Get it in writing

uying a brand-new condo offers an opportunity to get the home you really want. It can be a dream come true and an investment for the future, but don’t forget, it’s also a legal transaction. The term “get it in writing” has never been more important, since it outlines everything your new home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was originally promised. Since buying a new condo is much more complicated than a resale transaction where the property likely

already exists, there is no set Agreement of Purchase and Sale or standard contract. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their newhome warranty program. Builders often prepare their own agreements, so these can vary from one company to another and from province to province. Before you sign a contract, review it carefully with the builder representative, and ask questions to make sure you fully understand what’s in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

had the pleasure of an afternoon walk through Vancouver’s lovely and verdant West End last week, made even more enjoyable by the interesting history I learned from our tour guide, civic historian John Atkin. Purchased in 1862 for $550, it turns out that the West End has been shaped by city planners from the very beginning. From the original elegant mansions and Victorian family homes, to the sturdy three-storey, wood framed apartment buildings to the residential condos and towers of the 1960s and 1970s, there are examples of every era of Vancouver’s history preserved here, along with lush gardens, parks and pretty tree-lined streets. The West End has been in a static period of development for a couple of decades now, but the current city

planning team has realized that as Vancouver grows and evolves, so must the West End. How this is to be accomplished is the source of much debate. Intracorp has taken on one of the first new projects in this new era, The Jarvis, in Davie Village; a condo/ rental/commercial building that will test the waters and hopefully provide something of a blueprint for the sensitive revitalization of this treasured Vancouver neighbourhood. Is an inclusive, sustainable, responsible and practical plan for the West End possible? Certainly not everyone is going to agree on the way forward, but we can only hope that there’s a way to provide more homes for residents while preserving the historic, cultural and open-hearted community values that make this such a special place.

Australian economist Philip Soos predicts that the housing bubble in Australia’s capital cities is doomed to burst, and that market shares many similarities with Vancouver’s: the housing prices there have also risen drastically, and many hold Chinese offshore buyers responsible for this. Soos does not agree with this assessment. Rather, he holds 20 years of extensive domestic speculation responsible for the rise in housing prices and the impending burst. Soos believes that an influx of money from Chinese offshore investors might stave off the bubble’s burst for a while, but he sees the “bloodbath” as inevitable and thinks it might happen as soon as 2017. VANCOUVER REAL-ESTATE DATA GAP

The president of Canada Mortgage and Housing Corporation (CMHC) admits that there might be a “data gap” in regards to the degree of foreign ownership in the housing market in Vancouver. To maintain the stability of the country’s real estate market this gap needs to be filled. Otherwise, there is a risk that foreign investors could pull out of the market if housing prices ever take a downturn. The CMHC is working to fill this gap, having polled condominium property managers on the percentage of homes owned by overseas investors while preparing its yearly fall rental vacancies report. Certainly, the subject of foreign ownership will remain a hot-button issue until sufficient data reveals that it is not the to blame for high cost of real estate in Vancouver. CANADA’S FIRST COMMUNITY SOLAR GARDEN

Canada’s first community solar garden is coming…to the Kootenays. It will be located in the Nelson, a community that has always been somewhat forward thinking. The next steps for the project are for Nelson Hydro to finalize the costs and then to take the plan to city council for approval. Hydro may be opening up pre-sales of panels to the community, and constriction may begin in late fall or early spring. If all goes as planned, Nelson will be the first Canadian town to have a community solar garden. RULES ON REDEVELOPING BUILDINGS HURT RENTAL SUPPLY

It is, by now, an all-too familiar story: there is a fixed supply of single-family homes in Greater Vancouver and the ever-increasing population is exacerbating the issue of low supply. Due to mounting housing coasts, more and more residents are choosing to rent rather than buy, so vacancies have reached an all-time low of 0.5 per cent. Clearly, there is a dire need of new rental stock. A less familiar story is how Vancouver’s government is standing in the way of developing new rental housing. It started in 2007 with the establishment of a two-and-a-half-year moratorium on the demolition of existing rental buildings that contain six or more units in several Vancouver neighbourhoods. Because the policy forbids owners of rental apartment buildings from redeveloping their properties, these continue to deteriorate. It might be time to let go of the draconian moratorium that prevents the market from regulating supply and demand. It might also be time to make it easier for developers to build the rental stock that tenants need by cutting the red tape and speeding up the approval process.

When you’re buying your fi rst home, you are sure to be fi lled with many important questions. How much can you afford? How much will it all cost? Where do you really want to live, and can you afford the area? And, fi nally, what type of home do you want? The answers are very individual: it really depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances. For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your fi rst home may not be your dream home, and your needs and desires are sure to change throughout the various stages of homeownership. So, while the answers to the above questions are specific to circumstances, there are also some common guidelines you can follow.

How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stress-test” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates.

How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

But with the proliferation of more affordable townhouse and condo developments, the single-family detached home seems to be losing some of its popularity. Or is it? This issue, New Home Guide talks with Lynn Harrison, president of Harrison Marketing, about why it’s still cool to aspire to a house of your own in an increasingly condo-centric world. Q: Why are buyers attracted to singlefamily, detached homes? A: There’s an undeniable allure to owning your own piece of ground. neighbour, you can change the look or even the structure of your home without being confined by strata rules, plus you’ll have more space for storage and future changes than you’d get in most condos. But there are plenty of lifestyle benefits as well. For example, it’s tough to have a full vegetable garden on an apartment deck. A house creates the ability to grow fresh produce right in your backyard — just step outside and pick the fixings for a salad. You can also do some incredible things to expand your indoor living space so it merges with your outdoor spaces. The easiest, of course, is adding a deck. Then you can built a cover — something that’s often not allowed in strata living — making it usable year round. Then perhaps incorporate a Nanawall and you’ve just made a huge impact on your outdoor living and entertaining. And something most people don’t think about, if you’re buying early in the building process, many builders allow a lot of customization. Things that will impact the livability of your home — adding a fireplace, changing the size of the rooms or the location of a window — usually features like this just aren’t possible in a strata home even if you’re buying a presale. Plus, down the road when your needs change, there are plenty of renovation possibilities available to make your house perfect for that stage of your life.

Q: What about the affordability factor? A: It’s true that a house typically costs more to purchase than a townhouse, but builders are responding with some innovative solutions. Incorporating legal suites that could be used as a mortgage helper, an in-law suite, or a place for university-aged children to live so you don’t have to help them with rent is one increasingly common trend. Contemporary houses are also much better designed and built than they were even 20 years ago, so your operating costs will be less. Q: Then there’s the other side of affordability. How do single-family homes stack up in terms of long term value? A: Historically, detached houses have shown more equity gain over time than condos or townhouses. Yes, there will always be the occasional market correction like the one we saw in 2008, but it comes down to being a simple case of supply and demand. In places like Vancouver, supply is already running out, and the Fraser Valley is already following that trend. And when demand outpaces supply, the price goes up. In a few years, we probably won’t be talking about finding affordable houses in Langley, you’ll have to go much farther up the Valley.

Q: Any final thoughts? A: The concept that a single-family neighbourhood means you’re living in a car-only zone is fading. Builders and city planners are now working together to create communities that accommodate today’s more active, outdoor-oriented lifestyles. Builders are thinking about things like hiking trails, cycling paths and green spaces when they look for properties to develop as master planned communities — either proximity to existing outdoor amenities or the ability to build them into the design. Moving into a new space can be a fantastic experience, as you can start your design dream from scratch! That being said, it is sometimes difficult not to have a space that truly reflects who you are and your personality. Additionally, with the cost of moving into and purchasing a new home or condo, it may be difficult to completely outfit your entire home. Since the average person spends 25 years sleeping throughout their life, the master bedroom is where you will spend the most time in your new home. When you love your bedroom, you will sleep more peacefully, and generally be happier. Therefore, the master bedroom should be where you invest your first dollars in your new home. When decorating your new digs, start with the colour. All builders have different rules pertaining to the paint they use in the house before handing it over. If given the

opportunity, have the painters paint with the colour and paint you would like to keep. If you are forced to choose between several shades of “builder beige” prior to moving in, make sure painting the bedroom takes priority. To choose a colour, first decide what type of feeling you want the room to have. If you want to be dramatic, pick a bold, deep colour. If you are looking for a “peaceful getaway,” pick a calming blue or green. Next is the bed. It is so very important to invest in a good mattress. A continuously restless sleep can lead to

so many negative detrimental side effects. Once this has been taken care of, is it time to tend to the bedding. Everyone has different needs when they are sleeping, some people like to be cool and others are always cold. Make sure you purchase sheets, duvets and comforters that will keep you comfortable while you sleep. Now it is time for style. Depending on the budget, the bedding can be purchased or custom made from materials specifically picked to complement the paint and feeling of the room. This also gives a new homeowner a chance to purchase fabric for the window treatments. Window treatments are another place that needs special treatment, especially

in a new space. A good deep sleep often depends a dark room. Lack of light will send a signal to the brain to shut off and go to sleep. You can achieve this by using blackout blinds or shutters and then layering these with coordinating fabric that complements both the bedding and the wall colour in a style that suits the feel of the room. To finish off the new space, add artwork and accessories. This is where you will have an opportunity to inject personality into your new space. Look at accessories as the vehicle to really convey the feeling of the space. No matter what theme you are going for, accessories will carrying this feeling and create continuity throughout the space. Once your new space is finished, take the time to soak it all in and enjoy every minute of it.
