the line find a home along
the Elizabeth Line is now fully up and running and it’s already spreading prosperity in London
Finally, the Elizabeth Line’s complete complement of services went into operation last month, making good on Crossrail’s longawaited promise of connectivity from Abbey Wood and Shenfield in the east to Reading in the west.
While the line’s effects are doubtless being felt beyond London’s city limits, it is within the capital that the most profound change is being felt. Transportation links are the arteries of prosperity and, with the Elizabeth Line already the UK’s busiest railway, there was clearly no shortage of demand for its creation.
Perhaps its biggest impact will be on the property market – connecting areas of London that were previously considered suburban and far flung with the most prosperous, central areas of the city in a few minutes. Who now wouldn’t want to live near a Liz Line station?

the expert view
Boardwalk Place is positioned to the east of the Canary Wharf estate near Blackwall Basin and is one of the closest residential developments to the Elizabeth Line station.
Since services began running, we have seen an influx of buyers from all over the capital, snapping up property in nearby developments, which is on average 30% cheaper than the City and north or west London.
We expect this trend to continue as more people begin to discover just how convenient it is to travel across London from Canary Wharf. Due to the increased demand, we are seeing property values improve in developments close to Elizabeth Line stations in this part of London and we are also seeing premiums being paid by tenants.
It used to take more than 30 minutes to commute from Canary Wharf to the West End – that journey now takes 15 minutes on an air-conditioned train.

destination station Woolwich
While all stops along the Elizabeth Line have benefitted from its arrival it is arguably areas like Woolwich and Abbey Wood on the railway’s central and eastern section where the impact has been greatest.
The service has dramatically cut journey times to whole swathes of London for those living in developments such as Berkeley Homes’ Royal Arsenal Riverside – putting it about 10 minutes from Canary Wharf and providing it with direct connections to places like Oxford Street, Tottenham Court Road and Heathrow.
The developer’s mammoth project has seen a vast area transformed from munitions and gun production into a place for people to live and create a community. While this process was well under way before the Crossrail project came to fruition, its arrival is itself transformational for those who have invested there and prospective buyers – riverside living within minutes of central London with a major cultural destination on the doorstep – find out more on Page 18 Go to berkleygroup.co.uk

how Aspen At Consort Place offers connected homes on the Wharf’s doorstep
by Jon MasseyLiving on the Isle Of Dogs has been transformed by the arrival of the Elizabeth Line in ways that will continue to unfold over the coming years. While the area has been well connected since the arrival of the Jubilee line in 2000, the new railway removes so many psychological barriers to visiting parts of London which were accessible only via the city’s standard 45-minute Tube ride.
The new station puts places such as Liverpool Street, Farringdon, Tottenham Court Road, Oxford Street and Soho within less than 15 minutes.
That, of course, is just going west. The emerging might of Royal Docks is only three direct minutes away, with Woolwich and Abbey Wood similarly relocated in the mind.
That means, for residents of E14, a day spent at cultural powerhouse Woolwich Works might easily be topped off by a night in the West End or dinner in the City. And that’s before we even get to the less well-publicised benefits of the line such as its exits for the Barbican at Farringdon or direct connection to north-bound rail services at Moorgate. It’s likely Londoners will continue to discover unexpected routes and delights as the months roll by.
Now that the trains are running to their final timetable, it makes more sense than ever for buyers to look at properties near the Liz Line’s stations.
Take Aspen At Consort Place, for example. Located on Marsh Wall on the Isle Of Dogs, it’s less than a 10-minute walk to Canary Wharf’s

Liz Line station, meaning residents there can be in Soho in about the same amount of time as it takes to walk to the bottom of the Island.
When complete, the Far East Consortium development’s main tower will stand 217metres tall, housing 495 apartments ranging in size from studios to three-beds.
Prices at the 65-storey tower start at £555,000 with residents able to access on-site facilities such as a 63rd-floor Sky Lounge, private dining rooms, a business lounge, a screening room and a winter garden. There will also be a wellness suite featuring a steam room, sauna, pool and gym as well as a first floor family club with outdoor play area and games room.
The project also includes a 231-room, four-star Dorsett Hotel with a roof top bar on its 22nd floor and will see the on-site North Pole pub fully refurbished and brought back into use as a watering hole.
“The whole idea is that Consort Place is a new destination people come to – it encompasses many things with a hotel, affordable housing and the residential tower,” said Angela Walsh, FEC’s director of sales and marketing. Prospective buyers can view show properties for the development at FEC’s nearby marketing suite – also on Marsh Wall.

how Dock28 by Fairview New Homes offers buyers the chance to see into the future
finding an escape on the water
by Jon MasseyAround each Elizabeth Line station, ripples of development spread. Take Woolwich, for example. A great deal of regeneration had already taken place on land directly around the Liz Line’s local stop.
But increasingly developers are looking to the future – keen to tempt buyers to calmer areas that nevertheless also benefit from the railway’s rapid connections.
While prices and full details have yet to be released, those looking to get in on the ground at a new-build scheme should consider the forthcoming launch of Fairview New Homes’ Dock28 off Pier Way in SE28.
This development promises podium gardens, public green spaces and a residents’ roof terrace, all located within a three-minute walk of the Thames.
There’s water even closer too, with the scheme stretched out along Broadwater Dock – a lengthy strip of blue space plunging south towards Plumstead from the river. Residents will also easily be able to access Gallions Park and Lake St Nicholas – both located about a nine-minute walk from the scheme.
For commuters, Woowich Elizabeth Line station is a little under 15 minutes’ walk for eight-minute onward journeys into Canary Wharf.
While Dock28 is yet to officially launch, prospective buyers can now register their interest in the development online or by calling 020 3432 8149. Go to fairview.co.uk for more

how Royal Arsenal Riverside has been pulled closer to the City by the Liz Line
by Jon MasseyAfter moving to London in November 2021, I started renting a room in a three-bedroom apartment in Marylebone for £1,600 – a 15-minute walk to my office in Fitzrovia,” said Piyush Poddar
“Then I realised that a large proportion of my salary was going on rent for the Zone 1 property – money I could have been putting towards a mortgage.
“Connectivity was most important to me but I also wanted a new-build home with sustainability credentials.”
Following extensive research, the management consultant decided to focus on properties built by Berkeley, going on to purchase a home at its Royal Arsenal Riverside scheme in Woolwich.
“Door to door, my journey to work is now 35 minutes via the Elizabeth Line,” he said. “For an extra 20 minutes travel, I am now on the housing ladder and my mortgage and service charge cost me £1,400 a month.
“Not only am I £200 a month better off, but I have the security of knowing what my property expenses are going to be for the next five years – avoiding the potential increases in rent others are facing.”
Piyush’s story is perhaps emblematic of the boost in connectivity that the Liz Line has brought to areas like Woolwich – an attraction that is now being discovered by a wide range of Londoners.
“My work often requires me to travel across London and sometimes abroad. Now, I have access to different forms

of transport on my doorstep as well as a direct train to Heathrow,” he said. “When friends come to visit, they comment on how quick and easy it is.
“As a self-confessed history nerd, I love telling people about the history of the buildings. The character of Royal Arsenal Riverside is unlike any other development. It is amazing to think that my building was built in 1802 for the construction of gun carriages.
“Inside, I have been incredibly impressed with the build quality and the standards – even in the winter when I have been away, I have come back and the apartment does not feel cold.”
Berkeley sales and marketing director Lyndon Nunn said: “While Royal Arsenal Riverside is already a fantastic place with lots of facilities, amenities and a buzzing community, it is also one of the best connected developments in London.
“Due to this, many customers have decided to buy and become home owners rather than rent, which in some cases has also reduced their monthly outgoings.”
Prices for a one-bedroom home in the Seafarers Wharf phase of Royal Arsenal Riverside start at £447,500. Selected properties can be reserved with a 5% deposit plus a 5% contribution from Berkeley plus a 90% mortgage with Metro Bank. Full details are available online.
