The 5 Biggest Mistakes Made By Landlords 1. Not investing in kitchens and bathrooms - It costs relatively little to tile a bathroom and provide clean and new worktops in kitchens. Kitchens and bathrooms are a major “turnoff” on viewings. 2. Installing light cream coloured carpets - They look modern, but stain quickly – Darker shades are much more serviceable. 3. Not reviewing rent regularly, particularly when the same tenant stays in the property. Allowing rent levels to fall behind market rate can significantly impact your property. 4. Not Carrying out credit checks on tenants- The most credit worthy looking tenant may have CCJs and a record of exploiting unwary landlords. 5. Not putting up a “to let” board- As a result no-one passing and no one locally knows it’s available to let.
If you have any questions about letting your property, or would like free, no obligation advice please call us on 01424 751805. - 15 -

ings Road has always been an exciting place for shopping but more recently the area seems to be attracting more and more people. True to the area’s flamboyant style, Kings Road embodies the nature of St Leonards and Hastings. “People are shopping more often in Kings Road and spending more money. Performing Arts Workshop
tagecoach Theatre Arts summer workshop this year is the West End musical ‘Starlight Express’. A fun packed five day course for children aged between 8 and 18 years old. The classes led by Stagecoach’s fun, energetic and DBS (formally CRB) checked teachers will work towards a performance on stage on the final evening with lights and costumes.
The workshop is open to anyone with an interest in the performing arts, there is no audition, places are allocated on a first come first served basis and they are filling up fast! Workshop students will experience the process of casting, rehearsal and all that goes into putting on a show condensed in to 5 days. Sound like hard work? It is. But Principal Avril Crawford believes that’s what makes it so rewarding. Children will sing, dance and act for the whole week, learn new skills, make friends and grow in confidence. The high student teacher ratio means that every child is able to reach their potential. There is also a separate workshop for younger children aged 4 to 7. They will be working on basic theatre skills as well as preparing a short musical presentation of the well known children’s fairytale Rapunzel . For more information about Stagecoach contact Principal Avril Crawford on 01424 772255 or visit www.stagecoach.co.uk/hastings

Love’s Labour Wins! Bowler Crab has returned for 2015 with their new production of Love’s Labour’s Lost, a bright and lively production of this light and witty play. Director Stephen J John’s imaginative staging of Love’s Labour’s Lost takes place at Half House Farm, Three Oaks and continues until 4th July. (See dates below). The weeks of preparation have certainly not gone amiss, as the whole cast gives some very strong performances, particularly talented at both the verbal and physical comedy. Nick Cearns delights as the pompous Don Adriano de Armado, a character with all the graceful physicality of a slightly drunken ballerino. Charlie Tantam shines as Berowne, the garrulous skeptic who quips his way into the heart of the formidable Rosaline - played by Ursula Kerswell who brings a blend of subtlety and grace to the role. This is a fine evening of theatre and a real gift to Sussex. It’s colourful, funny, accomplished and highly entertaining so spread out your blanket, set up your lawn chairs and settle in to enjoy one of Shakespeare’s earliest comedies.

Rhythms, tensions and polarities emerge reflecting emotions mostly in an abstract way, and sometimes even non-figuratively - but always completely spontaneously, intuitively and in an investigative manner, abstracted from my residual memory and imagination. It’s not Art for the faint-hearted but for the imagination of thinkers - the individualistic mind that is prepared to let go of institutional brainwashing and perimeter logic - it allows you to find yourself and be who you are.

Pagentry, Racing, Style and Dining Like nowhere else
hree hundred and sixty days since Pique Sous and jockey Ryan Moore won the final race of Royal Ascot 2014, the long wait was finally over – this year’s Royal Meeting was ready, as always, to take the sporting world’s breath away. Months of planning and preparation ended as one of the highlights of the British summer, wrapped up in over 300 years of glorious history and tradition, began at one of the world’s most iconic sporting venues.
Pagentry The Clock strikes two and so begins the Royal Procession. It’s a short but spectacular journey, and one that since 1825 has signaled the start of another unforgettable Royal Meeting.
034_July034.indd 2
Racing Ideal for horses to gallop at full stretch’ was how Queen Anne so succinctly described the heath where Ascot Racecourse now stands. More than three hundred years later, this now famous Berkshire turf has played centre stage to the greatest thoroughbreds on earth.
Style It has been said that fashions fade, but style is eternal. It was Beau Brummell, a close friend of the Prince Regent, who decreed that “men of elegance should wear waisted black coats and white cravats with pantaloons” and this set the tone for the dress code that is still adhered to by men in the Royal Enclosure. Brummell made men all over the world change their views of how one should dress. Stockings
and knee breeches were quite popular at the time, but Brummell’s take on fashion and style replaced them with full-length trousers. For over three hundred years guests have delighted in dressing up for the Royal Meeting. Outfits, months in the planning, and a showcase of the world’s finest millinery, Royal Ascot’s iconic style is as special and unique as it always has been.
Dining Vintage champagne, chilled to ten degrees, never nine. Organic, Scottish lobster, famed for their flavour and delivered to your table at their succulent best. Menus, a year in the planning, executed to perfection by Michelin-starred chefs. The Best of British cuisine paired with the world’s greatest Flat racing, it could only be Royal Ascot.

Sat. 18th July - An Audience with Kipling
Have you ever wondered why we are known as beings of light or why healers call themselves light-workers? This is because at the centre of each cell within our body there is a spark of light. There is also a spark of light within the air particles that we breathe. We all have an energy field which is known as an Aura which is within and around our body and is shaped like an egg. Often when the auric field is wider one side than the other a person will feel tired and out of balance. This aura will be made up of colours representing who you are and showing what is going on within your body. We also have Chakras (energy vortexes) throughout our bodies which resonate to our energy field and if these become low or blocked then eventually this could lead to depression and even lead onto more serious illnesses. For example the chakra at the base of your spine is known as the root chakra and is the colour red, it links to your survival energy, home, money and sexual energy. When this chakra is low in energy then a person will experience problems with their lower back, hips, legs and feet.

‘The Priory Court Restaurant is opening every Friday & Saturday evening’
F
ollowing the success of their popular monthly gourmet nights, from Friday 10th July the 17th Century Priory Court Hotel, has now added Friday and Saturday evenings to their monthly gourmet nights. The dining room of The Priory Court is certainly elegant, a mixture of period architecture with classic contemporary decor. Light cream walls, an antique oak panelled fireplace are beautifully complimented by the modern seating arrangement and table setting. Light, airy and unobtrusively beautiful, it’s a lovely place in which to dine, offering a culinary experience every bit as impressive as the splendour in which it’s set. The hotel was proud to receive the Trip Advisor 2015 Certificate of Excellence Award. You will find a strong focus on local and seasonal produce with the very best ingredients being sourced. With this level of quality you might expect a high priced menu but this isn’t the case with The Priory Court which offers excellent value for money and is one of those rare occasions in a restaurant when quality and value really do come together. With their restaurant and bar opening every Friday and Saturday evening from 10th July and given their great success, early booking is advisable. (SEE FACING RIGHT PAGE)

Wildlife Birds of a Feather W hat a lovely time to be sitting in your garden reaping the rewards from your feeders and nest boxes. Just how much fun is it to sit in comfort with a steamy hot cup of tea or even a nice cool Gin & Tonic and watch the fledglings being tended to by mum & dad. The word “cute” does not cover the
sight of baby Blue Tits flapping their wings to get the attention of the hard working adults who incidentally - look as if they have been dragged through a hedge backwards. We believe Blue Tits may have struggled a little this year but I seem to have two or three families passing through my garden.
