It certainly seems as though our winters have decided to save the worst for the end! We got most of our real winter weather (and snow) from midJanuary on. However, shortly after this issue hits the racks, it will be SPRING, and we can start looking forward to warmer temperatures, flowers, green vistas, and dumping the heavy coats! I’m all in favor of that.

Joanna Soltis Ultimately, discovered all roads really did lead to home... And she couldn’t be happier. — By Elyse Hawkins—

Simply Hers, Cover Article, Joanna Soltis [I haven’t had any brilliant headline inspirations yet!] by Elyse Hawkins Things don’t always go as planned and this was the case for Joanna Soltis. Ten years ago, it was Joanna’s dream to complete a Ph.D. program in forensic anthropology. Fast forward to now, and she is a physician assistant (PA) working with Karim HealthCare and happily serving both the Hillsdale and the Cement City communities.

“I did a 180,” Joanna explains. The road to where she is now was rocky, but Joanna says she feels so blessed to have ended up where she was meant to be all along. “I can form relationships in medicine. There was no chance for that in forensics.” Originally from Jackson, Michigan, Joanna got her undergraduate degree at Central Michigan University. She then decided to head to Wichita State University in Wichita, Kansas, where she obtained her first master’s degree in forensic anthropology and even had the opportunity to spend time in Poland doing research that eventually formed the basis of her thesis. After completing graduate school, Joanna applied to eight different Ph.D. programs, hoping to continue her education in the field of forensics. Out of the eight programs, there were only three students accepted and Joanna was not one of them. This took Joanna’s life in an unexpected direction when she was faced with the question of what to do next. “I had to figure out what else I wanted to do with my life,” Joanna says. She has always loved to travel, but at this point in her life, her family ties drew her back to Michigan. After much deliberation, Joanna resolved to go into preventive care and pursue a second master’s degree at the University of Detroit Mercy and become a board-certified physician assistant. Joanna explained that the journey to what was her ultimate career in medicine was very frustrating at times, but she would do it over again.

10

“It was definitely worth it and I’m so happy I landed where I am.”

“I really just enjoy being able to build a relationship with all my patients and see them progress through their lives,” she says.

After spending over three years as a PA specializing in urology, Joanna decided to move into primary care. In January 2021, Joanna was hired by Karim HealthCare. She lives on Ackerson Lake but splits her time at work between two of its offices, one in Cement City (she is there Monday, Wednesday, and Friday) and the other in Hillsdale (Tuesday and Thursday).

Dealing with COVID-19 was a struggle for Joanna as it was for most medical professionals, but one she adapted to and it has just become another thing to manage in her busy days in the office.

Joanna fulfills a great need in both of those offices, being the only provider in the office in Hillsdale on those days, while she is the only provider seeing patients at the Cement City office.

In her little free time, you will most likely find Joanna playing with her two rescue dogs, Jax and Beau. “They keep me on my toes,” Joanna says, laughing.

In the Hillsdale office, Karim HealthCare offers a wide range of services including regular appointments, urgent care appointments, walk-ins, small procedures like pap smears or biopsies, or even sleep studies and x-rays. Pharmacy services are open to the public on-site and for home delivery. Joanna explained how it is their goal to meet all the potential day-today needs of their patients.

Her love for travel has never left her and she dreams of one day traveling to Australia, somewhere she says has always fascinated her since she was a kid. “If I could see the whole world in my lifetime, then I would.”

“We offer just about everything,” she said.

“It’s just one day at a time because every day is a different day.”

Karim HealthCare’s Hillsdale office is open Monday-Friday from 9 a.m. to 5 p.m. and can be reached by calling 517-437-3879. The Cement City office is open Monday, Wednesday, and Friday from 9 a.m. to 5 p.m. and can be reached by calling 517-547-4845.

Joanna hopes that, while the Cement City office only has patient appointments and none of the additional services, that practice will expand over the coming years to meet even more of their patients’ needs. The office is also considering adding a sports physical day for schools in the area. Working in medicine can be hard across a lot of rural America, but Joanna says that she has always felt she has the necessary support. “There are definitely some days it feels chaotic. At the end of the day, though, my team is there to support me.” Joanna also offers physicals for the Department of Transportation in both the Cement City and Hillsdale offices. Karim HealthCare offices also utilize the Henry Ford Health System via Epic, which is a medical sharing system. This allows patients to access a portal called MyChart, where they can view their records and share them with participating health facilities. A Henry Ford lab tech is also available onsite Monday through Friday. “We are fortunate enough to be a part of the Epic system, therefore gaining us a continuity of care,” Joanna says. For Joanna, the most enjoyable part of her job is building trustworthy and strong relationships with her patients. She says that she has found that this is both her favorite part of being in medicine and also best allows her to serve her patients and all their needs well. 11

Shifting to

SPRING Spring is almost here, and I don’t know about you, but I am ready for the warm weather and green grass to “march” on in. It’s time to start lightening and brightening our wardrobes while retiring our heavy, dark winter layers.

With so many bold and high fashion styles on the runway this season, it can be difficult to weed out what is actually practical for our everyday lives when it comes to the hottest trends. While studying retail and street style trends, I’ve come up with a short list of must-have fashion to add to your closet for the season.

LET’S SPRING INTO ACTION, SHALL WE? 13

UTILITARIAN JACKETS Utilitarian jackets and vests are one of the most versatile trends of the season. Anorak jackets cinch in at the waist allowing you to maintain an hourglass figure while adding an edginess to blouses, tee shirts and delicate tops. Military-style jackets with their buttons and hardware can make basics really stand out. Are you usually warm or have sleeves you don’t want to hide? Try a utilitarian vest to add a pop of color or pull together a complete look.

Looks to try:

Anorak jacket + bright lacy top + polished black skinny pants Military jacket + blousy floral dress + ankle booties Cargo vest + striped long sleeve top + destructed boyfriend jeans

CROPPED BOYFRIEND JEANS Cropped boyfriend jeans are a sophisticated, fashionable twist on the traditional capri pant. If you have a closet full of skinny jeans and boot cut jeans, it’s time to add this style into the rotation to freshen up your looks. The boyfriend pant is typically slouchier through the legs, hips and thighs while still grazing the body enough to maintain an overall feminine silhouette. The comfort level is amazing, and you can take them for a night out with a pair of heels or wear them out with a cute flat to run your errands by day. You can find them in various denim washes and vibrant colors. 14

SKINNY SCARVES Skinny scarves are my spring accessory obsession. You can wear them around the neck (as shown), tied like a menswear tie down the front or even tie them around your head for a boho vibe. They are less bulky than square or traditional scarf styles and can replace your necklace for a high-fashion look. Not sure how to tie this thin style? There are many YouTube videos that show the endless ways you can rock this accessory and make it a go-to in your wardrobe.

STRIPED TOPS Striped tops are everywhere for the spring season. It’s a classic print that can be worn by anyone for any occasion! This year’s crop of stripes is coming in beautiful bright shades, mixing vertical and horizontal stripes in the same shirt and even in the popular off-the-shoulder style that shows just the right amount of skin. Many people are leery of horizontal stripes as they believe they will make them look wider. This is not necessarily the case. Pick a blouse with a smaller striped pattern if you have this concern, and you will find that it doesn’t make you look any wider at all! Large horizontal stripes may sometimes draw too much attention to a trouble area, so stick to the smaller stripes when possible. If you’re still gun-shy, try a vertical stripe which will elongate your body and draw attention to your center, making you look thinner.

1. BERRIES, ANY BERRIES They’re great at countering the skin-damaging free radicals generated by stress. When the pressure is on, eat them one by one like healthy M&Ms. 2. GUACAMOLE Avocados are loaded with B vitamins which stress quickly depletes and which your body needs to maintain nerves and brain cells. Plus, their creaminess comes from healthy monounsaturated fat— the same kind that makes olive oil good for your skin.

16

3. NUTS Just an ounce of walnuts will help replace those stress-depleted Bs. Brazil nuts give you a whopping amount of selenium and zinc which prevent dry, itchy skin; almonds boost your vitamin E, which helps fight cellular damage linked to chronic stress and may even lower your blood pressure by helping your arteries relax. 4. ORANGES According to a recent study, people who took 1000 mg of vitamin C before giving a speech had lower cortisol levels and blood pressure than those who didn’t.

5. ASPARAGUS Each tender stalk is a source of folate, a B vitamin that appears to be essential for mood and proper nerve function in the brain. 6. SALMON AND OTHER FATTY FISH The omega-3 fatty acid in salmon (called DHA) isn’t just good for your skin. Studies show that people who eat ample amounts of DHA have a much lower incidence of depression, aggressiveness, and hostility. Some people report lifts in mood within days or even hours of eating omega3-rich meals. 7. SPINACH Happy greens (the dark, leafy ones) like spinach are a quick way to get your daily vitamin A which helps revitalize the skin’s surface by increasing cell turnover. 8. DARK CHOCOLATE No one knows for sure why we crave chocolate. It could be one of its hundreds of compounds including phenylethylamine (a chemical that triggers feelings similar to falling in love) or simply the taste. What we do know is that the antioxidant flavonols in dark chocolate (check labels; you want 70 percent or more cacao) help keep blood pressure steady and your mind sharp. They also may help curb cellular damage caused by stress.

Rose-Infused Beauty Products Here to Help! For Valentine’s Day

Rose-infused skincare and Many Day people’s ideasjust about hypnosis come from fiction, especially beauty products make the perfect Galentine’s Day or Valentine’s gift—or film and television portrayals in which the unfortunate victim either treat yourself. Just a few drops of this brightening serum leaves skin more even and glowing. Super C, a mega dose of Vitamin C, is the power ingredient which boosts skin’s absorption of ascorbic acid by 1000% for dramatic anti-aging results. And, of course, there’s wild rose oil with Vitamin A and essential fatty acids to mend fine lines and discoloration.

hypnotist whispers a trigger word at the right time. Or, they’ve seen stage hypnotists performing flashy routines in clubs. However, stage hypnosis and hypnotherapy are completely different things. Paul Taylor, the hypnotherapist at Hillsdale Hypnosis, wants people to be clear about what hypnotherapy isn’t. “It isn’t mind control. I can’t make you do anything you don’t want to do. What it is involves bypassing what’s called the critical faculty. It’s disconnecting the behavior from the deep-seated mental connection that causes that behavior to make us feel good.” He began in stage hypnosis, but as Paul learned about the subconscious and how it can work for more than entertainment, he became fascinated by the possibilities and transitioned to hypnotherapy. Paul sought out and trained with experts like Ken Guzzo, Jason Linett, and Mike Mandel. Hypnotherapy can be used to address a number of issues, but Paul has chosen to specialize in two: smoking cessation and weight management. And, he comes to these life issues with a great deal of empathy:

“With the smoking and the weight management, I can speak to that. I used to be over 300 pounds, I used to smoke. I don’t know how many times I’ve heard, ‘Oh, I watched the videos on your website and it’s like you made them just for me.’” That personal experience helps Paul to establish rapport and trust with his clients which is a critical factor in the process. Michelle Moreland, owner and administrator of Hillsdale Hypnosis, emphasizes that the programs do not follow a cookie cutter, one-size-fits-all approach. “We customize for each client. We don’t do big groups. If a husband and wife or two sisters want to quit smoking, we can do that, but mostly each client gets their own time and their own protocol.” They also make sure that their clients feel safe and comfortable. Although it’s generally better to keep the door of the hypnosis room closed, Paul will leave it ajar if the client prefers. First, Paul deals with the logical mind, flipping over the thought process on their addiction and nicotine. Then he does muscle testing which allows the client to know and feel a change before any actual hypnosis takes place. Paul also utilizes a component called the Emotional Freedom Technique or EFT that is analogous to acupuncture but uses tapping instead of needles to stimulate key points on the face. “I can’t do it for them, but if someone wants to quit smoking, they can, and without experiencing withdrawal, cravings, or weight gain,” says Paul. The different stages of the session are arranged for a gradual progression through the physical office as well. The initial video is viewed in the pleasant waiting area where clients can enjoy water, tea, or coffee along with some healthy snacks. The muscle testing and EFT is performed in Paul’s office, while the actual hypnosis takes place in a designated room that is darkened and equipped with comfortable recliners. Weight management is handled over four and sometimes five sessions, and the process is somewhat different because of the multiple issues that can contribute to being overweight such as too much snacking, portion control, sweets, meals with too many distractions from truly enjoying the food, etc. Starting with whatever seems to be the biggest problem for the client, one issue is addressed each week. With every subsequent week, in addition to the main focus, the previous issues are reiterated. This means that the primary problem is covered four times by the end of the program. A very interesting option for weight management with people who want to lose a more significant amount of weight—20 to 25 pounds or more—is what Paul calls a virtual gastric band. With this technique, the client is given the idea that a gastric band has been performed and that yields portion control but without the surgery or recovery time. At all times, both Paul and Michelle strive to ensure that clients feel safe, comfortable, and confident that they are being cared for. Being hypnotized involves some vulnerability, and it’s essential to establish trust and rapport with each individual. Hillsdale Hypnosis is currently open by appointment only, and daytime appointments are generally on Thursdays and Fridays. After hours appointments can be arranged if needed. The practice is located in the Three Meadows Medical Building, 451 Hidden Meadows Dr., Suite 240, Hillsdale. STRENGTH ...

The OTHER kind!

Hello my friends! Good to see you back within these pages. This issue I’m gonna talk about a different kind of strength, a kind that we teach both knowingly and unknowingly.

By James Campbell NSCA Certified Personal Trainer Owner, PRIME Fitness

Today’s world is … well, let’s just say, a different kind of place. I mean, as a society we’ve managed to create such an “I’m a victim” mentality, and personally, I struggle with it. In this society, it’s easier to just be herded around like sheep and go along to get along. Tag that up with the “everyone’s a winner” and the Marxist mentality and BAM! Here we are! Sorry, venting, I guess. Anyway, what does this have to do with being strong, right? A lot actually; let me explain. First, what we knowingly teach. As parents we’re responsible for raising our children to be self-reliant, successful, proud, many other things, and STRONG! With everything that’s going on in the world and things that have led us to this point, it’s more important than ever to ensure their futures are bright and that begins with teaching them to think for themselves and how exactly to do that.

20

We need to talk to them about how important it is to believe in themselves and how it’s one million percent okay to stand alone in that belief. That’s freakin’ STRONG right?! I mean, the courage that takes! But let’s be honest, as a whole we’re failing here. There’s the mentality that tells kids “everyone’s a winner, here’s your trophy.” THAT MISSES A VALUABLE LESSON!! The lesson of winning and losing and how your responses to both help shape your character. Unfortu-

nately, those lessons and responses aren’t always positive. That’s okay, too! As parents, it’s easy if everyone gets a trophy. I mean the kid’s happy, right? No need to worry any further about it. Doesn’t mean it’s right. Face the challenge, teach them the importance of these lessons and what they mean. More importantly, teach them how to fight. No, not fist fight (not wrong though, if for the right reasons and the right way). Teach them how to fight for what they want. After a loss, if they want to be better, they need to work harder to be better. Then the other side is winning with humility. I mean winning doesn’t mean that kid is a better person, doesn’t mean they’re better at the game. Just means they were better at that game on that day. Now the unknowingly ... pretty easy, right? Lead by example—you can’t be amazing at teaching your child to be strong and then when you have the opportunity to put your money where your mouth is you crumble. Teaching responsibility? Then step up and admit it when you screw up and do what you can to make it right, even if it could cost you big time. And, that includes times when you owe that apology and restitution to your kids. That is an example they’ll remember! I’m really running out of space here, so I’ve gotta dial this in before Marlanea and the Simply Hers team force me to get my own publication. In the end it’s simple: make the difficult decisions, teach the tough lessons, and lead by example. Let’s turn this around and make this country strong! MUSCLE UP … live fit!

TEETH AND HEART HEALTH

By Hannah Burkhart, FNP Hillsdale Medical Associates

22

According to the American Dental Association, gum disease is an infection of the tissues that support the teeth. Untreated gingivitis can turn into gum disease. When this happens, inflammation increases and, if it becomes chronic, can contribute to other health problems. Gum disease, if left untreated, is not only bad for oral health but may also indicate inflammation in the rest of the body. Untreated gum disease is a predictor of cardiovascular disease.

with strokes. If bad gum health is left unchecked, it can spread throughout your body over time.

Poor dental health increases the risk of a bacterial infection in the bloodstream, affecting the heart valves. Oral health is critical if you have artificial heart valves. Your gums are full of blood vessels, and when those blood vessels are damaged, bacteria can make their way into your bloodstream. That bacteria can then travel to the heart and get caught up in the plaque in your arteries. Some of the types of bacteria that are associated with gum disease are also associated

To avoid inflammation and a potential introduction of bacteria into the bloodstream, practice and maintain good oral health to protect your heart. Brush teeth twice a day with fluoride toothpaste, clean between teeth daily with floss, and eat a balanced diet. Make sure you visit your dentist regularly for cleaning and exams. Don’t forget that your oral health is part of the bigger picture of heart health when you think about your health.

Preventive daily care and regular dental visits are essential to maintaining good oral health. Signs that may indicate a potential problem within your mouth include swollen, red, tender gums, and bleeding easily. Also, it can cause bad breath, hard brown deposits at the gum line, and loose or decaying teeth.

TELEPHONE TRAVELING COUPLE Visits Iconic West Coast Stop

This time, the dart was planted just east of Ludington, and while we have friends and family who vacation in the area, we have never made our way to this coastal haven. A quick reminder of the rules for our travels: 1. No Googling the town we’re going to 2. We ask for one “can’t-miss” place 3. We go to that suggestion no matter what This game has allowed us to see some of the best places in Michigan that you’ll never find in a travel guide. We swear by it!

By Lisa Barna

Hello, Simply Hers readers! We’re back with another adventure.

The gas station attendant wasn’t sure what to suggest, but the girl in line behind us was—she insisted we visit Book Mark. We immediately understood why she was so passionate about this local stop. The coffee was delicious and we loved the variety of books! We bought books on Michigan history while sipping warm coffees. The only thing I didn’t love about this stop was the dated interior. With some furniture and fresh paint, this could become the star of downtown. Book Mark: 4/5 stars The barista sent us off to My Sister’s Closet, a resale clothing store. And, admittedly, I’m not a huge resale clothing shopper, but My Sister’s Closet changed my mind! All their pieces were extremely

24

high quality and on-trend. I’ll definitely visit them again! My Sister’s Closet: 5/5 stars The staff was adamant we go to HumaniTea, so off we went! This place was adorable. Walking into HumaniTea was like sinking down into a warm bath. With cute gifts, delicious tea, and unique snacks, I can’t recommend it more. HumaniTea: 5/5 stars The staff at HumaniTea struggled, but ended up thinking of an obvious destination: the state park. We wished there was better signage, but worse than that was the parking. Also, the beaches were really small and packed, even for November. I can’t imagine coming back and trying to fight for a spot on the beach. The water and white sand were beautiful, but it doesn’t compensate for the parking and the cramped beaches. Ludington State Park: 2.5/5 stars A couple on the beach from Chicago recommended we go to Luciano’s for lunch, where we ordered pizza and bellinis (c’mon, it’s vacation). The food was good and you could tell it was made fresh, but … this restaurant was sorely outdated. You need a good atmosphere with good food! Luciano’s Restaurant: 2.5/5 stars Our waitress swore by ABC Kidz, which is a clothing boutique/consignment shop. We don’t have kids of our own, but we checked it out anyway, and it was so cool! The place was packed and we could barely make our way through! ABC Kidz: 4/5 stars The shop owner assumed we had kids, so she sent us over to check out Sandcastles Children’s Museum. I’m thankful they let us in to look around; this 3-story museum was incredible! A must-stop for anyone with children. Sandcastles: 5/5 stars Next, we rushed down to Maude’s Garage, an old gas station turned into an indoor/outdoor antique shop. We loved it! There were great selections at awesome prices. Maude’s Garage: 4/5 stars A customer at Maude’s sent us to our last stop: House of Flavors. Delicious, homemade ice cream with a bit of local history–count me in! The guy in front of us drove up from Benton Harbor to pick up 5 gallons of ice cream because they had run out at home! House of Flavors: 5/5 stars Ludington was fun and we will be back again. Downtown was made for tourists, it was full of people (even in the off season), and we got some great deals and good food. We give Ludington an overall score of 4/5 stars.

REFUGE

My daughter and I meet at Refuge Coffee House in Quincy on a Saturday morning. She wades in as a weary single mom balancing a rambunctious toddler on her hip. She puffs her cheeks and sighs. Can I encourage her with a cup of joe and warm words of inspiration? I hope so. She experiences a refreshing visit while I chase my grandson climbing up this chair, then that chair. It’s the breath of relaxation my daughter needs while I tend to her two-year-old in between our conversations. As we part ways, she holds her squirming son in one hand and her second cup of coffee in the other. She’s fueled up for her day with a fresh smile on her face as she leaves this place of restoration. They inscribed the sleeve on her cup with a Bible verse written just for her. I strike up another conversation with a customer drinking a latte with her daughter. As her story unrolls, she reveals her husband’s cancer has returned. The first time she visited here, the compassionate barista noticed her heavy heart and took her aside and prayed over her.

26

was charmed with all happiness. I nearly spewed my coffee. Revealing my hardships to her, she sat stunned. Who has an easy life? Nobody.

We all need places to rebuild, recover, and renew. I share how I cried out to God in my troubles, and God scooped me off the floor and carried me through my hard season. We gain empathy for others when we experience adversities. She mistakenly thought my life bounced in carefree happiness at all times. Nope. In our mess, God inspires us to bless. My new friend, her daughter, and I huddle together and pray cuddled around our coffee cups. Life brings storms. This is a place of shelter, a safe place protected from a harsh world. “The LORD is a refuge for the oppressed, a stronghold in times of trouble,” (Psalm 9:9 NIV).

She found a refuge in Refuge Coffee House.

With a peaceful smile and coffee in hand, I walk to the exit door. I peer back over my shoulder and see my new friends beaming back at me, energized. Up at the counter, my eye catches another customer reading the hand-written Bible verse on the sleeve of their cup. It’s been prayed over ... just for them. The corners of their mouth curl to a grin.

As we talked, she shared how she heard me speak at a women’s event years ago and assumed my life

I smile ear to ear. It’s a cup of courage … from a house of refuge.

MUSCLE UP

Live Fit!

If you’re looking for a well-equipped fitness facility that offers a number of training options, PRIME Fitness is the place for you. Owner James Campbell wants to make it possible for everyone to be stronger and healthier. PRIME is the most complete gym in the area, offering free weights, high-quality resistance machines, and Strongman training equipment. One great, affordable option at PRIME is the open gym membership. For just $34.99 per month, open gym members have full use of the facility seven days a week from 4 a.m. to 11 p.m. Open gym members access the gym by paying a onetime, refundable deposit of $25 for a key fob that opens the electronic door lock, allowing them to plan their workout schedule any time during the 19 hours of access. James is on-site most of the day and can answer questions or give form critique if someone wants guidance. PRIME also has one-on-one, twoperson, and small group training. Sessions run one hour and current training rates are $310 for 10 sessions of one-on-one, $250 per person for 10 sessions with two, and $200 per person for 10 sessions with three or more. Small groups have all the positives of a class—camaraderie, friendly competition, building each other up, and accountability—without the negatives. A large class means less individual attention, programming has to be geared to the average level of the group, and an absence of dynamic programming like barbell squats and deadlifts.

In addition to open gym and personal training, James offers remote training through the versatile True Coach app. With True Coach, clients can train at any gym in the country, and trainer and client can easily interact through an in-app messaging system so there’s no need to switch back and forth between the app and another messaging program. James designs personalized workout programs complete with specified reps and sets, and the app provides a huge library of videos showing the exercises. If what he programs isn’t in the library, James is able to upload his own videos. As the client uses the app, it tracks the exercise history noting weights and reps from previous workouts so the client can easily review what was done. Clients can upload their own videos for form and technique critiques. There are two choices for clients who are interested in the True Coach option. Dual enrollment provides some one-on-one training with James plus the remote programming through the app. This dual enrollment gives clients a price break and is presently $50 per month. For those opting to use full remote programming, the rate is currently $100 per month. Both of these require a six-month commitment. No matter what your age, no matter what your fitness level, James Campbell and PRIME Fitness can help you in your journey to a healthier, stronger self. The studio is located at 96 E. Carleton in Hillsdale, and you can contact James at 517817-6475.

TURN THE PAGE Book and Author Reviews

To me, the best part of the cold weather is staying inside by a warm fire with a book in my hands. I’ve discovered author Wally Lamb, and my first experience with him is Wishin’ and Hopin’. The story is about ten-year-old Felix Funicello and his family and his escapades at parochial school in the 1960s. And yes, he is related to the famous mousketeer “Annette!”

By Nancy Ryan Simply Hers Magazine

I thoroughly enjoyed meeting his stay-at-home Italian mother, his two older sisters, and his father who runs a lunch counter at the bus station. Some of the chapters are laugh-out-loud funny and mainly occur at his school with his fellow students and the nuns. Mother Filomina’s word is law. Goody-two- shoes Rosalie is sure to be minding everyone’s business. Then life in the classroom becomes much more interesting with the sudden arrival of substitute teacher Madame Frechette. She’s straight from Quebec in her high heels and tight sweaters. Add a new feisty Russian girl, Zhenya, and it’s a delightful book! Jojo Moyes has a new release, Night Music. Main character Isabel Delancey is a classical violinist. She’s always taken her comfortable life for granted as her husband devotes himself to their family and she to her music, playing first violin in classical concerts. Her husband dies suddenly and leaves her to deal with the real life of children and in dire financial straits. A distant relative bequeaths his rundown property in the countryside to her, called the Spanish House. Well, moving there and dealing with her new life she discovers she is like a fish out of water. Her journey to independence, being taken advantage of by scrupulous workmen, and learning how to manage her children and her money is worth reading. I just finished Joy Fielding’s Cul-De-Sac. She’s always an author I enjoy for a good old psychological thriller! Cul-De-Sac takes place on,

30

you guessed it, a cul-de-sac. The story takes us to the five houses located on it, and the neighbors residing there. The reader follows the dramas in their lives, culminating with a shotgun blast one summer night. A friend, Sheri, mentioned that she was reading the famous classic, Last of The Mohicans. I knew this was a story that would interest my husband, and so, behind that tip, I picked it up at our local library. He cautioned that it was hard reading until the reader caught on to the flow of the author. His review follows. Penned by James Fenimore Cooper in 1826, the language and style take some getting used to. Once you catch on, this adventure/romance is a page-turner. Hero Hawkeye, a classic American frontier hero, lives a life halfway between Indian (Native American) and Colonial American cultures. He becomes involved in a five-sided wartime relationship. British Cora and Alice are pursued and captured by evil Huron renegade, Magua. Enter young Indian chief of the Mohicans, Uncas, and British officer Duncan Heyward, both set on rescuing the fair maidens. Cooper does an amazing job of sensitively characterizing the clash of cultures ... far before his time. My grandson Owen is reading Prisoner-B3087 by Alan Gratz. Gratz is a New York Times bestselling author of seventeen novels for young readers. Prisoner B3087 is about Yanek Gruener, who was ten when Krakow, Poland fell to the Nazis. He is a rare survivor of Dachau. As Yanek is liberated, he ruminates, “Not long ago, all of these half-dead creatures around me had been people”. Owen said it is unforgettable. He also recommends Code of Honor about the war on terror, by the same

author.

Keeping It In Stitches An Ode to Bread - A Rise to the Occasion

By Diane K Clow Sewist and Long Arm Quilter Eversew Quilted

Homemade bread. Made you smile! Made you think of that warm, delicious aroma of yeasty, crusty, stuff we all love. Close your eyes and think about the smell of baking bread. Bread is the only thing that makes the term “crusty” pleasant. Think about that for a moment . . . .

dandy bread maker. Throw in the ingredients, set the settings, and, “poof”—bread dough! Then I shape it or loaf it and bake it in the oven. Sometimes I throw in foreign items to mix in the dough. Like cranberries, honey, oatmeal, nuts, or tarragon. Or better yet, chocolate chips.

Bread. It’s so versatile. We eat it as toast for breakfast, as sandwiches for lunch, and as a filler for dinner. We cut it into cubes and brown it in the oven to serve as croutons on our salad— pretending that since it’s on a salad it’s all healthy. At Thanksgiving we cube it, mix it with celery and broth, and stuff it in the backside of a turkey. Or at least some of you do. We slice French bread, soak it in eggs and milk, vanilla and orange juice. Fry it and rename it French toast. We pile on chopped tomato, herbs and cheese, grill it and call it bruschetta. We cut the dough into baby sizes and call them rolls. Breadstix. Now that’s a creative way to eat bread. In a stick. Or stix.

During the early days of the pandemic, many people took to baking. Many discovered personal satisfaction in baking bread. They found comfort and a creative outlet in baking bread. Bread flour and yeast became scarce. I found yeast online, but had to buy a full pound of it. Not a problem as two of my kids are both bakers of bread. Good bakers of bread. My son even made homemade hamburger buns. But then, he’s a baking show off.

There is white bread, brown bread, pumpernickel bread, rye bread, fry bread, soda bread, and quick bread. There is sweet bread, savory bread, shaped bread, flat bread. Personally, I like to make bread in my handy-

32

The perfect topping for bread is butter. Butter can be flavored in hundreds of ways, too. But that’s another topic for another day. Not yet a believer? All right then, here are the big guns. Bread is the foundation, literally, of pizza. Pizza dough is, well, bread. Now what’s not to love? Keeping it in Stitches, and well, bread.

Do you live in a certain state because of the weather? Lots of people love snow so they live in the north. Me? I deal with the weather as is and never give it much thought … at least until this past week and now it’s the Florida weather that’s gonna put me over the edge.

By Willie Smith Simply Hers Magazine

We moved to Florida knowing it was generally warm, sometimes unbearably hot, but we never anticipated it might be downright cold. Last summer was one of the hottest and most humid summers in Florida history and I hoped that kind of weather phenomenon was a one and done kinda thing. Boy, was I wrong! This past Sunday it was 31° when I got up at 5:00 am. Yep, you read that right, 31°. The sunshine state was out of sun! I can tell ya right now, I did not expect that kind of weather in Florida. I sold a lot of my winter gear before we moved here thinking I would never need it again. The leftover cold weather stuff I did keep had gone into one rummage sale after another until it was pretty much gone. As a matter of fact, we had a neighborhood rummage sale the first week of December and the last of it was sold then. I got next to nothin’ for some really good stuff, but I was happy to be rid of it. Please note, I WAS happy to be rid of it until this past weekend. When the weather report said temperatures would dip to near freezing, I was stunned. I immediately went on Marketplace to see if I could find some cold weather gear like I’d just sold. Lo and behold, I found some all right, the very stuff I’d just sold a month ago!! Well, wasn’t that a kicker?

34

I contacted the seller hoping I could just basically pay what I sold the stuff for and be warm and snuggly when the cold weather hit. That did not happen. That darn, stinkin’ money grabber wanted $25.00 for the jacket I sold her for $1.00. What in the world was she thinking, I asked myself? I sent a message asking if I was reading the ad right, $25.00? Oh yeah, she said, I read it right. She went on to say she’d gotten the jacket with a matching hat and mittens at a rummage sale where some crazy lady was selling them for next to nothin’. She couldn’t believe that crazy lady would even be selling the stuff in the first place when everyone in Florida knew warm clothes were quite often needed in January. She also mentioned she hoped the lady wouldn’t see the stuff on Marketplace at the inflated price and try to buy it back. She didn’t want to have to deal with the old duffer. Old duffer? I told her I was that old duffer and I wanted my stuff back. She basically told me I was welcome to it for the right price. It was at this point I may have said some things I shouldn’t have because the conversation went straight downhill after that with a lot of snide remarks and nasty emoji postings. Needless to say, I didn’t get my jacket back. I was freezing while watching the weather report and waiting for the Amazon truck to arrive with my new, very expensive, furry winter jacket. Wait! What did that weatherman just say? Eighty-five degrees by Thursday? Well, dang it all! Florida weather is gonna put me right over the edge.

Business Spotlight

Hillsdale Medical Associates— Patient-Centered & Professional

If there’s one thing that seems to be a common problem these days, it’s a lack of time. Schedules are full, everyone’s busy, and anything that takes more time than is reasonable can really complicate the day. That’s why the providers and staff at Hillsdale Medical Associates are focused on giving excellent care in a practice that’s run with efficiency and a respect for their patients’ time. “No one want to spend two hours on an appointment that should take 20 minutes,” says practice manager Deb Koehneke. “We know that our patients have more to do than sit in our waiting room, so we do everything we can to run on schedule while still offering careful, thorough evaluation and treatment.” As a rule, patients’ appointments begin on or within a few minutes of their scheduled times, though even office medicine can have dramatic circumstances that affect that. “Once in a great while someone comes in saying, ‘I just don’t feel right,’” explains Deb, “and then the patient collapses or it turns out there’s an actual heart attack in progress. On those days, yes, we can get a little behind!” There are five providers at Hillsdale Medical Associates. The two physicians are practice owner Dan McCance, D.O. (gastroenterology and internal medicine); and Keith Baker, M.D. (internal medicine). In addition, three busy mid-level providers—Hannah Burkhart, FNP; Rachel Gier, FNP; and Kara Wilson, PA-C—specialize in family medicine and gastroenterology. The providers are supported by an able team of medical assistants while the front 36

office staff works hard to ensure the reception and check-out processes go smoothly. Flexibility helps the HMA team meet their patients’ needs. Besides regular advanced-scheduled office visits, the practice offers same-day appointments, televisits, and car visits if someone is concerned about being in a waiting room with ill people. These options expand the accessibility of the healthcare team to the community. Along with seeing patients, the practice does adult and pediatric vaccines (including same-day flu shots) and most blood work can be drawn on site so there’s no need to make a separate trip to the hospital. Some on-site rapid testing is also available as are school physicals.

“We also make a point of calling patients

with all test results,” says Deb. “We feel that it causes unnecessary stress to adopt a ‘no news is good news’ approach. I know if I’ve had any kind of test done or lab work run, I want to know the results, and we want our patients to get that information as soon as possible. We have a professional, caring, and efficient staff, and we truly strive to make sure every patient gets the best care possible.” Hillsdale Medical Associates is located at 1456 Hudson Road, Hillsdale, just south of the fairgrounds. That may sound crazy to some of you as Old Man Winter might not be ready to let go, but the calendar says spring is upon us, and he can’t hold on forever. It is true that the area really comes to life as the weather warms, but don’t discount the experience of getting outside even when it is colder. For fishing enthusiasts, it doesn’t get any better than the pair of lake chains we have in Coldwater! Whether you have an auger and a snow suit or a sun hat and a rowboat, you’ll want to get your bait in the water. Coldwater is known for its lakes. We have a lot of them, and they are truly unique. The North Chain, located northwest of town, is a fisherman’s paradise. It is a long chain, consisting of seven all-sport lakes connected by channels, covering around 1,100 acres and running roughly seven miles from north to south. With public boat launches spread throughout the chain, it is accessible to everyone. There is a sandy county beach at the southern end, and lakefront campgrounds are everywhere. Check out Waffle Farm Campground or Harbor Cove RV Resort. Its sister chain of lakes, 46

intuitively known as the South Chain, is southeast of the city. Water clarity is excellent, and it boasts over 16 boatable miles of lakes covering 3,500 acres. These are true destinations for visitors to our area, and they don’t disappoint! If you prefer to let the professionals catch the fish for you, there are other interesting ways to enjoy the outdoors in Coldwater during this season. Ride the rails on an authentic 100-year-old steam engine train at the Little River Railroad! You won’t want to miss their “Easter Bunny Express,” running April 2 and 3 at 2PM. For a different sort of outdoor adventure, head downtown and take in what the city has to offer. Shop at our trendy crafter’s oasis, Craft Out Loud!, or the quaint gift shop down the street, Museum Gallery. Culy’s Jewelry is a family-owned jewelry store with outstanding customer service. Opening our Hearts and

Helping Hoyt By Kasity Beddingfield

JOIN US

SAT. MARCH 19 FULL EVENT 3-9 PM DINNER 4-6 PM Hoyt was born February 21, 2020. After nine months of waiting through a perfectly normal pregnancy and natural birth, we thought we gave birth to a perfectly healthy baby boy. Instead, right after he was born and before we could even hold him, Hoyt was rushed away from us. Little did we know that what the doctors thought was “simple respiratory distress” would turn into a battle for his life as he was then diagnosed with hypoplastic left heart syndrome which means Hoyt was born without the left side of his heart. Since his diagnosis, Hoyt has undergone several surgeries, been intubated numerous times, has had a feeding tube most of his life and has spent half of his life in a hospital away from his brother and sister. He has been life-flighted multiple times, had his case reviewed by doctors all over the country, and has been under the care of 50

specialists in four major hospitals. All of this made more difficult by COVID. Through it all, Hoyt smiles and charms everyone he meets. His will to live, play, and thrive like a normal child is incredible. Even entering the “terrible twos,” we are grateful and inspired by his strength. Hoyt is now officially listed for a heart transplant. He will continue living at home with as normal a life as we can give him until he either becomes too sick or we get a call that a heart is available. Hoyt and I will then live in Cincinnati for a minimum of three months after his transplant while his father, sister, and brother continue to live in Michigan. The challenges are many for this sweet family. Beyond the physical and emotional they are also facing financial challenges. If you would like to help Hoyt and his family you can donate at gofund.me/32cbf93b

WE ACCEPT MOST INSURANCES 51

Prenuptial Agreements and m arriage By Kimm Burger Weddings are an exciting time of life, one that most people look forward to for years, especially women. We take great steps to ensure that day will be one to remember forever. We research every vendor, every location, every flower that is available at that time of year, everything down to the smallest of details – we want to make sure the day will go off without a hiccup.

However, what we don’t want to plan for, or to even think about, is what would happen if the marriage does not work. Who would? But this is an extremely important topic that everyone, male or female, needs to discuss and to plan for as well. Discussing a division or retention of assets if the couple divorces is really not a lot different than talking about what will happen upon your death. In this day and age, according to some sources, 45% of marriages end in divorce, while a great number of individuals also enter into second or subsequent marriages. When that happens, both parties usually come into the marriage with some assets such as retirements, savings, homes, and other things that have significant value. Because of that, marrying couples should really consider what will happen to those assets if they divorce. In the State of Michigan, generally, whatever a person has when entering into the marriage, he or she shall retain upon divorce. However, that isn’t as simple as it sounds as there are numerous caveats as to how those assets can become marital and subject to an equal division at the time of the divorce. With that, a party can end up losing part of their retirements, savings, and home if they do not properly plan for it prior to getting married. One general rule is that if a person starts using marital income which is any income that is earned during the marriage, no matter who the employee is, then if those funds are used to pay for, as an example, a home which the employee owned prior to the marriage, that home now becomes marital and the other spouse is entitled to his or her share of that asset upon the termination of the marriage. However, should the couple plan for these situations ahead of time, they can determine how assets and debts will be divided upon the dissolution of the marriage. Prenuptial agreements are a great place to start as these agreements allow the couple to articulate what each person is or is not entitled to upon a divorce. Prenuptials are not an overly complex process and usually do not take an extended period of time to complete, but the time spent or the expense that may be paid up front will alleviate a lot of the time, expense, and heartache if the marriage does not work. As with planning the wedding, planning for the dissolution of the marriage is just as important.

Starting SeedLings Indoors to Kick Start Your Garden Starting seedlings indoors has many benefits for gardeners and can increase the productivity and variety of your garden. It’s not difficult, but does take some special considerations to be sure the seedlings can thrive both indoors and when they are transplanted.

Why Start Seeds Indoors? Starting seeds indoors is a great idea for gardeners to… • Satisfy winter gardening urges when outdoor gardens are not available. • Extend the growing season in northern areas. • Add garden variety by enjoying produce that needs more growing time. • Enjoy an earlier harvest with staggered seedling plantings. • Save money by buying seeds rather than plants. • Choose different plants than a local nursery may provide by buying seeds online.

• Mark seed trays or containers with the types of seeds in each to make care easier, and group seeds with similar needs together. • Position seed trays in an area with sufficient light and consistent temperature away from vents or drafts, but allowing enough room for healthy plants as the seeds grow. • Use supplemental lights to prevent spindly or leggy seedlings; grow lights will work, as will cool fluorescent lights, and they should be kept 2-4 inches from the plants. • Consider a heating mat under the seed trays to keep soil warm and encourage better root growth for healthy seedlings.

With so many benefits, there’s no reason to not try starting seeds indoors and giving your garden a great kick start when the ground thaws in the spring.

• Water seedlings from below and keep them damp but not soggy, gently using a mister on the plants if necessary.

Tips for Starting Seedlings Indoors

• Do not fertilize seeds until the first true leaves appear, then fertilize once a week to provide adequate nutrition for healthy growth.

Starting seeds takes a bit of work to be sure the young plants are healthy and able to be transplanted into the garden. To take the best care of your seeds… • Choose fresh seeds from a reputable source, and never use seeds that are more than 1-2 years old, or they may not be healthy enough for strong germination. Plant seeds in small, individual containers no more than 2-3 inches deep. Divided planting trays are ideal, or you can use egg cartons, paper cups or similar containers. • Use a sterile growing medium, such as peat, vermiculite or another seed starter that is porous to encourage root growth and lacks weed seeds or fungus contamination.

• Start seeds according to their growth and harvest instructions, planning for transplant after all local risk of frost has passed and the ground has warmed sufficiently.

Ready for Transplanting? When seedlings are ready to be added to the garden, they must be hardened off so they can survive the transition to outdoor conditions. Every day, move the seed trays outdoors to a sheltered location, gradually increasing the time they spend outdoors from just an hour to most of the day. After 1-2 weeks of this process, the seedlings will be hardy enough to be transplanted, and the garden will thrive! Are you ready to try starting seeds indoors? Stop in and see us for all the best seeds, supplies and tips for successful plants!

Creating a tropical oasis inside our homes is all very well for the green-fingered, but what about the brownfingered, less knowledgable plant parents among us? Well it’s thanks to the many great “faux” options available up and down the high street and online that allow us all to benefit from this leafy look. This trick is to mix the two, so your easier-to-care for house plants such as palms and succulents could be real, whilst the harder and more expensive options could be artificial, but visitors to your home will never know.

Business Spotlight

Broad Street Auto Service, LLC— Continuing the Family Tradition By Melissa McCance Bryan Jeffrey, owner of Broad Street Auto Service, LLC, must have engine oil in his blood. Following in the footsteps of his grandfather and his father Tom, Bryan is the third generation of his family to be in the auto repair business, something of which he is rightfully proud. And, the fourth generation—his son Chase—has joined him in the business.

Broad Street Auto Service will perform all automotive maintenance and repairs aside from front end alignments and transmission rebuilds. Bryan is certified to do alignments but doesn’t have space for an alignment rack. As for transmission rebuilds, he feels that the increasing complexity of those systems has made it more of a specialty service.

Although he started in HVAC, it wasn’t long before Bryan went to work for his father at his automotive repair shop. He operated his own place in Jonesville for six years and then relocated the business to his home west of Hillsdale for a time. When the current location at Broad and Hallett streets became available, Bryan leased the property and opened there in February of 2011.

After almost 30 years in the profession, Bryan has seen automotive technology change dramatically. He feels that he was fortunate to be in it when front wheel drive, fuel injection, and HEI ignition were just beginning to come on strong. Being familiar with these technologies from the beginning gave him a solid base for understanding how they have evolved.

That long family tradition includes more than just knowing cars inside and out. There are some strong family values that guide how Bryan runs his business. “I work off the values instilled by my dad that I’m sure were instilled in him by my grandfather. I want to do the best possible job for my clients so they’re safe and happy.”

One thing that Bryan feels sets him apart is that he wants to educate his customers about their cars. He explains how he came to his diagnosis of the problem, how their cars work, how the subsystems function, and how he will fix the problem. By being open and upfront about what’s wrong and what he needs to do, he hopes to establish trust with his customers.

During his years of doing car maintenance and repair, Bryan has gone above and beyond for his customers many times, whether it’s providing a ride, doing repairs outside of regular business hours, or even—under special circumstances— performing repairs at no charge. One day a young mother from Lenawee County with three sick children in the car pulled in and said her car was acting up. Bryan diagnosed the problem quickly and repaired it on the spot with a part. When she asked what she owed him, he told her not to worry but just to get those kids safely home. “She wrote a really nice post on the Facebook page the next day, thanking me.”

“Everyone knows the stereotype of the crooked auto mechanic, and that’s something we have to fight every day. Gaining someone’s trust is one thing—maintaining it is another—and that is something I strive hard for. I learned from my dad that the best advertising is word of mouth.” Broad Street Auto Service, LLC, is located at 166 S. Broad St. in Hillsdale. Hours are 8 a.m. to 5 p.m., Monday through Friday, and you can reach them by phone at 517-610-5182.

Pet Talk By Melissa McCance

Considering a small mammal as a pet? Read on! When you want a furry pet but the care and space requirements for a dog or cat do not mesh with your life, think about small mammals like gerbils, hamsters, rats, mice, guinea pigs, ferrets, rabbits, and chinchillas. Once solely wild animals, those now kept as pets are captive-bred and dependent upon their human owners for food, shelter, company and protection. Each of these animals has its own characteristics and care needs—one is not just like another! Hamsters are nocturnal, which means they don’t fit well in household with early bedtimes. Some, like rats and gerbils, do best when housed with another of their kind. In fact, rats are highly social and should not be kept singly. The gerbil needs an exercise wheel without openings to avoid catching that long tail! Because of their many natural enemies, these animals are subject to stress from sources like larger household pets and high levels of noise and activity. Owners can help with this by locating their pets’ cages in quiet spots away from high traffic areas of the home, especially at first. Chinchillas in particular are very susceptible to stress, and it’s recommended they be kept by adults only. Unfortunately, many people think of small mammals “easy” pets, meaning little care or attention and no vet visits. Wrong! Because they spend a lot time in their cages, their homes must be the correct size, supplied with proper bedding and have regular, thorough cleaning. Gerbils need enough litter for digging because they

66

like to burrow for shelter. Besides an exercise wheel, hamsters should have things to climb on and crawl through for exercise. Pine and cedar chips are toxic to rats and should never be used for bedding. Although it’s common to see cages for these animals with wire mesh floors, solid flooring is much kinder to their feet. Also, be aware that temperature extremes can be fatal, so make sure your pet’s home isn’t located in a drafty or cold area, right by a furnace vent or where it’s exposed to full sun. Dampness can be dangerous for some species. Animals require appropriate, high quality food for good health, so be sure to research what is right for your little housemate. The age and temperament of any children in the house must be considered. Since these animals resemble toys but can be severely injured or killed by rough handling (including hard petting or squeezing), young children should always be supervised when interacting with them. Guinea pigs are not climbers and may feel very insecure if carried. Regular, gentle handling is the best way to socialize your new pet into your home, but it shouldn’t be overdone; the animal needs time to exercise, sleep, eat, play and just rest. The nocturnal hamster may get upset—even bite—if disturbed while sleeping. Before purchasing one of these animals, try to find a veterinarian who treats small mammals and learn about the recommended care schedule. Check online for information about your new friend’s requirements for housing, food, and other aspects of care and to familiarize yourself with signs of illness. For example, a rat with trouble breathing needs to see a vet immediately. (NO SMOKING around rats!) And, please, never purchase a pet on a whim or give one to a child without discussing it with the parents! They may be small and relatively inexpensive pets, but they are living creatures that deserve love, protection, and an owner who is committed to caring for them throughout their lives. Research before you buy, and you can welcome your furry friend into your life with confidence, ready to enjoy its companionship.

Male 6-7 yrs. old

Meet Suzie & Blue! These cuties are a fun-loving pair with lots of love to give. After spending some time with these pups, we noticed that Blue gains confidence when he’s around Suzie—almost like she’s teaching him the ropes of doggy life! Blue is the white and brown 4-year-old dog and Suzie is the grey and black 3-year-old dog. They’re hoping that they can find an adopter who will love them both, and give Blue the chance to continue learning from Suzie. Apply to adopt them at lenhumanesoc.org.

Molly came to us when her owner lost his home. She is a real sweet girl who loves all the attention. Molly has done fine with other dogs; we are unsure how she is with cats. Her bark tells us she’s part hound and her markings/ coloring indicate German Shorthaired Pointer blood. She is an amazing girl at 5-6 years old and would most likely do great with a family. She is UTD on vaccinations, heartworm negative, microchipped and spayed.Adoption hours are Tuesday through Saturday from 10 am to 3 pm.

Why It’s Important to Hire a Real Estate Agent Anyone who has paid the slightest bit of attention to the housing market right now knows that demand is high for homes. With the market so good, you may ask yourself, “Do I really need a real estate agent?” The short answer is, of course, yes, you definitely need a real estate agent when both buying and selling your home. Sellers, however, may wonder “why?” There are actually many reasons to hire a real estate agent when selling your home.

Agents also have access to a network of professionals that FSBO sellers do not, including relationships with other real estate agents, financial institutions, home inspectors, appraisers, and title companies.

3. They know what to look for

A seller can easily look past or ignore the flaws in their home, but an agent will be able to point them out and suggest fixes that can lead to selling your home faster and potentially for more money. Selling is an emotional experience. Add in all the paperwork, leaglities, and back and forth with a buyer, it can quickly turn a dream into a nightmare. Having a real estate agent can take out much of that emotion and allow buyers and sellers to focus on what is really important - starting a new chapter in their lives.

4. It’s their profession

Mary Playford

1. Price

Selling your home with a real estate agent will get you more money than For Sale By Owner (FSBO). Does that seem like it could not possibly be true? Well, it is. According to the National Association of Realtors, “FSBOs accounted for seven percent of home sales in 2020.” However, FSBO homes sold on average for 22 percent less than agent-listed homes. Even factoring in a three percent commission for both the buying and the selling agent (which is the standard commission for agents), selling with an agent typically brings sellers a price 15 percent higher than FSBO.

2. They know the process

Selling a home is not a simple process. Nor is buying one. There are many steps, forms, and legalities that have to be completed. Real estate agents know all these steps. Any mistakes or omissions on these documents could cost you money or even possibly lose you a sale. In addition, real estate agents have a “fiduciary responsibility” to put their clients’ best interest first. Much of this responsibility has to do with confidentiality, including personal and financial information. Would you want to hand over your financial information to a FSBO seller?

Having an agent not only ensures that the process is completed correctly, but also that it is completed quickly. For most FSBO sellers, getting their home sold is not their only job. You also have all the responsibilities of your day job to take care of. Buying and selling homes is a full time job - that’s why there are real estate agents. A FSBO seller may figure out a selling price for their home, but is it a good price, is it a competitive price? A real estate agent knows the answer to these questions. They know the market. They know how to set a price. They are skilled negotiators and, because it is their job, they will do their absolute best to make sure their clients (whether buying or selling) get the best price.

Buying or selling a home is a milestone event, no matter where you are in your life. Trust this experience to a licensed real estate agent to save time, money, and stress.

What Should You Know About Investment Risk? When you invest, you incur risk – there’s no avoiding it. But the concept of “risk” may be more expansive than you realL]HG $QG E\ XQGHUVWDQGLQJ WKH GLഔHUHQW types of investment risk and how these risks can be addressed, you can improve your skills as an investor. The most common perception of investment risk is simply the risk of losing money. When you invest in stocks and stock-based vehicles, such as mutual funds, there are no guarantees that your principal – your initial investment amount – will be preserved. Generally speaking, if you hold stocks or mutual funds over a period of years, and even decades, you can reduce the likelihood of sustaining losses that could send your investments’ value to zero. Hopefully, the value of your investments will rise over time. And it’s worth noting that, since the Great Depression, U.S. stocks have averaged 9.59% annual returns, according to Morningstar Direct, an investment research service. However, past performance can’t guarantee future results. In any case, this type of risk is real, and it’s a factor to consider when making your investment decisions. But you can’t avoid all risk by avoiding stocks and putting your money into other types of investments. Consider bonds, for example. When you purchase a bond, you typically receive regular interest payments and you get back your initial investment when the bond matures, provided the issuer doesn’t default. If Concrete, no matter you don’t have enough concrete paste where you have it in your over the top and around the current home, is durable and long aggregate, you will not create a strong base. This will cause the new concrete lasting. However, when it does come time to replace to break or flake off easily. your concrete, there are a New concrete should be at few steps to keep in mind. least 1.5 inches over the First, know that you can absolutely existing concrete. Ideally, pour new concrete over existing new concrete should be concrete but you need to know if the at least two inches on top existing concrete is structurally sound. of the existing concrete There are two main things to look for: settling and heaving. for the strongest, more If a slab has yet to settle fully or it durable hold and the continually heaves, it is probably not longest lasting wear. a good idea to pour new concrete over the existing concrete. How your current concrete looks and responds to the conditions around it will directly determine how the new concrete will look. If you are able to pour over existing concrete - great! Before you pour, it is a good idea to wash the existing concrete thoroughly. Using a pressure washer is ideal for this as it can easily remove all the dirt and mold that may have built up on the surface over the years. Then let the concrete fully dry before adding a bonding agent to help glue the two concrete slabs together. A great way to take your pour to the next level is to stamp the newly-poured concrete for a custom, designer look. When pouring new concrete over existing concrete, you may think you only need a thin layer of new concrete to cover up all the imperfections of the old concrete. Not true! You want to ensure that your new concrete properly

It is a good idea to seal the new layer of concrete once it has fully set. This will help to reduce cracks forming. If a crack does form, repair it quickly. Unfortunately, not all concrete can be poured over with new concrete. Concrete slabs that are spiderwebbed with cracks, sunken in some areas and heaved in others are a sure sign that the slab needs to be replaced.

The base under the concrete should be solid and firm. Tree roots and uneven soil - even in the slightest way - can cause massive damage to the concrete. Other areas where it is better to replace rather than pour over existing concrete are staircases or anywhere there is a doorway. Staircases require precise rises and slopes to ensure safety. Pouring new concrete over them would change both dramatically and make for bulky and unsafe stairs. Adding an inch and half to two inches of new concrete to a doorway would make it difficult to open or close existing doors and make the transition from one floor to the other potentially dangerous.

The bottom line is yes, you can absolutely pour new concrete over existing concrete. But don’t rush into it.

Concrete is designed to last. If you take the time and proper steps before pouring, it will wear well and look beautiful for many years to come. Blueberry Buttermilk Pancake Casserole WWW.CELEBRATINGSWEETS.COM

INGREDIENTS

DIRECTIONS

TOPPING: ½ cup flour 3 tablespoons light brown sugar 2 tablespoons sugar ½ teaspoon cinnamon ¼ teaspoon salt 4 tablespoons chilled butter cut into cubes (unsalted preferred)

Preheat oven to 350°. Thoroughly grease a 9x13 baking dish and set aside.

CASSEROLE: 2½ cups all-purpose flour 2 tablespoons sugar ½ teaspoon salt 1 teaspoon baking powder 1 teaspoon baking soda 2 eggs 2 cups buttermilk ½ cup milk (any fat content is fine) 4 tablespoons butter, melted (unsalted preferred) Finely grated zest of one lemon 1½ teaspoons pure vanilla extract 1⅔ cups blueberries 84

Prepare topping by combining flour, sugars, cinnamon, and salt in a medium bowl. Add butter and use your fingers or a pastry blender to work it into the dry ingredients until it resembles wet sand. The butter pieces should be pea-sized or smaller. Cover and refrigerate while you prepare the batter. In a large bowl, combine flour, sugar, salt, baking powder, and baking soda. In a separate bowl, combine eggs, buttermilk, milk, melted butter, lemon zest, and vanilla extract. Whisk wet ingredients until well combined. Add wet ingredients to the dry ingredients and use a rubber spatula to stir until combined. The batter will be lumpy; do not overmix. Pour the batter into the greased baking dish. Sprinkle the blueberries over the top. Remove the crumb topping from the fridge and use your fingers to press pieces together and crumble over the top of the casserole. Bake for about 45 minutes until light golden brown and the edges begin to pull away from the sides of the baking dish. Serve warm with maple syrup.
