Low interest rates still in your favour

The Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get

financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement this year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Start the spring season off right by taking advantage while you still can.

The end of summer is bittersweet — wait, what am I saying? The end of summer is great! Kids finally go back to school (or hopefully they will at some point in the near future around here), you get to pull out your normal clothes and wear cute cardis and sports jackets without broiling yourself to death, you can start consuming red wine again and generally get back to your normal routine. But before summer actually comes to a close, there are a lot of great things to do in this wonderful area of ours, things that can make you feel grateful to live here, no matter what time of year it is. Some activities to enjoy before

the end of August: The PNE of course, The Richmond Night Market, all the wonderful outdoor pools in Vancouver, Theatre Under the Stars in Stanley Park and a Canadians baseball game at Nat Bailey Stadium to name just a few. Coming up we can look forward to The Ghost Train (a personal favourite), autumn produce at local farmer’s markets, lots of exciting grand openings by developers near you, and of course skiing. After more than 25 years in project marketing and sales, when it comes to real estate, Troy Steine has seen the ups, the downs, and everything in between. He’s a firm believer in the value of owning the home you live in, doing your research, and being realistic about your expectations. In this issue of New Home Guide, he shares some insights about making the transition from renting to owning and why, in today’s competitive market, due diligence and common sense are more important than ever. Q: Owning a home is traditionally a goal for most people, and for many young professionals or couples just starting a family, townhomes can be the perfect first step up from renting a condo or basement suite. What are some of the biggest challenges you see this demographic struggling with? A: Today’s market can definitely be confusing for buyers — especially first time buyers. The amount of choice is, in a word, overwhelming. Stand on a corner in neighbourhoods like Willoughby or South Surrey, and you’ll probably see 10 or 15 signs for developments ranging from condos to townhouses to single-family homes. 20 METRO VANCOUVER NEW HOME GUIDE | AUG 22 - SEP 5, 2014

People are rightfully nervous about whether they’re making the right decision and whether they can trust what the sales team tells them. So it’s never been more crucial to take your time, focus on the features that matter most to you, and be proactive about asking the tough questions before you make what is likely the biggest investment of your life. Q: What are some of those ‘tough questions’? A: I’m always astonished how many people don’t think they have the right to inquire about a builder’s history and reputation. It’s so easy to get caught up in all the creative sales incentives — incentives like $20,000 off the price, no strata fees for a year, even a new car — that people lose sight of the fact they’re buying a home they’re actually going to live in. Ask the sales staff what other projects the developer has done — if they can’t answer, that’s a potential red flag. Disclosure statements may look intimidating, but they spell out things that will impact your future — proposed maintenance fees, bylaws, and common amenities. So if you don’t know how to read one, ask the sales staff to explain it and don’t stop asking questions until you understand exactly what that disclosure statement says. Sales staff should also be able to explain exactly what happens during the buying process and what you can expect after you take possession if any problems occur — once again, it’s all about being proactive with your investment. Another common mistake is still not truly getting clarity on what you can afford. It can be heartbreaking to find the perfect townhome for

$450,000 when your lifestyle is more suited to a home priced at $375,000. And don’t forget to budget for property taxes — they’re an inevitable part of owning a home. Q: What’s your advice for finding the perfect home? A: Before you even start visiting presentation centres, write out a checklist of all the features that matter to you. This is about your lifestyle — not your friends’ or family’s. Is a large backyard important to you? What about dual sinks in the ensuite? A main-floor powder room? A walk-in pantry? Carry that checklist with you every time you look at a project — it will help you stay focused on whether the home you’re thinking about buying will serve your needs, and your family’s needs, for the long term. I also highly recommend that once you’ve identified the neighbourhood you want to live in, visit every development in that neighbourhood — even if that means looking at a dozen presentation centres. Take your checklist, ask the questions, then really analyze the responses to see which ones fit your lifestyle. Once you’ve narrowed the selection down to two or three, making an informed choice becomes much easier. Q: We all know the adage: location, location, location. A: The top two are almost always the same: proximity to transportation and proximity to quality schools. The number one question we hear when people move from the city to a more suburban area is how close will their new home be to transit? If it’s going to be difficult getting to work, that’s setting yourself up for unnecessary frustration or the extra expense of a second vehicle. For growing families, schools are usually top of the list. I love it when a buyer comes in and tell us they picked the neighbourhood because it’s in the catchment area for a certain school. It shows they’ve done their “homework.” Q: Any final comments of the value of owning your home? A: I think owning your home gives a sense of stability and pride that’s tough to beat. Sure we’re constantly hearing about how expensive the Lower Mainland is, but the truth is that it’s still acknowledged as one of the most desirable places in the world to live. In the 101 things to consider when you are looking at buying a new home, make sure the reputations of the builders you are considering is toward the top of your list. You have to do your homework before you make what will probably be one of the biggest financial investments of your life. Now that the Internet is such a big part of our lives, checking on a builder’s history and track record is easier than ever before. It should also be an important factor in your final decision. You will find a lot of information on builders’ websites about their histories, awards and past and current communities. You can also visit Tarion Warranty Corp. at tarion.com to research builders’ track record with the warranty program. Has Tarion had to resort to conciliations (onsite inspections by a qualified warranty representative to resolve a dispute between builder and homeowner)? The point is, you can do this online. When I started in the business decades ago, people relied mostly on word-ofmouth, and you know, that strategy is still effective today. I suggest you drive through

completed neighbourhoods, take a good look at how everything came together. Are the homes and streetscapes beautiful? Have they aged well? Did the builder give careful thought to exterior designs and colours? Then go and knock on doors and ask how the owners felt about their purchase experience. If they’re happy, they will be glad to tell you, and if they’re not, believe me, they’ll be even more anxious to share their stories with you. Just be sure to place it in a realistic context. Every builder today faces challenges with labour and material shortages, unexpected delays with municipal approvals, and even good builders make occasional mistakes. It’s the nature of this business. But responsible, reliable builders will make their homeowners aware of shortfalls, and will do everything possible to amend the situation. Oh, and speaking of word-of-mouth, you can also connect with other buyers on social networking sites – but again, weigh the pros and cons of this carefully. Just because something is online does not guarantee it’s factual. Good or bad, take it with a grain of salt and turn to other resources for your research as well. Another thing – avoid getting carried away when you’re standing in the sales office looking at inviting renderings and tempting floorplans. You may even have a beautiful model home to tour. Most likely, the community and homes are fine, but a builder can promise anything. Find out for yourself that the claims are true. If you have any questions, ask the sales representatives, who should be eager and willing to answer them, or to find out from the appropriate sources if they don’t know. You can even approach the building department in the municipality you’re thinking of living in and find out whether the builder’s plans for the community are being accurately represented. Keep this in mind, too: if you haven’t looked into the builder’s reputation, what else might you be overlooking that may cause you to regret your decision? Far too often in the past, I’ve encountered homeowners who become educated about their homes and builders after buying, when it was too late to choose another course. Fortunately, this scenario is changing. I used to say that people spend more time picking out a pair of shoes than they do buying a home – but no more. People are doing their homework, and at Heathwood Homes, there’s nothing we like better than helping educated consumers buy the home that will make them happy.

Throughout the year, big banks and even smaller lenders will offer incredible promotional rates to bring in new clients, but many of those offers come with serious restrictions and penalties. Before you jump at the chance to snag the lowest rate, read the fine print in your agreement to see if your new mortgage product comes with any of the following:

» LOW PREPAYMENT PRIVILEGES. Most products give mortgage holders the option to increase their monthly mortgage payment amount once per year and/or make lump-sum payments throughout the year. While many lenders offer 20 per cent/20 per cent prepayment privileges (meaning you could increase your payment by 20 per cent each year and/or make a lumpsum payment of 20 per cent of your original mortgage), some promotional rates only offer 10 per cent/10 per cent. If your goal is to become mortgage debt-free fast, this may not be the right product for you. » COLLATER AL CHARGE. If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at anytime, without having to refinance (and pay the legal fees to do so). Sounds great, right? Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. To get out of a collateral mortgage, you would need to hire a real estate lawyer (and pay legal fees). » CLOSED MORTGAGE. While most mortgages in Canada are closed, some mortgage products’ restrictions are tougher than others. For example, the 1.99 per cent fixed-rate mortgage product Investors Group offered a couple months ago didn’t allow borrowers to prepay, negotiate or refinance their mortgage throughout the three-year term. The only way to break your mortgage in that agreement was to sell your home. Again, if you are someone who wants to pay down your mortgage debt fast or may need to borrow from your home in the future, this may not be the best product for you. Of course, if your mortgage product comes with the lowest rate on the market and has few restrictions, you should jump at the chance to get it! But if you have any concerns about what’s included in the mortgage agreement, don’t be scared to shop around and find the right mortgage for you – even if it doesn’t come with the absolute lowest rate.

Many people do not know that you can set your payment artificially higher on signing. Use this option at day one to simply round up your payment to the next hundred dollars or if you are nervous about variable rates you can set your payment at today’s fixed amount and get ahead of the game without really noticing the difference! Another simple thing to do is pay more down on renewal or when switching to another lender. You can renew into an open mortgage temporarily, where there are no penalties to prepay and then look at switching to another lender. Some folks switching from Big Banks are finding that they have to pay full legal fees to switch lenders, so why not use that time to pay more down and register the new amount with your new lender similar to doing a refinance, just for a lower amount.

Your current mortgage holder may allow you to just make a change to your current payment schedule from monthly to bi-weekly. The bottom line is that there is future cash to be saved. Many people are realizing that by prepaying now with today’s lower interest rates that they can save on future interest costs. Every dollar you prepay goes directly against your principal or borrowed amount. Just imagine what you could do with nearly seven years of mortgage payments that you have in your future pocket — never mind the $39,000 saved on interest. That is nearly $140,000 cash in hand that would have gone to a mortgage, funding your possibilities of vacation property, retirement or children’s education. The question of whether it’s better to lease or buy a vehicle is a common dilemma. And do you buy or lease a new or used vehicle? The answer depends on the specifics of your situation. It’s important to realize that many consumers overburden themselves with car leases or loans they simply can’t afford. While most of us require a vehicle to get to and from many destinations, we don’t need a high-end vehicle to serve this purpose. The key to remember when you’re looking to purchase a home and obtain a mortgage or refinance an existing mortgage is that, if you overspend on a vehicle, it affects your debt ratios and may restrict or negate your mortgage financing ability. When making a lease-or-buy decision, you must look at your financial abilities in terms of your debt ratios. And if you’re unsure about how leasing or purchasing a vehicle will affect your ratios, it’s best to talk to a Mortgage Expert prior to making your decision.

When you buy, you pay for the entire cost of a vehicle. You typically make a down payment, pay sales taxes and pay an interest rate determined by your loan company based on your credit history. Later, you may decide to sell or trade the vehicle for its depreciated resale value. When you lease, you pay for only a portion of a vehicle’s cost, which is the part that you “use up” during the time you’re driving it. You have the option of not making a down payment, you pay sales tax only on your monthly payments, and you pay a financial rate, called a money factor. You may also be required to pay fees and a security deposit. At lease-end, you may either return the vehicle or purchase it for its depreciated resale value. As an example, if you lease a $20,000 car that will have an estimated resale value of $13,000 after 24 months, you pay for the $7,000 difference (called depreciation), plus finance charges and possible fees. When you buy, you pay the entire $20,000, plus finance charges and possible fees. This is fundamentally why leasing offers significantly lower monthly payments than buying. Lease payments are made up of two parts – a depreciation charge and a finance charge. The depreciation part of each monthly payment compensates the leasing company for the portion of the vehicle’s value that is lost during your lease. The finance part is interest on the money the lease company has tied up in the car while you’re driving it. Loan payments also have two parts – a principal charge and a finance charge. The principal pays off the full vehicle purchase price, while the finance charge is loan interest. Since all vehicles depreciate in value by the same amount regardless of whether they’re leased or purchased, however, part of the principal charge of each loan payment can be considered as a depreciation charge. The remainder of each loan principal payment goes toward equity – or resale value – which is what remains of your car’s original value at the end of the loan after depreciation has taken its toll. The longer you own and drive a vehicle, the less equity you have. With leasing, you may have the option of putting your monthly payment savings into more productive investments, such as your mortgage, an investment property or a vacation home, which will increase in value.

• Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. • Reinforce the bottom of boxes with extra tape for added strength.

“You could win this house!” The excitement in celebrity designer Jillian Harris’s voice is rapturous. In the works for months, the gates to BC’s legendary Fair at the PNE are now open and visitors can be seen speed walking to the entryway of the temporarily-placed, fully-furnished Craftsman-style house, valued at over $1.3-million, that is this year’s PNE Grand Prize. “It is bright and airy, modern and bohemian, clean and rustic … it’s absolute perfection,” says Jillian who designed the home’s interior to evoke a modern farmhouse. Stepping out from her reality TV days as Canada’s spunky and beautiful brunette Bachelorette of season five, Harris has kindled a fresh feel to the 3,000 square foot prize home which, after the fair, will be transported to an estate-sized lot with lake and valley views on Kelowna’s Kirschner Mountain. This is Jillian’s third PNE Prize Home, and once again she’s delighting

those who step inside — a feat she achieves by following her heart and taking her brains with her. “The secret to creating a calm, clean and classic atmosphere is knowing the psychology of colour,” says Jillian, who spring boarded her career from Cactus Club waitress to restaurant designer with help from mentor and restaurateur Scott Morrison, all the way to her current gig as co-host of “Love it or List It Vancouver”. White and Cream Cottage Palette “When you design a restaurant you design with hunger in mind and create a darker space with accents of red and orange which elevate a room’s energy level. Never blue — that supresses hunger,” says Jillian. “In residential homes, I gravitate towards the exact opposite – white, creams and neutral. I look for wow and vintage pieces that stimulate conversation.”


Stepping onto white oak floors in the great room, there’s lots to take in … A piece that would be at home in a New York penthouse, the high back sectional sofa with nail head trim is fluffed with white and gray scroll pillows. Flanking it are a petrified tree stump side tables. Big in the decorating world these days, they add a rustic beauty to the home in their natural state still bearing a few cracks, nicks and knots. While some may assume the exotic round ottoman is sheepskin, its “chic wild texture is actually made from heavy natural fiber weaves and engineered into couture for the home to suggest a well-traveled life,” explains Saleema Remtula, VP marketing and communications at Lane Home Furnishings in Coquitlam, which supplied all furniture and accessories. It’s hard to believe that it was the lure of an electric range that excited people to buy tickets for the first prize home ever offered in Vancouver back in 1934. Today inside the 80th anniversary Prize Home, the kitchen is still a favourite for its innovative appliances and slick style. “An integrated cappuccino maker was a no brainer,” says Jillian. “I bought one for my home too. It’s amazing. People come over and you can make them a custom cup at push of button – latte, Americano cappuccino, whatever. For the Prize Home I integrated as many appliances as possible for a streamlined feel.” Dark brown veneer cabinetry is a beautiful contrast to the white quartz countertops with teak tractor-seat barstools. Vintage in appearance, but new from Pine Lighting, the aged brass pendants above the kitchen island with integrated wine fridge, were exactly what Jillian was looking for to suggest an eclectic vibe. Staggered stone backsplash in a Moroccan pattern complement the light gray perimeter cabinets. A walk-in pantry is a practical touch complete with wire pull out drawers.

Making most of the space, a floating bar features glass-front cabinets and a modern wine display inspired by the local vineyards and winetasting opportunities in the Okanagan. Upstairs the heavenly master retreat features a white king-sized upholstered wingback bed reminiscent of angel wings and dressed in white and taupe bedding with a few coral-coloured deco pillows. Mirrored quatrefoil night stands add interest while French doors with transom windows fill the room with weekend sunshine. While voguish on her own, Jillian admits she’s taken by the iconic boundary-pushing design of LA-based interior designer and fellow-blogger, Kelly Wearstler. As a tribute, Jillian throws in a few fun surprises, like the resin monkey bookends in the home office and whimsical art. CMHC’s tips on choosing accessible appliances Appliance designers have been making significant strides in recent years in creating appliances that are quieter, safer, and easier for people of all ages and abilities to use. When shopping for a new appliance, the most important thing to keep in mind is that it suits your needs, and the needs of your family. Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to choose appliances that will be easy for everyone in your home to operate and maintain, regardless of age or whether they have a disability: » Your first consideration in selecting an appliance should always be safety. Look for the Canadian Standards Association (CSA) certification mark on any electronic device or appliance you’re thinking about buying, to make sure it meets the Canadian standards for performance and safety. » Before you buy, ask questions about the safety and ease of use of the appliance. For example, is it easy and intuitive for everyone to install and operate, regardless of their cognitive ability, grip strength or fine motor skills? Are the controls easy to see, read and understand? Does it come equipped with fail-safe features like an automatic shut-off switch, a lockout feature or an override switch? Is it light enough to use safely? Does it pose a risk of burns? Test out a few different models with various features before making a decision, to make sure the appliance you choose meets everyone’s needs. » If possible, try to select an appliance that will be easy to maintain and keep clean. Cleaning a large appliance can be difficult, especially as we grow older.
