INTERIOR DESIGNER JANE LOCKHART SHARES INSIGHTFUL BATHROOM RENOVATION TIPS DURING THE PANDEMIC

photos LARRY ARNAL hat used to be a mere closet in homes a century ago has now emerged as one of the most important rooms in our home. It’s the humble, functional bathroom. But, beyond sheer utility, the bathroom can also be, dare I say, beautiful. Afterall, why have a merely functional space when you can make it a “go-to” destination? As a result of spending more time at home these days, we are taking another look at the potential of our greatest asset – the home itself. Does it work well if we’re all at home, all the time? Do we stay and renovate, move, build or just stay put? As

a result, we’re seeing bathroom renovations on the rise. Whether it’s adding a second bathroom, a powder room or renovating your main bathroom, function and accommodation are top of mind. It’s a smart idea; bathroom upgrades are a sensible investment whether you plan to stay in your home for years to come or sell. It’s the second highest return for your renovating dollar, after kitchens. Designers have the privilege of hearing what people want in their homes, first-hand. We share our findings with new-home builders, developers and homeowners. What’s new? What are we learning? That the powder room is the first line of

defense when it comes to a healthy home. With today’s added emphasis on hygiene, a main floor powder room is now more important than ever. Now, when you enter your home it may be the first room you visit for a good hand-scrubbing, a quick refresh after removing your mask, or the usual reason to visit. It’s part of the routine transitioning from the outside world. Family bathrooms have already seen changes over the past several years. Upgrades such as double sinks and larger vanities with plenty of storage are always on the request list. Two sinks can mean twice as much cleaning, but today, having two sinks can be helpful and promote good health – especially if one person spends more time outside the home. Clients are still asking for separate showers and free-standing bathtubs. This isn’t a new idea, but now we’re seeing there are at least two notions this provides. A shower can offer quick function – get clean, get out. A free-standing tub, on the other hand, is considered a great wellness tool. A place to unwind, relax, regenerate. It speaks to how important wellness has come to the forefront in our homes today.

What was the inspiration for your office? Colour, colour and more colour! I wanted this room to be the central creative hub of our home, and nothing sparks creativity like colour. I started with the art and used those tones and shades for all the other decorative elements.

Your favourite element in the space? The oversized drum pendant from Dainolite is hands-down my favourite element. The office is situated on a split level between the first and second floors, has no windows and the ceilings are more than 15 ft. tall. While we did install pot lights to keep the space bright, we needed something beautiful to fill up the vast space above the upper cabinets, and this white and gold fixture couldn’t be more perfect.

How were you able to keep things looking great but also organized? While the office includes lots of pretty objects and decorative elements, I made sure that trays, baskets, and files were worked into the design to keep all the office essentials in their proper place. Just because a working home office needs to be functional, doesn’t mean it can’t be cute at the same time.

What was the biggest challenge of the room? Since I share our home office with my husband, I needed to hold back the reigns a bit to avoid it becoming overly pretty. While I did manage to work plenty of pink into the design – we kept the cabinets grey, installed a navy DIY bookshelf and worked in neutral elements to calm down the girly vibes.

Small space living can be wonderful, but it does require some creative thinking. While you may feel that you have compromised on your square footage, this doesn’t mean you need to compromise on style, comfort or the functionality of your home. Our clients reached out to us shortly after moving into their new condo in the heart of the city. Falling in love with the unit’s massive amount of natural light and a fantastic location was easy, but making this small space feel inviting and functional proved to be a bit of a challenge. There are many tricks of the trade that can be implemented when designing for small space living. We started with a calm colour on all the walls, Benjamin Moore’s Silver Satin, which is very light and airy, nowhere near as stark as a white can be. Keeping the rooms consistent and even toned can trick the eye into believing they are actually more spacious, while adding punches of colour and texture keeps it from appearing flat and ordinary. We accented the small, open concept living room with a simple, well-scaled, sofa and introduced these small, but beautiful caned chairs for extra seating and great texture. A glass waterfall coffee table was the perfect piece to complement this space. I love using glass in small spaces, especially when

you are afforded so much natural light. It’s a great way to keep the light moving throughout and emphasize the spaciousness of your room. In the adjacent dining room, we repurposed the client’s existing dining table, adding some freshness to it with new upholstered dining chairs. We designed a custom built-in bar which not only provided much needed extra storage, but also camouflaged an unsightly wall of oddly positioned bulkheads and alcoves that at first glance made the space appear much smaller than it really was.

We continued the soft shades of blues and greys into the kitchen, highlighting the simple white cabinetry with a beautiful eye-catching, yet calm, marble backsplash and then punching it up with black pendant lights. Another little space-saving trick for small spaces is to use pocket doors instead of swing doors. In this condo, we opted to further enhancing the space by adding a barn door. Not only did it afford us much needed space for storage in the master bedroom, it also created a great focal point in a rather long, narrow and uninspiring hallway. Small space living can be fabulous, stylish and inviting. However, the key is to have a well-designed plan, well curated pieces that complement the space and functional storage to avoid clutter. With this in mind, you are on your way to creating the “small space� home of your dreams.

Even when working remotely, ensure that you feel comfortable and at home in your environment. Surround yourself with things that inspire you, and the tools to succeed. HOW’S YOUR WFH SET-UP? Do you find your mind wandering? Your focus wavering? Your productivity suffering? Perhaps you’re new to the whole work from home thing, or maybe your space doesn’t meet your needs. Whatever the issue, a good home office environment can yield rich results! Here are some tips to make the most of your home office so that you can get down to business.

Two major challenges homeowners are facing right now are working from home and finding the room for a dedicated office space. You don’t need a big space to have a good set-up. All you need is some peace and quiet, a little storage and work surface, and a lot of creativity. We’ve seen some fabulous home offices occupying a home’s basement, an empty corner, the spare closet, built into a kitchen or tucked into the nook under the stairs. Remember, it needs to be quiet. The rest, like lighting and furniture, will make it comfortable and functional. THINK MULTI-PURPOSE

Now before we dig into double-duty, let’s be clear – a multi-purpose home office is counterproductive. Regardless of where you set up your home office, however big or small, ensure your home office doesn’t double as the laundry folding table or kids’ craft zone. Instead, the multi-purpose factor comes into play when it comes to your furniture. Always opt for multi-functional pieces that can serve another purpose – a top priority if your space is limited. An ottoman or table with hidden storage underneath, an efficient filing system (if you haven’t gone digital yet) or a sitting-to-standing desk are an excellent investment and available for purchase and delivery online. GET LIT

No one functions well while squinting and suffering eye strain. Ensure your home office area is well lit with a layered lighting plan. If natural lighting via windows is an option, go for it. Your eyes will thank you. If you don’t have a window at your immediate disposal, ambient lighting is your saving

Tip If you don’t have a window nearby, opt for a mirror. A properly-sized and strategically placed mirror can create the illusion of a window with a view, while visually doubling the size of the space and amplifying its light!

The customers purchased this house as their starter home. They thought that they would only be there a few years and then move on to something bigger. Fourteen years later, they are still there and realize they love the house, neighbours and neighbourhood and didn’t want to move. Now with two children, the issue was they needed more space in the kitchen and living area. By adding onto the front of the house, we could give them a larger dining/living area and revamp the kitchen to work better in the existing footprint. We were able to make their wish happen.

This 1953 bungalow, nestled in the Riverview neighbourhood in Winnipeg, is in the perfect location but was too small. A home addition was added, which perfectly complements the home’s architectural style and which nearly doubled the livable space. The addition houses a second bedroom and separate den, mudroom, as well as the kitchen with full custom cabinets, stone countertops, island with breakfast bar, and separate dining area. The home addition was designed inside and out to match perfectly with the existing structure; it’s impossible to tell where the old home stops and the new space begins!

This gorgeous two-story, located on a pieshaped lot in Starbuck, Manitoba, is home to a growing family. They needed more space and decided to extend their second storey over the garage to add three additional bedrooms and some flex space. A catwalk joins this secondfloor addition to the existing space, which now includes a fourth bedroom, bathroom, and a gorgeous master suite with a large walk-in closet and ensuite. New cement board siding was installed onto the entire home for a lowmaintenance exterior.

This basement in Windsor Park is one of a kind. The customer wanted us to build them a 50’s diner-themed basement combined with some 20th century electronics. Since the 50’s was a little before our time, we had to do some extensive research to understand the look the homeowner was striving for. The customer had all of his ideas in his head and knew exactly what he wanted. We just had to make those ideas a reality.

The client wanted a usable entertainment area in their basement and additional storage. They wanted a new bathroom and a nice laundry area. The old basement was small, cold, dark, and uninviting. We were able to provide a warm and cozy entertainment area with a built-in electric fireplace and TV feature wall. We incorporated a table and chairs for meals or games while entertaining. The combined bathroom/laundry area was bright, inviting and functional. We custom designed cabinetry to incorporate necessary storage, allowing laundry items to be hidden from guests. We doubled the usable living space in the home.

This lower level design intent from the onset was clear: create an entertainment space for a young growing family with enough seating for guests. Using this principle, we sought to incorporate natural elements, modern finishes, plenty of seating and maximize circulation efficiency. The aesthetic of the renovation is urban modern, with custom black cabinetry and shiplap, open wood shelving and sleek white countertops. Gold hardware, floor-toceiling storage and classic light fixtures create a comforting space for our clients. This urban modern is finished with razor-sharp details, luxurious materials, and crisp finishes.

From toys to hobbies, office supplies, laundry, and mechanical, no need was overlooked in this stunning, well-thought-out basement development. And for each, a very intentional solution was provided. And while functionality was key, design was certainly not overlooked. From custom two-toned kitchenette cabinets, quartz countertops, and tiled backsplash, to the custom tiled shower, continuous grain vanity, and vinyl plank flooring throughout, all the boxes got checked! And of course, a large screen TV and media area ensured that the space was well equipped to meet the challenge of entertaining both adult guests, and grandkids alike!

After purchasing this home, the customer realized the master ensuite had many deficiencies that were covered up. We started by totally demolishing the existing ensuite. A full tile shower with bench and a custom glass door was installed. A large dark toned vanity capped with a light colour quartz countertop was added. New dimmable LED lighting illuminated the space. The tricolour luxury vinyl tile flooring brought the look together. The transformation to a bright open ensuite delighted the homeowners.

You will surely agree that this unique south St. Vital bathroom is an eye-catcher. The customer really wanted a free-standing tub, but unfortunately it would not fit into their existing bathroom. We found a way to make the tub fit. Additional features were added. The customer loved their new spa-like bathroom and could not thank us enough for creating exactly what they wanted.

This charming River Heights home carried its character throughout, even into the bathroom with its cathedral style ceiling and wood trim features around the window and cabinet. Our objective was to highlight these features, expand the size of the bathing area and brighten the room. To allow a large soaker tub, we had to open the wall, remove a chimney stack and build the space to match the 1920’s structure. Bright white subway tiles within the shower continue throughout the room. A custom wall-hung vanity in high-gloss white and light coloured walls welcomes the natural light and opens the room.

Stylish and spacious were the key elements for the main bathroom in this client’s home. Opening up a closet to accommodate a large seamless walk-in shower and removing a dark and dated jetted bathtub for a deep soaking freestanding model brightened the room and gave it a spa-like open feel. Modern matte black bathroom fixtures pair nicely with the wood accents of the vanity and storage tower while also providing a contrasting focal point against white components, especially the large format marble tiles that line the shower and continue throughout the bathroom.

HAMMERDOWN HOME RENOVATIONS This homeowner came to us with a very clear vision of a black and white bathroom. She specified that she wanted all black fixtures and accessories paired with a walnut vanity, and white toilet and sink. This bathroom was on the main floor of the home, was used primarily for guests, and geared towards minimalism. The floating vanity was constructed to include two drawers instead of the typical double doors. Our team also fully upgraded the exhaust system and re-installed a window and more light to the space to add to the perception of more space.

For a master ensuite this one is on the small side by today’s standards, but the conversion of a small bedroom to create this transitional ensuite was exactly what the client dreamed of. Modern shaker style cabinets painted foggy grey, high contrast black fixtures combined with a bold pattern tile floor and Victorian style mirrors create a unique and beautiful transitional style space. The clever and unique design and construction of the walk-in shower in a sloped ceiling area is brilliant and comes complete with a rainfall shower head and built in niche.

How do you create a luxury spa-like ensuite? Start with a stunning custom floating vanity with two sinks and multi level mirrors. Add a private water closet, a huge walk-in closet, and double sized shower with floor to ceiling glass, two rainfall shower heads, steam unit, built in bench, slatted floor drainage and plenty of niche storage areas. The final touches, in-floor heating, a luxurious stand alone soaker-tub and stunning light fixtures all designed with the finest materials and finishes... and VOILA, your luxury spahh ensuite awaits!

This entire kitchen design was coordinated by the clients - right down the very last fine detail! The clients knew exactly what they wanted - and did we ever deliver! A full gut of the existing kitchen with all new plumbing and electrical upgrades was where we started. Custom cabinets in a cappuccino colour along with new vinyl tile flooring accented the awesome quartz countertop. The tile backsplash was laid out piece by piece as per the client’s design and vision. A new stainless steel appliance package, along with new LED pot-lights and fresh paint really brightened up this amazing kitchen project!

This kitchen project involved removal of two load bearing walls to open up the front area of the home. Plumbing, electrical, venting, drywall, and insulation were all upgraded, and we added new LED pot-lights in the ceiling to brighten things up. The client chose two tone cabinets - white shaker style for the majority of the kitchen, and a sharp looking grey coloured island. Vinyl tile flooring was installed in the kitchen and extended to the front door entrance. Quartz countertops and a stunning glass backsplash tile finished off this gorgeous, open concept kitchen!

This 2003 walk out basement show home was showing its age and needed a refresh. Tweaking the layout and removing the walls to create a better use of space and flow between the new kitchen, dining, and living room. New pot lights and cove moulding to the ceilings gave it some well needed light and detail. New engineered hardwood floors, cabinets, quartz countertops, patio door, and fireplace for a complete makeover. Special attention was given to the hand-crafted steel range hood and matching barn doors.

The former kitchen was very dark and closed off by walls. We removed the walls to maximize the natural light. We eliminated one window, enlarged the other to maximize the layout, cabinetry, and wall space to create a large open concept kitchen with adjoining dining room. The cabinetry was all custom made for this space and included white cabinets on the perimeter and a dark stained island with elevated live-edge waterfall piece. We tiled to the ceiling and hung pendants over the sink. The adjoining dining room bench was built into the back of the kitchen cabinetry.

This kitchen makeover, described by the homeowner as, ‘their dream come true,’ was designed to be the ultimate gathering space. The huge T-shaped peninsular island is the focal point and was strategically constructed for big family functions where guests are free to mingle or sit in the kitchen, with overflow spilling into the open living and dining areas. As the party rages on guests congregate around the east side of the island making it easy for cooking and food prep to continue smoothly on the west side where the refrigerator, sink and range create an efficient work triangle.

The cabinets are central to this stunning kitchen design and provide a striking contrast of bright white and inky blue finishes on durable maple wood. Unconventional but gorgeous walnut counter tops with a clear finish and rich hardwood flooring add natural colours that brings this kitchen design together. Now, add a perfect work triangle, convenient wine storage, a recycling centre and other helpful cabinet features, plus dazzling sunlight streaming through new windows and you have the perfect combination of function and beauty. What more could you want in a kitchen!

Our client goals was to update the kitchen layout to something more functional. The client found the dated upper cabinets to be oppressive and cut off the space in adjacent areas. During our first meeting we discussed installing a larger window to incorporate the wonderful views and wildlife in the back yard. We discussed changing the layout to include an island, a coffee station, and a serving counter for beverages. We also talked about the collection of small appliances and how they needed dedicated storage. We collaborated over several review meetings and produced a plan that ticked all the boxes!

A basement walkout house gave this deck a lot of options. The deck, built 12 feet off the ground, offers an incredible view of the lake behind the house. A wood railing and square spindles provide a feeling of privacy from the public walking path without obstructing the view. Additional decorative privacy screens on the side facing the neighbour provide privacy even with the neighbours out on their deck. Views, privacy and solid construction add a functional extension to the living space of this home.

Our client had a year round sunroom that had been added to the home that was cold, drafty and not usable in winter. They wanted to convert the old wood burning fireplace to electric and update the fireplace. The built-in entertainment center was replaced with custom cherry cabinetry to match the rest of the home. The TV was centered on the fireplace for easy viewing. The entertainment wall and crawl space were insulated with spray foam which made a huge difference. The updated sunroom was functional and cozy all winter long and became a favorite room year round!

Our summers are short and our mosquitoes are abundant, so our objective was to create a space that was able to address both of these issues. The solution was a stunning, 3 season sunroom, with attached deck and outdoor BBQ area. On the inside, the warm traditional feel of whitewashed pine, the rugged durability of vinyl plank flooring, and the seamless functionality of the Weather Wall window system made sure that this space stood out from the pack. On the outside, stylish composite decking and pre-finished aluminum railings made sure that all of the boxes had been checked!

Preserving this beautiful river property with a view gave and a solid foundation led to a large renovation rather than a rebuild. Transformed a long single car garage into a larger master bedroom and ensuite and added a new 2 car garage to the front of the house. Newly configured rooms providing main floor laundry, a new office, along with a completely renovated basement with similar finishes. The details continue throughout the house, decorative ceiling details, porcelain slab countertops and fireplace finishes. The transformation of this 4,500 square foot four-level split 1960s home was our fourth project with this client and was a very positive experience. Our team transformed the house from function-specific rooms to open concept, re-introduced natural wood elements, and stripped the entire house back to the exterior framing, completely re-wiring, re-insulating, and re-structuring the entire home. We utilized Manitoba businesses as much as possible, with all of the millwork custom made to fit each space perfectly. The exterior received a facelift, including all new siding, windows, roof, detached garage, and a reconfiguration of the front entry.

Wood panels throughout the main floor and classic light fixtures harken to a previous time in our city. All are made boldly modern here with razor-sharp details, luxurious materials, and crisp finishes.

Not one detail was overlooked, as we transformed this dated family home into the home of our client’s dreams! From the stunning new eat in kitchen complete with quartz counter tops, stainless appliances, and custom dining table with banquet, to the fully re-modeled bathroom complete with shaker style vanity and modern tile tub surround, not one space was overlooked! Refinishing the original hardwood flooring throughout with a beautiful espresso stain, was the icing on the cake, and ensured that every detail of this home truly leaps out at you as if from the very pages of a magazine!

e’ve all heard how design of offices and public spaces will change due to COVID-19. But a bigger impact will be how this virus will change the way we design and live in our homes forever. We are working from home, learning from home, eating at home and spending more time in our homes and with our family members than ever before. Some changes will be faster, others will be slower to adopt. But here are some key points of how our homes will change:

WORKING AND LEARNING FROM HOME Not all homes have the space to accommodate a separate home office or homework room. Rooms that function as an office by day and living room by night, a console desk in a quiet hallway, or a fold-away surface that disappears into a wall are all creative solutions that will help us carve out spaces throughout our homes to promote work and learning.

Healthy homes We’re also going to crave clean and healthy homes. We want surfaces that are anti-microbial and that can be cleaned very easily without damaging them. We want clean air within our homes and want to ensure good filtration and ventilation. Every home will yearn for access to the outside. Our yards, balconies and patios will become an important part of our homes.

Adaptable spaces One of the key changes we will see will be a shift from open concept spaces to more adaptable spaces. I’m not suggesting that we will be rid of beautiful open concept homes, but we are going to see a lot more adaptability in the way we design our spaces. We’re going to see aspects such as moveable walls, doors that disappear into walls, and rooms that can convert from one function to another swiftly and easily. As we live, work, learn and relax at home, we need flexible and multi-functional spaces that can accommodate quiet and privacy for working and learning, and the comfort and openness when entertaining.

Green spaces, roofs and walls Green spaces, roofs and walls will become essential. Not only are they good for the environment, they lend to our well-being. I was not a fan of the toilet being so visible from the door. I noticed the antique window on the wall and made the suggestion to Jill that if she could find another one with the right dimensions, it would incorporate her love of antiques, not cut off too much light from the window and make a great feature. It was no small task to find it, but on a trip to Minneapolis, the window found her!

The detail in the door blends with the other doors, but creates more interest from the front door and, enhanced by the antique knob and back plate, resembles an antique as well.

The cabinets were from an inspirational photo Jill had fallen in love with. It was to look like small drawers, but function as regular sized drawers. The wood was to be “antiqued.�

The previous issue was about the spa ensuite we completed for our clients, David and Jill, who renovated two bathrooms in their home. The main bath was next! David and Jill enlisted Fenwick and Company to design a rugged but blissful spa experience into this standard bathroom. The prerequisite for this bathroom was that it was to contain a steam shower. David gave Jill the reins for the renovation as long as this term was met. During our brainstorm session, Jill pointed out the amount of light that was restricted by the enclosure of the existing tub. I was not a fan of the toilet being so visible from the door. I noticed the antique window on the wall and made the suggestion to Jill that if she could find another one with the right dimensions, it would incorporate her love of antiques, not cut off too much light from the window and make a great feature. It was no small task to find it, but on a trip to Minneapolis, the window found her! Jill had always seen this bathroom as more rustic and masculine, but sophisticated. We started with the floor

tile. It needed to fit in with the house, but create a more casual feel. We decided to do a larger marble hexagon tile on the floor and carry it into the shower and up the niche wall. This gave continuity to the floor and added visual space. We used the larger tiles for the walls of the shower. The project was not without its tribulations. The cabinets were from an inspirational photo Jill had fallen in love with. It was to look like small drawers, but function as regular sized drawers. The wood was to be “antiqued.” The contractor got to this portion of the job and came to both of us and said, “what kind of antiquing do you want.” We said, “like the photo.” I thought it was clear. Apparently, it was not… there were a lot of samples created

for that “antiqued” vanity and tall chest. Fortunately, we had a great contractor and a very patient one. The door also presented a challenge. The bathroom was completely visible from the front door of the house as you walked in. It also took up a lot of visual space in the bathroom. When we removed the closet, the door would have swung into the shower and obscured most of it. The decision was made to make it a barn door. But why make it just a regular door – make it a feature! The detail in the door blends with the other doors, but creates more interest from the front door and, enhanced by the antique knob and back plate, resembles an antique as well. The style and finish on the faucets, lights and unique pulls strengthen the overall character of the space. This bathroom design project achieved everything the client was imagining for this bathroom. It is a sleek and contemporary take on traditional. The space is warm, inviting and welcoming. DECORATING A SMALL SPACE isn’t

actually that different than decorating a large one: It just requires a bit of ingenuity and understanding what works in the space and what doesn’t. While your focus will be different when you’re working with less square footage, the basic rules of design are very much the same. I’ve taken this challenge to task with a recent property development I’m working on in conjunction with Dunpar Homes. This luxury building offers upscale condominium living in a carefully-crafted boutique rental residence, and as creative designer, it’s my job to decorate our first two model suites – with all the right interiors and finishes. It’s proven to be a really fun project to manage because it’s made me look at design differently. Naturally, I have less room to work with so it means I have to think about furniture, finishes and lighting in a way that works for a smaller space. 36

Whether you’re looking to update a condominium, studio apartment or small home, check out these tips on ways to optimize your space. FIND THE RIGHT LIGHT

First, if you have plenty of natural light, let it shine through! Keep window treatments airy with sheer fabrics so light can come through easily, and you’re not weighing down your space with heavy curtains or blinds. Add additional lighting throughout your space but avoid any big floor or table lamps – they just add “bulk” – and opt for wall sconces, pendant lights or string lights that don’t take up too much real estate. MIRROR, MIRROR ON THE WALL

If you aren’t blessed with a lot of natural light in a room, mirrors can add additional light and the feeling of additional space by reflecting back any natural and non-natural

lighting you do have. It will give the illusion of more square footage, so think about using one large mirror in your room or arrange a few smaller ones throughout. TRY ‘FLOATING’ PIECES

Shelves and nightstands that are built into the walls can keep your floor clear of any cluttering obstacles and free up some extra space as well. THE BIGGER THE RUG, THE BETTER

Believe it or not, you don’t want to skimp on size with your rug. A tiny rug just makes the room feel equally


as small, so pick a floor covering that’s large enough so most of the furniture will sit on it, or go wall-to-wall. AVOID HEAVY FURNITURE

When dressing a small space, your furniture has to look light. For example, instead of investing in a sturdy block of a coffee table, opt for a piece that has legs on it. Why? It helps carry the eye in and around your space, which gives the impression of a bigger room.

KEEP COLOURS NEUTRAL

This seems fairly obvious, but lighter walls give the illusion of a bigger space, where darker walls do the opposite. My favourite hues are from Benjamin Moore: CC40 or Chantilly Lace. I often use both of them in design. USE FURNITURE THAT IS MULTI-PURPOSE

For the Kingsway Village Square, I also picked pieces that are multipurpose, such as a high top table that I put in the kitchen area that acts as a work station as well as an eating area. You can get creative with storage options, too: Ottomans that can store your linens, or built-in cabinetry under your bed. Nowadays, there are so many chic storage options that work double-duty as a piece of decor. ADD SOME COLOUR

Yes, you can! Use colour for your pillows, bedding, artwork or carpets, but I always caution about going too overboard with really bold patterns of palettes. You want to minimize the “noise,” as it were, so my advice is to add your colour, but keep it fresh, light and harmonious.

The customized kitchen layout incorporates a large island with counter stools on each side, which replaces a dining table. The stools on the working side of the island are backless to allow easy work flow. The bulkhead with indirect and accent lighting mirrors the large island. The clients favourite colour green, was incorporated on feature walls, accent chair and accessories, all details that can be easily changed when a refresh is needed.

Getting bids Price is a critical aspect of your renovation project. What will it cost to do the job you want? Alternatively, how far can you go on a set budget? Determining the cost of a small project is usually fairly simple. On larger projects, it often happens as a series of discussions between you and a renovator as you develop the vision and fine-tune the plans for your home. On some projects, it may be a good idea to hire someone to develop the design and the plans first as a separate job. Many renovators offer a full range of services, including design and plans development. Alternatively, you may choose to work with a designer or architect and then tender the actual work to renovators. “GUESSTIMATES”

Experienced renovators can sometimes offer an educated opinion or price range on the spot, based on similar jobs they have done in the past – for

instance, a per-square-foot estimate for additions or basement recreation rooms, or a rough cost estimate for upgrading your bathroom. This can be helpful upfront to make sure that there is a realistic fit between what you would like to do and the budget you have in mind. However, be aware that the cost of a project can vary greatly, depending on many factors, including the current condition of your home and the types of products you want to use. BIDS OR ESTIMATES

For all intents and purposes, bids and estimates are the same, if written down – a renovator’s offer to perform your renovation for a specified price, based on a detailed description of the work to be done. It will specify materials, products, labour, subtrades and so on, with accompanying costs. A written offer is legally binding and becomes part of the contract between you and the

renovator, should you accept it. Make sure that you provide each renovator with exactly the same information; otherwise you will not be able to compare bids. This information may include plans, ranging from simple sketches or diagrams to full construction drawings needed for projects that involve altering the structure of your home. Specifications are detailed descriptions of the materials and products you want to be used in your project. How many bids should you get? There are no hard and fast rules. On large projects, it is not uncommon for homeowners to interview several renovators, check their references and previous projects, and then choose one company to work with throughout the whole process, including developing plans and budgets as well as doing the actual work. In the end it comes down to trust and confidence – trust that you have

chosen the right renovator for the job, and confidence that you will get what you want. DON’T GET CAUGHT BY THE UNEXPECTED

Even the most experienced renovator cannot always predict the hidden challenges in your project. Dangerous electrical wiring from a previous renovation, rotted wood due to old leaks, lead flashing under the old roof shingles… these are just some of the problems that your renovator may uncover once the work gets underway. Unpredictable problems can mean additional costs beyond the contract price. It may be a good idea to set aside a small portion of your budget as a contingency fund. The COVID Renovation… know the steps

elieve it or not, in the middle of this pandemic the building and renovation market in Winnipeg is booming! Inquiries and new project bookings are way up for this time of year and its all being driven by the effects of COVID-19. Home improvements and upgrades of amenities are the focus of many these days because homeowners realize this is where they are going to be spending the majority of their time in the foreseeable future. Try to buy a hot tub or get a pool installed these days. Impossible! The same holds true for a major renovation to your home. You need to plan well in advance and know that there are a lot of steps to go through before construction can even begin. Let’s take for example one of the most common inquiries we get these days, which is the home office addition or conversion of a three season room to a four season room. Both are relatively easy to build, but the timeline isn’t what most of you may be expecting when you call. In the case of the home addition, no matter how small, you first need to have a current representational survey, building location certificate. This is the starting point needed by any structural designer to start working on your plans to ensure that density allowance and setbacks are all achievable on your property for your vision. From start to finish, if you do not already have one, this process could easily take up to a month. Now the design can start, and to do this properly you should allow at least six weeks, bearing in mind designers

have a current backload of projects already in the hopper. With project documentation in hand, and after you have worked through the budget with your chosen professional builder, you need to apply for your building permit. You will be going through a couple of months on this process as well, so all tolled before you even start the build you are likely in the four month time frame to get your project to the starting line. Then in consult with your builder, you should give some real consideration to that start date. How will it affect your day-to-day life? Will it be happening during a holiday period, like Christmas, when you may not want contractors at your home or when you’re in a mid-construction state? My advice to clients on this is usually to work backwards from the date you need to have it completed and pick your start date approximately three to four months before that. Good luck and stay well and safe!
