finding an ideal compromise much easier. Bob Rennie’s annual address to the Urban Development Institute this year focused on a very hot topic in Metro Vancouver: affordability and compromise. He noted that in a region as desirable and economically and politically stable as ours, simple supply and demand principles are going to drive up real estate prices. One way to mitigate the affordability situation here is obviously to increase the supply, and to do this we’re going to have to densify. Explains Rennie: “You don’t see single-family homes in London or New York City.” We’ve been seeing a lot of this trend lately: three or four single-family homes in a row being bought and turned into 20 townhomes, or 30 condos and 10
townhomes. That means homes for a lot more people than the former houses with the front lawns and large, usually empty, back yards. Though people lament the passing of the “Old Vancouver” into the present, what this really means is that more people can afford to live here; with one compromise: space. Those unwilling to make this compromise, who want more space to live, have two options: to pay much more or to move farther away from the city core where geography and city limits do not have such a profound influence on land scarcity. For those working in the city, this means that more time will be spent commuting. Vancouver has a long way to go when dealing with the problem of affordabilty, especially when it comes to people raising families in the city, but densification is one place to start. It’s time we started thinking about others.

“No affordability without density” BOB RENNIE’S 2015 UDI LUNCHEON ADDRESS For someone selling real estate in one of the hottest markets in North America, if not the world, Bob Rennie opened his speech to more than 1,000 industry people with a subdued observation. “Evidently, Vancouver is the unhappiest city in Canada.” After a breakdown of who is unhappy (baby boomers) and why (they look backwards), Rennie made the by-now-familiar assertion that this problem of affordability, in a place of land scarcity, can only be solved on the supply side: by densifying existing properties to make room to provide more homes. Though the problem of affordability is admittedly more complex than that (Rennie identifies 19 forces in our region that adversely affect affordability), his vision of Vancouver in the future is one similar to New York or London, with the majority of residents living in apartments, condos and townhomes, at the expense of single-family lifestyle. He also debunked the myth that all our stock of new condos and townhomes coming onto the market are being snapped up by offshore investors. Citing the sales statistics from the Amazing Brentwood and Metrotown in Burnaby and The Strathcona Village and The Independent in East Vancouver, only three per cent of the buyers were not from Canada. The majority of the buyers for all these developments were actually from less than ten kilometres away from the building that when were buying into. These projects, with an average prince hovering around $400,000, have extensive amenity spaces, are located in “energy centres” close to shopping and transit, and are affordable for two working people. Rennie stressed that though the entry-level suites are small, they are a good way to get into the market, and larger suites are making it possible to live with your family in a condo building. 20 METRO VANCOUVER NEW HOME GUIDE | JUNE 12 - 26, 2015
He goes on to say that when developers come to him to sell their new buildings he advocates for building an energy centre if one does not exist yet. “If you can walk out the door and get a stick of butter, a cup of coffee and fill your prescription, build there. I will brand it, market it and sell it.” Investing in Vancouver real estate is a better investment option than buying gold, according to Rennie, but it is speculators that really drive up the price of land exponentially. Instead of taxing foreign investors, who make up a small portion of overall buyers, we should be taxing people who just buy houses to sit empty for a few years until they can be sold to developers for a much higher price. People who buy condos to rent them out, however, are contributing to the under-served rental market in Vancouver and should be encouraged, he says. Next year, Rennie predicts that he will be talking about the redevelopment of the Railway lands, the movement of St. Paul’s hospital and Emily Carr University, and the removal of the viaducts. CMHC Report BRITISH COLUMBIA HOUSING MARKET OUTLOOK 2015 AND 2016
According to Canada Mortgage and Housing Corporation’s (CMHC) Second Quarter Housing Market Outlook British Columbia Highlights report, housing starts in British Columbia are forecast to range between 26,400 and 29,800 units this year, rising to 26,100 to 30,500 units in 2016. “Housing starts remain relatively stable this year and next, supported by growth in employment and population,” noted Carol Frketich, CMHC’s BC Regional Economist. “Multiple-family starts will be stable in 2015 and then pick up in 2016 as demand for denser housing forms increases and inventories of completed and unabsorbed units are drawn down. Single-detached home starts are expected to remain relatively unchanged over the forecast horizon.” Resale market conditions are forecast to remain balanced, although this may differ in some centres and by home type. boosted by job and population growth and low mortgage interest rates. Sales will range from 82,300 to 93,100 transactions in 2015 and between 78,700 to 91,800 transactions in 2016. » by SUSAN M BOYCE There’s no question Metro Vancouver’s housing marketing is a topic that’s discussed, debated, and dissected at every opportunity. Report after report indicates 2015 sales are on track to be the highest on record in many years, and bidding wars on well-priced properties are reappearing with increasing frequency. But it’s not just consumers looking for a home to live in keeping the market sizzling. Local investors on the quest for higher-yield alternatives to traditional bank investments like term notes or GICs are returning to the real estate marketplace. Some insiders even suggest that Vancouver real estate and, somewhat surprisingly, contemporary artwork, have become the new gold — stable and secure as a place to keep your money safe. This issue, New Home Guide chats with Sean Stevens, Macdonald Realty [Mn] in Vancouver, about some of considerations to be aware of if you’re planning to add a revenue property, or two, to your investment portfolio. 28 METRO VANCOUVER NEW HOME GUIDE | JUNE 12 - 26, 2015
Q: Most single-family homes are freehold while a townhouse is usually strata. What are some of the pros and cons that investors should factor into their purchase decision? A: One of the most obvious is the maintenance fee that comes with owing a strata property — but there are two sides to this reality. Firstly, that monthly expenditure will reduce the amount of mortgage you’ll qualify for. It’s also an expense that comes off your bottom line income… every month. On the plus side, a new townhouse is essentially a turnkey investment — everything is move-in ready and contemporary. You don’t

have to worry about the cost — or hassle — of making sure the lawn’s mowed, the gutters are cleaned, and the fences are painted. For an investor who doesn’t have strong handyman skills or who just prefers to be less hands-on, the convenience can be well worth the cost — and it’s an expense that can be written off. Q: So what’s the flip side? What are the advantages a house offers over a multi-family dwelling? A: For many people, a mortgage helper in a single-family home is the perfect steppingstone into investment properties. There are no strata fees to pay. You’re living in the house, so any maintenance that’s required you’d be doing in any case. And since the dwelling is your primary residence, you’ll still qualify for things like the first time buyer exception on property transfer tax if your purchase is less than $475,000. Just remember that not all municipalities allow rental suites, so be sure to check zoning and comply with all regulations before you count on the revenue from this option. You’ll also need to talk to your insurance company. Q: No matter why you’re buying, the old adage is still true — real estate is all about location, location, location. Are there special considerations to consider when purchasing an investment property? A: The key is to really think about who your market will be. Proximity to transit, parks, and shopping are important to most renters, but most people who rent a townhome or single-family are going to be families with children so proximity to well regarded, public schools will be a major consideration. For example, in Eastside Vancouver, a location in the catchment area for Charles Dickens Elementary may enhance the desirability of your property to prospective tenants. Interestingly though, in extremely exclusive neighbourhoods like Shaughnessy or the British Properties, this may not come into play as much — for two reasons. Many children will be sent to private school and there is less likely to be a strong rental market since most residents are

homeowners. Again, it’s about understanding who your market will be or if there even is a market for rental properties. Q: If you’re purchasing a new townhome or house, most developers offer upgrade options — some so extensive it can be overwhelming. How important is it to have the latest and greatest designer finishings? A: It’s always tempting to go for the ‘fully loaded’ packages. Buying to live somewhere is quite different than buying as a rental property when you need to think about long- and short-term return on those extras. For example, stainless steel appliances are now a de facto standard — not having them will put you at a disadvantage when it comes to attracting tenants in any market. On the other hand, upgrading to genuine hardwood flooring as opposed to high-quality laminate typically has almost no impact on rental potential or the price you can charge, but the cost could be difficult to recoup when you sell. Q: So what about the long term? A: While historically single-family properties outperform townhomes in terms of appreciation, your initial outlay will be more. That said, if you’re planning to hold a property for five years, 10 years, or even longer, the lower entry cost can make the difference between becoming and investor and not. The biggest hurdle for most people is just taking that first step. Once you’ve done your homework, crunched the numbers so you know you’re not overstretching your budget, you’re on your way. For some first-time homebuyers, the decision comes easily. Maybe it’s been your long-held dream to own a home, and you’ve succeeded in saving enough money for a healthy down payment. Or perhaps you’re fortunate enough to have family financial support ease your entry into the housing market. For others, the decision requires careful consideration. You may have concerns about financial obligation, the responsibility of upkeep or being “tied down.” Maybe you’ve just landed your first significant job, and the idea of home ownership has only recently taken root in your imagination. Or perhaps, like some of my clients, you’ve been renting for 20 years, and dread the thought of writing yet another cheque to help pay off the landlord’s mortgage – but you’re worried about biting off more than you can chew. Numerous factors will influence your decision, but I’d encourage the fence-sitters among you to consider two over-arching questions. Firstly, how strongly do you feel about owning your own home? While it’s possible to live perfectly well while renting a good space, many of us find that home ownership is important to our sense of comfort, security and identity. Certainly, there’s also a sense of satisfaction in watching your home equity (that is, the amount of the home that you own outright) increase with every mortgage payment. As a solid investment, a home is hard to beat: how many investments provide shelter and comfort to the investor up until the time of

sale? Finally, there’s the big payoff – ultimately, you will own your home outright, and monthly payments will be a distant memory. That’s a luxury that renters simply don’t have. This brings us to the second, more crucial question: can you afford it? Remember, your first home needn’t be a palace. Assuming that you’re steadily employed, and don’t plan to move again shortly, the purchase of a modest home or condominium is nearly always a smart move. You may even find mortgage payments surprisingly affordable when set next to your rent. Having said that, it’s important to consider additional ownership costs: property taxes, utilities, condo fees, insurance and maintenance. I strongly suggest that you talk with a mortgage broker or bank representative for help designing a realistic home budget. I can assure you of this: if home ownership is close to your heart, you’ll find a way.

Whether you are a first time buyer, looking at buying a bigger house or downsizing, if you are looking at buying an investment property it is important to do it be prepared. This spring a sellers’ market is in full swing, which is more noticeable in certain areas of the Lower Mainland. With historically low interest rates, buyers are making the jump into homeownership, because for many, their mortgage payments will be less than what they are paying in rent. It is certainly a great time to get into the market. However, in a sellers’ market buyers find themselves in competition with other buyers to purchase a home. Buying a home can be exciting but having to compete for it can add a lot more stress. In this case, a property’s asking price and what the property will sell for is quite different, and in most cases the selling price will be well above and beyond the listed price. When a homebuyer goes into a multiple offer situation, they are less in control. As a buyer, you need to prepare yourself by doing work upfront and with the understanding that you might not get the property in the end. During multiple offer situations, the seller is not obligated to negotiate or accept any of the offers. The seller has the liberty to choose the best offer to negotiate and they will accept the offer that best reflects

Here are some things you can consider and help you feel more in control of the situation when going into multiple offer situations: » Get pre-qualified by a Mortgage Expert – One of the most important aspects of buying a
home is knowing how much you qualify for. You will need to know what you are comfortable paying on a monthly basis but also what is the highest amount you can offer. While you might be qualified, the lender still has to approve the property you are buying.
» Prepare and have all your documentation ready – It is important that you provide your Mortgage Expert will all the documentation the lender is going to require upfront. Especially since time will be of essence, you don’t want the added stress of getting documentation when you are in the middle of negotiations and during the subject condition period. » Having the right real estate agent – It is critical that you have an agent that has your best
interest in mind. As a buyer it is not your job to seal the deal, it’s your agent’s responsibility to know what is your limit and respect that. Don’t let your agent try to upsell you on the price and encourage you to go above your budget. It’s their job to research comparable properties in the area and advise you, but you are the one that makes the final decision. After all, it’s your money.
» Set your boundaries – Once you set your budget, stick to it. Determine how exactly how much you can go over if you end up in multiple offers. Don’t get sucked in by emotion and peer pressure because in the end it can end up costing you a lot more money. » Consider doing a home inspection ahead of time - The buyer could consider your offer more
readily if it doesn’t include a “subject to inspection” clause.
» Be flexible – Winning a multiple offer situation might be as easy as agreeing to the
seller’s conditions such as closing dates, buying the property “as is” or even tightening the subject removal dates. This is important if the seller has already bought another property and is anxious to move on. By agreeing to make the transaction as easy as possible could mean winning over a more generous offer. When buying a property “as is” and limiting the subject conditions (such as requesting that a missing knob or floor tile be replaced) might work in your favour too. If your agent is aware of any information about the seller’s situation and if you can be flexible in any way, take advantage of this opportunity that might help you get your offer accepted.
» Write it down – Perhaps you might want to write a quick letter to the seller explaining who you are and why you want to buy their home so much. Buying and selling a home is an emotional time for everyone, especially if the seller has lived in that home for a long time and raised their family there. Sometimes, it’s not about the highest offer but it can certainly also be about an emotional connection. Even though your offer might be lower than the others, some sellers might feel a strong connection to your story and decide that it’s not about the money but about someone who will really appreciate a great home! » Know when it is time to walk away
– Multiple offer situations can be stressful and sometimes listing agents strategically set the price of the home below market value to start a multiple offer situation. Make sure you stand firm. Buying your home is about a great investment and you have to be smart about it. In the end, it’s about being comfortable on what you are paying a month and happy with the decisions you make. T
here’s a buzz about Burnaby these days, and it’s all to do with ever-improving infrastructure with an eye to the future. Improvements in a city’s framework are not one-size-fits-all, however, as a closer look at two Burnaby neighbourhoods will show. EDMONDS
The new Edmonds Community Centre and adjacent Edmonds Park are attracting a lot of attention to the neighbourhood. These programs on offer here are quickly establishing it as a neighbourhood hub. Given the number of services for young families in the area, it’s not surprising that the 2006 Census found the bulk of Edmond’s population to lie in the 20 – 44 age range. Families love Edmonds for

its central location, new community centre and adjacent park, public library and accessibility to three elementary schools. Partly due to its proximity to the City of Vancouver, Burnaby as a whole is not the cheapest suburb to live in. This holds true for Edmonds, where the real estate market consists largely of a mix of single-family homes, townhouses and condos. Close to a third (30 per cent) of owners spending more than 30 per cent on housing costs in 2006 (according to that year’s census), a rate that has likely only gotten worse.
FROM HERE TO THERE, FROM THERE TO HERE
Because it’s on Kingsway, it’s easy to get to and from Edmonds to just about anywhere on the Lower Mainland. This neighbourhood is also well served by public transit, as it’s right on the Expo and Millennium SkyTrain (Metrotown, Edmonds and Royal Oak Stations).
METROTOWN
Metrotown is a shopoholic’s fantasy. Some of the best—and biggest—malls are located here. With Central Park within its borders, it’s also for those who enjoy all the best of the outdoors that the Lower Mainland has to offer. Because of the population density here and the easy access to public transit, it’s a great place for those who are civic-minded with an eye to the future to boot. NEIGHBOURWHO?
Due to its proximity to great shopping and public transit, this area is particularly popular with small families, students and young professionals, who can easily get to and from work downtown on the Skytrain, pick up anything they need (BFF’s birthday present, bottle of wine, dinner…) at one of the malls in the area, go for a run in Central Park and then call it a night in their cosy quarters.

See & Do EDMONDS » Edmonds Community Centre This newly built community centre is set to become a neighbourhood hub. There’s an indoor playground for tykes and two pools, one 15 meters and the other 25 meters with a 60-meter-long water slide! » Edmonds Park Edmonds Park has newly built outdoor facilities, which include a tennis court, a multi-sport court and large lawn space, perfect for a picnic. There’s also a plaza meant for events and entertainment. Edmonds Park MALLS, MALLS, MALLS!
As well as Metropolis at Metrotown, this neighbourhood is home to Old Orchard Shopping Centre and Crystal Mall. On top of this, the area has sprawling Central Park, as well as many smaller parks, including Kinnee Park, Maywood Park and Old Orchard Park. The name of the game in Metrotown is high density, so you’ll find that the mix of high-rise apartments, condominiums and townhouses here is well served by nearby schools. There are two elementary schools within Metrotown’s boders: Marlborough and Maywood Community, and high-school students from the area attend Moscrop Secondary School and Burnaby South Secondary School. Slightly lower than average prices for these and accesssibility to public transit make this area popular with young professionals. If you live an active lifestyle and like being very close to a slew of amenities, then Metrotown just may be the neighbourhood for you.
