South Surrey secrets Take the road less travelled for savoury restaurants, fashion troves and parks for idling away weekends By Janine Mackie
SOUTH SURREY IS that place where fearless kids jump into the ocean off a wooden pier in July, and come January lace up their skates and play hockey atop the frozen Serpentine River. Active retirees love its mild winters, foodies adore its diverse palate of restaurants and families flock here as a destination to achieve the suburban dream of owning a single-family home and a patch of grass. With its beach-town vibe, top-rated schools, proximity to the US border, plus a plethora of parks, sports fields, golf courses, outdoor shopping malls and trendy new restaurants — South Surrey tops the radar for families of all ages looking for a safe, clean, vibrant place to set down their roots. The kids at the adjacent table would rather spoon rich vanilla gelato in their mouths. The Seahorse Grill on Sullivan St. in Crescent Beach has that “feels like home atmosphere,” and is a destination on Sunday nights for its prime rib special. The Sunflower Cafe on Beecher St.

With at least one or two gyms, personal trainers or rec centres found in each of South Surrey’s intermingling neighbourhoods, a balanced lifestyle is achievable. A trail run through the Sunnyside Urban Forest followed by a yoga class at the newly expanded South Surrey Recreation and Arts Centre is the perfect way to unwind. For those times when you just want to get away from it all and enjoy the solitude of nature, Kwomais Point Park
is a local secret – a romantic place to watch the sunset – tucked away behind 128th St. in Ocean Park overlooking the bay to Tsawwassen and beyond to Vancouver Island and the San Juan Islands. Barred owls have even known to be spotted in the forested trails that chicane through the park. Not far from here is 1001 Steps (end of 15A Ave off 126 A), a great alternative to the Stairmaster as you zigzag downwards, over and under the train tracks onto a rocky beach where crabs and starfish are plentiful and harbour seals are known to sunbathe. Of course there’s a few secrets too sacred to be shared — like the amazing hairdresser who works from her South Surrey basement, or the fishing spot where seasonally you’re sure to reel in a wild coho salmon. 3 mistakes to avoid when investing with friends and family By Andrew la Fleur
IF YOU’RE THINKING about investing in a property with family or a friend, there are certain benefits that can make it an attractive way to build your real estate portfolio. Most obviously, investing with a partner allows you greater buying power and lowers your personal risk exposure. However, there are potential pitfalls too, and some mistakes that I see investors making time and time again. Here are the top-three mistakes to avoid when investing in real estate with friends or family.
1. Not having your goals aligned The biggest mistake I see investors making is that they don’t agree on their goals up front. Figuring out why you are both investing and what you hope to get out of it is essential to long-term success and avoiding conflict. When you know what you are trying to achieve, it also makes the property selection process easier. The more specific you are with your goal setting, the better, as it will eliminate all but a very small number of potential properties you will even look at investing in. You need to sit down, talk about, and agree upon what your exact goals are before you start evaluating specific property alternatives. Get aligned on goals first. One way to frame the conversation with your partner around goals is to both finish this sentence: “I know our real estate investment will be successful when…”

2. Not having decided upon an ownership structure When buying a property with another person, there are different forms of ownership that you can utilize, the most basic question being, do you incorporate or buy in your personal names? There may be other factors to consider including how your financing will work on the property. Seek out professional advice from your lawyer and accountant on the best ownership structure that is right for you. 3. Not having your exit strategy planned Always talk about your exit strategy alternatives with your investment partner
before you buy a property. It may seem strange to talk about how you sell a property before you even buy it, but this step is essential for a successful partnership. You must agree on how, when and under what circumstances you will sell the property. And perhaps the most important question to ask and agree upon: What happens if one partner wants to get out of the investment but the other does not? Can you figure out a way to structure a method for one partner to ‘buy out’ the other that is fair and equitable to both parties?

Is the lowest rate always best? By Alyssa Richard WHILE AT RATEHUB.CA we’re in the business of comparing mortgage rates, we know there’s more to consider than simply how the interest rate will affect your mortgage payment. Throughout the year, big banks and even smaller lenders will offer incredible promotional rates to bring in new clients, but many of those offers come with serious restrictions and penalties. Before you jump at the chance to snag the lowest rate, read the fine print in your agreement to see if your new mortgage product comes with any of the following:
Low prepayment privileges Most products give mortgage holders the option to increase their monthly mortgage payment amount once per year and/ or make lump-sum payments throughout the year. While many lenders offer 20 per cent/20 per cent prepayment privileges (meaning you could increase your payment by 20 per cent each year and/or make a lumpsum payment of 20 per cent of your original mortgage), some promotional rates only offer 10 per cent/10 per cent. If your goal is to become mortgage debtfree fast, this may not be the right product for you.
Collateral charge If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at anytime, without having to refinance (and pay the legal fees to do so). Sounds great, right? Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. To get out of a collateral mortgage, you would need to hire a real estate lawyer (and pay legal fees).
Closed mortgage While most mortgages in Canada are closed, some mortgage products’ restrictions are tougher than others. For example, the 1.99 per cent fixed-rate mortgage product one lender offered recently didn’t allow borrowers to prepay, negotiate or refinance their mortgage throughout the three-year term. The only way to break your mortgage in that agreement was to sell your home. Again, if you are someone who wants to pay down your mortgage debt fast or may need to borrow from your home in the future, this may not be the best product for you.
Of course, if your mortgage product comes with the lowest rate on the market and has

Steps to a finished family basement

BEFORE OUR RENOVATION, my basement was a dark and dingy mess of wood paneling, cedar shingles on the walls and a scary dirty furnace room. It was essentially a massive storage room that no one wanted to spend any time in. Post renovation, it is now a fun space that my family loves. Creating a multi-use space for the entire family takes some planning, but it is so worth the outcome. Here are my five steps to a finished family basement.
1. Embrace pattern In a room used for entertaining and recreation, patterned wallpaper can create the perfect backdrop. I used this great ikat in a cobalt blue to inject some energy into the space. If all-over pattern intimidates you, then think about using it as a focal wall and paint the adjacent walls in a coordinating colour you draw 42窶ズPNEXTHOME.CA
from the wallpaper palette. In a basement where sometimes ceiling height or awkward bulkheads can be a challenge, consider utilizing a large-scale pattern to draw attention away from these obstructions.
2. Create dedicated zones for entertaining I had a couple of structural posts I had to contend with in my basement, so I chose to incorporate one into the custom entertainment unit that houses my television. This allowed me to create separate zones for watching television, prepping snacks in the kitchenette, and an open area for playing with toys or games. In the kitchen I added a wall oven for really easy snack prep. Creating these zones allows the family to use the space for various activities and gives a ton of flexibility for adults and kids alike.

4. Create cabinets to hide all My favourite aspect of my basement is my wall of floor-toceiling cabinetry. I used standard-sized cabinets that were great on my budget, but provide me a ton of value in usable space. This is where I store everything – toys, board games, craft supplies and snacks. All these items get hidden behind closed doors and at the end of the day, the space feels peaceful and uncluttered and ready for an evening relaxing in front of the TV or entertaining friends in front of the fireplace.

3. Utilize a cohesive colour story My basement is small, so every piece counts. That’s why I intentionally selected items that match my decor. I kept my colour palette consistent by customizing my FLOR rugs to match the wallpaper and my red sofa.
My other favourite thing about my basement is how flexible it is. In a small space like mine, I knew I wanted to be able to clear space quickly for impromptu dance parties, or for accommodating overnight guests. My sofa not only has storage in every seat, it can also be configured as a sectional, a sofa with ottomans or a bed. My table extends to seating for six or can remain tucked away as a small console table when I want a large floor space cleared. This flexibility allows you to get the most out of your basement and can have a fabulous impact on your entertaining lifestyle.

There are several closet kits making storing shoes, umbrellas, hats and mitts easy, effective and out of sight. For your seasonal accessories, remove these out of the area completely until they are needed for the season. A great option is to fill a space bag with your seasonal ware and then store it in another area of your home.

Multi-purpose furniture If you are living in a smaller space or without large front door closets don’t lose hope! There are so many products on the market that will hold everything and keep it all out of sight. Whatever you buy, make sure it has a lot of hidden storage. There are front door benches that either open up to baskets for storage, or have baskets underneath; these are perfect as they also provide a place to sit when putting on shoes. If there is not enough room for a bench, you can also install a hanging shelf with hooks and hidden baskets. These are great as they provide a lot of storage without taking up any floor space.
Add colour Once you have brought back what you need to the area, it is time to add colour and accessories! No matter what the style of you home, it should start at the front door and continue through, creating unity. Add pops of your accent colour throughout your front entrance

MORTGAGE DEFAULT INSURANCE is commonly referred to as
mortgage insurance. It is often mistaken with homeowner/ property insurance or mortgage life insurance. Homeowner/ property insurance protects the individual’s home and possessions in the home against damages including loss, theft, fire or other unforeseen disasters. Mortgage life insurance is designed to repay any outstanding mortgage debt in the event the homeowner death or long-term disability. The mortgage default insurance increases the opportunities for homeownership with a low down payment, as saving for a 20 per cent down payment can be difficult in today’s housing market. There are two types of mortgage options; conventional mortgages, which are loans with a minimum 20 per cent down payment and high ratio mortgages are loans with less than 20 per cent down payment. In Canada, mortgage insurance is required by the Government of Canada on all high-ratio mortgages. The insurance protects the mortgage lender only against a loss caused by non-payment of the mortgage by the borrower and it is not a protection for the homeowner. However, the mortgage insurance enables borrowers to purchase a home with a minimum down payment of five per cent. Mortgage default insurance is provided by insurers such as Canada Mortgage and Housing Corporation (CMHC), Genworth Financial Canada and Canada Guaranty. Each mortgage insurer has its own criteria for evaluating the borrower and the property and it decides whether or not a mortgage can be insured. The lender and not the borrower selects the mortgage insurer. It is possible that the mortgage application can be approved by the lender but might not be approved by the insurer. The mortgage default insurance premium is a one-time charge and it is paid by the borrower to the lender. The premium can be paid in a single lump sum at the time of closing or it can be added to the mortgage amount and repaid over the amortization period (or the life of the mortgage). The cost of default insurance is calculated by multiplying the amount of the funds that are being borrowed by the default
insurance premium, which typically varies between five and six per cent. Premiums vary depending on the amortization period of the mortgage, the loan to value ratio, the size of the down payment and the product.

The final premium and the cost of the mortgage default insurance will be disclosed in the mortgage commitment document from the lender. It is important to note that for insured mortgage loans the maximum purchase price or as-improved property value must be below $1,000,000. The borrowers can port the mortgage loan insurance from an existing home to a new home and may be able to save money by reducing or eliminating the premium on the financing of the new home. This issue, New Home Guide chats with Scott Brown, president of Fifth Avenue Real Estate Marketing Ltd., about one trend that’s winning the hearts of a diverse range of buyers. Q: What’s the appeal of master-on-the-main design? A: There’s a whole segment of the market who want the ‘feel’ of a house but don’t want to deal with the stairs and definitely don’t want to move into an apartment to get the convenience of single-level
“I don’t see this type of product ever getting oversupplied, so it should continue to perform well over time.” – Scott Brown living. Master-on-the-main townhomes fill this niche demand because it allows owners to live on one floor most of the time, yet still have room for guests or adult children when needed. What’s interesting, though, is that master-on-the-main is no longer just older buyers. For example, when Infinity Properties launched Heritage in Murrayville, while many purchasers were Boomers downsizing, there were also a large number of under-45, executive buyers who still work full-time, want a small yard, and prefer two or three bedrooms above the main floor so they have some separation from their kids. Q: How common… or uncommon… is this home style? A: I can’t find master-on-the-main townhomes currently being built anywhere except the Fraser Valley. Q: How strong is the demand? A: Very. McBride Station in Fort Langley and Prima in South Surrey both sold out rapidly. Heritage ran just two small
advertisements and had 1,000 people through the presentation centre on opening day. Q: If they’re so popular, why aren’t more developers building them? A: One reason is that it often takes longer to get all the required permits and approvals — in part because they are larger and, therefor, lower density. If a municipality wants higher density, it will likely question a development of 59 master-on-the-main townhomes when the site could accommodate 100 traditional townhomes. Heritage, for example, took almost three years to get through the process. Another consideration is cost. A traditional townhome in the Surrey/ Langley area typically costs $325,000 to $500,000. Master-on-the-main homes generally start in the $500,000s — which is close to the cost of a house. Some buyers are making a lateral move in order to gain the lifestyle advantages But I think the real question should be why wouldn’t municipalities want to encourage developments that will let seniors stay in the community they’ve lived in and love? Q: Are buyers primarily people who already live in the Fraser Valley? A: Originally yes. But now we’re seeing more downsizers moving from places like North Vancouver or even Westside Vancouver.

Q: Other than the obvious — the ability to sell their existing home, buy something brand new with all the bells and whistles, and still have money in the bank — do you see another reason for this trend? A: Many Boomers want to be closer to their children and grandchildren. Since suburbs like Surrey or Langley are often the only places the kids can afford to buy — even with help from the Bank of Mom and Dad — it’s logical for the parents to move to the same suburban neighbourhoods. A: Several developers — including Vesta Properties, Sandhill, and Royale Properties — are planning more master-on-the-main developments. How will increasing supply affect long-term value? Q: I don’t see this type of product ever getting oversupplied, so it should continue to perform well over time. People who bought early at Heritage are already anticipating a $50,000 to $100,000 appreciation on their purchase by the time construction is complete. Whenever you have limited supply, it’s unlikely prices will go down, and since this is another option to moving directly from a house to an apartment, demand probably won’t diminish either.
