The 5 Biggest Mistakes Made By Landlords 1. Not investing in kitchens and bathrooms - It costs relatively little to tile a bathroom and provide clean and new worktops in kitchens. Kitchens and bathrooms are a major “turnoff ” on viewings. 2. Installing light cream coloured carpets - They look modern, but stain quickly – Darker shades are much more serviceable. 3. Not reviewing rent regularly, particularly when the same tenant stays in the property. Allowing rent levels to fall behind market rate can significantly impact your property. 4. Not Carrying out credit checks on tenants- The most credit worthy looking tenant may have CCJs and a record of exploiting unwary landlords. 5. Not putting up a “to let” board- As a result no-one passing and no one locally knows it’s available to let.
If you have any questions about letting your property, or would like free, no obligation advice please call us on 01424 751805. -4-

My New Natural Stone Bathroom with the help of two local craftsmen...
W
hen it came time to update my bathroom I chose the people I know and trust to create my vision.
Padstone are situated at Suite 5, Old Barn Offices, East Guldeford, Nr Rye and have a superb showroom displaying a wide range of natural stone tiles in their natural environment. Padstone offers a personal tailored service to each customer ensuring you get the best natural stone product to suit your individual lifestyle. Whatever your property - off-plan, new build or renovation you will find a suitable natural stone material - there are 10 different English Limestones alone, all of which are suitable for your kitchen bathroom, hall or any floor surface.
“I recently decided to renovate a bathroom which still had a distinctly 70’s feel. I decided to increase the size of the bathroom by removing the corner bath and incorporating a walk-in shower area. A natural stone surface offers good grip, an easy clean surface and will never go out of style, unlike ceramic tiles which may fade in time. My new bathroom will look as good in ten years as it does today. I chose Padstone to design, supply and fit my natural stone because he has many years experience right from the design stage through to the finished project. There were many different facets of the installation where they were able to offer excellent design advice making the day to day up keep of the bathroom much more easy and
efficient. The result was a boutique style bathroom making full potential of the space available and adding value to the property. I have known Ellwoods Plumbing and Heating since the company started in 2009 and they have always been very proficient with all the jobs I have given them. Owner Will is dedicated to bringing you quality plumbing and an excellent customer service at a reasonable rate. Whether your business or home is in need of plumbing services, Ellwoods has the right experience for the job, highly skilled and professional, focused on providing excellent service. Ellwoods is highly knowledgable in both water, gas and oil service and installation and he will handle any home, business or office plumbing repair or plumbing

... Padstone Natural Stone Tiles and Ellwoods Plumbing fixture you may need. Ellwoods is happy to provide free estimates. The age-old advice of only hiring someone who’s been recommended is perhaps still the best advice and I would happily recommend both Padstone and Ellwoods. I am confident to go out during the day and leave my home in their hands knowing I can trust them to let themselves in, treat my house with every respect and leave it secure, clean and tidy. The finished bathroom looks and feels substantially larger because of the clever design elements incorporated by Padstone and the compact and efficient service installation from Ellwoods.

he Goodwood Revival really is a magical step back in time, a unique chance to revel in the glamour and allure of motor racing in the romantic time capsule of the world’s most authentic motor circuit. The Revival is the world’s most popular historic motor race meeting and the only event of its kind to be staged entirely in the nostalgic time capsule of the 1940s, 50s and 60s. It is the biggest and best historic motor racing party of the year. The Revival offers visitors the opportunity to leave the ‘modern world’ behind and join motor sport luminaries in an unabashed celebration of flatout, wheel-to-wheel racing around a classic racetrack, untouched by the modern world.

Rye Arts Festival 11th-27th September 2015
Classical and contemporary music, literary talks, historical walks, film, theatre, art exhibitions, artist in residence and children’s events are all on the menu at the 44th annual Rye Arts Festival, which this year runs from 11th to 27th September. Classical Music highlights include the welcome return of Euphonia Company with a fully-staged production of Mozart’s deservedly popular Don Giovanni on 12th and also 26th September. All the singers, and the
following Saturday are an Irish band par excellence. The Mountain Firework Company provide a winning folk/alternative country formula on 17th Sept. And if you remember the Bonzo Dog Doo Dah Band the performance of the much missed, bonkers’ Viv Stanshall’s Sir Henry at Rawlinson End on 24th September will be unmissable. And there is much, much more on offer during the fortnight! The varied literary programme includes Guy Fraser-Sampson talking about EF Benson, Lamb House and Rye - a subject he knows well as he has written three sequels to the series! Sir Robert Worcester will be discussing the relevance today of Magna Carta on its 800th anniversary. Professor Dave Goulson is an entomologist who gets a buzz out of bees – and will share his enthusiasm for them! Theatre is represented by Martin Wimbush’s one-man play about Wellington, which has been revived to coincide with the bicentenary of this 1815 Battle of Waterloo. On the closing Sunday there will be a mixed performance of acting and music bringing to life work by the playwright John Fletcher, who was born in Rye and collaborated with Shakespeare. And youngsters from the Rye Dance Centre will again perform at Rye College. This year we have seen the opening of The Kino in Rye and therefore cinema has been added to the programme for 2015. We will have local film director and artist Dave McKean narrating his The Gospel of Us, which is based on Christ’s passion but is set in Port Talbot. Derek Jarman’s producer James Mackay will show some of the director’s films shot in Super 8. And Charlie Cobb will introduce a special showing of Mr Turner – as he painted the paintings used in the film! Charlie is the Artist in Residence and will be in and around Rye during the whole Festival recording events and providing master classes as well as working from a pop-up studio. The ever-popular Winchelsea Cellar Tours and tour of the Romney Marsh churches are back, together with the returning Rye in World War II walk, plus Jo Kirkham’s guided Tudor and Medieval Rye walks. So if music, theatre, literature, cinema or informing and inspiring speakers float your boat, check out the 60-plus events between 11th and 28th September in Rye and make sure you don’t miss one of the best Arts Festivals in the UK! More information is available by telephoning the Box Office on 01797 224442 or checking out www.ryeartsfestival.co.uk. The Box Office will be open for personal bookings at Phillips & Stubbs in Cinque Ports St, Rye, from 9.30am to 1.00pm Monday to Saturday from 3rd August – otherwise you can book tickets online from the website.
musicians in the full orchestra, are professionals so this is a must-see event. Sandwiched between the opera performances are many fabulous concerts, including the amazing vocal talents of Stile Antico on Tuesday 22nd, the guitar playing of young maestro Manus Noble 0n 14th Sept and the English Cornett and Sackbut Ensemble on Sunday 20th . TAnd on 24th Sept the Belcea Quartet will be joined in their concert by Piatti Quartet, whose international career has gone from strength to strength following their stint as Quartet in Residence at last year’s Rye Festival. This year’s innovation is a mini Festival within the Festival celebrating the piano! Canadian pianist Angela Hewitt plays major concert halls around the world and will be in Rye on 15th Sept. Donohoe and Roscoe will be duetting on two pianos on 17th Sept and Alexander Panfilov who won the prestigious 2015 Hastings Piano Competition will play St Mary’s Rye on 16th Sept. Contemporary music comes in a variety of genres. And the quality this year really is superb. We are thrilled to have The Rails, the award -winning folk duo on the opening Saturday 12th. Magic and Music! Bowler Crab’s latest production, The Tempest is now playing at Half House Farm, Three Oaks (see below). Visually stunning and beautifully executed, director Stephen J John seems to have an aptitude for showing the amazing talents of his whole cast for some truly entertaining set pieces. A truly excellent and enjoyable production, one of the highlights is the music, performed live by Danny Holland. It also provided an excellent accompaniment for Imogen Amey-Haworth’s angelic voice, making Ariel’s songs one of production’s memorable moments. A special mention must also go to Kevin Nuttall’s Caliban, who sports a truly excellent make-up and costume design portraying a creature who literally looks like half fish, half monster. With creative design and an enthusiastic cast, this inventive and ambitious production of The Tempest, directed by Stephen J John, captures and translates not only the magic featured in the play, but the magic of the play itself.

NEW SEASON APPROACHES FOR ENGLAND’S ONLY CURLING RINK
H
ave YOU tried curling yet? England’s one and only ice rink, dedicated to this unique Olympic sport, is due to open for its 13th season at Fenton’s Rink, just 3 miles from the centre of Tunbridge Wells on 3rd October. The rink has become a very popular destination for a day or evening out with a difference – with everyone able to join in the fun of trying something completely different. Most of our visitors are beginners, so we make sure there are experienced coaches on hand to guide you through this simple game – easy to play, but difficult to master!! Whilst the game is played on ice, it does NOT involve skates! We provide non-slip shoes that enable beginners to gain confidence on the ice while learning to play. It’s not all about beginners at Fenton’s Rink, though. Over the years, we have seen the development of really talented players – and we were delighted last season when our young Junior Ladies team, all from around Tunbridge Wells, won the European Challenge and played in the World Championships – a first for England! Many local schools take part in our annual English Schools Championships – so we are developing the game, not just for fun but as a serious sport too! So whether you want to come along for a game with some friends, book for a special occasion, like birthdays, anniversaries, stag or hen parties – or want to know more about taking up the sport, just contact us – we have something for everyone.
Claudette Leet Here at my Exhibition Space you will find a vision and creative thinking that makes you want to look and ask questions – and then look some more. Rhythms, tensions and polarities emerge reflecting emotions mostly in an abstract way, and sometimes even non-figuratively - but always completely spontaneously, intuitively and in an investigative manner, abstracted from my residual memory and imagination. It’s not Art for the faint-hearted but for the imagination of thinkers - the individualistic mind that is prepared to let go of institutional brainwashing and perimeter logic - it allows you to find yourself and be who you are.

Julian Clary Comedian, entertainer and National Trinket, Julian Clary has just published his debut children’s novel, titled The Bolds. For children aged 8 and above, The Bolds is about a hilarious family of hyenas who impersonate humans, using elaborate disguises to hide their secret lives from their neighbours, while living in a very ordinary suburban house in Teddington. Packed with jokes, eccentric characters, cunning plots and flamboyant outfits, this series is set to capture the imaginations of readers young and old. Bringing to life the vibrant world of The Bolds, will be award-winning illustrator David Roberts.
R
emaining one of the country’s best loved entertainers, Julian’s popularity has endured across a three decade career in show business. With a variety of credits to his name Julian is not only a comedian but presenter, author and established pantomime star. His colourful career has seen him win Celebrity Big Brother in 2012, become a Sunday Times best-selling novelist, complete countless smash-hit tours and more recently lent his sharp tongue to the judging panel on Your Face Sounds Familiar (ITV), shared his fascinating personal story on Piers Morgan’s Life Stories (ITV) and will be fronting Nature Nuts, a brand new natural history series for ITV, due to air in 2015.
What’s On Magazine met up with Julian in Richmond to find out more about his debut children’s book… What influenced and inspired you to write the book? I suppose I was influenced by the fact that, as a child I used to be a member of The Junior World Wildlife Trust, so I used to get all these magazines about Africa, so I knew all about those animals. ‘The Bolds’ has been a source of great joy for me. It’s hard to be taken seriously as a writer when you’re a comedian so it made sense to write a funny book. The reason I chose to write about animals living as human beings is that I have always had this theory that animals are just as intelligent as humans so to have them living in a Surbiton

precocious: I devoured D.H. Lawrence at the age of eleven, and soon moved on to Thomas Hardy, George Elliot and Muriel Spark…not really children’s books. What was your favourite children’s book? Swallows and Amazons by Arthur Ransome. What is the premise of your debut children’s novel ‘The Bolds’? It is about a family of hyenas living disguised as people in suburban Teddington. As long as they kept their tails hidden people weren’t too suspicious. There was a lot they had to learn and they realised quite quickly that food came from supermarkets. They realised they were going to have to get some jobs so... What do unemployed hyenas do? Mr Bold gets a job writing the jokes in Christmas crackers and Mrs Bold gets a job making hats which proves very popular with Teddington ladies. They still had their hyena urges, one of which was wiping their bottoms on branches and of course they had to keep their tales hidden away. Which age range of children will most enjoy ‘The Bolds’? Is it for girls and boys alike? It is aimed at children between the ages of 7 and 12. I like to think of it as a unisex story.
setting seemed sensible. I set the story in Teddington where I grew up but firstly I had to explain how hyenas had come to live there. You’ll have to read the book but it involves them assuming the identity of tourists who have lost their passports. As a child, we used to have a family live in our road who were very hairy, so I used to make up stories about them and because I wanted to have lots of jokes in my book I wanted to choose an animal who was always laughing so hyenas seemed to be the perfect choice. I loved writing this first childrens book and have just finished a sequel. How long did it take you to write ‘The Bolds’? The idea came to me fully formed but I find that when you are writing a book you
JulianClary Pages.indd 4
have to spend a long time thinking about it before you start writing. Of course no one believes you are working when you say that you are just thinking about it. Once I started writing, it took me a few months and it took my illustrator about 7 weeks working with the publisher and I to get everything perfect. It is interesting working with children’s publishers. I have written adult novels before so found that the world of childrens literature is rather charming. You go into their offices and because they had been looking at things from a childs perspective for so long they all speak like children. What did you enjoy about reading when you were a child? For reasons I won’t go into now I didn’t have any friends as a child, so reading was my great escape from reality. I was
Why did you choose to set the novel in Teddington? I grew up in Teddington – it is a pleasant, cheerful place, eminently middle class. I was born in Surbiton and then we moved to Teddington at about the age of 7. My father was a policeman and my mother was a probation officer and we lived there until I went to University. Why did you decide to write about a family of animals as opposed to a human family? Children like and understand animals. My own childhood imagination was filled with the idea that animals are just as clever as human beings, just misunderstood. This seems an idea worth pursuing. Did you always intend to write about a family of hyenas or did you consider a different animal? I like hyenas because they laugh so much – I loved the idea of laughter being their primary concern. Much like myself. There are lots of other animals in the book too, though.
23/08/2015 18:15:05
You’re a big animal lover. What pets do you have and how did they inspire the way you characterised Mr and Mrs Bold? I have dogs and chickens and as I child I had Guinea Pigs. I did have ducks, too, but Mr Fox paid a visit. I won’t upset the reader with the grizzly details. It is quite clear to me that animals can communicate, experience emotions and express themselves with an intelligence that is different from but equal to ours. Human beings assume superiority and The Bolds aim is to restore the balance. The fact that animals are as smart as us is the big secret. Children will understand this because they haven’t yet been conditioned. When did you begin working with ‘The Bolds’ illustrator David Roberts? What do you think he brings to the novel? David is famous and much sought after in the world of children’s illustration. He was my first choice for the Bolds and I was thrilled when he agreed to do the book. He understands my humour and his drawings have added a whole new dimension to the text. David had to make the images of the hyenas child friendly and one of the ways
he did this was to give them human teeth. What has David worked on before? Too many to mention. He’s prolific! He has illustrated works by some fantastic authors such as Philip Ardagh, Daren King, Julia Donaldson, Jacqueline Wilson, Tom Baker and Chris Priestley. He is also the creator of the ‘Dirty Bertie’ character about a little boy with bad habits such as picking his nose and trumping loudly! What have you most enjoyed about becoming a children’s writer? Becoming re-united with my inner child. We all have one, of course, but sometimes they get left behind. As a comedian my inner child is perhaps better preserved than some, but it was very easy and indeed enjoyable, to slip back into being my younger, imaginative self, and the story of The Bolds tumbled out of me with hardly any effort or prodding. As a children’s author, do you feel that the magic that children experience by reading stories will ever be replaced by iPads and the rise of technology? You can’t beat holding an actual, physical
book in your mitts. The advantage books have over technology is obvious: texture, smell, being able to flick pages backwards and forwards – enjoying the look of them on a shelf, being able to return to them and re-live the experience once again. iPads cannot compete with this. Long live books! Would you like to write more children’s novels? If so, would these be part of a series of ‘The Bolds’ or would you like to create other characters? Yes indeed. I have already written the second Bolds book called ‘Bolds To The Rescue’ which comes out next February and I am going to write a third book. In fact I had a dream the other night that there were 20 Bolds books on my shelf. I do hope it comes true.
Thank You Julian Julian Clary’s The Bolds paperback is published by Andersen Press and is suitable for children 8+. RRP £6.99.

“Consumers may be unaware of the risks of hiring an uninsured tree surgeon. These include YOU having to take responsibility for any damages to your property, possibly your neighbours’and any injuries to the tree surgeons themselves! If a tree must be removed, safety and training is needed to prevent additional damage (to both the tree and your property) from its removal. S
tress isn’t always bad. Stress within your comfort zone can help you perform under pressure and motivate you to do your best, but when stress becomes overwhelming, it can damage your health, your mood, your productivity, your relationships, and your quality of life. Your body hears everything your mind says. As holistic beings, our minds and bodies are intimately connected. Our bodies react to day to day stresses in different ways, sometimes creating physical symptoms and often emotional and mental issues. Maybe you have an injury or health problem that won’t heal, are feeling tired and fatigued or feeling mentally and emotionally run down? This is in fact the best time to receive healing, think of it in the same way that would service your car regularly, making sure that it is well maintained so you avoid more serious mechanical faults arising! You have been created as one of a kind, there has never been anytone like you and ther will never be again. Your spirit, thoughts and feelings, your ability to reason and act all exist in one else. You are unique. Your life and what you do with it matters forever.

55+ Equity Release Home improvements, holidays and repaying an existing mortgage are currently the top three reasons homeowners are taking advantage of equity release from their properties. “This is now mainstream lending by big lenders and The Financial Conduct Authority have regulated the industry since 2004. Consumers are now well protected. Anyone who keeps the very easy terms and conditions will not lose their property. “You can avoid roll-up by paying interest each year with the right product. Packages that suit one person or couple may not be at all appropriate for others. It is essential you choose the right scheme for your situation and seek expert specialist advice. And it is important to discuss any options you are considering with family members who may be affected. Ms Bull, who has worked in the mortgage industry for more than 25 years, is a qualified independent equity release adviser in her own right.

Wildlife Birds of a Feather A ugust was a great month for spotting garden youngsters. Over the last few weeks many young birds were popping into my garden with mum and dad to see what was on offer on my feeders, the suet was gobbled up mainly by the huge flock of Starlings, the Great Spotted Woodpecker and Nuthatch were tucking into the peanuts while almost everything else including these juvenile Finches were consuming shed loads of the very popular sunflower hearts... Once again my bird bath provided me with hours of entertainment.
Many of my garden birds can be seen here...
