New Westminster THE FIRST CAPITAL Of British Columbia, New Westminster is situated on the Burrard Peninsula and comprises the area from North of the Fraser River to Tenth Avenue and the width from Marine Drive to Brunette Avenue. Known affectionately as “The Royal City” thanks to Queen Victoria naming after Westminster, the part of London that holds the buildings of Parliament.
The Vibe There is a broad range of microneighbourhoods in New West, and it truly offers something for everyone: from 22 YPNEXTHOME.CA
the heritage homes of Queen’s Park to the modern condos downtown. There is a lot of pride of place here, and it’s often said that people who move here never want to leave. Meet the Neighbours New Westminster is home to all types— singles, couples, empty-nesters—but young families are a rapidly growing group, and it’s no wonder why: from splash pads scattered throughout the neighbourhood, to the petting zoo at Queen’s Park, to Motoring Munchkins at the Arenex, New West has an abundance of amenities for tots.

Adjacent to Surrey, Burnaby, and Coquitlam, commutes to these cities are fairly swift. A bridge-free commute downtown makes it predictable, if not super fast. The Good, the Bad & the Rest Buildings here reflect the rich history of the former capital, and areas are
becoming increasingly gentrified. Although some believe the hype that it’s only a matter of time before New West is entirely revitalized, others are sceptical. One thing’s certain: some areas here are still a little sketchy, so do some research before moving here to determine whether or not you’ll be living in a ‘hood on an upward trajectory. Lifestyle There is no shortage of things to do here: from strolling through streets in Queen’s Park to gaze at the cherry blossoms from the end of March, to the Hyack Festival in May, to the Queen’s Park Annual Garage Sale in May or June, to the Sapperton Day Street Festival in June. All of these events promote a strong sense of community here. New Westminsterites are proud of where they live, and this is why.
Hot Spots Coming Home Café This sweet spot has a reputation for great coffee and for feeling like home away from home. Customers fetch their own simple drinks and place settings and servers bring the food and any specialty drinks. Brick and Mortar This shop is much more than the brick and mortar that hold the store. Those who consider living in this neighbourhood a priority might want to adjust their expectations and find a larger condo or apartment instead. Some might find the wide range of public amenities in New West compensation enough for having a back yard.
Renters: The types of home on offer in New Westminster are diverse. Older apartments are usually the cheapest option, but new condos are still relatively affordable in this city. Single-family homes vary in price, depending on which area of New West they’re in and their size, of course. Queen’s Park and Glenbrooke North can be a bit pricey, but buying in Queensborough will give you more bang for your buck.

Retro style meets your modern lifestyle Solterra’s Phyllis Hui uses a gilded touch to elevate Milano’s show suite By Stephanie MacDonald

Brentwood Town Centre is an elegant new tower called Milano. In an area with much development happening, and therefore many presentation centres to peruse, Solterra’s Milano really stands out for the interior design of their two-bedroom show suite. This elegant, slightly vintage ambiance is echoed in the rest of the presentation centre, and it just begs to inspire your own décor, whether you live in a glass tower or a funky bungalow. We asked Solterra’s designer Phyllis Hui how she made this space so gorgeous. 26 YPNEXTHOME.CA
Q: In a living room surrounded by glass walls, can you explain the best way to incorporate an entertainment centre? How do you orient the furniture so it doesn’t impede the view? A: This showhome was a fun challenge! I wanted to highlight the breathtaking views that the Milano’s residences will have and maximize the abundance of natural light with all of the windows without compromising the furniture placement. Having the TV on a low TV stand in the corner is functional, yet discreet, allowing you to both watch a favourite show and to take in the views.
Milano’s ceiling heights are just shy of 9’ which is already high for an apartment. With using a low seated couch and chair, I was able to accentuate the size of the windows and to give the room an even more spacious feel. Q: This suite has a very distinctive retro vibe, with gorgeous chic gold furniture and accents. Where did you source the furniture? What about this space inspired you to go with a 60s-70s ambiance? A: Milano’s theme is fashion so all of the decisions were based on being on trend,

chic and timeless. I wanted to embrace Audrey Hepburn’s Breakfast at Tiffany’s era in this show home. I used an array of textured fabrics to create opulence; warm hues, timeless accessories and gold accents for that warm and luxurious feel. This is also reflected in the finishes of the unit which are warm and inviting but yet have an upscale, exclusive feel to them. Gold finishes have been making a comeback so when sourcing furniture and accessories, there were a good deal of options available. Some of the furniture was sourced from fashionable North American companies such as Worlds Away and Nuevo while the larger pieces such as the beds and sofa were custom made by local companies. Q: The retro feel of the suite carries into the rest of the presentation centre – is this usual for your brand? A: It’s never this intentional. Since day one, this project was fashion driven and I designed the presentation centre with that being in the forefront. Our lead graphic designer, Leanne Rundle and I worked closely together to create a cohesive feel from when you
walk through our presentation centre doors into each of the showhomes: everything is indicative of high fashion. In the smaller showhome I used more chrome accents to highlight the fun cobalt blue and in the larger showhome, gold tones were used to create that luxury feel. Q: The colour schemes are inspired by different cosmopolitan cities: London, Paris, and New York. Can you explain what about those cities was behind the colour choices? A: Milano got its name from Milan being one of the “Big Four” fashion capitals in the world. It was only fitting to name our colour schemes the other three fashion capitals – London, Paris and New York. The New York scheme is only available with the Private Collection homes. This two bedroom showhome reflects our darker colour scheme, London. We thought with the warm grey cabinetry and my Audrey Hepburn inspiration, this scheme reminded us of the classic side of London; Old Bond Street, Harrods and, of course, a London fog tea. The lighter colour scheme is Paris. I designed the one bedroom showhome
based around the young, up and coming fashion designers in Paris that are not afraid to use bright, bold colours. Q: The interior of the suite is aggressively neutral and yet manages to be very visually dramatic and elegant. How do you manage to create such a striking design with neutral tones? A: I believe strongly that the main pieces of a home like couches, dining room chairs or beds should be neutral to allow for longevity and they also act like a canvas. By adding or changing pillows and accessories, you can alter the entire look and feel of a space. With this showhome I introduced different textures, patterns and layers to create visual interest and only used the gold as an accent – much like jewelry or the perfect lipstick to an outfit. generation on real estate is a hot topic, however, there’s another generation (the Boomers’ parents) that has quietly surfaced — The Silent Generation. Born from 1925–1945, The Silent Generation has yielded a new market of buyers we call Active Seniors. The key facts to note about this demographic are: » Many have mortgage-free property holdings, usually single family homes » Most have their estate being managed by their Baby Boomer children or least under significant influence of their children » These Active Seniors do not want to lose their independence, however they realize the impracticalities and maintenance of their single family home as they age. » This group often also prefers to “age in place” and are looking for a single-level home where they can stay and have help come to them as needed rather than move again into an assisted living environment. » People are living longer. According to Stats Canada, centenarians are the second fastest growing age group. In 2012, the average life expectancy was 81.24 years old, a 5 year increase from 1990. With advances in medical sciences along with a desire to live longer and healthier lives, we believe this trend will continue to grow. Condominiums are a very viable 28 YPNEXTHOME.CA
option for these Active Seniors. Developers will be paying close attention to their needs, as well as their influential Baby Boomer children who want the comfort of knowing their parents are living well. When we talk to this demographic their priorities are clear. Here are some of the factors to look for when selecting a home for an Active Senior: » Access to transit – the closer the better but pay attention to pathing and traffic. Look for areas with ample lighting, hand rails and minimal stairs, and areas with potential for slipping. » Location – Baby Boomer children want to be close to their parents so locations adjacent to or within residential (mostly single family home) neighborhoods are attractive. » Larger bathrooms and ensuites – with the ability for accessibility upgrades later. This includes bar grabs and shower seats in the bathtubs/showers. Be sure to speak with your realtor to
ensure you are aware of regulations surrounding this. » Amenities for an active lifestyle – this market loves low impact swimming, Jacuzzi and steam rooms for relief of joint and muscle pain, and convenient access to walking paths and parks. » Options to stay entertained at home – great amenities like a hobby/games room, library, and outdoor garden space. » Safety – concierge services and homeowner occupied buildings will offer a tighter knit community As the Baby Boomers age and move into the same stage of life as their Silent Generation parents, the volume on this conversation will definitely increase.

The Monthly Maintenance Blues: Strata Fee Differences Across Canada By Stephanie MacDonald
WHY ARE STRATA FEES so much more in Toronto than Vancouver? Are your condo fees highway robbery, or a reasonable expense? In Canada, it depends on where you live. Comparatively, Torontonians pay way more than Vancouverites and Calgarians. Condo fees, also called strata fees, are the monthly payments owners commit to paying for the upkeep of community property, for operation of amenities, the creation of a contingency fund and various other costs decided on by the strata council. These fees vary building to building and are usually calculated on a per square foot basis. Lately, these fees in Toronto have become a source of concern, with many experts worrying that these high monthly costs are jeopardizing the ability of many condo owners to keep up with their monthly expenses. So what are the differences nation wide? We did a quick and un-scientific survey of rates from Vancouver, Calgary and Toronto by taking seven similar two-bedroom units presently for sale, between 700 and 1,000 square feet (though GTA listings do not show square footage), aged between 30 and zero years old. The average monthly fee for Vancouver is 39 cents, Calgary is 50 cents and Toronto comes in at 59 cents per square foot. This means that for an average-size two-bedroom, a Torontonian is paying around $530 per month, whereas a Vancouverite is paying $360, costs that certainly add up over the year. As many condo fees, especially in older buildings, include utilities, certainly the different climates have something to do with the discrepancy, but the difference even shows up in newer 36 YPNEXTHOME.CA

buildings where each unit has its own meter. As Calgary is right in the middle, and has a similar hot and cold climate as Toronto, the ten cent difference with Vancouver seems to be the utility costs. But what about Toronto? The answers appear to be monthly locker and parking fees, and added amenities that are more common in Toronto buildings. Though buyers must fork out an extra $35,000 or so to purchase a parking spot, parking fees averaging $43 a month are also charged. Amenities that are common in Toronto, such as indoor pools, basketball and racquet courts, saunas, whirlpools and fully-equipped fitness centres have become less common in other cities. Extensive amenities can raise the fees by 30 per cent or more.
Even the ultra-luxurious (and controversially named) Trump Tower in Vancouver only has 60-64 cent per square foot costs, while luxury properties in Toronto can be upwards of one dollar, with 1 King West’s at $1.27 – almost double Trump in Vancouver. But, the average price for a one-bedroom and den condo at 1 King West is only $255,400, and at Trump, a one-bedroom plus flex starts around $749,900. So there you have it. Pay a lot more in Vancouver for your condo, but pay less in monthly strata fees, Pay a moderate amount of both in Calgary, or get a relative deal on the condo but be on the hook for large monthly expenses in Toronto — though you may get excellent amenities if you’re the type of person who uses them.

Hiring a lawyer Buyer and seller can use the same one!

YOU HAVE ENOUGH expenses when
you’re buying or selling a condominium home, so why not save a few bucks on the legal end? This can be accomplished by the seller and the buyer employing the same lawyer to handle both ends of the transaction. The saving comes from the lack of cost to courier documents and trust cheques back and forth between law offices. The lawyer also enjoys an efficiency and increase in business that many of them share with the clients by trimming their bills a little. Remember that the legal processing of a real estate transaction is not an adversarial undertaking, although negotiating the sale/purchase might have been. In almost all cases, the conveyancing is a co-operative administrative process. In a very rare case where a dispute arises between parties using one lawyer, each would turn to a new lawyer to represent them for a negotiated resolution or for litigation. During all my years as a realtor, I’ve never had clients whose sale or purchase ended up in such a serious dispute. In fact, good real estate representation can anticipate and avoid issues that otherwise can haunt buyers and sellers. Both parties using the same lawyer can save time, as well as money. Other than waiting for registration at the Land Titles office, a delay in a realty transaction can occur when one law office waits for documents or cheques to 42 YPNEXTHOME.CA
arrive from another. But, working within one lawyer’s four walls, a buyer’s “cash to close” cheque, for example, doesn’t need to go anywhere. As soon as it’s securely in the lawyer’s trust account, the lawyer can tell the buyer’s realtor to give the new homeowner the keys. For an average condominium home purchase in Calgary or Edmonton, buyers will spend about $1,500 on legal fees, while sellers might pay $800. Often, of course, people are selling one home, and buying another; in part with the proceeds of the first. They’re looking at $2,300 in total legal expenses at a time when every dollar counts, so shaving some costs is well worthwhile. Here are just some of the things you get for your legal expense as a condo homebuyer: » Preparation and registration of your mortgage. » Registration of the condo in your name. » n-trust holding of your money and the mortgage money, then transfer to the seller. » Payment to CMHC of your mortgage insurance fee. » Calculation and allocation of all expenses between buyer and seller,
such as pro-rated shares of property tax and condo fees. » Obtain a “clear” estoppel certificate from the condo corporation to ensure fees are paid up. » Title search on the property, plus fetching a copy of the condo plan from the Land Titles office (if the lawyer specializes in condominium real estate, although a good realtor will already have done it for you). » Patient advice and information services as you ask questions of your lawyer. Every condominium seller and buyer deserves professional legal services and advice. Once you’re past the push and pull of negotiating your sale or purchase, there’s no reason the two parties to a real estate transaction can’t save a little time and money by both using the same professional lawyer to complete the process.

BUYING A NEW HOME is one of the most exciting steps you can take in your life. It’s also one of the biggest financial investments you will ever make, so choosing wisely is important. There’s so much to consider, from location right down to your kitchen counters, and of course, there are many condominiums on the market offering phenomenal choices. A great way to narrow down your search is to make a list – or in the case of savvy computer users, a spreadsheet – that includes the items you really have to have, and those that would be nice, but are negotiable. Then, compare apples to apples to get the most for your condominium dollar! Start with the big picture. Where do you want to live? Under your “location” column, note how far buildings are from your work, your family and the places you go regularly, such as sports venues, club meeting halls, places of worship, etc. Keep in mind that the distance from point A to point B on a map is only part of the picture. It’s a good idea to actually do the drive to these spots and find out how much time it takes with road twists and turns, traffic and the like. If the condo is close to public transportation, you will save a lot of money on gas mileage and wear and tear on your vehicle – and maybe you don’t need to own a car at all. Keep an open mind, too. Buying in an established area is great, but it can 46 YPNEXTHOME.CA
also be wise to consider purchasing in an up-and-coming area where real estate values are likely to rise as the neighbourhood becomes more established – it’s a great way to gain equity. You’ll also want to consider the exterior of the condominiums you look at. Are they part of a masterplanned community that encompasses parks, landscaping, courtyards and retail venues? Or are you looking for something on the lake? Does the exterior architecture appeal to you? Figure out a rating system and jot notes on your list accordingly. If you have a taste for the modern, you will probably be happiest coming home to a sleek condo with clean lines. Don’t forget about the amenities. Today’s common areas are uncommonly
beautiful, and you should think of them as an extension of your living space. Your list could include a pool, fitness room, party room, games room, guest suite, theatre room, rooftop garden, virtual golf and any other amenity you come across. Having these spaces in the building enables you to entertain a crowd, barbecue or play pool with friends, hold a Grey Cup party for the gang and host overnight visitors, regardless of how compact your suite may be. Remember that even if you think you may not use a specific amenity, these can all add to the resale value of your suite if and when you move in the future. Next on your list should be features and finishes, and here’s where you need to watch comparing apples and oranges. Your brochure package should have a Schedule A of appointments. Study it carefully. For example, most condos offer hardwood in the main living area, granite kitchen countertops and stainless steel appliances with the purchase price. Those that don’t may carry a lower price tag, but if these items are on your must-have list, then you’ll have to pay to upgrade. Nowadays you’ll find incentives galore. Again, look at the big picture. Receiving free upgrades with your purchase may be just the thing that tips the scales toward one condo over another. Remember, every piece of real estate you buy is an investment, whether you live in it or not. When you shop, compare fairly, and the best way to do that is to make a list, and check it twice. You’re sure to end up with something nice!

THERE ARE FOUR MAJOR TYPES of home
ownership and it is important to have an understanding of what each of them entails.
Freehold ownership: Freehold, or fee simple, properties are one of the strongest forms of home ownership in Canada. The owner of a freehold interest property has the full use and control of the land and the buildings on it, subject to the use of their property which is originated from the zoning bylaws and permit restrictions set in place by the local city or municipality. A freehold property remains with the title holder unless they transfer it out of their name (sells it) or dies.
Leasehold ownership: Leasehold ownership most commonly occurs on University Endowment Lands, First Nation reserve land and other areas where the city owns the property. The leasehold interest in an area of land, means that you have the exclusive use of the property occupying that land for a designated period of time. Normally the original leasehold ownership in BC is set for 99 years. It is important to note that this time period is not reset with each new buyer of the property. When buying a leasehold property, it is extremely important to check how much time is 50窶ズPNEXTHOME.CA
remaining on the lease. This is particularly important at the end of the lease, as the owner of the property can choose to resell the leasehold interest, redevelop the land entirely or leave the land vacant.
Strata title: There is a high increase in the amount of condos and townhomes available to purchase in the Metro Vancouver and strata ownership is quickly becoming one of the most common forms of homeownership. The strata title form of ownership is designed to provide the exclusive use and ownership of a specific unit or lot within a larger building or development. While the owner of that strata title has full ownership of all the interior elements of their unit, they also share ownership of common areas such as halls, grounds, parkades, elevators, etc. This type of ownership is used for duplexes, apartment blocks, townhome complexes, buildings with residential and retail units (mixed-use properties), warehouses and many other types of buildings. There are some single family properties that are part of a bare-land strata development because the owners share the common space and expenses for maintaining those areas that are shared.
Co-operative ownership: Co-operative ownership is very similar to strata title in which the owner owns a property containing a number of housing units along with its common area of which some or all members can utilize. The major difference between a strata title and a cooperative ownership is that, in co-operative ownership, individuals own shares of the entire building and each shareholder is assigned one particular unit in which to reside. they create for you is, of course, custom. But the elements in that room — are they a carefully curated collection that will work in your space or are they custom made, just for you? New Condo Guide caught up with celebrity designer Yanic Simard, principal of the award-winning boutique firm 56 YPNEXTHOME.CA
Toronto Interior Design Group (tidg.ca), to ask him about custom pieces, and he’s given us some amazing insight into creating the best custom essentials for your home.
New Condo Guide: Why custom? Yanic Simard: My idea of comfort is living in a space that feels right — a
personal retreat where you end up at the end of the day, and it just feels good. Going custom is the best way to achieve that.
NCG: Custom can be costly. Are there cost-effective ways to get custom looks? YS: Upholstery. Custom upholstering an entire piece of furniture, such as an

armchair or a sofa, can quickly add up. But focusing on something simple, like the seats of dining chairs, can be a small investment with a big payoff. This approach also gives you the opportunity to create a lot of looks that you are unlikely to find in a store, such as matching your drapery to a chair back for a statement that says “custom,” loud and clear. This also provides an opportunity to use a small amount of high-end fabric for accents and apply a plainer and more durable material to high-impact areas, such as the seat, for the best of both worlds (and a balanced budget).
NCG: Are there areas where you more strongly recommend going the custom route? YS: Drapery. As with upholstery, custom draperies can require investing in materials and labour. However, a custom drapery treatment is by far the best way to achieve an elegant look, especially for
windows of an unusual size or walls that do not perfectly suit a pre-made panel. This is why custom drapery is generally considered worth the investment. In many cases it is possible to extend a ready-made panel instead of starting from scratch. In much less time than it takes to make a panel from scratch, a seamstress (or skilled DIYer) can cut the bottom of a packaged curtain and attach a panel of a second fabric, creating a perfect-length, colour-block statement without the full price tag.
NCG: Do you recommend customizing pieces of furniture? YS: Creating a custom piece of furniture for a client is many designers’ dream, but it can sound more like a nightmare for homeowners. The cost, time, imagination and decisions required can make choosing a custom piece seem overwhelming compared to simply dropping by a store and walking away with a new find. When you want to freshen up your existing space or leave your mark on a brand-new one, one of the best places to start is with your walls. We asked design and lifestyle expert Amanda Forrest and wallpaper and textile shop owner Markella Mildenberger the best ways to rethink wall colour and design for maximum impact.
NH&CG: Say that you’ve just bought a brand new condo. Do you paint before you move in, or wait until you’ve lived there a while to consider your wall colour choices? AF: Chances are if the condo is brand new, the majority of the interior is white. My preference would be to move in first and look at your furniture and accessories in new light, although you will have to move the furniture to paint, you will be more confident in your choice of paint colour.

NH&CG: Giving old furniture a new life with a coat of paint can obviously make an old décor new. Do you buy antiques purposely to paint a certain colour, or do you refinish the same pieces over and over? Where is a good place to get furniture to make over? AF: I love the look of painted furniture because it allows me to create an artisan piece that no one else has. I generally find pieces online, garage sales or even at the side of the road. The biggest thrill is giving a tired piece a new personality with paint. Yes, I paint pieces over and over! NH&CG: Some people might feel stuck in neutral territory, but would like to go bold with some colour and just don’t know where to start. What are some good places in the home to experiment, and what are some good colours for beginners? AF: The safest piece to start is a side table or coffee table. These are generally easy to find at thrift stores and have flat surfaces making them more forgiving to paint for beginners. My favourite colour to start with is Navy State Of Mind from my FAT Paint Collection, because it pairs so well with beige interiors and appeals to both men and woman. NH&CG: Since most people spend a lot of their family time in the kitchen, what are some good painting tips for this room to make it comfortable and welcoming? AF: Painting open shelves in a kitchen is an excellent way to create interest without committing to paint all of your cabinetry. Another handy piece to paint is a step stool or chalk board frame. These pieces all add character in to a kitchen while still serving a purpose. NH&CG: Can you talk about some of the new paint and colour trends you foresee in 2016? AF: Pink is totally hot right now, but moody colours like Can’t See Me Camo and Orangeapalooza will rise to the top by the end of this year! Earth friendly paint continues to be the “it” thing in the paint industry. …continued on next page

Markella Mildenberger: NH&CG: Wallpaper certainly has the capability to bring the drama to a space. How can you go big without being overwhelming? MM: Wallpaper is meant to add some texture to a space. The trick is to think of the scale of your space and the scale of the design you’re working with. I recommend finding a handful of designs that you truly love and narrowing down your selection to the one you feel speaks to you. Adding a dramatic piece has to be considered like art. Where would you put it? Would you add a full wall? How often do you redecorate? Is this design better suited to be framed as a large piece of art so it becomes mobile? How does this fit with the space I’m thinking of using it in? What, if anything would I need to adjust in my space to make room for this? Wallpapering an entire room has a different feel than wallpapering one wall. Smaller, bold patterns look best in rooms with full wallpaper where they will be broken up with windows and/ or doorways, while eye-catching dramatic designs can dazzle with a focal hallway wall. NH&CG: If you do want to go for the big drama wallpaper, how can you design the rest of the room’s wall, ceiling and floor colour so that it does not cause migraines or become confusing? MM: If you’re remodeling or buying a new home, consider hard surfaces like flooring, tiles, countertops and lighting that can’t easily be changed out. Soft goods like paint colours, area rugs and furniture can always change with new finds or upholstery. Pairing a high impact paper with existing surfaces can tie a space together elegantly if pulling from undertones rather than colour families. I don’t suggest over-coordinating when selecting paint colours, fabrics, or accessories. Too many pieces in the same colour family will only pull away from the focal point and become ‘too much’, rather try using complimentary colours and textures that will enhance the wallpaper. If you just aren’t sure, it’s always best to hire a professional. NH&CG: Is there a general rule of thumb when it comes to choosing wallpaper for small spaces versus large expansive spaces? MM: A wide open space with high ceilings can afford the drama of a floor to ceiling wall with a large print without looking busy, while a condo foyer might be better suited with a midscale pattern. Powder rooms that are a small fit, on the other hand, can play with medium to small sized prints 66 YPNEXTHOME.CA
and colours to add high impact with a chic feel. Ceilings are impressive ways to incorporate wallpaper as well as areas that are otherwise left out, like laundry rooms, closets, or obscure angles. Consideration to lighting is important – a dark, busy paper may make an already small space look cramped if the lighting is dim or casts shadows, while a brighter area can wow you every time you walk by. NH&CG: When decorating and selecting furniture, should you keep with the same theme of your wallpaper (like classic floral with antiques) or is there a way to mix up styles and eras while looking elegant and purposeful? MM: I love to mix things up. There are so many beautiful wallpaper options on the market now that it can be difficult to find your style. If you’re like me, and love a bit from every era and style it can be overwhelming to try and combine. I like to twist things up with wallpapers that are already combinations of eras, for instance, a wallpaper with a traditional pattern with a vibrant colour or vice versa, and marry these with furniture and decor that add to the overall feel. Pulling on colour and pattern from your wallpaper to fit is important, but not imperative. If you have a paper that has undertones to pull from, I suggest starting there. This can be tricky, but selecting what you love is important, your home should be a reflection of you, and with each piece that should reflect that. If you’re one to stay with a theme, I recommend not going overboard, some themes are better suited for temporary spaces like a family cottage where you won’t tire of a themed space. Staying within the era of your preferred style is not a bad thing either, keeping accessories to a minimum and ensuring the palette is broken up with other colours.

MM: 2016 is bringing back the quality of artisanal papers and design, custom designs, and one of a kind finds. Dwellers are searching for more ways to personalize their space and are getting away from cookie cutter trends with unique finds. Imagery, vibrant colours and interesting patterns are finding their way into homes, and wallpapers have changed dramatically, making wallpaper a growing trend for years to come.

Five points to help you
create a sweet sleep retreat AS COLD WEATHER SETS in and the days get shorter and shorter, ensuring our bedrooms feel like sanctuaries becomes so much more important. The bedroom is such an easy place to overlook — and in my experience, it’s often the last place busy parents will invest time and money. To ensure you get the best sleep possible, here are some essential steps to creating the best sleep retreat.
1. Get the best mattress you can afford We spend a third of our day sleeping — so your mattress is a product that is absolutely worth investing in. While it might be scary to look at a high ticket price on a premium mattress, remember that a good mattress can last anywhere from five to 10 years or longer. So a $2,500 mattress amortized over this length of time ends up costing around the same price as your daily cup of coffee. And do ensure you try before you buy — don’t be shy to lie down and toss and turn in the store to make sure it’s a perfect fit.

2. Keep it dark Keeping a room dark plays a huge impact on quality of sleep for both adults and children. Before going to bed, put lights on a dimmer (an easy change an electrician can do if you don’t have them currently) to mentally prepare your body for rest. Then ensure you have black out window coverings for the best light fastness. In children’s rooms especially, I love using side channels that a company like Budget Blinds can install to keep light out from the small gaps that typically occur on the sides of roller shades.
3. Keep it dramatic I love creating cozy bedrooms. In my space I used a deep indigo blue called Krimson Lake by CIL Paints. It is absolutely a myth that dark colours are inappropriate for small spaces — in a small space dark paint can make a room feel cosy, dramatic and inviting. I took the drama one step further by installing applied moulding from Metrie’s Very Square collection. Applied moulding painted out the same colour as the walls is a modern take on a more traditional architectural application.

4. Keep it clean Commit to keeping the bedroom the cleanest room in the house. At the end of a chaotic day, who wants to return to chaos? Commit to using laundry hampers, to putting clean laundry away immediately, and to making the bed daily. Making the bed, if you don’t do so already, is a really simple task that will yield huge wins and build momentum for keeping the rest of the room tidy as well.
5. Make it smell good I use an essential oil diffuser in the bedroom in the morning to get me energized and
in the evening to get my body ready for sleep. A few drops of lavender essential oil diffused in the room makes everything smell good and can do wonders to calm the nerves and aid in relaxation. For further help getting the best sleep try an herbal supplement like Pascoflair’s passionflower to de-stress and aid in restlessness. And absolutely remember to not let the bedroom become a dumping ground for mess — you deserve a great night’s sleep and a restful retreat after a long busy day. Commit to giving yourself this gift everyday!

renting a condo, here’s an important lesson: purchase prices and rents will be higher the closer you are to major transit hubs such as subway stations. Sure, it’s convenient to be located adjacent to a subway stop, but it’ll cost you. How much? We’ll get to that in a minute. But if you’re okay with a little walking between home and the station, you’ll also be in for significant savings. Andrew Scott, senior market analyst, housing markets and indicators, Canada Mortgage and Housing Corp. (CMHC), attaches some hard numbers to the concept as it relates to the Toronto highrise market. For new condos in the city, for example, the average purchase price per square foot for buildings less than 500 metres walking distance to the subway is $632. If you’re willing to walk a little further, say between 500 and 999 metres, it’ll cost you $595 per square foot; $557 between 1,000 and 1,999 metres; and $492 beyond 2,000 metres. For renters, distance also pays — or costs, depending on how you look at it. Average rents for a two-bedroom apartment less than 500 metres from the subway are about $1,477. Between 501 and 1,000 metres, the rate drops to $1,280, and to $1,158 from 1,001 to 1,500 metres. “Being close to the subway matters more for renters than buyers,” Scott told YPNextHome. “Renters often have lower incomes than owners, and are younger as well. I don’t think it’s a huge leap in logic to presume that these households are more likely to value subway access since they are not able to afford, or do not want to own, a private car.” 80 YPNEXTHOME.CA

Proximity to transit as a key driver of real estate is not a new concept; we’ve long known that there’s a price to pay for access and convenience. “Distance is now measured in minutes, not kilometres,” is how the Real Estate Investment Network (REIN) sums it up. Transportation is one of the most dramatic catalysts for real estate growth. Generally, one of the attributes coveted by homebuyers is nearness to a city’s Central Business District (CBD). Access to good highway systems, mass transit and commuter rail is sought to afford easy access to the CBD. The basic theory in real estate is that the more attractive the location, the higher the value of the home. As the demand for homes in that area expands, the result is higher housing values. In its study of the Greater Toronto Area, REIN has found that transportation projects will deliver a 10- to 20-per-cent enhancement of real estate values in the regions most affected. If the market goes
up everywhere, these areas will increase by about 10 to 20 per cent. If the values drop, these will drop by 10 to 20 per cent. The concept is not just a Toronto phenomenon, or even a Canadian one. In studies of the effect of transportation improvements on real estate around the world, value increases occur for properties located within 500 to 800 metres of stations on new transportation lines. Several Toronto neighbourhoods are expected to experience price increases when the new rapid transit stations are completed. Maybe you should stop listening to your parents? By Ben Myers

I SPEAK WITH THE SALES representatives from many of our projects about the prospective buyers that visit the sales offices. I hear a variety of different financial stories, and some that really irk me. A common theme that I hear repeated quite often is parents recommending that their children stay at home, buy a car to drive to work, and save up for a house. I shake my head whenever I hear this poor advice. A good friend of mine lived in his childhood home for eight years after graduating from university, and took the above advice from his parents. He bought a car, spent money on gas, insurance, and parking when he went into the city to see his friends on the weekend. He had to take a bus to the subway, and then take a streetcar to work, a 45-minute trip. He was spending a ton of cash on his monthly car payment, insurance, gas, repairs, parking, and metro pass, in addition to losing an hour and a half of his day commuting. And as any single guy can attest, not having a place of his own put a cramp on his dating life. I told him to buy a condo downtown where he could walk to work, get rid of the car, sleep in 45 minutes longer, and improve his status with the opposite sex. He didn’t take my advice and missed out on eight of the biggest years for condominium price growth in Canada’s history. The $200,000 condo I suggested he buy in 2005, was worth about 90 YPNEXTHOME.CA
$320,000 in 2013 — and he wouldn’t have had to listen to his mother nagging him to take out the garbage and cut the lawn! Now I’m not suggesting that Toronto will experience a similar price boom moving forward, but perhaps you should consider a different approach to your life than the path your parents took. At one time owning a car was the path to freedom, the means of social connection, and a key feature of one’s personal brand. That has changed, the means of social connection is via your phone, and your personal brand is often established online. Fewer and fewer young people are buying cars and getting driver’s licenses, choosing to live downtown and use their funds to pay down student debt or buy their first condo. Don’t be afraid to take your own path, and getting into the condo market early can be a great way to build equity toward buying a lowrise house in the
future. Not ready to make that monthly mortgage payment quite yet? Perhaps buying a pre-construction condo with expected occupancy in 2018 or 2019 works better for you — take advantage of price appreciation with only your down payment. A lot of millennials have realized a new step has been added in their property ladder, and they’ve actually really enjoyed the climb. I’m not suggesting that you completely ignore your parents’ advice on everything moving forward, but consider a new path to homeownership that has been rewarding for so many buyers over the past decade. Envisioning Your Future Home: Creating the New Vancouver at the Museum of Vancouver January 21 - May 15 By Stephanie MacDonald WHAT IS YOUR IDEAL FUTURE for this

While some people would prefer things stay exactly as they are, or even revert to some imagined halcyon era in the past, the reality is our city’s population is growing, technology is evolving, and our urban areas must evolve too to keep our home livable and keep our environment clean and healthy. Though the exhibits may be a bit esoteric for the casual museum goer, if you’re interested in speculating about Vancouver’s future as a place to live and work, this co-presentation between the Museum of Vancouver and the Vancouver Urbanarium is a fascinating and thought-provoking way to spend a couple of hours. The exhibition asks architects, planners, developers and visionaries to create multimedia scenarios that ask residents of Vancouver to consider their priorities for future growth in development, recreation, transportation, disaster preparedness and more. It’s an attempt to shift the conversation “away from real estate to the state of our city”, explains MoV Director of Curatorial Engagement, Gregory Dreicer. The show approaches such topics as how we’ll preserve our precious views in the city (a 2,500-foot tall vertical city downtown?), exploring how you’ll get around after the giant earthquake that’s forecasted to rip apart Vancouver (raised bike lanes?), and how we address the need for public space that works for all types of Vancouverites. It’s the island, though, that truly captures my attention. In a word, it’s huge — long and wide with plenty of extra pot drawers. “Actually, that’s not full size,” Tianne says noticing my attempt to take a rough measurement. “The real ones will all be up to 10 feet long… great for entertaining.” And for some serious culinary adventures I add as a mental note to myself. Oh and here’s a tease — the Edison pendant lighting above is pure fun and so visually dramatic. Once again, I find myself smiling as I think how easy it would be to settle in at Notting Hill. The ensuite, too, has an abundance of “Oh Wow” features — starting with the feature shower wall. Like the floor, it looks just like marble — rich and beautiful in other words. In reality though, both are porcelain tile. It’s a great way to create a sense of spa-style luxury at a cost-effective price — more durable too. “And how often do you find both a large shower and a tub in family-oriented townhomes?” Tianne says. Short answer: not often.
