Living Has arrived » by SuSan M Boyce Summer’s here and there’s no question that the living is easy at Breeze in South Surrey. Barbeques are sizzling, kids laugh as they dash from yard to yard with their friends, and colourful flowers seem to be springing up everywhere throughout the lavishly landscaped community. “People love the South Surrey neighbourhood because it’s so central to everything — White Rock Beach, the US border, shopping at Morgan Crossing, the freeway to Vancouver or the airports,” says sales manager Stephanie Sonnenberg. “It’s also sunny. Did you know we have more sunshine here than anywhere else in the Lower Mainland?” Actually I did, but then I grew up in White Rock so you could say that’s cheating a bit. Still, Stephanie and I spend a few moments comparing notes on our favourite sunshine spots: White Rock Beach, Crescent Beach, Serpentine Fen, and the Semiahmoo Trail come up top of our combined must visit places.

From past visits, I know this freestanding amenity has become a social hub, the heart and soul of the Breeze neighbourhood, but as Stephanie lists off all the new events even I’m surprised. and hang out. Stephanie laughs. “Actually, the other day our vice president of marketing tried to book space for a corporate event, and everything was already being used… so he had to reschedule his event.” StyliSh outlook Today, though, I’m here to check out the new Premier Parkside Villas, Breeze’s final two phases. For the first time in 3 years, the housing market is experiencing a significant increase in homebuyer demand as monthly home sales surpassed the 3,000 mark this past May. A key indicator of this strong market can be typically gauged by analyzing the Sales to Active Listings Ratio which provides an overall picture of the available homes on the market and how many of those homes have sold. The Real Estate Board of Greater Vancouver (REBGV) reported a 14 per cent increase in Multiple Service Listing Service in May 2014, compared to this time last year. The Sales to Active Listings Ratio is currently sitting at 21.3 per cent. Although 18-22 per cent indicates a balanced market, there are areas already showing a seller’s market, which simply means there is more demand than the number of home listings available for sale. For example, homes listed in Yaletown in the month of May were only on market for an average of 36 days and achieved close to 96% of the original list price. According to the REBGV, this is the most active marketplace they’ve seen since the spring of 2011.

A strong market typically means that home buyers must make a faster purchasing decision once they find a home they want. Naturally, listings sell more quickly when there are more people looking for homes than there are homes available. The benchmark price for a home in Metro Vancouver is at $628,200 as of June 2014, which is a 4.4 per cent increase, compared to June 2013. The average price of homes is expected to continue to trend upwards in a conservative fashion.

Hot trends for cool homes Q&A with Lynn hArrison » by SuSan M Boyce Q: What are some of the ways we’re using our homes differently? A: Home offices have become commonplace. As little as 15 years ago, most people would never admit that they worked from home. Today almost everyone has some form of workspace at home, and it’s something many large corporations encourage. Using a spare room as a workout space is another trend that’s rapidly becoming the norm rather than the exception. And we’re not just talking about a StairMaster or a standing bicycle hidden away in a closet — these are full-on gyms. Zen Townhomes offers kitchens that are fully decked out extras like built-in wine fridge so they’re ready to sizzle. One sure way to get Vancouverites talking is to mention the word “housing.” What’s hot and what’s not? Who’s buying and who’s holding back? You just never know what you’re going to hear round the water cooler, but you know the conversation will be lively and intense. This issue, New Home Guide chats with Lynn Harrison, chair of the Greater Vancouver Home Builders’ Association (GVHBA) and president of Harrison Marketing Resources Ltd, about some of the trends she’s seeing in the local residential construction industry. Q: Housing affordability is always a topic we love to hate. How do buyers balance the features they want with the price they’re willing, or able, to pay? A: For most younger or first time buyers, it’s all about being close to amenities and their friends. They don’t mind giving up living space because it’s more important to be able to afford a home that’s near the things they enjoy. More mature or downsizing buyers don’t necessarily want to stay in the same neighbourhood as long as they can find a home that suits them. They know what they want and they aren’t willing to settle for less. Now they want modern, they want new, and they’re want all the luxuries that make them feel pampered. In short, they’re free form all the compromises they had to make while they were raising their kids. Another interesting observation is seeing young families purchasing a townhome with master on the main, because they typically offer a larger footprint. Even though these buyers would love to buy a single-family house, they can’t afford one. Q: Any insider thoughts on what’s hot in fixtures and finishings? A: Lighting is becoming more glittery — lots of crystals and shine. It’s a great way to add some glamour even in a minimalist setting. You can make a fashion statement without necessarily incurring a huge cost. All about resort-style living and ambiance, the clubhouse with pool is a much-loved community amenity at Clayton Rise by Townline.

If you don’t need to leave your neighbourhood for things like groceries, coffee shops, or services, you’ll naturally tend to rely less on your cars. And for seniors or anyone who has elderly parents, having those amenities close is extremely positive. Because the design is higher density, you’re more likely to get to know your neighbours, so a greater sense of community develops more quickly. Let’s face it, there’s something cool about walking your dog and knowing most of the people you meet along the way. Strata communities also offer the no-maintenance, lock’n’go lifestyle many move-down buyers are looking for — walking trails, parks, lavishly appointed amenity buildings, everything is right there. And you never have to mow the lawn or clean the gutters again.

Quartz and composite stone are replacing granite as the countertop of choice — even in starter homes. And you’ll probably see more of the waterfall finishing in the future — the surface “cascading” down one end of the eating bar. In new homes that are aimed at the downsize market, we’re also seeing features like wine fridges, double wall ovens, built-in cappuccino machines, and steam showers with multiple water sprays becoming a standard. This demographic is quite willing to purchase a home that’s much smaller than the 4,000-square-foot house they used to have but they do want it fully decked out — especially in the kitchen and bathrooms. Q: Will the proliferation of village-style, master planned strata communities continue to rise in popularity and if so, why? A: I think so and I hope so — for several reasons.

The age of retirement comes upon us in the blink of an eye. Many retirees have certainly been saving up for most of their lives in order to live comfortably in their golden years. A survey conducted by BMO suggests that the average amount needed for Canadian Baby Boomers to retire comfortably is $658,000. Surprisingly, they have only saved an average amount of $228,000. This $430,000 shortfall makes most Baby Boomers in Canada unprepared for the future. The selling of prized possessions and a lower standard of living are typical things that await Baby Boomers to compensate for this shortfall. That means no more golf club memberships, vacations, new cars and the newest models of electronics. The biggest compensation is downsizing homes. Anyone who has owned a home the past decade in Toronto has likely seen its value appreciate between 50 to over 100 per cent. As retirement approaches, the decision to downsize your home may be one of the smartest choices you make without sacrificing your standard of living. I had the pleasure of working with a retired couple who owned a house in a neighbourhood that was predominantly inhabited by empty nesters. Like many other families, their

children had flocked away to the jobs and busy lifestyles of the city. The couple wanted to recoup some of the equity from the house sale and place a portion of it into a less-expensive home, while saving the rest in a retirement fund. The two of them explored the option of moving to a centrally based location with a reliance on public transportation. It would also mean a different lifestyle than they had been used to for the past 30 years – condominium living. The condo lifestyle does away with back-breaking yard work, snow shoveling, eavestrough cleaning, window washing, furnace maintenance, airconditioner breakdown, and higher property taxes. Throw all that away and replace these obstacles with a long list of amenities including security and concierge, spa lounges, tranquil outdoor

On top of this easy lifestyle, new condominium projects are incorporating specialized amenities. Back in the ’80s and ’90s, condominium living was more about your private living space. You arrive at the building, go up the elevator, and lock yourself in the unit. Some older

condominiums have an exercise room, a swimming pool, and perhaps a small party room that no one ever uses. The old condo lifestyle was quite contained and amenities were never at the forefront. When you step into a condominium nowadays, it is a bustling community. Today’s developers have realized that condo residences should not close themselves off from the outside world. There’s an old rule in business: what is not in writing was never said. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counter-productive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only

on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether and for how much your items are covered, should damages occur. We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it. While No-Frills mortgage products typically offer a lower – more discounted – interest rate when compared with many other available products, the lower rate is really their only perk. This type of product will only seem like the best choice for you if you have no plans to take advantage of benefits that will help you pay off your mortgage faster – such as pre-payment privileges and lump-sum payments. Essentially, this product is only ideal for: first-time homebuyers who want fixed payments and have limited opportunities to make lump-sum payments during the first five years of their mortgage, and property investors who need a low fixed rate and are not concerned with making lump-sum payments.

No-Frills products are a great example of why interest rates are not the only important factor to consider when deciding whether to opt for a particular mortgage product. Much like buying a car, you get what you pay for. If you don’t want a car with air conditioning, a stereo, a cup holder, and so on, then you can get the cheapest car going — but you’ll likely regret it later.

The colours, patterns, materials and textures in a space create impact and can enhance the feel of any room. To add visual interest and achieve an inviting atmosphere,

consider combining these elements to achieve a well-balanced space. When deciding on the colour palette, start with a piece of wall art you really love, or a rug or chair that has a beautiful colour, and seek inspiration from it. Find patterns and prints that embody your focal point piece, or that complement it in colour and style. This will ensure you love the space you design.

Think in Threes. Incorporate an odd number of patterns into a room’s design, using a minimum of three, and focus on their scale and colour when combining them. The first pattern should be a large, dominant one. Next, select a fabric with pattern that includes similar colours, but is smaller in print size. The third pattern needs to unite the first two, either through colour or print. Try three patterns, in a range of scales, such as a bold floral, a wide stripe, and a small geometric. Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less.
