WHISTLER The Whistler real estate market experienced another active year in 2017. Despite the number of reported sales falling below that achieved during 2016, strong buyer interest continued to drive valuations and reduce the number of opportunities available. We expect these general conditions to continue through 2018. Overall, the total number of transactions reported to the Whistler Listing Service decreased 16.2% compared to 2016; however, this was more than offset by a 26% increase in the average price of a transaction in 2017. The first half of 2017 was particularly strong due to a peak in buyer interest as a result of favorable exchange rates, low interest rates, strong regional economics, and a record number of visitors discovering and exploring Whistler in both summer and winter. As the number of properties offered for sale continued to decline throughout 2017, market activity slowed and the final quarter of the year was the slowest we have seen since 2014. Larger, family oriented properties experienced the highest level of interest. Average single-family home values in Whistler rose by 26% to $2,835,000 and average townhouse values rose by 28% to $1,163,000. The condominium market showed the highest level of activity with over 300 reported transactions (35% of the overall market). Values in this market sector increased by 21% from the end of 2016. Despite the average general market values stated here, the strong levels of activity in condominiums and townhouses (65% of the total market) meant that almost 60% of all real estate transactions in Whistler were priced at under $1 million in 2017. The luxury market (properties valued at over $2 million) continued to grow as a result of increased valuations. A total of 122 properties changed hands in 2017 representing approximately 14% of the total transactions that occured and 40% of the total market value. As a result of this long period of high buyer activity, we now have the lowest number of properties being offered for sale in modern memory, across all segments of the market. This will mean that activity levels will continue to drop despite strong buyer interest and prices will continue to feel upward pressure. It is perhaps unrealistic to expect continued doubledigit rates of appreciation so we would expect that price increases will moderate in 2018. Going forward, supply will be restricted and this will not change quickly through 2018. The Whistler market continues to be a small, uniquely nuanced and highly dynamic marketplace so it is important to stay up-to-date by contacting one of our full time local advisors. Information in this report is based on data available on the Whistler Listing System (January 2018) and is deemed reliable but is not exhaustive. LOOK BACK IN TIME FOUR DECADES OF MILESTONES In 2018, we are celebrating our 40th anniversary. The Whistler Real Estate Company began life with humble beginnings as the first real estate company in Whistler. From there we have grown into a leading real estate company in Whistler and Pemberton. The past four decades have seen many changes in Whistler. Here are 5 Whistler icons that are younger than us:

WE OPENED OUR DOORS - 1978 Founded as MacGregor Pacific Realty, we resided in a trailer in Creekside, the main hub of the resort at the time.

WHISTLER VILLAGE - 1978 On August 21, 1978, the newly incorporated Whistler Village Land Corporation broke ground. Construction fully began in the spring of 1979 and by the summer of 1980 the Village was a major construction site. The Whistler Real Estate Company was one of the first businesses to make the move to the new Whistler Village.

BLACKCOMB MOUNTAIN - 1980 With construction well on the way in the new Village, Blackcomb opened for skiing on December 6. Three new triple chair lifts (the Olympic, Village, and Black chairs) were also added to Whistler Mountain to ensure that guests could have easy access from the new Village hub.

THE PEAK CHAIR - 1986 At this time, Whistler and Blackcomb were owned by separate companies in direct competition. When Blackcomb opened with 7th Heaven, Whistler responded with the addition of the Peak Chair to the summit of the mountain. Although not as high as 7th Heaven on Blackcomb, it opened up a huge amount of terrain and allowed access to Harmony Bowl, making Whistler the largest alpine ski area in North America.

WHISTLER BIKE PARK - 1999 The summer of 1999 saw the official opening of the Whistler Mountain Bike Park. This lift-assisted network of trails quickly became one of the world’s best mountain bike parks and saw a new wave of visitors interested in the area. As the sport grew, so to did the park. More trails also began emerging throughout the Whistler Valley.

PEAK 2 PEAK - 2008 Whistler Blackcomb undertook one of its most ambitious projects yet with the linking of both peaks. The new PEAK 2 PEAK Gondola became a record-breaking lift that allowed skiers and snowboarders faster access to the award-winning terrain on both mountains.

Whistler South contains much of the ski resort’s original history. Whistler Creekside was the site of Whistler’s first ski area when it opened to the public in 1966. Olympic hopes were ignited here and, even though the Olympic dream wasn’t realized until decades later, the historical significance of Creekside is not forgotten. 22 WHISTLERREALESTATE.CA 604.932.5538

MARKET REPORT PEMBERTON Increased awareness, affordability, good value as compared to other housing markets in the corridor, and a relaxed rural lifestyle continue to attract buyers to Pemberton. This high demand for the limited opportunities available resulted in an overall 8.5% increase in average transaction value, and just about all segments of the market experienced significant average price increases through the course of 2017. The strongest levels of interest continued to be in the more affordable properties (condos and townhouses) that appeal to young families and first-time home owners, and that are rarely available in Whistler and Squamish. Average condo values rose by 32% (to $334,911) and average townhouse values rose by 21% (to $478,987) in 2017. In 2017, the average value of a single-family residence rose by 27.5% (to $816,907), with a number of individual transactions exceeding $1,000,000 for the first time. Acreages and homes with acreages continued to be of high interest to high net worth individuals, a new generation of agricultural enthusiasts, and families capitalizing on the real estate markets in Vancouver and Whistler. New developments continued to attract interest and resulted in the new subdivision at Sunstone selling out and the sale of most of the remaining lots at the Benchlands. Given the sales activity for single-family building sites in 2017, we expect 2018 to be very busy for builders in Pemberton. Increased commercial investment was also noticeable with a new rental building getting ready for occupants, another in the approval process, and the Pemberton Industrial Park becoming a beehive of activity and construction. The potential of Pemberton is turning into a reality and we expect to see a number of announcements on new projects at Sunstone and the commencement of construction at Crestline in 2018. Like Whistler, the number of purchase opportunities available to consider for existing properties is at historically low levels and, with continued interest in the area, we expect ongoing support for the market and upward pressure on prices. Interest rate changes and new mortgage financing rules may impact future activity and the outcome of future housing development in Whistler will certainly be something to consider. However, until such issues have become more defined, the future looks bright for the Pemberton real estate market. Because Pemberton is a micro real estate market, traditional market statistical analysis will be less reliable as an evaluation tool. Pemberton remains a small, dynamic, nuanced, nontraditional market that requires the insight of a full-time local expert.
