When it comes to rentals, we all have questions — from wanting to know about different property management companies and the rules of renting, to leases, sublets and more. Each province has its own act governing rental and tenancy rules and laws. If you want real answers to your questions, you need to go right to the source — the governing body. Whether you’ve got a small issue or a very serious problem, it’s likely that you’re not the first person to experience it. In fact, whatever it is, it’s probably covered by your province’s act. If you think you have your own solution, think again. It may not be the correct legal route to solving your problem. For example, many people think they can withhold rent to get the landlord to fix something. In reality, if you withhold rent, you may give the landlord grounds to evict you. You’re not allowed to withhold rent unless you’ve got a ruling against your landlord through the board. The board can even rule for an abatement of rent – getting you a refund for some of your rent for the duration of the problem. Most landlords want to solve issues amicably. But if that’s not the case, check your residential tenancy act. It sets out what your legal entitlements and remedies are. And you don’t always have to go to court. You can opt for mediation as an intermediary step. Often a quick call or search will help with the answers you need.

DAWN PETER This southwest neighbourhood is newer and serene, surrounded by space and impressive houses curving comfortably around a man-made lake. From busy Kenaston Blvd. in the west to Waverly St. in the east, Linden Woods touches McGillivary Blvd. in the south and ends at Wilkes Ave. in the north. With 900 acres of fully serviced residential lots, lush greenspaces on every corner, traffic-calmed streets and paved walking trails, Linden Woods is clearly designed for the comfort of the neighbourhood residents. Students are safe to walk to the bus at night. Older couples walk together to the lake. Built in the early 1980s as an attraction for families looking to settle in a wealthy suburb, residents are often middle-aged professionals and their children. Largely homogeneous in nature, Linden Woods’ average household income is more than double the income of the city average. Homes and services are targeted for this demographic. This area is for a bigger, broader budget. Traffic is slowed for safety within Linden Woods, but surrounding
it are truck routes, trains and fast-flowing vehicles. A trip to the airport is approximately 20 minutes and it’s 30 minutes downtown. Three bus routes run in Linden Woods but most people travel by car or SUV. Near Victoria hospital and specialized health services like chiropractic, neurology and physiotherapy offices, Linden Woods also has three schools in the immediate area, three parks and little lakes. Bordering the University of Manitoba’s main campus, Linden Woods has one community centre with a spray park, pedestrian bridges and pagodas. Linden Woods is likely to appeal to most affluent families who want to live in a uniform setting close to services in the south.

The Housewarming a renter’s righT
Jennifer Braun “Can a renter throw a housewarming party?” This is a legitimate question that has crossed my screen on the interwebs. Go to merriam-webster.com and you will see housewarming defined as “a party to celebrate the taking possession of a house or premises.” There is nothing in this definition that speaks directly to the act of buying a home. So why are renters questioning their right to a housewarming?
When you rent, you are moving into a new home and you are taking possession of a property, be it for a determined or undetermined amount of time. Now of course, renters use your judgment. Is your rental a place where you will be short term? Or is it that place where you’re settling in to stay? If the answer is the latter, you have the right to want to celebrate this turning point in your life. For the sake of all renters, throw a housewarming! An apartment is a legitimate home. And let me be clear; call it a housewarming. Don’t start making excuses to your friends and family like “I just wanted to
get together” or “I’m only renting, but wanted to show you my new place anyway.” No, no, no… you are having a housewarming because you want to celebrate moving into your new home!
