Inspirational quote or encouraging words ________________________________________________ Sometimes we all need an encouraging word or just an inspiring idea to motivate us. Your clients and prospective clients are “people first.” So, be thoughtful & share some joy.

Ask Fans to get involved & Vote or Share U ________________________________________________ Give fans an opportunity to “share” their appreciation of your team and they will. Ask them to vote for your real estate team for your local Best of Survey, ask them to share your business page, or simply ask them to write and post a review on your Facebook wall, Yelp, or Zillow. Your reviews make you look good and boost your ranking on Google.

This actress, that ball player, and more are famous for their houses. You’ll be impressed how your fans will engage in the fun, especially when the celebrity homes are local and featured in a popular movie. Acknowledge their input & share the answer.

Compare two of your listed properties ________________________________________________ Compare two properties in your area & ask your fans which one they would rather buy? Call the theme: Taste-‐Test Tuesday and be consistent every Tuesday so fans look forward to your post. Add 2 photos and list a few details about each property in the caption of each photo. This is fun, interactive, and effective marketing. Be sure and ask fans to Share.

Humor is contagious and gets shared ________________________________________________ Provide humor, especially in the field and on the house tour where emotions can be heated, and you’ll watch your clients start talking about YOU and your real estate team. Here, Dena is known for her galloping giggles and cute mannerisms that always add a sigh of relief and encouragement. Ask your clients to share it with their friends and family, especially if they have young kids who still believe in Santa!

Posting Idea #8

Like our Page & enter our Giveaway or Contest ________________________________________________ Ask your clients to “like” your business Fan Page right when they check-‐in or check-‐out with your appointment or showing. Even have a computer or I-‐pad handy so they can log into Facebook. If they’re super savvy, they might even “check-‐in” to your appointment via FourSquare or Facebook Places, thereby letting all their friends know where they are. Once they’ve “liked” your page, they’ll be entered into a weekly or monthly drawing. Promote your giveaway or contest inside your office as well on the Facebook wall. Or, perhaps, invite them to join a house tour and when they participate, you’ll enter them into the drawing. Something BIG or small, you’ve got a captive audience – so take advantage.

Posting Idea #9 Be a Consumer Advocate ________________________________________________ Always remember you’re first a consumer and second a realtor. So, answer those nagging, household questions with common sense answers – sure to get engagement. Ask your Fans to share the insights with their friends. Tag Tuesday: feature a local Biz or page ________________________________________________ Every week, feature another geo-‐local business page whose services are a natural extension of your realty team (property manager), a favorite eatery, or a favorite community organization (chamber of commerce). Here you’ll brand yourself on their page with a post and you’ll showcase their goods and services on your wall. For example, showcase a BBQ restaurant as a “featured” fan page & write a public review or a video endorsement and post to your wall. Go further: provide a coupon to FANS for a buy-‐ 1-‐get-‐1-‐FREE sandwich, courtesy of the restaurant. You’ll be seen as the networker of good taste and it’s a value only your fans get.

Celebrate Your Team’s achievements ________________________________________________ When a few of Jody’s best friends received the devastating news that they had breast cancer, she took the high road and decided she would raise money to support their families. Her entire real estate team raised more than $15,000 and together they even ran a half marathon. On the evening of the fundraiser and the morning of the race, their real estate fan page photos captured their ecstatic emotion each time they published to their wall. Even their clients sported the cause with donations and joining the run!

Video or Photo Testimonials from Clients ________________________________________________ Whether it’s a short video testimonial or a written one with a photograph, your clients’ way of saying “you’re the best” speaks higher volume than any words you could put together. Make sure you’ve gotten written approval to use their testimony. Always keep the video under 1 minute with a strong recommendation for 15 seconds. Some clients are nervous to be on video so you might have to coach them on what to say and practice a few times before you shoot the final. Post the video to your Facebook wall (which archives on your video tab too), your Youtube account, on your website, and even on Google Places. When your clients are so pleased with your service, invite them to become a FAN and post their happy review to your Wall.

Posting Idea #13

Share your listings ________________________________________________ Clients just want to search the MLS so when you can easily provide them a public link, they’ll be grateful. They come from different cultures and have varied interests and needs. You and your team have one of the best jobs to “gather stories” so you can easily provide a custom search, as well. You can add your listings either to your wall or link them so they auto post and update on a specific Facebook tab. Link in your single property or multiple property listings with ease. Since over 90% of interaction on your Facebook fan page occurs through your newsfeed, you need to write what is unique to that particular listing. For example, here heated floors are unique. They are worth talking about & they are worth commenting on. What’s unique about your listing?

Link in an external blog ________________________________________________ Link your external blog to your Facebook Fan Page so your blog autoposts onto your Facebook wall. Here you’ll demonstrate your expertise, use keywords for SEO value, and answer questions that clients ask you throughout the day. Keep a folder of blog ideas, including: Staycation Tips, Neighborhood Spotlight, Summer fun with the kids, 365 things to do in your local area & Vacation FunUse. Use Facebook & Twitter to link to your blog entries for further exposure. For the below example: While this post is good for real estate peers, you could go a step further and ask your clients just how they find video useful in their jobs.

Talk about Services & Products ________________________________________________ No doubt your clients value your experience, skills, and personality so they keep returning again and again as well as refer you a lot of business. So, oftentimes, feature a service that your real estate team specializes in. Here, you want to add “keywords” in your status post for SEO ranking.
