WHISTLER Interest in the Whistler real estate market remained strong throughout the first half of 2017 as sellers continued to enjoy the benefits of a marketplace with low numbers of properties being offered for sale combined with strong levels of interest from buyers and investors. The historically low number of properties being offered for sale has constrained sales activity below those levels achieved in the first half of 2016; however, sales activity has been very consistent over the last 12 months and we expect another above average year in terms of activity. As a result of the low number of properties being offered for sale and the continued strong interest from buyers, the total reported value of all transactions in Whistler through the first half of 2017 increased by almost 35% as compared to the previous six month period (July to December 2016). In addition, the average value for an individual transaction also increased by over 26% (to $1,144,309) over the course of the first half of 2017 when compared to one year ago when the average value sat at $904,360. Breaking the numbers for the first two quarters of 2017 down further shows increases through all major market segments. The average price of a single family home transaction sits at $2,729,000 due largely to an increased focus on higher priced properties throughout the first half of the year. Condominiums also saw a sharp rise in average value (currently sitting at $611,081), while the average price of a townhome also saw upward movement (to $1,060,419). Meanwhile, the luxury market remained active with 13% of all transactions so far in 2017 being valued above $2,000,000. Moving forward through the remainder of the year and for the foreseeable future, the market conditions we are currently facing (low supply and high demand) will continue to be the factors that drive market activity. General and local economic conditions suggest that we will see continued buyer/investor confidence going forward and changes in interest rates should not negatively impact the Whistler marketplace. It is also unlikely that the new government in Victoria will do anything that would compromise Whistler’s contribution to the tourism brand of BC. Whistler’s natural beauty combined with both a strong tourism program and Vail Resorts’ name recognition will continue to strengthen interest in the area going forward. The real estate market in Whistler is highly dynamic and nuanced and now, more than ever, it is important to work with a full-time local advisor who monitors the constantly changing marketplace and can advise you in the specifics of our very specialized market.

REAL ESTATE FAQ BUYING A SECOND HOME IN WHISTLER If you are thinking of buying a second home or investment property in Whistler, it is important to familiarize yourself with the various options available and, even more importantly, to think about how you plan to use that piece of dream real estate once you have purchased it. If you are looking to enjoy your property for a little getaway each season, you will likely be interested in a different type of property than if you are looking to enjoy your property for longer periods. With this in mind, here is a quick look at some of the property types Whistler has to offer.

RESIDENTIAL PROPERTIES In Whistler, residential properties range from chalets to vacant building lots, to condos, townhomes, and duplexes. These properties are mostly found in the many neighbourhoods that surround Whistler Village and Creekside. These properties are perfect for those who don’t want to rent and/or are looking to come up to Whistler often or for long periods. Rentals in residential properties are typically restricted to yearly or monthly long-term rentals.

RENTAL PROPERTIES There are three types of rental properties in Whistler that can be rented on a weekly or nightly basis. These properties have rental covenants registered on title by the municipality that regulate their usage. Phase I properties tend to be condos and townhomes in the Village, Benchlands, and Creekside areas. This zoning allows owners to enjoy unlimited personal use of their property. This means that owners may live in the properties full-time or rent them out on a long, short, or nightly basis. However, when the owner is not using the property, it must be made available for rentals. Owners who choose to do short-term rentals can either manage their own rentals or utilize a rental management company of their choice. On the other hand, Phase II properties restrict owner use to 56 days per year (28 in the summer and 28 in the winter). When not in use by the owner, the property is rented out on a nightly basis through the on-site rental management company and owners earn a percentage of the revenues from the rental pool. Most of the well-known hotel brands are Phase II properties. An additional form of rental property is shared ownership. For the most part, these are condo-style properties in the Village, Benchlands, and Creekside. Owners of these properties can enjoy personal use of their condo during their allotted week(s) each year. If the owner decides not to use their suite, it is rented out through the on-site rental management company and the owner earns a portion of the revenues from the rental pool for those days.

MARKET REPORT PEMBERTON Much like the other real estate markets throughout the Sea to Sky corridor, Pemberton is dealing with a limited supply of properties available for sale while, at the same time, buyer interest in the area continues to grow. This has led to lower levels of sales activity, a drop in the amount of time it takes a typical property to sell, and a rise in average transaction values. Although some new medium and low density buildings and developments are expected to come to the marketplace in the next 12-18 months, the market will continue to favour sellers and it is expected that prices will continue to move up, tempered only by affordability concerns. Although the number of transactions occurring in the Pemberton market continues to be relatively consistent, total activity has dropped compared to a year ago due to the reduced numbers of properties being offered for sale. Average values, however, have risen in all sub-markets in the area as buyers continue to pursue the more affordable options in both the village and surrounding area. Overall, the first half of 2017 saw approximately $40,000,000 worth of reported transactions and the average value of those transactions increased by 6% to $459,600. Single family transaction values have risen 10.9% since the start of the year and now sit at $669,000. Average condominium values have risen to $327,800 and the average townhouse transaction is now valued at $467,500. Bucking this trend, houses located on acreage parcels have fallen to an average value of $822,800. However, this was largely driven by the types of sales occurring in the first six months of the year and should not be interpreted as a systemic drop in values. It is important to note that individual property values throughout Pemberton may deviate from these numbers significantly as the amount of sales data available at this time of the year is limited due to the ‘micro’ nature of the marketplace and the wide variety of styles and features offered by properties within the marketplace. Inquiries for all types of properties in the area are strong and the demand for larger, rural properties remains largely unsatisfied as those few properties that do come to market sell quickly if properly priced. TOP 10 NON-SKIING ACTIVITIES IN WHISTLER When most people think of Whistler they think of skiing or snowboarding. As one of the world’s best ski resorts, that is fairly understandable. With the huge amount of terrain and consistent snowfall, Whistler truly is one of the best places for skiing and snowboarding. But, that doesn’t mean that you have to hit the slopes to have fun in Whistler in the winter. Here are some of our favourite non-skiing winter activities:

1. MOUNTAIN SIGHTSEEING You don’t have to ski or snowboard to get up the mountain. Heading up the gondola for some sightseeing is one of the best ways to see Whistler, especially if you hop on the Peak 2 Peak Gondola. As you travel between Whistler and Blackcomb across the longest unsupported cable-car span in the world, you will get one of the most incredible aerial views of the area.

2. EXPLORE THE VILLAGE Whistler Village itself is a hub of activity with lots to explore. Why not spend a day exploring, shopping, and wandering along the pedestrian-only stroll? As you explore you will find a huge range of shops. From sports equipment to art galleries and museums, to souvenir stores and street entertainment Whistler has it all.

3. EAT OUT One of the draws of the Village is the incredible restaurants and cafés. Whatever your mood, whether you want to experience fine-dining or casual eats, Whistler really is a paradise for foodies with something for all tastes.

4. GO STRAIGHT TO APRÉS Just as famous as the skiing, Whistler’s après scene is a site to behold. With tons of bars, pubs, and patios to choose from, you can’t go wrong with après in Whistler.

5. TAKE A WALK OR GO SNOWSHOEING Whistler’s Valley Trail network is a great way to explore the valley in the winter. If you want to hike up to higher elevations you can always strap on some snowshoes and explore the mountains and designated snowshoe trails on foot. Never snowshoed before?
