Summer is a busy time for moving. University students, be they local or from away, want to be set up before classes start. Families with children prefer to settle into a new neighbourhood by the time school begins. But perhaps the number-one reason it’s the busiest time for moving is the weather. The warm summer months make this stressful event well, less so than when it’s cold, snowy and icy outside. If you’re young and strong with lots of friends, moving can be as easy as borrowing a van and paying friends with pizza and beer to help lug your stuff to the top floor of your new digs. But for many people, moving means hiring professionals. Some people look on Craigslist or Kijiji to find someone to do the job at a bargain price. While this can work out, be aware that there are many scams and ‘rogue movers’ who may end up costing you more than you anticipated. If there is one lesson every landlord wants residents to remember is to not let strangers into the building. Don’t open the front door for people you don’t know, don’t answer the intercom or Enterphone to unlock the lobby door. Notify your superintendent when you see canvassers going door-to-door. You can never be too cautious. We recommend that residents lock their doors even when they’re inside their apartment. It’s too easy for people to just

walk right in. It is amazing how many people walk into an apartment because they got off on the wrong floor or simply because they weren’t paying attention. It can be an innocent enough mistake but it can also be awkward and embarrassing. Stop newspaper delivery when you’re going away for even a few days. Nothing says ‘noone’s home’ louder than a pile of newspapers sitting outside the door. Another thing to consider is tenants’ insurance, which generally costs about $250 per year. The landlord’s insurance doesn’t cover the contents of a unit, only the floors and walls – basically the shell of your suite.

They are not responsible for your personal effects. Many landlords make having tenants’ insurance a requirement for signing a lease, but some residents choose to ignore it. Keep in mind if you cause a flood or a fire, then you could be held responsible for all resulting damage including any to the walls and floors. What’s $250 when you’re talking about peace of mind? ‘ROGUE MOVER’ SCAM Moving season is in full swing. Families want to settle into new homes before the school year starts. College and university students are moving into residences and apartments. Wherever you’re headed, beware of the “rogue movers” scam, which is a real threat! Typically, rogue movers will find victims through ads on popular classified postings websites, quote a low price, claiming “no surprise fees” or that “everything is included.” The fraudsters will deal with you by phone, insisting that a verbal contract is enough and that the paper copy can be signed on the day of the move. However, when they arrive at your doorstep, they present you with a very different contract, containing unexpected clauses and extra charges, such as warehousing and pickup fees. They pressure you to sign the contract or be left in the lurch. In some instances, the fraudsters will hold your possessions hostage until you pay what they want for their delivery. You’re left scrambling to find the money, hoping that you will get everything back in one piece. Moving is stressful enough without these unpleasant surprises. Follow these tips to make sure that your move goes off without a hitch.

DO YOU HAVE AN EMERGENCY FUND?

When the experts say that you need an emergency fund, they’re suggesting that you set aside some money just in case something really big comes along to throw you off your well-planned financial path. We’re talking a job loss. We’re talking an illness that has you sidelined for a few months or longer. We’re talking major unpredictable events. Over and over I meet people who are battered by emergencies. Their computer needs to be replaced. Couldn’t see that coming, right? Their 15-year-old microwave gives up the ghost. Totally out of the blue, eh?

Most of the emergencies people site are actually events that could be predicted and planned for with a little insight and a willingness to set some money aside for a planned expense. Truth is, most people would rather spend the money now! So they close their eyes to the inevitable arrival of an “unforeseen expense”, and then claim it’s an emergency. Then there are the folks who turn their little “emergencies” into big expenses. Sure your fridge isn’t working and you need a new one. Might as well upgrade if we are getting another one. But heading out to find a shiny stainless-steel job when a less-expensive fridge would do if you haven’t set the money aside isn’t considered an emergency, it’s an excuse to go shopping on credit. Now you’ve turned your small need into a big ol’ want and you can’t wait to scratch your itch. People love new. And they love bigger, too. They are loath to look for the less-expensive way to do things when the “emergency” has supplied them with the perfect excuse to blow a wad of cash credit. Sometimes the fix makes more sense in the grander scheme of things. Yes there are times when buying new is the right solution, but it isn’t in an “emergency,” it’s when you’ve made a plan to replace whatever it is you need, done your research and saved the money you’ll need to spend. It makes no sense to label every financial setback an “emergency” and then panic as you search for the quickest solution. Panic leads to irrational acts. Irrational acts are expensive. It makes far more sense

to look at your stuff and think about it in the context of when it will likely need to be replaced. I know I’ll need another car in about 150,000 or so kilometres. So I’ll make allowance for that in my planning. If it comes a little sooner than I expect, I’ll still be well on my way to my planned spending. If it comes a little later, all that extra time is gravy! If you find you just can’t get ahead of all the little “emergencies” that keep cropping up in your life, you need to build a contingency fund into your budget. This is a good alternative for people who just can’t seem to plan ahead. Setting aside some money to deal with the unexpected will not only give you the wiggle room in your budget, it’ll stop you from tapping into your emergency fund. Now you have a way to deal with all the unexpected expenses that keep cropping up in your life while you continue to build a safety net for the really big stuff that may come along. Your emergency fund is meant to hold you through the toughest of times. Leave it alone so it can grow. In the meantime, take an inventory of what you have and when it’s likely to expire. Start planning to eliminate all the “emergencies” that have been draining your just-in-case fund.
