n case you missed it, last weekend's Lambrecht Chevrolet auction was huge, colossal, monumental. Over 10,000 people descended on the tiny town of Pierce, Nebraska, all hoping for a glimpse of the 500+ cars that a small town Chevy dealer had been squirreling away since 1946. By Sunday night, some 3,400 bidders had participated in automotive history, as they paid record prices for the cars from this now-famous collection. So how did the Lambrecht's retirement fund fare? Let's find out... In the collector car world, records are usually set by millionaires at Pebble Beach, not mechanics in a muddy cornfield. Despite its agrarian setting, the Lambrecht Chevrolet auction broke lots of molds along the way to becoming a national sensation. The story

centers around a Chevy dealer in Pierce, who hoarded 500+ cars over 50 years. Ray Lambrecht didn't sell many of his trade-ins; he put them in storage 'for a rainy day'. He did the same with the unsold new inventory too. Tucking brand new Chevys into warehouses and barns around Pierce. Plastic still on the seats, window stickers in place. Now 95 years-young, Mr. Lambrecht finally decided to let it all go. VanDerBrink Auctions was hired to conduct the sale, and the PR began in earnest. Auctioneer Yvette VanDerBrink did interviews with all the major media outlets, blogs posted stories, and newspapers printed tales of Ray's collection. By the morning of the sale, over 10,000 people (some estimates put the total closer to 20k) had converged on the tiny Nebraska farm town. This collection put antique cars within reach of average collectors, and they were happy to pay for a piece of automotive history.

The fall farmland sales season is starting to take flight and as November approaches we'll start to see the volume of farmland auctions increase through the Winter. As an auctioneer that regularly represents clients selling farmland I often get the question "Is now a good time to sell our farm" or "when is the best time to sell our farm" While they may sound the same, they are two different questions. This month I'm going to talk about timing a farmland sale in terms the current market, and the time of year. People often wonder when in their life they should sell farmland and try to time the market to sell at exactly the right time. As auctioneers we call that "chasing the market" and it can be filled with financial peril. Auction sales "set the market" for farmland prices, its where the new highs are always achieved. You do not hear of private treaty sales that Page 18
set records, it doesn't happen. The decision really comes down to many life and financial decision you have to make but the standard answer to the question "when should I sell" is a very simple "when you are ready to sell". If you have made the decision that its time to sell you have completed the step to moving forward and now you can ask yourself the real question "when is the best time to sell" It appears that farmland markets have begun to reverse in some areas and are teetering at the top in other places. If you are a market chaser and were waiting for the top, we were there, already. How fast will it fall? Can you still get your farm marketed, sold and closed before to much of the market value erodes? The fall in value will happen faster than the rise in values did. The truth is waiting 1 month to long could reveres 2 years of value gains.

There probably has never been a better time to sell a farm than right now, its not going to go higher and right now there are reasons to sell. The number 1 reason is that it the agricultural cycle that brings about high farmland prices takes about 25 years to come full circle and it will be a while before we see a boom in farmland prices again. Today we have the potential for better than a 14 billion bushel corn crop and the supply of corn and soybeans is trending up, not down. November 2013
Corn exports are slower than expected, there are record soybean crops in Brazil, record carry overs will affect next years crop prices, interest rates have started upward and the list goes on and on. There are reasons to sell if you do not intend to hold on for the top of the next 25 year cycle. If you are ready to sell and you've now been convinced now is the time to sell farmland you have to ask yourself again "when is

the best time to sell" and now we are trying to narrow down to a certain set of months in the year. You'll find there is always interest in buying farmland from buyers, but a certain time of the year will bring the most interest and that is typically the late fall and Winter months. During that time the majority of buyers have time and are actively seeking farmland, they know better what their cash position is for the year and it naturally fits into the crop year, especially if they can have cropping rights in the following Spring. After reading my thoughts above you might conclude that the opposite of what

I said is a good time to buy farmland and its true. I won't say this time frame is a bad time to sell, but its easy to see why that time frame does not bring top dollar for the sales occurring during that time unless its a highly desirable farm. Many value investors often look for farmland purchases during the Summer time when the crop is green. You are most likely to find a "deal" during this time which can come from many circumstances of sellers that needs to sell suddenly during the crop year, or potentially have inherited the farm during that time but have no experience or desire to personally manage the asset themselves. Often we find

sellers during this time period have very little experience with agriculture and would rather avoid owning the asset for very long. Timing of farmland sales really has more to do with your own personal decision to sell than it does market timing. One day you will decide the time is right and when it is, pick up the phone and call an auctioneer to get the best price in the shortest time period available.
