ou’ve agreed that a new condo is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. Start by finding out how long the company has been in business. Ask a sales representative or visit the company’s website. Next, find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into during your tour.

Naturally, you should spend some time visiting several different sales offices and model suites. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are many other builders and salespeople out there who pride themselves on putting the customer first.

ummer is here and of course you want to spend every single minute you can spare outside and enjoying the beautiful warm weather. In years past, this may have meant walking to the park or sitting on a little patio, but the developers of today have a whole different array of options for you to consider. Community gardens with lawns, water features, growing plots and even lawn bowling and putting greens are popping up everywhere. Outdoor fireplaces and barbeque

areas bring you and your neighbours together in an atmosphere of friendly outdoor appreciation, right in the heart of your community. Whether an outdoor pool is your thing, badminton, or you just like relaxing in the sunshine with a book on a lawn, these new outdoor amenities are not just good for the residents of your complex. Looking out from an upper story of your home now means seeing more green, less concrete. And the urban birds and bees certainly appreciate it too.

MONTGOMERY ACRES

Creekside heritage living » by SUSAN M BOYCE

Some places just seem to have it all. Fresh air, forested outlook, views, and homes that simply feel right. Such a place is Montgomery Acres. Named in honour of Joe and Anne Montgomery, the Maple Ridge family who farmed this land for 65 years, Montgomery Acres brings a whole new dynamic to the historic Kanaka neighbourhood. Now, an up and coming generation of families is getting set to make their own memories here. WElComE HomE Like every Epic home, the Montgomery Acres showhome is filled with meticulous attention to details that make all the difference: starting with 10-foot ceilings on the main level. The sense of space is definitely just the first of many “ah ha” features I’m about to discover here. 16 METRO VANCOUVER NEW HOME GUIDE | JULY 11 - 25, 2014

“Named in honour of Joe and Anne Montgomery who farmed this land for 65 years, Montgomery Acres brings a whole new dynamic to the historic Kanaka neighbourhood.” Knowing my secret Iron Chef aspirations, sales manager Norm Jones is hardly surprised by my sigh of delight when I spot the kitchen. Massive island with eating bar, white cabinetry that reminds me of a French country manor house, and full pantry — this is a space destined to become a social hub and entertainment magnet. Next stop, the upper level. At the top of the stairs, I find a cool feature: a comfortable loft, decked out as an open reading lounge. “But you could also opt to enclose this and make it into a fourth bedroom,” Norm says. Well after all, choice is good. “You’re going to love this master suite,” Norm says, opening the door with enthusiasm. Right again. Vaulted ceiling, walk-in closet in addition to the regular lineal-style one (did someone say “hers” and “hers’n’his”?), and an ensuite that officially fits the descriptor of “to die for.” The soaker tub, always high up on my personal list of must haves, has a style I’ve never seen before — a contemporary interpretation of a freestanding claw-foot, but wider and without the claw. And yes, that’s a tease (meaning you really have to see this for yourself). Downstairs, more surprises await. “The wet bar is standard,” Norm says. “But we thought we’d have a little fun and show what you could do with this space.” The result is a comfy looking poker room with wine storage and tasting bar. There’s also a full home gym, a guest bedroom, and a theatre room that Norm tells me is one of Montgomery Acres’ upgrade options. Sweet. And if like me, you’re wondering what the bottom line for all this luxury will be, here’s more good news. “We have prices as low as $479,000 for a 1,600-square-foot home plus basement,” Norm says. “Most of our larger plans are in the mid-$500,000s, so the affordability factor is huge.” EnvironmEntal Savv y Before I leave, I can’t help pausing to savour the fresh, country air. Norm just smiles — he’s seen the reaction to Montgomery Acres’ forested setting many times before. “We’re engulfed by trees on two

sides including ALR agricultural land to the north, so it’s a very quiet, rural feeling,” he says. Epic Homes has also taken environmental stewardship one step further by creating an eco-pond just across the street from the home we’re standing in. “The pond will naturally filter storm water runoff before it goes back into the creek along the south edge of the property,” he explains. “Once we’re finished construction, we’ll build a landscaped rain garden over top, so not only will it protect the salmon, it will become a beautiful community amenity.” montgomery acres offers a total of 85, three- and four-bedroom homes priced from $479,900. Presentation centre and showhome are open noon to 5 p.m. daily except Fridays at 24402 – 112 avenue in maple ridge. Starting July 18, there will be three fully furnished showhomes to visit. Vibrant, quirky and cool in the heart of East Van East Village is blossoming with community » by shawn Conner 24 METRO VANCOUVER NEW HOME GUIDE | JULY 11 - 25, 2014

here’s still free parking in East Village. (Let’s let that sink in for a moment.) That’s right – even though the East Van neighbourhood is one of the city’s trendiest, you can still park without paying the Man. Long stretches of East Hastings, for instance, feature one-hour free parking – in fact there’s nary a meter to be seen. There’s even parking behind the London Drugs. But if City Hall hasn’t quite caught up with the emerging neighbourhood, others have. Small business owners, from brewers to restaurateurs, have seized the opportunity to get in on the ground floor, so to speak, of this reasonably-valued, growing neighbourhood. Young families have been moving in, and developers have been building competitively priced condos for those who want to buy, but can’t afford downtown and don’t want to move out to the suburbs. Of course, it wasn’t always this way. What has been dubbed the East Village (technically, the part of Hastings-Sunrise that stretches from Commercial Drive to Renfrew, and roughly from East Hastings to Powell) was, for years, just a stretch of stores and businesses on the way to and from points further east- and westward. But that’s been changing, especially the last few years. But first, a little bit of history. One-hundred-and-forty years ago, when people wanted to get away from big-city livin’, they went to the popular resort of New Brighton. Loggers, mill workers and vacationers from New Westminster flocked to the area, which was later renamed Hastings Townsite. This is where East Village is now situated, more or less. (The area still has resort-ish features: New Brighton Park, with its public pool and views of the Burrard Inlet and Second Narrows Bridge, is still a bit of a weekend retreat for some.) Over the next hundred-plus years, the neighbourhood became home to Vancouver’s first road, first wharf, first hotel, first post office, first museum and first ferry. By the 1920s, the area was being developed for residential use. It grew, diversified — and remained staunchly unhip and off-the-tongue of those who didn’t live nearby, known mostly for

Hastings Racecourse, the PNE and a few other East Van landmarks. These include Dayton Boots, Ugo & Joe’s Lucky Meats and the On Lok Restaurant & Won-Tun House. The buzz has taken awhile to build. Pioneering businesses include the Roundel, which has been in business for 49 years but was refurbished in 2007, and Wheelhouse Seafoods, which opened in 2001. “The biggest reason we chose this neighbourhood was, there was rental space available, and it was relatively inexpensive,” said co-owner Catherine Yamamoto. “Also, it was a good neighbourhood. Even then, you could see it.” More, newer businesses have sprung up in the wake of the Roundel and the Wheelhouse, including Campagnolo Roma, the Red Wagon and its sister eatery Bistro Wagon Rouge, Tacofino, Tamam, and more. Even Donald’s, the grocery-store lynchpin of the neighbourhood, has introduced a new high-end tea emporium, Steam, in a cubbyhole just off the entrance to the market. The area has become a hub not only for new restaurants but also for booze. A number of breweries, including Powell Street, Parallel 49 and Coal Harbour Brewing have sprung up, joining stalwart Storm Brewing on Commercial. Then there is Odd Society Spirits on Powell, which opened last year. Notwithstanding the Princeton on Powell, beloved by locals, there’s another place to get a drink in the neighbourhood, The Brighton. And where there’s increasing gentrification, the coffee shops are sure to follow; recent additions include Platform 7, East Café and, on Dundas, the hipster haven Far Out Coffee Post. All this activity has brought an influx of new blood, including young families. “I love it,” Fainne Martin said of the area. Martin has been living on nearby Oxford Street for over a year with her husband and new-born. She says she appreciates being within walking distance of Donald’s and coffee shops like Far Out Post and JJ Bean. “And there are great parks all around. If you have a dog or a kid, it’s really good.” “We see lots of families,” Yamamoto said. “You can see a lot of people are coming who have more income. I think they’re exploring the neighbourhood where maybe they didn’t before.

“The area has become a hub not only for new restaurants but also for booze. A number of breweries, including Powell Street, Parallel 49 and Coal Harbour Brewing have sprung up, joining stalwart Storm Brewing on Commercial.”

And they’re moving in as all of those condos go up.” “I think people are starting to see the value in East Vancouver, especially this area,” says Rikki Puri. Puri is the president of R.A.R. Holdings Ltd, which is currently selling homes in Triumph, a 22-condo-and-townhome development on Triumph Street slated to be finished later this summer. “A lot of people once associated this area with East Hastings, an extension of the Downtown Eastside. But people are realizing that, with downtown saturated, there’s good value here. You’re five minutes JULY 11 - 25, 2014 | METRO VANCOUVER NEW HOME GUIDE 25

“The pricing is more reasonable in HastingsSunrise than other parts of the city too.” from everywhere. And there are great restaurants and shops.” Other developers have started to notice. The Oxford (by Allaire and the Airey Group, with a showroom that should be open by mid-July), at 2141 East Hastings, will have 38 units, with prices expected to start in the low $200,000s. “You see a lot of commercial space along East Hastings, and a lot of younger families are moving out in that direction,” Oxford Marketing Manager Bailey McRae said. “Already you have a lot of singlefamily homes, but fewer apartments that are available. I think the developer saw an opportunity there to offer new product in that area.” The changing demographic was a draw. “You’ve got the Tacofinos but you’ve also got the staples, like Donald’s Market and Red Wagon,” she said. “They’re bringing a younger crowd out.” McRae notes that the Oxford will take advantage of “the amazing views” the area offers. “Most of the homes will have patios,” she said. “From the second to the penthouse you have unreal views. There are not many places in Vancouver where you could offer such views. I’m really excited for that.” The pricing is more reasonable in Hastings-Sunrise than other parts of the city too. “It’s just more affordable. Land’s 26 METRO VANCOUVER NEW HOME GUIDE | JULY 11 - 25, 2014

more affordable, and you’re able to build a better product.” There are other developments nearby. A little further west, the Millennium Group is building Boheme and the Wall Group is developing The Heatley at Strathcona Village. Meanwhile, Alba, a mixed-use development that has been planned for the block where the London Drugs currently is, is on hold. Instead, a community garden has been established in the lot set aside for the development. Zoë Way, bartender at The Brighton, has been living in the East Village for the last two years, and her parents have been there for a decade. “It’s changed a lot,” she said. “A lot of new stores have gone in, a lot of new families have moved in. The Hells Angels crowd has moved out, a lot of people have sold their homes, a lot of people are renovating. On any given day you can walk on any block and see a massive renovation going on.” The neighbourhood is still up-andcoming, she says. “You can see there are a lot of stores that are going to be opening soon,” she said, nodding toward a storefront across the street. In the windows are signs advertising a coming business, The Black Rook Bakery. “It’s slowly but surely gentrifying.” “I think East Village has a life of its own, with the amenities like New Brighton Park,” McRae said. “It actually feels like a smaller community, with a Commercial Drive atmosphere. It’s a combination of the classic and new hits, the commercial stores coming up in that area.” And there’s still plenty of free parking.

RiveR’s walk

Tranquil living on the water’s edge » by Michelle hopkins Enviably situated on the banks of the mighty Fraser River in the Queensborough River’s Walk development, Pennyfarthing’s newest townhome project, Rivers Walk, is an exciting residential development comprised of a stunning collection of 36 townhomes. Rivers Walk offers a selection of three bedroom, two-and-a-half bathrooms and two-car garages homes, ranging from 1,538 to 1,779 square feet. These thoughtfully designed residences feature open spacious floors plans, gorgeous washed-oak floors and cedar rooftop decks to soak in those water and mountain vistas. “Very few townhome projects can boast such large outdoor living space, between 400 to 500 square foot decks, especially right on the waterfront,” says Maurice Wong, Sales Manager for Rivers Walk. “Sales have been very brisk and we only have eight units left.” Rivers Walk is a remarkably affordable enclave with contemporary sophistication, which makes it a unique opportunity for buyers to get in on a collection of finely crafted homes. In addition, this limited number of townhomes offers the latest and best in high-end detailing — oversized ceilings, a gourmet-inspired kitchen complete with polished quartz counters, glass backsplashes, soft close cabinetry in either high-gloss white or maple Shaker, and a full stainless steel appliance package. The spa-inspired bathrooms don’t disappoint — custom vanities, polished quartz counters, his and hers sinks and stand-alone showers with glass doors and full-length tubs with a tiled surround. The living space is stunning — with the piece de resistance a dramatic floating concrete surround stained dark fireplace. Meanwhile, the exterior emulates the water with its array of sheds and buildings, 28 METRO VANCOUVER NEW HOME GUIDE | JULY 11 - 25, 2014

HigHcrest

Sophisticated homes: Village ambiance » by SuSan M Boyce Think you know Fraser Heights in Surrey? Think again. Because Highcrest is shaking things up in this familyfriendly neighbourhood. The look is distinctly Westcoast modern: angled rooflines, natural stained timber accents, and richly textured siding. And here’s a surprise: this master planned, village community also boasts dazzling views to the north, south, and east. Bonus. CelebraTe liFe “A key to our success is having homes that appeal to wide range of buyers,” says Julian, sales manager. “We’ve got first time buyers whose parents are coaching enter the market, mature downsizers, and everything in between — it’s creating a very dynamic, multi-generational neighbourhood.” For long-term value and convenience, Highcrest is a winner too. “It’s a twominute drive to the prestigious Pacific Academy private school, you’ve got easy access to Whistler or the Okanagan via Highway 1, and yet it’s so quiet and private here.” Okay, time to look inside. HomeS To Savour Designed wide rather than long, the first showhome boasts an inviting, open concept that cleverly creates the impression of having individual areas for conversation or relaxing. Clearly these homes are something refreshing and different. The focal point is the kitchen. And it’s a beauty: big counters, the perfect “work triangle” configuration, and lots of room for when two are sharing culinary adventures. Mind you, I’m already thinking about family gatherings and celebratory dinners with friends. Upstairs, I discover a sunny, loft-style office, but it’s the vaulted, second bedroom 34 METRO VANCOUVER NEW HOME GUIDE | JULY 11 - 25, 2014

“A key to our success is having homes that appeal to wide range of buyers.” Julian, sales manager I’d be snagging for my personal workspace. That is, until I spot the third bedroom that boasts it’s own private balcony. Hmmm: tough decision. I’m still contemplating the office question as I wander into the master… and my jaw drops. The ceiling soars into a 14-foot vault, sunshine pours through massive banks of windows, and the ensuite has an exotic, spa-like ambiance that I find irresistible. And here’s a cool extra: this home’s lower level include space for a media room

plus a one-bedroom suite with it’s own, private balcony end front door — in other words perfect for boomerang kids, aging parents, or even as a guest room. The second showhome is the two-level “B Plan” that Julian says has been a huge hit with price conscious first time buyers. To my delight, I find the same “oh wow” kitchen finishings, the same amazing master bedroom vaulted ceiling, and the same sun-drench ambiance throughout. Clearly this is a no compromise zone, and with a starting price of just $345,900, it’s a smart deal too. The Highcrest presentation centre and display homes are open noon to 5 p.m. daily except Fridays at 9989 barnston Drive east in Surrey. Frank and Echo at Panorama Station

Beautiful living » by susan m boyce

Frank and Echo have no hesitation describing their new home at Panorama Station. “This is the nicest, most beautiful place ever.” And after living here for just over a year, they still begin every day with a sense of delight. MEant to BE About two years ago, the couple realized they’d outgrown their condo and decided a townhouse was in their future. They already knew they wanted to stay in the Panorama neighbourhood but had no idea what might be available. “We’d been doing all the usual things — looking through magazines, browsing online, driving

With Swarn and Par, both Echo and I immediately felt comfortable. They showed us the model and the floorplans, we saw the story behind the area and the plans for the park 38 METRO VANCOUVER NEW HOME GUIDE | JULY 11 - 25, 2014

and clubhouse, so we bought… just like that. We’ve never regretted it.” Frank’s laugh is filled with warmth and a gentle humour. “We still often go over to the sales center — not because there’s anything wrong, but because we’ve become friends. It’s nice to be able to just sit down, have a cup of coffee, and talk about how things are progressing.” FaMily and CElEBrationS With summer now officially here, the couple are also looking forward to family entertaining. “Echo’s sister and her boyfriend are planning to visit soon, and we’re hoping her parents will able to get over here this year,” Frank says. As Panorama Station’s landscaping gets ever more mature and lush, Frank says there’s plenty going on within the community too. “The clubhouse is absolutely gorgeous— and well used. There’s already been birthday parties, showers, and one wedding. And next month our neighbour is getting married there.” JoyFul liFEStylE “The difference between here and the condo is like day and night,” Frank says with a grin of sheer enthusiasm. “Buying at Panorama Station was the best thing we’ve done in a long time. Marquee

Always in style » by SuSan M Boyce It’s being called a hidden gem, an undiscovered secret, and more to the point, a great place to live. “There hasn’t been any townhome development in this neighbourhood for some time, so when people find us, they’re delighted,” says sales manager Georg Hauschild. Certainly the couple who just purchased a three-bedroom Marquee townhome are bubbling with excitement. “We loved how much space we’ll have and how big the windows are. And it was such a bonus to get hardwood laminate flooring included,” the man says grinning from ear to ear. “There’s plenty of room for storing our bikes and skis in the garage, and there’s even a hose bib at the front so you can wash your car right there.” He laughs. “We move in this September, but I come back almost every day just to take pictures of the construction.” SpacIouS Style Inside, Marquee has plenty to inspire your creative side. It starts with spacious, open floorplans — a selection of seven different designs that are all filled with sunshine and natural light. Kitchens feature all the finishing savvy you’d expect from your new home: stainless steel appliances, quartz counters, islands with eating bar for casual dining and soft close cabinetry. Master bedrooms are spacious, there’s a main-floor powder room, and for sheer good looks, a tiled foyer. 44 METRO VANCOUVER NEW HOME GUIDE | JULY 11 - 25, 2014

ProPerty tax 101

The Real Estate Board of Greater Vancouver has all the information you need about property taxes What are property taxes? An annual local government tax levied on real property based on BC Assessment’s estimated market value. Local governments calculate the tax by dividing the annual budget by total assessed property values. In rural areas, the province assigns the tax rate. Rates vary among property classes: residential, business, light and heavy industry, farm, recreation, utility and managed forest land. The assessed value of each property is typically determined annually by BC Assessment, as of the previous July 1. Where do I fInd out What my property taxes are? Look at your tax notice which was delivered by mail in late May or early June. You can also check your local government web site, which may have information. For

example, the City of Vancouver has a property tax web page where you can find your account balance. For information contact your local government tax office or BC OnLine. What happens If I don’t get a tax notIce? You must pay whether or not you have received a notice. Contact your local government finance department and arrange for a duplicate notice. You must ensure that your local government and BC Assessment have your correct mailing address. Where do my property taxes go? Take a close look at your property tax notice. About 50% of the amount owing is levied by the local municipality. Municipalities are also required to collect the remainder for other taxing authorities and have no control over these levies. Municipal tax – is set by council and staff in the local government’s annual budget process and is based on revenue needs for infrastructure and services. Regional district tax – is set by the regional districts for key services such as regional water and sewage treatment. For example, Metro Vancouver tells their local governments what their revenue needs are, and the local governments collect on their behalf. In rural areas, the province (Surveyor of Taxes) collects for regional districts. School tax – is set by the BC government to fund schools and varies by local government. It’s paid by residential and non-residential property owners. Hospital tax – is set by the regional hospital districts to help partially fund local health facilities. For example, in Metro Vancouver hospitals are funded by the province, not by property taxes. Outside Metro Vancouver, hospital taxes are still levied. Other taxes – are set by local taxing authorities and collected by the local government to fund BC Assessment, the Municipal Finance Authority and TransLink.

//Project Profile

Breeze

Parkside living has arrived » by SuSan M Boyce Okay, it’s no secret that I love South Surrey. This neighbourhood consistently enjoys more hours of sunshine than anywhere else I can think of in the Lower Mainland. It’s minutes from the famous White Rock Promenade along the beach, and every time I visit, the selection of urban amenities like shops, galleries, and restaurants simply gets better and more intriguing. So I’m hardly surprised when Eric Andreasen, Adera’s vice president of marketing and sales, tells me people are blown away by Breeze’s initial release of the Premier Parkside Villas. “Breeze has been a shining star in South Surrey and unchallenged for excellence in townhome design. These villas continue that tradition with some of our largest three- and four-bedroom homes as well as the best location in the community.” StylISh OutlOOk Like all Breeze homes, the Premier Parkside Villas boast eye-catching flat rooflines, portico-style entryway, plus soffits and horizontally-oriented siding in a warm, natural stained cedar. In short, they represent Adera’s signature Live West Coast architectural style at its finest. Even better, their “Parkside” moniker fits perfectly. “You’re about 30 steps from a brand new park that’s being developed by the City of Surrey, so views are going to be amazing,” Eric explains. “You could say this is the powerhouse of the entire project.” With construction already underway on the final four of Breeze’s 24 buildings, Eric anticipates the entire community will complete and fully occupied by the end of the year. “We’re already over 75 per cent sold, so there aren’t many opportunities left to purchase a brand new home here.”

“Breeze has been a shining star in South Surrey and is unchallenged for excellence in townhome design.” Eric Andreasen 52 METRO VANCOUVER NEW HOME GUIDE | JULY 11 - 25, 2014

Get FIt: Get ActIve Owners, Eric says, are actively involved in shaping their community’s dynamics. “Breeze is primarily occupied by owners which makes a huge difference to the feel of a neighbourhood. The strata council was formed a year ago, so they really know what they’re doing.” And, of course, there’s the West Coast Club at Breeze with its dramatically sloped roofline, exposed wood beams, and soaring two-storey glass walls. “This is so much more than just a place for fitness and health, it’s becoming a lightning rod for social activity — a private, exclusive club where people can gather to entertain and socialize. One of the local residents is already running yoga classes, people are celebrating events like anniversaries and birthdays, and you always see people working out in the gym.” He laughs. “You’d be surprised how many times I’ve tried to schedule it for a corporate event, and I’ve had to change the date because it’s already booked.”

See FOr yOurSelF “We’re all very proud to be part of this community,” Eric says, adding that now, for a limited time, Adera will even include the taxes. “So you’ve got the perfect location, quality product, affordable pricing, and a great promotion. No wonder Breeze is still causing such a stir among buyers.” The Breeze presentation centre and display homes are open noon to 5 p.m. every day at 15 – 16223 – 23A Ave. in South Surrey. Prices start at just $329,900 with floorplans ranging from two-bedroom and den to spacious, family-oriented four-bedrooms. For more information visit adera.com or call 604.582.1113.

AwArd wInnInG deSIGn Like every Adera community, Breeze is proud to be a model of sustainability and eco-friendly design. It’s received two International Gold Nugget Awards of Merit — one in the Multi-Family Housing Project category, the other in the International Residential Project category — and was also named Most Affordable Certified Home as well as Most Energy Efficient and Sustainable Community at the prestigious 2013 department G Awards sponsored by the Canadian Home Builders’ Association – BC Chapter. “Winning awards like this validate that our commitment to having sustainability as part of our core, corporate values is something that’s truly worthwhile,” Eric says. “Our homeowners love it too because they feel they’re making a positive contribution and that their homes will maintain their value now and into the future.” JULY 11 - 25, 2014 | METRO VANCOUVER NEW HOME GUIDE 53

More and more people are getting swallowed up by debt. We are sure you have read and heard many of the statistics and stories in the news. One of the keys to financial independence is to get rid of your bad debt and acquire good debt. Bad debt is debt that makes you poor, such as credit card debt, car loans, school loans - this is consumer debt. Good debt is debt you acquire that actually works for you. The best example of good debt is a mortgage loan on a rental property that throws off positive cash flow every month. Good debt is money that you borrow to purchase assets that put money in your pocket. Based on the book Rich Dad, Poor Dad by Robert Kiyosaki, a good debt is a debt where someone else is paying off the debt for you while a bad debt is a debt that you are paying for yourself. StepS to eliMinate Your Bad deBt and acquire More Good deBt: Step 1 - Stop accumulating bad debt. Whatever you purchase via credit cards must be paid off in full at the end of each month. No exceptions. Step 2 - Make a list of all your consumer (bad) debts. This includes each credit card, car loans, store credit cards, lines of credit, and any other bad debts you have acquired. Step 3 - Refinance your mortgage to consolidate your high interest debts. Chances are you’ve built up enough equity in your home to pay off your high interest credit cards and consumer loans. A Mortgage Expert can help determine how much equity is available and how much you can save by increasing your mortgage balance to pay off bad debts at lower interest rates. Step 4 - explore the option of using additional equity in your home to increase cash flow. After you consolidate your bad debts you may still have equity left over to invest in a secure cash flow producing asset. For example, the equity could be invested in a dividend fund, and the income could be reinvested or withdrawn every month.

56 METRO VANCOUVER NEW HOME GUIDE | JULY 11 - 25, 2014

Step 5 - pay yourself first. Put aside a set percentage from each paycheck or each payment you receive from other sources. Deposit that money into an investment savings account. Once your money goes into the account, NEVER take it out, until you are ready to invest it. Now - instead of just paying creditors - you’re paying yourself for only one type of purchase: assets that give you positive cash flow each month. By adopting this as a consistent habit you will be out of the Rat Race faster than you ever dreamed!

monthly payment

$

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.
