South Cambie A neighbourhood on the rise by Michelle Hopkins YOU PROBABLY REMEMBER that trying
to get around South Cambie during the Canada Line construction was an exercise in frustration. You might have even shunned shopping or dining in the neighbourhood. You can toss all and any excuses to the wind once you’ve ventured into this burgeoning neighourhood that offers a plethora of great dining, shopping and activities for all ages. South Cambie might be one of the smallest of Vancouver’s neighbourhoods but it’s got a lot of panache! This former sleepy enclave burst onto the scene as a cultural melting pot waiting to be 18 YPNEXTHOME.CA
discovered. It’s home to a variety of upscale, bohemian and chic boutiques, bakeries, bars and restaurants. You’ll also find lovingly restored “Vancouver Specials” co-habiting with million dollar contemporary homes. This enclave will soon be home to condos, townhomes and apartments as the city has rezoned parts of South Cambie allowing for high-density development. DECORATING IN THE BATHROOM BATHROOM SPACES are often small and
people tend to think they need to be decorated like most other rooms – when they just don’t! Bathrooms often speak for themselves with beautiful tile work, finishes and fixtures. Don’t cover that beauty up with artificial flowers and fuzzy rugs! I wanted to have fun with this, and so many comical thoughts came to my mind while writing. You’ll notice that this time I decided to focus on the Don’ts instead of the Dos – enjoy! 22 YPNEXTHOME.CA
DON’T decorate your toilet I cannot believe that seat, lid and bowl covers are still on the market.
DON’T display your toilet paper Just because it’s in a cute basket doesn’t make this a cute idea.
DON’T use coloured toilets or tubs Remember when pink toilets were in? Well, rest assured knowing that will never come back.
DON’T keep your toilet cleaning brush by the toilet Everything has its place, and when it comes to cleaning supplies it’s in the closet.
DON’T even think about installing carpet Carpet is not easy to clean, meaning it’s not hygienic and that it’s just gross!

If you can switch out the curtain for a clean sheet of glass, that would be my first option. If not, something white with a subtle texture or pattern that seems to disappear would be second. DON’T mix and match your towels This just looks messy. DON’T try and match whites It’s best to get your tub and toilet at the same time from the same place and the same manufacturer to be sure they each are in the same shade of white. If one is even a little off from the other, one will
look more yellowish (translating into looking old and dirty).
(applying make-up or shaving) this alone will not do a good enough job.
DON’T position your toilet in the sight line If you’re starting from scratch, never have your toilet be the first thing you see when you walk in. Lay out the room so you see anything else first (such as the vanity or shower).
DON’T exhibit your toothbrushes Keep these in your vanity where they belong – no one wants to see the pieces of broccoli left over from dinner last night.
DON’T have sconces as your main source of lighting Always try and have overhead lighting such as pot lights, a flush-mount or pendant because for getting ready
DON’T mix fixture finishes Keep the look consistent with one finish – polished chrome being my favourite and a classic. After going through the full list of don’t’s, maybe if you do them all – you’ll have the perfect bathroom space!

Understanding mortgage default insurance. By Alisa Aragon
MORTGAGE DEFAULT INSURANCE IS COMMONLY REFERRED TO AS MORTGAGE INSURANCE. It is often mistaken for
homeowner/property insurance or mortgage life insurance. Homeowner/ property insurance protects the individual’s home and possessions in the home against damages including loss, theft, fire or other unforeseen disasters. Mortgage life insurance is designed to repay any outstanding mortgage debt in the event of homeowner death or longterm disability. The mortgage default insurance increases the opportunities for homeownership with a low down payment, as saving for a 20 per cent down payment can be difficult in today’s housing market. There are two types of mortgage options; conventional mortgages, which are loans with a minimum 20 per cent down payment, and high-ratio mortgages, which are loans with less than 20 per cent down payment. In Canada, mortgage insurance is required by the Government of Canada on all high-ratio mortgages. The insurance protects the mortgage lender only against a loss caused by non-payment of the mortgage by the borrower and it is not a protection for the homeowner. However, the mortgage insurance enables borrowers to purchase a home with a minimum down payment of five per cent. Mortgage default insurance is provided by insurers such as Canada Mortgage and Housing Corporation (CMHC), Genworth Financial Canada and Canada
Guaranty. Each mortgage insurer has its own criteria for evaluating the borrower and the property, and it decides whether or not a mortgage can be insured. The lender and not the borrower selects the mortgage insurer. It is possible that the mortgage application can be approved by the lender but might not be approved by the insurer. The mortgage default insurance premium is a one-time charge and it is paid by the borrower to the lender. The premium can be paid in a single lump sum at the time of closing or it can be added to the mortgage amount and repaid over the amortization period (or the life of the mortgage). The cost of default insurance is calculated by multiplying the amount of the funds that are being borrowed by the default insurance premium, which typically varies between 0.5 per cent and 6.0 per cent. Premiums vary depending on the amortization period of the mortgage, the loan to value ratio, the size of the down payment and the product. Example of a premium calculation for a home purchase: Property value: $400,000 Down payment: 5% or $20,000 Mortgage basic Loan amount: $400,000 - $20,000 = $380,000 Amortization period: 25 years Loan to value ratio: 95% Premium amount: $380,000 x 3.60% Default insurance cost: $13,680 Total mortgage amount: $393,680 * The cost of default insurance is subject to change if the purchase price or appraised value, the amount of down payment or the amortization changes. The final premium and the cost of the mortgage default insurance will be disclosed in the mortgage commitment document from the lender.
It is important to note that for insured mortgage loans the maximum purchase price or as-improved property value must be below $1,000,000. The borrowers can port the mortgage loan insurance from an existing home to a new home and may be able to save money by reducing or eliminating the premium on the financing of the new home. Since there are different products available from individual lenders and are subject to lender’s guidelines, it is important to talk to a Mortgage Expert to analyze your situation, present several options and help you decide which product works best for you.

JENNIFER MARDINI RECENTLY welcomed her first baby – son
Carter – into her life and into her home. Here’s her experience. New Home Guide: This is your first child and your first home. What changes did you make to your home to welcome Carter? Mardini: My husband Jairo and I bought our first home in March 2014. It has three bedrooms, so we knew eventually one of the rooms would become the baby’s once we were ready. Other than a bedroom for our new bundle of joy, we made some space in one of our living rooms to fit his playpen, which also serves as a bassinet and change table. 28 YPNEXTHOME.CA
NHG: Did you know you were having a boy, and how did you plan, design and decorate the baby room accordingly? Mardini: Yes, we knew we were having a boy – I couldn’t not know the sex of my first child. I’m a planner; I need to be organized. Carter’s room was our extra “closet” before he was born, so we had to move everything out once we started working on his room. When we first moved in, we painted the entire house – all the bedrooms were painted grey. So I knew I wanted to use grey as the starting point, with lots of white. I also wanted to
add an accent chevron wall and then add blue and green accents. NHG: What is the theme of Carter’s room — neutral or more boyish with sports, cars and trucks? Mardini: It’s very modern and contemporary – lots of grey and white, accented with navy and some light
blues and greens here and there. Lots of patterns, too – I’m not the colourful, safari jungle type. NHG: Describe the little guy’s room — space, layout and furnishings. Mardini: Carter’s room is about 100 sq. ft. and is furnished with a white bedroom set, including a crib that converts into

a double bed, a six-drawer dresser and a change table. It also has a full closet, a navy and white area rug, grey chevron curtains and a grey and white glider chair for me. NHG: Now that Carter’s with you, anything you wish you had done differently in preparing his room? Mardini: Carter’s only a month and a half old, so outside of eating, sleeping and pooping, there’s not a whole lot that he needs other than our attention. We don’t use his room too much right now because he sleeps in the master with mommy. NHG: What other adjustments did you make in your home for Carter’s comfort and safety? Mardini: Nothing really. We did receive a baby video monitor as a shower gift – we use it when he’s napping. Once he starts crawling around, we’ll definitely have to reorganize and remove some things. NHG: What advice would you have for other first-time parents when it comes to preparing their home for baby? Mardini: De-clutter! From the garage to the basement, bathrooms and bedrooms. We de-cluttered the entire house of things we didn’t need or use anymore. It’s amazing how quickly junk adds up. And start early – even if it’s a slow start. There’s always something to do, so for me, the earlier the better. Start with the basics and go from there. Try to do something every day so it doesn’t feel like you’re cramming everything in at once. NHG: How is he settling in? Mardini: Quite nicely – I think it’s mom and dad who have had to do the settling in. NHG: How is mom doing? Mardini: I’m doing great overall! Tired, but we all knew that. Adjusting, of course, and getting used to a whole new routine. I love being a mom – Carter’s mom!

how to keep neutrals dynamic and exciting

NEUTRALS ARE GIVEN a bad wrap sometimes – bland and boring,
stale and sterile. But when utilized successfully, neutrals can be soothing, serene and sophisticated. To keep a neutral palette dynamic and exciting, here are my top design strategies:
1. GO GRAPHIC In my recently completed laundry room, I really wanted to achieve something serene – but not boring – so I chose to utilize a graphic treatment on my floor. In this space I wanted to remain really practical with my budget, so I needed to use a material with 40 YPNEXTHOME.CA

3. ENSURE THERE IS CONTRAST

minimal cuts and at a reasonable price point. I chose to use simple 12-by-24-inch tile, from Creekside Tile Company, in three neutral shades (black, medium grey and a light grey) and lay the tiles in a herringbone pattern on my floor. This principle could also be applied in a graphic area rug or wall art – think repetitive shapes and contrasting shades for a graphic focal point in your space.
2. USE PATTERN Pattern is a really essential way to create visual interest when using a neutral colour palette. For my backsplash, I wanted it to read white, but still wanted it to be bold and have lots of presence. To achieve this, I used a 4-by-16-inch matte white tile and repeated the herringbone pattern I utilized on my floor. To ensure the pattern stood out but didn’t compete with my floors, I chose a light grey grout so the pattern was still obvious, but not over powering. Consider incorporating pattern in textiles like throw pillows or upholstery, and do not be afraid to layer pattern. The key to keeping it looking polished and not too chaotic is to ensure the scale of each pattern employed is different than its neighbour. Vary the use of large graphic patterns, smaller organic patterns and tight repetitive patterns. I argue that pattern is one of the most important design
Utilizing the design principle of contrast is another way to ensure a neutral space doesn’t feel boring. In my laundry room, I knew would have to break up the amount of cabinetry I have with some kind of visual contrast, as all of my cabinets from Cutler Modern Living are similar in tone to my floor tiles. I chose to use white in my counters, my Whirlpool appliance set, and backsplash to provide lots of visual contrast to the greys in my cabinets and floors. Another way think about this approach is my 70-25-5 per cent colour rule, where 70 per cent of the space is done in one colour (in my case grey), 25 per cent is in a secondary colour (white counters and backsplash in my laundry room) and 5 per cent of a surprise pop of colour (I chose yellow). This colour formula is a tried-and-tested way to achieve a harmonious look to the space. Using enough contrast in the space keeps it from feeling visually boring.
4. GIVE IT A SMALL POP Adding a little bit of colour will absolutely ensure the space doesn’t feel flat. The wonderful thing about an all over neutral palette is that you can add basically any colour to the space and it will stand out. Repeat this pop of colour at least three times in different applications – in my case we used yellow in a textile in this pillow from Bouclair, in the tulips and with some of the Lemon Aide cleaning supplies I left out as their yellow packaging was too pretty to hide. Think about incorporating a soft textile, a piece of wall art and a shiny or reflective accessory in similar shades of a surprise colour to add another visual layer to a neutral palette.
5. VARY YOUR TEXTURES When working with a neutral colour palette keep it fun and interesting by ensuring you vary your textures. For example, in a living room think about utilizing fluffy pillows, soft throws, textured woods and sleek ceramics. The mix of textures, even if all in neutral tones, will provide enough variety for the eye to keep the space from feeling flat. In my laundry room, I varied live edge woods, textured melamine, glossy appliances and matte surfaces like my tiles and my black matte Brizo faucet to ensure visual variety.

IT’S JUST 24 HOURS TILL CLAUDIA AND JOEY MOVE INTO THEIR NEW HOME
at Guildford the Great in Surrey. And after more than a year of looking, the couple couldn’t be more excited. “I’m definitely Type A, so I knew exactly what I wanted,” Claudia says with a twinkle in her eye. “A singlefamily house wasn’t in our budget, but we knew we didn’t want a condo either. I registered us for every new townhouse development in the area and must have gone into 25 or 30 showhomes — after a while, they all started looking the same.” Then one day the couple spotted a sign for Fleetwood Mac — another Dawson+Sawyer development that was almost complete — and all that changed. “You can tell they’ve put a lot of thought into the floor plans and I love the coloured front doors,” Claudia says. There was just one glitch, the project was virtually sold out. “Then Bonnie, the sales manager told us Guildford the Great was getting ready to launch, and it was like all the pieces of the puzzle fell into place,” Claudia says. On opening day, Joey and Claudia immediately fell in love with one of Guildford the Great’s four-bedroom floorplans. “For now, we’ll use the downstairs bedroom as a den, but it will be easy to turn into a guest room when we need to. 5 Great Reasons to Knock Down the Viaducts by Stephanie MacDonald
WE HEARD MAJOR news about Vancouver’s evolving urban landscape this week. In the last few months there’s been a lot of hand-wringing and criticism directed at City Hall for proposing to demolish the viaducts at Georgia Street and Dunsmuir Street. Naturally, many people were worried about traffic congestion, their commute and the costs associated with this huge project. Some were unhappy that they didn’t feel there was enough public input into the decision. Nevertheless, City Council voted 5-4 to go ahead with the demolition. This is a great decision for many reasons! Obviously, those things are hideous concrete eyesores from a bygone era, when misguided city planners felt it would be a fantastic idea to throw a freeway right through the middle of the city. Fortunately, communities on the East Side organized a powerful and ultimately successful opposition to this plan, but not before the viaducts and the Granville Street Bridge were built with the freeway in mind. As a result, the surrounding streets were never upgraded to allow the viaducts to accommodate the amount of traffic they were built for: with a capacity to carry up to 1,800 vehicles an hour, they only actually carry 750, which is less than 10 per cent of traffic going into the downtown core. This leads to the second reason: the Prior/Venables roadway leading off the Georgia viaduct is an extremely dangerous roadway for both bikes and pedestrian traffic, and the proposal for combining the Current Expo and Pacific Boulevards to allow for almost the same amount of vehicle traffic downtown will be safer, and more efficient than the current road configuration. The small percentage of traffic that will have to be re-routed can be accommodated by existing east-west streets like Hastings and Broadway. Thirdly, the demolition would add a further three acres of park land to the existing park proposal that will add to the creation of an exceptional urban waterfront park. The plans for this park have been in the works with Concord Pacific for many years, the final proposal is contingent upon what the city decided to do with the viaducts. Getting rid of the outmoded and ugly viaducts is also a step forward in the City’s Greenest City Initiative, as well as the 2040 Transportation Plan, both of which aim to keep a steady rate of car and truck traffic into the downtown core, despite a growing population, via convenient and efficient transit, pedestrian and bike access to the city. The last reason this is a good plan, is that getting rid of the viaducts will make use of under-utilized land, and create 54 YPNEXTHOME.CA

connectivity between the historical districts of the downtown core, the Downtown East Side, Chinatown and False Creek. As the False Creek Flats are continually developing into an extension of downtown, this park, transit and public space will connect all those important parts of the city, open up view corridors, and contribute to Vancouver’s growth while maintaining its status as one of the world’s most livable cities. How to stage your home for maximum profit By Marnie Bennett
AS IF PURCHASING A NEW home isn’t intense enough, homebuyers (with the exception of first-timers) also have to sell their current properties. The fact is, few homes are ready to go on the market as-is. It’s not just a matter of tidiness – though that’s certainly crucial. It’s about helping potential buyers to connect emotionally with your space. That means making your home welcoming to as many people as possible, often at the cost of your own personal taste. This
isn’t easy, but a professional stager can help. Your Realtor may even have one on staff. If a stager isn’t in the cards, there are steps you can take on your own. First off, de-clutter. Chances are you’ve got twice as much stuff as you need to show your home to its best potential. In addition to removing obvious messes, this includes things such as extraneous furniture, children’s toys, knick-knacks and family photos. This can be emotionally difficult, but remember: the goal is to make it easy
for potential buyers to imagine their own possessions in your space. Next, fix unfinished projects. If buyers see loose floor tiles and cracks in the wall, they’ll wonder what other issues are lurking under the surface. Don’t give them cause to worry. To make rooms appear larger, replace puffy, over-sized furniture with sleeker pieces. In the bedroom, you’re better off showing a queen-sized bed and two small bedside tables than a king with no space to spare. To find the right pieces, you can beg, borrow and, if necessary, lease. Bright paint or outdated wallpaper? Replace them with neutral wall colours and add vibrancy with throw pillows and vases. Splurge on fresh, sweetly scented flowers for an open house; they’ll pay for themselves. Mirrors are a wonderful tool for filling empty walls. And, whatever the décor in your bathroom, thick white towels will lend a hotel-like vibe. For extra curb appeal, give your front door a fresh coat of paint and temporarily take your storm door off the hinges. Invest in two urns; plant them with pretty, seasonal flowers. In winter, cedar branches draped with ribbon are just as beautiful. I can guarantee that all this work will have a huge payoff, so keep your eyes on the prize. After all, in your brand new home, you can have things exactly the way you want!

Metro Vancouver’s Three-Legged Housing Market

FORGET THE HOUSING BUBBLE, the naysayers, and prophecies of doom and gloom. In his annual address to the Urban Development Institute, Michael Ferreira, managing principal in Urban Analytics, was enthusiastic about the first three quarters of 2015 in Metro Vancouver’s real estate market — and for good reason. By the end of the third quarter (Q3) there had been more than 2,000 more sales than at same point in 2014 — an impressive 20 per cent increase over last year and almost twothirds higher than the entire year in 2013. This year, Ferreira’s list of success stories was longer than the list he provided in 2014 and included The Ridge at
Bose Farms, Exchange, Verve, The Independent, Black+Whites and RiverSky among the highlights. While he acknowledged there are numerous factors driving the market, Ferreira chose to focus on three that impact the market most strongly: buyers, land and municipalities.
First Leg: Buyers Local consumers have been more active in the past year, especially in the growing townhouse market. Entry level buyers, many with help from the “Bank of Mom&Dad”, as well as empty nesters looking for the elusive master-on-themain product are making their presence
known. There’s also been an increasing demand for larger units, including the high-end, luxury condo market — like Cressey’s Beverley and Ridge developments — that are aimed squarely at empty nesters who are willing and able to spend seven figures on a condo. Not surprisingly, new immigrant and offshore buyers, many from Mainland China, continue to influence Metro Vancouver’s market. Attracted by the active, healthy lifestyle and quality schooling, this demographic has been a consistent driver in Metro Vancouver’s market since 2009/2010, but has been ramping their activity up even more during the past year.
“Because the Chinese currency is tied to the US dollar, their effective buying power has increased by 30 per cent,” Ferreira explained. “One realtor I spoke to put it into perspective this way: for the same price as a small condo inside central three ring roads in Beijing, they

can buy three new condos in Metrotown — condos that are finished and include parking. Plus they can get a mortgage on their investment unit — in China they’d have to pay cash.
look further from urban cores, or up the focus on banking land that does come available. Either way, Ferreira described the upward pressure on pricing may well be creating “the perfect storm” over land sales in the near future.
Second Leg: Land A ripple of laughter ran through the room when Ferreira noted one developer had described recent land sales as “absolutely bonkers.” In the increasingly competitive land purchasing and assembly arena, some new rules of engagement are emerging, and Ferreira noted the days when local developers have had the land market to themselves are vanishing — especially in the Inner Metro market. Here again, the offshore buyer is contributing to this change. Well-capitalized and increasingly sophisticated, this demographic brings patient money — often lots of it — and is prepared to overpay relative to current market values in order to establish a foothold here. Local developers will now need to strap on the boxing gloves and get into the ring with these new players. They might choose to accept terms they wouldn’t have considered in the past, or
Third Leg: Municipalities Of the three legs, Ferreira noted it’s the municipal end that’s toughest to get a handle on. From the industry’s perspective, lack of flexibility and blanket policies that fail to anticipate a project’s unique conditions or consider current market conditions and land values are ongoing sources of frustration. Bureaucratic red tape and lack of political will when it comes to the tough decisions about appropriate forms of alternate housing to address affordability also figured high in frustration factor. From the municipalities’ side, Ferreira said he had a sense many staffers he spoke with were reserved, even cautious about how they answered his questions. “Most indicated the system is simply not set up to make some of the changes the industry would like to see made quickly. However, there was a genuine desire to work with the industry to streamline processes, while respecting public process and the desires of elected officials.” He also stressed that almost everyone in the industry expressed appreciation for the difficulties city staffers have in this balancing act. And for anyone worried about often suggested housing bubble, Ferreira’s research revealed this astonishing statistic: of the 21,600 concrete condominiums scheduled to complete by the end of 2018, a whopping 87 per cent are already sold — suggesting there’s no need to worry about oversupply, despite the number of cranes dotting the urban landscape.
