RENTING HOMES WALES 15TH JULY
Renting Homes Wales comes from Welsh Government and affects the way you rent
Tenants will become ‘contract holders’
All properties must be safe and habitable
Increased Succession rights to pass on your home
The changes have no effect on your rent and will not cost you any more money
Existing tenants will automatically convert from their existing tenancy agreement onto a new contract and will receive a copy of the new contract by 14th January 2023.
We will need to give you two months' notice of any rent increases
Landlords will be able to repossess abandoned properties without a court order, providing investigations have taken place.
Tenant Tenancy Agreement
Contract Contract Holder
The new laws also means some of the terminology used will be changing... Contract: Your tenancy agreement will become a Occupation Contract. There will be two different types of contracts. If you rent your house from the Council or a Housing Association your tenancy agreement will become a 'secure contract'. If you rent your home from a private landlord, your tenancy agreement would become a 'standard contract' Contract Holder: As the person renting the house (a tenant) you will be a contract holder.
When will this happen? The new laws begin from 15th July 2022. From this date you will automatically swap over to an occupation contract. When will I get my new contract? We have up to six months to deliver your new contract to you starting 15th July. This means that you must receive a copy before 14th January 2023. However, we aim to have them with you much earlier. How will I get my contract? Your new contract will be delivered to you. Will my rent increase? No, the new laws do not affect your current rent cost. Do I need to do anything? When you receive your new contract make sure you a familiar with your new terms. We will also be producing a new tenant handbook containing everything you need to know.
